> World Market Center - Building B The World Market Center, Building B is the second building of the master plan for the site. The project was designed in collaboration with The Jerde Partnership. The master plan provides for seven total buildings within the campus that interconnects providing permanent showrooms and temporary exhibit space for manufacturers and dealers. The staff of EV&A have continuously provided architectural and interior design services for Building B since it was competed in 2003. We have remodeled the lower entrance lobby and provided tenant and corporate design and production services including the 16th Floor shown on the opposite page. > World Market Center - Building C Building C of the World Market Center completes the first three built phases of the international showrooms as part of the master plan. This project phase was also designed in collaboration with The Jerde Partnership. Phase Three is a sixteen-story building containing 2,100,000 SF with a multi-story lobby atrium and permanent showrooms on all levels. The development also offers an eightstory, 1,250,000 SF parking structure that provides for approximately 3,100 parking spaces. The three iconic, monolithic structures and shared parking structure merge together elegance and function and serve as economic drivers for downtown Las Vegas.

> Las Vegas Convention Center - South Hall Expansion The Las Vegas Convention Center is undergoing a $373 million expansion that is intended to ease the Center’s needs for additional meeting space and improve the building’s overall design. The 500,000 SF expansion, done in conjunction with the HNTB Architects, includes 145,000 SF of dedicated meeting space and a ballroom of about 100,000 SF. The project also includes a lobby along the length of the South Hall, a grand concourse to tie together the Center’s three halls, a redesigned signature front facade, and an enclosed pedestrian connector from the adjacent Las Vegas Monorail station.

Edward A. Vance, FAIA, is the founder and design principal of EV&A Architects, a specialty design firm serving the hospitality, commercial and health care industries. For 34 years, Mr. Vance has served his clients, his community and the profession of architecture. Design excellence has characterized Mr. Vance’s distinguished career. His work has led to numerous design awards and significant commissions. He is the past president of JMA Architecture Studios, a nationally recognized design firm, of over 200 professionals, located in five offices in Nevada and California. For nearly 18 years Mr. Vance served as a designer, project manager and principal-in-charge at JMA. He was the director of the firm’s healthcare, commercial and hospitality studios. In November of 2006, Mr. Vance opened EV&A Architects to better serve his client base and the profession. Located in Las Vegas, Nevada his firm is currently staffed with 15 professionals uniquely qualified to serve the healthcare, hospitality and commercial industries. For nearly 30 years Mr. Vance has served his Las Vegas clients and the profession of architecture. Design excellence characterizes Mr. Vance’s distinguished career. His work has led to numerous design awards and to significant commissions with major commercial, hospitality and healthcare clients. Mr. Vance has been awarded the AIA Nevada Young Architect Citation, the AIA Nevada Service Award and in 2006 he received The AIA Nevada Silver Medal, the highest honor bestowed on an architect in the State. He was elected to the AIA’s National Board of Directors in 2010 where he served a three year term receiving his Richard Upjohn Fellowship in 2012. He was elected to the AIA College of Fellows in early 2014 and received the AIA Regional Silver Medal in October of the same year. He was recently inaugurated as the 57th Chancellor of the AIA College of Fellows. As a past professor at UNLV’s College of Architecture, he continues to guest lecture professional practice classes and juries 5th and 6th year design studios. Active in his community, Mr. Vance served on the board of trustees as past vice president for the Lied Discovery Children’s Museum. He also served on the executive board of Boy Scouts of America, is a member of NAIOP and is the past Nevada State coordinator for NCARB’s Intern Development Program.

Matthew Burns, Associate AIA is currently a Sr. Project Manager and a Vice President with EV&A Architects. He is highly accomplished in the preparation and production of EV&A’s quality construction documentation. With over 17 years of experience in healthcare, commercial and industrial projects, he is familiar with all phases of work from entitlements through contract administration. As an integral part of the production team, he works closely with the principal, designers and client, coordinating the efforts of all outside consultants from the beginning of the schematic phase throughout the completion of the project. He is instrumental in meeting the applicable codes that govern any project and he works closely with all agencies having jurisdiction to ensure his projects are successful in securing the necessary building permits for construction. Originally from Los Angeles, California, Matt came to Nevada to attend the University of Nevada, Las Vegas where he earned his Masters of Architecture. During his education, he was involved with AIAS Las Vegas and was a member of the Golden Key International Honor Society. Continuing with the sustainable design expertise gained through his master’s thesis studies, specifically day lighting and education. Matt has completed his Intern Development Program (IDP) requirements for the National Council of Architectural Registration Boards and is in the process of taking the Architectural Registration Exam (ARE) in pursuit of his architectural license.

Manny Bouza, AIA is the Design Director for EV&A Architects, and brings with him an extensive rage of expertise to our firm. He is a proven leader in design and the production of architecture and interior design projects, with over 26 years serving the architecture industry and has experience working on hospitality, commercial, public, healthcare, and industrial facilities. As Design Director, Manny works closely with firm principals, clients and the project delivery teams to ensure that project deliverables satisfy the client, go out on time and on budget, and support project goals. He also supports the firms principals in establishing overall design vision, philosophy, and workflow with client projects and design teams. Manny bridges the gap between design and production teams in the creation, conceptualization, and implementation of EV&A projects. In his role he produces concepts for projects that include supervising and directing supporting design and production team members with project objectives, project vision, written narratives, storyboards, precedent studies, graphic design, and 3D visualization renderings for architectural design, interior design, marketing and other creative projects for the firm. He utilizes the latest technology and software which continues to excite the firm and allow us to have a greater technical edge in the production of our work.

With over two decades of interior design experience, Kellie Wanbaugh’s professional expertise in the design field include projects in a wide variety of types inclusive of corporate facilities, call centers, healthcare facilities, casinos and restaurants. As a project manager, Kellie provides direct client communications and representation through the design construction process. Through her coordination of flexible teams of designers and production staff, she utilizes each of them to his or her fullest potential, to produce high quality, innovative and appropriate design solutions for the client. With over 30 years of experiences Jonelle’s philosophy of design bridges the gaps of architecture and interiors in a seamless fashion. With millions of square feet of projects to her credit, her expertise includes developing a symbiotic relationship with clients to produce the best project possible. Many of her projects have been awarded for design excellence through AIA and NAIOP. As a principal and project manager, she provides direct client communications and representation through the design and construction process. Through her coordination of flexible teams of designers and draftsman she utilizes each of them, to his or her fullest potential to produce high quality, innovative and appropriate design solutions for every client. Her passion for art and the environment have lead her to several trips to Europe to discover latest uses for sustainable and environmental design. Jonelle is a member of NAIOP and has served as City Center Director, representing Nevada for IIDA. Her education has combined art and interior design, giving a twist to the status quo. She is a Registered Interior Designer in the state of Nevada.

Scope & Fee Proposal
Section 5
Fee Proposal and Scope of Services Phase ONE
Fee
We will develop “Unit Master” floor plans for the WMC campus, Building and Floor Plans for your review and approval. Unit Master shall be defined as the smallest efficient demisable showroom layout for each floor. Generally, unit masters will correspond with column bays within which building systems have been efficiently installed. Upon development of proposed unit master layouts, IMC will review and approve for future use in other phases.

It is our understanding that all showroom floor layouts are available for the World Market Center including existing tenant demising walls. Optimal unit master plans shall be based on the most efficient use of the floor to include potential future state of common area race track corridors meeting life safety codes and logistic path optimization.
Phase TWO We will prepare a plan and a timeline to deliver as built drawings for all tenant spaces throughout the WMC campus. As-built drawings shall include, but not limited to: electrical and track locations, track head quantities, interior HVAC equipment location(s) with ductwork, thermostat locations, and interior walls and / or rooms, finish specifications (generic / detailed when available), overall dimensions of showroom including storefront (gates) and doors. We understand the following realtive to the WMC Campus:
$200,000 for initial work
Total Square Footage – 5.5M GSF (3 Buildings) • Showroom Demising, Dimension Plans and Square Footage – 100%. • Tenant Floor Maps – 100% • As Built Plans – 80% (All as built information is available, but not currently updated) It will be our responsibility to update as built documents as follows: • At the conclusion of each approved construction project (average 1 per showroom every 3 years). As built plans to be provided by contractor / tenant / owner / architect. • At the end of each leasing cycle where tenant vacates space (average 1 per showroom every 5-7 years). As built survey to be provided by IMC Operations.

Fee Proposal and Scope of Services Phase THREE
Fee
We will maintain overall campus tenant square footages, showroom dimension plans with square footage of individual tenant showrooms, and tenant identification plans in accordance with the guidelines, standards and limitations contained as requested. They shall be based on BOMA standards and included within IMC/WMC lease documents as exhibits.
$50,000 for initial work
Our ongoing deliverables will include: • Showroom dimensioned demising plans. • Floor Key plans for each Showroom dimensioned demising plans. • A 24-hour turnaround after drawing request is made. Monthly deliverables include: • Updating database based on revised demising per new leasing plans. • Updating overall tenant floor maps with tenant names and square footages. • Updating as-built database for all projects, based on as-built surveys completed during previous month.
Hourly at $125/hour for ongoing past initial work.
Market deliverables include: • Update “Exit” Plans for each floor based on current floor layouts and demising plans.
Phase FOUR We will Prepare construction documents for permitting construction projects as required by the City of Las Vegas Building Department. Our services shall be completed within a defined budget and schedule. The following plans shall be required as a minimum on all permitted projects: • Title Page • Demo Plan • Proposed Layout • Reflected Ceiling Plan • Life Safety Plan
Fees for A/E/I construction documentation only shall be per Showroom as follows:
Other plans may be necessary based on project complexity, and tenant request. When necessary these additional plans / services will be bid as an additional service on a project to you. The fees included in this proposal are general pricing guidelines for typical project sizes. Each project will be specifically bid and awarded independently.

NOTE: Fees shall include an initial meeting with the tenant and up to (2) two space plans. Fees are based on a $50 / buildout cost. If Build out costs are expected to exceed this amount, fees will be assessed on an individual basis.
