I LO V E F O O D ; I also love the role food plays in bringing people together. A few years ago I came across the concept of “scruffy hospitality.” I’m passionate about cooking delicious, healthful foods, and inviting people into my home to share those foods — and to share our lives in the process. But I’d prefer that my house and food (and life, for that matter) be perfect before I do it. That mindset is far from authentic. Enter Scruffy Hospitality. It’s a concept I’m striving to embrace that simply means our homes don’t have to be in order before we invite others in. It means that we hunger more for quality conversation than making a perfect impression. Inside this issue, we explore our personal connections to what we eat (and drink) — from the experience of shareable foods to the process of making the meals we love most to the ways we can serve our community through food. We celebrate the human element of food. At Fig, we love to highlight foodie destinations. And the borough of West Chester is most certainly an ever-growing mecca of tasty treats and savory samples. We’re peeking into the kitchens of brewers and bakers, producers and purveyors, roasters and restaurateurs to
capture both the passion that’s poured into each step of the process, and snapshots of living life fully…with some strawberry shortcake on our plates (of course). This summer, let “Love Local & Shop Small” be your mantra. Take advantage of a town brimming with chefs who are putting their own twists on favorites —sourcing ingredients straight from local farms and fields, laying out their finest al fresco-style, and coming together to support each other. Giving Back: Chad Weldon THE BUTTERY, SWEET SCENT of baking already perfumes the meeting rooms of The Master’s Baker as Chad Weldon, the second-generation owner, starts his day at 7 a.m. The bakers have been at work in the spotless kitchen for three hours already. The cake designers are there too. When he arrives on those early mornings, Chad checks the newest addition to the shop—a large outdoor box with a plexiglass door. It’s the borough’s first Little Free Pantry, stocked with non-
perishables like canned goods, rice, and beans, as well as other necessary items like soap, shampoo, and deodorant.

“We’ll stock it, and when our customers come in for an appointment, they’ll add items to it,” Chad says. “It’s a benefit to the people around us—for folks who need a little help after they’ve paid their bills and need to get through to the next paycheck.” Chad modeled his idea after a similar box on a church in Charleston, S.C.
Every month, a local non-profit or civic organization gets a free cake—a way of saying “thanks.” They also drop off cakes to food pantries and soup kitchens.

Sharing similar goals and each having two daughters (the combined “four girls” who gave name to the business venture), they were both searching for work with meaning. They only had to look as far as their kids—empowering messages for girls, as well as for women, were in short supply. “I was in a big-box retailer, and couldn’t find a T-shirt that had the right kind of message about woman and girls being able to do great things,” says Meghan.
“The only empowering messages were at the expense of men and boys, while more hopeful, positive, and inclusive messages were missing.” Melissa had the same experiences. “So we sat down and within hours had a mission statement and a book full of designs,” she says. Their mission? To redefine and expand girl power, one T-shirt at a time. For each item sold, $1 is donated to carefully selected nonprofits that support women. Still in their first year as a business, Four Girls has initially been a mostly online retailer. However, their high-quality, empowering shirts are making their way into similarly-minded boutiques in
the area. Tish Boutique will be the first downtown West Chester retailer to carry the Four Girls line. Talks are in place for another new downtown retailer to carry their baby and kid's line. The shirts they’ve designed have messages that celebrate an inclusive form of feminism and equality, in sizes and designs for youths and adults—female and male. And there’s an intentional message offered by the Four Girls logo, purposefully placed on the shoulder of every shirt. “It’s there to say we’ve got your back,” says Meghan, “we stand with you.” Melissa agrees. “That’s our slogan: Speak your mind. We’ve got your back.”

I T I S T H E I D E A L neighborhood in the ‘perfect’ town—the southwest quadrant of West Chester’s borough is the kind of place where neighbors know each other, and look out for each other. The gracious tree-lined streets are a short walk away from the commercial heart of the borough. It is a closeknit neighborhood. “We come out in our bathrobes in the morning to collect our papers and all wave to each other,” says resident and Keller Williams Realtor Jean Gross.

Jean loves this area of West Chester—she has sold many homes here, but it is also where she has chosen to live the last 28 years. “You can find anything ranging from incredibly affordable apartments to luxurious historic homes,” she says. “We have even got our own bed and breakfast at Faunbrook B&B!” Sharing this part of town with West Chester University, and having students living in the neighborhood, contributes energy. “The students are an asset. They drive the market in the borough, they serve in our restaurants, they babysit, and mow lawns.” It also means there are a number of options nearby for a late-night bite or an emergency convenience store run—businesses that cater to students stay open later. Being a short stroll away from the downtown restaurants and shopping is another huge advantage.

“Pietro’s Prime on Market Street is my favorite,” Jean says. “I can walk from my home, and do not have to worry about driving after enjoying a cocktail—or two!” The church bells of First Presbyterian Church of West Chester echo softly here. The church, which opened in 1834, was the first commission of Thomas U. Walter, who later designed the dome of the Capitol building in Washington, D.C. There are many lovely parks in this area of town, but the gazebos, covered walkways, playgrounds, and expansive green spaces of nearby Everhart Park are next to none. You are sure to see your neighbors here soaking up sunshine, collecting wild blooms, and playing with their dogs. But it is the people that make the southwest quadrant special. “I love it for so many reasons, like the builtin interdependence when the older lady down the street calls my son and asks him to help with some chores,” says Jean. “Neighbors collect each other's mail, bring in packages from the porch, and assist with new babies. We make it possible for the elderly couple who've lived in their home for 60 years to stay. We all care for and depend on each other.”

THE ICONIC FARMERS & MECHANICS BUILDING at the corner of Market and High Streets is undergoing a transformation. align5, a strategic consulting and boutique investment banking firm led by Chad Williams and John Ratliff, is behind the exciting new development project. “We were looking for our own office space last fall and wanted to be in West Chester,” says Chad. After touring the space, the building’s beauty, location, and potential spurred a bigger plan that’s become align.Space, a new coworking, event, and growth company incubator space. “We are moving our offices here, but we’re also building a destination for growth-oriented entrepreneurs and business people in the heart of Chester County,” says Chad. “Our space will be
similar to WeWork (a global co-working company) in terms of the look and feel of the environment, but our focus will be on delivering a creative space for growth company entrepreneurs to focus on building their businesses.” When align.Space opens, the first three floors of the building will hum with activity, as align5 and their clients, as well as other startups, remote workers, lawyers in the borough for the day, and freelancers work and collaborate. “It’s going to benefit businesses in the borough, too.” says Chad. “More than 100 people will be coming in every day, and they’ll need to have lunch, coffee, and shop.” align.Space will offer private offices, meeting rooms, and open-plan office space for more than 100 people, and will also have a boutique cafe, video studio, and podcasting space.
The team also hopes to work with West Chester University to provide a learning and event space that will bring students together with members of the business community. “The opportunity for people to have a dedicated place to work is one thing,” says Chad, “but it’s also important to meet other business builders—to network, share ideas, and create a community.” The F&M Building was acquired in 2013 by Myles Development Corporation, and the Myles team (lead by Tom Myles and Seth Gentile) has worked closely with the align5 team to make this vision a reality. In addition, align5 retained the talented Todd Danner, of arQitecture, to design a space that is unmatched in the area. Fresh Face: Andiario YOU HEAR ABOUT scratch cooking, but it's quite another thing to start a restaurant from scratch—hiring cooks, servers, and finding suppliers in a place you just moved to—but that’s what Anthony Andiario and Maria van Schaijik have done. Last year, Anthony and Maria, partners in business and in life, left Arizona and moved themselves, their two dogs, and two olive trees to West Chester. They opened the restaurant Andiario in late March. Anthony’s an acclaimed chef, and Maria runs the front of the house. Both have roots on this coast—Maria’s family is in West Chester, and Anthony’s is in the
Wilkes-Barre/Scranton region. What they’ve created is highly personal, with an imaginative menu filled with quality ingredients sourced from local purveyors and artisans. “From the farmers we use to the food we cook to our artwork and table settings, everything is uniquely us,” says Anthony. The art on the walls is by Anthony’s brother, and plates and bowls come from local artisans, such as beloved potter Andrew Snyder. And the olive trees are theirs too. Anthony’s known for his pastas—he’s a bit of an Instagram star—but he’s adamant that this isn’t strictly his focus.
“We have such great growers and access to meat and seafood here,” he says. “I really want to just cook good, honest food.” Already, the restaurant is drawing raves and attention. It’s been hard work, and there’s lots of pressure, but they’re doing this together. “We know each other so well,” says Anthony. “Maria knows exactly what I’m saying with just a look from the kitchen out to her in the restaurant. I know things are going to be great.” “We want it to feel like you’re coming into our home for dinner,” says Maria. “It’s a wonderful but somewhat vulnerable place to be—everything here is what we choose to do.”

WEST EVERY FEW DECADES THERE IS A PROJECT THAT COMPLETELY TR ANSFORMS THE FACE OF A TOWN. COMING IN 2019, ONE HITS WEST CHESTER. Eli Kahn’s been in real estate since his junior year at West Chester University, when he bought his first property. “You never get emotional about real estate,” says the president of E. Kahn Development.
Eli knows a thing or two —
he has been involved in widespread commercial real estate development throughout Chester County since 1986. But his latest project, developing the abandoned Mosteller Building at Gay and Church Streets, is a little more personal. Eli and his business partner, Jack Loew, acquired the corner parcel after the county moved out in 2011. They loved the borough’s walkable lifestyle and put together a plan for a taller complex with condos. It was approved, then languished, after Jack died in 2014. Eli, along with his partners Adam Loew (Jack's son) and Matt Adams, reworked the plans to become what they are now—a four-story, 59-foot tall building with an inviting public plaza, featuring shopping and dining space on the street level and office space above. The then borough council was not in favor of a public plaza, so they waited.

“It takes patience,” says Eli. “But it’s so right for West Chester that it was only a matter of time.” Now that the project is in the approval process and set to begin construction at the end of the year, the team at E. Kahn Development and J. Loew & Associates can set their sights on weaving the memory of Jack throughout the building. The open public space, unique in the borough, will be landscaped to provide seating areas, shade, and greenery. It’s also intended to honor Jack's legacy, and plans are in place to name it after him. “That’s what’s changed the stakes for us—this isn’t just another development so the maxim to not get emotionally involved no longer applies. Everyone in the company cares about this project, because it will forever commemorate Jack,” says Eli. “To see it come to fruition means so much to everyone. It’s absolutely emotional.”

Creating Comfort through Cuddling FOR THE MORE THAN 500,000 PREMATURE BABIES born in the U.S. each year, human touch can have a powerful impact on healthy growth and development. To ensure that all babies get the hugs they need to thrive, the Huggies’ No Baby Unhugged grant has awarded Chester County Hospital $10,000 to help establish a volunteer newborn-hugging program. This initiative will provide much-needed physical interaction for newborns that can help make their transition from the hospital to the home quicker. Research shows that ample human contact aids babies in their development of good clinical outcomes. Interventions, such as holding, rocking and soothing, as well as singing and talking to babies support weight gain, reduce length of hospital stays, improve brain development, and in the long term, enhance the development of trusting relationships.
“The Neonatal Intensive Care Unit (NICU) and Pediatric staffs at Chester County Hospital are honored to be chosen for Huggies’ No Baby Unhugged grant. The grant has been used to start a cuddling program in our hospital to benefit premature babies and infants suffering the effects of withdrawal due to maternal drug use,” says Stefanie Steinberger, DPT, Lead Physical Therapist for the NICU. Susan Cacciavillano, BSN, RN, Clinical Manager of the NICU, adds, “We serve some low socioeconomic populations who may not have reliable transportation to and from the hospital to see their babies in the NICU. Between these families and the number of babies admitted with neonatal abstinence syndrome (NAS), we believe that a Cuddler program will benefit our most vulnerable patients.”

The plan to implement a Cuddler program has been in the works for some time. In September 2016, Cacciavillano and Steinberger met with Penn Medicine colleagues from Lancaster General Health (LGH) to talk about their Cuddler program and how to bring it to Chester County. “All of our training practices, guidelines and implementation plans stemmed from LGH. Their team was instrumental in getting our program off the ground,” explained Cacciavillano. The shared information and implementation did need some amending, as Chester County Hospital planned to introduce the program not just in its NICU, but also in its Pediatric unit. The program launched in November 2017. “Our Pediatrics team helps a lot of babies with NAS, too. These babies are unable to self-soothe due to the painful effects of drug withdrawal. Cuddlers will be invaluable for keeping these babies calm and content while they are going through something so difficult,” Steinberger explains.

Chester County Hospital used the grant to launch the program and train the volunteers. The process to become a “Cuddler” includes going through an interview process, passing a background check and medical screenings. In addition, all volunteers must obtain child abuse clearances and attend both the hospital and volunteer orientation programs. Cuddlers must also be 21 years of age. Cuddlers will receive updated training as needed and will undergo an annual competency test. The Cuddlers played a large role in the hospital’s current NICU expansion, which began in December 2017. The unit will double in size and feature private and shared rooms as well as hybrid model rooms that allow space for parents to stay overnight with their infants. In preparation for the renovation, the NICU was moved to a temporary unit on the opposite side of the hospital to protect the infants from the noise and vibration of construction.
“Having Cuddlers in place before the transition to the temporary NICU was important. They were instrumental in creating smooth transitions for the babies,” said Cacciavillano. The Cuddlers will be equally as valuable when the renovation is complete later this year and it is time to transfer the babies to the new, expanded space. Cuddling occurs when parents or family members are not present to hold or calm infants. The volunteers work with bedside nurses to provide the appropriate comfort measures. Parents are taught the benefits of the program and why it is the standard of practice in the NICU and Pediatrics units to ensure that these vulnerable babies will have the benefit of human contact daily. Chester County Hospital is fortunate to have a full volunteer staff for the Cuddler program. However, there are other volunteer opportunities available.

Part 2: Patti Brennan COMPASSION, says Patti Brennan, CFP, President of Key Financial, Inc., means understanding someone’s situation, applying the right tools, and having enough perspective to gently guide them towards a solution. That deep sense of care and responsibility is part of what brought Brennan and her loyal team of employees through what she calls “the messy middle” of the financial crisis. In the first installment of our three-part series, we met Brennan in 1990, starting a financial planning company in what most people refer to as their “laundry room,” with solid, clientfocused principles. As her young family grew, so did the company. When the financial crisis hit, Brennan made a promise to her 15 fulltime employees: “Nobody will lose their job.” It was not a pledge Brennan took lightly, and

it wasn’t one she could keep without personal sacrifice and working harder than ever before. “They were painful years,” she says, “and there was lots of uncertainty.” Through it all, she maintained faith and confidence. Weathering the storm required strategic thinking, conservative and creative planning, and a sustained focus on the clients and their needs. As word about Key Financial started to spread, those years solidified Brennan’s resolve that money is a “means to an end” and real financial planning is where financial security is born. She committed to growth by investing in a new building and, more importantly, by investing in talented people. Today, Brennan and her team continue to guide clients with wisdom and compassion through good times and bad—through successes and windfalls,

“Eileene asked if I wanted to work alongside her for a bit. At first, I said no,” Kiki says. “I changed my mind very quickly.” Before Kiki took over the shop, she prepped by diving into research on fashion and retail. “But in the fashion world, you learn on the job,” she says. She credits Eileene with making the transition easy. “She stepped back, let me make changes and mistakes, and never criticized,” Kiki says. “I have immense respect for that and because she owned her own business in a time when many women didn’t work outside the home.” To balance her own family life and work, Kiki learned the importance of delegating. “When my children were in school, it was very important to me to leave the shop at three in the afternoon, to help with schoolwork and have a family dinner every evening,” Kiki says. “Learning to delegate gave me flexibility. I’ve surrounded myself with strong women that can carry on when I’m not in the shop.” When running a business, especially one in fashion, she’s learned that you have to target the customer you want to attract. “You can’t be everything for everyone,” Kiki says. It’s an important message that resonates with work-life issues too. “You must strike a balance between home and work,” she says. “Most women are over-achievers and we are used to doing it all.”
