Our “One Elders” approach will deliver you unsurpassed exposure and service when taking your asset to market.

The Elders team are proud to present an impressive selection of agricultural opportunities from across Australia. The number of offerings in this edition is even more impressive given the steady decline in the number of properties that have come into the market in this year compared to last 12 months.

Elders was the Platinum sponsor of Evokeag held in Adelaide last week. I was fortunate to attend as one of the large Elders contingent at the event. Evokeag is the largest agricultural tech conference and showcase in Australia. The event attracted 1,600 attendees who we shown a wide range of the latest ag tech products and services from around the world.

A key focus of the latest ag-tech innovations is monitoring accurately and regularly (often in real time) all aspects of a farm’s natural resources, including soils, water, vegetation, and climate. The data informs owners of the state of their properties to help make better management decisions. This information will also play an important role in presenting a property to market. Buyers are demanding more and more information about a property when considering a purchase and have access to an ever-increasing amount of data sources. Vendors need to carefully consider the information they can provide to show the best features of their property to prospective buyers. Elders has a large technical services and innovation team supporting our farmland team to provide the latest innovations to our clients. The use of the latest assessment tools will also allow vendors to asset and present to the market carbon abatement and sequestration opportunities on their properties. Demand for opportunities to offset carbon emissions in farmland from other parts of the economy is increasing and becoming an important part of many buyer’s decisions. A major feature of property markets in future will be the value given to carbon sequestration and abatement capacities of properties when they are presented to buyers.

I would also like to welcome to Elders the Emms Mooney team in the Central Tablelands of NSW. Emms Mooney are a highly regarded real estate and livestock agency business in the region and will make a great addition to the experienced and professional Elders NSW team. Welcome aboard!

Please enjoy this edition of Estates, and as always don’t hesitate to contact one of the team if you have any questions on any of the properties or to inquire about your property.

NSW MARKET UPDATE

Consistent results to report for the Central Tablelands region for both vendors and purchasers. The market is correcting in-line with overall conditions across the state and experiencing less competition than this time 12 months ago.

Off the back of a booming market fuelled by high commodity prices, cheap money, back-to-back years of high rainfall and COVID - despite the correcting taking place all markets remain a prime target for astute investors and well considered buyers.

As always, all quality properties across the region are attracting strong interest and our growing commercial portfolio is experiencing good turnover.

Across the board we are observing vendors’ willingness to accept that the frenzy of COVID has cooled.

Astute buyers are acting with more caution given the ongoing interest rate rises which we hope will stabilise in the latter half of 2023.

Our marketplace given its proximity to Sydney, remains an interest to people and families tree-changing from metro to live rural and work remotely. With strong sales in the West, interest also remains high with farmers and large landholders retiring, downsizing, and investing in the area. This is underpinned by the infrastructure of the two regional hubs of Bathurst and Orange offering a diversity

of services and industries across medical, educational, mining, agriculture, lifestyle, and retail segments.

Looking ahead, as the marketplace becomes accustomed to the normalising of interest rates there will continue to be opportunity for both buyers and sellers throughout all markets.

Situated just 5 km east of Manilla and 50 km north of Tamworth with bitumen access, the ‘Namoi Park Aggregation’ is a fertile land holding in North West NSW offering commercial scale, versatility, development potential and a quality living environment.

The three contiguous properties boast an extensive frontage to both the Namoi River and Halls Creek, home to a vast array of native bird and fish species. This unregulated section of the Namoi River is one of the most pristine stretches in the Murray Darling system and extremely reliable, providing security of stock, domestic and irrigation water.

The country is the perfect balance of alluvial flats to undulating arable slopes and lightly timbered grazing hills, supporting virtually any farming or grazing enterprise. The arable areas have been rock picked several times providing clean, fertile soils.

The farming country has been sprayed out and slashed in preparation for the next cropping or pasture rotation, with the river country and associated climate characteristics ideal for both lucerne production and fattening of livestock.

The properties have not been overcapitalised, offering further development

opportunities particularly for irrigation with pump sites and pivot pads already in place. Irrigation water is available for purchase with the land, subject to enquiry and negotiation. For sale as an aggregation or individual holdings.

‘CHARLTON GULLY GRAZING’

CHARLTON GULLY, EYRE PENINSULA, SA

271.0 Hectares | 669.6 Acres

‘Charlton Gully Grazing’ has been farmed by the Proude family for over 35 years. Over that period, this allotment has been successfully grazed, most recently and currently running merino Ewes mated to crossbreds.

This is solid grazing country, well located just 25kms north of Port Lincoln and in a highly sought after and tightly held region on the Lower Eyre Peninsula.

With an average annual rainfall of over 450mm, with approximately 75% falling between April to October, ‘Charlton Gully’ is known for its reliability of seasons and stock finishing capabilities.

The land is undulating to hilly with some steepish country and includes nice heavy fertile soils and excellent established pastures of Clover and Rye Grass.

The country has had a good history of fertilisers applied.

The terrain includes granite outcrops, established trees for livestock shelter and there are several well-maintained dams. The Tod River runs through the property so ample stock-water is always available.

‘ARTHUR’S’ RUDALL, EYRE PENINSULA, SA

869 Hectares | 2,147 Acres

‘Arthur’s’ consists of a total landholding of approximately 869 hectares (2,147 acres) with approximately 1,989 acres that is well cleared and arable for cropping. The current owners have been farming here for 22 years with mostly cereal crops of wheat and barley and occasionally canola.

Internal fences have been removed to facilitate continuous cropping. The boundary fences consist of cyclone mesh with timber posts. 2/3rds of the fencing is in good condition while 1/3rd of the fencing on the western boundary has been removed.

The land is slightly undulating with mostly sand over clay soils with some deeper sand swales. A small amount of delving has been done but the country would respond well to delving and clay spreading in the sandy areas. There is an area on the southern end of the allotment that consists of Gypsum deposits.

Average annual rainfall of 325mm per year with approximately 75-80% falling through growing season (April to October). The property has its own SA Water meter.
