Dear Mr. Kautz, On behalf of EV&A Architects team, we want to thank you for the opportunity to present our professional services proposal for the Office Project to be located across from Downtown Summerlin and the Red Rock Casino along Pavilion Center Drive. We are very excited to be considered for the design services to assist in the expansion and growth of the The Howard Hughes Corporation. The staff of EV&A Architects have had a focused design expertise in office and commercial projects for nearly 30 years with a long history of serving the design needs of The Howard Hughes Corporation dating back to 1989. We have teams committed to this specific market area and bring the most current best practice models and experienced professional personnel to lead those efforts. The EV&A team takes pride in our work and values the long lasting relationships with our private development clients. This is accomplished by a passion to the practice and delivery of great design that meets your budget. Edward Vance will be the design team point of contact and contract negotiations. Kevin Welch will assist with project design and development of models and visualizations. Principal Matt Burns will serve as the thought leader and Senior Project Manager throughout the project time line and will oversee production, coordinate deliverables and maintain schedule and cost control. Darris Peterson will provide quality assurance oversight throughout the project duration. Jonelle Vance and her team will ensure that the building core plan is marketable for future tenant improvements. City Center Place Located in the heart of the historic district of 4th and Lewis in downtown Las Vegas, this (6) Six Story - 110,000 square foot Class “A” office building was the first to be built in Downtown in twenty years. Composed of Granite and metal panel cladding at street level, this predominately glass and precast concrete high-rise provides panoramic views of the Las Vegas skyline for every tenant. The adjacent three level parking structure is clad in similar architectural details and materials, and provides approximately 600 parking spaces. The project was delivered on time and on budget. Fort Apache Suburban Office Complex Located along the I-215 corridor at Tropicana Boulevard, this pair of two and three story speculative suburban office buildings boast 20,000 SF floor plates at an 87% efficiency. The buildings are composed of a steel super structure clad with site cast concrete wall panels and dual glazed, store front glazing. Surface parking is fully landscaped to meet the Clark County guidelines and provides five spaces for every 1,000 SF of gross square footage.

Arroyo Corporate Center Located along the 215 at Rainbow, the Arroyo Corporate Center offers a full spectrum of business options including Class “A” suburban office buildings ranging from 2 to 6 stories, and single-story office and industrial buildings. The project’s offerings provide unsurpassed tenant satisfaction in a state-of-the-art corporate environment. The initial pair of two and three story speculative office buildings were completed in 2005 and features 100,000 GSF of professional office space. Surface parking for the park is fully landscaped to meet the Clark County guidelines and provides five spaces for every 1,000 SF of gross square footage.

Freeman EV&A 410,000 SF | $25 MM Freeman Headquarters Since 1927, Freeman Company has been producing expositions, conventions, corporate events and exhibits for a wide array of clients. It was at the forefront of the design concept to express the stature of this 81 year old company while maintaining the appearance of its cutting edge business. Freeman Company’s new Las Vegas manufacturing and distribution center features a Three Story - 110,000 SF office complex with over 300,000 SF of warehouse and production facilities. The facility was completed in the first quarter of 2009.

Edward A. Vance, FAIA, is the founder and design principal of EV&A Architects, a specialty design firm serving the hospitality, commercial and health care industries. For 34 years, Mr. Vance has served his clients, his community and the profession of architecture. Design excellence has characterized Mr. Vance’s distinguished career. His work has led to numerous design awards and significant commissions. He is the past president of JMA Architecture Studios, a nationally recognized design firm, of over 200 professionals, located in five offices in Nevada and California. For nearly 18 years Mr. Vance served as a designer, project manager and principal-in-charge at JMA. He was the director of the firm’s healthcare, commercial and hospitality studios. In November of 2006, Mr. Vance opened EV&A Architects to better serve his client base and the profession. Located in Las Vegas, Nevada his firm is currently staffed with 15 professionals uniquely qualified to serve the healthcare, hospitality and commercial industries. For nearly 30 years Mr. Vance has served his Las Vegas clients and the profession of architecture. Design excellence characterizes Mr. Vance’s distinguished career. His work has led to numerous design awards and to significant commissions with major commercial, hospitality and healthcare clients. Mr. Vance has been awarded the AIA Nevada Young Architect Citation, the AIA Nevada Service Award and in 2006 he received The AIA Nevada Silver Medal, the highest honor bestowed on an architect in the State. He was elected to the AIA’s National Board of Directors in 2010 where he served a three year term receiving his Richard Upjohn Fellowship in 2012. He was elected to the AIA College of Fellows in early 2014 and received the AIA Regional Silver Medal in October of the same year. He was recently elected to serve as Secretary of the AIA College of Fellows. As a past professor at UNLV’s College of Architecture, he continues to guest lecture professional practice classes and juries 5th and 6th year design studios. Matthew Burns, Associate AIA is currently a Sr. Project Manager and a Vice President with EV&A Architects. He is highly accomplished in the preparation and production of EV&A’s quality construction documentation. With over 12 years of experience in healthcare, commercial and industrial projects, he is familiar with all phases of work from entitlements through contract administration. As an integral part of the production team, he works closely with the principal, designers and client, coordinating the efforts of all outside consultants from the beginning of the schematic phase throughout the completion of the project. He is instrumental in meeting the applicable codes that govern any project and he works closely with all agencies having jurisdiction to ensure his projects are successful in securing the necessary building permits for construction. Originally from Los Angeles, California, Matt came to Nevada to attend the University of Nevada, Las Vegas where he earned his Masters of Architecture. During his education, he was involved with AIAS Las Vegas and was a member of the Golden Key International Honor Society. Continuing with the sustainable design expertise gained through his master’s thesis studies, specifically day lighting and education. Matt has completed his Intern Development Program (IDP) requirements for the National Council of Architectural Registration Boards and is in the process of taking the Architectural Registration Exam (ARE) in pursuit of his architectural license.

Kevin Welch is the Design Director for EV&A Architects, and brings with him an extensive rage of expertise to our firm. He is a proven leader in design and the production of architecture and interior design projects, with over 15 years serving the architecture industry and has experience working on hospitality, commercial, public, healthcare, and industrial facilities. As Design Director Kevin works closely with firm principals, clients and the project management team to ensure that project deliverables satisfy the client, go out on time and on budget, and support project goals. He also supports the firms principals in establishing overall design vision, philosophy, and workflow with client projects and design teams. Kevin bridges the gap between design and production teams in the creation, conceptualization, and implementation of EV&A projects. In his role he produces concepts for projects that include supervising and directing supporting design and production team members with project objectives, project vision, written narratives, storyboards, precedent studies, graphic design, and 3D visualization renderings for architectural design, interior design, marketing and other creative projects for the firm. He utilizes the latest technology and software which continues to excite the firm and allow us to have a greater technical edge in the production of our work.

With over 30 years of experiences Jonelle’s philosophy of design bridges the gaps of architecture and interiors in a seamless fashion. With millions of square feet of projects to her credit, her expertise includes developing a symbiotic relationship with clients to produce the best project possible. Many of her projects have been awarded for design excellence through AIA and NAIOP. As a principal and project manager, she provides direct client communications and representation through the design and construction process. Through her coordination of flexible teams of designers and draftsman she utilizes each of them, to his or her fullest potential to produce high quality, innovative and appropriate design solutions for every client. Her passion for art and the environment have lead her to several trips to Europe to discover latest uses for sustainable and environmental design. Jonelle is a member of NAIOP and has served as City Center Director, representing Nevada for IIDA. Her education has combined art and interior design, giving a twist to the status quo. Todd Brautigam, Associate AIA is currently a Project Professional with EV&A Architects. Representative Projects The Howard Hughes Corporation – Las Vegas, NV Harris Consulting Engineers has provided HVAC, Plumbing, Electrical, and Technologies design for over 100 office shell buildings or tenant improvement spaces for facilities in various THHC properties. Marnell Corporate Center (MCC) - Las Vegas, NV This leading edge professional office park consists of approximately 400,000 square feet of mixeduse, Class A office and retail in a professional corporate campus configuration. Harris Consulting Engineers designed the HVAC, Plumbing and Electrical systems for MCC III, the 71,000 sf multitenant professional office building, MCC IV at 91,000 sf, and MCC V, the 115,000 sf building and three-story parking structure. Las Vegas Metro Police Department Headquarters, Las Vegas, NV Harris Consulting Engineers provided HVAC, Plumbing, Electrical, and Technologies design for the 350,000 s.f. tenant improvement. The project included the 4,000 s.f. I.T. Room. Stand alone HVAC equipment was provided for the I.T. Room. Lighting and power distribution was provided for this area as well as a backup generator for the space. A Preaction fire protection system and an FM200 inert gas fire protection system was provided for this area

Marnell Corporate Center

Konami Gaming Office and Manufacturing Facility - Las Vegas, NV HCE completed the HVAC, plumbing and electrical design for this two-level 123,000 sf gaming office/warehouse in Las Vegas, NV. The building consists of assembly, storage, corporate offices and a demonstration showroom for new gaming machine products. Konami Gaming Corporate Office Remodel – Las Vegas, NV HCE provided HVAC, Plumbing, Electrical, and Technologies design for the combined 4-level, 316,000-square-foot remodeled/expanded complex which was redesigned from top to bottom, and will house Corporate Offices, Sales Center, Manufacturing and Equipment Service for Konami’s North American and European gaming businesses. Also included are a Subterranean Warehouse and Assembly Facility, Subterranean Parking, Research and Development Facilities and an automated Manufacturing Floor. Office WMS Gaming Corporate Office – Las Vegas, NV HCE completed the HVAC, plumbing and electrical design for this two-story, 120,000 sf build-tosuit gaming office/warehouse in Las Vegas, NV. Although not documented as LEED-certified, there was a strong commitment by all participants to incorporate LEED items into the design.

Konami Gaming

Arroyo Office Park, Phase A, Buildings 1 and 2 - Las Vegas, NV HCE completed the HVAC, plumbing and electrical design for one 50,000 sf, two-story, gray shell office building, and one three-story, 75,000 sf gray shell office building with improved elevator/lobby/toilet cores. NV Dept of Employment, Training and Rehabilitation Bldg (DETR) - Las Vegas, NV This project for the State of Nevada was the design of a 60,000 sf office building. It was built-out in phases with the first phase of 36,000 sf and 24,000 sf remaining as gray shell for future development. It was designed for the Silver LEED certification. HCE provided HVAC, Plumbing and Electrical design for the building.

WMS Gaming

Hughes JCM Facility - Las Vegas, NV This project consisted of 32,000 square feet of office area, and 26,000 square feet of warehouse. HCE design services included HVAC and Electrical engineering for contract documents and construction administration.

SIMILAR PROJECTS AND SPECIFIC EXPERIENCE Three similar projects completed and specific experience related to office project type. 1. LACMTA Gateway Building, Los Angeles CA The Gateway Building is the Headquarters for the Los Angeles County Metropolitan Transportation Authority (LACMTA). The building is approximately 700,000 square feet and has 25 occupied floors along with two mechanical levels and four levels of parking with supplementary occupies on P1 and P2. The building was completed in 1995. LACMTA as a corporation is dedicated to sustainability and energy efficiency and had already implemented number programs and policies for all of their buildings. The sustainability team pursued LEED for Existing Buildings addressing energy efficiency, lowering operating costs, and improving air quality for all employees. The project achieved LEED Gold in 2010 and is looking to re-certify in 2016. Jennifer Turchin is the project manager for all Metro projects; she coordinated all the subcontractors needed to complete retrofit work as well as analysis including the commissioning agent. She interfaces with Metro’s sustainability team on all aspects of LEED certification and manages all LEED documentation and submission of the LEED online paperwork and audit responses. 2. Las Vegas Federal Justice Tower, Las Vegas, NV The FJT project is an eleven story build to suit office building located in downtown Las Vegas that will be occupied by the Immigration and Custom Officials and Federal Justices, each taking approximately half of the building, which is 145,000 square feet with about 13,000 square feet per floor. Coda Group Inc. worked directly for the project developer, SDA Inc. as the LEED consult for both the design and construction teams under a design build contract. The project is pursuing LEED Silver certification and is completing the review process with the U.S. Green Building Council. Jennifer Turchin is the project manager for this project, she conducted the LEED kickoff meeting with the design build team, coordinated with both design and construction team members on all LEED credits, developed LEED ID credits and coordinated with the tenants and developer to document those items and was responsible for uploading and submission of the LEED online paperwork and audit responses. 3. AAA Operations Center, Henderson, NV AAA Las Vegas is an 85,000 square foot office call center located within an existing 110,000 square foot two story building near St. Rose Parkway in Henderson Nevada. The project scope was an interior remodel of the entire first floor and partial second floor including the demolition and construction of individual offices; open office areas, lunch/break area, restrooms and stairs as well as the addition of a vehicle inspection area. The original building was constructed in 2001 with an interior remodel in 2004 and was purchased by AAA in 2012 to start this remodel process. Coda Group Inc. worked for the contractor joint venture of Hathaway Dinwiddie and Timberlake Construction and was responsible for all construction phase documentation. The project achieved LEED Gold in 2014. Jennifer Turchin was the project manager for this project, she conducted a LEED kickoff meeting and training course for the General Contractor, attended regular construction meetings and conducted LEED site visits and coordinated with the Contractor and subcontractors on construction phase documentation. LANDSCAPE ARCHITECTURE

JWZ provided this business park design to create an outdoor space that was an extension of the office buildings. Decorative, but subtile, pavement design along with site furniture, raised planters, potted plants, conversation niches, shaded and sunny seating areas. The plant pallette was developed as a LEED certified project with water efficient and low maintenance drip irrigation and water thrifty plants adapted to our southwest environment. The perimeter plant list was developed using more desert like adapted palnts while the interior courtyard areas were, as defined in xeriscape principals, as a “mini-oasis� concept. Plants that are more lush and tropical, creating a respite from the sometimes brutal Las Vegas environment, are used. These plants are hardy in the evnirons here in the southwest desert while providing water efficient, drought tolerant plantings.

The City Center Sales Pavilion is a two-story, 30,000 square foot building between the New York/New York and the Monte Carlo hotels. The Sales Pavilion contains front-of-house sales models, units and conference rooms; as well as back-of-house offices and support areas. JWZ worked with WPH Architects and representatives of the MGM/Mirage Design Group to create a unique experience to the Las Vegas Valley, and to differentiate Project City Center from the rest of The Strip. JWZ developed a system of tiered retaining walls to create a separation of space between the building and road, as well as bringing the scale of the building and elevation change down to a comfortable pedestrian level. Specimen trees were planted throughout the site to provide immediate maturation. All of the landscape and architectural elements are designed to create a separation of space between the typical visitor on the “Strip� and potential buyers.

The ‘M’ Resort brings a new look to the casino industry with its marriage between contemporary Italian theming and its link to the existing surroundings while still staying true to the drought restrictions of the Las Vegas Valley. The transcendant landscape has a desert/tropical look, achieved through the use of succulent desert plant selections and low water use palm tree species. Large swaths of plantings create cohesive movement throughout the site. All the trees and shrubs were planted at a semi-mature size, to the give the landscape an instant punch. The use of salvaged pine trees from the original site helps re-connect the landscape back to some of its original context. The pool area contains a myriad of options with its outdoor lounges, water features, cabana retreats and private VIP pool area. The landscape for the pool area is more exotic than other areas of the property with the extensive use of bamboo, ice plant and a wider variety of palm species. All plant material used is part of a low water use system that is incorporated throughout the entire site.

TASK APPRECIATION

PCNA Group understands the task involved in providing consultancy services for this project. The size and scope of this project warrants the meticulous coordination of several consultants, designers, contractors, and AHJ officials in order to achieve successful results. The highest level of efficiency possible is critical in this effort. We understand that to achieve this, a life safety consultant needs to demonstrate not only qualified experience on this project type, but also a long history in working with primary members of the design/consultant team. However, the most important aspect of our role is the unequaled access and liaison capability we enjoy with local AHJ officials. Our 25+ years in working directly with them provides us a complete understanding of not only their provisions, but also their operational procedures and considerations. We know who to speak to, the questions to ask them, the way design considerations should be presented, and the pitfalls to avoid. This directly translates into savings of both time and money for the entire project team and ownership. We expect the project will warrant a full range of fire safety provisions and strategies that will be outlined in the Master Code Analysis. It is anticipated that the strategy within it will incorporate a combination of both passive and active fire & life safety systems including; compartmentation, automatic sprinkler systems, early warning and detection systems, and added protection to structural components to increase egress tenability and fire fighting intervention. We fully comprehend the accessibility requirements for all areas in accordance with the IBC, ICC ANSI A117.1, and ADA codes, laws, and standards. The design of the project will be reviewed in order to identify potential areas of access discrimination, as well as areas of non-compliance with respect to the relevant access legislation risk. Beyond assuring the requirements for access and usability are met, we will continuously give special attention as to “how� they are applied so as to minimize their impact and assist the design team in maximizing their design vision. This project requires a full range of fire safety provisions and strategies that will be outlined in the Fire Protection & Life Safety Reports, and reflected on Fire & Life Safety Plans. Michael was recently named the “2014 Southern Nevada ICC Chapter Industry Person of the Year” by their Board of Directors, which is comprised of local Building & Fire Department government agency representatives. We are proud to showcase the following projects that were recently completed by our expert staff. 3893 HOWARD HUGHES PARKWAY OFFICE BUILDING* LAS VEGAS, NV DMJM (LOS ANGELES) Project responsibilities included accessibility design review, fire protection and life safety consulting, and egress design for this 8-story 184,000 sf. mid-rise office building including retail suites, multi-level parking garage and professional office complex site integration. BANK OF NEVADA – OFFICE TENANT IMPROVEMENTS* LAS VEGAS, NV WSP FLACK + KURTZ Project responsibilities included full code and fire protection & life safety consulting on this 1,400 sf. bank tenant improvement suite located within the Molasky Center Building in downtown Las Vegas, Nevada. The core and shell portion of this building was the first LEED Gold Office project to be certified in the state of Nevada. FREEMAN DECORATING & INTERIORS – WESTERN US HQ LAS VEGAS, NV ED VANCE & ASSOCIATES ARCHITECTURE Project responsibilities included full code, fire protection and life safety, egress design, fire department permitting, and accessibility review for this 400,000 sf, 3-story office/warehouse building to support a convention and trade shows booth fabrication and installation company. Based on our code analysis, and through our efforts to attain approval from the Clark County Department of Development Services, we were able to save approximately $2 million from the cost of the project by classifying the third level of the office area as mezzanine. This allowed the exposed structural steel framing in the approx. 300,000 sf warehouse area to remain as un-rated construction. LAKESIDE SUITES – MIXED USE OFFICE & RETAIL LAS VEGAS, NV RSJ ARCHITECTURE Project responsibilities included the preparation of a sprinkler design criteria letter to provide justification to permit the use of wet-type system heads in outdoor covered areas of the building (intended for new outdoor restaurant seating areas) that were subject to potential freeze conditions for this mixed-use 2-story approx. 50,000 sf office/restaurant center. Additionally, we provided other alternative methods submittals to resolve issues on this 30+ year old facility. BRYAN OFFICE BUILDING* CARSON CITY, NV STATE OF NEVADA Project responsibilities included the preparation of 12 (twelve) fire protection & life safety alternative methods & materials submittals to resolve non-compliant fire & life safety details in this newly constructed 5-story 120,553 sf. office building, located in Carson City, Nevada. TRI-LIN OFFICE BUILDING LAS VEGAS, NV RSJ ARCHITECTURE Project responsibilities included providing an as-built code analysis for the new owners of this existing 2-story office building, located in Las Vegas, Nevada, to determine that wall and floor/ceiling assemblies that had been used to justify the omission of automatic sprinklers were not properly constructed in accordance with the required 2-hour fireresistive ratings. This resulted in the new owners being able to seek relief as a result of misrepresentations in the purchase agreement. Architectural Services Agreement 8.1 Architectural Services Agreement As you requested, on behalf of Ed Vance & Associates, we’ve reviewed the Architectural Services Agreement proposed by Summerlin Development, LLC. and humbly make the following suggestions:

Article 1.4.1 This article states that the project shall be designed to meet LEED Gold Certification, while the RFP states LEED “Silver”. Our proposal assumes the latter and recommends the contract be revised accordingly.

Article 6 The normal concerns that we have regarding transfer of ownership, including copyrights and licenses, include clarifying that: • • • •

The documents are project-specific and are not intended for reuse on other projects; The license to use the documents is granted only when Ed Vance & Associates is paid in full for services duly rendered. 9.1 Project Scope EV&A is pleased to provide our professional services fee proposal for the new HHP Office Project Campus to be located at the SE corner of Pavilion Center Drive and Griffith Peak Drive, Summerlin, Las Vegas, NV (a portion of APN #164-01-312-002 also known as Parcel A2). The project will be the preeminent office building adjacent to the retail and entertainment core of Summerlin. Located across from Downtown Summerlin and the Red Rock Casino, the Project will be uniquely situated to serve the vibrant and active community. The basic program for the new office building is as follows: •

Hillsborough River Tower Partnering with BDG Architects in Tampa Bay, Florida, EV&A was commissioned to design this high-rise mixed use project comprised of one million square feet of rentable office and retail space along with a 200 room hotel. Located on the Hillsborough River on two parcels totaling approximately five acres across from Tampa Bay’s Central Business district, the project’s program included a multi-story parking structure wrapped with rentable apartment units making this development a true Live-Work solution in the down-town area.

One Summerlin The corporate headquarters for The Howard Hughes Corporation in Las Vegas will be taking up residency in the signature building in Downtown Summerlin, One Summerlin. Located on the second floor with a large outdoor entertainment area, including a combination of open office spaces, collaborative work areas and private offices of totaling 25,000 SF. The reception lobbies and board room are set in a rich combination of warm wood walls and stone in neutral tones complementing the exterior of the building and the surrounding neighborhood. The contemporary design scheme was developed to have a clean line modern look that relays the longevity of The Howard Hughes Corporation’s place and stature in the community of Las Vegas.

Lucky Dragon Hotel & Casino - Las Vegas, Nevada Many of Las Vegas’s resort and spas are expected to provide guests with all out peace and relaxation through the various activities and amenities that keep them coming back. When you blend that with a rich cultural heritage and a building designed to enhance the cities breathtaking views, you get the perfect combination of action and escape.

The Vision and Design

The Lucky Dragon Hotel & Casino will be the gateway between downtown and the Las Vegas Strip. The resort includes 203 guest rooms, three Asian themed restaurants and a full-service spa for the discerning world traveler. All guest rooms feature either mountain views or view of the famous Las Vegas Strip. An intimate and secluded outdoor pool and recreation area will be designed to reflect the rich heritage and culture of China. The building’s exteriors feature imported red glass panels, back-lit perforated metal panels, and a base of beautiful indigenous Southwestern stone. The project is currently scheduled for completion in early 2016.

Dynasty Hotel & Casino - Las Vegas, Nevada Located on Flamingo Boulevard just two miles east of the famous Las Vegas Strip, the Dynasty Resort Hotel and Casino will become the latest gaming resort among the city’s elegant offings. The proposed project will feature 832 luxurious hotel rooms designed to accommodate every guest’s preference. Room choices will range from spactious family suites to the refined luxury of the Executive VIP Suite, designed to accomodate the most distinguished guests. The fourth floor of the resort tower is where the main leisure facilities are located including swimming pools and fitness spaces. Guests will be able to chose from several retail shops, each offering the very best in luxury items, fashion, gadgets and electronics. Restaurants, cafes, lounges and bars are located throughout the resort. The Dynasty Resort Hotel and Casino will make the perfect location for conventions and exhibitions. With over 100,000 SF of meeting and convention spaces suitable for almost any type of meeting and show. The project is currently scheduled for completion in late 2018.

Summerlin Hospital Medical Center The Summerlin Hospital Medical Center addition consisted of a three floor vertical expansion to the top of an existing three story wing. The added services included an expansion of the O.B. Department, Pediatric ICU, and Medical/Surgical rooms and ICU beds. One of the hardest construction challenges for this project was constructing over the existing third floor ICU department.

University Medical Center JMA 92,600 SF | $19.8M

Trauma Center UMC is Nevada’s major teaching hospital. The University of Nevada Reno’s School of Medicine offers residency training programs in the state’s two major metropolitan areas, Las Vegas and Reno. The residency programs, along with medical student clerkship and electives, are conducted at UMC. Each department provides training with a special emphasis on the comprehensive and longitudinal care of patients. To provide a complete all in one facility, this variegated five-story medical building aids immediate treatment. The first floor of the facility offers three operating rooms, resuscitation bays, eleven intensive care units, an agio room, CT scan room and support stations. The second floor is comprised of pediatric emergency rooms and an intensive care area with hospital rooms and support center. The third floor is the pediatric clinic, imaging center and pharmacy. The fourth and fifth floors are University Medical Center Administration suites beneficial to both patients and physicians. Two labs will be redesigned to incorporate a new shared patient entrance and a shared control room. A new pre-op/recovery room will be created to include 10 beds and a nurse station.

Built-To Suit Two-Story Office - Building 16 - Lockheed This two-story tilt-up office building was developed with specific tenant in mind, Lockheed. Although not a built-to-suit by definition, it met this defence contractor’s specific administrative needs while giving the developer the abiltiy to mutli-tenant the building in the future. The project featured banded windows for panoramic views, a two story atriumed lobby, and a central plant for heating cooling, nearly eliminating all roof top units.
