DON’T BE A COVID IDIOT By Warren Strybosch
RESTAURANT
As Melbournians celebrate the removal of the ‘Ring of Steal’ and all Victorian’s are able to start getting out and about albeit with some restrictions still in force, it is a timely reminder to not be one of those COVID IDIOTS that make things difficult for those around them. I spoke to a restaurant owner when COVID restrictions had first eased and they were allowed 20 people in their premises to dine. He shared with me a story of a group of five locals who had booked a table to eat one night at his restaurant. He confirmed the booking the day before. On the day they did not turn up. Not only that, but they did not call to cancel their booking. The owner of the restaurant said he could understand that things happen and bookings might need to change, but to not have the decency to call to cancel or rebook was a bit below the belt. The owner has learnt his lesson and now takes credit card details with each booking and a down payment if customers want to book a table. “All because of one group of idiots, I have had to implement this new booking rule. I had hired staff that night expecting the restaurant to be full. That booking ended up costing me money”, he said.
At Find Maroondah we are trying to support as many local businesses as possible. We provide all cafes, restaurant and takeaway businesses in Maroondah and the surrounding region the opportunity to advertise in the Find Maroondah for free by placing their discount offers in the paper. This is a new fund-raising initiative we are trying to get up and running to support Not-ForProfits. The business owners who supply
the offers will benefit from additional patronage whilst helping the NFP along the way – everyone wins. We would encourage all local residents to do the right thing by these local businesses in our community, especially those who have suffered the most. Support local and each other. Don’t be a COVID IDIOT.
Google Chrome update to block mixed content downloads By Warren Strybosch
Google has announced a plan to begin blocking mixed content downloads in Google Chrome to protect users from insecure downloads. Google’s phased rollout plan begins with a browser warning and then advances to blocking mixed content downloads. Google’s effort began in September and will continue through the next several Chrome releases. What’s impacted? This may affect your end users’ ability to access non-HTTPS downloads or images started on secure pages within Salesforce. 1. Images If a user is viewing a secure webpage (HTTPS), and if any of the content displayed as part of the webpage is hosted on a non-secure link (HTTP),then the content (for example, image or video) will be displayed as a broken image.
2. Downloads If a user is viewing a secure webpage (HTTPS), if there is a download link or attachment in the webpage, and if the corresponding content is hosted on a non-secure site (HTTP or FTP only), then clicking on the link will result in error. What action can customers take? To avoid mixed content, broken images or failed downloads, you can choose
not to upgrade at this time or rollback to a previous version of Google Chrome. Why is Google making this change? Google is making this change to improve user privacy and security while using Chrome. This change will present a clearer browser security user experience to end users. As a first step, Google is focusing on insecure downloads started on secure pages.

Coronavirus (COVID-19) reopening roadmap: Regional Melbourne By Warren Strybosch
Staying Safe
•

•
As restrictions ease it is more important than ever that we act every day to keep ourselves and others safe. These actions below can help protect you from coronavirus (COVID-19). Stay safe by washing your hands regularly, wearing a face mask when you leave home, coughing and sneezing into your elbow, and keeping at least 1.5 metres from others. Keep your friends and family safe by meeting outdoors. There is a lower risk of spreading coronavirus (COVID-19) between people if you are outdoors. Face masks must be worn by all Victorians when they leave home, unless they have a lawful reason not to. If you have symptoms of coronavirus (COVID-19) get tested and stay home. Stay at home if you feel unwell.
Restrictions are easing from 11:59pm on Sunday 8 November 2020

Third Step restrictions apply across Victoria. The same restrictions apply in regional Victoria and metropolitan Melbourne. •
•
• •
You can travel between regional Victoria and metropolitan Melbourne. There are no limits on how far you can travel or the reasons you can travel. You do not need a permit to travel. The 25km limit on how far you can travel no longer applies. You can go on holiday in Victoria and book accommodation. You can go camping. You can book accommodation to share with the people you live with, your intimate partner, and up to two other people and their dependents. Face masks must be worn when you leave home. You can have up to two people visit you at home each day. Infants under 12 months are not included in this cap, and other dependents can also attend if they cannot be left unattended or cared for in another setting. The two people may be from different households and may visit

separately. Your intimate partner is not included in the cap. Outdoor gatherings in a public place are limited to up to 10 people, infants under 12 months not included in the cap. A public place means an area that everyone can access, for example a local park or the beach. Cafes, pubs, bars and restaurants can serve up to 70 people outdoors and up to 40 people indoors. Smaller venues can seat a smaller number of customers in line with density limits and spacing requirements. Patrons must sign-in. Indoor exercise, including gyms, are open with limits on the number of people in spaces. Exercise and classes can resume with up to 10 people per indoor space and a limit of 20 people per facility. Equipment must be cleaned between uses. You must wear a face mask unless you are out of breath. Exercise must be non-contact. Temporary structures can be set up to divide spaces, subject to the overall indoor cap of 20 and a density limit of 1 person per 8m2. Indoor non-contact sport can also resume for those aged 18 years and under. Up to 20 people can participate in the indoor exercise (like a dance class, indoor community sport is limited to the minimum number of people required to play the sport, up 20 people). There are limits on spectators to one parent, guardian, or carer where the child requires supervision. Non-contact means that the activity can be done within a distance of 1.5 metres. Indoor pools can open for all ages, for up to 20 people or the density limit (1 person per 4m2) – whichever is lower. Outdoor religious gatherings can be held near a place of worship with up to 50 people plus a faith leader. While attending a religious gathering there are steps you need to take to keep yourself and others safe including not sharing food, drink or items. You must also wear a mask, unless you have exemption. Indoor religious gatherings can be held with up to 10 people per group (plus a faith leader), and 20 people per facility. and others safe, including not sharing food, drink or items. You must also wear a mask, unless you have an exemption. There will be restrictions in place that includes limiting the service length to a maximum of 90 minutes and maintaining at least 5 metres between each group of 10. Funerals will be allowed with up to 50 people if held outdoors and up to 20 people if held indoors. This limit doesn’t include infants under 12 months of age, or the people required to conduct the funeral. Community venues, including libraries and neighbourhood houses, are open for up to 20 people indoors with a maximum of 10 people per space, subject to density limits. Real estate inspections and auctions can be held with up to 10 people from different households, plus the owners/residents of the property and the real estate agent. Indoor entertainment venues, including cinemas and theatres, can open with up to 20 people per space, subject to density limits. There can be up to 20 people in each space (for example, a screening room or gallery space) and staggered performance times to avoid crowds in foyers and bathrooms. Smaller venues can seat a smaller number of customers. Electronic gaming may open in venues. Patrons playing electronic games are included in the 40 person indoor patron cap for a venue. Venues can have up to 10 patrons (equivalent to 25% of the indoor patron cap) in electronic gaming rooms, subject to density limits, maintaining at least 1.5 metres between players, and with every second machine turned off.
Who does this apply to, and when? Third Step restrictions apply to everybody in Victoria. Is this compulsory, or voluntary? It is compulsory. The Chief Health Officer of Victoria has issued a lawful direction as part of the current State of Emergency. Do I need a permit to travel? No, you don’t need a permit to travel within Victoria for any reason.

It was devastating to receive a phone call from a close friend last week, who rang to share with me that our mutual friend’s only child had just committed suicide. I was in shock when I heard the news. It took me a few days before I could call my friend about his son’s death. I did not know what to say and could only listen as he shared with me what had happened and how he was feeling.

You Are Not Alone
The young man was 27 years of age, very smart, and was working in an area that was going to make a real difference in the world. What I did not know was that he was struggling with depression and in the end, he had decided he had had enough of life. His death prompted me to message some of my other male friends to see how they were going. Both friends stated they were not in a good place, and did not want me to call, but they both appreciated the fact that I had reached out. The following weekend I met up with a mate I had not seen for over two years. He ended up crying in my backyard andshared with me that he had been in a very dark place a few months earlier. Many people are struggling right now. You might be reading this and struggling yourself. I want to encourage you all that you are not alone. Whilst no one might be able to fully understand what you are going through, there are people out there who care about you. Please don’t become silent in your pain. Reach out to someone and share how you are feeling. A problem shared might be a problem halved. At least allow someone to walk alongside you to provide the support you need.
There are several organisations that provide much of the support and education for people with mental illness and their families and carers throughout Australia.
Good news for buyers as ScoMo changes home loan rules By Lee Wisniewski
It will soon become easier to qualify for a mortgage, under reforms proposed by the federal government. Lenders will no longer have to comply with strict ‘responsible lending obligations’ when issuing mortgages, although they will still have to follow certain lending standards. Under the current ‘lender beware’ system, lenders can be held accountable when borrowers default on their mortgages –
which has made nervous lenders less willing to give out loans. But under the proposed ‘borrower beware’ system, borrowers will become more accountable for their loan applications – which should encourage lenders to assess applications faster and say yes more often. The government feels the current system forces lenders to use one-size-fits-all criteria when assessing loan applications; it wants to move to a system that allows lenders to take a
more flexible, commonsense approach. This change is expected to particularly benefit first home buyers and selfemployed borrowers, who can struggle to qualify for loans under the current rigid system. The reforms will take effect on 1 March 2021, if approved by parliament.

Loyal borrowers charged extra on their mortgage By Lee Wisniewski
At the end of August, there was a gap of 0.29 percentage points between existing variable owner-occupier mortgages and new ones. Existing owner-occupiers were being charged an average of 3.21%, while new borrowers were being charged 2.92%. There are two ways you can avoid paying this ‘loyalty tax’: 1. Negotiate a rate cut with your existing lender 2. Refinance to a new lender with a lower-rate loan If you do refinance, make sure the loan you’re switching to doesn’t revert to a higher interest rate at a later date. Banks compete hard for new customers, but sometimes take existing borrowers for granted, so the longer you stay with one lender, the more likely it is your loan is uncompetitive.
Staying loyal to your bank could cost you thousands of dollars, according to the new Reserve Bank of Australia data.
If you’ve got a steady income and you’ve built up equity in your home, you could potentially refinance to a loan with a lower interest rate and lower fees.

Australians are showing more confidence in the property market, new auction figures have revealed. There were 14,216 auctions held in the capital cities during the September quarter, according to CoreLogic. That was up from 13,783 in the June quarter. The clearance rate statistics from the different markets were:
• Canberra = 78.8% from 746 auctions • Tasmania = 64.3% from 14 auctions • Sydney = 63.1% from 8,147 auctions • Adelaide = 62.2% from 734 auctions
Why did the auction statistics improve in the September quarter? It probably reflects growing consumer confidence, with Australia increasingly getting on top of the coronavirus problem.
• Melbourne = 51.0% from 3,320 auctions • Brisbane = 44.5% from 1,057 auctions • Perth = 28.6% from 198 auctions NOVEMBER 2020 | FIND GEELONG

FREE Kinder for 2021 By Warren Strybosch
Education has always been a key driver for the Labor Party and today is no different. On a day when all students in Victoria are sitting their VCE English Exam, the state government has announced that Kindergarten will be provided free of charge in 2021. This is an estimated $169.6 million policy and will support all care providers of young children and it is anticipated to save families about $2000 in 2021. Given the state budget is going to be handed down later this month, this might the first of many bite size announces we will come to see as budget day approaches. “Not only will free kinder save families thousands of dollars - it’ll get more kids into kinder, back early childhood services and workers, and help support more parents, especially women, into the workforce,” early childhood minister Ingrid Stitt said. Also, the government also announced grants will be made available to allow more schools to provide before and after-school care.

CONFIDENT, CRASHED-UP AUSSIES SET TO SPEND By Colin Brinsden, AAP Economics and Correspondent (Australian Associated Press)
The recent buoyancy of consumer confidence has yet to be reflected in retail spending, but income tax cuts and a potential interest rate decrease could lead to a shopping spree in coming months. At the same time, new figures released on Wednesday also showed there is growing demand to hire workers as the economy opens up from COVID-19 restrictions, and that there are signs the economy is moving out of recession. Retail spending fell by $448.6 million or 1.5 per cent in September compared to the previous month, the Australian Bureau of Statistics says in its preliminary data. This followed a four per cent drop in August, but retail trade still remains 5.2 per cent higher than a year earlier. It is expected to contribute to growth in the September quarter after detracting in the June quarter. AMP Capital senior economist Diana Mousina is more optimistic about the immediate outlook for retail, particularly as Victoria slowly emerges from its lockdown.
“The income boost from tax cuts, additional welfare payments and potential RBA interest rate cuts will also help the retail sector over the short-term,” she said. Consumer confidence – a pointer to future household spending – has risen for seven straight weeks, gaining momentum recently following the tax-cutting federal budget. Financial markets are also fully prepared for a cut in the cash rate to 0.10 per cent from 0.25 per cent when the Reserve Bank of Australia board meets on November 3, following recent comments from central bank officials. Separately, an indicator of future economic growth suggests Australia is moving out of recession. The WestpacMelbourne Institute leading index, which indicates the likely pace of economic activity three to nine months in the future, now stands in line with the average recorded over the 12 months prior to the COVID-19 pandemic. “Consistent with the steady progression in the leading index, we expect growth of 2.8 per cent in 2021 and 3.5 per cent in 2022,” Westpac chief economist Bill Evans said.
“Key factors behind this stronger profile are a boost to consumer demand, as households spend around 50 per cent of the personal tax cuts, and a lift in business investment in response to the accelerated depreciation allowances.” Westpac expects that growth in both the September and December quarters of this year will be clearly in positive territory as the Australian economy opens up after the massive seven per cent economic contraction in the June quarter. There was also positive news for the employment outlook with job advertisements posted on the internet jumping 6.4 per cent in September. This included a notable 11.9 per cent surge in Victoria after two months of falls during its COVID-19 lockdown, figures released by the Department of Employment show. All states and territories recorded gains in recruitment activity during the month, while seven of the eight occupational groups monitored by the department also recorded increases. Job ads were strongest for technicians and trades workers, rising 9.6 per cent in September. NOVEMBER 2020 | FIND GEELONG

Property in SMSF - Valuations Required Annually ACCOUNTANT By Warren Strybosch
The ATO has provided further guidance with regard to meeting regulation 8.02B in relation to valuations of fund assets. In the past, a SMSF trustee could provide a valuation to the auditor every third where the fund was paying a pension or held in-house assets. The ATO has stated that is no longer sufficient and auditors are required to make sure the trustees have supplied valuations every year. When it comes to property, a qualified independent valuer must be used if the property equates to a significant proportion of the fund’s asset value. If the property does not form a significant part of the fund’s assets, then an in-house evaluation can be obtained. However, if the price of the property either falls or increases due to unusually events e.g. COVID-19, an external valuation will be required. The auditor will need to make sure that the supporting evidence meets the SMSF valuation guidelines set by the ATO.
area. The evidence needs to support the market value of the property as close to 30th of June as possible. Additionally, unless the property is sold, a single item of evidence will no longer be sufficient. The ATO is expecting to see a variety of supporting evidence to meet regulation 8.02B e.g. valuation, contract of sake, comparable sales results, and rates notice, to mention a few. For commercial properties, it may be sufficient to provide net income yield as long as the tenants are unrelated parties to the trustees.
It is no longer acceptable to simply get a real estate agent appraisal stating what the property might sell for in the
The trustee could also provide net income yield where it is a commercial property, it said. This would not be sufficient on
its own, however, and only appropriate where tenants are unrelated. With the requirement to provide an Investment Strategy and now yearly valuations of properties, the ongoing cost to trustees of SMSFs continue to rise.

entrepreneurial planning BUSINESS COACH|MENTOR By Deb Fribbins
We are living in such a fast-paced society today, it’s crucial that what we do is relevant to the marketplace around us. Are the products or services you are offering, or wanting to introduce to the market, something the consumers want or need? Today we live in an ‘instant’ society, where people want things to make their life easier and faster. What can you offer that will have customers wanting to come to you? Are you relevant to the future? Companies like Kodak were the biggest in the world in photography/cameras for a very long time, but they didn’t believe that digital cameras would ever survive, and that people would always want printed photographs. They said camera phones would never take off. They may believe that – it’s entirely their prerogative. But as people became more reliant on their digital cameras and smartphones, Kodak didn’t keep up with the times. They’re now paper manufacturers. They’ve lost a huge fortune over many years, because they didn’t look at the market and analyse what was going on in the world. Most importantly, they didn’t understand their customers needs. Don’t let this be you. Look critically at your business. What is your purpose? Who are your customers today? What are they looking for? Do you offer what they want or what you want to sell? Have you analysed today’s market and what changes customers have made in their ways of shopping? Can you deliver what they want?

All businesses are fundamentally run the same way. The basic principles do not change. If your business has a cancer, you can get rid of that cancer if you choose to analyse it and monitor what’s happening with it and make the appropriate changes. Don’t look at the business as a whole; break it right down and look at what individual areas in the business are working. How can you capitalise on these? What parts are not working? How can you make effective changes? It is invariably not the whole business that is suffering, but one part that has not kept up with the changes in the market. Newspapers had printed matter for hundreds of years. The circulation of print newspapers is dropping at a rapid rate, because people read the news online, watch it on TV or listen to the radio. The newspaper moguls read the industry and kept up with the changes by buying into all other forms of media: TV, radio, magazines, podcasts, etc. What are the changes you need to make? What can you do in your business to ensure you are relevant today? What are the areas within your business that need support right now? How can you recognise which areas they are? Do you know the areas in your business that you need to support, and determine what actions you can take to grow in sales and profits? Which components are letting you down?
works with passion
Explore the different ways you can tackle your business to perform in an upward trajectory. In today’s world, everything is instant and ever-evolving – are you? Too often, people will buy a job by buying a business. Regardless if your business is in fashion, a newsagency or a homewares shop. This can be achieved, if following the ‘5 D process’ and plan the business thoroughly from start to finish. There are so many different factors in running a business that many start-ups aren’t aware of. It’s not that they were not capable, but they didn’t know what they don’t know. I was taught at a seminar once, ‘We have about 10% knowledge in life. We know there is 10 – 20% that we know we don’t know. There is another 70– 80% we don’t know that we don’t know.’ SME’s often find out the hard way when a situation presents itself As the owner of a Small Business Enterprise we need to be Entrepreneurial not managerial. How are we supposed to know if we don’t know something, if we don’t even know what the parameters are? What changes can you make to your current business through planning? There are so many opportunities out there to be able to grow business substantially. Planning is paramount to success and yet so many “run by the seat of their pants”. Maintaining a working Business Plan, incorporating a Sales Plan, marketing plan and buying plan where applicable. Planning the agility into a business enabling constant updates to clear focused goals.

LESSONS FROM JEFF BEZOS thinking. Bezos thinks for efficiency, creativity and the future. He has created more efficient teams with his two-pizza rule and used a regret-minimisation framework to personally leverage his vision. But there is more to be learnt from Jeff Bezos. LESSON 2: LEVERAGE YOUR INCOME Bezos (and other wealthy people) know how to leverage their income and assets. In particular, when it comes to planning a financial strategy.
FINANCIAL PLANNING By Chris Carlin
Jeff Bezos, the founder of Amazon, is now worth $200 billion. If you were to spend a dollar every second from the birth of Jesus Christ, you’ll only spend $60 billion. What makes this even more remarkable that in 2019 he had to pay a reported $38 billion settlement payment to his ex-wife in the divorce. And he is still worth $200 billion. Did Bezos make his wealth by working hard? You bet he did!
While most people only have one source of income (their job), Bezos developed multiple sources of income through his business. Then he kept hiring people to do menial tasks which wasn’t worth his time, and hired experts who could do the job better than him. Once he leveraged his time once, he did it again but at a higher level, then again and again and again. Do you think Jeff does his own tax returns, or cleans his house, or cooks his own dinner? I highly doubt it, so it begs the question why do you? LESSON 3: HAVE A LOVE FOR LEARNING Sadly, most people hate rich people rather than learn from the clues they leave behind.

I’m not saying you should automatically love rich people either. It wouldn’t surprise me if Jeff has done some things which many would consider unethical. The fact remains that some rich people are extremely nice and generous while some are just downright nasty and evil. But the same applies to poor people as well, it just that wealth magnifies your personality, it doesn’t automatically change it.

His work ethic that helped him start Amazon is instilled in his company’s culture which is one of the reasons why Amazon is worth over $1 trillion.
But regardless, look for the clues that successful people leave behind. They are invaluable bits of information that can help you through your own financial struggles.
Chris Carlin
However, there is more to it than that. After all, there are plenty of people who work hard but are not worth $200 billion!
The clues can be found in podcasts, videos and books, all of which are available on Amazon…
I believe the key to Bezos’ success (and all wealthy people for that matter) is they don’t just work hard, but they work smart as well. If you were to take anything away from his work ethic, it is Bezos’ way of

He founded Amazon in 1993 as an online bookstore with a 70% chance of going bankrupt but high hopes of diversifying into an online marketplace. In 2013, Amazon was recognised as the world’s largest online retailer.

DO YOU KNOW THE STATE OF YOUR FLOCK? MORTGAGE BROKER By Lee Wisniewski
“Be diligent to know the state of your flocks, and attend to your herds; For riches are not forever…” - King Solomon At the time the above was written King Solomon was the richest (and most would say wisest) man on Earth, who had seen riches beyond your wildest dreams come and go. I’ll come back to the lesson in a moment. Bear with me as I think the biggest current lesson might be found at the bottom of this article. Being a broker is an amazing gift. Not only can I be a blessing to others but I too can be blessed and I am not talking about financially. I get to help people navigate through their (sometimes very) tricky circumstances and help people problem solve. When my wife asked me recently what I love about being a mortgage broker, I told her that I get to help people by using my problem solving skills. But upon reflecting on this and if I’m being honest the best thing is that I get to see some insight as to how successful and not so successful people manage their money. When the RBA met today they made history by lowering the cash rate to 0.1%, so if/when the banks pass this on it will mean you will have more money in your pocket/bank than you did last month. That’s a great thing, but only if you manage it well. To be able to do this, you need to start by: KNOWING THE STATE OF YOUR FLOCKS How much money do you have? And… Where is it? How much is your property portfolio worth this month? How much are your loan balances? How much equity do you have? You would be amazed to see how many bank accounts the average person has… Most of my clients have (at a guess) approx. 8 bank accounts, spread across 4 banks! They also have a couple of credit cards, which on many occasions they don’t even use. If I had a dollar for every time I met someone with >$50k in the bank but a credit card they don’t use, as it’s “just for emergencies”, well, I’d be on my way to
being as rich as Solomon myself! Not an indictment, purely an observation guys. No hate mail please. Not that having multiple accounts, or banks, or cards is a problem in and of itself BUT if you are having trouble knowing exactly how much you have or where it all is, at any given time, then this could be a problem, as it’s evidently wise to:
ATTEND TO YOUR HERD And how can you adequately tend to it, if you don’t know where it is? If you have trouble with this, then my best tip for attending to your herd is this…. Have 1 x MAIN (“hub”) account, where ALL of your income goes into and all direct debits come out. Setup a 2nd account, with a debit card attached. This is your EVERYDAY account. Work out how much your groceries, fuel, coffees, eating out etc costs you each week/fortnight etc and set up an AUTO-TRANSFER from your MAIN account into this account. Setup a 3rd account for savings for a rainy day (3mths living expenses). You can always setup a 4th account for saving for something awesome (eg holiday, Christmas, etc) There you have it. Max 4 accounts. Only the EVERYDAY account has a keycard. This will require you to set a budget but it’ll be rewarding and only possible if you first know the state of your flock. In our house we attend to our herd by doing a monthly net-worth calculation (asset values minus liabilities) and reviewing the transactions from our MAIN and EVERYDAY accounts. If these last few months of lockdown has taught us Victorians anything it’s that we shouldn’t take anything for granted. Especially hugs from our parents (or grandparents) or even money in our bank account. As sadly anyone without a job during this period will tell you, getting a weekly paycheck is not a given. That money doesn’t just magically appear. If you’re lucky enough to have a job you have often worked hard for the income it pays. So, when it does appear it’s important to treat it with respect by saving or investing it. I can say from experience it’s not what you earn that matters most, but what you save and what do with it.
being honest, even if you don’t think you do, you could probably find some… Now that you’ve found it what are you doing with it? In closing, I just want you to know 5 key facts… 1. Confidence is at it’s highest level in 8mths, as government stimulus seems to be working 2. The RBA just lowered rates, to further stimulate the economy (and confidence) 3. Responsible lending obligations are on-track to be wound back in March, further fuelling the access to credit 4. At Fidget we have been doing more refinancing than we ever have before BUT…. 5. It’s Home BUYERS lending that is at historical highs I’ll leave you with this… It was King Solomon’s wisdom and not his riches that were his greatest asset. His downfall came when he misdirected his riches without remembering who or what he was investing for. We can all learn something from that. So, that’s your homework. Sort out your bank accounts and consider who or what you’re investing in and for. Then, consider, are the tea leaves pointing to now being an awesome time to buy or should you sit tight? If you made it this far, I’d be keen to hear your thoughts. Until next time,

START LEADING ON YO RESILIENCE COACH By Sally Higoe
We all have dreams, thoughts, desires of how our life ‘should’ look and feel. Thing is, when we can’t meet our (often rigid) ideals - usually in our daily approach and tasks - we lose trust in ourselves. We lose trust that we are ever going to reach our goals and become the person or leader that we dream of. In contrast, when we can trust ourselves, trust that we can stick to a plan, be satisfied with it and be able to do it for a certain time, it builds momentum, certainty and confidence. All of those things are the opposite of lack of trust i.e. with these attributes, we improve our ability to trust ourselves. Fact is, when we can build up a certain amount of reference points of self-trust, we create the ability to carry that across all areas of our lives. So, am I talking about leadership here... or just ‘life’? Well, lets’ take a look... 1. If you believe that to be a good leader, you have to trust in yourself, have fantastic self-awareness and the ability to push through challenges by responding rather than reacting, then yes, we’re on the same page. 2. If you believe that to be an amazing leader that you have to be living congruently with your values, feel whole, balanced, centred and grounded... then we’re definitely on the same page. I believe one creates the other... living a congruent life builds trust in yourself that ‘you’ve got this’, and you’re on your way to building the business that you want and you’re ‘getting there’. That’s what gives you the certainty in yourself that you can best serve your team and your clients.
way better than goal setting and it allows you the space to design the life that you want to live
...And when we find that balance, then we are absolutely leading and living life on our terms EVERY SINGLE DAY
Here’s how you can do it;
One strategy that I often use with my clients is the power of our imagination in a very specific and purposeful way. It’s
Firstly, let’s talk external vs internal. Many of us get sold on the idea that to be ‘successful’ we acquire things. ‘Things’ that we are programmed to believe will make us happy... “When we have these external additions, then we will feel happy”. You’ve all heard the stories of famous folk that have worked their butts
off for years and finally get the huge houses, fancy cars, holidays and money but then sat around and wondered “Is this it?” They still felt empty inside. Don’t get me wrong. There is certainly a place for achieving and generating wealth – and creating the choice on how you’ll spend it! The key is to recognise that this alone, will not bring happiness and fulfilment.

OUR TERMS - EVERYDAY! I’m sure if you looked at the likes of Richard Branson, Oprah or Bill gates you’d recognise that their happiness and abundant ‘wealth’ does not come from the tangibles. They’ve had a dream, worked smart towards it, been supported and lived their values... they’ve grown on their terms to get where they are. They have the intangibles as well as the grandeur. ‘Getting more stuff’ is not the answer to a fulfilling life. A life well lived consists of moments upon moments, where you experience what it is you value experiencing. When you live life in this way, you can lead with purpose, with volition, with trust and honesty. But how? I hear you ask. Back to the power of the imagination... It’s about removing the ‘surface’ version of self that we take to work, the one that we believe we ‘should’ be and then digging deep to the core of our selves the self that we are meant to be and the one we dream of. The question to ask yourself is ‘What is my Ideal average day?’ Simple hey? And like I said, waay better than traditional goal setting. Here, instead of setting the goal for the mansion or fast car, it’s about goal setting for the day... and the best part is you can begin this process right now, today.
Think about it like this;
“If I could choose a day that I would love to live every single day, what would it look like?” (NB- it has to be sustainable! Not sitting on the beach drinking cocktails... as nice as that may sound ;-) and a day in which you’d never get bored or ‘sick of’) Choose simply. Think about what experiences you’d like to have on a daily basis, how you would spend your time, what energy would you bring to the day... how do you want to be feeling? Start with when you wake – what deliberate intention and action can you do to set yourself up for the rest of the day. Design your day just as you would like it in your ideal scenario.
in self will spill over into all areas in your life. You will create momentum and see the results in your ability to be a phenomenal, responsive leader and your ability to boost your bottom line. If this resonated with you, and you want to dive a little deeper, I’m gifting 5 slots of 45mins each to help you reach your goals! – to the first 5 people who reach out and mention Find Geelong... email me on sally@team-resilience.com.au and lets connect. Now’s the opportunity to let go of wishing and waiting. Most people don’t think about these kinds of things. Most people can tell you what they don’t want, or worse yet, they let life take them day by day. To stand out, you must think differently to the crowd. When you’ve completed outlining your Ideal Average Day, make purposeful steps every single day to start living this life... any step, as long as it’s forward towards the life you have designed. The one that is on your terms. As you take these steps, commit and build the habit, your trust and confidence

What builders need to know about installing garage doors GARAGE DOORS By Chantal Djuric
Can you remember what you were doing nine years ago? Let me take you back to the evening of 3 February 2011. You may have been enjoying a barbecue in the garden, the kids were probably grumbling about being back at school or possibly you were all down at the beach. The people of north Queensland were busy battening down the hatches on everything that moved, preparing for the most horrific night of their lives. About to hit their homes was the largest cyclone to invade Queensland since 1918 – Cyclone Yasi. The storm caused an estimated $3.5 billion in damage, making it the costliest tropical cyclone to hit Australia on record. Overall, approximately 1,000 people reported significant damage to their homes. In Townville, roofs were torn off buildings and sent hurtling down the streets. Residents reported the sound of glass breaking throughout the night as windows were broken as the storm moved through. There was also severe damage to the fittings and outside fabric of people’s homes. One of those items on the outside was garage doors. Colin Blair, CEO at the time of Standards Australia, reported: ‘It became clear that garage doors were a point of weakness during Cyclone Yasi. As a result, our technical committee has updated the Australian/New Zealand Standard to improve building resilience.’ The AGDA is the industry voice of the Australian Garage Door Industry, set up to promote professionalism, safety and compliance for all the products and installation involved in the largest and heaviest moving part of a building; namely, the garage door. At the time of Cyclone Yasi, the President of AGDA, Mike Fraser, lobbied the government to enforce full mandatory compliance to Australian and New Zealand (ANZ) standards to achieve building resilience. Things builders need to know Mike Fraser said: ‘The responsibility does not fall on one party. It is in fact the
responsibility of the installers, builders and designers of buildings to ensure compliance in relation to garage doors, not just manufacturers.’ The relevant Standard for Doors (as noted in the National Construction Code/ Building Code of Australia for cyclonic wind areas) is cited as AS/NZS 4505:2012 ‘Garage doors and other large access doors’, and includes information that installers, builders and building designers need to have an understanding of, such as information regarding the loads that the doors apply to the buildings, as well minimum performance requirements for structural loads applied to the substrate to which the door is affixed. This Standard for Doors applies to the whole of Australia, not just in cycloneprone areas. You as a builder also will need to obtain an occupancy permit if the building work will adversely affect the structural soundness of the building, including the garage. Working with a garage door technician The good news is that garage door technicians prefer to collaborate with builders concerning garage door installation. There are several advantages for the building owner when this happens. Collaboration between all parties means that the cost of the door will be cheaper for the building owner because you, the builder, will get a discount price due to
the quantity of doors you buy for all your other current projects. Builders get also get the warranty that the building owner would get; this means that the garage door itself is covered from the time of purchase, not just after it’s installed. If you’re a builder, give the garage door business you’re working with a copy of your OH&S standards before the technicians arrive onsite as these are what garage door technicians will follow. When it comes to invoicing, don’t be afraid to ask a package rather than itemised and separate invoices, if that’s your preference to suits your budget. An experienced garage door business will expect this. If you are working on a repair job for insurance purposes, an professional garage door business will understand the need for timely repairs to meet your and the insurer’s KPIs, they will have ready and open communication between the insured and the case managers and offer a good standard of workmanship. Why your new online Business needs website terms and conditions For a very small difference in cost, you can get terms and conditions customised to your business. This small investment is worth it when you consider the risks to you if a court does hold your business responsible for a customer’s loss because a generic website terms and conditions didn’t specifically cover a situation relevant to your business.
LAWYERS By John Van Beveren
With the compulsory COVID closures forcing retail businesses to close and keeping potential foot traffic away, a business needs an online strategy more than ever to stay successful. Australian Consumer Law requires you to state your business service standards and have terms and conditions on your website. If you sell or license goods or services online, a lawyer can help you ensure that they are drafted appropriately for the online environment. When to get website terms and conditions? Your business will need online terms and conditions when: • You run a blog, marketplace, or sell products online; • You offer online membership, courses, webinars, information or services online; • You offer paid or free downloads, have an online group, or host meetings online; • You use third-party providers for shipping, payment, hosting, or marketing. How website terms and conditions help you? Website terms and conditions are the agreement that you make with your customers, users, or online visitors when they buy your products or use your services. It sets out the limits of your obligations to them and what they are permitted to do. Like any business relationship, it’s better if the terms of engagement are clear. A comprehensive terms and conditions document will include clauses that: • Set out your policy for delivery of goods, returns and refunds; • Provide clear information about how your delivery and cancellation policies work; • Allow you to use your client’s testimonials (written or images) in future for marketing; • Make it clear that the intellectual property in your digital products, online courses or information is yours and can’t be copied; • Set out the standard Australian consumer law and consumer
•
guarantees; and Make sure that if the matter does go to a legal tribunal, it will be held in a jurisdiction convenient to you (e.g. Victoria).
Online risks with third parties You might not realize it, but if your website terms and conditions don’t limit your liability, you are also financially responsible for any harm caused by the actions or errors of third parties. Third parties in an online business environment are services and organisations who provide the framework for your online store, like hosting, shipping, marketing, and payment - the bricks and mortar of your online business. Some risks that customers might get exposed to from third parties when they shop with your online store include: • Outages from hosting and an interruption in online services; • Cybercriminals hacking and stealing private information; • Delays in shipping or lost packages; • Payment processors mishandling payment. Unless you have website terms and conditions limiting your liability, your business might be held legally responsible for actions and loss caused by third parties beyond your control. It’s important that your website terms and conditions effectively limit your responsibility. Should you get a generic website terms and conditions? There are services online now that offer generic website terms and conditions for download. However, these documents are will unlikely to fit your business model exactly.
Talking to a lawyer ensures that your website terms and conditions are relevant and adapted to your business. Whether you have an online shop on Instagram, Facebook, Shopify, or any other platform, define your online terms and conditions with the help of an experienced eCommerce lawyer. Our expert contracts team would be delighted to assist you. Van Beveren Lawyers Online Store Package $550 Our Online Store Package provides customised terms and conditions for your online business. These are suitable for Australian e-commerce businesses and include; •
online store terms (tick box for purchasers); • website terms and conditions (general terms for website visitors); • a privacy policy; and • a 30min consultation with our e-commerce lawyer. 5 Ways to Optimise your Business for Online Sales COPYWRITER By Akasha Rose
The push to reach customers online opens up many opportunities for increased sales and growth even for bricks and mortar businesses. Whether your business serves local customers or a larger region, it’s easy to successfully optimise your sales strategy for the online environment. Here are 5 tips to get started. 1. Is your business name optimised for SEO? You might be losing customers who simply can’t find you online. We recently worked with a medical practice buried in search results because of their outdated business name. We updated their name to reflect their location and they now have dozens of extra calls each week and thousands more monthly insights on their Google Business page. 2. Update page.
your
Business
The first place customers look for you is a Google name search. Google your business name and see what appears. If you haven’t already claimed your Google Business page, do it. You’ll be able to post updates, products and services directly to the people who search for you. Monitor your page insights to see what actions have the most impact. 3. Make your discoverable.
products
easily
There are so many places you can list your products and services now that help you reach your customers directly. You can list them on your Facebook page, your Google Business page, and even local websites like Love Geelong Central. Set up your Facebook Business Page for selling products via Messenger. Get creative, and add your products on Facebook Marketplace too. 4. Offer compelling lead magnets. Lead magnets are vital to turning website traffic into customers because they capture leads early in the sales process.
If you sell services, offer a Lead Magnet on the web page where you direct ad traffic. If you offer products, you might offer a Lead Magnet relevant to your product. E.g. if you sell chicken sheds, you might offer “Ten Step Guide to Healthier Chickens” for your visitors to download. 5. Optimise your ad spend. It can be easy to spend thousands on Google and Facebook advertising without getting any qualified leads. Save ads on these platforms for directly selling products or courses. If you are simply generating leads, consider buying ads on websites with high traffic, for example, local news websites, or post thought leadership articles with a call to action on websites where your ideal customer will be. Wherever you promote your business online, always be authentic. Use social media platforms primarily to build trust, not just market your products. Customers are more likely to buy products from brands they have a relationship with. Success in marketing online lies in understanding your customer, being where they are, and speaking their language. Strategygoto are your brand story experts. Founded by Akasha Rose, we have twenty years of experience helping startups, business, and not for profits tell

Spread your investments and lower your risk List all of your investments and what they’re worth. This could include: • • • • • •
MONEY SMART (ASIC) Diversification is an investment strategy that lowers your portfolio’s risk and helps you get more stable returns. You diversify by investing your money across different asset classes such as shares, property, bonds and private equity. Then you diversify across the different options within each asset class. For example, if you buy shares, you buy across a range of different sectors such as financials, resources, healthcare and energy. You can also diversify by investing your money across different fund managers and product issuers. Diversification lowers your portfolio’s risk because different asset classes do well at different times. If one business or sector fails or performs badly, you won’t lose all your money. Having a variety of investments with different risks will balance out the overall risk of a portfolio. It’s worth taking the time to review your investments and look for opportunities to diversify. How diversification benefits you Diversification is your best defence against a single investment failing or one asset class performing poorly (for example, the share market falling or one fund manager failing). If you diversify your investments, when some fall in value, others may rise and balance out the fall. Diversification lowers your risk because, no matter what the economy does, some investments are likely to benefit. For example, when interest rates fall, bond prices rise, while shares generally do poorly at this time. How to diversify To diversify well you need to invest across different asset classes and within different options in an asset class. You can also diversify by investing in different fund managers or product issuers. Review your investments

This will show you which asset classes you’re investing in and where you could diversify. Identify gaps and research other asset classes If most of your money is in one or two asset classes, research other asset classes. For example, if you own a house, an investment property won’t help you diversify. If property prices fall, you won’t have any other investments to balance out the fall. To diversify, you could invest in different asset classes such as shares or bonds. Then within each asset class, make sure your money is invested across the different options available. For example, if you’re mainly invested in one sector such as financials, you should research other sectors such as mining, materials, health care, capital goods and commercial and professional services. See choose your investments for information about different asset classes. The way your super fund invests is a good example of diversification. Check your fund’s website or annual statement to see how they invest. See super investment options for more information. Invest overseas Australia has a small share of the world’s investment opportunities. Investing some of your money overseas will lower the risk of investing in a single market. For example, investments in Asian and European markets may perform well when the Australian markets falls. If you invest overseas you’ll be exposed to exchange rate risk. Read more about investment risks on develop an investing plan. Invest through a managed managed account, ETF or LIC
fund,
A simple way to diversify is to invest through a managed fund, managed account, exchange-traded fund (ETF) or listed investment company (LIC).
Managed funds and managed accounts Managed funds and managed accounts can help you invest across a range of asset classes. Some managed funds and managed accounts offer pre-made diversified portfolios. These usually have the labels of conservative, growth or high growth depending on their asset allocation. See choosing a managed fund for tips on how to choose and buy units in a managed fund. ETFs and LICs ETFs and LICs provide a low cost way to invest in an asset class or diversify within an asset class. Most ETFs in Australia are passive funds. These track an asset price or market index, such as the ASX200 or S&P500. Keep your investments diversified Over time, some of your investments will rise in value and others will fall. This means you could have more money in one asset class than when you started investing. You could also be less diversified. For example, if your shares go up and your bonds fall in price, you’ll have a greater portion of money invested in shares. As shares are higher risk, your portfolio will also be higher risk. If you’re not comfortable with this risk, it’s time to re balance. See keep track of your investments for how and when to review your investments. How to rebalance You can rebalance your portfolio by: •
Investing some extra money, such as a tax refund, in an investment you want more exposure to.
•
Selling some investments and putting your money in other types of investments.
Selling investments will lead to a capital gain or a capital loss. See investing and tax to find out the tax impact of selling an investment. Get help with diversification Finding the right investments can be challenging. If you need some help to build a diversified portfolio, talk to a financial adviser.

BUSINESS INVESTMENT NEEDED FOR RECOVERY but is likely still some way off,” Mr Smith says. But he says government investment is set to reach new heights in the coming years as infrastructure plays a key role in post-COVID stimulus efforts. Mr Smith says the cost of infrastructure has fallen as governments can now borrow at record low interest rates to fund new investment At the same time, he believes higher infrastructure spending will help soften the impact on the economy from winding back JobKeeper and JobSeeker. Overall, investment projects at various stages rose by $20.7 billion during the September quarter to $748.1 billion, a 2.8 per cent increase from the previous quarter, and largely due to new publicly funded infrastructure investment projects.

AX UPDATES Active Asset Test Passed For “Vacant” Land Used As Storage Appeals note: The decision in the Administrative Appeals Tribunal was in favour of the taxpayer, allowing the use of the small business CGT concessions. The event was subsequently updated in January 2020 when the original decision was overturned by the Federal Court. In September 2020, the Full Federal Court then overturned the single judge decision, meaning the taxpayer once again may use the small business CGT concessions. The Full Federal Court advised that small business relief should be applied beneficially rather than restrictively for a taxpayer. At the time of writing, we are unable to determine whether the Commissioner of Taxation will appeal to the High Court of Australia. Current decision in case: Land adjacent to taxpayer’s main residence was used in the taxpayer’s small business, and therefore passes the active asset test. Editor’s note: The overview below and client impact statement were originally preserved as written for the January 2020 update. This allowed users to have full visibility of the arguments and opportunities which were subsequently overturned. In this instance, the overview and client impact statement have been amended to take into consideration various issues identified by the Full Federal Court, and how they may

Residential land has been determined to be an active asset as it stored materials and tools for a taxpayer’s business. The ruling from the Full Federal Court is in line with an earlier decision by the Administrative Appeals Tribunal, and has overturned the decision from a single judge appeal. This case is one of many which straddles the fence on whether unimproved land qualifies for as an active asset. In this case, the Full Federal Court concluded that the small business CGT concessions should be looked at beneficially for taxpayers, as is intended from the original legislation. The outcome of this case relies on the interpretation of “used in the course of carrying on a business” which is necessary for determining an active asset. The Full Federal Court has interpreted that this sentence does not use or imply restrictive language such as “ordinary course of a business” or “day to day running of a business”.

Union Street hospitality heads outdoors Two popular bars on Union Street in central Geelong can now welcome guests outdoors under a new arrangement put in place by the City of Greater Geelong. The street’s narrow footpath had, until now, meant hospitality businesses were unable to place tables and chairs in front of their venues without impacting safe pedestrian access. As a solution, the City has converted parking spaces along the street to ‘no standing zones’ after 4pm from Monday to Friday and all day on Saturday and Sunday. This will see parking continue to be available during regular business hours, while making the footpath available for outdoor seating during peak hospitality periods. Temporary outdoor dining permits have been granted to the Union Street Wine Bar and Valhalla Taproom, with the City providing removable white picket fencing to create a barrier between the outdoor dining spaces and the road. Safe pedestrian access will be maintained via the no standing zones. The set-up gives Valhalla Taproom capacity for 10 outdoor guests spread across three tables, and Union Street Wine Bar room for eight guests on two separate tables. Other hospitality venues on Union Street have also been invited to apply for an outdoor dining permit. The City’s support of increased outdoor
dining is in response to the Victorian Government’s strategy to encourage outdoor activity wherever possible as part of the easing of COVID-19 restrictions.
Under current government restrictions, hospitality venues are limited to 40 guests indoors but can seat up to 70 outdoors with physical distancing in place
Businesses wishing to apply for an outdoor dining permit can call 5272 5272 or click here.
“We’ve found a good balance for Union Street of supporting businesses to offer outdoor seating without compromising pedestrian and vehicle access, and while maintaining on-street parking at the times it’s most needed. It’s been an extremely challenging year for hospitality venues across the region and we will continue to work with those wanting to expand their outdoor capacity. This will become even more important as the summer months approach and regional Victoria re-opens to visitors from Melbourne.”

Quality Time or Quantity Time? It’s been great seeing all the students again this week, after such a long time of COVID restrictions. Welcome back everyone! And well done LPS families for coping with so many challenges. With all the ‘Iso Time’ these last few months, you will have an insight into this idea of Quality and Quantity Time. Some years back experts were encouraging parents to spend Quality Time with their children and it was made out to sound as if Quality Time was enough – like the Quality Time compensated for the lack of Quantity Time with the children…. since we were all too busy! Quality Time was promoted as an intense time where you gave your child (or your partner/friend) your full attention for a short period of time, doing some highly engaging activity. In more recent years I think we’ve come to realise that both Quality and Quantity Time are necessary in raising well-adjusted children and to sustain healthy relationships generally. It’s been said that children spell Love as T-I-M-E. Meaning that as we spend Time (both Quality and Quantity) with them, they feel loved and their deepest needs are met. My wife (Judi) and I raised four sons. For a large part of the child raising years Judi was a full time mum at home and I worked full time as a teacher. Invariably, before I arrived home from work one or more of the children would have been ‘acting up’ or misbehaving in some way, despite Judi having spent both Quality and Quantity Time with them throughout the day. Judi would quietly draw my attention to the fact that one or more of the children needed some extra Time (Love). So, I would do an activity of some sort with them. It seemed that on 99% of these occasions the children’s undesirable behaviour would vanish, once I had spent that time with them. I reckon they felt loved and noticed – a big part of their deepest needs met by spending Time with a significant adult. Please note: I recognise this practice may not be possible for many families for a whole variety of reasons. Here’s a few rich activities that most children love to do with mum or dad or a significant adult:
• • • • •
Reading stories Going for a walk or bike ride Going out for a special date – a hot chocolate or…. Playing a board, card or ball game Doing a job or errand or home project together
Enjoy these precious times with your kids. All the best! Rob Hunter. LPS Chaplain. hunter.robert.d@edumail.vic.gov.au
