Building your life with 109TM

The goal of Feng Shui as practiced today is to situate the human-built environment on spots with good “Chi”. The “perfect spot” is a location and an axis in time. The theories of Yin and Yang, as well as the Five Elements, are some of the basic aspects of a Feng Shui analysis. “Chi” is the term for the universal energy, or the energy that permeates everything around us. This Feng Shui term applies to the energy inside your body, as well to the energy inside and outside of buildings. The ancient Chinese believed that specific land’s energy could either make or break the kingdom, so to speak. The theories of Yin and Yang, as well as the Five Elements, are some of the basic aspects for this analysis. Balancing our personal elements with the elements in our

environment creates an optimal living style. Living life without a clear direction will cause one to face confusion. However, navigating life with a well-defined system of management creates a road through life that is clear and bright. Understanding the correlation between our personal energy and the energies surrounding us, we are able to devise a system that gives us a sense of direction. We feel as you become more familiar with the basics of our philosophies and apps, you will be able to reach your potential and sustain an optimum quality of “Chi” in your home or space. So being able to utilize space, types of furniture and decor, then place them in the correct positions and colors, will help you to achieve your perfect “Chi” to live in comfort and safety.

BODY SOURCE CODE PROVIDING YOU WITH A BROAD SENSE OF DIRECTION

In Body Source Code Book, the 10 heavenly stems and 12 earthly branches are characteristics used to calculate time periods in the Chinese calendar. The heavenly stems were created to represent days. The earthly branches were created to represent months. One symbol from each set creates a pair that characterizes our energy at our particular time of birth. These pairs constitute our Body Source Code, which reveals our personality. Knowing and utilizing our talents gives us direction. It is like a vision, plan or blueprint of what a building will be. Identifying our innate strengths and weaknesses will help guide us daily in making decisions by revealing not only OUR emotions, but the emotions in our environment as well.

oon to be entering my 28th year in the Real Estate industry, I have been privileged to assist families and corporations in achieving their property goals.

This segment in the 109TM Magazine is being developed in order for you to learn about the exciting opportunities to invest in Southern California. Each issue will feature “Market Talk” with myself, Charles Bonsignore. We will cover different areas of California from an insider view of myself and others who live the “California Experience” each and every day. This being the inaugural issue, I am excited to share my hometown of Ventura County with you. It will be demonstrated that Ventura County or also known as “The Gold Coast” is an excellent area to live, invest, or raise a family. Ventura County has a population of approximately 840,000 residents. It features ten different and diverse cities that offer living styles for all tastes. Let’s take a closer look at these 10 cities.

24

109TM Magazine | Home & Living

See what’s hot SPRING 2015 MARKET Camarillo: Recently named as one of the Top 100 Best Places to Live by Livability.com, a national website which ranks quality of life amenities of America’s best small and mid-sized cities. The population of close to 68,000 residents is only 9 miles from the beach. They enjoy excellent schools, including Cal State University Channel Islands, an average temperature in the low 70 degrees, and the convenient Camarillo airport that hosts private and charter airlines. The quality of life is reflected with the excellent 16% property value appreciation rate from June of 2013 to June of 2014. Fillmore: One of the smaller cities in the county with a population of less than 15,000, Fillmore is the most affordable area of the county with a housing median price of $299,000. The economy of Fillmore is based mainly on agriculture, primarily orange, lemon, and avocado farming. Fillmore is also a popular destination for the Hollywood Crowd to film. Its “small town” charm has been seen in CSI, Big Love, Leaving Las Vegas, amongst other projects. In the last 12 months, Fillmore has returned an average property appreciation rate of 7.97% Moorpark: The City of Moorpark ranks among the ten least expensive cities in California in which to do business based upon a study by the prestige’s Claremont-McKenna College’s Rose Institute of State and Local Government. The median home cost in Moorpark is $531,400. Home appreciation the last year has been 17.60 percent since June of 2014. Moorpark’s proximity to Los Angeles, open spaces for outdoor activity, and shopping areas have made this city the fastest growing in the County.

Ojai: The best description of this special town is probably summed up by the City of Ojai’s own website. “Just a few miles up Highway 33, but a world away from the headaches and traffic that thwart much of Southern California is the small town of Ojai. About 12 miles inland from Ventura, Ojai is the smallest city in Ventura County. Ojai’s charms are many. The community has long been known as a haven for artists, musicians and health enthusiasts. With a population of about 8,000, Ojai is a vibrant place with so much natural beauty.” Villanova Private School is one of the top boarding schools in the nation that attracts the serious students from every corner of the world. The Real Estate community is special in Ojai as well. Values have risen over 17% in the last year and low inventory will likely insure that prices will continue to steadily rise. Oxnard: Great location, friendly accommodations, white sandy beaches, outdoor adventure, downtown attractions, award-winning festivals and the Channel Islands National Park -- just 11 miles offshore! Known for its gentle Mediterranean climate and stunning location along the Pacific Coast, Oxnard greets visitors with a relaxed, low-key style. Put on a casual shirt, shorts and flip-flops, and spend the day walking along the waterfront or explore the museums and galleries in downtown. Home appreciation is approximately 16% from a year ago. Oxnard is currently the fastest growing beach community in Southern California with projects that feature private boat dock or oceanfront homes.

Port Hueneme: The City of Port Hueneme (pronounced “Wy-NEE-mee”) is the gem of Ventura County’s Gold Coast. Situated between Malibu and Santa Barbara, Port Hueneme is a southern California beach town with a rich history dating back to the Chumash Indians who made their home in the area for centuries. The City’s name is derived from a Chumash word (Wene’mu) that translates as “resting place” for its opportune location halfway between the larger Chumash settlements in Malibu and Ventura. The area boasts the largest cargo port in between Los Angeles and San Francisco. Newcomers attracted by the family friendly small town atmosphere, low crime rate, quality schools, clean coastal air, and plentiful business opportunities fall in love with Port Hueneme’s picture perfect climate and relaxed beach lifestyle. Residents enjoy strolling among sandpipers, biking to the lighthouse, and taking in island views from the fishing pier at the 60-acre Hueneme Beach Park. When you live in Port Hueneme, you are never more than one mile from a beach. The median home cost in Port Hueneme is $288,500. Home appreciation the last year has been 17.10 percent.

Santa Paula: Santa Paula is steeped in history. Wafting from its vintage brew are the heady fragrances of oil and citrus. Birthplace of the Union Oil Company of California and Citrus Capital of the World are just two of Santa Paula’s claims to fame. It has also been a center of the silent movie business when Gaston Melies held sway here with his Star Film Stock Company and home of the largest lemon ranch in the world. Today Santa Paula has the greatest collection of vintage homes, commercial buildings, churches and schools in Southern California, and is the home of the Santa Paula Airport, Aviation Museum of Santa Paula, the California Oil Museum, and the Limoneira Company. Equally historic is the Santa Paula Cemetery which dates to the early 1870s and continues to serve the city. In addition, farms of the pioneers continue to produce under the skilled supervision of their farming descendants.

Surrounded by a sea of verdant agriculture, Santa Paula remains a preserved jewel basking in the Southern California sunshine. The median home cost in Santa Paula is $329,500. Home appreciation the last year has been 17.60 percent

Simi Valley, CA: Simi Valley is the 3rd largest city in the County with a population of over 124,000. It sits on the east side of Ventura County and borders Los Angeles County. Simi Valley is home to the Ronald Reagan Presidential Library & Museum and Air Force One Pavilion which presents history in a modern, fun and interesting environment. The Library’s archives house 50 million pages of documents and over 1.5 million photographs, although the majority of the visitors come to view the films, exhibits, interactive displays and reenactments of memorable events that illustrate the life and times of President Ronald Reagan. The median home cost in Simi Valley is $460,200 and home values appreciated 17.50 percent last year. Thousand Oaks: Nestled neatly within a picturesque plateau, rimmed by tree-dotted hills and scenic mountains, the Cities of Thousand Oaks and Westlake Village are 12 miles inland from the Pacific Ocean, 39 miles northwest of Los Angeles, Situated near the southeastern edge of Ventura County, adjoining the western edge of Los Angeles County, in a valley called The Conejo, Thousand Oaks is a 56-square-mile area with an average elevation of 900 feet above sea level. Thousand Oaks boasts the lowest crime rates in all Ventura County. Investors and families flock to this area. The median home cost in

Thousand Oaks is $630,900. Home appreciation the last year was 15.50 percent. Ventura: Welcome to the City of Ventura, one of America’s most livable communities. We’re located between Malibu and Santa Barbara on the blue Pacific Ocean, overlooking Anacapa and Santa Cruz islands. People have lived along this stretch of the California coast for at least ten thousand years. San Buenaventura was founded in 1782 by Father Junipero Serra, the ninth of the California missions. He named it after the Italian St. Bonaventure, hence the nickname that Ventura is the “city of good fortune.” The City of San Buenaventura was incorporated in 1866. The minutes of the first City Council meetings were recorded in Spanish, which was still the pre-dominant language of its time. Ventura became the County seat when Santa Barbara and

Ventura Counties split in 1873. That same year, a courthouse and wharf were built, a bank was opened and the first public library was created. An oil strike in 1914 fueled rapid growth. In the years following World War II, farmland gave way to outward suburban development. Growth has slowed in recent decades as Ventura has matured into a seaside community known for its scenic coastline and hillsides, rich culture, revitalized historic Downtown and environmental stewardship. Values increased 17.2 per cent in the last year. Now the best part about the safety of investing in Ventura. Due to the fact that we have the ocean on one side and the mountains on the other, Ventura cannot be “overbuilt”. The natural borders ensure that there will always be a demand for housing.

CONCEPTS

The theories of

YIN & YANG The ancient Chinese have observed that everything in existence has polar opposites or two extremities.

T

hese opposites are interdependent and cannot exist without each other. They are interrelated and intertwined. Yet nothing is completely pure so at their extremes the opposites still contain some trace of the other. This seemingly simple yet highly complex concept is called Yin and Yang. The dualities of things such as light and dark, positive and negative, high and low are just some of the physical manifestations of Yin and Yang. Both are equally important and necessary, very much unlike the concept of good and evil where good champions all.

Yin All things soft, passive, yielding, slow, cold, dark; and is associated with water, the earth, the moon, nighttime and femininity is what represents Yin.

Yang On the other hand, all things hard, aggressive, focused, fast, hot, bright; and is associated with fire, the sky, the sun, daytime and masculinity is what represents Yang.

This Taiji or Taichi symbol is the graphic depiction of Yin (black) and Yang (white), constantly in motion. Within Yin there is Yang and vice versa.

A

ccording to Chinese metaphysics, all material substance in the universe is constituted of the five energetic building blocks: earth, metal, water, wood, and fire. These energies are also called the Five Elements, Five Phases, or Five energies. The Theory of the Five Elements is a concept developed in China over 4000 years ago. Over time the theory has influenced, or been the outright basis for, many arts. Such arts include Feng Shui, Chinese astrology, acupuncture, and the general practice of traditional Chinese medicine. Foods, objects, behaviors, and emotions can be categorized into the Five Elements. In fact, the Five Elements gives one a paradigm that can be used for consistency between emotions, behaviors, and personality. They can also be described abstractly as representations of the transformation that occurs in the world around us, as metaphors for describing how things interact, relate, process and change. Their levels of intensity fluctuate with the changes of time and each other. If Yin and Yang can be thought of as polar opposites, then the Five Elements is just a simple system of gears. As a result, this theory provides an excellent basis for a holistic approach to a healthy lifestyle.

Cycle of Creation

Cycle of Destruction

The term "destructive" has a slightly different interpretation in the West compared to the East. It is our intention when using the word "destructive" to describe the limiting or controlling of elements that are in abundance. Therefore, there is not an actual destruction of certain elements, but rather an attempt to balance our elements by adding the ones that are lacking.

ur Body Source Code is like a personal DNA that contains the unique energies of the constellations at our particular time and place of birth. These components are symbolized by Yin & Yang and the Five Elements. Four pairs of components represent our birth hour, day, month, and year. These pairs are made up of a heavenly stem and earthly branch that symbolize our personal characteristics. Our goal should be achieving balance by matching our Body Source Code elements with the elements in our environment, or in the Body Source Codes of others we interact with. Knowing our birth time, hour, day, month, year and location will determine our Body Source Code.

AC & DC Energy AC energy is fixed and cannot be changed. It flows in waves and is like reading by a lamp, where energy flows from the outlet to the bulb. AC energy reflects a building’s purpose or zone. DC energy can be altered, moved, or changed. It flows in straight lines and is like reading by flashlight, where energy flows in a straight line from the batteries to the bulb. DC energy reflects a building’s actual usage. If your personal element belongs to yang, it is considered “positive power” and your life moves in forward rotation. If your personal element belongs to “yin” it is considered “negative power” and your life moves in a backward rotation. The following diagram is a map showing the directions in both AC and DC energy. The background colors represent AC energy; those colors symbolizing the directions as located on the 9-square grid. The numbers and symbols represent the type of person that thrives in that particular location. Occupants “ground” the DC energy of a building.

Zeus Sensor 3D The aspects of our Soul are represented through the Zeus Sensor Book and accompanying Zeus Sensor 3D app. Its main component is the Life Chart, which encompasses 12 different sections of our life. These sections are symbolized by squares called chambers. Within the rotating chambers are “stars” fixed in the sky and plotted out in ancient times. These stars represent emotions or personality characteristics that influence the section of life in which it appears. The Life Chart rotates in identifiable cycles that, when matched with our personal energy, can be used to maximize our potential. It reveals aspects of our life that should be enhanced or augmented in order to improve positive energy.

Lucky Color & Living Style Color increases the reception of the electromagnetic field in our surroundings. When personal auspicious colors are utilized through feng-shui design and other items of daily living, it intensifies our positive feelings. Incorporating favorable colors, shapes and materials into our clothing and accessories, as well as the interior and exterior décor of our home, provides energy that increases our confidence and certainty. By using an analysis of the five elements to gain an understanding of our auspicious colors, fortunate orientation, optimum direction, and suitable career, we can adjust a direction or orientation to fit the energy of a certain time period. Balancing our personal elements with the elements in our environment creates an optimal living style. Living life without a clear direction will cause one to face confusion. However, navigating life with a well-defined system of management creates a road through life that is clear and bright. Understanding the correlation between our personal energy and the energies surrounding us, we are able to derive a system that gives us a sense of direction.

Nature’s Design How Feng Shui is re-invented in architecture today. By Scott E. Stankey There are some new and exciting advances coming our way in the world of design and architecture that may change the way some of us, especially in the modern western world, look at and apply design fundamentals. While architecture is traditionally based mainly on rules of functionality and interior design concentrates on beauty, Feng Shui adds the dimension of feelings. How people react emotionally to a building, room, or place is as important as proper architectural or interior design. It is essential, and should be the end result, that people feel comfortable and safe in their home, workplace, or garden. After all, our job as a professional designer is to manipulate spaces in order to create environments where we can be happier, healthier, more prosperous and free. From the day Feng Shui was first introduced to the west 35 years ago, we have been either overlooking its benefits or ignoring its place in modern design all together. Fortunately, the time has come where acceptance of Feng Shui and its principals are widely recognized, and now the age of clarity is among us. I have been fortunate to be a part of a company that has not only paid attention; they are on the cusp of developing an unprecedented insight and clarity to the practice of Feng Shui, Five Elements, and the Ying and Yang principals. Their goals to reach out to both the Eastern and Western design communities is a first, and their unprecedented research and development of a entirely new way to bring the science based classic art to the designer with a set of modern development tools will revolutionize the way we program and develop future designs. Good design must take into account our surrounding environment and how it affects our emotions. In breaking down how the energy forces in nature interact with our surrounding environments, we have found these forces

Through years of study and modern applications of physics, new tools are showing up and application advancements are being made available at a breakthrough pace. In order to fully understand these advancements, we must first study the basis for their existence. From ancient times forward, feng shui has been described as a science, an art, and even a philosophy. The practice of Feng Shui has been utilized as an architectural approach, a design method, and even labeled as a superstition. Superstition, however, may be the label most misplaced as a description.

As technology advances, we have the ability to “see” what the ancient could only “feel”. What was once only a hypothesis is now a proof. We now understand, on a scientific level, that the flow of energy and the polarity of earth has significant influences on our lives and the environments we live in. The energy around us, the same energy the ancient Chinese called “Chi” (natures life force or energy), is the same energy we are utilizing to better our design methods and enhance the influential “feel” of the spatial relationships of our built environments. Feng shui is just that - the study of time (heaven chi) and space (earth chi). It combines elements of astrology and astronomy, geology, physics, mathematics, philosophy, and intuition. It is based, in part, on modern scientific reasoning. Let’s look at Albert Einstein (18791955) for example. He proved that matter is an illusion, a hidden form of energy. We, and the living space around us, are actually groups of intertwining, connecting energy, all in flux, flowing or running together, pervading

our very being. With the advent of the Theories of Relativity and Quantum Physics, and the more recent theoretical holistic theories of physicist David Bohm, biologist Rupert Sheldrake, and neuroscientist Andrew Newberg, it is suffice to say modern science has begun to accept the interconnectivity, or “oneness” of all things. As we advance as a society, we begin to understand the energy and physics around us to a much higher degree; we are learning that good design, places that simply make us feel better, is traditionally (in the west) a product of spatial study and the application and practice of proven design tools as taught at Americas top two Architecture Colleges: California Polytechnic State University, San Luis Obispo and Cornell University. What you may find most interesting, however, is that those same design tools practiced and taught in these western universities are similar in their basis, if not identical, to the underlying mathematical eastern principles of the ancient Feng Shui. To further explain this phenomenon, we can again turn our question to science. Scientists use mathematics to explain what we cannot understand using sensory perception. Somehow, this man-made abstraction magically conforms to the principals of the universe and nature’s truths. In western science mathematics is the language of the universe; whereas the ancient Chinese understood that mathematics was the language of the gods - and the gods “spoke” to their descendants using numbers. This numeric information based on the stars eventually translated into the basis for a system of feng shui. It is by no coincidence these numbers can all be traced to the same place: The Golden Ratio, Fibonacci Sequence, and the Feng Shui Flying Star system. All respective design ratios translated and used throughout the centuries because these ratios and proportions they represented made us “feel” good when we looked at objects where these ratios existed. Not only do these series of numbers magically bring the design tools of the East and West together, they miraculously connect with nature - these sequence of number patterns can be found in the forming of the branching in trees, the arrangement of leaves on a stem, the fruit spouts of a pineapple, the flowering of an artichoke, an uncurling fern and the arrangement of a pine cones bracts. So how does this relate to advancements to the application of Feng Shui today? Through the understanding of the basis of mathematics and numbers, applications are being developed to harness the power of computers, iPhones, and tablets which enable us to enter specific information based on the traditional feng shui with integration

We are now understanding, on a scientific level, that the flow of energy and the polarity of our planet has significant influences on our lives and the environments we live in.

of the five elements (chi expression of fire, earth, metal, water, and wood), yin/yang (express the movement and transformation of all things), and the principal of the Eight Trigrams; all of this resulting in new mapping of our world. As we all become familiar with Google Maps, and Apple Maps, the near future will bring us overlay information maps that will help us better understand the “chi” of one’s country, state, or township. Essentially, this will be a new and simple way to overlay a digital lupoan compass, in your language, over your design territory of interest. Plug in apps for leading BIM design and CAD programs like Graphisoft’s

Archicad and Autocad by Autodesk will soon be available to advance the practice and technique of Feng Shui, the Five Elements, and the Yin & Yang principles. Feng shui is such an in-depth subject that one article, let alone a series of books on the subject, would not come close to a comprehensive study regarding the subject. 35 years ago feng shui first came to the west. Today, with the help of innovation and technology, we are seeing new opportunities where feng shui is re-inventing modern architecture. In this premiere issue of 109TM Home & Living, my intention was to introduce the basis of feng shui, offer some substantiated ideas, and create a spark of intrigue as to how we are on the cusp of a revolution in design ability. Still today, people may question the effectiveness of feng shu, the Five Elements, and Yin & Yang principles. Let me leave you with this: I believe God created this wonderful place we live and on our earth is a life giving energy force that continues to flow like a river. We can learn to swim with the energy current or against the energy current…we all take our paths differently. I can assure you that the use of feng shui and if practiced with expertise, it will send you in the direction of swimming with the current and it is every bit as effective as the curative properties of acupuncture, and if wrongly applied, every bit as devastating as effective. I am hopeful that I have raised your interest and intrigue to a subject said to be both enchanting and provocative. In future articles, I will be covering many more related topics expanding the ways we think about design, architecture, and how we interact with the spaces around us. Thanks for reading!
