About the Find Geelong By Warren Strybosch
The Find Geelong is a community paper that aims to support all things Geelong. We want to provide a place where all NotFor-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-and-coming events in the Find Geelong for Free. We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month. We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.
We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area. To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you. Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing
and rolling out over the coming years. Our aim is to help as many NFP and other like organisations to raise much needed funds to help them to keep operating. IN 2022?
The ski season started off with high expectations and predications are that 2022 would be the season for record snow falls. We saw Victoria’s ski fields covered in early-season snow that broke 22-year records but was that an early prediction of what is yet to come or just mother nature teasing us once again. A great ski season may still become a reality but so far, the season has been a mixed one, with high snow falls one week and then rain the next turning all the snow into mush. As at time of writing this article, Falls Creek had 80 out of 90 trails open, Mt. Baw Baw Alpine Resort only had 2 out of 17 open, Mt. Buller had 14 out of 61 open, Mt. Hotham only had 63 of its 100 trails open.

Find Geelong Column by Mayor Peter Murrihy It’s an absolute pleasure to introduce myself to Find Geelong readers as Mayor of Greater Geelong after last month’s election. I am so honoured to have this opportunity to serve the region as Mayor and I’m also ecstatic to be able to connect with readers through this column. If you don’t already know me through my work as a Brownbill Ward councillor, I’ve lived in Greater Geelong since 1980 after arriving from Port Fairy as a 19-year-old. I have a background in banking and as a police officer, but some of my proudest moments come from my work at a number of community organisations. I put down strong roots here by being heavily involved at St Mary’s FC, Newtown and Geelong Amateurs, Geelong Racing Club and the Lorne Surf Life Saving Club. I’m a proud Active Geelong ambassador and a strong supporter of the Barwon Health Foundation. I’m also an active member of The Man Walk and Right Mate committee, which both support men’s mental health – an issue which doesn’t get the coverage it deserves. Enough about me though, as I’m excited to update you on the 2022-23 Budget being approved recently. This is big news for the region, because it features a $206.5 million capital works program for parks, LED street lighting, community hubs, swim facilities, sustainability initiatives, shared trails and more. This reflects council’s commitment to investing strongly in community-focused initiatives. The $107,000 operating surplus puts the Budget back in the black after two years of annual deficits to support COVID recovery, while meeting four-year Budget commitments and delivering 130+ services. A big thanks to the community for having its say as the consideration of feedback led to changes to the final Budget, which can be found here: https:// geelong.link/budget Council has also decided to progressively increase spending on ageing assets such as buildings, roads, open spaces and cultural facilities to ensure equal access to council infrastructure, regardless of where residents live. This is an action from our newly adopted Asset Plan 2022-2032, which sets out how council assets will be managed and maintained. With new and upgraded facilities on the cards, we have so much to look forward to over the next financial year.

Commonwealth Games 2026 By Warren Strybosch
In April, the Commonwealth Games Federation announced Victoria as the host of the 2026 Commonwealth Games. It has since been decided that the opening ceremony will be held on March 17 2026 at the MCG, with the next 12 days being full of competition, culminating on the 29th. The Commonwealth Games were last held in Melbourne in 2006 but have also been held on the Gold Coast (2018), Brisbane (1982), Perth (1962), and Sydney (1938).
In a Commonwealth Games first however, the games will not be held in just one location, but instead will be showcased in four regional locations around Victoria – Geelong, Bendigo, Ballarat and Gippsland. This is a boon for these regions as they will receive a boost to their local economies with additional spending from the government in the lead up to the games. Community infrastructure will be improved and thousands of jobs will be created in the lead up to the games as well as during. Hamilton, Canada, hosted the first Commonwealth Games in 1930 with just
11 Countries, 59 events (6 sports) and 400 athletes. For Melbourne in 2026 we can expect in excess of 70 countries, 280 events and 4500 athletes. Expressions of interest are currently open for the inclusion of additional sports. International sporting federations in conjunction with Australian sporting organisations have the opportunity to request that certain sports be included in the line-up. Depending on the outcome of this, other Victorian regional areas may have the opportunity to host some of these additional events. The cut-off date for these submissions is August 19, 2022.
Supply issues continue for vehicle market Tim Dornin (Australian Associated Press)
Australia’s vehicle industry faces supply issues into the future with constraints on global manufacturing to blame for a near 10 per cent fall in sales last month. The Federal Chamber of Automotive Industries says 99,974 cars and trucks were sold in June, down 9.7 per cent compared to the same month in 2021. That left demand for the first half of 2022 at 537,858, a fall of 5.2 per cent. FCAI chief executive Tony Weber said the fallout from the COVID-19 pandemic continued to hamper automotive manufacturing. Combined with the war in Ukraine and shipping issues, the supply of new vehicles hitting Australia’s shores could not keep up with local demand.
“Globally, car makers are continuing to suffer from plant shutdowns,” Mr Weber said. “In Europe, we have component supply heavily impacted by the conflict in Ukraine. “Microprocessors continue to be in short supply and global shipping remains unpredictable.” “While demand for new cars remains strong in Australia, it is unlikely we will see supply chain issues resolved in the near future.” Toyota led the market last month selling 22,561 vehicles ahead of Kia on 8480, Hyundai on 8259, Mazda with 6245 and Mitsubishi with 5846.
The Toyota Hi-Lux was the most popular model with 7582 units sold ahead of Hyundai’s Tucson on 2840 and Ford’s Ranger with 2802. With escalating petrol prices, sales of electric cars continued to rise. The FCAI said 1137 were sold last month compared to 526 in the same month last year. Year-to-date, sales were up by more than 300 per cent to 9680. Tesla remained the dominant player in the electric car market with its Model 3 accounting for almost half of the vehicles sold so far this year.

Oh, The Pain Of Interest Rate Rises By Warren Strybosch
I don’t know about you, but we are feeling the pain of all these interest rate rises, and I am not sure anyone, except the RBA, knows when they are going to stop. We were supposed to have had our renovations finished last year but it got pushed out to June and even now we continue to incur delays. This delay has resulted in us missing locking in our interest rate on the new home mortgage (currently the construction loan). We were supposed to have locked the rate in back in January for four years. So, not only has the renovations cost us more due to building supply constraints due to COVID, but we are now going to have to pay higher mortgage repayments over the next four years because of the unforeseen delays – we have missed the ‘fixed-rate’ boat.
Governor Philip Lowe anticipates that Australia’s inflation will peak this year before declining back down towards 2-3 per cent, driven by an increasing interest rate environment. Higher interest rates will also help establish a more sustainable balance between the demand for and the supply of goods and services,” he said. Ironically, we are experiencing the same run-away inflation that occurred in the 1980’s due to high government spending, increased property prices and people still spending their money. As a result of increased inflation, interest rates continue to rise, and there is going to be a world of pain felt by a lot more people now compared to the pain that was felt in the 1980’s.
The truth is that the average Australian is now purchasing homes that are worth way more than what they were worth in the 1980’s. In fact, the average Australian now is spending on average 10 times their annual earnings on their first home compared to the Boomers who paid 3.3 of their average annual earnings. Australians now are experiencing it harder The average Australian in 1984 could buy a home that cost 3.3 times their annual income. In 2022, it’s 10 times what the average person earns in a year.
Let’s take a trip back to the housing market of 1984 to see just how different buying a house was in the 80s versus today.
Yes, I can hear the “pffts”, and “put your adult pants on” from all those who had mortgages throughout the 1980’s. With the 30-year fixed mortgage rate reaching a pinnacle of 18.4 percent in October 1981 and seesawing down to the 9 percent range by 1986 and closing the decade at 9.78 percent, you might have reason to think we still have it relatively easy. But as my own children remind me when I start telling my war stories, ‘about when I was young’, that my life is not their life and that I need to have some consideration as to what they might be going through right now rather than being dismissive about it. So, hopefully all of you Baby Boomers, who have already paid off your mortgages, might be able to emphasize with those of us who still have one.

Now contrast that to the situation today.
What is happening with interest rates? On the 5th of July the Reserve Bank of Australia (RBA) announced at its monetary policy meeting an increase in the cash rate by 50 bps. It marked the second 50-bp hike in a row and followed the 25-bp hike in May, taking the official cash rate to 1.35 per cent, up from 0.85 per cent. The RBA board’s decision comes as inflation is expected to hit 7 per cent at a time when unemployment rates are low, household budgets are under pressure and global uncertainty remains.

Australian home buyers today must save bigger deposits, borrow much more and face much larger repayments. This means more of their weekly income goes into housing costs today than in 1984.

Saving a deposit is one of the big challenges for home buyers in 2022. As prices have risen so much, the amount you have to save for a 20% deposit just keeps jumping up.
Further rate hikes are anticipated, and it is likely we will see rates increase by at least another 50-bp before the end of the calendar year. Even Brokers are expecting more rates rises to come.

With a greater amount of uncertainty for mortgagees, and the likelihood of further rate rises, it is important to review your budget and consider what changes have to be made to get through the next few years. Strategies to consider One way to potential save on costs is to review all your general and personal insurances. Speak to someone at Find Insurance (www.findinsurance.com.au) and see whether there is an opportunity to save on premiums. Also, make sure you have a good mortgage broker to talk to. They may be able to help you find a better rate rather and pay less mortgage repayments each month. Do you have ‘toys’ you can sell? You might want to consider selling some ‘toys’ now before everyone starts doing it. This might be a quick way to reduce some of your debt. Start growing your own vegies. Yep, it takes time but rather than watching more TV, get outside and grow some of your own food. With food prices increasing, you might be able to grow vegies and swap your surplus with others in your local neighbourhood.

There has been much debate in the news in recent months regarding transgender athletes competing in sports alongside people they most closely associate with. On one side, you have arguments for them being included. If they associate as a female and have transitioned to being a female, then they should be treated as female and compete against other females. On the other hand, you could argue that although they associate as a female and are having hormone replacement therapy to become ‘more female’ they are still built like a man with a man’s strength and size. I think we can all agree that the top female swimmer in the world still can’t compete against the top male in the world and expect to win. So how do we resolve this? In a world first, Fina, the swimming’s world governing body has voted against allowing transgender athletes to participate in elite women’s swimming events. Of the 152 Fina members who voted, 71% decided that transgender athletes should not be allowed to compete compete in these events if they have started puberty as a male. This essentially means they would have had to start the process to change their gender before they turn 12, a controversial topic on its own. Almost immediately after this decision by Fina, the International Rugby League announced a ban on female transgender (male to female) players from participating in international rugby league events until they can undergo further research.

TRANSGENDER in SPORTS By Jodie Moore
The British Triathlon Federation has also made changes to their policy towards transgender athletes. Any transgender athlete older than 12 years of age will not be able to compete against femaleborn athletes. Instead they have created an open category for male transgender, female transgender and non-binary (but male sex at birth). This decision was made after 80% of 3000 members of the British Triathlon Federation surveyed supported the change. The UCI, the World governing body for Cycling has updated their policy requiring a rider who is transitioning from
male to female to double the time required with lower testosterone before they can compete from 12 months to 24 months. They have also lowered the allowable plasma testosterone level from 5 nmol/L to 2.5 nmol/L. It appears there is a huge movement going through the sporting community at the moment. Common Myths About Work Expense Deductions

The ATO is trying to make it easier for those preparing their own tax returns to understand some of the common mistakes that are made when claiming deductions in their returns. The ATO has listed some common myths about deductions which may lead you to make an incorrect claim. Here are some of the most common ones: Clothing and Laundry Expenses Myth: Everyone can automatically claim $150 for clothing and laundry expenses , 5000 km under the cents per kilometre method for car expenses, or $300 for workrelated expenses, even if they didn’t spend the money. Fact: There is no such thing as an‘automatic’ or ‘standard deduction’. Substantiation exceptions provide relief from the need to keep receipts in certain circumstances. While you don’t need receipts for claims under $300 for work-related expenses, $150 for laundry expenses ( note: this is for laundry expenses only and doesn’t include clothing expenses) or if you are claiming 5,000 km or less for car expenses under the cents per kilometre method: • • •
you must have spent the money it must be related to earning your income, and you must be able to explain how you calculated your claim.

Fact: To claim a tax deduction, you need to be able to show that you spent the money, what you spent it on, who the supplier was and when you paid. Bank or credit card statements alone don’t have this information. The only time you don’t need these details is if substantiation exceptions apply. See more: • Substantiation requirements
Sun Protection and/or makeup Myth: I can claim makeup that contains sunscreen if I work outside. Fact: Cosmetics are usually a private expense and the addition of sun protection doesn’t make it deductible. However, it may be deductible if the primary purpose of the product is sunscreen (that is, it has a high SPF rating), the cosmetic component is incidental, and you need to work outdoors in the sun. See more: • Sunscreen Gym Membership Myth: I can claim my gym membership because I need to be fit for work. Fact: Very few people can claim gym membership fees. To be eligible, your job would have to depend on you maintaining a very high level of fitness, for which you are regularly tested, for example special operations personnel in the Australian Defence Force.

Fact: If you decide to add a conference or some work to your holiday, or a holiday to your work trip, you must apportion the travel expenses between the private and work-related components and only claim the work-related component. Clothing Expenses Myth: I can claim my work clothes because my boss told me to wear a certain colour. Fact: Unless your clothing is a uniform that is unique and distinct to your employer, or

These 5 rights are the key aspects your customers see. It is the strategy behind each of these that will give your company longevity. The world is forever changing; therefore, we need to make sure we keep “on trend” at all times. Ensure you are using the world’s best practises, showcasing the latest trends in the products you are offering. How you do that is up to you and your individual business. There are trade shows, merchandisers, agents, your competitors, and of course the right sites on the internet. Always be aware of your competitors, but never be a “Me Too”. The Right Products, at the Right Time, in the Right Place, in the Right Quality in the Right Quantity? The right price will fall out of these 5 rights. It is not the most important part of the part of the equation. It is not about being the cheapest on the block. It is all about the best value for money. If you can offer your customers better “value” for their purchase than your competitors, they will come back to you. Value can be in the form of the customer service, after sales service, exclusivity, presentations, ranging offer, bundling and so much more. Price is relevant to each of these factors. Staff Turnover – why it happens Lack of flexibility Flexible work hours have been around for a while. Maternity and paternity leave have also allowed people with young families to work more productively. However, working from home during lockdowns gave employees a taste of greater daily flexibility which they preferred. If you wish to go back to the ‘good old days’ where everyone comes into the office, you may need to readjust your expectations. You may find that your staff are resistant to the idea. A high number of workers report that they left their job because it did not offer flexible work options. Even more have stated that they would have been more loyal to their company if they had had flexible work options.

How many farewell parties have you been to lately for employees who seem to have been around for only five minutes? Increases in… Covid has affected businesses worldwide. Shipping reduced dramatically to the point that there is a global shortage of containers to transport overseas materials and supplies. This has severely affected probably every industry you could name. On top of that, the Federal Government has recently announced an increase in superannuation and employee wages. If these stresses for business owners and managers filter into the workplace, they can produce an unhappy environment that no one wants to work in.
The Covid factor High staff turnover is a problem at the best of times but even more so now after the Covid lockdowns. People have rethought how they want to work and are considering whether their current workplace suits their needs or desires.
The increase in interest on domestic mortgage rates may encourage staff to look for a better paid job. Paying off a mortgage on your work premises and needing to lay off staff to repay it may encourage others to leave. Any whiff of financial struggle in a business, and the staff will leave to look for something more secure.
Nearly 20% of Victorians left the state between lockdowns, including many employees who wanted to escape Covid restrictions, reducing the state’s workforce by nearly a fifth. Others took the opportunity to change professions or decided to retire early. Some found that working from home without the camaraderie of office colleagues was mentally stressful and looked for a work environment where everyone was in the office.
Toxic colleagues Who enjoys being employed each day with co-workers who are overly critical, often blame others, gossip, undermine colleagues and only look out for themselves? These types of employees can even push more competent colleagues out of the workplace. There is a direct link between relationships and turnover. Bullying, however mild, is toxic and affects everyone.
Burnout Post-Covid, good employees are hard to find. With the loss of 20% of Victoria’s population, people retiring from the workforce earlier than before and with the Covid restrictions still in place, your employees who are left may be doing more work than usual. Balancing work with family and leisure activities can be a juggling act at the best of times. Having to fill in for staff after normal hours or on weekends can make them feel resentful. Feeling overused and undervalued is not conducive to maintaining a good attitude so they may start looking for another job. Not feeling appreciated Covid has undermined many traditional business practices. As employers seek to establish a ‘new normal’ in the office, things such as performance reviews may get left by the wayside. What is worse than not having these reviews is having them infrequently or in a way that is unproductive. According to Gallup polls, about 80% of employees who felt criticised or unmotivated after a performance review started to look for a new job.

There are many wood surfaces inside a building that need painting. Skirting boards, dados, architraves, window frames picture rails, feature timber walls and furniture – all require different painting technique to plaster walls.
WOODEN
Here is a step-by-step guide to achieving a smooth, painted finish.
SURFACES
1. Cover work surface Spread plastic sheeting on the floor around the to-be-painted area so it doesn’t get splashed on. Laying newspaper or canvas on top of the plastic will stop you slipping on the plastic beneath and also soaks up paint spills. 2. Prepare wooden surface Don rubber gloves and goggles or glasses to protect your hands and eyes. Mix a solution of water and TSP, sugar soap or borax according to the manufacturer’s instructions. Dip a cloth in the solution, squeeze dry and wipe all surfaces to be painted. Rinse with another cloth dipped in clear, warm water. Let the timber dry completely. Now check for any holes, gouges, nicks or scratches. Fill them in with wood filler using a flexible putty knife. 3. Sand the surface Don a dust mask or respirator and hearing protection. Sand the timber flat areas with a random orbital sander and 200–280 grit sandpaper. This helps the wooden surface to bond with the paint. Sanding by hand is better for uneven surfaces such as you find on furniture. 4. Clean off dust Using a vacuum cleaner with a brush attachment, remove the dust and wipe with a damp cloth. 5. Prime wooden surface Mix your primer well and apply with a brush or roller. When it has dried, check to see if the primer is transparent or streaky; if so, apply the primer a second time. A roller will prime a flat surface more quickly and leave it with a smoother finish. 6.
Sand again
Use 220-grit sandpaper to sand down the dry surface again. Apply light pressure so that gouges don’t form.

Clean again
Use a vacuum cleaner and cloth as before to wipe away the dust. 8.
Paint the surface
Foam-density rollers are useful for painting large surfaces. Insert a paint tray liner into the paint tray, then pour in paint so that it fills the tray less than halfway. Gently dab the roller into the paint and roll the paint up and down the slope of the tray a few times to distribute the paint evenly onto the roller. Roll the paint lightly onto the wooden surface. A high-density foam roller gives better coverage with thinner latex paint than with oil-based paints. Paintbrushes are better for fiddlier jobs like window frames and furniture. Insert the bristles of the brush into the paint can just a third of their length each time you need more paint. Once on the wooden surface, stroke the brush in a parallel direction to the wood grain. Use short strokes. Keep a wet edge at all times so that you don’t leave overlapping marks.
will flatten any bumps or inconsistencies introduced by the roller or paintbrush. Gently sand by hand with 220-grit sandpaper. If using an orbital sander, attach the sandpaper and run it as lightly as possible over the surface. Do not apply any other weight except that of the sander itself. After sanding, bunch up a cloth. Keeping it loose, run it lightly over the surface. If you apply too much pressure, the cloth‘s surface may embed itself onto the wood. 10. Apply a second coat of paint Apply a second coat with the roller or brush, and let dry, preferably overnight. Paint is more durable the longer it is left to dry.

For a more professional appearance, you could try spraying the surface rather than using a paint brush. Do not be tempted to apply a second coat of paint after this coat has dried, as this will cause the paint to tear. 9.

Consumer Guarantees Small Businesses Should Know About LAWYERS By John Van Beveren
If you run a business in Australia, you’ll be affected by the Australian Consumer Law (ACL). The ACL is a national law that aims to protect consumers and ensure fair trading in Australia. Whether your business provides goods and/or services, it is important you know how the ACL affect your business. The ACL provides several ‘consumer guarantees’ that operate as a set of rules that apply to goods and services purchased by a consumer that will automatically apply to allow consumers access to a remedy. Whether you are aware of the guarantee or not, suppliers and manufacturers automatically provide consumer guarantees about certain goods they sell, hire or lease and services they provide to consumers. These consumer guarantees exist regardless of any condition and warranty a supplier or manufacturer provides. Guarantees applying to goods: A supplier and a manufacturer must guarantee that: • • •
Goods are of acceptable quality Goods will match any description provided Any express warranties will be honoured.
A supplier guarantees that a consumer is buying goods: • • • • •
That have clear title, unless otherwise stated That do not have undisclosed securities That are fit for any disclosed purpose A right to undisturbed possession That matches the sample or demonstration model provided.
A manufacturer also guarantees the availability of repairs and spare parts (other than for auctioned goods). Guarantees applying to services: A supplier guarantees that services are provided:

With due care and skill Which are fit for any specified purpose Within a reasonable time (when no time is specified).
Which goods and services are covered? Goods and services are covered by the ACL consumer guarantees when they are sold in ‘trade and commerce’ and bought by a ‘consumer.’ In ‘trade or commerce’ for the purposes of the ACL means during a supplier’s or manufacturer’s business or professional activity which includes non-profit business or activity. A consumer is defined by the ACL to be a person who buys: • •
•
Any goods or services costing up to $40,000 Goods or services costing more than $40,000 that are used predominately for personal, domestic or household purposes A vehicle or trailer used mainly to transport goods on public roads.
What happens if consumer guarantees are not complied with? If you provide a good or service to a consumer that fails to meet a consumer guarantee, the consumer has a right against you as the supplier and in some case the manufacturer as well. This means they are entitled to a remedy from you to put right a fault, deficiency, or failure to meet an obligation.
Where a supplier fails to meet a guarantee, the remedy ordered may be: • • •
A repair, replacement, or refund Cancellation of service Compensation for damages and loss.
Where a manufacturer fails to meet a consumer guarantee, the consumer is entitled to recover damages, and in some circumstances additional damages for reasonably foreseeable consequential loss. Very Smart Reasons To Get An Electric Car On A Novated Lease

If you’re one of the millions of Australians thinking of making the switch to an electric car (EV), don’t wait. Rising fuel prices, increasing costs of living expenses and climate consciousness are the factors driving people to purchase an EV. They are no longer cool novelty cars that start with the letter T, but economically viable alternatives to the skyrocketing costs of owning and running a petrol car. While an EV will save you at the pump, a loan for an EV won’t come cheap. Prices for a full EV start at around $42,000 and can range up to $200,000. An EV on a novated lease, however, is a very smart solution if you want to save on every aspect of your car ownership. Because a novated lease uses a carefully calculated combination of your pre-tax pay and take-home pay to fund repayments, plus removes payable GST from the car cost, getting an EV on a novated lease will make you a Teslalevel genius. 1. Bypass The Petrol Pump A full EV allows you to drive right past the service station, every single time. Unless you need to stop for the paper or a snack, you’ll never have to stop to refuel again. On some EV models, a full battery charge can take you as far as 650 kilometres. Australia currently has over 2000 electric charging stations and more are coming. These charging stations have commercial-grade chargers than can charge the car in minutes. Through a novated lease, we can ensure you receive a home charging kit that will
allow you to recharge your EV overnight. This will need to be installed by a professional. EVs have proven to be significantly cheaper to run than petrol-based cars. ‘Refueling’ savings can be up to 70% and maintenance savings can be up to around 40%. Let’s say you travel the average amount in Australia which is just under 14,000 km per year, you could be saving around $1000 per year on fuel alone. 2. Minimal, Low-cost Maintenance On a fully maintained novated lease, any maintenance your EV needs will be covered from the deductions from your pay. There will be no surprise out-of-pocket costs if something goes wrong with your car, or if it needs repairing after damage due to an accident. Battery Electric Vehicles (BEVS) have fewer moving parts than petrol or diesel cars so they don’t break down as often or as easily. There is also less servicing needed and no complicated exhaust systems that can deteriorate from carbon build-up. As you already know, petrol cars can have a seemingly endless array of expensive problems. Whether it is the starter motor, fuel injection system, radiator or one of thousands of other issues, many of the components found in a petrol car are not in an EV. This means less chance of complications and less time at the mechanic. Lauded for their technical performance, EVs are considered the next evolution of the internal combustion engine. They do however have tyres which will need to be repaired and replaced from time to time. An EV with a novated lease will make car servicing and tyre maintenance a stress-free, lower-cost experience.
In a bid for a cleaner future, the new Labor government is supporting the purchase of EVs for consumers and businesses. They are setting up legislation to cut import taxes and fringe benefits tax for EVs that fall below the luxury car threshold of $79,650 as of July 1st, 2022. This is part of what has been named the Powering Australia Plan. Their current strategy is designed to have 89% of new car sales as electric by 2030 with at least 15% of all cars on the road electric by the same year. Currently, EVs make up about 2% of on-road cars in Australia. The plan is also going to make it possible to review current building codes to allow more charging options. They also plan to install another 1,800 public charging stations by 2025. So how much exactly will you save from the government’s plan? If you’re looking at a $60,000 EV, you could save about $3,000 on the import tax cut. If you’re a business owner, the plan is that you won’t have to worry about Fringe Benefits Tax (FBT). As with many Government announcements, there is still a lot of information to come before the finer details can be worked through. Based on policy announcements from the Government during the recent election campaign and since, savings of up to $15,000 on FBT under a novated lease are achievable. For example, FBT savings of around $9,775 on a $50,000 model such as a Nissan Leaf or around $13,600 on a $70,000 model such as a Tesla 3. 4. More Choice of EV A novated lease opens up your options when it comes to choosing the EV that’s right for you. What might have been a stretch financially under a car loan with payable interest, you’ll find an EV affordable and manageable on a carefully structured novated lease. A good provider will work with you to not only find an EV from a range of manufacturers but work to your budget so you know exactly what you’ll pay and what you’ll save. If you’ve been putting off getting an EV because of the cost, a novated lease can help you get on the environmentallyfriendly road sooner. While making the switch to a completely electric car is becoming a more popular option, you can also lease Plug In Hybrid Electric Vehicles (PHEV) or Petrol Hybrid Vehicles (PHV) if you’re not ready to make the full ‘switch’. Just don’t wait to start the process.

Save on Charging Even though your EV will come with a home charging station, you’ll still need to use commercial charging stations from time to time. You may also prefer to use these for a faster charge before a long trip or if you need extra battery power in a hurry. These charging stations do come at a cost, but obviously, they are nowhere near as expensive as petrol. On a novated lease with a petrol car, you would be equipped with a fuel card that allows you to pay for petrol with pre-

There are subtle nuances that can be seen in a video that aren’t usually seen in a meeting, brochure or flyer. The camera sees and hears all! From how your staff or team appear in their interviews, body language, work environment down to what is in the background of a shot in the distance.

Tax Invoice
- what is it and why is it important to get it right
Example 1: Tax invoice for a sale under $1,000

In my practice I regularly see invoices, both purchase and sales, that do not meet the ATO requirements. Often, we have to go back to suppliers and ask for a complaint Tax Invoice to be issued before a bill is approved to be paid. The reasons for not providing a compliant document are varied including simply not knowing what to do, not knowing how to set up the software to produce one, and at the other end of the scale, sellers not having a registered ABN, sellers providing a piece of paper with no intention of reporting income. When a business buys a product or service for $82.50 (GST inclusive) or more, they need to have a ‘Tax Invoice’ to be able to claim the GST portion of the purchase. Note that a business who is not registered for GST because their annual turnover is less than $75,000 can only issue a standard “Invoice” and would include conditions 2, 3 4, 5 & 8 below. Tax Invoices can be paper or in digital format such as an emailed PDF or it can be issued via e-invoicing. The requirements of what is included on a Tax Invoice are broken into two categories:

Since we are talking about Invoices in general … I advise my clients that your Sales invoice (be it a standard or tax invoice) is an opportunity to market your business. Include on your invoice: •

Style your invoice to reflect your business (this is really important for creatives)

Your contact details (especially email address so remittances can be sent to you)
•
Your social links if you have any
•
Your how to pay details including bank information and other merchant gateways (bottom line is to make it easy for clients to pay you!)

Do NOT send an invoice in word or excel – ever

Safety Switch ELECTRICAL OPERATIONS By Mark Clutterbuck
Christmas is fast approaching, and many Australians are all set to get into the festive spirit and deck out the interior and exterior of their homes in Christmas decorations and lights. And so, we should, 2021 hasn’t been the most celebratory of years so we are more likely than ever to really brighten up our homes and our hearts with some festive bling. But before you do… make sure your 100% sure your switchboard and safety switch are up to standard and doing its job, your family’s safety depends on it. Safety switches turn off the power immediately if an electrical fault is detected – preventing the risk of electric shock, death and fire. It’s so important to ensure you aren’t overloading your electrical systems or putting your family’s safety at risk. Electrical Christmas decorations and lights can be unsafe or faulty or can put too much pressure on your home’s electrical capacity. That’s why it’s absolutely vital you have a working and effective safety switch on your switchboard.
A staggering 40 per cent of the 4,500 house fires in Victoria each year are caused by electrical faults and appliances. These fires could have been prevented by a licensed electrician checking the electrical wiring and installing safety switches. Check your switchboard in your home, it is the old ceramic fuse, and hasn’t recently been updated, you’ll need to upgrade to a new one to ensure your home and family is properly protected. If you are not sure, get it checked out by one of our licensed electricians. Whilst we all want our homes to be “beginning to feel a lot like Christmas” we also want to stay safe and alive in the process. To be fully protected, you need to have safety switches installed on all your circuits by a licensed electrician. But one safety switch may not be enough Victorian legislation states that a safety switch must be installed on the power point circuit and the lighting circuit of new
homes, however, many older homes are still without the protection of a safety switch or only have coverage on the power point circuit. Electrical safety regulators are now recommending homeowners and landlords install a safety switch on each circuit including lights, air conditioning, oven, hot water unit, and pool equipment circuits to provide full electrical protection for residents. Regular safety switch testing is essential Having a switch/es installed by your licensed electrician is not the end of the story, regular testing is also essential to ensure the switch will activate freely in an emergency. Testing your RCD or safety switch is easy simply press the Test button on the device (sometimes marked with a ‘T’). The switch should activate cutting the electricity supply to that circuit. To reset the safety switch just flick back to the ‘ON’ position. We recommend you test your safety switch/es every quarter, when the power bill comes in is a good reminder. So, when looking for the perfect gift this Christmas, think of the one gift that will last all year. A Safety Switch is the perfect gift to give a loved one. The reassurance that they will be safe and protected in their home all year round.

Homeopathy is based on the principle that your body has an innate ability to heal, something that drives the body to repair and restore, known as vitality. You only need to study the process of wound healing to understand that the body’s has amazing repair process. Just like using a dressing on a wound provides an environment that allows the body to heal, likewise, homeopathy stimulates the body’s own healing process. This is different to a nutritional product which provides the nutrients that the body uses in the healing process. For this reason, homeopathy can be used to treat most health issues, in most people. It is gentle enough to be used on children and they usually respond well, as their body will heal more efficiently due to increased vitality. Homeopathy is a gentle, yet powerful system of natural medicines based on the principle of ‘like cures like’. Substances that can cause ailments, can be used to treat that same ailment when diluted. For example, if you are stung by a bee, homeopathic Apis mellifica (bee venom) will relieve the bite. Whilst this may seem counter-intuitive, conventional medicine treats anaphylactic bee allergy with diluted bee venom injections. The homeopathic medicine does not need to be the same as the original substance, just ‘like’ it. Apis will help other bites that are painful, sensitive, and stinging. “The difference between a medicine and poison is the dose” - Paracelsus 1538 Whilst it might be hard to wrap your head around, we do know that excess of any one thing is not good for us, regardless of how good it might be, and that even paracetamol is fatal in high doses. Homeopathy uses highly diluted substances, some of which are toxic (such as bee venom), but due to the dilution process, they become safe and effective in treating disease. Homeopathic philosophy recognises that people are different, and just like some people spend a week in bed with a cold whilst others might just have a sore throat for a day, there are nuances to our individual healing process. It takes into account things that make the ailment feel better or worse, for example, do you feel better with ice on your injury, Required Insurance Income better with gentle movement, better if left alone, or better with rest. It is holistic, and a practitioner will look to find a remedy

start is with Arnica montana (Arnica), the remedy for bruising. The mechanism by which homeopathy works is still not fully understood, although advances are being made in the areas of quantum physics and chemistry. Last month I shared with you two stories about people who had personal insurance. The first person had it, cancelled it, and then was diagnosed with terminal cancer. The second person, had it, wanted to cancel it but thankfully spoke to me before they cancelled it and we managed to get the client over $400,000 in claim payments. The need for personal insurance is a real one. This month, I want to provide a guide as to how much personal insurance you should consider taking out. Let’s start by considering your debt. Assuming you had a mortgage of $500,000 and other debts totalling $35,000 e.g., credit card or car loan, you would then place the total amount of debt in the Liabilities row under Life, TPD and Trauma
Medical costs vary between advisors. Given it is hard to predict what the out-of-pocket medical costs will be if you suffer an injury or illness, advisors tend to pick an arbitrary figure. For myself, I have done some research in out-of-pocket medical costs, and I found that leukemia was one of the costliest illnesses a family would have to deal with. It is estimate that the out-of-pocket costs for leukemia is about $150,000. As such, I use $150,000 in my calculations.

When it comes to modifications to home or car, this is where I do use an arbitrary figure of $100,000. If someone suffers a major Total and Permanent Disability (TPD) and needs wheelchair access, the cost could easily be $100,000 to upgrade the car and modify access to the home, bathroom, toilet, etc. I am going to jump to Income Protection Cover as this will have a bearing on Other Provisions and Provisions for Tax. Laws have changed and most insurers will now only allow you to cover 70% of your earnings. So, if you are earning wages of $120,000 per tax, they will only allow you to insure yourself for $84,000 ($120,000 x 70%) or $7,000 per month. Client Life

For Other Provisions, we include Funeral costs of $25,000 under Life. Under TPD, assuming you are getting Income Protection Cover, we calculate how much income you would not have received from income protection e.g., 30%, and multiply that by the number of years left until you are able to apply for the age pension at age 67. If your wages were $120,000, then 30%
would be $36,000. If your age was 52, you would have 15 years until you were able to apply for the age pension. Therefore, we multiply 15 x $36,000 = $540,000. For Trauma, we ask the question as to whether you need any additional funds before your Income Protection starts to be paid. Given most people are on a 90 day wait then they may need 3 months’ worth of wages (assuming no savings) = 3 x $10,000 = $30,000. Client Life

When it comes to provision for tax, many clients are unaware that if you suffer a TPD event and the TPD is held in super, you will have to pay about $25% in tax on the amount you have insured. For instance, if you have $100,000 of TPD cover in super and are entitled to be paid out, you are likely to lose $25,000 in tax and only be paid around $75,000. So, it is important to consider the tax side of things when it comes to TPD. With our example, assuming the total amount of TPD is to be held in Super then the taxable amount would be around $355,250 in tax. Client Life

We now have a rough idea as to how much cover we should have in place for Life ($806,000), TPD ($1,1776,250), Trauma ($811,000) and Income Protection ($7,000 per month). Life, TPD and Trauma are lump sum payments. This means that if you have an illness or injury and meet the insurers definition for a payout, then you or your loved ones will receive these amounts as a lump sum. Income protection is not a lump sum payment but a regular monthly payment to replace lost income from injury or illness. After the waiting period has passed, you will start to receive payments until you return to work or for the length of your benefit period, whichever occurs first. Needless-to-say, those of you who have a mortgage or debt, the amount of insurance you should hold will be higher than those without debt. Once you have an idea as to how much cover you need, the next step is to work out how much cover you can afford. I call this the difference between what is ‘ideal’ (what the advisor works out) to what is ‘real’ based on your cash flow and affordability. I jokingly state that the two shall never meet because it is not often that clients are able to afford the ‘ideal’ e.g., all the cove, that has been calculated. Once you decide on how much cover you require, then you need to request quotes to determine if the amount you requested is in fact affordable. You need to be aware, when requesting quotes of the following: a b

Industry default cover vs Retail cover – it is often cheaper to obtain Life and TPD via a retail insurer than via your industry fund. These days you can have industry fund super but hold your insurance in super somewhere else. You don’t have to have your insurance with your super fund anymore. TPD ‘Any’ vs TPD ‘Own’ definitions – super funds do not offer TPD ‘Own’ cover. You should consider having TPD ‘Own’ definition, especially if you are a professional or work in an office type roll. Everyone should try and obtain TPD ‘Own’ if they can.

IP and TPD in super or Super-linked – if you have a mortgage you might like to consider taking out Super-linked IP or TPD. We will discuss in further details the above, but it is worth noting that personal insurance is not just about the amount of cover you should get. There are a lot of other factors to consider. Therefore, it is important to speak to a qualified financial advisor about your personal insurance needs and not to simply read a book that tells you to take out cover with industry fund. Apprentice wage subsidy programs All eligible businesses who employ an apprentice between 5 October 2020 and 30 June 2022 are eligible to receive a 50% wage subsidy. The wage subsidy is available for 12 months from commencement of employment. The maximum available subsidy is $7,000 per quarter per apprentice. This wage subsidy is a stimulus payment announced to effectively boost employment for young people and help businesses transition away from the COVID-19 downturn. These payments will be received via the Australian Apprentices Incentives Program. This program currently services employers by providing cash payments when apprentices meet certain targets.

Another program for apprentices that was in place prior to 5 October 2020 dealt with keeping apprentices employed (as opposed to employing new apprentices). These subsidies were to combat rising unemployment and an expected economic downturn due to COVID-19. From 1 July 2020, the government extended the measure to include medium-sized businesses. The original wage subsidy commenced for employers from 1 January 2020 and ran through to 31 March 2021.

WHY IT MATTERS Homelessness as an issue that is difficult to address because there is no singular cause. Though many assume a lack of, or limited income causes most homelessness, this is only partially true. Other reasons that a person may find themselves homeless or at risk of homelessness include domestic violence, mental illness, family breakdown and simply a lack of affordable housing. Access to safe and secure housing is one of the most basic human rights. However, homelessness is not just about housing. Fundamentally, homelessness is about a lack of connectedness with family, friends and the community and lack of control over one’s environment. Geelong is now ranking as second worst electorate for homelessness in regional Victoria. People experiencing homelessness and at risk of homelessness are among the most socially and economically disadvantaged people in Australia. The 2016 Census data shows a 23 per cent increase in the number of people identifying as homeless or living in severe overcrowding in the G21 region since the previous 2011 Census (with the next census to be released in 22/23). The data also shows homelessness was growing at 4.2 per cent a year; double the region’s rapid population growth.
WHAT DOES THE OUTPOST DO?

STORIES FROM THE OUTPOST
DAMIEN IS ONE of the users of the Outpost and Orange Sky services on Thursday night. He’s bundled up in two jackets over a bright yellow soccer jersey, with baseball cap pulled low over a long mop of dark hair tied back into a ponytail. He’s just had a hot dinner at the Outpost and is now relaxing on a bench outside with a tower of small yoghurt tubs on the table in front of him – which will help him get through the next little while.
Damien is a serious-looking 39-year-old, and is instantly endearing when he begins talking. He’s friendly, plain-spoken and doesn’t mind the term ‘rough sleeper’ for his situation. After all, “it is rough,” he says.
“I sleep in the mall. I usually get there late,” he softly rumbles, speaking in blunted sentences. “I like to keep it clean. Make sure I’m not there when they open up shops and that sort of thing.” “It’s not exactly that safe. [But] I’ve been sleeping on the streets for ages and you get to know everyone.” Damien has now spent most of his life experiencing some form of homelessness. “When I was younger in foster care my mum tried getting access with me, and she ended up getting a commission house. I ended up moving in … But, she ended up passing away two weeks later,” he says. “Because I was so young I didn’t get to keep the house. I was 16 or 17, and all of a sudden I was out on the street. Not even an adult yet. And it’s been like that ever since.” Damien says he’s been on a state government waiting list for housing for about 20 years, but had been told he wasn’t a high priority.
Regulars including Sandra Price and Ronald Hawkes mustered outside Outpost in descending chill 30 minutes before opening time last night and spoke of its importance in providing nutrition, warmth and welcome. “Without Outpost I’d be buggered,” Mr Hawkes said. A man named Jim spoke of having been in work as a full-time casual a few mere months ago, before factors including relationship breakdown, diagnosis with diabetes and loss of his job had dire effect. “Money went bad, I lost my place, now I’m struggling to get by,” he said. He looked to the sky and said he was glad the wind had died down. “I was down the beach the other night and it was windy, it was cold as,” he said. Asked if he could describe what it was like being unable to put a meal on the table his answer was clear. “I haven’t got a table to put it on,” he said.

Praise and Positive Reinforcement The idea of praising children for a job well done and giving positive reinforcement for good behaviour is not new but it has such a positive impact, it’s well worth exploring again. Feed a child with positive and encouraging words and they grow in confidence, having a positive outlook on life. The opposite is just as true. Criticise children and give off negativity and they will become depressed, with pessimistic views of themselves and the world. Warren Cann, CEO of Parenting Research Centre, in an ABC article regarding praise and positive words says, ‘Previous generations were reluctant to praise children too much for fear of 'spoiling' them. However, this attitude has evolved in more recent generations to recognise the positive influence encouragement and positive feedback can have on children's selfesteem, resilience and relationships. Nowadays the conversation is more about how to deliver praise, not whether to.’ As a teacher I remember times when there was a negative mood in my classroom, where I would find myself growling at my students more than I wanted to. The atmosphere would go from bad to worse. As soon as I changed my approach and focussed on the good behaviours and performances, giving an extra dose of encouragement and positive feedback, the children lifted their game and the mood would change dramatically. Everything seems to improve when we follow this approach: academic performance, behaviour, mental health, sense of purpose, enjoyment, engagement, relationships…. and the list goes on. As a parent this simple practice had a similar impact for my children, but there were times when I needed to create situations where I could give them positive feedback. Practicing sporting skills worked well for me. A few thoughts that may be helpful: • • •

Always try and maintain a positive outlook Look for opportunities to dish out praise and positive accolades Create situations to relate one on one with children – it may require limiting screen, gaming and online use Practice saying, ‘Well done’, ‘Awesome’, ‘Great work’, ‘You’re good’ etc Be specific with the feedback eg. ‘You’re very good at helping with….’ Or ‘I love the way you….’ Or ‘I really appreciate how you….’ Some behaviours are best overlooked – we need to pick our battles

GAWS FOSTER PROGRAM
GAWS has more than 100 active foster carers offering their homes and time to provide animals with some extra TLC. Last year, more than 1200 animals were part of the GAWS foster program. An animal can enter foster care for many different reasons. They may need post-operative recuperation, respite from the shelter environment, mother and offspring, building confidence, weight gain/weight loss or for another medical reason. Each animal receives all of the time and care they need to prepare them for their forever home.
WANT TO BE A CAT FOSTER CARER?
You can help by becoming a cat foster carer. Foster carers are supported by the dedicated GAWS Foster Care Coordinator and provided with relevant training, veterinary care, pet food, bedding and equipment. GAWS needs a range of different foster carers with different lifestyles to meet different animals’ fostering needs. If you are interested in becoming a cat foster carer, it is preferred that there are no other animals in the home to provide a stress-free environment for a mother and/or her kittens a safe, non-threatening environment to recuperate, grow and thrive before hitting the milestone of heading into the GAWS cat adoption centre. LEOPOLD SPORTSMANS CLUB In 1971 a couple of locals, Len Lewis and Kevin Ash had an idea for a bowls club in Leopold. The idea took hold, a committee formed and money raised. A location was needed that would have enough space for two bowling greens and a clubhouse. Finally this was located in Kensington Road, our current location and 5 acres purchased for $8500.

In May 1975 the club was officially opened as a family friendly sporting club by Brian Dixon, the then Minister for Youth, Sport and Recreation. You can see the results for yourself on visiting our club.

There are so many people to thank over many years for their support, encouragement and voluntary help along with the the original crew that helped established the club. Leopold Sporties, located in Leopold, Victoria, is a club based on sports. We offer Bowls, both social and Pennant, Golf, Racquet Ball and Squash.

FC LEOPOLD FC Leopold was established in 2016 by Jared Larkins and Mitchell Vials. The club is based in Leopold, Victoria and played its first competitive games in 2017. In our first season we had over 100 registered players and expect those numbers to grow in 2018 and continue to grow into the future as the club continues to develop. The club aims to provide a positive family friendly enviroment for our members to develop their skills off the field and to also become great people off the field.The club is run solely by volunteers and we are always looking to get members involved in helping the club grow and develop. The Bob McGovan Path runs along the Geelong Waterfront from the Western Beach Boat Club to Rippleside Park. Mayor Peter Murrihy said the lighting upgrade would benefit active transport users – including walkers, runners and cyclists – for many years to come.
“The path is highly popular with both locals and visitors, forming a key part of our iconic waterfront. The new light poles look outstanding and the LED lights have made the path more appealing to travel on at night.” Councillor Eddy Kontelj, of Brownbill Ward, said the lighting upgrade had been funded by the Council in response to community requests and would bring benefits on several fronts. “The lights are now much brighter and more efficient, meaning this project is great for community safety but also helps the Council work towards its environmental and economic sustainability aims.”
The City is progressively switching all of Greater Geelong’s 25,000 streetlights to LEDs, which are around 85 per cent more efficient than traditional streetlights. This is a key action in the Council’s Climate Change Response Plan, which sets a target of reaching net zero emissions in the City’s operations by 2025. Feedback Invited On Inclusive Playspace Design The City of Greater Geelong is inviting the community to provide feedback on the detailed design of the Rippleside Inclusive Playspace. Replacing the current Rippleside Park Playground in Bell Parade, the Rippleside Inclusive Playspace will provide a unique playground environment for people of all ages and abilities. Extensive consultation through 2019 and 2020 pointed to the importance of natural green space, shade, multi-aged experiences, toilet location, cleanliness and nature play as priorities for the project.

The City has also engaged a broad range of community members in the concept design including children and families with lived experience of a disability, along with local school children and residents. Rippleside is such a beautiful part of Geelong, known and loved by many locals. When we shared the vision to create a Livvi’s Place here where everyone would feel safe, welcome and that they belong, the engagement and support was overwhelming. This design shows what happens when we come together, listen to each other and share what we know and have. Engagement told us to make Livvi’s Place Rippleside, somewhere for all locals and visitors to enjoy together; where everyone will play often, play together, make friends and develop community connections.
The current stage of engagement is the third and final round of engagement before the City proceeds to construction. A Have Your Say Page is open, inviting input from the wider community until Sunday July 17.

In 1986 when prominent local business leaders got together to lend a helping hand to aspiring and talented athletes in the Barwon Region through their BisSport initiative, little did they know that 35 years later their legacy would continue through the Bis-Sport Breakfast. The Bis-Sport Breakfast kicked off in 2011 with the objective to raise funds for talented athletes in the Barwon region and the event has certainly achieved this, over $100,000 has been raised with over 450 local athletes receiving support. Poppy Kettle Playground
This is one of the most perfectly positioned playgrounds for so many reasons. Situated on the Geelong waterfront, this park is jam-packed with awesome play elements, has beautiful sea views, has picnic facilities, and is a short walk away from cafes and other Geelong attractions. It makes for a beautiful day out for all ages, and is certainly a must-do in summer. The interactive play equipment include a multi-coloured tubular slide that winds down the hill, a dragon emerging from the ground, a timber tower, swing, boat (atop the sand pit), bouncers, and a unique pyramid climbing net. The playground is also well known for the interactive Poppy Kettle water fountains and miniature statues, situated amongst a rock area, which seem to be the main attraction for little ones. In fact, this feature was inspired by a children’s book written by local author, Robert Ingpen, and gives the park a magical quality. During the summer months the slide area has additional water play features. A trip to this playground can be combined with a walk or bike ride along Geelong’s famous Bollard walk or a visit to The Carousel. Geelong’s Youth Activity Precinct is located a stones’ throw away from the playground, and features basketball ring, seating areas, open multipurpose area, and skate ramps.

Skate Parks In Geelong We have more skate parks per capita than any other municipality in Australia.
Skate parks in Geelong have a variety of facilities available for skate boarders, bladers and BMX bike riders including quarter pipes, handrails, funboxes, vert ramps, pyramids, banked ramps, and stairsets. We strongly advise the wearing of helmets and padding when using our Skate Parks, and enforce compulsory wearing of helmets at all skate events. The Old Paper Mills Hubcaps To Creative Hubs is the title for a series of short films about creative Geelong. Hubcaps are a reminder of Ford as a major employer before pulling out in 2016. Vacant industrial spaces such as factories and wool mills have become creative villages. I stayed in a Vrbo in the Old Paper Mills (1878). In Victorian times, this bluestone mill pulped rags to make paper. The dramatic waterfall setting reminded me of the cover of George Eliot’s novel The Mill and the Floss. The present owner, Alex Robins, has lovingly restored what he refers to as an Industrial Cathedral. The old mill is a labyrinth of galleries, studios, workshops, and boutique shops with handmade goods. Enjoy a coffee at The Door Gallery Cafe surrounded by antique Indian doors. Provenance Wines has a cellar door and restaurant in the main building. Enjoy tastings matched with bite-sized food pairings. Rone painted one of his famous esoteric faces on the back wall. As street art is so transient, it’s great to see a lasting testament to his work.

Cunningham Pier Geelong Cunningham Pier is one of the most recognisable structures on the Geelong Waterfront. Opening in the mid-1850s it was originally known as Railway Pier. It was an important part of the Geelong Port and you can still see the train lines that were used to transport cargo to the end of the pier. The pier stretches 250 metres out over Corio Bay and its bright white building is a standout feature of the foreshore. The two-storey weatherboard building houses the Wah Bar and Asian food restaurant (bao buns!), Wah Wah Gee. The Pier Geelong function centre is also located here. A large part of this Geelong pier is dedicated to car parking and a convenient covered walkway provides shelter as you walk along the train tracks. Cunningham Pier fishing has always been popular and in keeping with tradition, local anglers continue to use it.

Geelong Arts and Cultural Precinct The area between Johnstone Park and Ryrie Street to the west of the shopping and business district of Geelong is known as the Geelong Arts Precinct. This area is also home to the Geelong Town Hall, which is the main council offices of the City of Greater Geelong. The city is currently seeking funds for a radical overhaul of the precinct where the current facilities will receive a substantial redevelopment. There are also plans for some pretty innovative landscaping and street works which will bring the area into line with the rest of our recently rejuvenated city. This massive renovation will make the precinct one of the best arts and cultural precincts in the state. The scale of the project put the cost of the whole redevelopment in the vicinity of over 130 million dollars. The Geelong Art Gallery is attached to the Geelong Town Hall, and it houses a magnificent and varied collection of artworks. Two paintings in particular are extremely special to our Gallery, first being the “View of Geelong” which was painted by Eugene von Guerad in 1856. This painting was bought recently by the museum from legendary English musical creator Sir Andrew Lloyd Webber. “A Bush Burial” by Fredrick McCubbin, painted in 1890 is another of the gallery’s most precious works.

Western Beach People have been swimming, boating, fishing, and playing at Western Beach Geelong since the 1840s. In those days there was an unwritten rule designating Western Beach for men’s bathing and Eastern Beach for women. But some ‘dastardly gentlemen’ would disregard the agreement scaring respectable women away. Today the area is rarely used for swimming, but it’s still a popular stretch of foreshore connecting Rippleside to the rest of the Waterfront. Here you’ll find the Boat House restaurant (Geelong’s best spot for fish and chips), the Poppykettle Playground, a designated fishing area, and the marvelous Western Beach Boardwalk. Curving out over the water the boardwalk has well-placed seats where you can sit back and watch the sea birds duck dive for fish. In the early morning, it’s perfect for watching the sun come up over the bay.

Rippleside Park
Located on the western edge of the Waterfront, Rippleside Park Geelong is a pretty grass-covered foreshore reserve. Popular with locals, Rippleside is less well-known to tourists who drive past en-route to more popular areas. The park has magnificent bay views and is particularly appealing to families with young children who love the adventure playground. The huge wooden structure has ramps, walkways, steps, and plenty of nooks and crannies to explore. When the kids tire of the playground the reserve has wide-open spaces to run around in. Don’t forget to bring your footy! Tucked in next to the reserve is tiny Rippleside Beach where you can bask in the sunshine or splash around in the water. Overlooking the whole area is the bright and spacious Ripples On The Bay cafe. This stunning cafe serves excellent coffee and has huge windows with to-die-for water views. Other amenities include picnic and barbecue facilities, toilets, and plenty of car parking spaces.

Steampacket Gardens Located right beside the water Steampacket Gardens Geelong is a big rectangle of lush lawn that’s perfect for a relaxing picnic or a game of frisbee. A path on the northern edge connecting the gardens to the bay has seats where you can enjoy the sea breeze and watch the nearby helicopter toing and froing. On the eastern side you’ll find the Wharfshed Cafe serving yummy meals and to the west sits the delightful historic carousel. There are some interesting art sculptures dotted around the park. Be sure to check out the Volunteer Rifle Band bollards and The Buoys sculpture, a group of former channel buoys that have been turned into a powerful piece of artwork. The Geelong Waterfront Makers and Growers market (Steampacket Market) is held here on the first Sunday of each month. This popular market offers local produce, beautiful art and handicrafts, and lots of tasty treats. You can read about other popular

The Carousel The Carousel Geelong is a rare 1892 Armitage-Herschell handcarved wooden carousel. One of only a few in the world this beautifully restored carousel is considered by many to be the best that’s still in use today. Housed in a modern steel and glass enclosure the pavilion has an old-world carnival atmosphere that’s enhanced by a pipe organ playing Dixieland melodies. A ride on this enchanting carousel is a magical experience for children of all ages and abilities, with a mobility lift that assists wheelchairs onto the attraction. Entry into the pavilion is free. Tickets to ride the Carousel are $5.00. The Carousel Pavilion can be booked for wedding ceremonies, wedding receptions, photo shoots, and private or corporate functions. Old Geelong Gaol The Geelong Gaol Museum is housed in the 170-year-old Geelong Gaol, the third oldest prison in Victoria. Opening in 1853 and closing in 1991 it housed male and female prisoners. Over its history, it has been used as an industrial school for young girls, a hospital gaol and a military detention barracks. It was the site of 6 executions. Today it houses display illustrating not only the history of the Geelong Gaol but the history of the corrections of Victoria. It features displays on the Hulks, Colonial Prisons, Executions and Saga Behind the Armour along with some of the prisoner stories who have spent time behind the bluestone walls. The Geelong Gaol Museum is open on weekends, school holidays and public holidays.

Downsizer Contribution RETIREMENT By Warren Strybosch
What is the downsizer contribution? The downsizer contribution is an amount of up to $300,000 that can be paid in to your super, from the proceeds of selling your home. If you have a spouse, the total contribution is up to $600,000 ($300,000 each). A downsizer contribution does not count towards your contribution caps,1 and can still be made if you have a total super balance of $1.7 million or more. Downsizer contributions are only available where the contract of sale was exchanged on or after 1 July 2018, and must be made within 90 days of receiving the proceeds of sale. Who is eligible?
Eligibility is determined by the Australian • Taxation Office (ATO). The ATO outlines eligibility to make a downsizer contribution as follows: • You (and if applicable, your spouse) will be eligible to make a downsizer contribution to super if you can answer yes to all of the following: •

You are 60 years old or older at the time you make a downsizer contribution (there is no maximum age limit)
•
The amount you are contributing is from the proceeds of selling your home, where the contract of sale was exchanged on or after 1 July 2018. • Your home was owned by you or your spouse, for 10 years or more prior to the sale (the ownership period is generally calculated from • the date of settlement of purchase, to the date of settlement of sale).
Your home is in Australia and is not a caravan, houseboat, or other mobile home. The proceeds (capital gain or loss) from the sale of the home are either exempt, or partially exempt from capital gains tax (CGT) under the main residence exemption, or would be entitled to such an exemption, if the home was a CGT rather than a pre‑CGT (acquired before 20 September 1985) asset. You have provided your super fund with the Downsizer Contribution into Superannuation form either before, or at the time of making your downsizer contribution. You make your downsizer contribution within 90 days of receiving the proceeds of sale, which is usually at the date of settlement You have not previously made a downsizer contribution to your super from the sale of another home.

Please note If you sold your house and your name (and not your spouse’s) was listed on the title of your property, your spouse can still make a downsizer contribution, or have one made on their behalf, provided you both meet the eligibility criteria. If you have a spouse, the combined total contribution is up to $600,000 ($300,000 each), and both you and your spouse will need to complete the form at the end of this factsheet.

The downsizer contribution does not count towards your contribution caps. However, when you move your super savings into retirement phase, it will count towards your transfer balance cap,1 currently $1.7 million.

You can make more than one downsizer contribution from the proceeds of a single sale (up to your limit). However, all contributions must be made within 90 days of receiving the proceeds of sale, unless you have been granted an extension.

Downsizer contributions are not tax deductible. Downsizer contributions will be taken into account or determining eligibility for the Age Pension.

What if ATO determines that I’m not eligible? Eligibility to make a downsizer contribution is determined by the ATO. If the ATO subsequently determines that your contribution does not meet the downsizer contribution eligibility requirements, they will notify you, and QSuper. Once we are notified, we will assess whether your contribution could have been made as a personal contribution, and which contribution cap it will count towards. If it is decided your contribution can not be accepted, we will return the contribution amount to you.

Authentication Code & Customer Signature All Find Cards must display an Authentication Code, Regions Sticker and a members name and signature to be deemed VALID. If your Find Cards does not display your signature and the correct code, the business can refuse to provide the discount offer advertised. You will receive your Authentication code after registering your Find Card.

Valid Find Cards have four folds and contain six different categories. Valid Find Cards will have its Regions logo sticker placed in the circle at the back and has an Authentication code display in front of the Find Cards.

Find Cards that DO NOT display its Regions Sticker in the circle at the back and DO NOT display an Authentication code in front of the Find Card are INVALID. They will not be accepted at any participating businesses. Also, your signature must be present. You may be asked to present ID to verify that Find Card belongs to you.
