MERGE SPACES TO DEVELOP URBAN LIFE A further development of the site can take place from the inside spaces of the urban blocks. These empty central areas will accommodate new constructions that unify existing and new buildings around, until now conceived as separated elements placed on the ground. This “fusion” between buildings will generate an evolution of the block scheme from the “ilot ouvert” to a solid “macro-lot” which will host retail program as well as leisure facilities and cultural spaces, in a kaleidoscopic field of activities. Both in terms of diversity of program and circulation, such block will be characterized by a truly urban environment with a pattern of crossing paths and a series of mixed use, blending the need for cultural and leisure facilities with a diverse range of retail and housing types. The construction of common central green spaces will support a further permeability of the block, facilitating an integration of the urban life. The existing retail buildings could also be transformed, depending on the evolution of their uses: they could be rehabilitate for accommodate new programs or they could be invested by addition of new functions on their roof areas, to enlarge their activity or receive some new ones, like leisure facilities, roof gardens, farmlands, or spaces for energy production.

PLANTING SCHEME

Transformation of existing commercial buildings, by addition of new functions on the roofs areas or by rehabilitation of their structure, in case of a future change of use.

Using the canal as a transport infrastructure to connect new features installed on the banks, but also a medium for the existing commercial activities: for example, the canal can become a way of bringing supplies to the stores or industrial activities.

Increasing of the vegetation by the growth of green spaces shared by local residents and users of commercial activities. Wellness areas contributing to renewal of air, development of nature in the city and improvement of living conditions of the inhabitants.

BLOCK HYBRIDIZATION

The public space colonize the roof surfaces of the commercial buildings and the interiors of the blocks, completely redefining of the property boundaries.

Development of public transport, decline of physical trade, evolution of e-commerce systems and the consequent reorganization of commercial activities with delivery and packaging services, are all factors that lead to the decrease of the needs in terms of car parking. Some building’s areas originally planned for car parking can be transformed to accommodate new functions like housing or tertiary activities.

The urban densification process changes the structure of the block, generating a compact macro-block where all the features are integrated giving place to a fluid and permeable building. A green heart provide interconnection between the different ground-gloor spaces.

URBAN MIXING

Using the existing commercial buildings roof to create raised gardens, farmlands, spaces for energy production. The cohabitation in the site of private vegetation, natural vegetation and productive vegetation define a multiplicity of green spaces.

The multiplication of functions and access make the site completely permeable like an extension, of the existing city fabric.

The installation of new functions, together with the density of the site generate proximity relations typical of the city. The establishment of a mix urban fabric is completed.
