Fresh Face: Local Yoga Cafe I N YO G A , teachers help students align their bodies to get the most out of their practice, and sometimes that takes some physical adjustment. Life does, too. Kaitlin Kovell hopped off the corporate ladder, returned home, and is bringing something new to West Chester—a business that aligns her values with a community need. Coffee, community and crow pose will come together later this year at Local Yoga Cafe. This venture melds Kaitlin’s love for yoga with a passion for creating community,
fueled by her keen business mind. Kaitlin taught yoga at Penn State while studying business and Public Relations. Later, working as a strategy consultant for PricewaterhouseCoopers, she relied on yoga for grounding. “It wasn’t until I got very busy working that I needed it as a pillar of consistency in my life, along with Christianity,” she says. She built a career at PWC, but felt unfulfilled. Kaitlin re-aligned her life, and adjusted. Moving back to West Chester gave her the foundation needed to launch into this next phase of her career.
Kaitlin’s finalizing renovation plans for her space on Market Street. Look for a full slate of yoga classes of different styles with a café offering locally sourced food and beverages, and of course, plenty of space to linger with a book or friends. “Our mission is to unite the community through yoga, wellness and love,” she says. “I see a real need for something like this.” Check out www.localyogacafe.com to learn more about Local’s grand opening, events, and camps!

Giving Back: Richard May S I P P I N G C O C K TA I L S , Richard May talked with friends about what West Chester needed. A waterfront and a theater were suggested. “We decided rerouting the Brandywine wasn’t plausible,” he deadpans. “But a theater was possible.” The Uptown! Entertainment Alliance was formed. “We took a blood oath to make it happen.” With Linda Foster, Tom McEvoy, and Angeline May, Richard worked to make it real. Richard’s also been involved in improving West Chester since moving here in 1978 from outside Washington, DC. On a map, he and wife Julie drew a
12
circle representing a three-hour drive of DC. They wanted a county seat with good schools and housing, near a big city, and maybe a college. “I visited several and told Julie we were moving to West Chester.” The borough was quieter then—he took a golf club when walking at night. “Not that it was dangerous,” Richard says. “It was just so deserted I didn’t know if it was dangerous.” He felt like an outsider, and remedied that by getting involved. Richard’s worked with the Chamber of Commerce, the Business Improvement District, and threw his hat in the ring

for the borough council, among other projects. Richard was named the Greater West Chester Chamber of Commerce’s Outstanding Citizen of the Year for 2016. “It was humbling,” he says. “But wonderful to be told ‘You’ve done a good job.’” While that might have been a capper on a life of service, Richard’s not done. “I’ve got one more community project left in me,” he promises. “But I’m not going to tell you what it is.” Based on his record, it’s destined to be great.

Over the past six years, that conversation evolved into the purchase and transformation of the historic National Guard Armory into a state of the art theater for film and live performance right in downtown West Chester. For 2017, we have chosen The Resident Theatre Company, a professional company bringing New York Theatre to Chester County and contributing immensely to our thriving, local community. In 2011 Kristin McLaughlin fell in love twice. Once with her now husband, and then with the town where he lived, West Chester. Kristin had been living in New
York City for over 20 years working in professional theatre as an actor and director. Taken by West Chester’s charm, Kristin was also impressed by the restaurants, live music, and art galleries. But something was missing. She kept hearing the same story: everyone loved seeing shows in NYC, but with the drive, gas, tolls, parking, tickets, and Times Square madness, they rarely went. So, Kristin launched The Resident Theatre Company in 2015. “I thought if I could bring my world here, people would be happy to go to the theatre.”

Ray’s a West Chester resident and booster and an award-winning town and land planner, advocating for returning small towns to the community centers they were before suburban sprawl. It’s not just an abstract concept for him. It’s personal. “I live a couple blocks away and walk here and back every day,” he says, in his office on S. Church Street. His dog, Gina, usually accompanies him. In West Chester, Ray has served on councils, boards, and was the chair of the Business Improvement District. He co-authored the West Chester Comprehensive Historic Preservation Plan, which is in the National Trust for Historic Preservation’s library as a best practices resource for other community planners to use. Ray also served on the board of directors for the Society for Commercial Archeology, which documents and tries to save significant roadside Americana. “It grew out of my love for diners,” he says. “The stainless steel varieties made in New Jersey and the enamel steel ones from New England.” Ray is a sailor and raced boats. Now he uses his skills to charter and sail places as disparate as Croatia and the Caribbean. “I loved the Croatia trip,” he says. “You can sail from towns one day to cities the next.” Even on water, Ray is looking for a good town to walk through.

What development project (present or past) do you feel has been the most architecturally significant?
The Future of
West Chester
TONY STANCATO: I feel our most significant commercial project is the Chestnut St. Lofts (117 E. Chestnut St). We departed from the norm on this 60-unit apartment building designed by VLBJR Architects to speak to the prospective tenant base. The exterior is more contemporary than other projects and the interior features a 3-story steel and wood bridge system giving it a dramatic loft feel.

What is the continued draw to invest in real estate development in West Chester? ELI KAHN: I moved to West Chester in 1982 when I attended WCU. I fell in love with it then and never really stopped. It was a much rougher place then with about 50% retail vacancy along Gay St, but we have seen nothing but steady growth in all product types including retail/ restaurant, office, and residential. Small town America will continue to be hot into the future.

TONY STANCATO: I grew up in West Chester as did my father before me. In fact, my grandfather immigrated to America in 1909 and after a short stay in Scranton, PA, he landed in West Chester. So, I guess you can say I have always had an affinity for the Borough of West Chester. It hasn’t always been “The Place to be,” however. In 1993 when we introduced Walden Woods, a community of 23 new homes across from Hoopes park on Ashbridge St., people thought we were crazy to take such a risk. estate for 4 generations starting with my great grandfather. It would be against my family heritage to not be involved. STAN ZUKIN: Back in the 1980’s, when downtown West Chester was 60% vacant, I saw growth -- and when you are starting from the bottom, there is only one way to go. And that’s up. Today I still see a certain magic within West Chester. I see this vision in the people who make up our community - I see it with the University students, I see it in the local medical and hospital field, and the county seat. I can’t think of a better place to work and live.
TOMMY CICCARONE: The Farmers & Mechanics Building has been a centerpiece to the Borough of West Chester for multiple generations. It has the most natural light on all floors as well as the best views of all parts of town.
Which of your development projects do you feel most proud of and why?

TOMMY CICCARONE: We bought 8 E. Gay St between Side Bar & Lorenzo’s Pizza. It is a small building in a great location but had been forgotten overtime. We purchased it from a hard money lender after the death of the original owner. We brought the West Chester Coffee & Ice Cream Bar in and it has brought the building back to life. To see life in that building on Gay Street makes me proud.
STAN ZUKIN: I feel the building of the Marriott Hotel on the corner of Gay Street and Walnut Street and the restoration of the Spence building will bring excitement, new life and fun, as well as international presence and business to our community and downtown West Chester.
If money were no object, what would be the most ideal real estate project for West Chester and/or the surrounding area? TONY STANCATO: I would love to be able to develop a community of small single family homes that could
What do you see as the most pressing real estate need for West Chester to continue its growth? ELI KAHN: WCU is an economic engine. It will continue to grow as it is one of the best values in higher education in the country and has record level applications and enrollment. We need to accommodate and embrace that growth. Many county seats have seen a rebirth but none have the dynamic growth of West Chester because none have a university.

ELI KAHN: After we finished 313 W. Market Street which is a 6-story office building occupied by Chester County, we built a cute brick carriage house in the alley. Our partnership, contractors and the subcontractors donated all of the materials, labor and land. The home was sold and 100% of the proceeds (about $350,000) was donated to both Safe Harbor and
satisfy what I think is going to be the next big thing in real estate. With Baby Boomers, downsizing as well as Millennials beginning to get married and start families, I can see a huge demand for small lot single homes. They need to offer quality amenities for the downsizing market and less
TONY STANCATO: The Borough has always had a good balance of preserving historically significant sites as well as working with developers to allow for growth. That needs to continue. Developers who are active in the Borough share a love for the community. I believe the prescription for continued growth is to do everything we can to work together to continue to make West Chester the best it can be.
