OUR NEWSPAPER The Find Geelong was establish in 2019 for the purpose of bringing together everyone in the community in one place. Our core focus is the support all the Not-For-Profits in the region by providing NFP’s with FREE advertise and helping them raise funds for their respective organizations. A core of business owners attend the Find Network luncheons held one a month to discuss the paper and how best to make it even better fo the local commnunity. The Find Geelong has a strong editorial focus and is financed predominately by the business community.

THE ROAD TO KNOWHERE OR OUT OF COVID By Warren Strybosch
With news that the promising COVID vaccine is now on hold due to suspected severe adverse reactions in patients, and Premier Dan Andrews stating that things will only get back to normal when there are zero cases of COVID, you have to wonder if there is a real pathway out of COVID for Victorians. Australian is the only country that is not allowing outbound international flights, has less deaths recorded this year compared to last year and yet we Victorians are the only place in the world were lockdown has gone beyond 120 days with the lowest death tolls recorded. Keeping in mind, we did not go into lockdown as quickly as other countries did. Even the most optimistic of people are starting to feel the pressure of the extended lockdown. It is really starting to take a toll on people’s mental health and well-being. A Victorian business owner wrote on Facebook:
“I gotta say, after yesterday’s announcement [Sept 6th], the dust has settled, I am a bit calmer, but I feel like it’s been a great kick in the nuts. I was a broken man, however now I really know what broken is. Today, I am numb. I have a couple of options with my business, shut the doors and go on federal govt handouts, or keep going, creeping slowly backwards, and when restrictions are lifted, move my business interstate. I can’t operate feeling the way I do about the complete lack of support and understanding the Businesses in this state receive. There is little or no consultation with Business Industry over anything. There is no help from VicRoads with vehicle registrations, no help from the Power Companies, No Help from Telstra, No relief from my vendors, I really feel like they all want me to fail. I guess I am just venting, and need to get it off my chest.” - Peter

Victoria’s Roadmap to Reopening On Sunday, 6 September 2020, the Victorian Government released the roadmap to reopening. From 11:59pm 13 September, some restrictions will be eased across Victoria. COVID-19: Changing the way you interact with clients
Think about all the different ways businesses are communicating with you at the moment, during COVID-19. It’s possible you’re receiving more communication than ever before. Despite some businesses being physically closed, there are still many opportunities to communicate with customers. In fact, being able to connect over a common experience provides an opportunity to deepen engagement. Unfortunately there may be more oneon-one conversations about market volatility and financial hardship at the moment but with a sensitive and empathic approach, this can also help to create a more trusting relationship. Communicate confidently with clients In times like these, nothing beats one-onone conversations with your clients. But how have you been communicating with
your clients more broadly? Maybe you feel overwhelmed with where to begin.
Better still, they can simplify your life as an adviser.
A tactical communication and engagement strategy should be part of a wider marketing plan but in current times, may need to be adapted. By using the right tools however, you can streamline your processes, better engage your clients and make your business more profitable.
There are some great examples out there from across all different industries. Think about the eDMs that have popped into your in-box recently and got your attention. Or the eDMs that you receive regularly. Why do they stand out? What value do they provide? How do they make you feel?
Knowing a client’s primary communication preference (e.g. phone, email) is a prerequisite, but when it comes to building engagement you can up the ante by using different channels such as electronic direct mail (eDM), videos, podcasts, websites and webinars. Let’s start with eDMs.

These days, eDMs are a very popular and convenient choice to engage people and share content. They can be a great way to bridge the communication gap and stay in regular contact with clients.
If you’ve never used an email management system to send an eDM to clients, it’s never too late to try. Mailchimp is a very simple eDM tool (there are others) that includes a host of features like customisable templates, personalised messages, and automated scheduling. Office work not dead despite COVID: Report (Australian Associated Press)
Office work is not dead despite a mass shift to working from home during the coronavirus pandemic, toll giant Transurban says. But more people are expected to stick to driving and avoid public transport because of health concerns even after COVID-19, according to a Transurban report. The company surveyed 4500 across Australia and North America over six days in July, finding 25 per cent did not expect to return to their previous public transport usage. “With driving rebounding in many cities, it could eventually return stronger than
ever, depending on how long commuters remain wary of public transport,” Transurban said on Wednesday. “Such an increase in demand could stretch urban road infrastructure beyond prepandemic levels.” Transurban also says the mass shift to working from home is not expected to last, with 86 per cent of people surveyed expecting to return to the office after COVID-19. But just 42 per cent thought life would return to normal within 12 months. Transurban released the data as it reported a net profit loss of more than $100 million for the 2019/2020 financial year.
Its Melbourne toll roads were the worst hit, with average daily traffic falling by almost nine per cent and revenue by 8.1 per cent. “Transurban, like most businesses, has seen significant impact to our revenue as a result of COVID-19 and the associated government actions,” chief executive Scott Charlton said. “Pleasingly we have seen clear signs of improvement in most of our markets as government restrictions have been eased. However, as evidenced by recent declines in traffic in Melbourne, we expect traffic to remain sensitive to government responses.” SEPTEMBER 2020 | FIND GEELONG

The Greater Geelong area is divided into four electoral wards represented by eleven councillors who serve a four-year term. The Victorian Electoral Commission (VEC) conducts Council Elections and manages all aspects of the election process. Voting is compulsory for most people on the electoral roll.
Council Elections - 24 October 2020 Like all Victorian Councils, Geelong holds elections every 4 years, on the 4th Saturday in October. The last election was in 2016. Council Elections - Compulsory Voting If you are enrolled to vote for the Victorian State Election and are a Geelong resident, then you are automatically enrolled to vote at Council Elections and it is compulsory to vote. Failure to Vote If you are on the Voters’ Roll for Geelong in local Council Elections being held on 24 October 2020 and you don’t vote, you will receive an Apparent failure to vote notice in January 2021 from the Victorian Electoral Commission, under the provisions of the Local Government Act 2020. (Note: this excludes those who are council-enrolled voters as above.) The notice will invite persons who were required to vote at the Council elections and who appear not to have voted to provide an explanation for why they failed to vote. You could also contest that you did, in fact, vote at the elections if you believe that you were incorrectly recorded as not having voted.
Infrigement Notices Infringement notices will be issued in March 2021 by the Victorian Electoral Commission to persons who were issued with an ‘Apparent failure to vote notice’ in January 2021 and who either failed to respond within the 28-day timeframe or failed to provide a satisfactory response. Infringement notices will carry a penalty. If that penalty is not paid, then a penalty reminder notice will be issued with an additional cost.

Super Row Erupts as Contributions Plunge By Daniel McCulloch and Paul Osborne (Australian Associated Press)
Labor has seized on startling new figures as evidence an increase in the superannuation guarantee is more important than ever. Quarterly contributions to retirement savings have plunged below zero for the first time since super was introduced three decades ago. “The Morrison government’s lack of a plan for jobs and the recovery has already forced millions of anxious Australians to raid $33 billion of their hard-earned retirement savings,” shadow treasurer Jim Chalmers said. “Now more than ever Australians need help to rebuild their superannuation balances.” Superannuation benefit payouts soared 77.7 per cent in the June quarter, driven by the early release scheme that started on April 20. Prime Minister Scott Morrison has flagged a legislated rise in the super guarantee rate could be shelved if the economy continues to struggle through the coronavirus pandemic. He also launched a blistering attack against industry super funds while defending his decision to let people dip into their retirement savings. More than 600,000 people have taken money out of their super accounts early during the coronavirus pandemic. The prime minister claimed Labor was acting like “puppets on a string” for union fund managers by questioning the controversial scheme.
Mr Morrison argued people should spend the money as they see fit. “Those opposite (Labor) want to keep the hardearned savings of Australians away from them when they need it most and have it tucked up into the … union fund managers as they count their directors’ fees,” he said. The Morrison government is separately pursuing legislation making it easier for employees to pick their super funds. Some workers covered by enterprise bargaining agreements previously had their super fund chosen by employers. Concerned the system was leading to duplicate accounts and higher fees, the government rewrote the rules through
legislation which cleared the Senate on Tuesday. The bill will receive a final tick of approval in the House of Representatives before it becomes law. ACTU assistant secretary Scott Connolly said the laws were a coalition government gift to under-performing, for-profit, bank-owned superannuation funds at the expense of workers “Workers bargain for a single fund in the workplace where they know it is in their best interest,” he said. “This ensures superannuation is paid in full and on time, that workers have the best insurance available to them and their line of work, as well as access to defined benefit schemes.”

The number one killer in Australia. Take steps to protect your heart.
What is Heart Disease? There are many different heart conditions. Ischaemic heart disease, or heart disease, is the most common form of cardiovascular disease and refers to conditions that involve a reduction of blood supply to the heart. This can lead to a heart attack, angina (chest pain) or stroke. Heart disease is a broad, umbrella term that includes a range of heart-related conditions – blood vessel diseases, coronary artery disease, heart rhythm problems and congenital heart defects. In the last decade, the number of deaths from heart disease has fallen by more than a third from 99.1 deaths per 100,000 in 2007 to 62.4 deaths in 2016.3 Despite this, heart attack claims around 22 lives per day.
Warning Signs Warning signs of a heart attack can include one or more of the following symptoms and may vary in intensity: pain or tightness in the chest, difficulty breathing, breaking out in a cold sweat, dizziness, nausea, an aching
jaw, discomfort in your neck, aching shoulder/shoulder blades/back and numb or tingling arms. In the event of warning signs, the Heart Foundation recommends calling 000 immediately.
Fixed Risks
A Heart Foundation study revealed that almost three-quarters (73%) of Australians, aged 30 to 65 years, have been told by their doctor they have at least one risk factor for heart disease.4 There is no single cause of heart disease but multiple contributing factors. Some risks are fixed and can’t be changed but the good news is that many can.
Variable Risks
The risk of heart disease increases with age. Men are at a higher risk – it is the leading cause of death for males. Women are also highly susceptible to heart disease. A women’s risk grows after menopause and it is the second leading cause of death for females. Ethnicity and genetics can also play a role.

Protect yourself: Minimise risk The first step to protect yourself against heart disease is to understand your risk factors. 1. Many risk factors come down to lifestyle choice so a change in behaviour is likely to reduce your level of risk. 2. Maintain a healthy weight. If all Australians were in a normal weight range, the burden of heart disease would be reduced by 25%. 3. A heart health check, conducted by a doctor or health practitioner, is recommended for people over 45 years old. For Aboriginal and Torres Strait Islander people, the recommended age is 35. It involves a blood test, blood pressure check and a discussion about your lifestyle and family history. 4. Knowing your risk, consider whether you have adequate insurance (e.g. life, trauma, total & permanent disability, income protection) to protect what you value most in life.

Dementia
What is it?
Warning Signs
Dementia is the fastest growing cause of death in Australia. It has become the leading cause of death overall for females and second leading for males. It is responsible for 11.3% of all female deaths and 5.8% of all male deaths each year, most occurring in people aged over 85. Australia’s dementia rates are higher than other comparable countries2.
Given the complexity of dementia, diagnosing it can be a challenge. There are also a number of other conditions that have similar symptoms including vitamin/ hormone deficiencies, depression, infections and brain tumours. There are some early warning signs to watch out for, however these can be very vague or subtle. The list includes progressive and frequent memory loss, confusion, personality change, apathy and withdrawal, and reduced ability to perform everyday tasks.
Dementia is not one specific disease. The word ‘dementia’ is an umbrella term used to describe the symptoms of a broad group of neurological conditions that cause a progressive decline in a person’s brain function. The knock on effects include difficulty in performing everyday tasks. There are different types of dementia, each with their own causes, including Alzheimer’s disease, vascular dementia, frontotemporal dementia, Parkinson’s disease, alcohol related dementia and Lewy body disease. All up, more than 100 conditions are said to cause dementia. Alzheimer’s disease is the most common, affecting up to 70% of all people with dementia. It damages the brain resulting in impaired memory, thinking and behaviour.
Risk Factors As with many other health-related conditions, many risk factors for dementia are within our control but others are not. Fixed risks: The risk of dementia increases with age and currently affects more women than men. It is more common in people over 65 years old however it can occur much earlier. Around 26,000 cases have been diagnosed for people in younger age groups. Some types of dementia can be inherited, but most cases are not. A number of genes in relation to developing Alzheimer’s disease have been identified but more research is needed.

Variable risks: A number of health-related conditions have been linked to some types of dementia. For example heart disease, hypertension, high cholesterol, diabetes, obesity and high homocysteine levels are associated with an increased risk of Alzheimer’s disease. Smoking has also been identified as a risk factor.
Protect yourself: Minimise Risk •
The first step to protect yourself against dementia is to understand your risk factors. Some risk factors can be addressed through lifestyle changes and proactive management. • Your brain matters. The importance of a healthy body is well-known but the importance of a healthy brain less so. Dementia Australia recommends five steps that can help keep dementia at bay: look after your heart, engage in regular physical activity, challenge/stimulate your brain, eat healthily and socialise. • Knowing your risk, consider whether you have adequate insurance (e.g., life, trauma, total and permanent disability, income protection) to protect what you value most in life. Treasurer Josh Frydenberg expects Australia’s economic contraction in Wednesday’s national accounts won’t be as bad as other countries. Forecasts centre on an economic downturn of around six per cent during the June quarter as a result of restrictions to tackle the coronavirus pandemic, although economists concede there is a degree of uncertainty about the result. But it would compare with the enormous 20 per cent slump in UK gross domestic product and double-digit percentage falls in France, Canada, Germany and the US. “COVID-19 has wreaked enormous havoc across the global economy,” Mr Frydenberg told parliament on Tuesday. “The expectation is that the fall here will not be as large as we’ve seen in other countries around the world, indicating the remarkable resilience of the Australian economy.” Even so, if economists are right it will mark the biggest decline since the Australian Bureau of Statistics started plotting the national accounts in the late 1950s. Reserve Bank governor Philip Lowe went even further back in history, saying the economy is experiencing the biggest contraction since the 1930s. “As difficult as this is, the downturn is not as severe as earlier expected and a recovery is now under way in most of Australia,” Dr Lowe said in a statement following the central bank’s monthly board meeting. The sharp fall in the June quarter follows a more modest 0.3 per cent decline in the March quarter but will constitute a technical recession – two consecutive quarters of contraction.
As expected, the Reserve Bank board left the cash rate at a record low 0.25 per cent and will continue to target market interest rates at the same rate through the buying of bonds. However, the Reserve Bank has extended its term funding facility to allow banks to have access to additional funding at a fixed rate of 25 basis points for three years, which will be available until the end of June 2021 and beyond the original September cut off date. New ABS figures show Australia’s export performance has been a bright spot for an economy in recession, while government spending was also strong. Net exports – exports minus imports – are expected to add one percentage point to economic growth in the June quarter. It came as the nation’s current account trade surplus ballooned to $17.7 billion in the June quarter compared with $9 billion in the previous three months. The expected confirmation of a recession was blamed for a decline in consumer confidence in the past week.
The weekly ANZ-Roy Morgan consumer confidence index – a pointer to future household spending – fell 2.7 per cent, ending two weeks of gains. But ANZ head of Australian economics David Plank was encouraged to see confidence in Victoria bucking the trend as the number of new COVID-19 cases in Melbourne continued to drop. While Victorians may be in a better mood, separate data shows the state’s house prices remain in decline and its manufacturers are proving a drag on the sector’s national recovery. The national CoreLogic home value index fell 0.4 per cent in August, with Melbourne prices falling 1.2 per cent. The Australian Industry Group performance of manufacturing index also fell by 4.2 per cent to 49.3 points in August, just below the 50-point mark that separates a contraction in activity from an expansion. Victoria’s index fell 9.3 points to 44 but NSW and South Australian remained in expansion territory and Queensland improved.

Self-Managed Super Funds: Members to increase to 6 ACCOUNTANT By Warren Strybosch
A measure from the 2018–19 budget to increase the number of members allowed in an SMSF from four to six has been reintroduced into Parliament on the 2nd of September, after it was scrapped prior to the election. Senator Jane Hume has introduced Treasury Laws Amendment (Self Managed Superannuation Funds) Bill 2020 into the Senate this week, which amends the SIS Act, Corporations Act, ITAA 1997 and Superannuation (Unclaimed Money and Lost Members) Act 1999 to increase the maximum number of allowable members in SMSFs from four to six.
Labor has opposed the bill already and other SMSF specialists have concerns that this measure may lead to elderly abuse.
The amendments will apply from the start of the first quarter that commences after the Act receives Royal Assent.
The SMSF sector has been growing over the past decade and continues to do so. However, with higher fees, further regulatory requirements placed on auditors, and accountants losing their exemption to provide advice in this area, it will be interesting to see if this sector will continue to grow as it has in the past.
Former Minister for Revenue and Financial Services Kelly O’Dwyer said the change would increase choice and flexibility for members.

The Seven Levels Of Investors FINANCIAL PLANNING
they know nothing about money and will never understand it. They did not bother to do anything about their money and allow it to sit somewhere doing nothing. They spend their entire lives working and satisfied with their retirement plan.

I have been just reading “The Cashflow Quadrant: The Rich Dad’s Guide to Financial Freedom” by Robert Kiyosaki, author of the well known, must read, financial classic, “Rich Dad Poor Dad: What the Rich Teach Their Kids About Money That the Poor and Middle Class Do Not!“. In this book he has identified seven levels of investors which I want to share with you. This list is fantastic for a couple of reasons:
holidays, but the reality is their net wealth (assets less liabilities) is very low.
1. It helps you understand where you are now and what your next step is 2. It helps you understand the process of building wealth and the mindset required to progress through each level The fact is you cannot skip a step – you cannot go from level 1 to 5 without going through levels 2, 3 and 4.
These people may have some assets, but their level of debt is simply way too high and they are likely to heavily reliant on their active income (as it is their only source of income) to make ends meet.
The seven levels of investors according to Robert Kiyosaki are as follows: Level 0: Those with Nothing to Invest Level 1: Borrowers Level 2: Savers Level 3: Smart” Investors Level 4: Long-term Investors Level 5: Sophisticated Investors Level 6: Capitalists Level 0: Those with Nothing to Invest These people have no money to invest. They either spend everything or more than their regular income. Rough estimates would suggest that 50% of the adult population would fall under this level. It is important to note that not all people fall who under this category are low income earners – there are many “rich” people who would also fall under this category too. Level 1: Borrowers Borrowers are those who borrow to invest (which can be a good thing) but are also borrowing to fund their lifestyle (which is never good). They often have multiple credit cards and are buying things like nice cars (with car loans), brand new TVs (on afterpay) and having overseas holidays (funded through a credit card). These people can look “rich” and/or like “an influencer” because they own expensive things and/or go on expensive
Level 2: Savers Savers are the opposite of borrowers. These people save small amounts of money in low-risk, low-return vehicles such as cash or term deposits. They prefer to save money rather than investing it. They don’t like being in debt and not willing to take any financial risks. Savers spend their time trying to save pennies instead of learning how to invest. Sadly, savers over the long run are not going to finish up with much more than borrowers. With cash and term deposit rates being so low (I prefer to use the word insulting), they will continue to work hard for their money, rather than have their money work hard for them. One of Robert Kiyosaki’s message is that “savers are losers” and over the long run, that is true.
This can be a lot better than it sounds – there are many members of Master Your Money Now who know they should be doing something but just don’t know (or can’t be bothered) knowing what, hence they engage our services. However, there are others who can’t even be bothered engaging with a financial planner and often get a nasty suprise once they get to retirement and realise how little they have saved up. Level 3b: “Cynic” type “Cynic” people are the experts on why investing will not work. They will say things like “You Don’t Need Superannuation“ or “The Property Market Is Going To Collapse” They are ones who tell you howand why you will be swindled in every investment opportunity you’ll get. They know everything that could go wrong in an investment, so talking to them makes you feel discouraged, or even afraid, to invest. “Cynics” people are often afraid to make mistakes, so they spend all their time studying investments until it’s too late to execute them viably. Level 3c: “Gamblers” type
Don’t get me wrong, saving is important, but if you want to achieve true financial wealth you have to invest.
“Gamblers” people are the opposite of “cynics”. When it comes to investing they have no plan to manage risk and say things like “You Don’t Need Insurance” and “You Don’t Need Savings In The Bank”. To them, investing is just like playing in the casino – they think investing is just down to luck. Sadly, those who rely on luck end up losing most of the time. Being a gambler is just as dangerous, if not more dangerous, than being a cynic.
Level 3: “Smart” Investors
Level 4: Long-term Investors
“Smart” investors are educated and intelligent people. However, when it comes to investing, they’re often uneducated.
Long-term investors are those who have a long-term investment plan and are engaged in that plan to ensure it helps their financial objectives. They are generally very conservative people (i.e. no fancy cars or houses) and have wellbalanced financial habits.
There are three types of Smart Investors that Robert speaks about. Level 3a: “I Can’t Be Bothered” type “I Can’t Be Bothered” type are people who have convinced themselves that

According To Robert Kiyosaki about investing to ensure they make wise decisions. They understand the importance of minimising debt, live within their means and steadily increase their assets. They are not keen to invest in sophisticated investments vehicles. There are many well off retirees in Australia and across the world who have reached this level and are very happy with this level. But these sorts of people are those who will be able to provide wealth for themselves and their families, but are unable to provide wealth for the community around them. If you want to get to the next level, you have to become more sophisticated. Level 4 can never ever be skipped. Anyone who tries to skip it is actually a level 3 investor – a gambler! Level 5: Sophisticated Investors Sophisticated investors are people who have a solid financial knowledge and involve in more aggressive investment strategies. They have multiple sources of income through work, businesses, properties and other investments and they earn more than what they spend, which enables them to invest even more. They are continuously seeking more information when it comes to investing. They are cautious investors, but not cynical ones. They have good money habits and have a long track record of winning. Sophisticated investors start small so they can learn the game first. They are not afraid of failing, but in a way where the downside is minimal but the upside is infitine. They are focused on continuously growing their asset base and understand
the importance of trading money for time, not the other way around. Level 6: Capitalists Very few people are capable of reaching level 6 which is the level of investment excellence. They makes more money from other people’s money, time, and talents. They usually have large businesses and large investments. True capitalist create investments and sell them to the market. They love the game of money and are generally very generous. They are the movers and shakers of the world economy by creating jobs and goods. Think Buffet, Gates, Musk, Branson and locally Packer and Rinehart. In every investment made, they expect the returns of 100% to infinity.

HOW AWESOME CULTURE EQUALS PROFIT RESILIENCE COACH By Sally Higoe
A Business Culture of Excellence.... what does that mean? What does culture mean to you and why is it important? It sure is a bit of a buzz word these days and could have many a definition to each of us. To me it’s how the place ‘feels’. Within an amazing culture, all of your team is aligned (to the inspirational goal of the leader or owner). It’s providing the opportunity for growth, for innovation, to contribute and for each team member to feel worthy in their role. Importantly, to create an amazing culture, this ‘people focus’ must also be supported by a structure that promotes these benchmarks of excellence in a measurable way. For example... When will collaborative meetings take place and how? How will feedback be given and what will be the benchmark of excellence within that feedback? When a business holds the collaborative, inclusive and inspirational attributes that bring those aforementioned feelings, it has standards; it has values (that the team are actually familiar with!). All businesses have standards and attributes and values. Every business has it’s own way to get things done; to relate to each other and to complete the tasks. The key is, the more these attributes are focused on and cared about, the more positively they’ll be expressed across the business and throughout the culture. The less they are cared about - and thus the less they are focused on - the more inconsistencies you’ll notice within your business ethos.
It all begins with what you – as the leader or owner – and what you care about.
It starts and ends with you.
What you care about will determine who you decide to attract, select and retain within your business. A business can only be as great as the people within that business. A team member who only cares about ‘getting the job done’ will bring a very different vibe to the member who cares about the business values and is really ‘in to’ what you do. The entire culture is only going to be as great as the people within the business.
I wonder if you can relate... I wonder if you’re reading because you’re searching for the ultimate - to have ‘that business’ that has found the balance between meaning and money ... and is able to create BOTH with high success. And why not I say?! A huge part of the pathway to achieving that result begins in culture. It’s thinking about, reflecting on and developing a culture that makes the workday worth having.... If you’re all about the sales and the bottom line, you’ll attract different people than if your focus is on building a raving fan following because of the phenomenal level of service and care your team take. “It’s as simple as this decision. Times are tough. Let’s cut costs. Versus this. Times are tough. Let’s improve our care and customer service so our clients stay longer, and thus pay for longer” (Sharon Pearson) The more care you put into the feeling of culture, the more you can shape the bottom line. Often in haste, the focus of a business tends to be on the money, on the sales... that surface level stuff that seems to be what matters most. I invite you to shift focus, to see that when it’s NOT all about the money and the sales, you will attract amazing people – team & clients - that will stick with you - to skyrocket your results and create a culture that turns heads!! A team that cares and feels valued will put their heart and soul into the business. GEELONG’S RENTAL MARKET SEEMS COMPLETELY UNAFFECTED BY COVID-19 REAL ESTATE RENTALS By Warren Rapson
This month, Geelong’s rental data is looking great! It’s great on its own, but when you compare it to the Melbourne data, it’s almost unbelievable. For example, Geelong’s rental vacancy rate is now back to 2.2% - the same rate we had pre-COVID back in November through to February, but Melbourne’s rental vacancy is sitting at a new high of 3.2% with Inner Melbourne sitting at 4%. So when you compare us to the total Victorian vacancy of 2.9% so Geelong is doing very well. This month’s data does not show any evidence of a down-turn at all. Geelong’s rental prices are also showing a positive trend. 2 bedroom houses have hit a new high with a median rent of $335 per week while 3 bedroom houses have also jumped $5 to median of $385 per week. 2 bedroom units remain unchanged since December at $330 per week, and while we don’t normally report on 1 bedroom units, it’s worth mentioning that they have jumped $10 to $240 per week after being stable for the last 6 months. So if you are a landlord during this time and you have concerns about the market during the restrictions, don’t be. While we and other agents have had to make some changes to our businesses like closing the doors to the public and only showing vacant properties via
private appointment, properties in Geelong are leasing as if COVID-19 didn’t exist. Agents who utilise technology like 3d-tours and videos are having little or no issues in Geelong and that’s great news not only for landlords, but also for tenants who are looking for homes. With spring in the air, there’s a positive feel in real estate and we’re hoping that everything else will return to normal again too.

How do you know if you have the right team in your retail business? So many small business owners start out employing people to help them in the business without having a clear direction of who they want, or what they really need them to do. Sadly, we often ask friends to help us get started who do not have the skills we need to really help. They do the tactical jobs that need to be completed, without a strategic path. Define the reason you need someone. What is their role to be? The key to finding the right staff to hire are those who are skilled in the areas you either, are not good at, or do not like doing. This will free up your time to work ON your business to ensure continued growth. When your business gets to the point of needing staff consider 5 key elements: When your business gets to the point of needing staff consider 5 key elements: 1. Defined goals posts, what are their duties and responsibilities to be. 2. Determine what skill sets they need to perform these duties. 3. Are they required to have a licence or any legal training. 4. Have clear policies on areas such as OH&S and your Standards and Values. 5. What duty of care do you provide. When advertising for staff be very clear in the Position Description, to include: • • • • •
The personality fit you are looking for within the business The actual job function they will be required to do. o Duties o Responsibilities o Outcomes The skill sets required for the role Licences and qualifications where applicable Part time / full time / casual.
During the interview inform them of your requirements and intention for them, and listen carefully to their answers to wellformed questions to determine the right fit.

When you are interviewing applicants, listen carefully to their answers. Sometimes those with carefully planned answers, are only looking for something for now, not a long-term solution. Spending the time and effort to train staff who have no intention of staying is counterproductive. There are many, who do not interview well, but with a little support and compassion will be very loyal to you and your business. Spend time with these applicants, talk to them about their lives, their hobbies, their interests and their ambitions. Take the time to talk to them in the interview it may save time in the long term. Your staff are you, in the eyes of your customers. Choose carefully, they can make or break your business. If you do not have the confidence to select the right staff then use the skills of employment agencies. The fees you pay may well be worth it, to achieve the goals you have set yourself. Over the last few months particularly, there has been a lot of confusion and miscommunication, this has been highlighted over and over again. You have a vision for your business. Many of us have had to “pivot” but have not passed on the clarity of the new goal posts to our staff.
Where some staff have been laid off due to the downturn in business, this not only causes concern with the remaining staffabout their security, but in many cases, no one has explained who is picking up the workload of those no longer employed. Your staff are not mind readers. Be very clear when making staff changes to talk to those remaining about ALL the changes that affect your business and the impacts on their role. Keeping the remaining staff engaged is pivotal to your success in several ways. 1. Keeping the staff engaged is pivotal to your still have. 2. Inspiring staff to maintain standards. 3. Engaging the staff to maintain standars. 4. Encouraging loyalty to you, your business and your customers. 5. Enabling you to strive for continual growth through innovation.

Arriving in England-Portsmouth to be Precise TRAVEL By Ainsley Soffe
As this trip was my first real experience of travelling, I had decided to go to England to see my family. It was safe, I would know people and it was a chance to catch up with long, lost relatives. I am not sure why but when I flew into Heathrow and got picked up by my cousin, I didn’t make the connection that I was in the London I’d seen on television with Big Ben and Tower Bridge. It may have been due to not having thought things through or perhaps the fact that I was picked up from the airport and head straight to Portsmouth with my cousin. I was fortunate after getting over my jetlag, to have my own personal guide around Portsmouth. It was great to walk and talk as I discovered the sights of Portsmouth over a number of weeks. Portsmouth is a combination of modern living and a step back in time. It is a waterfront city and naval base in the south of England where you can find the Spitbank Fort and the Southsea Castle from which Henry VIII watched Mary Rose sink to the bottom of the Solent, the remains of which you can still see to this day. There is a lovely mix of Old Portsmouth and the new. I didn’t realise how rich Portsmouth’s history was and that it can be traced back to Roman Britain. No doubt, Navy
enthusiasts will enjoy visiting is the National Museum of the Royal Navy Portsmouth, its Naval Prison and Historic Dockyard which I didn’t realise at the time, houses a number of iconic warships such as HMS Warrior, HMS Victory and the HMS Alliance. The town itself is filled with live music venues, theatres, galleries and nightclub. Since my time there, what is referred to as “Britain’s best viewing tower”, the modern 170 metre Emirates Spinnaker Tower, has been built and I am led to believe it boasts stunning views of the South Coast of England. I was however fortunate enough to experience some retail therapy at Gunwharf Quays which nowadays boasts find designer outlets. Portsmouth is also rich in culture and we were spoilt for choice with stunning architecturally designed theatres in the Kings Theatre and the New Theatre Royal. The thriving arts hub has the newly renovated Hotwalls Studios which unfortunately I missed. Art lovers of the modern day though can visit the Aspex Gallery or the Portsmouth Museum.

Hacking could trigger ‘national emergency’ By Daniel McCulloch (Australian Associated Press)
Cyber attacks on Australia’s critical infrastructure could soon trigger a national emergency declaration, empowering security agencies to launch counter assaults. The federal government is seeking greater powers to protect private sector assets such as electricity grids, communication lines and big banks from hacking attacks. The Department of Home Affairs has released a discussion paper on declaring an emergency during an immediate and serious cyber threat to Australia’s economy, security or sovereignty. “In an emergency, we see a role for government to use its enhanced threat picture and unique capabilities to take direct action to protect a critical infrastructure entity or system in the national interest,” the paper says.
“The primary purpose of these powers would be to allow government to assist entities take technical action to defend and protect their networks and systems, and provide advice on mitigating damage, restoring services and remediation.” The department says the emergency powers would primarily be discharged on a voluntary basis.
“However, there may be cases where entities are unwilling to work with government to restore systems in a timely manner,” the paper says. “Government needs to have a clear and unambiguous legal basis on which to act in the national interest and maintain continuity of any dependent essential services.”

Most Commonly Expressed Problems and Their Solutions MORTGAGE BROKER By Lee Wisniewski
Every day I get emails from people who are just as anxious as me, but usually for a myriad of reasons. Below I have our most commonly expressed problems and their solutions for you. Hopefully this will alleviate some of your worries: Problem #1: I own a property and worry about the value dropping! Solution: Don’t. If your property drops in value the only time it’s an issue is if you are forced to sell. See problem #2 below. Problem #2: I have lost my job or have less work and worry about how my repayments can still be made.

Problem #4: I worry I don’t have enough deposit to buy a property. Solution: Don’t. If you’re a First Home Buyer the government is handing out cash at the moment. I recently assisted a client with securing over $75,000 in government assistance (not a typo) to build their first home. If you are not a first home buyer then you might be surprised to find out you don’t need a deposit because you might have enough equity in your current property to not have to dip into savings at all! Plus you could still get $25,000 in cash grants towards a new build... Problem #5: I worry that if I don’t act I might miss out.
Solution: If you have been unfortunate enough for this to occur, then you can likely just contact your lender and tell them. They have specialist departments to handle this. With a simple couple of questions you should be able to pause your repayments for up to 6 months! You will still accumulate interest but it’ll buy you some precious time.
Solution: Take it from me (from my personal experience) that you’ll be better off if you’re able to make an educated decision, are financially prepared (see your broker) and have cash buffers in place. I’ve bought properties in haste previously and they rarely work out, no matter how cheap they seemed at the time.
Problem #3: I really want to buy a property but worry now is not the right time.
Problem #6: I worry that my interest rate could be better than it is.
Solution: I would always buy when I can afford to do so, as I have a long term view and a financial buffer in place after settling. You cannot control short-term property prices but currently there are some great deals to be had if you know where to look! Now is not the time to clean out

Problem #7: I feel alone and isolated and worry about how I will get through this period. Solution: Remember that it’s temporary. Touch base with others that mean a lot to you. Get outdoors for exercise. Eat and sleep well. Be kind to yourself and know that it’s ok to feel a bit flat. The common theme above is that no matter what your perceived problem is, there is always something that can be done and there are others facing the same issues currently. I became a mortgage broker because I wanted to help people. It just happens to be that more often than not that help comes in the form of advice or assistance for a property purchase or a better home loan deal. But you should know that regardless of your worry you are not alone and something can be done. I know many people say that if you need someone to talk to then please reach out, but I sincerely mean it. Pick up your phone or email me. Plan for Working from Home Award Changes By Matt Coughlan

Employees and bosses will be able to agree on flexible working from home arrangements during the coronavirus pandemic under a proposal from the industrial umpire. Fair Work Commission president Iain Ross has released a draft plan to change awards, likely to be most relevant to small businesses without enterprise agreements. The model includes a provision allowing agreement on working from home arrangements that balance personal and work responsibilities against the business needs of the employer. Employees would be able to compress their week so usual hours are worked over fewer days. Starting and finishing times could be staggered and employees directed to work at home or other locations. Workers could take double the annual leave at half pay and also buy extra time off if bosses agree. With the agreement of three quarters of a workforce, a cut to hours could be shared if an employer can’t usefully employ everyone. Justice Ross said working from home had been one of the most significant shifts since the start of the pandemic. “It is likely the direct economic and social impacts of the pandemic will be felt for some time to come,” he said.
“There will (likely) be a continuing need for flexible work arrangements to assist employers and employees in adapting to the changed conditions and to support the recovery.” The draft proposal could be potentially be included in modern awards, most of which don’t expressly deal with working from home. The commission president said that could constrain working from home arrangements if business was forced to pay penalty rates or overtime, despite employees seeking flexibility.
“It is intended that the model schedule be used as a starting point for discussion between parties,” Justice Ross said. “Not all of the clauses proposed in the schedule will be suitable for all awards and some clauses will require tailoring to meet the needs of a particular industry or occupation.” Australian Industry Group chief executive Innes Willox said the draft was an important initiative which would deliver flexibility. “A very large number of employees are currently working from home, and it is evident that workplaces will never be the same again,” he said on Tuesday.
JobKeeper Extension Passed by Parliament Labor has waved through the extension after failing to introduce a wage floor for workers who are no longer eligible for the scheme.
Prime Minister Scott Morrison described the wage subsidy scheme as the most significant economic intervention in Australia’s history.
Independent senator Rex Patrick also could not secure enough support for an amendment to force businesses that have paid dividends or executive bonuses to repay the wage subsidies.
“We are now extending and transitioning,” Mr Morrison told coalition party room colleagues on Tuesday.

People who worked less than 20 hours a week before the crisis struck will be paid $750 a fortnight from the end of September, while all others will receive $1200. The maximum payment will come down to $1000 from December to March.

2020 TA • Spouse Contribution tax Offset eligibility To Be Extended Spouse contributions tax offset eligibility will be extended following the release of draft Bill and Regulations. The Bill and Regulations were made to give effect to the measures announced in the 2019 federal budget. From 1 July 2020, an individual is eligible for the offset where their spouse is under 75 years of age when the contribution is made. Connected with this new legislation is the extension to acceptance of contributions for individuals aged 65 and 66. The current law states that where the spouse is over 65 years, the spouse must satisfy the work test for the contribution to be accepted. Effectively, the work test is being pushed out to the Age Pension Age of 67. There are no announced changes to the income limit or the maximum contribution allowed. Also, the spouse contribution should not otherwise breach their non-concessional cap.

• Super Contribution Age Limits To Change Members of regulated superannuation funds have no restrictions for making voluntary contributions prior to reaching 65 years of age. However, from 1 July 2020 changes to legislation and SIS regulations intend to increase the age limit to 67 years of age. The new legislation also extends the ability for members to make bring forward contributions, making more individuals eligible to make 3 years’ worth of contributions. The legislative and regulatory changes only relate to voluntary contributions, as employer contributions have different rules relating to individuals over the age of 65.

• Unpaid Present Entitlements and Extension of Repayments Unpaid present entitlements (UPE) to private companies initially under an interest-only loan may be extended on final repayment date. The practical compliance guideline deals with a UPE that was put in an investment deal in accordance with PS LA 2010/4. If there is a balance to be repaid at the end of the investment period, it may become a new Div 7A loan. 30 June 2018 is the first year in which an interest-only loan at benchmark rates is due to be repaid after the issuing of PS LA 2010/4. That is, 7 years after the initial UPE was put on a sub-trust from the 30 June 2010 year. The PCG relates to arrangements in the 2017/18, 2018/19 and 2019/20 income years. The ATO has recently stated that the lodgement date for the 2018/19 income year is 5 June 2020. This extension is due to blanket extensions to tax returns issued by the Commissioner. Family groups using this strategy may benefit from utilising this extension of time to repay the initial unpaid present entitlement from the 2009/10 income year.

• Victoria COVID-19 Package for Business Grants and Assistance Part of the Victorian economic stimulus package are grants and assistance for Victorian businesses. In particular, the NALI provisions are bring re-written to include situations where expenses of the fund are reduced in order to obtain a non-commercial benefit. This new law will strengthen rules which were previously only part of guidance released by the ATO for SMSFs. Specifically, an income tax liability will be enforced as opposed to previous interpretations of tax and super regulations in relation to super fund borrowings. Draft ATO guidance has provided further situations where an SMSF may have underreported nonarm’s length expenditure, including where it may apply to all income.

• Instant Assets Stimulus Package for 2020 Purchase The instant asset write-off will be available for the majority of businesses during some part of the 2019/20 and 2020/21 income years. Between 12 March 2020 to 31 December 2020, businesses with up to $500m in turnover will get an instant asset write-off for assets first installed and ready for use under $150k. In the legislation, the update also extends to the low value pool. Where a small business pool has a closing balance of less than $150k will be able to write off the entire balance (also up from $30k). The Government stimulus package, announced to prevent a large national economic downturn, includes this boost to instant asset write-offs. However, the stimulus will not be received until lodgement of the tax return.

Minors may only receive concessional tax treatment on testamentary trust income that is derived directly from assets originally transferred from a deceased estate. This will take effect for assets transferred into a testamentary trust after 1 July 2019. The legislation provides trustees of a testamentary trust with a clear understanding of when minor’s income will not be taxed at regular rates. This is part of a crackdown on the misuse of testamentary trusts by some. This includes “injecting” unrelated property into the testamentary trust vehicle for tax minimisation purposes.

The Director Identification Number (DIN) regime has been passed by parliament and become law. Under the new law, all director of companies registered under the Corporations Act will need to have a unique identifier. The DIN will be a measure that will limit the opportunities for a company and its directors to engage in phoenixing activities. One such new measure will require all directors to confirm their identity before receiving a DIN, as well as civil and criminal penalties for system misuse. A registrar is yet to be appointed (or created) to develop the regime. However, under the legislation it must be in effect within two years of Royal Assent, being 22 June 2022. If the registry is created prior to this time, we will receive notifications to the new start date.

• Large Forestry Holding Deemed Carrying on a Business A decision impact statement in response to the AAT ruling in SWPD and FCT was issued by the ATO. In the case, the taxpayer was held to have carried on a “forestry business” by holding onto a property with forests of native trees in it. This entitled the taxpayer to utilise the CGT small business concessions on sale of the property as it was an active asset. The ATO, through the decision impact statement, found that the Tribunal had correctly applied the legal test outlined in Spriggs v FCT. However, in their view the facts of the case are “extreme”. Along with other considerations, the Commissioner accepted that the taxpayer was indeed carrying on a forestry business.

Support for new parents struggling with pandemic impacts

While the pandemic has been challenging for all, the restrictions are particularly tough on many new parents. A lack of usual support programs and social opportunities can leave many new parents feeling isolated and unsure about their new roles. The City is working to support parents in a variety of ways, ensuring continuity of care by providing online programs and face to face appointments, with health precautions in place. Supported playgroups continue to run online, with an increase in referrals more than doubling from 10 infants in Term one, to 22 in Term two. These weekly online supported playgroups provide an important opportunity for contact and connection for many families, particularly vulnerable or first-time parents of young babies.
The 24 hour Maternal and Child Health Line (132 229) is an important ongoing supportive service for first time parents.
Each session offers a chance for parents to chat and ask questions, as well as participate in facilitated small group parenting programs.
Parenting educators are also continuing to provide telephone consultations for sleep and settling.
The City’s Maternal and Child Health service is currently seeing families with babies under 12 months short face to face visits with precautions in place to protect the health and wellbeing of the nurses and families. Telehealth consultations are currently being offered for older children.

New Trial to improve waste collection in Laneways Precinct is underway Thirty businesses in the Central Geelong Laneways Precinct are participating in the City’s commercial waste and recycling trial, which is an optional service for businesses in the area. The 12-month trial will help alleviate bin storage problems and provide more effective ways to manage commercial waste and recycling through the installation of two new compactors. The communal compactors have been installed at the northern end of Shorts Place, with one compactor collecting general waste and the other collecting co-mingled recycling. Other improvements from the communal compactors, which participating businesses access via swipe cards, will be a decrease in waste collection truck movement in Central Geelong and fewer waste bins visible in Geelong’s iconic laneways.

Our Heritage Our Collection The National Wool Museum has launched Our Heritage, Our Collection a digital exhibition that celebrates the City of Greater Geelong’s Heritage in 50 objects. The virtual Our Heritage, Our Collection exhibition features 50 items selected from the themes: War, Wool and Work. The objects have been handpicked from the City’s expansive heritage collection and honours ANZAC Day commemorations this year. Of the 50 featured items, 11 have wartime connections including military pins, personal stories, audio recordings, memorials and monuments. The exhibition adds to our existing suite of online collections and follows Council’s adoption of the Our Heritage, Our Collection report on 14 April 2020. The report, which was funded by the Australian Government’s Building Better Regions Fund, brings together the City’s heritage collection of 12,000 moveable artworks, objects and artefacts valued at close to $28 million in total. The National Wool Museum Collection features prominently in the new exhibition. Our Heritage, Our Collection was a major project delivered by the National WoolMuseum and the Arts & Culture Department of the City of Greater Geelong. The online collection will continue to host exhibitions and community-curated themes online, with a vision to accompany further displays in the future.

Valid Find Cards have four folds and contain six different categories. Valid Find Cards will have the Find 2020 sticker placed in the circle and the “Find Ok” stamped on top of the sticker.

Find Cards that DO NOT display the Find 2020 Sticker in the circle and DO NOT have the “Find Ok” stamp on the top of the sticker are INVALID. They will not be accepted at any participating businesses. Also, your signature must be present. You may be asked to present ID to verify that Find Card belongs to you.
Present the Find Card and ID prior to paying bill. Card is Non-Transferable. Each offer corresponds to a number on the card. Number will be crossed off once offer used. This is not a credit or charge card. Copyright 2020 Find© Pty Ltd.
