Please, Help Me Understand W . ith so many different views, opinions, likes, and dislikes, you may wonder what is going on in the world today. Social Media is rampant with viewpoints and potential solutions not only to COVID-19 but also to the Civil Unrest we are witnessing. There are so many negative and hateful things being shared on both subjects. Perhaps we should have a different approach, or a completely different conversation. So often, we are all quick to judge or make assumptions on subjects or situations we really know little to nothing about. During the pandemic, some people in our society have taken every possible precaution; wearing a mask in any situation, staying at least 6 feet apart, and a number of other extra safety measures. Some even wipe down everything with sanitized wipes, and let it sit a couple days before touching it. Some may feel that those steps are overkill and that the hype isn’t worth all the extra steps. But, have we ever thought about “why” they may be doing these things, or simply ask, “Please, Help Me Understand”. We personallyknow an individual that is taking care of their elderly parent who is currently battling cancer, so they are terrified they could potentially be the reason their parent passes away, if they were to unknowingly transmitted the virus to them. The other day, we noticed a server at a restaurant, who was not only wearing a mask and gloves but also took numerous extra steps to not have close contact with the customers. She was very pleasant and you could tell she was doing so much more than all the other servers to keep social distancing guidelines in place, while also ensuring she kept a good distance when taking our order. Some may have thought she was being ridiculous, but if you took a moment and asked “Please, Help Me Understand”, she could have explained that she was battling cancer but needed to work. You may have also noticed that she was wearing a wig to cover her loss of hair from her chemotherapy. It’s just a matter of understanding her circumstances (that her immune system is extremely compromised but she must work to support her family) instead of judging them. Changing that perspective, allows us to admire her tenacity and open our hearts to what she faces everyday. Maybe we should all try to understand a little more and pass less judgement. At this point, whether you wear a mask or not, it does not give you the right to pass judgment if someone else chooses to protect themselves. Just know that before we judge or jump to conclusions, we may want to ask “Please, Help Me Understand”. Not only are we going thru unusual times with this pandemic, our country is also facing so much unrest. We never dreamed that we would have areas of our country being destroyed by civil unrest. We

believe in peaceful protests but at no point do we agree with destruction of property or harming people in any way. We think we would all agree that what we saw on the video with George Floyd and the police officer made us not only disgusted, but angry. To know there was such disregard for a human life makes us all longing for change in so many different ways. As our nation embarks on change, we also need to look within and ask ourselves what can we do to help and make a difference. Everyone seems to be searching for some sort of change, without a core understanding, there could be continued frustration. We were part of a conversation the other day about racism, and a person shared with us that they had experienced it all their life in various ways. Trying to understand, we asked “what are some things that have happened; Please, Help Me Understand”. We were truly heartbroken by her response. Out of the many things that were mentioned, one stood out above all others...that she had to have “The Talk” with her son when he became a teenager. We immediately assumed the “Sex Talk” and shame on us for assuming. Unfortunately, “The Talk“ she was referring to was how her son should respond if he was ever stopped by the police. As she explained the details of that particular conversation; and hearing how her son might be treated differently simply because the color of his skin, made our heart hurt for her as a mom and also her son. No mother should ever have to tell a child that they may be treated unfairly because of their skin color. And, at no time should any child ever be told they

could possibly be treated unfairly for simply looking a different way. But, this mom knew she must equip her son with the knowledge that sometimes there are evil people in the world, and how to best prepare for it. Simply asking her to “Please, Help Me Understand” provided us a perspective we had never had before. This is just one of the many things that our sisters and brothers of color have faced and continue to face. As a society we may think we have solutions but until we really start to understand each other, our solutions may continue the frustration and unrest that we are seeing today. If we all have open hearts and open dialog we can continue to learn so much about each other and truly help each other by simply asking “Please, Help Me Understand”. We have often wondered if we could get a huge round dinner table and a group of people from all walks of life to sit down for dinner; we could probably walk away with the solution to many of the problems we face today. We pray that our country will heal sooner than later. Even though we do not have control of others, we absolutely have control of ourselves and we hope that after reading this, everyone will step back and ask “Please, Help Me Understand”. Always remember to listen with an open heart and an open mind. Because, what you think you know is more than likely only half the battle...you must also understand to be able to truly make a difference. May God Bless Each And Every One Of You.

Thriving in the New Normal At the end of 2019, I struggled a little bit to find my “one word” for 2020. I finally decided on FREEDOM, which referred to personal freedom, financial freedom, and the desire to free myself of the boundaries I place upon myself and those placed by others. Kind of ironic, don’t you think, considering we have all been locked down in our homes for the past two months? Part of my personal freedom was to stretch myself outside my comfort zone. One of the decisions I made to achieve this was to join the Rotary Dream Team trip to India lead by Elias Thomas, franchisee of EXIT Key Real Estate in Maine, to help to build a dam in a remote area in the central part of the country. I recently transcribed my journal from that trip (most of it was written in poor lighting or on a very bumpy bus ride) and it reminded me that when I left for that trip I was filled with excitement and gratitude. I was grateful that I was healthy and financially sound enough to be able to give back to other human beings who were not as fortunate, to play a small part in improving the quality of life of other people who weren’t born into the same advantages that most of us on this continent have. The trip exceeded my expectations and I left India feeling very happy about my decision to participate. When I landed back in Canada and back to reality in mid February, my reality changed immediately as I learned about the sudden tragic death of my son-in-law at the young age of 35 years, leaving our daughter without a husband and their two chil-dren under three without their Daddy. This was about as rude a wake-up call as I have ever received, and something I would not wish on anyone. This horrible situation affected our entire family, but this message is not about our family, it is about how we all handle change, how we adapt and learn to thrive. Life happens. Adapt. Embrace change and make the most of everything that comes your way. We have all been affected by the recent pandemic. I have heard people say that we are all in the same storm but not all in the same boat, and this is an excellent reflection. We all have different circumstances and for some, time at home secluded with family might be a welcome relief, a chance to catch up on sleep, and those tasks that never seem to get done or just connecting with family. There are others who may have lost jobs or are in an abusive relationship where this time is a time of worry and fear. Whatever the circumstance, it is how we handle change that matters. Let us also remember that we never know what another person is really dealing with and we should always be kind. It is said that change is the only constant in life and that if we don’t change, we don’t grow. The change we are experi-encing right now is like no other we have experienced in our lifetime unless we are over 102 years of age and lived dur-ing the time of the Spanish Flu

pandemic. In 1918 people had just experienced the first world war with the loss of 40 million people at a time when the world’s population totalled 1.8 billion people. Then the flu pandemic took the lives of 50 million people. Imagine dealing with what we are going through now, except during a time where there was vir-tually no technology to educate and entertain the population or to connect with loved ones. There was no way for people to continue to work through that crisis. In 2020 we are in a much more favorable position. This current pandemic, although very serious, comes at a time when we are far more prepared to meet the challenge head on. It comes at a time when we have the resources to adapt to the changes that are sure to come. In the same way that flying has never been the same since the 9/11 attacks, I suspect that many of the processes under which busi-nesses operate and many of the ways humans interact with each other will be forever changed as a result of COVID-19. If we fail to adapt, we fail to move forward. Or, as I have heard Steve Morris say many times, “It’s not the problem, it’s how we handle the problem.” The late physicist, Stephen Hawking, once said, “Intelligence is the ability to adapt to change.” Intelligent REALTORS® who are taking advantage of EXIT’s Take Action Stimulus package, which is packed with free training from our multi-talented MIND-SET trainers, will come out of this crisis ahead of the pack. Have you been listening to Janice Pette-way’s daily messages designed to help you stay connected with your business and your clients? Real estate professionals who are making good use of the time while they are restricted from normal activities to hone their skills by tak-ing extra CE courses or acquiring new designations will hit the ground running. How many of you tuned in to the spe-cial webinar with Brian Buffini, exclusive to EXIT Realty? How many of you listen regularly to his excellent podcast in-terviews or Facebook Live sessions? He provides so much valuable and well-researched content, all of which will help you to ensure you are a knowledgeable advisor to your clients. Are you keeping up with your clients by reaching

out to them to see how they are doing without any mention of business? They will remember those who took the time to connect with them with genuine caring. As you read this, many states and provinces are starting to move towards a relaxation of some of the restrictions. This is similar to the rolling start Brian Buffini referred to in his webinar on May 7th. If you have not watched it, please check it out here. Those agents and brokers who are prepared will thrive. During this webinar Brian quoted acclaimed basketball coach, John Wooden, who said, “When opportunity knocks, it’s too late to prepare.” Are you prepared for the comeback? Experts predict real estate will rebound quickly, but those who will benefit from that recovery are those who have prepared in advance. “The brands that will survive in the coming years are the ones that have a purpose beyond profit,” said business mag-nate, Richard Branson. EXIT Realty’s focus on the human connection has always and will continue to serve us well. Agents and brokerages who have built their businesses based on relationships and who are adept at technology will succeed and thrive. Rick Coyne, franchisee of EXIT Oceanside Realty in Maine, reminded me recently of this quote by author, Jon Gordon: “The measure of our success will not be determined by how we act during the great times in our life but rather by how we think and respond to the challenges of our most difficult moments.” What lessons have you learned during this crisis that will allow you to thrive in your daily life? I have heard so many people say that they want to get back to normal, but I hope that we do not return to normal because normal wasn’t working. I believe it was Susan Harrison who recently said she hopes we get “back to better,” and I could not agree more. I hope that we appreciate the hugs of grandchildren that we have been missing. I hope that we appreciate Mother Earth and we are more respectful of what we consume and the footprint we leave on our beautiful planet. I hope that we remember to be kind to one another, including ourselves. I’m cheering for you, but it is even more im-portant that you are your biggest fan. When Community Matters Most I dare you to take a look at your Social Media content. What is your approach? Is it more sales-driven, information-driven, or you driven? From time to time it’s great to feature photos of you, but not all the time. It’s also great to feature your listings and your sales, but not all the time. What your focus needs to be on is providing information about your geographical area and becoming what I call the “Digital Mayor” of your community. Community Content wins in the battle of Social Media Engagement time and time again. Especially in times like these, you need to shift your focus on to the community versus your services. So, what is Community Content? Community Social Media Content features important information about your neighborhoods, such as its history, population, and general cost of living. It can also share what makes your community unique, by highlighting annual events or traditions, attractions, restaurants, stores, or any other local flair. Creating Community Content is super easy and affordable to do. Let’s take a look at a few different ideas and how to execute them on your own Social Media pages.

1 | Feature Local Business Many businesses have been affected by COVID-19 and are just reopening. Now is the time to work on becoming that Digital Mayor, talk with these businesses, and create a special offer for your followers. Exclusive to you and your followers could be a 10% off coupon, a free scoop of Ice Cream with the purchase of another. Just think of something that will drive traffic into these local small businesses. Post this deal on Social Media featuring you and this business. Maybe even film a short thirty second to one-minute video with the staff or owner of the business talking about what they do or sell. 2 | Subdivision Features W . ith so many virtual showing and virtual purchases, Subdivision content is a must-have for any area you serve. Go out and take photos and video of the area, what are some awesome things you can feature in that area? Maybe a park, beach area, your favorite spot to hang out. Whatever it is, feature it. Film a “Take a Short Drive” video, mount your phone to your car dashboard and start filming as your drive around the area, this allows the consumer to see parts of their new potential neighborhood. This will help position you as the Local Area Expert. 3 | Local Events One of the best things I ever did as an agent was to begin a Local Events Facebook Group and Page for my community. The amount of traffic coming into these groups was amazing. Creating a group like this is easy. Simply, go to Facebook, find groups, and create a group titled “Local Events in (My Community)”. Start inviting your friends and encourage them to do the same. Within

a few days, your group will grow and continue growing. Share events from your City Government, Chamber of Commerce, Local Businesses, Grand Openings, etc. into this group. Time and Time again you will have people checking back for more local events to attend. This is not a group to promote your services in, it’s a group to provide local community content in. In order to turn this group into an income-producing group, you will need to do one thing… On the cover photo for this group, you will need to put in the bottom corner, Group Sponsored by: Agent Name, Brokerage Logo, and Phone Number. This will always show when someone opens the group your information front and center. It’s important to post organic community content for a few reasons. 1 | It improves your local search engine optimization (SEO) W . hen homebuyers begin their online search for a new place to live, they first want to know more about where they will potentially move. They are likely to use many locally-focused keywords, such as the name of towns or counties, local school districts, or housing prices in your area, when they research information on Google.

Likewise, people who are looking to sell a home may also be researching online as they try to determine the value of their home. They can use this knowledge to compile major selling points to share with potential buyers. A community page provides the perfect platform to rank highly for all these search terms. Here you can address common questions about the region and establish yourself as a helpful resource, just as potential leads are beginning their home buying or selling journey.

2 | Boost your reputation as a Local Expert Home buyers and sellers want to work with a real estate professional who knows their market inside and out. Prove they’re in good hands by sharing your extensive knowledge on a community page. To establish yourself as a local guru, you need to do more than copy and paste data about home values and market statistics. Set yourself apart by giving your page a unique, personal spin. Basically, by proving that you know your community, you’ll position yourself as the perfect person to help make a new town feel like home. Take a look at your approach on Social Media. You Are First and Foremost a REAL ESTATE PROSPECTOR My field of study in my youth and my academic degrees are in mathematics, which means I like to measure and track the statistics of everything, and that includes our beloved real estate industry. To the laymen, real estate statistics might look like they are all over the place when in fact they are quite stable. For example, in the past ten years, the average number of listings per year in the United States was 5 million – which simply means you can count on 5 million of our U.S. individuals and families to sell their homes for one reason or another, which allows 5 million homebuyers the opportunity to become homeowners. If you look at the number of transaction sides and include new home construction sales, you end up with about 11 million transactions; and they happen while every year about 200,000 agents leave the industry and are replaced with new blood. This year will be challenging, with an expected 350,000 agents in the United States departing the business due to COVID-19 and only 100,000 new agents replacing them. Why is that? Most of them lack the training to develop the Mindset of a Prospector – they come in with the mindset of order-takers. They equate customer service, which is essential to our industry, to waiting by the phone for things to happen or for their brokers to hand them good leads. These are challenging times for our country and the world, and many of our citizens are having a hard time, so I appreciate the emotional toll it takes to get up and run your business like a business. But that’s precisely what it takes to remain relevant in our industry. Economists were predicting 2020 to be a year in 10

which 5.5 mil-lion existing homes would sell, and with COVID-19, it looks like the 5 million number is what we will end up doing. Just to give you a point of reference, in 2019 we ended up with 5.3 million listings sold. When I compare the effects of the Great Housing Recession of 2008 on the market to our current challenging times, I conclude we will end up doing between 5.1 and 5.2 mil-lion listings this year; a stable real estate market from a transac-tion point of view. The agents who have decided that this year the real estate busi-ness will be hard are right. You can’t skate in this environment. This year it will take nimble adaptation, creative prospecting, webcam presentations, and deliberate business implementation. The passive order-takers will struggle while the number of listings and sales will remain stable. So, who will do well this year? The Prospectors. By the way, they always do well. They tend to gobble up 80% of all the listings, and their approach to their day is to spend time hunting for potential sellers, not waiting for the phone to ring. Decide right now that you are first and foremost a prospector for home sellers, and that you will be proactive in this endeavor daily. Being a prospector does not mean you ignore your buy-ers, but that you will make time for both. Decide that you will organize your business day around no less than 3 hours of proactive prospecting, and that you will do so willingly and deliber-ately. Let me share with you a script that I want you to adapt to your style of being. I want you to read this affirmation/mantra script daily, preferably out loud in the morning and with great passion:

Upon the passing of Sergeant Stephen Williams, locals began collecting donations to cater food to the Williams family. Thanks to the efforts of Linsey, and the community, support has been extremely positive, and have received over $400.00 in contributions. After ringing up a value of over $500.00 in groceries, the management of Walmart was gracious enough to donate the entire purchase to the Moody Police Department in appreciation and support for their service. Taco Sanchez, the Managing Broker of EXIT Prestige Luxury Realty’s Biloxi location, hosted the Annual Veterans for Veterans Golf Tournament at Bayou Vista Golf Course in Gulfport, Mississippi in benefit of the Special Operations Warrior Foundation last November. In 2020, Special Operations Warrior Foundation (SWOF) is committed to supporting more than 870 children and families. SWOF commitments to support children’s educations can span for more than 20 years. EXIT REALTY NORTH “MAKING THINGS HAPPY”

When COVID19 began, EXIT Realty North started a HAPPY HOUR on Fridays, as a creative way for their AMAZING agents to spend some down time with each other; while having a little fun. They put together a weekly Cocktail Hour on their private Mastermind Facebook page, and have recently added games, such as BINGO, via Webex. Response and participation has been great with quite a few agents, spouses, and administrative staff on hand. The main objective was to build relationships, and just have a good time laughing and sharing stories. The most recent meeting included the first BINGO game, and it was a hit, so more BINGO is already on the schedule. Agents have their drinks of choice on hand, no matter the choice or flavor. It’s all about having a great time! Because of the great response, EXIT Realty North plans to make this event a part of the “new norm”.

EXIT MAGNOLIA COAST REALTY MAKES A SPECIAL DELIVERY

On April 30th of 2020, Owner of EXIT Magnolia Coast Realty Tiffany Burgess, was on the phone with Long Beach Fire Fighter, Lieutenant Brandon Bates as he has cut lawns for her investment properties for multiple years. Tiffany noticed a fire on her way into the office while on the phone with LT. Bates and made mention of it. This fire turned into a forest fire covering 1,700 acres in Harrison County. Tiffany had attempted to reach Brandon as news crews started to pick up on the fire but could not get in touch with him, so she reached out to LT. Bates wife, Gulfport Police Officer and former EXIT MCR admin, Christine Bates to check in on LT. Bates. In chatting with Christine, Tiffany knew the firefighters had not had a chance to eat in hours as they were too busy battling fires. Tiffany purchased 16 pizzas and multiple cases of water and met Christine Bates at Long Beach Fire Department to provide the Fire Chief with food and water for the firefighters. Officer Christine Bates and Tiffany Burgess made a post on social media which led others to inquire on how to serve the first responders. Tiffany’s Pastor, Kevin Beachy and his wife Kristal Beachy, felt lead to serve these firefighters as the church parking was the staging are for the firefighters during this forest fire. Over the course of the four-day “Tillman Road Fire,” Mississippi Forestry Commission dispatched 30 wildland firefighters and 14 tractor plow units. Harrison County Fire Services assigned over 200 resources and around 80 pieces of equipment to the fire. 324 structures were threatened and saved by firefighters.

We Reopen for Business...THEN WHAT? How awful has this been? I’ve had to make major changes! Yes, like most of you, I have made changes in my life the last three months, and many of them are for the better. I have been getting up earlier. My schedule is different, now containing more reading, journaling and prayer time. I have gone on a bike ride to the lake every day; have become the camp cook and enjoy eating at home every evening with my wife, Shari; and have even completely given up watching the news. After all, someone will win the election and I will know who it was some time in November. Instead, I am now watching two movies a week and am loving the popcorn. I even replaced my Diet Coke® with Topo Chico Sparkling Mineral Water. Every morning at 8:30, seven days a week, I have tuned in to a morning video devotional with my church. In addition, I have attended our online Sunday Service every week, with a special one on Easter. Every Tuesday at noon my men’s accountability and study group, whom I love so much, meet on Zoom and eat our lunches together then discuss our lesson for the week. I am also taking an online course on CS Lewis through Hillsdale College and signed up for online guitar lessons through Guitar Tricks® to improve my guitar playing. In addition to all of this, I have attended every scheduled Zoom call with EXIT, and enjoyed my coaching calls with regional owners and brokers. I have also tuned in to listen to our wonderful trainers, plus a special webinar with Brian Buffini, provided exclusively for our EXIT family. I’ve been able to share tips on several regional and office calls, finding great participation and activity as a result. I have also written many articles, taped podcast interviews and had some very enriching conversations with colleagues. Yet, there have been great hardships for so many. My heart aches for those who are stressed due to loss of income, children at home instead of in school and families suffering tragedies due to COVID-19. I do not in any way make light of it, as Shari and are going through some hard stuff as well. In spite of it all, the person being encouraged the most as I write this is me. Changes? Lots of them. Sacrifices? Yes. Problems to solve? Yes, indeed. However, as I review my present life’s circumstances, I also see so many blessings. Life-changing blessings.

So, do we reopen for business and go back to normal? I hope not.
