Since purchasing Elders Real Estate Port Macquarie in 2017, David saw a unique opportunity in a market place that was open for change. In that time he has expanded to a total of 11 offices that strategically enable full market coverage, blanketing the Mid North Coast and Northern Rivers areas. As of the 1st November 2019 Elders Lifestyle Group was founded. “When I was younger, I was in a rush to get properties and focused on the number. This approach rushed the buying process and the lessons cost me dearly. Over the years I have developed patience. I now wait for the right opportunity to come and always do a thorough assessment before buying”. Most of the wealth in Australia has strong property assets. If you look at the Financial Review list of rich Australians, you will find they all have a comprehensive property portfolio. After working with a lot of clients over the years, I think the key secret of the wealthy is their patience. They don’t rush in like many others. Patience is very important to wealth ownership. Patience in property is about time frames. Time to follow the process, conduct a good buying assessment, properly frame returns, and select the right opportunity. You will not get wealthy in a short amount of time. Property is long-term and wealth will build over time. Follow the process and do it consistently over five, 10, 15, and 20 years and you will benefit. The wealthy have a long-term plan with clear goals. They also stick to their area of expertise. When I talk to my wealthy clients about new opportunities they generally do not jump in if it is out of their expertise. If they’re commercial developers and you talk residential, they don’t feel good. Conversely, if they know residential well, they might look at commercial opportunities from afar until they learn and feel comfortable with this sector. They stay in their lane, do it very well and repeat it. They understand property offers a vehicle to build value and develop equity. They have taught me to assess all the property in my portfolio on a value comparison. All new opportunities are compared in terms of returns and value. If a property is not contributing value I swap or move my value into another property option that will. The wealthy patiently monitor and understand the property market has swings and cycles. They stay in their lane and work with what they know. This expertise helps them manage market cycles better. The last two developments I bought with my partner were a good example of patience and staying in our lane. We purchased when the market had started to cool. We followed our proven methods to add value. This was our risk-averse strategy. We got our development applications and forecast the sale 6

X DAVID GR AY costs of Stamp Duty and other factors would be less than the value we could build. We watched the market and just as we saw the market turn down, we got out. Be patient and invest in one property at a time. Once you have bought your first property for investment and I would never tell you to buy another 10 of them straight away. Let’s say you buy one at $450,000 and already know how to add value. You can renovate and increase the value to $500-$550,000. You are creating equity and that incremental $50,000 -$100,000 is a good time to buy again. Your second property purchase might be after a 2-3year period and a higher cost as the market has moved up. Stay in your lane and spend $500,000. Now you have 2 properties. The first one you bought for $450,000 is now worth $600,000. You have built a $150,000 equity gain.

How to Make a Citrus Rose Sangria TABLE FOR TWO | JULIE CHIOU Say goodbye to winter and embrace spring/summer with a glass of this seriously refreshing citrus rose sangria! Make a pitcher of this light and sweet sangria today.
INGREDIENTS
METHOD
1 bottle rose wine
1. In a pitcher combine the wine, sugar, gin and sliced fruits. Refrigerate for 2 hours so the fruits can release their natural oils in the sangria.
½ cup granulated sugar ¾ cup gin 1 lime, sliced 2 lemons, sliced 1 orange, sliced 2 ½ cups seltzer soda water Ice cubes Sugar for rimming the glass

2. When you are ready to serve it add the ice and soda. 3. Rub a slice of orange in the border of a glass and dip in sugar until all the borders evenly coated. Pour the sangria into the glasses and serve. You can use any flavored seltzer or soda you like. It’s delicious with san pellegrino grapefruit sparkling water too!

Easy Apple Coffee Cake GF Vegan MINIMALIST BAKER APPLE CAKE 3/4 cup unsweetened dairy-free milk 1/2 cup vegan butter, melted 1/4 cup maple syrup 1 tsp vanilla extract 1/2 cup coconut or cane sugar 2 ½ cups almond flour 1 ½ cups Gluten-Free Flour Blend 1 ½ tsp baking powder 1 ½ tsp baking soda 1/2 tsp cinnamon 1/4 tsp sea salt 1 ½ cups chopped Granny Smith apples, peeled and cut into 1/2-inch cubes
CRUMB TOPPING (optional) 1/4 cup organic cane sugar 1/4 cup coconut or brown sugar 1/2 tsp cinnamon 1/4 cup vegan butter, melted 1/2 – 3/4 cup Gluten-Free Flour Blend
METHOD 1. Preheat the oven to 190 C and line an 8x8-inch baking dish with parchment paper, leaving plenty of paper over the edges so you can easily lift the cake out later. 2. In a large mixing bowl, combine dairy-free milk, melted butter, maple syrup, and vanilla and mix well. Next, add the sugar, almond flour, gluten-free flour, baking powder, baking soda, cinnamon, and salt and stir until well combined. The texture will be quite thick and will resemble a cookie dough more than a typical cake batter. Add the cubed apples and mix until they are evenly distributed throughout the batter. 3. Scrape the batter into the prepared baking dish and spread it evenly. Put the cake into the oven and bake for 40 minutes. Meanwhile, prepare the crumble topping (optional). 4. To your now-empty mixing bowl, add the cane sugar, sugar, and cinnamon and mix with a fork until evenly combined. Add the vegan butter and mix well. Next, begin adding the flour in 1/4 cup (40 g) increments, mixing well with your fork after each addition. You may need more or less flour depending on the brand of your gluten-free blend. Add flour until the texture appears pale and slightly dry and the mixture clumps together easily when you pinch it. 5. At the 40-minute mark, remove the cake from the oven and carefully add the crumble topping in an even layer on top of the cake. Return the cake to the oven for 5 minutes until the crumble topping is dry to the touch and just beginning to look toasty. 6. Remove from the oven and let cool for at least 10 minutes before removing from the baking dish. Let cool almost completely before slicing and serving.
