It All Starts With A Dream
We are sure you have all heard the “I Have A Dream” speech by Dr. Martin Luther King Jr.; one of the most famous speeches of all time. If you think about it, many amazing things all start with a DREAM. As children grow up, they tend to dream of what they would like to become when they grow up. How many times have you asked a child what they would like to be when they grow up? The answers you get are incredible - a fireman, doctor, teacher, or even president. And many times, depending on their circumstances and outside encouragement, they may or may not achieve their DREAM. DREAMS are special, they have no limits and allow a person to see beyond their current reality. In the world we live in today, many people share the same DREAM of a time when they can freely go to businesses and places without the fear of getting sick. Many DREAM that our nation would heal and that all people with different points of views would come together respectfully and live in peace. To make a dream great there must be action. If you dream about something long enough without action, it will then become a regret. Everyone should have dreams. It could be that you DREAM of taking your family on a vacation to create memories for a lifetime. Maybe you have a DREAM that you have always wanted to go on a mission trip and help others. The dreams are endless and what you can do is limitless. There is no better time than NOW to start acting on your DREAM. Put steps in place so that your DREAM can become a reality. If you know that you need a certain number of home sales to live comfortably, then how many more do you need to achieve your DREAM. Put action steps in place that will provide you with the ability or funds needed to achieve the DREAM. There is nothing that you can not achieve. We firmly believe that the DREAM would not have been put inside you if you were not capable of achieving it. So, take the time and put your DREAMS on paper and map out a plan to get there and then start your action plan. You will be surprised how your DREAMS will come true and the impact you will have on others along the way.

CONSIDERATIONS Leader to Leader Leader to leader, I want to share my top tips for helping you hit your targets in 2021. EXIT’s #oneword for 2021 is TRAJECTORY. We want to change the trajectory of our agents’, brokers’ and regional owners’ lives, and in doing so build EXIT. 1. Know what you want and be aware of opportunities.

2. Focus on people. How well do you know your clients? Agents on the other side of a transaction? What are their dreams, goals, etc. and how can you help them? 3. Rate yourself on a scale of 1 to 10 on your relationships with your clients as well as the people who work on the business, not in it (mortgage, insurance, title, etc.). Strive to bring those numbers up. 4. Set and share goals regularly to help keep you accountable. 5. One size does not fit all; personalization is key. Seventy-four percent of people would prefer a great experi-ence as opposed to a gift. 6. VALUE = INCOME. 7. Use the EXIT system and tools, attract 3 sponsors a year and pretty soon you will have financial freedom.

The job of entrepreneurs and real estate professionals is the Creation of Opportunity... ...with lots and lots of one-on-one conversations about real estate with potential buyers and sellers. One of your most important resources is Time; in fact, time is more valuable than money – you can always make more money, but you will never accumulate more time. The most important aspect of time is its flow; it is unrelenting. Time flows in one direction whether we like it or not, so we cannot horde it or save it for later. Once an hour passes it is forever gone. Let us then be practical about your time – after all you have chosen to be the go-getters in real estate. There are a few axioms that, if integrated properly in your business, would harmonize your time with your production. There is no such thing as Time Management; it is akin to trying to catch a cloud with your bare hands. Do not view Time as a series of minutes and hours; but rather as a series of fluctuations of Energy – your energy. What you must fall in love with is Time Blocking. Time Blocking is the process of selecting and prioritizing the 5 to 7 Must-Do Business Ac-tivities that must take place on a daily basis – absent any emotion, negotiation, excuse, or drama. For most professionals, a unit of Time Block is about 35 minutes, never to exceed 45 minutes. The blocks are buttressed between 5- to 10-minute breaks during which the mind is allowed to be distracted and permitted to wan-der. I like to take walks, but some may choose to check their Instagram or other Social Media feeds, or play with their phone. We must learn the discipline of not allowing distractions to enter our Time Blocks, but to delay that gratification for our breaks between these important blocks. I absolutely welcome distractions that I create for myself; they are a kind of ‘palate cleanser’ between multi-course meals. Another rule we must consider is not creating anxiety about finishing a task during the allotted Time Block. If I decide that I am going to put together a CMA and I give myself a 35-minute Time Block to work on it, then I will focus on it to the best of my ability. If I am not finished, I do not punish myself by not taking a break. I take the break then come back and finish what needs to be finished. We must stop the illusion that perfection is what we are after – making daily pro-gress is more powerful than perfection. Here are 8 Axioms of Time Blocking for Prospecting Agents: Axiom #1: We add Discipline and Structure to our day so we can have meaningful conversations with potential clients in order to create 3 to 5 appointments per week. The week is measured by the number of attempts we make at pro-specting and the number of appointments we create. A smart agent realizes that if they create 125 to 200 Appoint-ments a year, they
will likely close more than 25 deals a year and make more than $100K a year. Axiom #2: Decide, based on who you are, whether you function best with Time Blocks of 30 minutes, 35, 40, or 45. There is no right answer for everyone, but there is one for you. During your Time Blocks you will stay focused on the task at hand and resist distractions, knowing that a break is in the offing. Once you enter a Time Block, say for ‘Follow-Up Calls,’ you focus all your energy and mental acumen on that task. You are only allowed to respond to calls that are business related – other calls you will delay to breaks or to your time off. You do not let your eyes and mind wander to Social Media or any other distractions – that’s what the breaks are for. Axiom #3: Decide the length of your distraction breaks - make sure they are at least 5 minutes and do not exceed 15 minutes. Do not think of work during your breaks - enjoy your breaks fully. Going for a quick walk away from your desk is absolutely encouraged; and don’t forget hydration. Axiom #4: Never, ever Time Block your whole day. Say you work with a unit of time of 35 minutes per Time Block, then the maximum number of blocks you will schedule per day is 8. Most full-time agents work 10 to 12 hours in their real estate business, so do not structure all of your hours. Leave gaps in between – they will be filled by appointments and consultations. Let me give you another way of looking at it: Say you have decided that you will work 8 hours per day on your business. Then structure only 4 to 5 hours in Time Blocks that appear in your calendar – the other hours that have not been par-celed properly in advance will be claimed by the day itself. Axiom #5: Time Blocks are never cancelled – they are shifted. Let us say I have scheduled for myself a 35-minute Time Block at 11 a.m. to make ‘Just Sold Canvassing Calls’ to a neighborhood I am farming. And let us say that at 10:55 a.m. I get a call from a past client who wishes to list her property. Obviously, I am going to take the call, chat about her needs, and schedule an appointment. The call ends at 11:15 a.m. I then give myself 10 minutes to prepare my mind and place the appointment in my calendar, then I give myself a 5- to 10-minute break. At 11:25 a.m. I hold my 35-minute canvassing calls instead of at 11 a.m. Notice, I did not cancel the Time Block, I shifted it. The word ‘block’ helps you visualize a fluid calendar rather than a rigid one. Axiom #6: You must create 2 to 3 daily Time Blocks for leads management and phone canvassing, preferably includ-ing a morning one from say 8:15 a.m. to 8:50 a.m. We call this one reaching your potential clients on their way to work. Another Block at the end of the day between 5 p.m. and 5:35 p.m. – on their way home from work. I also encourage you to create a third one at either 11 a.m. or 12:30 p.m. and make sure you have a good CRM – check with your broker for recommendations about which CRM to use. Axiom #7: Create at least one Time-Block per day for follow-up calls – 10 a.m. could be a good time; some agents double up and hold another one at 2 p.m. This is why most productive real estate agents eat light lunches so they can keep their wits about them in the afternoon. And they never, ever, turn on the TV during the day, because they know TVs and refrigerators are the biggest time suckers when working from home. Axiom #8: Create a me-time Time Block every morning that focuses on your well-being; it is an early morning time to get your Spirit, your Mind and your Energy right for the day. It must not include emails, phone, nor TV – and can in-clude affirmations, meditation, prayers, reflections, quiet time, exercise, a good breakfast, preparing kids for school, etc. Let me end with this beautiful insight from motivational speaker, Michael Altshuler: “The bad news is time flies. The good news is you are the pilot.” As you can tell, I have a lot more to say on the subject of creating proper structures for your real estate success. They took 2 of the dogs available for adoption on a grand adventure...drinking puppachinos at Coast Roast and then strolled FETCH Park, Shaggy’s and Sea Level. What a great way to spend the day helping these pups find their “furr-ever home.”

In years of speaking to a room full of real estate brokers about recruiting agents, I have tried to impress on them several things, but the one that always gets the most laughs is when I say, “As you unwrap a package marked ‘New Agent’, make sure the batteries are included.” You (or your kids) know how disappointing it can be to unwrap a new remote-controlled car to find there are no batteries. In a world of independent contractors and commission-based real estate sales, the absence of structure and someone else telling us what to do and when to do it is a huge problem for so many. Today I watched Carl Vasile, a sales rep who leads a top team from EXIT Real Estate Solutions in New Smyrna Beach, FL, on our 30 Minutes to Greatness - Agents - Champion Series webinar. Carl told his story of closing his first deal with EXIT Realty in 2011 and growing to more than a million dollars in commissions. Carl said (paraphrasing), “I have always been self-taught and self-motivated, even in my body shop business.” Carl continued, “I developed a strong work ethic, and I am very ritualistic in my daily routine.” Now that is a guy who has his own batteries, and we are impressed and inspired by Carl. But Bob, you may say, I am not like Carl. I struggle with self-management and motivation. The problem with that, I tell brokers, is that they cannot get into the battery business. If a person’s low battery light is blinking, although frustrating to watch, it can be exceedingly difficult to externally charge them up for any length of time. Therefore, maintaining and re-charging your own batteries is a must-learn, and yes, it can be learned. Tip One: I have observed even in myself that when I do not have a why that drives me, I tend to flounder when there’s something that I really want to have or accomplish. As I was listening to Carl, I could tell he is loaded with important whys for his life. This goal for you could be personal or family oriented, but if you do not have one you will struggle. So, spend time journaling or talking to your family about your dreams. They could just be what you need to excite you. In my twenties, I dreamed of taking my young family and my parents to Hawaii. To this day, I still can see in my mind that amazing vacation they talked of for years afterward. I wanted it, I got it. Tip Two: The legendary Jim Rohn teaches that a goal comes true after proclaiming it, then performing a “daily execution of a simple plan”. Batteries are charged by hav-
ing a goal and attaching a related simple plan. We can make our lives and plans too complicated. This year, I personally only have one goal. Can you imagine that? It is a big one, but not too complicated, and my plan is simple as well. If I do about three things every day, in 365 days I will have accomplished it. Tip Three: Motion seems to help. As author John Maxwell puts it, “You cannot steer a parked car.” Low batteries tend to create parked cars. Well, do I wait to charge the battery? Or do I push the car down hill and let the motion start the car, then charge the battery? Movement charges strength and energy. My dad would say to me, “Bobby, get up and do something, even if you do it wrong!” When I did, good things happened. This new year should start with something special you want to accomplish. Supported by a simple plan you can execute daily, you will see results in no time. Then, get moving. Make this the very last time you sit there with your low battery light blinking.
