About the Find Geelong By Warren Strybosch

The Find Geelong is a community paper that aims to support all things Geelong. We want to provide a place where all NotFor-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-and-coming events in the Find Geelong for Free. We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month. We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.

We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area. To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you. Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing

and rolling out over the coming years. Our aim is to help as many NFP and other like organisations to raise much needed funds to help them to keep operating. Jobless rate may drop below 4 pct soon

“It could happen very, very quickly because of the amount of effort we are putting into training Australians,” Mr Robert told ABC radio on Wednesday.

“This is the second highest taxing government, next to the Howard government, which we have seen since the Second World War.”

“This is something we very committed to because it just changes lives. We are seeing a generation of skills coming through that we haven’t seen for a long, long time.”

Dr Lowe will address the National Press Club in Sydney later on Wednesday where he will get the opportunity to explain his thinking on the outlook for interest rates.

Reserve Bank of Australia governor Philip Lowe has a similar view for the jobless rate, falling below four per cent this year and being around 3.75 per cent by the end of 2023.

The governor stuck to the line of being “patient” before lifting the cash rate from a record low 0.1 per cent in his statement following Tuesday’s first board meeting of the year.

Financial markets, which are pricing in the risk of a rate hike by mid-year, had been expecting something more definite in its guidance following the recent drop in the unemployment rate and a surge in inflation pressures.

Scott Morrison wants to see the unemployment rate below four per cent in the second half of this year, but Employment Minister Stuart Robert says it could come sooner. As of December the jobless rate already stood at 13-year low of 4.2 per cent. The prime minister, just months out from a federal election, told the National Press Club on Tuesday an unemployment rate with a “three” in front was achievable – a level not seen in over 50 years.

“But there is still considerable underemployment in Australia today, a lot of people who are working but want to have more work,” he told Sky News. He also scoffed at the idea that the Morrison government could win the election based on its economic management “This is a government which has racked up more than a trillion dollars of debt and there is very little to show for it,” he said.

The RBA did announce the end of its multi-billion dollar bond buying program as economists had expected, which had aimed to keep market interest rates and borrowing costs low. “Ceasing purchases under the bond purchase program does not imply a near-term increase in interest rates,” Dr Lowe said.

Whether you’re soaking up the sun at our beautiful Bellarine beaches, taking in the beauty of the Barwon River at dusk or enjoying the wonderful hospitality venues on the Waterfront – our region shines over summer. Our community has had it tough due to the ongoing impacts of COVID-19, so it’s been wonderful to see locals and visitors being able to enjoy the weather and for the accommodation sectors in coastal towns to be at capacity. Council is proud to sponsor events where locals and visitors can bring together some friends and family for the festive vibes of summer. COVID-19 has forced us to change so many things, but we’ll keep putting our support behind local event organisers to keep doing what they do best. Festival of Sails We are buoyed by the recent success of the Festival of Sails, which is an important part of our community calendar and a major drawcard for visitors. Our partnership with the Royal Geelong Yacht Club delivered a cracker fireworks celebration over Corio Bay to mark the start of the regatta. More than 200 boats took part in the iconic Passage Race from Melbourne to Geelong. Central Geelong was alive during the festive period, with the feet of sailors hitting the pavements and venues hosting 40 live music gigs.

The Festival of Sails is older than Wimbledon, the Ashes, the Melbourne Cup and the modern Olympics. We congratulate everyone involved on the success of this year’s event, particularly considering the last two events had to be cancelled. We can’t wait to help celebrate the festival’s milestone 180th birthday next year. T20 cricket Our calendar of major events in 2022 is full of highlights, but it’s a huge coup for Geelong to be chosen as the only regional city to host T20 Men’s World Cup matches. From October to November this year, we’ll host six games that will bring thousands of visitors to our region for a celebration of cricket, culture and community. We’ll keep advocating for the projects and events that will help our local industries to realise their potential. See you out and about.

Free RAT for DVA and Concession Card holders but should it be free for others as well? By Warren Strybosch

Only DVA Gold and White Card holders, Health Care Card holders, and other concession card holders can obtain Free Rapid Antigen Test (RAT) kits. Chemists must prepay for the RAT kits and then on sell them to their customers. For DVA and Concession Card Holders, you can walk into a pharmacy, show your concession card, and receive up to five RATs for free which are being subsidised by Medicare. Thankfully, this option is available to concession card holders given many would struggle to come up with the required $75 needed to obtain the five tests. Whilst concession card holders are now able to obtain the RATs, many casual workers feel they should also be receiving free RAT kits. Casual workers have suggested that every person should receive at least two free kits under the Medicare system. Regardless, of who is getting them for free or not, there is still a shortage of RAT kits for Victorians. Interestingly, the Victorian Government has decided to give free RAT kits to every child attending school this year, however, it is not compulsory to take the RAT even if symptoms are presenting. It is hard to believe that every parent is going to administer these tests to their children even when there are no symptoms showing.

Whilst some workers are struggling to get their hands on a RAT kit, there is likely to be many school families stockpiling their RAT kits for a future event e.g., when they or someone in their family needs to take one so they can get back to work. With shortages or RATs still occurring it is also likely that some school parents will see this as an opportunity to make a few quick dollars by on selling their kits to those in need. Hopefully, we will see a decline in the use of RATs as the year progresses but that does seem a long way away as we see continue to see increased hospitalisations and more and more people getting sick from Covid.

The ATO has issued a draft effective life proposal for e-bicycles and e-scooters. It suggests a five year effective life for bikes and two years for the scooters. Comments are due by 25 February 2022. FEBRUARY 2022 | FIND GEELONG

Novavax to roll out from late February Alex Mitchell (Australian Associated Press)

Novavax vaccines will be rolled out from February 21, becoming the fourth type of COVID-19 jab available in Australia. Health Minister Greg Hunt said the Australian Technical Advisory Group on Immunisation had given the new COVID-19 vaccine the green light. Novavax, which will be available for those aged 18 and older, will be a twodose course with a minimum three-week gap between first and second doses. Mr Hunt said Australia would now receive its first shipment of the vaccine and the Therapeutic Goods Administration would go through a detailed batch testing process. Presuming the regulator deems it safe, it will then be rolled out. He said the protein-based vaccine expanded Australia’s COVID coverage, with 51 million doses having been purchased.

“For some who may have had contraindications or reactions with regards to other vaccines, this will provide an additional opportunity for them, as well as those who for whatever reason have not taken up the program so far,” he said. “But I do want to encourage everyone, unless there’s a contraindication, please continue to come forward and take the existing vaccines.” ATAGI says the vaccine can be taken by those who have had COVID-19, while severely immunocompromised people should take three doses. It can also be taken by pregnant and breastfeeding women. It also has noted Novavax to be “highly effective” in preventing symptomatic COVID in adults. While welcoming the news, the Royal Australian College of General Practitioners

warned practices needed extra support. “We are under enormous pressure … GPs and their teams will carry on and get as many doses into arms as possible, but we need more help and that needs to happen right now,” president Karen Price said. “GPs are still reporting doses not arriving on time or insufficient stock being delivered. Practices are also struggling to absorb the cost of taking part in the rollout.” Dr Price, who noted practices were given an additional $10 per booster shot since late last year, called for greater assistance now given “the scale of the task has only grown”. She said additional funding could see more after-hours and weekend vaccinations.

Business has rising concerns over climate Colin Brinsden, AAP Economics and Business Correspondent (Australian Associated Press)

Two new surveys have highlighted the concerns of business in dealing with climate change, which risks putting trillions of dollars at stake unless rapid action is undertaken. A report by Deloitte has found 74 per cent of Australian executives see the world at a tipping point for responding to climate change, up from 52 per cent only eight months ago. Two thirds of executives expect climate change to have a high or very high impact on their organisation’s strategy and operations over the coming three years, highlighting the urgency to act. Still, despite the increasing levels of concern, the report – 2022 Deloitte CxO sustainability report – finds the vast majority of business leaders in Australia remain optimistic there’s still time to act. It found 89 per cent agree that with immediate action, the worst impacts of climate change can be limited. This compares with 80 per cent eight months ago. “No action is insignificant but certain activities and decisions ‘move the needle’ more than others and those bolder actions from business leaders are needed now while there is still time to limit the damage,” Deloitte Global CEO Punit Renjen said. Previous Deloitte modelling for the Business Council of Australia shows inaction on climate change could cost the economy $3.4 trillion by 2070.

But rapid, focused action could grow the economy by $890 billion, adding around 200,000 jobs in that same period. Meanwhile, new research by Mastercard found 76 per cent of Australian organisations say sustainability is critical for success in their industry.

Mastercard division president Australasia Richard Wormald said the research reinforces that implementing sustainable business practices must be a key agenda item for 2022 and beyond, alongside the need for leaders to take collective action against climate change.

At the same time, 81 per cent of Australian consumers claim they are already actively seeking to reduce their carbon footprint.

“Tackling the global climate crisis isn’t possible without everyone’s involvement, no matter how big or small their footprint is, and Australians are looking to organisations to step up and do their part in protecting the planet,” he said.

Almost half said they would actively avoid shopping at a business that did not source its products sustainably. One in 10 went as far as saying they would only purchase from sustainable businesses by 2024.

If you are a high-income earner, especially someone who is now earning close to $250,000 this financial year, you need to understand how Division 293 applies so you do not get a surprise at tax time.

Payment process After a client submits their tax return and the super funds have reported all contributions for the year, the ATO will determine if a Division 293 tax liability has arisen. The client has a choice of:

What are low tax contributions? Low tax contributions generally refer to all concessional contributions made in a year less any excess concessional contributions (as the excess amount is already picked up as part of taxable income). Concessional contributions made to defined benefit schemes (both taxed and untaxed funds) and amounts allocated from reserves to the extent that they count towards the client’s concessional cap, may also be included as low tax contributions although the contributions are modified for defined benefit interests, State higher level office holders and Commonwealth justices and judges. Transfers from foreign superannuation funds that are taxed in the receiving fund and rollovers of taxable component (untaxed element) from untaxed public

Trap - beware of one-off events Income (for Division 293 purposes) can increase suddenly in a particular financial year due to a one-off event resulting in an additional 15% tax on nonexcessive concessional contributions made in that year including concessional contributions made using the carry forward of unused cap rules. Some of the common events that can arise to dramatically increase taxable

income and therefore the requirement to pay Division 293 tax include: •

Employment termination payments and leave entitlements that are added to taxable income as a result of redundancy (ie the amount over the tax free portion). The sale of an asset resulting in a capital gain. Receiving a taxable super death benefit as a non-dependent beneficiary (eg adult child). Example: Rory is 50 years of age with a salary of $200,000 p.a. In the 2021-22 year, he plans to maximise his concessional contributions and will contribute $27,500. His father Jon has an account-based pension valued at $300,000 (all taxable component) and Rory is the sole beneficiary under a binding nomination. In January 2022, Jon dies, and Rory receives the death benefit resulting in taxable income for the year of $500,000 (noting that the maximum tax rate that will apply to the $300,000 death benefit is 15% plus Medicare). As Rory’s income exceeds $250,000 for 2021-22, he will receive (possibly unexpectedly) a Division 293 tax liability notice from the ATO for $4,125 ($27,500 x 15%).

We live in a WIIFM society (What’s In It For Me). The consumers today that we are trying to attract, and service, are time poor, knowledgeable and demanding of us. They invariably spend time checking out the internet first to get the information they need to make the right decision to meet their needs. They are far more informed than previously. We want to attract them to our business over any other. You know you have the best value for money in your offer, yet still you are unable to increase your share of market. Customers do not come to your store or your web site. Is your SEO strong enough? Do you have the information they are looking for? Is your website and social media page appealing enough? Is it updated regularly? How do you know if the infrastructure is right for your business? Firstly, you need to be R.A.D. RESEARCH your market thoroughly. What are your customers actually looking for? Are your products or services on track with current trends? Is it priced competitively in the marketplace? Are sure you have the best value for money? This does not mean the cheapest in the market. Is your offer different to your competition? What add on products or service are being sought in the market that you can offer your clients? Price is not the only factor. Too often sellers rely on price, for sales, when the consumer is actually looking for faster service or accessories or bonus offers or speed to market or perhaps set up support. What are your competitors doing? How is the market changing? What is the longevity of the offer? How will you update for the future to remain relevant? Every business is only as good as its clients/ customers needs.

Use your entrepreneurial skills to attract your clients with the right product with the right offer and the right presentation. Be prepared to update and change when others start to copy you.

Analysis of the research explored will highlight the areas that may need tweaking to ensure that the clients you are attracting are being serviced as they need. In today’s market, consumers are very unforgiving. If the products are not as expected there will; be no second chance. The internet has afforded us so many opportunities for research and analysis today. If you have a product you want to introduce to the marketplace, check on competitors sites to ascertain their relevance. As a Life Coach and Counsellor, it goes without saying that I am very passionate about mental and emotional health. To me, mental health and well-being comes first and should be our number ONE priority! In my last article I mentioned the fact that people know that they need to exercise and take action to be physically fit. We must work on it by exercising our minds and participating in wellbeing and self-care activities to be mentally and emotionally fit. It takes the same dedication and effort to achieve positive results.

So, how do we exercise our minds and increase our mental fitness? It’s not a one size fits all scenario. There’s a large array of strategies and techniques that are beneficial and it’s about choosing what you like and what fits bests into your daily life and routine. The population of Geelong is growing. This means more houses, more shops, more industry, sports centres and so on. The ‘Urban Heat Island Report: City of Greater Geelong and Wyndham City Council’ shows the majority of this increase will occur in growth areas such as Armstrong Creek, resulting in bushland and vegetation being replaced by the dry, hard surfaces and structures of roads, footpaths and buildings. On sunny days, these surfaces accumulate and store solar heat energy. At night, the height and form of highdensity development can trap heat. When it rains, the water drains away rapidly, leaving little moisture in the ground layer and consequently reducing evaporative cooling. These factors, as well as other sources of heat such as air conditioners and vehicle engines, often lead to urban areas being between 1°C to 6°C warmer than the surrounding rural areas. This is referred to as the Urban Heat Island effect (UHI). Mediterranean cultures have experienced this solar impact for centuries and developed a simple technique to make their urban environments cooler. When you think of countries like Greece or Spain, whitewashed houses come to mind, and this is their secret for reducing solar temperatures – white paint. New roof paints to reduce solar heat The first point of a building that receives solar rays is the roof. Heat is drawn down through the roof and walls into a building. If the roof can be kept as cool as possible, the building will take longer to heat up, exactly what you want in dry, hot summer months. White reflects heat, so paint your roof white. However, the best white cool-roof paints available today consist of titanium dioxide pigments in an acrylic or other polymer base and reflect about 85 per cent of solar radiation falling on them, and they don’t work very efficiently under harsh, bright sunshine.

Exciting New Paint That Reduces Urban Heat

A new white paint developed by engineers at Purdue University in the US may help. Researchers have replaced the titanium oxide with inexpensive and easily available ingredients such as barium sulphate, which are natural pigments used in paints and coatings, and powered Teflon. This enables surfaces to be below the surrounding air temperature, even in direct sunlight, because it reflects so much of the sun’s light and also radiates infrared heat at a wavelength not absorbed by air. The radiation goes through the atmosphere, being directly lost to deep space. This paint is basically creating free air conditioning by reflecting the sunlight and offsetting the heat gains from inside your home. The ultra-white paint uses a standard acrylic solvent and could be manufactured to be similar in price to current paints, as barium sulphate is cheaper than titanium dioxide. Though it looks bright white, a bit whiter than snow, the scientists assure us that it is not a risk to people’s eyesight. A science team at Columbia University in the US has topped that. They are developing a double-layered paint with a thickness of half a millimetre. In addition to reducing the glare, this can

offer the same energy savings from heat reflection without being limited to just the colour of white. This recently developed reflective paint can help keep buildings cool by lowering the surface temperature of exterior walls by a stunning 15.6 degrees! To apply: 1. 2. 3.

Wash cleaned ores with water, and bleaching powder if required. Stir the paint thoroughly before each use. Apply the first coat with a brush, spray or roller on the cleaned and washed surface. Apply a second coat after a gap of minimum 3 to 4 hours. Ensure that the coated area does not come in contact with water for at least 2 hours. After completion of a full coating, allow it to cure.

These new ‘cool’ paints reduce roof temperature and therefore room temperature, and in turn reduces your electricity bills for air conditioning.

Self Managed Superannuation And Wills – How Do They Work Together? LAWYERS By John Van Beveren

Superannuation is increasingly becoming a major asset for Australians. Too often, estate planning strategies do not consider how Self-managed superannuation forms part of the estate plan. A good strategy that builds wealth in superannuation but does not consider how it will be passed can result in having a flawed estate plan. It is beneficial that superannuation and estate planning should be considered together to ensure they achieve your wishes accurately. As a result, it is important to understand how superannuation death benefits are paid so that an appropriate estate planning strategy can be developed to cater for this. The main elements that interact with each other and must be considered when dealing with Superannuation death benefits and estate planning include: • •

The terms of the trust deed The requirements of legislations, in particular the Superannuation Industry (Supervision) Act 1993 and Regulations 1993) The tax implications on superannuation death benefits Whether there is a trustee company

Superannuation in your Will Superannuation death benefits do not automatically form part of your estate and therefore cannot be primarily dealt with in a Will. However, it is important that any well drafted Will deals with superannuation death benefits regardless of whether it is intended to form part of the estate for the following reasons: •

The Superannuation death benefits may form part of the estate even if it was not intended.

Superannuation death benefits may be paid to an unintended person since the trustee has wide discretion and can result in a different outcome to what the testator’s intended in their Will.

In both considerations, appropriate clauses need to be inserted to deal with the possibility of Superannuation death benefits being received even where active steps have been taken to divert the superannuation away from the estate. In the absence of such clause, opportunities to maximise the estate assets will be lost which may lead to disgruntled beneficiaries and costly litigations. You should obtain appropriate legal advice to consider the inclusion of the following clauses in your Will and if they are applicable to your circumstances. For example, it may need – •

Equalisation Clause: this is where the Superannuation death benefits is intended to be split between multiple beneficiaries either directly or through the estate. This clause is designed to increase the portion of the estate assets left to the beneficiary who does not receive the superannuation death benefit and decrease the portion of the estate received by the beneficiary who does. This allows the total shares of the deceased assets to be equal. Dependents’ Clause: This allows the executors to allocate specific assets to specific beneficiaries (or their testamentary trust). This should be worded wide enough to allow executors to allocate the Superannuation death benefits to the dependent beneficiary to minimise tax applicable. Streaming Clause – this allows the different components of a Superannuation death benefits to be streamed to be streamed to different beneficiaries.

Binding Death Nominations for Superannuation benefits There are cases where a lack of certainty and wide flexibility for the trustees can create problems. In this case, it may be necessary to consider the use of a Binding Nomination.

Self-Managed Super Funds (SMSF) – In an SMSF, the remaining trustees will have full discretion to whom they pay the death benefit to unless you have taken appropriate steps to document how you wish to have your death benefit paid. As the legislative provisions have no bearing on the binding nomination process in SMSF, the provisions of the trust deed are paramount. A Binding Death Benefit Nomination is a valuable tool that legally requires the trustees of the SMSF to pay the death benefit according to the terms of the nomination. Care should be taken when preparing this document that it matches the requirements of the superannuation law and the SMSF Trust Deed. Nominations can direct trustees of the SMSF to pay the death benefits to the estates to enable the death benefits to be distributed under the terms of the Will. Alternatively, the nominations can direct the trustees to pay the death benefits to the nominated beneficiaries directly, bypassing the estate and Will completely. Loss of mental capacity – who controls my SMSF? If you lose mental capacity and do not have a power of attorney in place, the result can be problematic to your SMSF and other members of the fund. Loss of mental capacity is likely to lead to cessation of your role as SMSF trustee. Choosing the right person or people to appoint as your power of attorney is critical and should be someone you trust implicitly to manage your affairs on your behalf. When would I need to review and change my Will? After a major life event your Will may become invalid or it may no longer reflect your wishes. Safety Switch ELECTRICAL OPERATIONS By Mark Clutterbuck

Christmas is fast approaching, and many Australians are all set to get into the festive spirit and deck out the interior and exterior of their homes in Christmas decorations and lights. And so, we should, 2021 hasn’t been the most celebratory of years so we are more likely than ever to really brighten up our homes and our hearts with some festive bling. But before you do… make sure your 100% sure your switchboard and safety switch are up to standard and doing its job, your family’s safety depends on it. Safety switches turn off the power immediately if an electrical fault is detected – preventing the risk of electric shock, death and fire. It’s so important to ensure you aren’t overloading your electrical systems or putting your family’s safety at risk. Electrical Christmas decorations and lights can be unsafe or faulty or can put too much pressure on your home’s electrical capacity. That’s why it’s absolutely vital you have a working and effective safety switch on your switchboard.

A staggering 40 per cent of the 4,500 house fires in Victoria each year are caused by electrical faults and appliances. These fires could have been prevented by a licensed electrician checking the electrical wiring and installing safety switches. Check your switchboard in your home, it is the old ceramic fuse, and hasn’t recently been updated, you’ll need to upgrade to a new one to ensure your home and family is properly protected. If you are not sure, get it checked out by one of our licensed electricians. Whilst we all want our homes to be “beginning to feel a lot like Christmas” we also want to stay safe and alive in the process. To be fully protected, you need to have safety switches installed on all your circuits by a licensed electrician. But one safety switch may not be enough Victorian legislation states that a safety switch must be installed on the power point circuit and the lighting circuit of new

homes, however, many older homes are still without the protection of a safety switch or only have coverage on the power point circuit. Electrical safety regulators are now recommending homeowners and landlords install a safety switch on each circuit including lights, air conditioning, oven, hot water unit, and pool equipment circuits to provide full electrical protection for residents. Regular safety switch testing is essential Having a switch/es installed by your licensed electrician is not the end of the story, regular testing is also essential to ensure the switch will activate freely in an emergency. Testing your RCD or safety switch is easy simply press the Test button on the device (sometimes marked with a ‘T’). The switch should activate cutting the electricity supply to that circuit. To reset the safety switch just flick back to the ‘ON’ position. We recommend you test your safety switch/es every quarter, when the power bill comes in is a good reminder. So, when looking for the perfect gift this Christmas, think of the one gift that will last all year. A Safety Switch is the perfect gift to give a loved one. Pension Loan Scheme

– helping retirees obtain more income in retirement FINANCIAL PLANNING By Warren Strybosch

The Pension Loan Scheme (PLS) is one of few home equity release strategies available to homeowners to access some of their equity whilst continuing to live in it. Whilst there are a few options available to Australians to unlock some of their wealth from their home in retirement, the Pension Loan Scheme, is managed by the Australian Government, and provides greater certainty for retirees when needing additional funds in retirement. Some of the other strategies available to retirees to unlock home equity: Reverse Mortgage A reverse mortgage allows a person to borrow money in the form of an income stream, line of credit, lump sum, or combination, using their home equity as security for the loan. The most you can initially borrow is between 20-25% of the value of the home. When the house is sold (usually at death), the compounding Interest on the loan and the full amount (plus interest and fees) is repaid. This can often result in nothing being left to pass on to the estate. Prior to 2012, a reverse mortgage could have left the estate owing money to the lender, however, since 2012, negative equity protection was introduced, preventing a borrower owing the lender more than the value of their home. Given the ability for retirees to lose all equity in their home and the higher interest rate that applies, reverse mortgages are considered a last resort when unlocking equity from the home in retirement. Home Reversion A home reversion involves selling a portion of the home to a home reversion provider who will in turn give you a lump sum for that portion of the home. The draw back here is that the provider will provide a lesser amount then what the actual value of the portion is worth e.g., if the house was valued at $1M and you

were giving away 20%, the provider may only give you between $100k and $150k for that portion you have sold to them. The benefit is that there is no interest charged; the provider simply takes their portion value at time of sale. Equity Release Agreement An equity release agreement involves selling a portion of the value of your home and in return receiving a lump sum or regular payments, whilst continuing to live in the home until it is sold. The fees come out of the remaining equity left in the home which, overtime, gradually reduces your remaining equity owned by you. When the house is sold, the amount you borrowed plus the total amount of fees owing to the provider would be paid back to them from the sale proceeds. A benefit of these types of equity release schemes is that the proportion you still own can grow in value until the home is sold. Each party, you and the provider gain from the growth of the home until the sale. Pension Loan Scheme (PLS) The PLS is a type of reverse mortgage administered by the government. It enables people of pension age, who meet certain criteria, to access some of their equity in their property. The payments are made fortnightly and usually top up the age pension or other forms of retirement income. It is available to Australian property owners of pension age, irrespective of whether they receive income support from the Government. The PLS, enables a person to receive up to 150% of the full age pension rate, less what they already receive in the age pension.

The Government has announced changes to the Pension Loan Scheme including a change in name and in the annual interest rate. The Pension Loan Scheme will now be known as the Home Equity Access Scheme to better reflect the initiative it was designed for; namely, a government provided home equity release scheme. The annual interest rate charged under the Scheme will also reduce from 4.5% to 3.95% from 1 January 2022. Currently, the only option available under this Scheme is regular fortnightly payments however the Government proposed in the 2021 Federal Budget that from 1 July 2022, the Scheme will be extended to allow up to 50% of the maximum annual rate of pension to be received as a lump sum (limited to two lump sum payments in 12 months). The legislation to implement this change is currently sitting in the House of Representatives and is not yet law. This information is current as at January 2022. Understanding Our Children Some more reflections from Justin Coulson’s great little book, ‘What your child needs from you.’ Coulson makes the disturbing statement that parents talk too much. Ouch! That probably includes teachers, counsellors and chaplains! He quotes an experience that Steven Covey recalls: A father once told me, ‘I can’t understand my kid. He just won’t listen to me at all.’ ‘Let me restate what you just said,’ I replied. ‘You don’t understand your son because he won’t listen to you?’ ‘That’s right he replied. ‘Let me try again,’ I said. ‘You don’t understand your son because he won’t listen to you?’ ‘That’s what I said,’ he impatiently replied. ‘I thought that to understand another person, you needed to listen to him,’ I suggested. ‘Oh!’ he said. There was a long pause. ‘Oh!’ he said again, as the light began to dawn. ‘Oh, yeah! But I do understand him. I know what he’s going through. I went through the same thing myself. I guess what I don’t understand is why he won’t listen to me.’ Coulson suggests that this story reminds us that as parents we often forget to listen properly to our children but instead do most of the talking. Listening is not an easy skill. Good listeners are hard to come by in my experience. We are very good at jumping to conclusions, interrupting, fixing things, finishing off other’s sentences, making quick judgements, being distracted and thinking about the next thing that we want to say, instead of listening well. Good listeners listen. Good listeners reflect back what the other person says, ask questions, show empathy and help the speaker draw out more of what they want to say. Children (like us) often don’t know exactly what they think, so they need the listener’s help to express their thoughts. Understanding our children requires us to listen well and to connect with the emotions that are being experienced. This requires a lot of time, patience, kindness and effort to identify the feelings that are behind the words. As parents we often want to squash or deny the emotions that our children are displaying. Instead we need to stay calm, listen well, identify and name the feelings that are present and allow the emotions to be explored even further. Coulson says, ‘By being emotionally available and offering our understanding we are able to reduce the emotional flooding that might otherwise occur….. acknowledge the emotions that are occurring and not have to talk too much.’ This makes our children feel understood. Geelong School of Botanical Art managed by Friends of Geelong Botanic Gardens Inspired By Nature 7’ botanical Art Exhibition 2022 Press Release The Friends of the Geelong Botanic Gardens, who manage the Geelong School of Botanical Art, are pleased to present the 7th biennial ‘Inspired by Nature’ exhibition at which over 70 artworks by 21 students and their tutors will be featured. This ‘Inspired by Nature 7’ exhibition will be held at the Exhibition Gallery, Deakin University, Waterfront Campus, Western Beach Road, Geelong, from 5th March to 1st April 2022, Tuesdays - Saturday, 10.00am to 4.00pm. Many of the artists have received numerous awards and are represented in botanical art collections both nationally and internationally. We also have many beginner artists who will also be featured. Of note are the works by Amanda Ahmed, Amanda Blake Sutterby, Deborah Chirnside, Rosemary Donnelly, Craig Lidgerwood, and John Pastoriza-Piñol. If you follow these artists’works at exhibitions, on Facebook or Instagram, this is an opportunity to view their works firsthand. John Pastoriza-Piñol, Amanda Ahmed, Amanda Blake Sutterby and Craig Lidgerwood are also tutors for the Friends of the Royal Botanic Gardens Melbourne. Of particular interest is the bibliography of John Pastoriza-Piñol, who also tutors in the USA, and elsewhere overseas. His artworks are included in the both the ‘Highgrove Florilegium’ and ‘Transylvania Florilegium’, projects created under the aegis of the H.R.H Prince of Wales’ Charitable Foundation. John, Rosemary and Deborah have all exhibited their work and / or contributed to the prestigious collection at the Hunt Library - Carnegie Mellon University, Pittsburgh Pennsylvania, USA. We are showcasing a very eclectic range of subjects, all inspired by nature, and nature’s detail is depicted in watercolour or gauche paintings, or graphite drawings. There is something for everyone who loves the world of art and plants. Botanical Art and Botanical Illustration have a long history throughout the world. Before cameras it was the only means of recording the anatomical features of plants. While fashions in the world of art have come and gone, botanical art has continued to feature in botany, horticulture and in fine art. Our prestigious exhibition recognises the important role of botanical art but in a more contemporary way, and records the beauty and complexity of what is becoming even more important today; our green environment. If we can encourage others to value and nurture the environment so it can be sustained for future generations through such exhibitions, we have achieved our goal. Deputy Mayor and Chair, Potato Shed Committee of Management CR Trent Sullivan launched the 2022 Poato Shed Season on behalf of the City of Greater Geelong alongside

The return of the Potato Shed season shows Excitement levels were high last night at the annual Potato Shed Season Programme launch. The 2022 season features productions postponed from 2021 including Margaret Fulton: the Musical; Dahlin! It’s the Jeanne Little Show, Mother & Son and REBEL, a high octane, live circus theatrical tour de force, inspired by the genius of David Bowie. Usually held the first Wednesday in December, the uncertainty around COVID shifted the popular annual reveal to early February. The season features all the elements that the Shed is famous for: music, storytelling, comedy, drama, captivating circus and extravagant cabaret. Kutcha Edwards will head to the Potato Shed for the first time with Circling Time – Songs & Stories, a show that depicts Edwards’ life as a renowned First Nations singer/songwriter and proud Mutti, Yorta Youra and Nari man.

A reimagined Jekyll and Hyde, presented by A Slightly Isolated Dog, invites you, the audience, to help tell this slightly bonkers rendition of the classic Robert Louis Stevenson tale. Fibre key to Smart City goals We’re a step closer to achieving our Smart City goals thanks to the City’s endorsement of a 15-year agreement to access 24 kilometres of optical fibre from Corio to East Geelong. The City has entered a contract with notfor-profit organisation, AARNet, to install and utilise a high-speed optical fibre network which will form the backbone of the Smart City initiative and provide community facilities and public spaces with access to ultra-high-speed internet. The contract, endorsed by Councillors at this week’s council meeting, is a critical part of the Smarter Suburbs project to address “gaps” in digital access and affordability in the northern suburbs,

enabling the delivery of fast, free public Wi-Fi and an enhanced broadband service, expected to be available to the public in mid-2022. This is a component of a larger project to run fibre between Lara and Waurn Ponds and is an extension to the already approved Bellarine fibre contract. The delivery of high-quality optical fibre is an important way we are preparing our City for technological advancements which rely on high-speed internet and data processing capabilities. The City’s smart sensor network will also rely on the infrastructure to enable more smart services from environmental monitoring to smart lighting. The Smarter Suburbs: Activation of Public Wi-Fi and Enhanced Broadband Services Project was critical to reducing the internet-access gap across the northern community and addressing disadvantage. The AARNet agreement for fibre installation is needed to deliver an Enhanced Broadband Network and Free Public Wi-Fi for Geelong.

The City and state had previously identified the benefits of public Wi-Fi to bridge the divide across the community. However, the last two years of home schooling, working from home and lockdowns, when many people of all ages relied on digital communication to stay in touch with friends and family, has further reinforced the importance of internet access. The City of Greater Geelong would like to thank the State Government for its support to progress this initiative.

Bell Park Sports Club in Community Hands

The City of Greater Geelong has agreed to purchase the land and assets of the Bell Park Sports Club to make sure grassroots sport continues to survive and thrive in Batesford and surrounds. Council has given the green light for the City to assume ownership of the land and buildings at 10 Lynnburn Road, Batesford under the terms of a $2.55 million agreement with the club.

This includes a contribution from the Victorian Government of $821,500 and approximately $1.73 million from the City. As part of the agreement, funding from the City and the Victorian Government will be used to deliver a $1.4 million upgrade to facilities at the club, including female friendly change rooms.

The City will also complete a lighting upgrade for pitch one up to the value of $635,000, with funding from the Victorian Government. A community infrastructure grant of $348,000 provided by the City to the club in 2020 will be redirected to the land transfer.

Geelong Waterfront Train & Bungy Trampolines If you’re looking for fun things to do with kids in Geelong, then the Waterfront is the perfect place for you. Along with the kids’ activities we’ve already listed here, kids get a buzz out of the Waterfront train and Four Bay Bungy Trampoline. The train runs return trips from the Carousel to the Eastern Beach pools. The ride takes around 20 minutes and leaves every half hour (every quarter-hour in peak season). Kids can somersault and jump 7 metres high (!) at the Bungy Trampoline. Located near the Carousel, there’s a 5-minute jump guarantee (longer when there’s no queue). Open weekends, school, and public holidays from September to May.

Cunningham Pier Geelong Cunningham Pier is one of the most recognisable structures on the Geelong Waterfront. Opening in the mid-1850s it was originally known as Railway Pier. It was an important part of the Geelong Port and you can still see the train lines that were used to transport cargo to the end of the pier. The pier stretches 250 metres out over Corio Bay and its bright white building is a standout feature of the foreshore. The two-storey weatherboard building houses the Wah Bar and Asian food restaurant (bao buns!), Wah Wah Gee. The Pier Geelong function centre is also located here. A large part of this Geelong pier is dedicated to car parking and a convenient covered walkway provides shelter as you walk along the train tracks. Cunningham Pier fishing has always been popular and in keeping with tradition, local anglers continue to use it.

The Poppy Kettle Playground This Geelong playground was inspired by a children’s book written by local author Robert Ingpen. The story focuses on a group of miniature people from Peru, who set sail in an old tea kettle to find the land ‘beyond the horizon’ and eventually come to rest in Geelong. Bronze statutes of the Poppy Kettle people are scattered around the park giving it a fairy tale quality. Other features include an interactive water fountain, a sea dragon, an awesome slide and climbing tower, and a terrific pyramid climbing net. There’s plenty of lush grass to picnic on, public toilets, and there’s usually an ice-cream and hot jam donut van parked nearby.

Geelong Skate Park Geelong is heaven for skaters as there are more skate parks in Geelong per capita than any other district in the country. And there’s no better location for a skate park than right beside the bay at Waterfront Geelong. The Youth Activities Area to the west of Cunningham Pier is an outdoor plaza-style park. It has a variety of street obstacles including ledges, stairs, rails, and bank ramps. The park also features a basketball ring, bench seating, open-air performance areas, and stereo music. Western Beach

People have been swimming, boating, fishing, and playing at Western Beach Geelong since the 1840s. In those days there was an unwritten rule designating Western Beach for men’s bathing and Eastern Beach for women. But some ‘dastardly gentlemen’ would disregard the agreement scaring respectable women away. Today the area is rarely used for swimming, but it’s still a popular stretch of foreshore connecting Rippleside to the rest of the Waterfront. Here you’ll (Geelong’s Poppykettle area, and Boardwalk.

Curving out over the water the boardwalk has well-placed seats where you can sit back and watch the sea birds duck dive for fish. In the early morning, it’s perfect for watching the sun come up over the bay.

Rippleside Park Located on the western edge of the Waterfront, Rippleside Park Geelong is a pretty grass-covered foreshore reserve. Popular with locals, Rippleside is less well-known to tourists who drive past en-route to more popular areas. The park has magnificent bay views and is particularly appealing to families with young children who love the adventure playground. The huge wooden structure has ramps, walkways, steps, and plenty of nooks and crannies to explore. When the kids tire of the playground the reserve has wideopen spaces to run around in. Don’t forget to bring your footy! Tucked in next to the reserve is tiny Rippleside Beach where you can bask in the sunshine or splash around in the water. Overlooking the whole area is the bright and spacious Ripples On The Bay cafe. This stunning cafe serves excellent coffee and has huge windows with to-die-for water views. Other amenities include picnic and barbecue facilities, toilets, and plenty of car parking spaces.

Steampacket Gardens Located right beside the water Steampacket Gardens Geelong is a big rectangle of lush lawn that’s perfect for a relaxing picnic or a game of frisbee. A path on the northern edge connecting the gardens to the bay has seats where you can enjoy the sea breeze and watch the nearby helicopter toing and froing. On the eastern side you’ll find the Wharfshed Cafe serving yummy meals and to the west sits the delightful historic carousel. There are some interesting art sculptures dotted around the park. Be sure to check out the Volunteer Rifle Band bollards and The Buoys sculpture, a group of former channel buoys that have been turned into a powerful piece of artwork. The Geelong Waterfront Makers and Growers market (Steampacket Market) is held here on the first Sunday of each month. This popular market offers local produce, beautiful art and handicrafts, and lots of tasty treats. You can read about other popular Geelong markets here.

Geelong Helicopter Rides

Geelong Helicopters specialises in scenic flights, private charter, aerial photography, and tours. This is a wonderful way to see Corio Bay, the Geelong CBD, Barwon River, Torquay, and the famous Bells Beach. Operating daily from the Yarra Street Pier, flights start at $59.00 pp for 5 minutes. Geelong Carousel The Carousel Geelong is a rare 1892 Armitage-Herschell handcarved wooden carousel. One of only a few in the world this beautifully restored carousel is considered by many to be the best that’s still in use today. Housed in a modern steel and glass enclosure the pavilion has an old-world carnival atmosphere that’s enhanced by a pipe organ playing Dixieland melodies. A ride on this enchanting carousel is a magical experience for children of all ages and abilities, with a mobility lift that assists wheelchairs onto the attraction. Entry into the pavilion is free. Tickets to ride the Carousel are $5.00.

As we transition from one age into another, that’s precisely the time when we should look back on our life, and set new coordinates to enable us to navigate our future birthdays. It doesn’t have to be something that you want to tell the neighbours about – such as becoming a gray nomad for the next twelve months, and would they keep an eye on the unit for us? – but something more personal can be equally satisfying and achievable – like deciding to find, for the next month, a different meal every evening, on YouTube. Steve Woods took home the $7000 and the first PRO series trophy.. Event 2 - finds Steve Woods in the final again this time coming up against James Delahunty in a race to 6, Steve leads the scoreboard again with a massive 5 – 1 4 frame gap, however manages to let james in with a final chance and James Delahunty confidently takes it, he manages to come back, winning the next 5 frames and flipping the score around, taking home event 2s prize money and trophy... Some restaurant/Cafe/Coffe establishments will have additional terms and conditions on the page where the business is advertising their offer).

Present Find Card You are required to present your Find Card at any participating businesses if you wish to secure the discount or goods/service being offered.

Authentication Code & Customer Signature All Find Cards must display an Authentication Code and a members signature to be deemed VALID. If your Find Cards does not display your signature and the correct code, the business can refuse to provide the discount offer advertised. You will receive your Authentication code after registering your Find Card.

Valid Find Cards have four folds and contain six different categories. Valid Find Cards will have its Regions logo sticker placed in the circle at the back and has an Authentication code display in front of the Find Cards.

NOT VALID

Find Cards that DO NOT display its Regions Sticker in the circle at the back and DO NOT display an Authentication code in front of the Find Card are INVALID. They will not be accepted at any participating businesses. Also, your signature must be present. You may be asked to present ID to verify that Find Card belongs to you.

Present the Find Card and ID prior to paying bill. Card is Non-Transferable. Each offer corresponds to a number on the card. Number will be crossed off once offer used. This is not a credit or charge card. Copyright 2022 Find© Pty Ltd.
