2020 is in the rearview mirror. People are focusing on
getting back to business, and we’re gearing up for our annual supercar rally. Speed has always been a big part of our DNA at EQ Magazine, we love it, and it feels good to be back.
If you aren’t familiar with the name Koenigsegg by now, the Swedish-born hypercar manufacturer builds shockingly fast performance cars and has been battling Bugatti for the world top speed record. EQ spent a day with the new Gemera and the Jesko Absolut at the Francis S. Gabreski Airport in Westhampton Beach where the Gemera met its match in a L-20 Delfi n, a jet from the iron curtain era with the NATO reported name “Maya.” Yes, it takes a jet to match this car. We had the opportunity to sit down with entrepreneur, fi lm producer and director, car manufacturer and philanthropist James Glickenhaus to talk about all things racing, Baja and Steve McQueen, one of my favorite actors and racing legends. The interview is on our website. We also show off one of his newest creations, a reimagined Boot, an all-terrain automobile that can go justabout anywhere, including on Ditch Plains. In this issue we look at architectural concepts that benefi ted from the pandemic both out East and out west, in Walden, Monterey. The latter was a project that initially came to Equicap, where we have been fortunate to fi nance some of the most amazing projects in our almost 20 years of business. The past year has also made many of us reflect inwards, and we don’t want to lose focus on our roots — NYC. The city is coming back, and with it many transactions. f there’s one industry that’s best suited to par tnerships wit h the watchmaking industry, it’s racing. Whether we’re talking marathons, downhill skiing, or the world of motorsport, we’re talking about a space where t imekeeping is everything. The fi rst chronograph that was commercially marketed and sold for racing was developed by Nicolas Mathieu Rieussec, watchmaker of the French King Louis XVII. The commission first came from the king, as he wanted a device with which he could use to record lap times for his racing horses. Granted this was a large unit in a box, rather than a wristwatch. That came in 1913 from Longines, and shortly after in 1923, Breitling developed the fi rst chronograph wristwatch with separate start/stop pushers as is the standard practice to this day. For decades, nigh a century, watch brands have sponsored all sorts of racing organizations and events, but at present, no relationship is more consistent than the link between watchmaking and F1. Given the enthusiast demographic, and the huge money that makes the gears of Formula One keep moving (Running an F1 team costs over $250M per year, and the organization netted over $25M per race in the 2019 season), luxury watch brands view F1 as a prime watch buying audience. As it stands, 4 luxury brands stand at the top of Formula One Sponsorship.
IWC — MERCEDES Nex t the Mercedes F1 sponsor for 8 years a n d co unt in g , w h os e watches have frequently graced the wrist of Lewis Hamilton. In 2019, IWC actually let Hamilton have hands in the design of a limited edition Big Pilot Perpetual Calendar that bears his name, and the result is quite sp e c t a c ular. A burgundy dial and black ceramic case are contrasted by rose gold indices hands, and large rose gold winding crown. Its strap? Textile in burgundy to match the dial, of course. Much like an F1 car, this IWC is by no means all show and no go, as it’s powered by an in-house manufacture selfwinding caliber with a massive power reserve of 168 hours (or 7 days). The catch? At 46mm across, you’re going to need pretty big wrists to pull this one off.

This is an interesting scenario, as Richard Mille sponsored a handful of different teams over the years, until announcing a 10-year partnership with McLaren Honda in 2016. Said partnership led to the launch of the brand’s first almost million-dollar watch (The Richard Mille RM 50-03 Tourbillon Split-Seconds Chronograph, priced at $980,000). What’s interesting here is that 5 years in it seems that partnership is dead in the water. You see, Ferrari recently announced that it was ending its relationship with Hublot, and in its place came the announcement that Richard Mille is the new Ferrari F1 sponsor. We’ve yet to see a limited edition watch birthed from this partnership, but it’s safe to say that it’ll break soon. 10

After seeing Richard Mille make an exit from McLaren sponsorship after 5 years, we did a bit of a cross-reference on Bell & Ross and the Alpine F1 team (rebranded Renault) before putting this together. It would seem the collaboration is still on, and we are to expect yet another series of F1-focused watches from Bell & Ross in 2021. This might be music to the ears of Bell & Ross designers, who for the last 5 years were limited to a simple black and yellow color palette for the Renault editions.

Alongside long-standing sponsorship of the Rolex 24h of Daytona, the 24h of Le Mans, the FIA World Endurance Championship, and others, Rolex has held position as the Global Partner and Official Timepiece of F1 since 2013. What’s most interesting about this partnership is that Rolex does not make limited editions or F1 branded watches of any sort, unlike every other brand to ever sponsor a racing event. It’s a very Rolex sort of move, as limited editions aren’t really their thing in the first place. The closest they ever get is that historically, a Rolex Daytona is gifted to the winner of the 24h of Daytona. For those truly obsessed with motorsport, it’s worth keeping an eye on the auction circuit, as these winning watches will come up for sale on rare occasions.
As with any other sort of sponsorship/partnerships, these sort of relationships ebb and flow like the tides, and with the racing season just kicking off and most of the races remaining, it will be interesting to see who pairs up, who jumps ship, and who rolls out a series of limited-edition watches in 2021. t’s a rainy day in the Hudson Valley when we pull up to the Glickenhaus factor y tucked in between homes and small commercial buildings. The doors open and we stand in the midst of one of the most amazing collections of racing cars: the original 1967 Steve McQueen Baja Boot, a 1970 Dino Competizione by Pininfarina, 1966 LOLA T-70 SL 71-32, 2006 Ferrari P4/5 by Pininfarina and many more.

I sit down with Jim Glickenhaus—entrepreneur, film director and producer, car manufacturer and philanthropist. As my crew sets up the stage, Jim checks the frame of the camera. My team is intimidated. We are in the presence of a great director. Jim tells us how he got his career started in directing and producing films. Profits from his pictures were prudently invested in his family’s Wall Street firm, Glickenhaus and Company. Excess cash flow was used to build a bespoke collection of vintage cars. One such car is a Ferrari 275 GTB. In 1971, Steve McQueen purchased the 275 GTB for $6,000 from Andy Warhol, now in Jim’s collection, today it’s valued at $2,500,000, a multiple of 415x. But, Jim says it still pales to what an early investor in Amazon

or Facebook would have achieved. In 1960 you could have bought the entire IPO of Microsoft for $1,000,000. Of course, you’d need a certain time-travelling DeLorean in your collection to get those purchases made. Jim retrofitted the GTB with electric cooling fans to prevent overheating and softened the brake pads. And, in an act of civil disobedience to the looming national speed limit of 55mph in 1974 year, Jim and his 275 GTB hold the record, albeit unofficially, for driving from New York City to Boston in record time. In the early 2000s, Jim turned that passion into a business. The Scuderia Cameron Glickenhaus SCG 003 is a homage to the great 1970s Ferrari racing cars that carried numerous 24 Hour of Le Mans and Daytona titles. Inspired by the Enzo, Ferrari’s 660 hp V12, Glickenhaus’ SCG 003 is powered by a 3.5-liter twin turbocharged V6 engine, tuned to deliver a maximum power output of 500 hp (373 kW). I notice that Jim’s collection has the Ferrari P3/4 race car, the winner of the 24 hours of Daytona in 1967 and the legendary 1967 Ford MKIV J6, the last car made in the US to win the 24 Hours of Le Mans. Jim points out that it is the only car that finishes the race and it is currently in private hands. Jim has a great enthusiasm for film and automobiles, so we shift to movies. I know that Jim knew Ken Miles and Carroll Shelby, so I bring up Ford v Ferrari, one of my favorite racing movies. The plot follows a determined team of American and British engineers and designers, led by automotive designer Shelby and his British driver Miles, who are dispatched by Henry Ford II and Lee Iacocca with the mission of building the Ford GT40, a new racing car with the potential to finally defeat the perennially dominant Ferrari racing team at the 1966 24 Hours of Le Mans race in France. Jim says the movie is well done, but he goes on (as you’d expect from a combination automobile enthusiast, film director and producer) to point out that the movie was factually untrue. Dramatic tension was built up by having Miles screwed out of his win. But, in reality, Miles and Ford knew that Miles was a lap ahead and was not planning to make a tie. By asking Miles to slow down he was robbed, because no one looked at the timing sheet. Jim states that when you make a dramatic movie you have tremendous license, but also an obligation to be accurate. I move the conversation along and ask about another of my favorite movies, Rush, a 2013 biographical sports film centered on the Hunt–Lauda rivalr y between two Formula One drivers, the British James Hunt and

the Austrian Niki Lauda during the 1976 Formula 1 motor-racing season. It was written by Peter Morgan, directed by Ron Howard and starred Chris Hemsworth as Hunt and Daniel Brühl as Lauda. Jim says this movie is ver y well done. Rush portrays the tension between the two rivals and is historically more accurate than Ford v Ferrari. We turn our attention to the Steve McQueen boot; in my opinion, it’s the crown jewel of Jim’s collection. Jim tells us the original boot’s DNA is rooted in the Lunar Rover and was designed to race the Baja 1000. It derived its name from the ruggedness of its design. Steve McQueen purchased the boot in 1967. Jim says Steve was the real deal, when he did something, he was all in. He was a mechanic and he worked on his own car. He did his own stunts and raced the Baja. Fifty years later, inspired by the Baja boot, Jim set his sights on designing a car that you can drive on the road as well as at the Baja 1000. He adds that Glickenhaus is known for manufacturing race cars that you can drive on the road. The Glickenhaus team pays tribute to the original Boot with a reversed engine north to south which gives it a lower center of gravity and balance. I tell Jim I’ve seen the documentary Dust to Glory to brush up on Baja, but that I’d like firsthand opinion. Jim replies that Baja is the oldest, continuous off-road race in the world— and probably the most difficult test of a vehicle. The Glickenhaus team has finished the Baja in under 20 hours. I ask Jim for his secret sauce and he confides that it’s the slightly larger wheel (39–40 inches) and that the Glickenhaus boot runs full time in four-wheel drive. If it holds up mechanically, the result is significantly improved speed. Next we turn to the unavoidable question of electrification. Jim agrees that electric cars will be a major mode of transportation in the future. He says, “At Glickenhaus we make sailboats.” It’s a throw back vehicle to a different time in history when pure mechanical objects mattered and powered the experience whether during a Sunday drive on a winding road or out on the race track. For the time being, Glickenhaus cars will be powered by combustion engines. Jim acknowledges that electric cars have an enormous acceleration, but he thinks they’re inferior to traditional combustion engines due to the fact that electric cars are significantly heavier. Electric cars underperform on the Nürburgring both in lap time and agilit y in the turns.

Jim has a somewhat critical view of the EV industry and its dirty little secret: it takes far fewer people to assemble an electric car than a mechanical car; and big companies would love it if they were able to get rid of one third of the workforce. No one talks about this or the energy used. Where is electricity generated world wide? Coal and repressive places in the world to produce batteries. There are issues with the treatment of the labor force in lithium mines. He acknowledges that Musk is paying attention and trying to source his parts in an ethical way. Before we wrap up our conversation I want to better understand the vision behind the business model. Jim explains that his son Jesse joined the business and is a driving force behind building up the brand and ramping up production—especially for the street level Glickenhaus boot—to 200–300 cars annually. The company has sold 30 next generation sports cars in the $400,000 to $600,000 price range, a comparable price tag to Ferrari, Lamborghini and Aston Martin. Azimut Yachts’ then CEO, Marco Valle (now CEO of the Azimut Benetti Group), had said, “During lockdown, our international standing held us in good stead, allowing us to close contracts amounting to €30 million in orders.” Franco Fusignani (who Marco Valle replaced as CEO at Benetti) continued, “It hasn’t been easy, but we managed to keep business going with no serious setbacks.” This was largely due to their having multiple facilities and factories spread around different regions in Italy. The Azimut Benetti Group was also a company that joined in donating PPE to its community in an effort to arrest the virus’ spread. Over a year later, the precautions and care that the company took in the midst of pandemic, have helped to buoy Italy’s hard-hit economy. Though unable to participate in a plethora of cancelled boat shows, the Azimut Benetti Group has held virtual tours and created virtual boat shows of their own. The increased demand as its customers seek freedom, distance, and safety on the seas has resulted in 34 boats on order, with a total value of approximately €700 million. They have also unveiled new designs from their creative teams.

f you aren’t familiar with the name Koenigsegg by now, you should be. The Swedish-born hypercar builder lives in the same ranks as Bugatti and Pagani, building extremely rare and shockingly fast performance-focused rides that will blow the doors off just about anything that’s on the road these days. They’ve been battling it out with Bugatti for the world top speed record —a record they stole from Bugatti with the Agera RS in 2017, and then Bugatti stole back in 2019 with the Chiron Super Sport 300+.

With their model range expanding an interesting division is taking hold within the brand. While the brand is still entirely focused on absolute performance, there is now a fourseater in the lineup — something previously unheard of in the hypercar realm. This isn’t just a stretched variant of an existing model either, but rather a unique creation with extended single doors that’s powered by one of the more peculiar drivelines we’ve seen. Alongside this new hypercar-meets-GT monster the Jesko picks up where the retired Agera RS left off, and in Absolut trim (as seen here) the new model is poised to dethrone Bugatti from its top speed podium once again.

Had Koenigsegg launched the Gemera with four seats and running the same drivetrain as one of its siblings, it would still be worthy of ample attention, but there’s more to it than that. Building off the success of their previous hybrid drivetrain found in the Regera, which Koenigsegg launched in 2015, the Gemera uses a small displacement internal combustion engine linked with three electric motors, delivering a combined total of 1,677 horsepower and 2,581 lb-ft of torque. Now, usually in the world of high performance you’d expect a high displacement/high boost V8 (or larger) engine, but not in the Gemera. The high-tech mill that produces nearly 500 of the total output horsepower has a displacement of only two liters and has only three cylinders. Yes, you read that correctly. Dubbed the “Tiny Friendly Giant” by Koenigsegg, this little engine is a technological marvel. Replacing its camshafts, all 12 of its valves are individually controlled via solenoid for improved performance and economy. It also uses a patent-pending turbocharging system where each of its two turbos is fed from one of two exhaust valves per cylinder, allowing for very efficient spooling of both turbochargers. At low range only one of the two turbos is fed, and as power demands increase so does the boost in extremely linear fashion. Aside from being an engineering masterpiece, a key benefit to all this is the weight savings. The Tiny Friendly Giant engine weighs only 154 lbs, helping keep the entire mass of the Gemera down to a modest 4,078 lbs. It’s still shocking to think that all of this hypercar performance is wedged into something capable of carrying four passengers

comfortably, but it’s real. After some more clever engineering in the chassis department, its team was able to create almost absurdly long doors, which open wide enough to allow access for front and rear passengers in one fell swoop. Though equipped with massive 21-inch carbon fiber wheels up front and 22s out back, shod with Michelin ultra-high performance rubber, it’s also worth noting that this is the fi rst Koenigsegg that is equipped with all-wheel drive. You know, in case it’s raining when you’re running the kids to school in the most over-the-top errand runner in existence.

OK, so maybe a 3-cylinder 4-seater hypercar still sounds a little too “wrong sounding Muppets” for your taste. Not to worry, as Koenigsegg still covers the other end of the petrol burning spectrum. The Jesko Absolut is the latest variant in the aforementioned Agera successorship, and it’s built with one task in mind: To crush Bugattis. The Jesko Absolut leverages incredibly low drag and limited rolling mass, combined with raw twin-turbocharged V8 power, delivering 1,600 horsepower in a 3,064-pound package — a whole 1,000 pounds less than its 4-seat counterpart. Interestingly, Koenigsegg hasn’t unveiled official top speed data at this point, but by the sounds of things, the speculative target comes in around the 330 MPH mark. Interestingly, all this work towards straight line performance does not make the Jesko Absolut less comfortable on the street (yes, it’s street legal). By reducing some of the car’s downforce (to limit top speed drag), the suspension tune is a touch lighter than the standard Jesko. The trade is that it won’t be as sharp through the corners if you’re off for a track day, but as far as spirited on-road driving goes you’ll still be just fine.

All told, Koenigsegg’s trajectory as a brand couldn’t be more interesting to follow these days, and if their innovation keeps up at this pace they will remain at the top of the supercar ranks for years to come. In a world where the automotive industr y remains centered around efficiency, electrification, and automation, the Gemera and Jesko Absolut are a breath of fresh air. EQ.

tail add a sense of unquestionable sophistication, those same lines are matched in color throughout the interior’s stitching. However, what truly captured my attention while experiencing the Ghost’s newest evolution was the sense of space and power, all crafted with a level of detail now seemingly standard in any Rolls-Royce vehicle. The new Ghost offers streamlined entry with doors that open electronically from the inside and out—ideal for making a grand entrance or assisting your partner into their seat. I found that the drive was inevitably as innovative as it was exciting. Cruising through the city, listening to the 6.5-liter, twin-turbo V12 engine purring along, I was not the only one to marvel, heads were turning every corner. The fine detail, seemingly standard in Rolls-Royce vehicles, allows for continued luxury. Spacious seats lit by starlight, a refrigerator built into the trunk for easy access to the passenger seats, and a Rolls-Royce umbrella, artfully stashed in the passenger doors, the only thing I missed was the Phantom’s humidor. A LEGEND OF THE PAST, BECOMES MODERN INSPIRATION
hen you think of Steve McQueen, it takes no more than a hot minute to think of fast cars, motorcycles, and racing. From iconic images of McQueen on a Triumph TR6 Trophy (disguised as a BMW) in The Great Escape, to his role of obsessive racer Michael Delaney in Le Mans, to his launching a Ford Mustang down the hills of San Francisco in Bullitt, much of the McQueen motorsport lore is focused on his time on asphalt. As with many of us that feel as though engine oil courses through our veins, if there’s a way to go fast, we’ll find it, and that’s just what Steve McQueen did when he set his sights on the Baja 1000.

Though rugged and tough, the Boot was monitored heavily by the SCG team to make sure that is completed the Baja 1000, unlike its predecessor, built by Bill Howes. Steve McQueen famously completed twice, but did not finish either race
It was 1967 when the first Baja 1000 came to be; it was touted as one of the toughest off-road races in existence, running down the Baja peninsula in November. General Motors engineer and off-road vehicle specialist Vic Hickey, along with a bit of help and funding from Hurst Shifters built two of what were to become known as the Baja Boot in a tucked away corner of GM’s factories, with the intent to compete in the fi rst running. A transmission failure pulled the plug on the first run of the boot, yet an eager Steve McQueen had talked his friend Bud Ekins into the idea of running the Baja 1000 the following year, and the silver screen star managed to talk Hickey into parting with the pair of Boots ahead of the 1968 running. McQueen’s runnings of the boot weren’t much better, unfortunately, as an axle failure shortened his run of the Stardust rally in Vegas in 1968, and yet another transmission failure meant a DNF result in the subsequent Baja 1000, but nonetheless the imagery of McQueen behind the wheel of this peculiar all-terrain machine cemented its position in automotive lore. After all, star power aside, the big wheeled, open nosed, mid-engined vehicle is a fascinating creation,

powered by a Camaro V8 mated to a Turbo 400 automatic transmission (to let the driver focus on the road, or lack thereof) just has an odd Mad Max sort of vibe to it when compared to the more popular Volkswagen buggies of the time. That charm was clearly not lost on James Glickenhaus, among others. The name may sound familiar, as this is the man behind Scuderia Cameron Glickenhaus—the low-volume supercar manufacturer based in Sleepy Hollow, New York. James managed to get his hands on one of the Baja Boots during the Bonhams Quail Lodge sale back in 2008, and not long after set out to build a low-volume production tribute to the McQueen-manned machine. Taking a very similar form, the inspiration is clear, though the technology, engineering, and power put down by the Glickenhaus Boot is vastly different. Offered with either two or four doors, in both rear-wheel and all-wheel drive configurations, the boot’s 6.2-liter Chevrolet-based V8 engine delivers 460 horsepower. Equip the optional supercharger, and the off-road rocket will put out 650. With numbers like that, we’ve little doubt that the modern Glickenhaus Boot would be equally coveted by the King of Cool himself. EQ.

e don’t need to tell you —on its own, the name Bugatti Chrion instantly conjures a vision of speed, luxury, and excess unlike anything else in the automotive market. The scarce multi-million-dollar hypercars seem to defy the laws of physics, almost as easily as they defy the logic of supercar ownership on the chiseled and scarred roads of 21st century America. To call the Chiron “fast” is to call a dog a mammal; yes, it’s obviously painfully fast, but it’s so much more. The Chiron Pur Sport, in essence, is distilled dynamics, raw power, and a focus on shredding through your favorite canyon roads like no one (even the highway patrolman) is watching.

THE 2021 BUGATTI CHIRON PUR SPORT On the topic of fast, the numbers paint a misleading picture. Yes, the Bugatti Chrion Pur Sport can hit 217.5 mph, which is a lot by some standards, but that’s also 43mph more than the standard Chiron and 86 mph lower than the absolute lunacy that is the Chiron Super Sport 300+. Some of you will instantly know why this is, but for those scratching their heads, allow me to explain. What has been done, is that every gear of its 7-speed twin-clutch gearbox has been shortened. This in turn takes less torque for the engine to rev its way to the top of the gear, and in turn, faster acceleration figures. In trade, when (if) you hit the Chiron Pur Sport’s top speed, there’s plenty of engine power left, but you’re just out of gearing to keep accelerating. With 1,479 horsepower and 1,180 lb-ft of torque on tap, Bugatti has already proven that the Chiron can do top speed unlike any other, but in this form, the Pur Sport is a completely different animal. Bugatti being Bugatti, they didn’t just reconfigure the gearbox and call it a day—that would be far too easy. The standard Chiron was handed over to the team’s chassis and driveline engineers for a proper once over, having given them the mission statement of ‘make this thing a canyon carving rocket’. Its suspension was

completely reworked. Its aerodynamics and interior also saw some retuning, with the intent of shaving weight down. In total the Chrion shed 110 pounds, which isn’t a small feat. In the words of Bugatti’s R&D Chief Stefan Ellrott, you can’t drive 300 mph and be really fast around corners in the same car, and the tweaks to the Pur Sang reflect that. For example, the complex hydraulic aerodynamics control system of the Super Sport was stripped out of the Pur Sport. Due to the increased torque load on acceleration, as well as the changes in suspension geometry, Bugatti even had Michelin develop a new specialized tire specifically for the Pur Sport. The new $3,599,000 Chiron Pur Sport, is a cunning move for Bugatti, I’ll give them that much. Since the days of the Veryon, the two things that come to mind when the name Bugatti is raised are top speed and price. With COVID shifting modern-sensitive New Yorkers to the suburbs, especially Connecticut and Westchester, we decided to open another West|Out East in Westport, a community that we consider to be very progressive in the arts, architecture and design. We had been looking to get into Westport for two or three years, and the new showroom, at 9 Riverside Avenue, is a good way to introduce people to a more modern aesthetic.

e sat down with one of our f a v or it e home out f it t er s, West Chin, ow ner of West Chin Architects & Interior Designers. We discussed what is trending in Connecticut and the Hamptons and where he thinks things will be heading.
Daniel Hilpert: Your firm WCA has had a presence out East for decades, following your clients from NYC to the Hamptons. Tell us about your recent expansion into Connecticut. West Chin: WCA started working in the Hamptons 15 years ago. Our store West|Out East opened in 2014. At that time we focused on transitional and Cape Cod shingle style architecture. We needed to get people comfortable with the idea that modern can work with a traditional family style aesthetic. It’s been a challenge to convince clients that modern is not contemporary. The details are cleaner and more thought out. Pre-COVID we noticed (similar to the Hamptons seven or eight years ago) a more modern architectural vocabulary being introduced, embraced and built in the Northeast starting in Connecticut and then in the Watch Hill/Westerly

DH: Do you see a strong demand for “compound” based living? WC: Yes, we see a demand for compounds if they are possible due to lot size, FAR, setbacks, etc. The compound is for large families that mainly want to have a destination for their kids (as well as their future spouses and potential grandchildren) to return to for summers and holidays. DH: And what are clients constrained by smaller lot sizes looking for? WC: Our work-from-home clients are looking for dedicated office space now. It’s an interesting dichotomy. Before COVID they wondered why they had a dining room. Now with the entire family in the house, suddenly the dining room is getting used. Our clients are looking for more light, and better furniture, after all, they’re spending much more time home. In that vein, COVID has changed what homebuyers are looking for. They want larger homes and more amenities. The home gym continues to be popular. More people are now staying year-round in the Hamptons. Before COVID, Hamptonites would travel to Europe in the summer. As we head toward a post-COVID reality, we don’t anticipate big changes. People are appreciating home and family time. DH: Tell us more about your recent project in Montauk. WC: This is a gorgeous 7,000 SF house overlooking the ocean with a huge infinity pool. Each room has an ocean view. The client was looking for a modern, open, clean aesthetic — also low maintenance. The home’s durable exterior can withstand the elements. Our strategy was IPE wood, zinc and concrete for cladding along with hurricane-proof glass.

Situated on a hill with uninterrupted views of the ocean, it was crucial to bring the outdoors into the house through the use of oversized windows and doors. The ocean and surrounding landscape becomes the backdrop for many of the spaces, both public and private, throughout the house. We did most of the furniture. It’s a very comfortable house, both inside and out, the roof terrace overlooks the Atlantic Ocean and Napegue Bay.
for the contractor to build, the more honest the price will be and the less sticker shock they will have before going into contract with a contractor.
DH: Are most of your clients end-users or developers? WC: The majority of our clients are-end users looking for a home for their family for the foreseeable future including a destination for their kids to come back to later in life. Like the Montauk house, longevity and maintenance are very important to our clients.
This process allows the client to make educated choices pre-construction, without being forced into change orders to keep the project going and to get the house of their dreams. Better drawings mean a better understanding with contractor and their subs, fewer questions and assumptions and a faster timeline. It is a better construction product representing money well-used on the house.
DH: What’s the difference between working for an end-user client versus a builder? WC: Both are rewarding. For the end-user we can include more detail. We’re creating a more custom experience because our audience is clear, we’re designing for a specific client/family. We have the flexibility to be more creative and can run with their ideas. For a builder we’re designing for a larger market. The target is a bit vague. Not everyone likes the same color white or the same oak flooring, for example. The builder will want their home to appeal to a wide audience, not a hyper-focused few. DH: Building out East can be very expensive. What role does an architect play in controlling construction costs? WC: An architect, when diligent and working hard to listen to a client’s wish list, can articulate in a detailed set of drawings what the client’s wish list will cost pre-construction. This can help limit the amount of assumptions and surprises via change orders during construction. The more time a client allows the architect to detail the plans to represent the design

DH: Do you see activity returning in NYC? Are any of your clients renovating apartments in the city? Is demand in your NYC store returning? WC: The demand in our showroom in NYC subsided a bit like everyone else during the COVID lockdown, but in general it has been consistently busy. Especially with our new duplex loft showroom at 133 Fifth Ave. In the duplex itself we created a curated collection, where clients can explore furniture, closets, lighting both architectural and decorative, kitchens, baths and more. It’s a completely immersive setting. We picked the duplex to best illustrate to clients our design philosophy that fuses form and function to create a clean aesthetic valuing craftsmanship, and exceptional materials. The entrance is through a separate private elevator, and appointments are required for now, though hopefully that will change soon. DH: Thank you, I cannot wait to visit.

ears ago, Al and Mary Giaquinto, President and Chairwoman of East Hampton-based Plum Builders, designed a luxur y home that included what they called a large “barn room.” They knew they were on to something big when they saw people walk into the room for the first time and stand momentarily speechless. “They got big smiles on their faces,” Al remembers. “Everyone envisioned a big celebration in this space.”

The smiling responses have continued — a nd grow n br ighter — w it h ever y new home Plum Builders has crafted over the past decade. A design so extraordinary it’s actually trademarked, The Modern Barn® was first used as the name of a home designed by Al Giaquinto and architect Alexander Gorlan in 2009. The Modern Barn stands for abundant light and free-flowing space, as well as an absence of confi ning walls. Over the years, Giaquinto has improved the design of The Modern Barn, with not one but two walls of glass that allow, says Al, “The outside in and the inside out.” With walls removed, space becomes multipur pose. “A Modern Barn has no forma l dining room, used only two or three times a year, because why devote space to something used that infrequently?” he asks. “We don’t have formal dining rooms, don’t have formal living rooms. We have the barn room, the kitchen, the kitchen within the kitchen and the den, a private space closed off with barn doors. We’ve created spaces that enhance and support the lifestyle modern homeowners have come to enjoy.” The Giaquintos have built 19 Modern Barns since 2011, fine-tuning the design to make each one steadily more extraordinary. That design evolution of The Modern Barn has culminated in the exquisite residence Plum Builders is now creating in East Hampton. This 11,000-square-foot home, priced at a tidy $12.8 million, comes complete with a tennis court, spa, pool, pool house, 2,000 square feet of outside covered dining and living space and his-and-hers’ offices. A private gym, called the Peloton Room, will open via a sliding door to a master private deck overlooking the glassdoored Modern Barn room. Near the gym, the master suite measures 1,700 square feet in and of itself, and is graced by a fireplace, minikitchen and service unit, and, says Al, “all the accoutrements to stay in the space.” Creature comforts reach their zenith within the 10-by-35-foot bathroom crowned by a 10-foot ceiling. Boasting a six-foot-long soaking tub and two private water closets, the bathroom also features a shower opening via a sliding door to its own private deck. Like other residences bearing The Modern Barn imprimatur, this one brings together a medley of materials — smooth, hard, soft, wood, stone, metals, and in different colors and shades —painstakingly hand selected to create a warm, cozy, sensory experience. “We call that the blend of materials that creates a symphony,” Gianquito says. “It’s the symphony that, taken together, makes for the Modern Barn aesthetic.” EQ.

t is exhilarating to watch New York City emerging back to life. Perhaps there is no better place to begin than in the vibrant neighborhood of SoHo, where it feels like there hasn’t been a new, ground up development for years. But 11 Greene, a new luxury residential building that just began leasing, is betting on the City’s comeback. The timing could not be better. 11 Greene is the fourth NYC project developed by the Arch Companies since its inception in 2017. Equicap has been working with Arch’s Managing Partner and Founder Jeffrey Simpson since 2006, as he was getting started with Greystone Development. He would eventually oversee millions of square feet of residential development in both NYC and Miami. As the City springs back to life, it’s the perfect place to call home and be a part of the action.” The Greene Street façade is a nod to the historic SoHo cast-iron architecture, with a corbelled roofline and trabeated metal structure, while the Canal Street side features distinctive red brickwork and an expanse of windows. “11 Greene is a truly unique and new luxury living experience in the heart of SoHo,” said Jared Chassen, Partner at Arch Companies. “Working closely with our designers and our in-house team of experts, we created desirable residences with smart technology and thoughtful, high-end finishes in a building that is unlike anything else in this historic neighborhood.” Each of the residential units are appointed with sleek, ultra-modern luxury finishes and spacious open floor plans with 12-foot ceilings. Per the President and CEO of Signature Group Investments, Nick Jekogian, Walden is “a contemporary experiment in living well while living in balance.” The setting allows its residents and their guests to disconnect and reconnect with nature, self and family. I first learned about Nick’s dream five years earlier, in the summer heat of Midtown Manhattan, where Nick and I were having lunch at our go-to Italian restaurant. Nick, full of passion, articulated his vision of the exclusive 22-parcel development overlooking Monterey Bay. His excitement was contagious as he described this haven. “Walden will have only two rules,” Nick explained, “you cannot take down trees and you have to be carbon-neutral, off the grid.” Let’s get back to the land itself. Back in the ‘90s, a developer tried to take the rugged land, inhabited by blue oaks, California goldenrod and big leaf maple, and turn it into a golf community. This ultimately ended in foreclosure. This is where Nick entered the stage and changed the focus of the project away from golf and on to building 22 homes inside a 600-acre nature preserve. Whilst chowing down on a medley of appetizers, I knew from the beginning that this assignment would the right fit for Equicap. Nick knew that we have built a reputation for structuring and financing difficult deals, and as a fi nancier, I had full confidence in him. Although a visionary, he was prepared for the long predevelopment and approval process, with the key element of minimizing debt utilization, avoiding front-loading costs and, if possible, structuring the equity in phases to maximize IRR. Our firm arranged an equity partner for Nick that not only shared his vision but brought patient money to the table. The partnership was able to bifurcate the purchase of the 22 lots — 10 lots were purchased upfront and the remaining 12 lot were structured as option contract, allowing the developer to defer the equity investment. Additionally, Nick was able to convince the consortium of banks that took over the property from the prior developer to carry back paper and finance a portion of the purchase and the infrastructure improvements. Perched in the mountains overlooking Monterey Bay, Walden will have its own solar power grid system and 200 acres of open space for homeowners to enjoy, as well as a community trail system, Zen meditation garden, kid’s treehouse, communal organic garden, and a vineyard.

“With our philosophy of ‘living deliberately’ within a sanctuary of nature, the recent societal shifts have made Walden Monterey an even more desirable location for buyers who are looking for a community at the intersection of nature and luxury,” said Nick. Nick , a vetera n developer, in novator a nd entrepreneur, assembled a team of artists, architects, environmental engineers, wellness and mindfulness experts, landscape architects and sustainability specialists to create a one-of-a-kind community with innovative design. Firms working with Walden Monterey are many and varied. One architect, Dan Brunn of Dan Brunn Architecture, when asked to design an explorative site, said, “I kept thinking that the least amount of soil disruption will honor nature most. So I came up with a design that just kisses the apex of the hill and then cantilevers on either end.” At the onset of the project, Nick invited the team to spend a weekend camping on the site to come up with a modern approach to living sustainably with nature. The team debated and concluded on a handsoff approach allowing residents to do the right thing leaving the community with only those two rules. At the inception of the project, Walden was meant to cater to 3rd and 4th home buyers from Silicon Valley, Los Angeles and New York drawn to the open space, spectacular countryside and the sustainable vision of the community. COVID has widened the buyer pool substantially, attracting young San Francisco-based families looking to relocate from the Bay Area and adjusting to a new post-COVID lifework balance and hybrid of working two to three days in the office. Pushing this trend, major employers have announced a rotational work model. The five-day work week is a relic of the past. Companies across almost all industries, from media to fashion, have discovered the advantages of remote work. Beside the cost savings of operating a scaleddown office or no office at all, modern technology and communications have allowed workers to stay connected, collaborate from afar and be more productive without lengthy commutes. Alexander Westerdahl, the vice president of Human Resources at Spotif y with over 6,500 employees worldwide and a proponent in a more flexible workspace tweeted, “We believe that we’re on top of the next change, which is the Distributed Age, where people can be more valuable in how they work, which doesn’t really matter where you spend your time.” It’s a good t hing t hat people a re va luing their domicile more, as Walden will soon hit the market. Nick’s team is offering buyers a temporary prefabricated home in addition to a credit towards architectural fees. May the best design, honoring the most trees, win. EQ.

here is nothing quite like a vintage racing car to inspire “track dreams.” Its rarity, original condition (mint if possible), competitive acceleration, aerodynamic design, and, of course, its legacy of rally and tournament wins — all give an aura, rich in history, to this a powerful example of engineering. In fact, great racing cars are always a marriage of aesthetics and engineering. The car itself — the contours of the chassis and body work, the doors, the drivetrain merge to form a functioning and powerful work of art on its own. But can the body of a car also function as a canvas that inspires the creativity of an artist, creating a new medium for art? Or is painting original works of art on a car just a matter of gilding the lily? Many contemporary artists seemed eager to explore the latter concept: that the beauty and power of a racing car and the application of art to it gave enhanced meaning to both objects. Creating what Robert Rauschenberg called, “mobile museums.”

In 1975, the “Art Car” was invented through a collaboration between BMW and prominent contemporary arts, called the BMW Art Project. Starting in 1975, individual artists have been given new racing cars to embellish as their muse moved them. Hervé Poulain was the fi rst. Race car driver and art lover (an auctioneer), he had plans to compete in Le Mans. His vision was to pair art and industry — racing cars and an image. He turned to his friend Alexander Calder for inspiration, and the first “Art Car” was created. The following year, Frank Stella took a turn at designing a BMW 3.0 CSL in a black and white design that looked like geometric graph paper. When asked to explain his design, he stated: “My design is a kind of blueprint applied to the entire body of the car.” Riding the wave of Post-Abstractionism and “Pop Art” of the mid-twenty century, artists explored the potential of integrating blueprints and car exteriors, the machine and the artist’s studio, and the art of
marketing and the creative process. Jeff Koons, David Hockney, Robert Raushenberg, Andy Warhol, and Jenny Holzer have all taken their turns at designing BMW’s throughout the years. The most recent version of the Art Car was created by Chinese multimedia artist, Cao Fei. Taking three years to perfect and research her project, weaved together a digital experience to create an augmented reality. The result is the audience, or the viewer, becomes an active participant; art has now become an experience. Fei states: “To me, light represents t houghts. A s t he speed of t houghts ca nnot be measured, the #18 Art Car questions the existence of the boundaries of the human mind. We are entering a new age, where the mind directly controls objects and where thoughts can be transferred, such as unmanned operations and artificial intelligence. Which attitudes and temperaments hold the key to opening the gateway to the new age?” EQ.

“To me, this means that I really listen to the client to understand their demands and background. It’s not only through asking the right questions, but also through listening to the space between words. It could be interpreting body language even. Interestingly, this actually relates to space design,” he adds. “You can think of the words and the sentences they construct as the walls and floors, and the space within, is the breath of air.” Even in his spare time, when he’s composing music or performing with his band, DLD, Brunn views music through the lens of a designer and finds parallels. “Like music, architecture should capture the rhythm of a client’s inner being, propelling the user through the space with movement.” These insights have no doubt contributed to Brunn’s success. He was recently named one of Architectural Digest’s Top Ten Rising Stars and also selected as one of the top 15 Los Angeles based architects by Build Direct. As a young architect, only 42 years old, he has produced remarkably diverse projects from award-winning restaurants to single-family residences, commercia l show rooms a nd retail spaces. T hroughout each t y polog y he consistently honors materiality, the ability to infuse ethereal natural light and a tactful hiding of mechanics. Complementing this, Brunn’s portfolio includes furniture design in a variety of sleek and highly functional pieces offering streamlined solutions for the living room, bedroom and bath. Born in Israel, Brunn was raised in Los Angeles from the age of seven. This international upbringing, surrounded by Bauhausstyle architecture in Tel Aviv, and the myriad

styles of LA, has led his style and approach to design incorporating both experimental and international elements. “The restraint of these buildings taught me that space and how we experience that space are of paramount importance,” he says. Before launching his firm in 2005, Brunn designed at John Fr iedma n A lice K imm Architects, where he was part of the team that created the design for the Los Angeles Design Center, winner of a National AIA award. Past educational work includes teaching a Masters studio at the Boston Architectural Center, and serving as design studio instructor at the prestigious Harvard Graduate School of Design and the USC School of Architecture. Since establishing Dan Brunn Architecture, Brunn has developed commercial and residential projects worldwide. He believes an architect’s role is to craft spaces that respect the site, provoke sensuous interaction, and heighten the user’s connection with the space. During his travels, Brunn has admired the work of Peter Zumthor’s Kolumba Museum in Cologne, Germany. “The way that building weaves into the cit y and compliments the existing buildings and ruins is like none other; it’s truly ephemeral. There are portions from medieval periods, gothic and mid-century, a ll tied toget her by a common architectural language.” Brunn is currently working on an Art Deco historic renovation and rehabilitation project in Beverly Hills. “Through the experience, I have seen how much we’ve all had to invest in order to keep the existing building. There’s immense coordination and planning that goes into it, but in the end, you’re really doing something nice for the community and our planet.” EQ.
