Eumundi (4562) is a region in the Sunshine Coast hinterland, about 110km north of Brisbane. Eumundi is in the federal electorate of Fairfax. The growing population of Eumundi was 1,924 (in the 2011 Census) with a population density of 0.37 persons per hectare.

In this, the first of The Green’s Hinterland Living Supplement, we celebrate our beautiful pocket of green paradise.

Name origin Eumundi is named after the Aboriginal chieftain said to have adopted escaped convict Bracefield as his son in 1831. Settlement history

Autumn is a lovely time of year in our region with crisper nights and warm days of blue skies, green hills and cool breezes – and with the beach just down the road, the hinterland is idyllic. There’s a constant influx of new people leaving the cities, drawn to our region’s amazing location, creative vibe and farming backbone.

Settlement of the area dates from the 1850s, with land used mainly for cattle grazing and timber-getting. Population was minimal until the early 1880s. The township of Eumundi was established in 1890, with growth through to the early 1900s, spurred by the opening of the railway line in 1891. The most significant development occurred from the post-war years. The population increased from the early 1990s as new dwellings were added. Eumundi is a rural area which includes the township. Rural land is used largely for farming.

Choosing a Real Estate Agent

A real estate agent provides advice. They take the emotion from selling and get you the very best price. And this advice needs to be sound because we’re often dealing with the biggest asset a Seller might have. Sometimes this may coincide with an emotional period in a Sellers life, for example divorce of death of a partner, possible financial pressure, all of which may be asked to be quietly absorbed in-case it influences the price achieved. We are not valuers but are often judged and employed, on the value we imply we can achieve. And that’s a tricky one, because unless we’re writing the cheque, it’s all a bit unknown. Some agents work alone, some within an office but there are a few questions as a prospective vendor you should possibly be asking your agent, and these are: “Of your last 10 ten sold properties in the area how long were they on the market, what was your appraisal, how did this differ from the sale price and can I please have the telephone number of the seller so I can call them and see how they rate your performance.” Your chosen agent will probably offer this up front. ‘The appraisal’ is the agents estimate value of sale price based on recent sales and competition on the market. Some agents will try to influence this by “buying the listing” and suggesting a higher price than they believe a buyer will pay but most sellers now have access to the internet as buyers do, and can work this out in advance. Days on market is sometimes influenced by the property, the price, the promotion of it or the presentation and this is easily explained. Imagine on acreage, before we get to whether it has a dishwasher or gas stove, the buyer has to work out whether they want timbered land, or cleared, whether it’s flat or sloped, double storey or single, brick or weather board….so it can take a bit longer than in town. Above all though is the trust factor. Will your agent work in your best interest? Do they return calls, will they work weekends and out of hours to fit in with a working buyer and will they ask for just that little bit more money from a buyer. A smooth sale is a good sale and need not be stressful. We are selling a lifestyle to an acreage buyer not just a home.

Changing face of hinterland architecture

A style of architecture can define a region. It can also herald an era of prosperity for a town. In the past, Eumundi and its hinterland surrounds have been renowned for beautiful Queenslander architecture, with many of its houses and shops built by pioneering families such as the Arundell’s who colonised the area in the 1880’s. But the face of hinterland architecture is experiencing an exciting change that will impact on how the region and townships are perceived over the next 100 years. Three local architects at the forefront of this evolution in residential design are David Teeland of Teeland Architects, Dan Sparks of Sparks Architects and Jolyon Robinson of Robinson’s Architects. The trio are attracting accolades nationally and internationally for their exceptional designs, and as they all live and work locally, they share a vested interest in shaping this region they call home. Dan explained he was attracted to living here because of “its incredible natural beauty, passionate and community minded people, and the opportunities to build on and evolve a strong architectural tradition.” For Jolyon the region felt like his natural home, so when he returned from studying and living in various cities he embraced the opportunity to assume the mantle of the architecture firm his father Ken had worked hard establishing in the 1980’s. And for Dave, it was holidaying here as a child that always tugged at his heart. “I never wanted to leave; since then I have always wanted to live here permanently,” he shared. The architects find inspiration for their designs in the hinterland’s heritage and Dan - who spent the early years of his career working with legendary Sunshine Coast architect
