REGIONAL OWNER REASSURANCE It’s Coming.... We are all aware of how HOT the Real Estate Market is right now, but we also know this won’t last forever. As everyone is running around trying to find a home for buyers and ending up in multiple offer situations, we also need to be preparing for the inevitable. This market will come down and interest rates will go up. Some of you were in the Real Estate Business when we had the recession in 2008-2012. If you knew then what you know now, what would you have done to prepare in order for your business to still be able to flourish? In the midst of all this craziness, keep in mind we must prepare for what is coming. You may not realize there are some steps you should be taking to insulate yourself as much as possible when the market slows down and resets.
Things to help prepare for the market slow down:
1. Get in touch with your local banks. Schedule an appointment to meet the individual in charge of their Bank Owned Properties. Make sure they know you are the local Real Estate Expert. And present them with a sellers presentation to show them you are the best person to represent their properties when they put them on the market to sell. Show them the technology that you will use to market and sell their properties for the highest price possible. As the market slows down the bank owned properties will increase and the banks will need to sell off that inventory. Banks will not want to hold Real Estate Inventory. Continue to stay in touch with the individual at the bank by following up at least once a month. 2. Immerse yourself into the investor world. Learn how they think and what they look for. Join investor groups on Facebook as well as other groups that relate to the investor market. Investors look for market shifts such as increase in Forclosures, Short Sales or Rising Interest Rates. As Forclosures and Short Sales increase, the investor market will heat up quickly. You will want to gain investor clients and keep providing them with information as the market becomes more of an investment market. Investors will be clients that will definitely help with your business as this market changes. We all know the market will be changing. We want to help you with this transition and prepare all of you with actions you can do now to prepare for the market change that is coming. Steve Morris: Reflections on EXIT’s 25th Year I’ve been in real estate 45 years this year. In my early days as a sales rep, I knew what it was like to put three deals together in one night and that sinking feeling of a double-ender falling through. As an agent and later as a manager, I spent time road testing what worked and what didn’t and discovered my passion of teaching selling to salespeople rather than selling products

to customers. Real estate is a human business; it’s all about people. I learned that if you get the good agents, you get the good business. However, most managers had a “step-aside” attitude – their people were disposable and their favorite four-letter word was “next”. They didn’t specialize in getting the most and the best of out of their agents because they didn’t put a value on people. I dreamed up EXIT Realty one morning at 3:17 am in 1983 and had to keep it a secret because I wasn’t ready and it wasn’t ready, but the idea was there. I watched what other managers did and most of what they were doing didn’t work. One of the tools in my personal tool kit is the ability to ask effective questions, so I dropped all the rules and asked, what if it didn’t have to be that way? How do I get the better agents and keep them? What if there was a good incentive for agents to introduce other agents to the company? Asking why, how and what if opens up all kinds of doorways.

If we were going to make this work, we had to take the position that our agents were the assets of the corporation because they bring in all the front-line money that pays the bills. We needed a methodology to glue them in and keep the good ones forever. I didn’t care if it had never been done this way because what they were doing didn’t work. I had to learn to recruit. I had to learn to get anchored properly and then the right time came. EXIT Realty and our Formula were launched on September 3, 1996. Timing is everything. As I look back on where we’ve been, and I look forward to where we’re headed, I’m tremendously thankful, grateful, and appreciative of the efforts of everyone who has played a role in our growth. I.’ve become quite fond of real estate guru, Brian Buffini, and what he not only stands for, but
what Buffini & Company teaches. I think we can mostly agree that real estate is a relationship business, and statistically those agents who have a deep and solid database tend to generate a great deal of business from referrals and repeat business. Although this style is popular, we cannot overlook the important need for buyer’s agents in our industry. However, both listingfocused agents and buyer’s agents should share one common habit… the need to PEA.

When Brian spoke to our EXIT family during an exclusive webinar earlier this year, he talked about the story of Hans Christian Andersen’s literary fairy tale The Princess and The Pea to share this acronym with us, demonstrating a very basic method that he personally uses every day: PEA. PEA stands for Preparation, Effort and Attitude. Everything you do in life, whether it is personal or business related, can utilize this method effectively. So, let’s break down what this means and how you can use it right now to improve your life. Preparation: A friend long ago told me that proper planning promotes proper performance. From the moment you wake up until you lay your head down at night, there should be some semblance of planning for your day. Now, I understand fires come up and change happens, but a direct route is better than a detour most of the time. Setting overall goals utilizing something such as Buffini’s 10 Day Goal Sheet is a great way to get prepared. Once you put pencil to paper and proclaim your plan, it’s then just a matter of putting in the effort to get it done.

Effort: A job cannot get done without effort. When I was younger, I didn’t know any better and I thought hard work was the only way to get ahead. I didn’t even know I was getting ahead; I was just working hard at everything I did. As we mature, we learn that working smarter and not harder can be a better way. But even with that being said, every wealthy and successful person I know put a lot of effort in along the way to get where they are. Real estate takes a lot of effort pointed in the right direction to achieve the desired result. Finally, Attitude: Everywhere we look we read something about attitude. I am a firm believer that what you think about yourself and project outward can decide your failure or success. It takes a lot of work sometimes to keep a good attitude, especially when we hang around others who don’t share the same outlook. We have one person to blame for our attitude - ourselves no one or nothing else. We choose the type of day we are going to have, and we can influence others with our attitude. EXIT Realty is a company of caring and sharing. If we have this power for positivity and change, why don’t we do what Brian Buffini does and share it?

OBSERVATIONS When Community Matters Most

I dare you to take a look at your Social Media content. What is your approach? Is it more sales-driven, information-driven, or you driven? From time to time it’s great to feature photos of you, but not all the time. It’s also great to feature your listings and your sales, but not all the time. What your focus needs to be on is providing information about your geographical area and becoming what I call the “Digital Mayor” of your community. Community Content wins in the battle of Social Media Engagement time and time again. Especially in times like these, you need to shift your focus on to the community versus your services. So, what is Community Content? Community Social Media Content features important information about your neighborhoods, such as its history, population, and general cost of living. It can also share what makes your community unique, by highlighting annual events or traditions, attractions, restaurants, stores, or any other local flair. Creating Community Content is super easy and affordable to do. Let’s take a look at a few different ideas and how to execute them on your own Social Media pages. 1 | Feature Local Business Many businesses have been affected by COVID-19, and have had to make adjustments. Now is the time to work on becoming that Digital Mayor, talk with these businesses, and create a special offer for your followers. Exclusive to you and your followers could be a 10% off coupon, a free scoop of Ice Cream with the purchase of another. Just think of something that will drive traffic into these local small businesses. Post this deal on Social Media featuring you and this business. Maybe even film a short thirty second to one-minute video with the staff or owner of the business talking about what they do or sell. 2 | Subdivision Features .With so many virtual showing and virtual purchases, Subdivision content is a must-have for any area you serve. Go out and take photos and video of the area, what are some awesome things you can feature in that area? Maybe a park, beach area, your favorite spot to hang out. Whatever it is, feature it. Film a “Take a Short Drive” video, mount your phone to your car dashboard and start filming as your drive around the area, this allows the consumer to see parts of their new potential neighborhood. This will help position you as the Local Area Expert. 3 | Local Events One of the best things I ever did as an agent was to begin a Local Events Facebook Group and Page for my community. The amount of traffic com-
ing into these groups was amazing. Creating a group like this is easy. Simply, go to Facebook, find groups, and create a group titled “Local Events in (My Community)”. Start inviting your friends and encourage them to do the same. Within a few days, your group will grow and continue growing. Share events from your City Government, Chamber of Commerce, Local Businesses, Grand Openings, etc. into this group. Time and Time again you will have people checking back for more local events to attend. This is not a group to promote your services in, it’s a group to provide local community content in. In order to turn this group into an income-producing group, you will need to do one thing… On the cover photo for this group, you will need to put in the bottom corner, Group Sponsored by: Agent Name, Brokerage Logo, and Phone Number. This will always show when someone opens the group your information front and center. It’s important to post organic community content for a few reasons. 1 | It improves your local search engine optimization (SEO) .When homebuyers begin their online search for a new place to live, they first want to know more about where they will potentially move. They are likely to use many locally-focused keywords, such as the name of towns or counties, local school districts, or housing prices in your area, when they research information on Google. Likewise, people who are looking to sell a home may also be researching online as they try to determine the value of their home. They can use this knowledge to compile major selling points to share with potential buyers. A community page provides the perfect platform to rank highly for all these search terms. Here you can address common questions about the region and establish yourself as a helpful resource, just as potential leads are beginning their home buying or selling journey. 2 | Boost your reputation as a Local Expert Home buyers and sellers want to work with a real estate professional who knows their market inside and out. Prove they’re in good hands by sharing your extensive knowledge on a community page. To establish yourself as a local guru, you need to do more than copy and paste data about home values and market statistics. Set yourself apart by giving your page a unique, personal spin. Basically, by proving that you know your community, you’ll position yourself as the perfect person to help make a new town feel like home. Take a look at your approach on Social Media. My favorite speaker in the leadership space is Simon Sinek. We first met Simon with his now famous TED talk, How great leaders inspire action, which still holds the record for the most views on the TED platform. Simon then wrote a book on the same subject entitled, Start with Why, and later followed with Leaders Eat Last and The Infinite Game. Several of his talks and interviews can be found on YouTube, all of which are thought provoking and practical. As I was watching Simon’s recorded talk entitled Empathy I realized that of all the professions, real estate is a profession that at every level – from sales to management to leadership – is nearly a purely empathetic industry. To paraphrase a quote of Simon’s, “Leadership is not about being in charge, it is about taking care of – empathizing with – those in your charge.” It’s interesting to realize then that all the money is generated in our industry when a transaction is closed. The closing table is usually the place where buyers, sellers and their representative agents meet with the title or abstract professional to finalize the agreement and distribute the money. To me, after all these years in the business there is still something special about that final process, knowing novels could be written about the human experiences that brought us to that final moment. Think of the vast cast of characters that have all come together to make it happen. Lenders, inspectors, appraisers, painters… dozens of people all different in make-up and purpose coming together to get this deal closed. It is amazing to me to think of what really is required to orchestrate all of that involving PEOPLE. Imagine being a real estate broker who decides to put together a group of people who know how to do all of that – agents who can find individuals who want to sell property and then finding and matching them with several prospects who are ready, willing and able to buy them. What we know is that closing was not the work of a leader. The broker is not directly involved in most cases. In this, we are seeing the big picture of our business. Empathy, the ability to get outside of yourself and be sensitive to others, is the main skill. We do not manage these people; we do not manage all the emotion in the transactions. We only support the behaviors needed to bring all these emotions together. Most importantly, we create an environment where it is safe to ask questions, make mistakes and improve. That is the result of a leader.
As a regional owner, a broker owner, or a great agent, we must start and remain in the heart of this sticky business, the sensitivity to the people in our charge. The real work of a leader in real estate is in two main areas, empathy and perspective. The ability to see the business as one thousand percent people interaction. It is not a predictable, cookie cutter business, but is very individualized. Every agent, buyer, seller, property, broker owner and every transaction is unique. There are no two alike. Therefore, leading in that environment requires the most amazing kind of people I can imagine. Some are smart. Some are very technical. Some can plan and give great inspirational talks. The ones that really succeed as leaders in this business may be all those things, however where they excel always starts with a heart that is sensitive to others.
