The plot is located between the new hotel and retail components of the Maraska development neighbouring the beautiful Maraska Park on the coast of central Zadar on Obala Kneza Trpimira.
The plot is visually connected to the Zadar old town peninsula and the Adriatic Sea. This is one of the most prominent locations of the city and is visible to all tourists and visitors arriving by sea either to the yacht marina or the luxury cruise ship port.
The project envisages the development of a luxury residential component.
Sun and Sustainability
The entire plot has unobstructed sunlight during the entire duration of the day. It is important to provide ample daylight to the residents whilst minimizing direct sun exposure and solar heat gains in order to increase the comfort levels of the residents and reduce the energy consumption of the building.
Facade facades were treated with suitable materials whilst providing shade and ventilation to solid structures and interiors.
Views
Opening the building towards sea views and the park, while connecting the project with the new development of the Hotel and Retail segments. Towards the north and densely populated neighboring plots the building should be more closed and protected.
Greenery
Connecting the inner courtyard and the residents to the adjacent greenery of Maraska park and future Hotel.
Access
Main vehicular access to the development leads from the Ul. Miroslava Krleze and Obala Kneza Trpimira. Both highly frequented routes lead to the centre of the city and the old historical pen-insula.
The shape of the buildings was governed by the site analysis and orientation towards the best views and sun direction whilst also creating a sanctuary between them.
The idea of the scheme is to create a private and spacious inner courtyard that is protected by the two flanking curved volumes thus creating a community of its own focused on the landscape of the adjacent Maraska park as well as the views of the sea.
The aim is to use the site benefits to the advantage of the residents - provide beautiful views of the old city, the park and the sea and consider the constraints (densely built-up areas adjacent to the site) that need to be shielded off.
The facades are split into two areas based on privacy and view requirements. Towards the sea and the inner courtyards, the facades should be fully glazed and open whilst the facades facing the neighbouring plots with existing buildings are to be more private and opaquer to provide enough privacy and shield the community.
