Notes Editor’s note ... After a surprising week of wet - a little wetter than I remember seeing in the hinterland for a while - we have sunshine again and can start the clean up. You may have missed getting your Green delivered recently. When it is raining heavily Phil makes the call not to deliver, as recycled paper just turns into a soggy mess. We’ve had to tighten our belts with hand delivery – can’t always lean on the good will of wonderful vollies - so instead we’ve increased our pick up locations across the 4562, 4561 and 4563 regions. See right for a list of pick up spots. We hope this will also ensure less Greens are wasted. We have a snapshot of our recent Green survey (page 9). It’s humbling to see such community support and spirit behind this little magazine. Thanks for reading – you help keep the age-old craft of community stories alive and keep us connected... at least in our small pocket of the world.. Don’t miss your fresh Greens | As many of our readers would know, given the growing number of households in our region, recently we have implemented a new strategy to ensure everyone within the 4562 and related catchment areas has access to get their own copy of our beloved community magazine, The Green. Look out for 30 distinctive Green recycled packing case stands serving pick up points across the hinterland for our readers in Doonan, Verrierdale, Belli Park, Kenilworth, Eerwah Vale, Cooroy, Yandina and other parts of Eumundi hinterland. We have also ramped up the number of stands in town for our town residents during heavy weather events, who would otherwise normally receive the Green through their letterbox each fortnight. It’s easy being Green!

Business V I L L A G E C E L E B R AT E S G R O W I N G H E A LT H H U B Last Friday night a crowd of locals celebrated with two of Eumundi’s greatest small business success stories. Eumundi Dental officially reopened in a larger clinic space alongside Eumundi Village Pharmacy, who was celebrating the milestone of 15 years in business in town. Dentist Dr Sarah Rose was moved to tears during her speech when she spoke of her appreciation of the community for accepting her and supporting her business. “I grew up in a small town like this and it can take a lot to be accepted – the fact I’ve been accepted within five years is amazing. It makes me feel good because I must be doing something right,” she shared. “I walk down the street and people say hello to me, I’m so

privileged to work here,” she said. Dr Rose believes the new location will be fantastic for the community as they’ll now have all their allied health services near each other. “Along with the Medical Centre and Pharmacy we’re now able to create a new Eumundi Health Hub,” she said. “I’m booked out now until the end of November but opening the clinic in this larger space allows me to employ two new dentists,” Sarah explained.

actually get to be involved in the community and make a difference.” The highlight for Tania has been being in charge of her own destiny. “In that way you can make an impact.” “If you can stay focused and make that impact on the community then it’s very rewarding and a great privilege,” she said.

Reflecting on 15 years in business, Pharmacist Tania Watson explained she was drawn to Eumundi because she likes working in a small community that is also similar to where she grew up. “With a smaller pharmacy you

Community T H E S TA R B E H I N D T H E S C E N E S Indigo Whyatt & Nuala Weening Year 6, ESS Ignite English The audience gasped as flexible, graceful and talented acrobats flew across the stage. Behind the scenes, Eumundi local Analiese Long made this masterpiece happen. Analiese has been working as stage manager for Cirque Du Soleil for the past nine years. She is responsible for the safety of the artists and crew, which includes from the moment they start their training day to the end of the show. She also has the job of calling the show and obviously excels at this. Calling the show involves Analiese cuing the music or the band to start, scene changes, winches to fly the aerial apparatus to go up and down and the starting and stopping of the show. This is clearly an extremely vital job to the overall success of the show and only the most competent of people can handle it – that is why talented and competent Analiese is perfect for the job. While Analiese loves her job, it

does present challenges. Due to the travel she is away from her family for long stretches of time, sometimes missing out on important family events. Yet her job has, at times, provided her with the opportunity to take her whole family with her travelling around the world. As well as handling all of these aspects of Cirque Du Soleil, Analiese is very involved in the Eumundi community. This includes starting a monthly choir, Sound Crowd, at the Imperial Hotel, much to the enjoyment of the residents of Eumundi. The choir gives locals who love to sing the opportunity to connect and sing in a group of people. Analiese is the choirmaster and her husband plays guitar accompaniment. Analiese also runs a stall at the Eumundi Markets if her friends are absent. She is very community minded and a very familiar face in Eumundi.

opening soon

JOE’S

L oca l Spot lig ht Along with the various jobs Analiese currently does she is also a contract worker and believes it is important to be ready to work in other jobs. She has also held a market stall that sold paper art and folded books, packed fruit and vegetables, been a swimming instructor, taught drama and has taken an Irish dance troupe on a regional tour of South Australia and New South Wales. There are many interesting (and hilarious) moments in Analiese’s career. One of these includes a show that she worked on which was held on New Year’s Eve in Mexico. A clown at the festival was trying to wish everyone “Happy New Year” in Spanish, however, unfortunately for the clown, he mispronounced it and wished everyone, ”Happy new Bum Hole!” Three thousand people laughed! Another interesting fact about Annaliese is that she is unable to eat bananas or avocados!

Annaliese is definitely a role model and has made many contributions to our local community and beyond. She is generous, hardworking and definitely one of a kind.

CLEANING UP OUR COMMUNITY MP

Joyce Turnbull, Eumundi

Member for Ninderry Container Refund Scheme With the 1 November deadline looming, there’s only a few days remaining before the launch of the Container Refund Scheme. Under the scheme, members of the public can exchange eligible empty containers for a 10c refund at authorised collection points or donate them. Eumundi Rotary have registered as a donation point in conjunction with Envirobank and are encouraging businesses and community groups to get behind their efforts to maximise the benefits locally. By supporting Eumundi Rotary and donating your containers at one of their collection points, proceeds will then be re-distributed to local charities and projects. This is a great initiative of Eumundi Rotary, who have an excellent track record in supporting the local community, and I strongly encourage anyone who is looking for a way to get involved, to jump on board. The Imperial Hotel, Eumundi State School, the Eumundi Showgrounds and several retailers have indicated their interest in the scheme, so if you are keen to see the proceeds of

this scheme re-invested in the local community, give Bronwyn or Joyce at Eumundi Rotary a call on 0412 426 476 or 0413 199 766. NDIS information session for businesses Early next month, the Member for Maroochydore, Fiona Simpson and I are co-hosting an information session on unlocking business opportunities from the NDIS. It is anticipated the National Disability Insurance Scheme (NDIS) will inject around $4 billion into Queensland’s economy and create up to 19,400 jobs across the state when it is rolled out across the Coast from 1 January, 2019. If you are involved with an agency or group who you think could benefit, please give my office a call on 5406 7900 for details on the information session. Eumundi CWA celebrate milestone I was delighted to drop by the Eumundi CWA to congratulate the ladies on their milestone celebration, marking 90 years of dedicated service to the local community. The ladies very generously gave me one of their special commemorative tea towels, which I am proudly displaying in my office.

COMMUNITY NEWS Eumundi Rotary and Eumundi Showgrounds invite you to attend the Melbourne Cup Lunch at Sunny Brae, Black Stump Rd, on Tues 6 Nov, from 11.30am, with proceeds to support Sunshine Coast RDA. $25 includes a casual twocourse meal. RSVP to Sue 0416 215 877. Enjoy a spooky fun-filled trivia night while helping to raise money for the Noosa RSPCA Animal Care Centre in Doonan. Prize for the best dressed table. Tickets $20 (tables of 8 avail) and includes nibbles. Drinks available at bar. We will also be running a raffle on the night. Ticket sales are cash only. Wed 31 Oct, 6.30pm. Pool Cafe, The Recreation Club, Peregian

Springs. To book email Hazel: fenbeagle@gmail.com. All money raised goes directly to RSPCA. Members of the Sunshine Coast Natural Dyers Interest group (SCNDIG) will be holding a night market showcasing their full range of purchasable wears at W’an’din’in Art Space Gallery, Eumundi, Fri 2 Nov, 6-8pm. The Imperial Hotel is holding a musician jam night on the last Thurs night of the month at 7pm, with the next event on Thurs 25 Oct. Professional sound (no prob with noise restrictions), brilliant lighting and backline provided. Supportive, inclusive and all genres welcome. Free entry for locals keen to soak up Eumundi vibes. Business operators, community leaders and families, and Rotarians at The Bunker, Imperial Hotel discussing a collaborative model for the Container Refund Scheme to operate in Eumundi. On 1 November the Container Refund Scheme Containers for Change will be introduced across Queensland targeting the littering of drink containers, particularly plastic bottles, stubbies and cans. The Queensland Government Containers for Change initiative provides a 10cent refund on each eligible container collected. Eumundi Rotary is registered as a Donation Point under the Scheme. Rotary will over the next couple of months coordinate the placement of a range of containers for collection by Envirobank recycling service in locations that suit businesses, individuals, community groups and event hosts. The goal of the partnership between interested

Eumundi community members and organisations and Eumundi Rotary is to clean up our community by making additional collection opportunities for Eumundi locals and visitors. The Scheme will complement home-based recycling wheelie bins and will reducing the cost of Eumundi’s waste particularly on market days and hopefully lead to higher levels of protection for our local wildlife and beaches from the effects of littering. Net income earned by Rotary for this volunteer led charge is earmarked to fund additional local community initiatives. For more information, please contact Rotarian Bronwyn Innes on 0412 426 476 or President Tania Broadbent on 0407 020 473.

EUMUNDI SHOW REPORT Julie Templeton, North Arm The Eumundi show was well supported by the usual competitors. The same small group of volunteers gave up their time to make sure the grounds were prepared and that the competitors, volunteers and judges were looked after and fed. Then the same small group of tired volunteers put the grounds back to the way it was. We would like to acknowledge the generous donation of vouchers from the Sunshine Coast Saddlery and gifts from Sauers Produce, which went to the supreme led and supreme hack exhibitors. I would also like to thank Brett from Joe’s Waterhole for donating wine for the horse judges and the Sunshine Coast Council for providing us with funding from the Sports Field Maintenance Program.

The Green Community Survey 2018 WE WANT THE GREEN TO CONTINUE TO REFLECT THE COMMUNITY IT SERVES Anthony Wynne-Hoelscher, Experience Eumundi (ECCO) general manager Recently The Green conducted an extensive survey to understand community feelings about our venerable little community magazine. With a good sample size of some 100 responses, in coming weeks this data will assist Experience Eumundi (the publisher of The Green) and the production and editorial team to improve the content and circulation to meet community expectation. A fully collated and detailed report will soon be available for viewing on our website – but in the interim, we would like to share the headline numbers as well as a snapshot of some of the commentary received. We thank all those who took the time to compete the survey and will take on board all your comments and thoughts in continuing to deliver a unique magazine for Eumundi and its hinterland. To the question “What don’t you like about The Green”, most commentary was broadly supportive of the Green. However, we did receive some thoughtful feedback for consideration such as: “Too reliant on advertising”; “Tend not to be many Letters to Editor”; “Panders to an awful lot of pseudoscience and superstition”; “It is too centred on Eumundi township and Doonan and forgets about all the farmers and others living between Eerwah Vale and Belli

Park.”; “Is not delivered (to all houses)”; “Should come out more often”; “Broaden topics and content”; “Too few pages”. On the subject of “What would you like more of?”, responses included: “Local character stories with more editorial discussion of topical local issues”, “More notice for upcoming local events.”; “Articles on local businesses and their stories (not just paid adverts)”; “Give aways, garage sales, swap n buy, community

training & learning activities”; “Longer articles with more photos”; “More articles on local ‘best kept secrets’ re: camping, things to see and do, open gardens etc.”; “Happy with current content, is always local and involving members or events on our community”; “I think overall it has a great mix of everything, being new to living on acreage I’m interested in the tips and articles they have on sustainably living on a property”; “Events, photography, local profiles”; “More regular police report and updates from ECC and EDCA.” Regarding the question of “Do the activities and community investments by Experience Eumundi (ECCO) reflect the 4562 region’s needs and wants” there is some uncertainty as to what this organisation actually does, with responses including: “Not really sure- apart from The Green - what services does

ECCO now provide?”; “Unsure where the money actually ends up”; “More transparency about where the money is spent”; “Not sure about all the community investments, but the Terraces as an example is not for the locals but for the markets and stallies, who are not necessarily locals”. The question of what would respondents like to see community money spent on lead to many interesting comments including: “On local community groups, the Green, community hall/space”; “A good youth group for teens and more free kid activities”; “A solar farm for Eumundi to reduce residents’ power costs”; “More encouragement for our community to support local business”; “Free family events - targeting a younger demographic”; “Dog park and public artworks”; Cont’d on pg 10

Community

with

Cont’d from pg 9 “Arts, Initiatives in town that build a artisan community and help create a destination for patrons of the arts”; “Free parking for locals. Streetscaping. More seating on Memorial Drive”; “Walking path... bridge... to connect town to local forest. Food trees in the streets”; “Projects for our children to get involved in”. The general comments section expressed a community pride in ECCO (Experience Eumundi) with observations such as “a small number of good people in Eumundi putting in an extraordinary amount of work in acquiring the car park, setting up ECCO, acquiring the community bus, saving the medical centre and much more”. Specific to The Green respondents commented that that they “love reading The Green and as a resident really appreciate the efforts put into publishing it and keeping it free” and a recognition that

the “Green is a lot of work by committed folk” and “essential fabric for local folks and sharing with visitors far and wide”. Some consider The Green needs to “treat kindly” their volunteers. One respondent believes the “Green has gone downhill and not really worth the readership.” Another respondent would “like to see less focus on the markets & more on the residents needs. And, whilst there has been some negative feedback to the amount of advertising, one respondent commented favourably with “advertising in the Green as an important feature. I find it an easy way to source my LOCAL suppliers/ providers etc. and I know that it works to raise awareness for my business, thereby sending me custom”. Other readers liked the sense of local connection provided by the magazine as they “have only lived in 4562 for two years and as busy full-time workers, don’t have as much opportunity to get involved in the local community”.

Arts F I R S T C E LT I C F E S T I VA L The inaugural Queensland Celtic festival had a turnout of well over 200 people at the Imperial Hotel in Eumundi. The workshops, bush dance and Celtic concert were all a big success. Festival organiser, and lead singer of the Barleyshakes, Alan Kelly, said he was very satisfied with the maiden event.. “All the performers and the team at the Imperial outdid themselves, but I think we need to improve on the seating arrangements for the audience in the future.” Irish comedian Jimeoin was a surprise last minute inclusion on the night. Alan explained, “Jimeoin and I are old friends, and we went surfing together that Thursday morning and he mentioned he’d like to come along and maybe introduce the Barleyshakes. “One thing led to another and next thing he was the surprise guest star,” he shared. Alan has plans for making the Queensland Celtic Festival an annual event in Eumundi.

“I can see the festival growing nicely, there’s so many fantastic Celtic acts in Australia.” “It would be lovely to use the Green Room for a more intimate acoustic folk concert,” Alan enthused. “Thanks to the wonderful locals who supported our first ever Celtic Festival and here’s to many more.” he said. barleyshakes.com

Spring Weather

These photos were taken on the drive out to Belli Park this afternoon after the storm. I haven’t seen much damage - couple of roof leaks because the gutters couldn’t handle the water. Olivia Dolan, Belli Park.

The hail storm was unbelievable! As beautiful as these images may be, the damage that these storms leave behind is hard to accept. All our trees are bare, fruit trees and plants all wiped out. Makes you realise how hard it would be for farmers who live off the land and lose their crop in a day. Makes you stop and put things into perspective ... Caroline Dixon, Eerwah Vale

Kids CODING CHAMPS Year 6 Eumundi State School students, Jett P and Lachlan B recently won the Premier’s Creating Queensland’s Future coding competition. The competition required them to create a digital solution (which could be a game, animation, app or something else) that would help keep young Queenslander’s safe and secure in a digital world. With support from other students and teachers, the boys created a program using Scratch to teach students how to deal with bullying. Principal Mick Connors said, “Congratulations to the boys on a wonderful effort with their program and for representing the school with pride whilst down in Brisbane.”

Health TA K E A S T E P T O WA R D S B E T T E R M E N TA L H E A LT H Mental health is important at every stage of life, from childhood and adolescence through to adulthood. When your body is healthy, you feel good. Obviously physical exercise is excellent for mental health as it releases natural endorphins, which release a positive feeling in the body. Having a healthy mind and body are both very important. Karate teaches you to be in control of these emotions and as you progress in your karate journey and realise how far you can go when you apply yourself. You can start to apply these same principles that you learn at home, at work and with your family. It’s really all about taking a step and everyone’s journey is going

to be very individual. For some the step may be just turning up to class; for others it may be learning a new Kata (form). There is a sort of ritual feeling when you put your dōgi’ (karate uniform) on and come to class to be present. Nothing else should matter during class; it is a time to focus, learn and develop. It may at times be both physically or mentally challenging, but you push on because you know you can, and you remind yourself next time it will easier. It is your journey and your time that you are dedicating to yourself - to become healthier and stronger, both mentally and physically. Your feelings are confined to your own mind and sometimes when you are in isolation you start to feel alone in your

struggles, so just being around other people who will support you on your journey is one step in the right direction. Add to that an excellent physical outlet and a place to build your confidence in a safe and supportive environment. You feel a sort of accomplishment about turning up to class, participating in class, and as the weeks go on you realise you are learning a very powerful and unique skill – it can

be very empowering. We don’t take ourselves too seriously, because we believe laughter is the best medicine. facebook. com/kakurinkankarateQLD or 0401 000 297. More info, page 15.

Outdoors NEW RECRUITS NEEDED FOR B E L L I B R I G A D E Peter Blashki, Belli Park

EUMUNDI BUSHCARE GROUP Amber Grimley, Eumundi

National landcare conference

Why is it this time of year you’re after new recruits? The Belli Park Rural Fire Brigade are on the look-out for new recruits all year round. With new people coming and going from Belli, we want to make sure that the new residents know we do have a local community organisation that they can join and meet some of their neighbours. Additionally, once you join and you wish to be a firefighter, we need to give you a couple of months of basic training before you can go out on the fireground -we call it FMS, which stands for Firefighter Minimum Skills. What skills can volunteers expect to gain? A range of skills, such as fire safety and bushfire behaviour, first aid and how to operate the equipment - including chainsaws and water pumps. Queensland Fire & Emergency Services (QFES) also has a volunteer portal where there are numerous on-line courses that you can complete at any time. What’s involved with volunteering? This depends on how much you wish to be involved. You can be an active member, which is where you go out and fight fires, or a support member, where you can help in the operation of the brigade. The amount of time you can help is up to the individual any help is great.

I recently attended the National Landcare Conference in Brisbane and I came away from it with a heart full! Full of awe, inspiration, empowerment and hope. Landcare is a grass roots, not-for-profit organisation driven by volunteers around Australia who work together to protect, restore and manage Australia’s natural environment. Landcare is not just about planting trees and pulling out weeds! The conference covered climate change, digital technology, youth, partnerships and collaborations, native title, indigenous rangers, sustainability, fire management and women in landcare. The three hot topics were:

Is it just fires? Most of the time it’s fires, however, we also help out advising residents on what they need to do to develop bushfire plans and occasionally we help out in cleaning up after storms/ floods.

Indigenous Landcare

To learn new skills. I also enjoy doing my bit for the community and it’s great to catch up with a fun and fantastic bunch of locals on a regular basis.

Through native title, indigenous ranger programs and Caring for Country we are working together to get the best management outcomes for our unique land. The indigenous people of Australia have been here for thousands of years, so I think we have a lot to learn from them! After all they are the original farmers, using fire to manage the land for their benefit.

When do you meet?

Youth in Landcare

We meet for training on the first and third Mondays of the month, so our next training is Monday 5 November, starting at 6:30pm and typically runs for about two hours. We also have quarterly management meetings and the whole community is invited - you don’t need to be a member for these meetings. Our next management meeting is on 29 October, 7pm.

How to get the younger generation on board to care for our country? Make it fun of course! Some amazing young folk have connected and created a movement called Intrepid Landcare. Intrepid means adventurous, and that’s what Intrepid Landcare is all about. It empowers young people to inspire, act and lead others to care for the environment.

Why do you do it?

How many recruits do you have at the moment? We have ten active recruits at the moment, ranging in age from 16 to 70 plus. So age is not a barrier, however sometimes the work can be a bit physical. You don’t need to be superfit, just able to drag hoses around. Most of our recruits work outside the Belli area, so Monday to Friday we can sometimes struggle to get a crew together. Cont’d on pg 18 16

Bridging the gap between City and Country One problem there has always been in agriculture is the gap that exists between city folk and the farmers. How do we bridge this gap? Are people in the city really oblivious to where their food comes from? Here on the Sunshine Coast we are so close to our farmers. It is so

{ T H E G R E E N 24 October 2018

wonderful to go to our local farms to buy from them and see where our food comes from. We need to engage the city folk. With social media this is very easy. But maybe there needs to be more authentic farm tours. The conference was truly amazing and the Awards night was also full of wonderful, inspiring groups and individuals around Australia doing amazing things for our land. The food was amazing but one thing that made my heart sing were the free conference bags! All attendees of the conference were given a Boomerang Bag, with various bits and pieces, including a reusable coffee cup! No yucky polypropylene bags as is the norm with these types of events. Wow! I enjoyed looking at everyone walking around with their Boomerang Bags. I even swapped mine with another lady as we both commented on how good the other ones looked! The next Eumundi bushcare meeting will be held on Sunday 28 October, 8.30 to 11am at the Eumundi Sunken Garden, Pacey St. New people are always welcome.

Outdoors EUMUNDI WILDLIFE CENTRE REPORT With the recent wild weather, Eumundi’s RSPCA Wildlife Conservation Centre has had an influx of fatigued baby birds presenting at the clinic. Manager Vicki Toomey explained the babies are low on their food reserves, so ones that may have been fledging the nest with their parents have gotten wet and soggy and unable to keep up with the adult birds. “They don’t have the strength they would normally have if able to dry out,” she explained. “We have lots of magpies, currawongs, butcher birds, whip birds, lorikeets, noisy minors and friar chicks, galah babies – lots of species are fledging at the moment.” Vicki shared they tend to reunite the babies with their parents when they know where they were found and have a good success rate, averaging six back to their parents a day. “Firstly we have to re-establish whether the parents want them back – in most cases this is good – but we need fine weather to do that,” she explained. In some cases the baby birds have to stay at the Centre until fully grown because they don’t have a firm fixed location, or they’ve been dropped into a vet clinic without any information. Vicki asks that if you do drop an animal into a vet clinic that you say where you found the bird so there is a chance of returning it to its parents. “Parents do a much better job of raising their babies than what we can, so when we do have that opportunity we’d much rather return it to its parents – they

can teach them so much more,” she said. Vicki shared that people come from right across the Coast to drop injured animals at the Centre. “A lovely family drove a bird down from Tin Can Bay last weekend – it was a little rainbow bee-eater – a magnificent bird that just eats bees and wasps.” If people find a baby bird Vicki suggests you have a good look around and see if you can see any other birds of the same species and are they paying any attention to it. “If you can approach it and it seems a quiet bird, pick it up, give us a call and we’ll give you further advice,” she said. Vicki said the Centre is very full but there’s always room for more. “There are a lot more species that are about to fledge; we know the kingfishers are coming, there’s more galahs, the first of the kookaburra babies came in yesterday. At the moment we’re getting about 20 new animals a day so it’s crazy times because of all the rain coincided with the babies coming out of the nests.” “It’s going to make for a magnificent time over the next couple of weeks because there’s going to be a lot of insects out there so the strong babies are going to have a lot of food,” Vicki said.

Belli Brigade cont’d from pg 16 The ideal number would be 15 to 20, however we would never say we have enough. Do you have to live in Belli? No, however, getting to the station in a timely manner would be beneficial. Do you do work outside of the Belli area? Yes. Recently we were called up to the fires at Woolooga (west of Gympie) a few times, we have also had some crew up in FNQ over the past couple of weeks. The QFES is like a big family, and if someone is in trouble then we all pitch in to help out wherever we are needed.

Bunnings and support from some wonderful parents. The kids came up with ideas about what they felt represented their school. Our motto - Heart, Mind, Earth - featured heavily in most of their designs, along with our Stephanie Alexander Kitchen Garden Programme, the Marimba band and our wildlife visitors - including Spot, our resident guinea fowl. It would be great to see new residents at our next Management meeting on Monday 29 October, 7pm, or otherwise just come along to the station at 6.30pm on the first or third Monday of the month. Since the 60 Minutes story ‘Bricks and Slaughter’ our phones have been running hot with anxious property owners and buyers seeking guidance on what the implications will be on the property market in our region. The story is misleading and as soon as commentators refer to ‘the Australian property market’ that’s when the alarm bells start to ring. There is no such thing as a single property market – not for Australia, not for a capital city and not even for a region – there are a myriad of property markets all doing their own thing. How can you compare a home in Doonan with an apartment in Double Bay or even a townhouse in Deception Bay! All over some markets may be falling, others will be rising and some may be flat. It is outrageous misinformation to suggest that ‘Australian property values have fallen’. Corelogic records that 9 out of 14 major market jurisdictions (8 capital cities and 6 regional centres) all recorded higher prices than 12 months ago. What we need to do is look at the underlying factors that we are experiencing today that may affect the property market in our region. We are enjoying a robust local economy with major infrastructure projects being undertaken (Sunshine Coast Airport, Sunshine Coast University Hospital, plus numerous Technology Hubs), creative incubator industries popping up and continuing population growth being fueled by interstate migration. And let’s not forget the fundamentals that have never changed – pristine beaches and rivers, National Parks, clean air and a magnificent climate plus the rural countryside and hinterland communities. In the hinterland region in 2011/12 there were 370 properties sold with an average sale price of $578,000. Since then there has been year on year growth with 756 sales in the 2017/18 year with an average sale price of $758,000. These figures demonstrate the underlying strength of the hinterland market and we anticipate continued growth over the next 2 to 3 years. So next time you hear or read a commentator discussing “the Australian property market” or claiming that “Australian house prices have fallen 10 percent”, turn the page or change channels because the talking head/ writer is a charlatan pretending to be an expert.
