About the Find Maroondah By Warren Strybosch

The Find Maroondah is a community paper that aims to support all things Maroondah. We want to provide a place where all Not-For-Profits (NFP), schools, sporting groups and other like organisations can share their news in one place. For instance, submitting up-andcoming events in the Find Maroondah for Free. We do not proclaim to be another newspaper and we will not be aiming to compete with other news outlets. You can obtain your news from other sources. We feel you get enough of this already. We will keep our news topics to a minimum and only provide what we feel is most relevant topics to you each month. We invite local council and the current council members to participate by submitting information each month so as to keep us informed of any changes that may be of relevance to us, their local constituents.

We will also try and showcase different organisations throughout the year so you, the reader, can learn more about what is on offer in your local area. To help support the paper, we invite local businesses owners to sponsor the paper and in return we will provide exclusive advertising and opportunities to submit articles about their businesses. As a community we encourage you to support these businesses/columnists. Without their support, we would not be able to provide this community paper to you. Lastly, we want to ask you, the local community, to support the fundraising initiatives that we will be developing

and rolling out over the coming years. Our aim is to help as many NFP and other like organisations to raise much needed funds to help them to keep operating. Our fundraising initiatives will never simply ask for money from you. We will also aim to provide something of worth to you before you part with your hard-earned money. The first initiative is the Find Cards and Find Coupons – similar to the Entertainment Book but cheaper and more localised. OUR NEWSPAPER The Find Maroondah was established in 2019 and is owned by the Find Foundation, a Not-For-Profit organisation with is core focus of helping other Not-For-Profits, schools, clubs and other similar organisations in the local community - to bring everyone together in one place and to support each other. We provide the above organisations FREE advertising in the community paper to promote themselves as well as to make the community more aware of the services these organisations can offer. The City of Maroondah is a local government area in Victoria, Australia in the eastern suburbs of Melbourne. Maroondah had a population of approximately 118,000 as at the 2019 Report which includes 9000 business and close to 46,000 households. The City of Maroondah was created through the amalgation the former Cities of Ringwood and Croydon in December 1994.

First Friends of Dandenong Creek short film wins Premiers award By Anthony Bigelow President, First Friends of Dandenong Creek

Congratulations to First Friends who were the winners of the 2021 Premiers Sustainability Award for their short film ‘The Eels of Dandenong Creek’. The group won the category ('Healthy Environment - Community Champion’) for their film, which highlights the shortfinned eel's amazing lifecycle, their importance to Australia's indigenous nations, and to educate the wider community around the consequences of pollution. All of which is not just unique to Dandenong Creek, but covers the creeks and waterways across Victoria and the eastern seaboard.

The film has been viewed over 35,000 times on their social media platforms so far. Anthony Bigelow, president for the group said “With education at the forefront of our thinking, we were able to bring together a story that discusses how the actions of urban society have impacted the eels – a species many were unaware of. We were able to work with a group of amazing people to achieve this result, and who added their own unique perspective. We are truly thankful for all of your support, insight and guidance.” Since a major pollution event in 2017,

we've been yearning to tell the story of our eels, not just for our creek, but for all of the waterways across Melbourne and further afield, and to explain how pollution was affecting their lifecycle. “It’s been a fascinating journey for us to understand how all of our creeks across the east coast are essential to the eels. It was critical to explain their journey out to the Coral Sea to mate, and then return to live in our waterways for many years, and to then repeat that journey back to their spawning location.” said Bigelow. Lake Knox Short Story Competition NATURE & CONSERVATION By Liz Sanzaro

An opportunity to hone your writing skills while helping this cute duck. Prizes on offer, opportunity to contribute closes 28th February. The Knox wetland is currently home for this Blue Billed Duck a vulnerable species. 2022 will be a critical year for Lake Knox given the Victorian Government’s intention to bulldoze it. So, to ensure that it is preserved into the future, we would like to spread the word, through words directly from the community about why it needs to be protected. The Short Story competition will be based on the theme of ‘Why Lake Knox is important to me?

This will destroy the current habitat, for plants and aquatic species.

There are many occasions when what you write needs a response. Therefore, your reader needs to understand immediately what you wish to them to do. You may write well and even have a degree in English. Your reader, however, may have had a bad day, may be unwell or frazzled and may not comprehend what you’ve written or even wish to read it in the first place.

7 Better Writing Tips To Get Better Responses where someone or something initiates action (‘Bob kicked’) – is stronger, more direct, with more impact. Your message will have more punch. 6.

Don’t be afraid of emotion We’re all humans so we are designed to respond to others’ feelings. If you are angry, tell your reader that you are angry but without being abusive. If you are frustrated, let your reader know that the situation or person has inconvenienced you but without going into long details. Short sentences convey strong emotions better than long ones.

Get someone else to read it Unless you are dealing with sensitive information, give what you have written to someone else to read. Tell them what response you are looking

Here are some tips to make your message clear, engaging and get the response you want. 1.

Catchy heading Emails, documents, reports and marketing, all begin with a title or heading. Your message will be responded to more efficiently if the reader knows immediately what it is about. Think of advertising slogans – short, snappy and to the point. For instance, if you are planning a meeting, state the name of the group that is meeting, the time and date as the subject line in the email – for example, ‘Building Committee meeting, 4 pm, 22 January’. That way, it’s easier to find in an email trail. Include the location, agenda and other information in the text; anything else in the heading is fluff.

What comes next Put the most important part of your message in the first paragraph. It should immediately draw the reader in with what you want to get across, with some points on what you want resolved (if that’s appropriate). Short sentences Your reader is probably time poor. Don’t waste time creating a literary masterpiece but get to the point. Your reader will appreciate you for that and be in a better frame of mind for what you have to say. Most sentences should be no longer than twenty words. (A good rule of thumb is to break long sentences into two by deleting the word ‘and’.) Nevertheless, on occasion, you may need to use longer sentences. Varied sentence lengths are better than monotonous sentences. Easy to read words and phrases A common error is to pepper one’s writing with long, impressively sounding words. People often do this to show superiority, to mask inferiority

5 Coffee Tips For The Garden COMMERCIAL COFFEE MACHINE By Ivana Smith

Summer days are probably the perfect time to spend in your garden. As you wander around with a cup of coffee, smelling the roses, are you aware that there are more connections between that cuppa in your hand and your garden? Coffee is not only a great flavour for drinks, cocktails, desserts and cakes, but its grounds are also good for the environment. Here are 5 tips for ‘greening’ your garden with your favourite beverage. Creative compost Composting is probably the most obvious way coffee is able to improve your garden. Coffee is rich in nitrogen which worms love. When you add coffee grounds to your compost bin, the worms inside will appreciate the gourmet meal you give them so much, they will multiply and hang around to turn all those food scraps into nutrient-rich compost. Putting this compost around your plants will allow them to flourish, even in waterless months. If you want more coffee grounds but are feeling over-caffeinated, you could try asking your local café if you could collect their used grounds. Good for grass If used coffee grounds are good for the garden, they’re also good for your lawn. Coffee is also rich in magnesium, potassium, calcium and other vitamins and minerals, making it a good fertiliser. Rake the grounds into the soil between seasons or mix warm water with the grounds to use as a fertilising spray. You can also do this with your house plants. Great garden plants Work coffee grounds into the soil at the base of hydrangeas. This adds to the soil’s acidity level which helps the shrubs absorb aluminium and increases the vibrancy of their colour. Irrigate seedlings with a mixture of water and coffee grounds. Alternatively, mix the coffee grounds directly into the soil. This gives seedlings a needed nitrogen boost. But be careful not to add grounds to areas where you’re growing plants that could be damaged by an increase in soil acidity.

Vibrant veggies Summer is also a great time to grow and eat your own produce. There’s nothing quite like eating veggies that you’ve grown yourself so you’ll be pleased to learn that coffee grounds can help your carrot harvest. Mix dried coffee grounds with your carrot seeds to give them a boost of nutrients to stimulate growth. Coffee grounds are also one of the best and most easily available mediums for growing mushrooms. (Yes, I know a mushroom is a fungus, not a vegetable, but we treat them like veggies!) Using coffee grounds to grow mushrooms is easier than traditional mushroom growing. Use freshly used coffee grounds and a little bit of boiled straw as substrate (the soil) and mix it with spawns of the mushrooms to grow into a new batch in just 4 days. Mushrooms grow very fast and should double their size each day. Check every few days to make sure it's not drying out. Oyster, button, skiitake and portobello mushrooms respond to this the best. Goodbye, bugs! After taking care of your garden, the last thing you want is for some pesky insect to munch it for lunch. A variety of insects don’t like the intense acids and aromas of coffee grounds so sprinkle coffee grounds around the areas where you

don’t want bugs. Prevent ants from entering your home by spreading a thick line around vulnerable areas of each room. Refresh with fresh grounds every two weeks. Hate cockroaches? (Who doesn’t!) Trap them by putting damp coffee grounds in a jar. Using double-sided sticky tape (the stickier the better), line the jar's neck. As the cockroaches are attracted to the scent, they'll get trapped on the sticky tape. You can also keep snails and slugs off your garden by spreading some grounds around, especially at the base of plants to keep them safe. Unlike cockroaches, these slimy critters are not fond of coffee, so a thin line or gentle sprinkling will work. Scare fleas off your pets with a coffee ground wash. Make sure you do this outside – you don’t want fleas jumping all around your house in a mad frenzy! These all-natural garden solutions are effective, inexpensive and easy to implement. Call the Midwife in Ringwood HERITAGE & HISTORY By Russ Haines OAM

The very popular BBC series, “Call the Midwife” is based on the memoirs of Jennifer Worth and set in east London in the 1950s. It tells the tales of the midwives carrying out their duties in a poor part of the city, where between 80 and 100 babies were born every month. The episodes are very graphical - I was shocked how detailed they showed the birth of a baby - yet deals with compassion, feelings and the social issues in that environment and in that era. Whilst we enjoy this series so much, the same scenario played out in Ringwood, that is worthy of similar stories. Doctors were few and far between in the Ringwood district in the 1880s/90s, right up to the 1920s. A number of local women assisted childbirth or attended to simple medical issues. Some were Nurse Gowland of Federal Road, East Ringwood and, the subject of this article, Nurse Maggs (with her husband, James, on above left, Marianne in her later years, right). Marianne Hardidge was born on 17th May 1860, a daughter of John Hardidge and his wife Mary Ann Hase. Marianne and her family lived in Doncaster where her father worked an orchard.

On 4th October 1880 she married James Maggs, a son of James Maggs and his wife Harriet Banfield of Springfield, Nunawading. The couple had eleven children - Mary Ann born 1881, Jane 1883, James 1885, Samuel 1887, David 1888, John 1890, Eliza 1892 and died 1892, Robert 1893, Albert 1895, Evaleen 1897 and Harriet Banfield (Chrissie) 1899. In 1887, James leased thirty-six acres of land in Kalinda Road, Ringwood East, where he built a four-room paling house with an iron roof and planted twelve acres of fruit trees. In 1895 he actually bought the property for one pound per acre. About 1899, James became ill and was confined to bed; many people came to visit him including Theresa, wife of neighbour John Shanks, another Ringwood pioneer. Marianne discovered that James and Theresa were having an affair, the result of this was that James left the family home and rented the orchard to Mr Cameron. He rented a house for Marianne and the children and gave her one pound ten shillings a week for their children's upkeep. To supplement the money James gave her, Marianne became a midwife in the Ringwood area bringing over 500 babies into the world.

A story told by one of her grand-children was one of the local men had a very sick horse which was about to be destroyed. He said to Marianne "if you can cure it it's yours". Marianne nursed the horse back to health and the horse became her means of transport to visit her many patients. The people of Ringwood presented her with a "wireless" as a token of their appreciation of her service. In 1926 she sold her home in Mount Dandenong Road, East Ringwood to her son Albert Maggs and with her daughter Harriet (always known as Chrissie) and moved to a home in Clive Street, Mitcham. Hiring an Architect for your Garden ARCHITECT By Kathy Ismail

During the months and years of COVID lockdowns, people have appreciated the delights of their gardens and some have seen possibilities for expansion, improvements and change. Talking with your gardener may give you ideas for new trees, shrubs, flowers and even fruit and veggies, but what about other aspects of your garden? Could you reorganise your outdoor space with new paths? New paving can add an attractive element to old concrete footways. How about some outside entertainment? Decks, pergolas and shading are becoming standard features for folk who love having friends and family around for a barbecue. Do you want a water feature? Also possible. Many people would consult on these with a landscape designer but did you realise that talking with an architect could save you a lot of time and worry, as well as expense? There are several benefits if you employ an architect and a landscape designer to work together. Plan before building Almost always, the overall landscape cost is lower with an architect than without one and cheaper if brought in at the planning stage. Architects will be aware of your local council regulations, resulting in fewer changes or unnecessary expenses. The landscape surrounding a building is often an undervalued space, designed separately and later than the home itself. An architect will design your outdoor

areas to link with the design of your home so that the ambience and amenity of your whole property is a unified whole. An architect can identify early potential issues and keep communications clear. Plants Mature trees are often removed by developers. A site investigation will identify ones that can be retained and an arborist’s report will further clarify the current condition of the trees. An architect knows which councils require a certain percentage of native and ‘heritage’ plants, ones that you might find unattractive. Your landscape developer can then help you select appropriate ones that you prefer. Building materials, soil or rubble placed under the root zone of a tree may damage its health. Your planning permit may set out details of the tree protection zone. Your architect will have an understanding of the impact of the construction process on existing trees and be able to monitor this on site. Water Rainfall often disappears down the stormwater drain to the bay whereas it could be more useful in your garden. Recent developments by Melbourne Water have water-saving measures that your architect can discuss with you at the planning stages. Water Sensitive Urban Design (WSUD) elements, for example drainage pits, can be located to suit a pattern in a paving layout or be located in a garden area using a bio-retention system. Water features can be selfirrigated with appropriate planning. Irrigation systems are cheaper and

easier to use than watering your garden by hand. Your architect can suggest the location of pipes and drainage pits to suit the landscape, determine appropriate levels to avoid flooding and suggest where trees should be placed. Retrofitting later can be much more expensive. Pavers, pergolas and other features Buildings generate shade which you can exploit for heating and cooling. Your architect can not only design the pergola for you but can identify the most optimal places for trees to shade, screen, frame or direct a view. Regarding pergolas and decking, there are safety issues that need to be considered. Your architect will be aware of regulations about DDA-compliant circulation, tripping hazards and the appropriate sizes for outdoor's ramps, risers and steps. Architects can also advise on the placement of utilities (fire services, gas, water and electricity metres) to accord with council requirements. All in all, factoring in your garden design while talking to an architect for your garden, especially when you are still designing your home, could be the difference between a disaster and a dream home. High Income Earners – beware of one-off income earning events ACCOUNTANT By Warren Strybosch

If you are a high-income earner, especially someone who is now earning close to $250,000 this financial year, you need to understand how Division 293 applies so you do not get a surprise at tax time. Division 293 tax is the additional 15% tax on concessional contributions for high income earners. The tax applies when a client’s combined income and nonexcessive concessional contributions for the year are greater than $250,000. One-off events can result in clients having to pay Division 293 tax when normally their annual income is well below the $250,000 threshold. Division 293 income definition The definition of ‘income’ used for Division 293 provisions is the total of: •

taxable income (excluding any FHSSS* released amount and any assessable super lump sum benefits where the low-rate cap applies for those under 60) amounts subject to family trust distribution tax reportable fringe benefits total net investment losses low tax contributions * First Home Super Saver Scheme

Transfers from foreign superannuation funds that are taxed in the receiving fund and rollovers of taxable component (untaxed element) from untaxed public sector funds are not included as low tax contributions as these amounts don’t count towards a client’s concessional cap. Payment process After a client submits their tax return and the super funds have reported all contributions for the year, the ATO will determine if a Division 293 tax liability has arisen. The client has a choice of: •

paying the tax liability personally, or

having the tax deducted from their super fund (via a release authority provided by the ATO).

• To make this choice, the client can complete an election form on myGov. If this election is not made within the 60day timeframe provided, the ATO will issue a release authority directly to the super fund for payment.

Important note: It is not the responsibility of the employer or the receiving super fund to deduct this additional 15% tax on concessional contributions. The onus to meet this liability is on the client.

His father Jon has an account-based pension valued at $300,000 (all taxable component) and Rory is the sole beneficiary under a binding nomination. In January 2022, Jon dies, and Rory receives the death benefit resulting in taxable income for the year of $500,000 (noting that the maximum tax rate that will apply to the $300,000 death benefit is 15% plus Medicare). As Rory’s income exceeds $250,000 for 2021-22, he will receive (possibly unexpectedly) a Division 293 tax liability notice from the ATO for $4,125 ($27,500 x 15%). Low tax contributions generally refer to all concessional contributions made in a year less any excess concessional contributions (as the excess amount is already picked up as part of taxable income).

Income (for Division 293 purposes) can increase suddenly in a particular financial year due to a one-off event resulting in an additional 15% tax on nonexcessive concessional contributions made in that year including concessional contributions made using the carry forward of unused cap rules.

Concessional contributions made to defined benefit schemes (both taxed and untaxed funds) and amounts allocated from reserves to the extent that they count towards the client’s concessional cap, may also be included as low tax contributions although the contributions are modified for defined benefit interests, State higher level office holders and Commonwealth justices and judges.

Meanwhile, the Australian Conservation Foundation wants the Morrison government to slash fossil fuel subsidies, while investing heavily in clean export and land restoration. The foundation wants to see a $10 billion investment in clean export industries, a $5 billion regional energy transition authority established, and a $2 billion three-yearly spend on conservation and land management. “Australia can become a global clean energy superpower in the next decade by replacing our exports of coal, gas and uranium with renewable-powered products like green hydrogen, steel and aluminium,” the ACF’s Matt Rose said. “Our clean air and water, land and resources underpin Australia’s health and prosperity. We must do more to protect and restore our natural capital, especially following bushfires and droughts and decades of over-clearing.”

Australia’s peak oil and gas lobby group has called for tax incentives in the next federal budget, while conservation groups demand fossil fuel subsidies be slashed. The Australian Petroleum Production and Exploration Association also wants more support for controversial carbon capture, storage and use technologies via changes to the Offshore Petroleum and Greenhouse Gas Storage Act. The group’s budget submission on Monday says this will help the industry decarbonise and cut emissions.

“Australia and its government have a massive, once-in-a-generation opportunity to make policy decisions to provide foundations for the future growth of our economy,” APPEA chief executive Andrew McConville said. Changes called for include making salary and wages immediately deductible, expanding incentives for smaller oil and gas companies, and removing “inefficiencies and duplication” in the Environmental Protection and Biodiversity Conservation Act.

The ACF said the government could fund this by cutting subsidies for the fossil fuel industry, including a tax credits scheme costing taxpayers $7.8 billion in 2020/21. The St Vincent de Paul Society called on $2 billion to fund a national energy program, to support people on low incomes. Together with states and territories, this would upgrade and put in place minimum standards for energy efficiency in social and community housing.

SME loan guarantee scheme extended The Treasurer has announced that the SME Loan Guarantee Scheme will be extended by six months. It was otherwise due to finish on 31 December 2021, ie it will now operate to 30 June 2022.

ATO draft effective life for e-bikes and e-scooters The ATO has issued a draft effective life proposal for e-bicycles and e-scooters. It suggests a five year effective life for bikes and two years for the scooters. Comments are due by 25 February 2022.

Scott Morrison says he empathises with the travel sector seeking to reopen Australia’s international border, but does not yet have the advice he needs to do so. The Australian Tourism Export Council said on Wednesday maintaining international border closures “was no longer a viable or sensible approach” to contain COVID-19 and was damaging the tourism, hospitality and farming sectors. The prime minister told reporters in Sydney an initial opening up to backpackers and some visa holders had been successful. “The key issue that I’ve tasked our health officials to advise me on in opening up the border to international arrivals is what impact that might have on the hospital system and the pressures that could come from additional people coming into the country at this time,” Mr Morrison said. Mr Morrison said he empathised with industry leaders such as Qantas boss Alan Joyce. “He knows my very strong commitment to getting to that point as quickly and as safely as we possibly can, so I’m looking forward to making

PM ‘optimistic’ about international travel progress on that issue,” the prime minister said. “I’m optimistic about that, but cautiously optimistic, as you’d expect me to be.” ATEC managing director Peter Shelley said Australia now had a higher COVID infection rate than the UK or US. “Given every person arriving in Australia has to be fully vaccinated and tested,

WorkSafe Victoria recently published information about understanding the signs of a mentally healthy workplace, and how it is important for creating environments where people, and your business, can thrive together. They identify a number of factors within an employer’s control that influence the mental health of their workplace. Job demands relate to the physical, mental and emotional effort required to do the job, including: • •

long work-hours, high workloads – too much to do, or high-pressure deadlines.

Low job control, where an employee has little control over aspects of their work, including: • • •

work is 'micro-managed', employees have little say in the way they do their work, employees are not involved in decisions that will affect them.

Poor support for employees from leaders and colleagues, including: • • •

employees are not given clear work goals employees are provided inadequate induction, information or training to support their work performance, employees aren't given the resources they need to do the job.

Poorly managed organisational change or not communicating to employees

well, including: •

not explaining changes to employees properly, or asking for their viewpoint before making major decisions, not giving employees opportunities to participate in the change process, to encourage motivation and ownership of change.

Poor organisational justice, where people are not treated fairly, including: • •

applying policies and procedures sometimes but not at other times. not giving under performing employees the support they need to improve.

Not rewarding your employees’ efforts and recognising achievements can result in them feeling unappreciated, including: • • •

lack of positive or constructive feedback, lack of opportunity for skills development. Low role clarity, meaning that people are not sure what their responsibilities are or what is expected of them, including: tasks and work expectations change often, employees are not sure who to bring problems to.

Unresolved conflict or strained relationships lead to mental ill-health. It can be the result of belittling or excluding people. This can be spoken or written, including:

conflict between employees and supervisors or co-workers. This can become worse if there is a reluctance to deal with inappropriate behaviour, employees are not given clear guidelines about how they are expected to behave.

Working in poor quality and hazardous working environments, risking your employee’s physical and mental health. While some aspects of a hazardous working environment are unavoidable, it is especially risky for employees when: •

physical work health and safety procedures, including audits and regular risk assessments, are not done employees do not receive information, instruction and training on how to perform hazardous tasks or how risks can be eliminated or appropriately controlled

Surveys, such as one commissioned by FedEx, in conjunction with Ketchum Global Research & Analytics, measured the importance of signage and its impact on consumers as they decide whether to visit your place of business, make a purchase and more, and another by the Economic Centre, measured the impact on business owners in different industries. Nearly 76% of consumers (8 in 10) said they had entered a store or business they had never visited before based simply on its signs. Nearly 75% indicated that they had told others about a business simply based on its signage. About 68% of consumers believe that a business’ signage reflects the quality of its products or services. About 67% of the consumers surveyed said they had purchased a product or service because a sign caught their eye. Nearly 60% of consumers said that the absence of signs deters them from entering a store or business. Roughly 60% of businesses reported that changing the design or enhancing the visibility of their signage had a positive impact on sales, number of transactions and profits, with an average increase of about 10%. Over 50% of survey respondents indicated that poor signage (e.g., poor quality, old & faded, not visible) deters them from entering a place of business. 38% of large companies with multiple locations identified branding/image as the most important purpose of effective signage, while small firms and single establishments perceived signs to be most important for making their business stand out and for helping customers find their location. Legibility was chosen by both consumers and businesses as the most important characteristic of signs.

Why Dealing With A Broker is in Your Best Interest

For anyone who is looking to obtain Home Loan finance for a new purchase, refinance their existing loan or complete some renovations to their home, there is a choice to be made on who you engage to arrange the loan for you. Do you go directly to the financial institution to obtain the finance, or do you engage a broker to arrange this for you? Since the Royal Commission into the banking sector was completed a number of recommendations have been implemented by the government regulators to address misconduct within the banking and financial services industry. Once such recommendation that was implemented last year was Best Interest Duty. BEST INTEREST DUTY ONLY APPLIES TO MORTGAGE BROKERS, NOT TO BANKS Best Interest Duty (BID) creates the obligation for mortgage brokers to act in the best interests of consumers and, where there is a conflict, to prioritise consumers' interests when providing credit assistance. The majority of mortgage brokers have always acted in their client’s best interest when providing advice, the introduction of BID now legislates it. However, what has now been created is a clear difference in obligation when dealing with a broker as opposed to dealing directly with your Bank. Mortgage Brokers must act in their client’s best interest, the Bank does not have this obligation. This is because Mortgage Brokers have access to products and services from many providers, so understanding their client’s requirements and objectives in seeking advice is the basis for making a recommendation on a Home Loan. A Bank lender has one suite of products to offer, so they don’t have the same obligations as a broker and can act in their employer’s interests, not the interests of the customer. It is another major reason to deal with a Mortgage Broker rather than going to a Bank directly. Mortgage Brokers have a legal obligation to act in their client’s best interests, providing them with comfort that the recommendation the broker has made is the most suitable to meet their requirements and objectives. HOW DOES A BROKER APPLY BID WHEN RECOMMENDING A PRODUCT There are a number of factors which may determine what product a broker

will recommend to their clients as the most suitable to meet their particular circumstances, while acting in their best interests. 1.

Price – this will always be a major factor in recommending a product to a client, however is not the only factor. Price includes the interest rate, any Establishment and on-going fees, and mortgage insurance costs if applicable. Recommending the cheapest product on the market may not be in the clients best interest as their circumstances may not meet the policy of the lender. Every client’s requirements are different. Credit Policy – does the proposed transaction meet the policy of the lender? Lenders all have different criteria when considering a finance application, so the broker needs to be aware of each policy to ensure they do not recommend an unsuitable loan. Response Times – is the transaction time-sensitive? Will the lender be able to approve and fund the loan in the time required by the client? This needs to be considered to ensure the broker acts in the client’s best interest. Product Features – does the product have the features the client may require? Features like 100% offset, a secure rate, redraw. Conflict of Priority Rule – any conflicts of interest between the client and broker must be satisfied in the client’s favour. So when considering the best product to recommend the BID legislation states ”the conflict

priority rule means that you must not recommend a product or service of a related party that would create extra revenue for yourself, your credit licensee or another related party, unless doing so would also be in the consumer’s best interests”. In practice, if a broker has two products that would benefit their client, however lender A has an annual fee and offers the broker a higher commission payment, the broker must recommend lender B, even though lender A is still a great fit for their client. This satisfies the conflict priority rule. Brokers must exercise judgement in the relevance of these factors when making reference to the client’s individual circumstances. So, in satisfying BID the client can rest assured that their broker has spent a significant amount of time ensuring the product recommended is the most suitable and best to fit their requirements and objectives. Cyber : Increase your insurability.

Insurers will look for some key indicators when deciding to offer cover, or if declining to quote to insure your business. One question they will definitely ask is whether there have been any claims, or if there are any known circumstances which may lead to a claim. The answer gives underwriters a clear indication as to whether you are a good risk or not, and this will likely affect their willingness to insure. If you have not suffered a loss, this may still occur, so insurers will ask a lot more questions to gauge their exposure to losses due to activities you undertake, or deficiencies within the business. One area of cover where we are all exposed to risk but few of us are really prepared for is Cyber. As more than 50% of small businesses will fail within 6 months of a cyber-attack this is an area where being prepared, and insured, is of critical importance. “Cyber insurance helps safeguard your business against online risks such as

accidental data breaches, business interruption, computer hacking, ransomware, IT repair solutions, legal claims and remediating any losses suffered by your customers or clients. A cyber-attack or data breach may cost your business more than just money; it could cause damage to the reputation of your company and put your customers’ personal details at risk” (FTA Insurance). So how do you get your business to the point where an insurer will offer cover? Before any claims occur, there are things than can be done to make your business resilient, and more desirable to insure from an underwriter’s perspective. Identifying and removing weaknesses in cyber security, internal encryption and storage of files, and staff training, needs to be undertaken. The most efficient way to achieve this is to engage an IT Consultant who is ISO27001:2013 accredited to audit your whole IT system, who will find and fix the problems. (ISO 27001:2013 is the International Information Security Standard) The consultant will be able to

put in place the necessary changes, which will protect the business from preventable losses, and reputational damage. When the process is completed, you will be considered by insurers to be a good risk. However as we know from experience, there is still a good chance the insurance will be “worth its weight in gold”, in the not too distant future. Mastitis... Help!

What is it? Mastitis is a common inflammatory condition affecting the breast tissue. It is estimated that one in four breastfeeding women experience mastitis at some point in time, most commonly in their first 26 weeks postpartum. It usually presents with a red, tender, hot and/or swollen area of the breast and flu like symptoms such as fever, aches and chills. It can vary in severity from mild through to a more severe condition. It is possible to develop mastitis more than once in the same lactation as well as in subsequent lactations. What causes it? The most common form of mastitis is acute lactational mastitis (ALM). Sometimes there is an infectious agent - most frequently staphylococcus aureus. However often there is no clear infectious pathogen involved. In these cases, the most common cause is inflammation due to milk stasis. When there is inadequate milk removal from the breast, milk builds up within a lobe of the breast causing inflammation and the characteristic intense local pain of mastitis. Acute lactational mastitis has a sudden onset of symptoms and usually runs a short course. The known risk factors for mastitis are the wearing of a tight bra, previous mastitis, no breastfeeding support, long times between feeds, hyperlactation, use of nipple shields and quick weaning. These situations lead to milk stasis and/or inadequate milk removal. In addition, nipple wounds are a risk factor for staph aureus infections. How do I manage it? The first step in the management of ALM is to keep the breasts as empty as possible. This means breastfeeding more often and making sure that baby is properly positioned and latched for effective milk removal. If baby is unwilling or unable to feed, milk removal must be done through hand expression or use of a breast pump.

Mastitis can be an extremely painful condition. Mothers need to be cared for and supported to continue breastfeeding while recovering from mastitis so as to not prematurely wean. They need lots of rest, which is vital for a quick recovery. They also need to remain well hydrated and to eat well. The use of cold compresseson the affected breast can be soothing as well as short periods of warmth on the breast just before feeding in order to help the milk flow. Practically, mums need help with their baby and any other siblings as well as help around the home, in order to allow her to have adequate rest. What if it doesn’t go away? If symptoms do not resolve within 12 to 24 hours or if the mother is feeling very unwell she should continue with the above measures and seek medical treatment. In these cases, antibiotics will be required. After commencing antibiotic treatment usually the symptoms of fever and chills disappear within 12 hours, although the pain, redness and breast lump will take longer to resolve. If symptoms do not improve within 48 hours see your doctor again for further help. ALM can lead to a breast abscess if not managed correctly or treated adequately.

Does it affect my milk? During mastitis, a mother’s milk will taste more salty but it is perfectly safe for her baby to drink. Putting her baby to the breast frequently is usually the most effective way to remove milk from the breast and resolve mastitis and should always be encouraged. What else can I do? Recent studies have shown that the risk of developing lactational mastitis is significantly reduced by the daily consumption of fermented foods and drinks, including kefir and boza, homemade and conventional yoghurts and pickles. Consuming a diversity of these foods was also found to be protective. In contrast, the consumption of probiotic supplements for the management of mastitis is unproven. Free RAT for DVA and Concession Card holders but should it be free for others as well? By Warren Strybosch

Only DVA Gold and White Card holders, Health Care Card holders, and other concession card holders can obtain Free Rapid Antigen Test (RAT) kits. Chemists must prepay for the RAT kits and then on sell them to their customers. For DVA and Concession Card Holders, you can walk into a pharmacy, show your concession card, and receive up to five RATs for free which are being subsidised by Medicare. Thankfully, this option is available to concession card holders given many would struggle to come up with the required $75 needed to obtain the five tests. Whilst concession card holders are now able to obtain the RATs, many casual workers feel they should also be receiving free RAT kits. Casual workers have suggested that every person should receive at least two free kits under the Medicare system. Regardless, of who is getting them for free or not, there is still a shortage of RAT kits for Victorians. Interestingly, the Victorian Government has decided to give free RAT kits to every child attending school this year, however, it is not compulsory to take the RAT even

if symptoms are presenting. It is hard to believe that every parent is going to administer these tests to their children even when there are no symptoms showing.

With shortages or RATs still occurring it is also likely that some school parents will see this as an opportunity to make a few quick dollars by on selling their kits to those in need.

Whilst some workers are struggling to get their hands on a RAT kit, there is likely to be many school families stockpiling their RAT kits for a future event e.g., when they or someone in their family needs to take one so they can get back to work.

Hopefully, we will see a decline in the use of RATs as the year progresses but that does seem a long way away as we see continue to see increased hospitalisations and more and more people getting sick from Covid.

Our secretary’s kitchen cupboards revealed a PWMU COOKERY BOOK from 1920 which belonged to her grandmother, an excellent cook, (and also a friend of Dame Pattie Menzies, it is believed.) Dame Pattie loved Grandmother Palmer's plum jam straight from the orchard to cooking pot and sealed into jars. Delivered by horse and buggy, and then a chat over afternoon tea, afterwards. We hope you enjoy them!!! (Measurement pre metric) Apple Pie 6 apples, 4 cloves, 3 tablespoons sugar, 1/2 lb. flaky pastry or short crust (1/2 lb. refers to quantity of flour used). Slice apples after peeling and coring and put them in a piedish with sugar and cloves in layers; cover dish with pastry, glaze with water and sprinkle with a little castor sugar. Bake in a hot even half an hour; try if done by running a skewer into fruit. Pineapple Pie 4 oz. breadcrumbs, 1 pint milk, 2 eggs, grated rind and juice of 2 lemons, 1 good tablespoon sugar, 1/4 lb. short crust, 2 tablespoons castor sugar. Grease piedish, grate rind and strain juice of lemons; grate breadgrumbs and put them into a basin, bring milk to boiling point and pour over the crumbs, stand aside for a few minutes, then add lemon rind and juice and sugar. Beat yolks of eggs and add; make short crust and line piedish. Put mixture in, and stand piedish in a baking dish containing 2 inches of cold water. Bake in a modarate oven till the pastry is cooked and the mixture set. Beat up white eggs stiffly, and add the custar sugar. Return pie to the oven and brown slightly.

This prompted our search within our Secretary’s memorabilia. The following photos show a Spelling Book from approximately 1921. It belonged to Elwynne Kift’s Uncle – Thomas Murray Palmer (known as Murray) who went to state school in Alexandra, Victoria. The spelling book must have proved valuable to his education because later Murray became a High School teacher, and progressed to being Principal at Colac High School and later Warracknabeal in Victoria. In retirement, Murray researched and invented one of the first test for the medical field in DNA. All this from the education of the PRIMER!!!

Maroondah honours its top citizens on Australia Day Maroondah’s most inspirational community members were honoured at an Australia Day event held at Ringwood Lake Park on Wednesday 26 January.

Terri has contributed 20 plus years of service to Scouts Victoria, including five years as Maroondah District Commissioner. She is a mentor to over 20 adults and is currently a Group Leader.

Councillor Mike Symon, Mayor of Maroondah, announced the 2022 Citizen of the Year, Young Citizen of the Year and Community Event of the Year during a special awards ceremony, where 57 people also received their Australian citizenship.

Throughout the COVID-19 pandemic and lockdowns, Terri showed impeccable leadership, resilience, care and initiative. From continuing to champion the 600 youth and 130 adults through Zoom meetings, to working on multiple hall upgrades for our young people, Terri epitomises what it means to be a dedicated volunteer.

Each year we invite the community to nominate an individual or community group, someone who they think is deserving of a Maroondah Australia Day Award. This year’s recipients have been awarded for their leadership, resilience and passion for the community.

“I look forward to continuing to work closely with Maroondah Council to complete the Scout hall upgrades during 2022. It's a very exciting time with lots of infrastructure development in Maroondah,” Terri said.

Citizen of the Year – Terri Verberne Terri Verberne was recognised as the 2022 Citizen of the Year for her incredible service, leadership and volunteering in the community.

Young Citizen of the Year – Lily Van Sui Cer Kingbawl Lily Van Sui Cer Kingbawl was awarded Young Citizen of the Year for her passion and commitment to supporting the broader Maroondah community.

“I'm very grateful for this award. Most of us don't volunteer with any expectation of formal recognition. To be named Citizen of the Year is a great honour and I proudly accept the award on behalf of all of those who volunteer with Scouting and Lawn Bowls in the Maroondah community,” Terri said.

“I love being able to connect with people and learn different perspectives from different groups of people,” Lily said.

“Volunteering is something that I have done since my teens. The fantastic thing about volunteering is that you meet people coming together for a common cause but often with so many different experiences/skill sets. We all benefit from that shared experience,” said Terri.

Lily is an active member in Council’s Youth Services programs and is involved in Eastern Access Community Health’s campaigns to raise awareness of safety over the continued effects of the pandemic. “I also want to encourage young people to get out of their comfort zone and connect with our wider communities. There are so many things we can do to make our community safe and better,” said Lily.

Lily is strongly connected to her Chin (Myanmar) culture and is a Chin Cultural Liaison, supporting many young Chin students and their families. Lily is also an active member of the Chin Family Strengths and Project Advisory Group with Foundation House. She has recently become the Assistant Secretary of the Youth Department in the Australia Chin Community - Eastern Melbourne Inc. Lily also volunteers her time at the Victoria Chin Baptist Church, teaching Sunday school to children. “I would like to thank the Maroondah City Council for providing endless opportunities for young people. I also want to thank my Chin communities for uplifting our culture and creating a place where the Australian-Chin young people can practise our values and culture,” Lily said. Community Event of the Year – The Ringwood Eisteddfod The Ringwood Eisteddfod was one of the very few community competition events able to take place in 2021. With a large span of awards in performing arts as well as music, the Eisteddfod provided the opportunity for over 700 community members to participate. “Receiving the Australia Day Award certainly was a boost to the Eisteddfod team and they are exceedingly grateful to the Maroondah Mayor, Councillors, CEO and staff for making such a magic event possible,” Eisteddfod president, Bernie Capicchiano, said.

Not just an event for young aspiring musicians—the Ringwood Eisteddfod offers awards which are open to any age, encouraging an inclusive opportunity to compete in skill level, not just age. As lockdown hit in June, rather than cancel, the Eisteddfod committee worked around the clock to quickly modify performance schedules to be COVID-19 safe and fit with the rapidly changing regulations. “The 67th Ringwood Eisteddfod was a massive team effort to operate in such restrictive circumstances. Its mission is to Showcase, Inspire and reward Performing arts Scholars, and we are proud that we achieved that,” Bernie said. All the sections of the event were delivered “in-person”; a rare and epic effort in this current climate. “The amazing part about the 67th Eisteddfod was the reaction from the children and the parents. The entrants, even from the under 6-year-olds, were so happy to be able to perform that they dressed up to really showcase their talents. Parents were so thankful that we received cards, flowers and chocolates in appreciation,” Bernie said. Congratulations to all our deserving recipients and nominees. Nominations are now open for the 2023 Australia Day Awards.

Don’t worry - that’s irrelevant for now however there are some fundamentals about the game that could lead to a better life in retirement. So you’re holding some cards in your hand. Unlike in real-world poker, you selected some of those cards. Others, you were dealt. You hold what you hold. And it’s how you play that hand in “Retirement Poker” that can have a profound impact on your life. The goal in Retirement Poker is to continually improve your hand. If your hand includes a card that you enjoy (e.g. posting videos to YouTube), you can keep it for as long as you like.

If you were dealt some that aren’t serving you well, go ahead and discard them. Looking to improve your life? Pick up a new card and try it out for a while. Make a habit of continually mixing in new cards with the cards you’re already holding. Work to find cards to discard. For example, if you establish a charity, you may find that you won’t have time for Rotary. New cards frequently displace old cards.

Pension Loan Scheme – helping retirees obtain more income in retirement FINANCIAL PLANNING By Warren Strybosch

The Pension Loan Scheme (PLS) is one of few home equity release strategies available to homeowners to access some of their equity whilst continuing to live in it. Whilst there are a few options available to Australians to unlock some of their wealth from their home in retirement, the Pension Loan Scheme, is managed by the Australian Government, and provides greater certainty for retirees when needing additional funds in retirement. Some of the other strategies available to retirees to unlock home equity: Reverse Mortgage A reverse mortgage allows a person to borrow money in the form of an income stream, line of credit, lump sum, or combination, using their home equity as security for the loan. The most you can initially borrow is between 20-25% of the value of the home. When the house is sold (usually at death), the compounding Interest on the loan and the full amount (plus interest and fees) is repaid. This can often result in nothing being left to pass on to the estate. Prior to 2012, a reverse mortgage could have left the estate owing money to the lender, however, since 2012, negative equity protection was introduced, preventing a borrower owing the lender more than the value of their home. Given the ability for retirees to lose all equity in their home and the higher interest rate that applies, reverse mortgages are considered a last resort when unlocking equity from the home in retirement.

if the house was valued at $1M and you were giving away 20%, the provider may only give you between $100k and $150k for that portion you have sold to them. The benefit is that there is no interest charged; the provider simply takes their portion value at time of sale. Equity Release Agreement An equity release agreement involves selling a portion of the value of your home and in return receiving a lump sum or regular payments, whilst continuing to live in the home until it is sold. The fees come out of the remaining equity left in the home which, overtime, gradually reduces your remaining equity owned by you. When the house is sold, the amount you borrowed plus the total amount of fees owing to the provider would be paid back to them from the sale proceeds. A benefit of these types of equity release schemes is that the proportion you still own can grow in value until the home is sold. Each party, you and the provider gain from the growth of the home until the sale. Pension Loan Scheme (PLS) The PLS is a type of reverse mortgage administered by the government. It enables people of pension age, who meet certain criteria, to access some of their equity in their property. The payments are made fortnightly and usually top up the age pension or other forms of retirement income. It is available to Australian property owners of pension age, irrespective of whether they receive income support from the Government The PLS, enables a person to receive up to 150% of the full age pension rate, less what they already receive in the age pension.

The Government has announced changes to the Pension Loan Scheme including a change in name and in the annual interest rate. The Pension Loan Scheme will now be known as the Home Equity Access Scheme to better reflect the initiative it was designed for; namely, a government provided home equity release scheme. The annual interest rate charged under the Scheme will also reduce from 4.5% to 3.95% from 1 January 2022. Currently, the only option available under this Scheme is regular fortnightly payments however the Government proposed in the 2021 Federal Budget that from 1 July 2022, the Scheme will be extended to allow up to 50% of the maximum annual rate of pension to be received as a lump sum (limited to two lump sum payments in 12 months). The legislation to implement this change is currently sitting in the House of Representatives and is not yet law. This information is current as at January 2022. Home Reversion A home reversion involves selling a portion of the home to a home reversion provider who will in turn give you a lump sum for that portion of the home. The draw back here is that the provider will provide a lesser amount then what the actual value of the portion is worth e.g.,

‘Pockets’ located on Mickleham Road, Tullamarine. A sports bar, weekend night club, dance floor, weekly pool comp location and the venue that has just hosted Australia's First and Biggest Major Professional Pool Series in History, with 8 professionals playing for a Prize Pool of $126,000.. This is the most prize money these 8 individuals have ever played for. The structure & format is an 8- man Single Elimination, played on Supreme Tables using International Rules. The new ruleset on new tables gives everything a new fresh feel, with these rules comes a more fast attacking game although defensive as well. This keeps viewers tuned in. The Pockets Sports team have been working extremely hard over the last 12 months to ensure this event will set the standard for Pool in Australia, taking it to newer and higher levels in terms of professionalising and expanding the sport.. Tournament Director Arthur Titus confidently says "the Pockets Pro Series 2022 will be the biggest event in Australian history, not only because of the Top 8 best players or the prize money, but because of the incorporation of the entertainment factor as well as a professional feel from the lights, cameras and commentary, etc" On the 30th/31st of January this statement read true as thousands tuned in world wide to watch series 1 & 2 both on the online streams and by purchasing tickets to enter the venue... There has never been a better time to be playing 8 ball pool, let alone Pool in general as seen overseas with companies like the Ultimate Pool Group and Matchroom Pool leading the charge to a new era of Cue Sports.

POCKETS Pro Series Championships 1 & 2 did not disappoint.. bringing with it opening speeches, dancers, singers, national anthems, drummers/ marching bands, dj's, lots of Pool, a great atmosphere, thrilling matches and nail biting intense tie breakers.. Event 1- Michael Scerri and Steve Woods both starting the series off on the right foot securing their spot in the first PRO series final and giving everyone a match of a lifetime to remember.. a race to 7, Michael on 4 and Steve missing the black on 6 that could of secured him the win.. Michael didn’t give up without a fight, only minutes left on clock, he takes it back to 6 - 5, leaving him only 30 seconds to run the rack to secure the tie, taking it to a 6 red shoot out... with only 1 second difference deciding the final winner... Steve Woods took home the $7000 and the first PRO series trophy.. Event 2- finds Steve Woods in the final again this time coming up against James Delahunty in a race to 6, Steve leads the scoreboard again with a massive 5 – 1 4 frame gap, however manages to let james in with a final chance and James Delahunty confidently takes it, he manages to come back, winning the next 5 frames and flipping the score around, taking home event 2s prize money and trophy... Incredible to watch... well done and good luck to all 8 Pros for future events. Johl Younger, Rusty Wheeler, Justin Sajich, Steve Woods, Ben Nunan, James Delahunty, Marc Robertson, Michael Scerri. This Pockets Series is merely the start to something great in Australia, with plenty of traction this event is getting, the likelihood of commercialising the Sport isn't now a case of how, but when! The series has been endorsed by the Australian Eightball Federation as well

as the Vic Pool commitee, ensuring the road to growth and expansion is guided by the proper governing bodies. How can anyone not admire the determination, heart, soul, strength and sacrifices Arthur Titus and Felicia Chong have made over the last 12 months and will continue to do so while endeavouring to not only achieve their personal goals of evolving pool in Australia but to aim to financially reward these professionals and soon to be more for all the years of practice and dedication behind the scenes that has got them to where they are now...
