INTEGRATE THE CANAL The first step of the site development is focused on an important existing resource: the Canal de l’Ourcq. Today the canal is practically hidden from the town: the large stretches of land occupied by amenities and businesses prevent any other connection with the banks. It is primarily necessary to find new accesses to the canal bank and activate connection from the town centre in order to increase the qualities of the site and the value of the area. The creation of a new urban fabric directed north-south will allow to bring new access inside the area, and also will establish the basis for the future evolution of the site. The new alleys of access to the canal take place in existing interstices between different land properties, in few but precise strategic locations in order to not modify the existing retail buildings and not disturb their activity. The new alleys are combined with housing operations located on the Avenue Gallieni and built on the commercial brands property areas: the main brands like Bricorama, Conforama or Darty can be encouraged to modify their real estate stock by the actors present in the area, who could involve them in the promotion of housing operations, through the development of a public/private partnership system. Dialogue and consultation process between all the subjects involved in transformation will be fundamental for the evolution of the project.

TRANSFORMATION OF THE RETAIL FABRIC
APPROPRIATION OF THE CANAL
PLANTING SCHEME
Break the mono-specific landscape composed by commercial box-buildings by introducing urban temporary micro-actions in few but precise strategic points along the Avenue Gallieni and the Canal, in order to quickly change the way the site is perceived.
Encourage a new use of the banks of the canal by creating new interconnections (ways of access from the Bondy town centre, light structure for canal crossing) and putting in place the first operations of the banks regeneration such as seating and leisure amenities, that allow to enjoy this space.
Bring a quality to the new pedestrian crossing streets that lead to the canal by planting new trees, wich not only promote diversity of species, but also reveal a natural presence from the Avenue Gallieni, announcing the canal space to the city.

The new streets crossing the site take place in the existing interstices that straddles two different land properties. The main brands like Bricorama, Conforama or Darty can be encouraged to modify their real estate stock by the actors present in the area, that could involve them in the promotion of housing operation, through a public/private partnership system.
The existing car parks are partially transformed into green shared spaces. Others parking places disappear, giving way to new residential programs. To compensate for this loss, still ensuring the normal running of the current business activities, the existing car parks are reorganized in mutual spaces of parking, such as new temporary car park structures, that can also accommodate activities like bars, sport field etc.
Inserting new residential programs, equipped with services and little commercial surfaces on the ground floor in order to bring inside the block a mix of functions and a diversified proposal of commercial spaces. This also allow to reintroduce diversity in the mono activity area.

Creation of trees lines along the new streets to qualify the crosswalk of the site. Insertion of green shared areas in the middle of the car parks in order to encourage the pedestrian movement into the site.
Actually the site is accessible only from the Avenue Gallieni and there are very few access to the canal bank. The installation of new transversal streets allow not only to reach the canal more easy but also to create new accesses inside the site, extending the urban fabric of the city into the project area.
Inserting new programs for residential, commercial, amenities and services in order to break the monofunctional character of the site.
