In 1936, Colonel F.J. Davey gave his house “Ware” and ten hectares of adjoining land in East Ringwood, as a gift to the Graduate Association of the Melbourne Kindergarten Teachers' College, to be used as a holiday home for pre-school children. Later donations by J.B. Were and Son, the Auxiliary of the Free Kindergarten Union of Victoria and other interested parties, funded a new holiday home at the site called Warrawong, completed in 1958. The house and land were above where the Maroondah Hospital is today,
Collingwood and North Melbourne. By the end of World War II there were 76 kindergartens in Victoria with 4,095 children attending. Although Maroondah did not establish a kindergarten or preschool facility as early as many inner Melbourne municipalities, it did have a significant role in the development of Victoria's kindergartens and preschools.
thus producing the road’s names of Ware Crescent and Davey Drive.
Free kindergartens were founded between 1901-1907 in Carlton, Burnley,

In the late 1960s, with changes in community needs, it was decided the complex would be more useful providing day-care for pre-school children. At the end of World War II, a group known as the Ringwood Pre-school Parents' Club was formed, to establish a play-group for local children. In 1946, a Play Centre was conducted from the old St Paul's Parish Hall, in Pratt Street. A Modernist design kindergarten was constructed in 1954-55, on land in Greenwood Park, given to the Ringwood Council by former Mayor Dr Colquhoun. Later, further kindergartens and preschools opened in the municipality to cater for the growth in young families, many of whom moved to Maroondah after World War II.

Kindergartens of Ringwood
“Ellie Pullin, past President of the Ringwood Historical Society, was a driving force to get kindergartens in Ringwood”
The kindergarten or “childrens' garden” movement developed from the ideas of German educationist Friedrich Foebel (1782-1852), who believed that children up to the age of seven should grow creatively, instinctively and spontaneously like a plant or an animal, and activities for mind and body should be designed to encourage this. In Victoria, a kindergarten at Kew was founded around 1899, and was run as part of the independent girls school Ruyton. The Education Department for a brief period commenced training teachers in subprimary teaching from the late 1880s.

How an architect can help with commercial fit outs

The choice, however, is yours. If you need to save time and money and are prepared to accept short cuts in quality, a commercial interior designer may be the best person for the job. For work done your way with expertise and within budget, employ an architect.

A fit out company might do a good job and project manage your fit out for you, but can you trust them entirely?
An architect has spent several years (at university) studying the art of building and is constantly updating his or her qualifications to retain their licence to practise. They have experience and keep up with the technologies and research in building and design. A commercial interior designer can have experience but, apart from their previous projects and testimonials, there is no accountability as to their skills being up to date or having knowledge of the latest research and trends.
It is vitally important that builders and those who are designing your fit out work together in order to ensure the building is comfortable for all tenants and that it is

• spatial assessment and planning
Once building has begun, it is easier to change your mind about the internal layout if you have employed an architect. Your builder will submit variations for approval via the architect who will inform you of the cost implications throughout the process.
Another factor to consider is that an architect is hired by you and works for you, not the builder, whereas the commercial interior designer may be hired by the builder. They will be looking to keep costs down and so may select inferior-grade building materials and take short cuts, saving you time and money in the short term but perhaps causing bigger expenses down the track. On the other hand, an architect will work to achieve the best design for you (and their reputation) within your budget. In the end, you get what you pay for.

So who do you choose – an architect or a commercial interior designer?
When a business has to shift premises, rarely will the interior of the new building be laid out to suit the business’s requirements. New walls may need to be constructed to make more rooms, ceiling heights may need to be lowered or heightened, appropriate shelving and cupboards may need to be installed.
All architects will have the above skills and experience in as they are required to keep their training up to date; a commercial interior designer is not.

This is called a “fit out”, defined as “the work needed to complete the internal layout and servicing of the building shell to meet the specific needs of an incoming occupier”. Like everything in life there are often opposing viewpoints, but we risk cutting of our noses to spite our face if we continue with linear thinking from policy makers, who do not have lived experience, and who fail to cross consult with other current projects.
As the world grapples with the experiences of Climate Change and living through the effects, we must take a more creative approach to large projects, such as the Big Build. After sighting the initial prospective plans, there is nowhere close by to re-instate the quantity of biomass and habitat, that is to be removed.
Apparently and understandably, there are now new “guidelines” for trees suited to be beside a rail line, due to potential falling which obstructs services. What they may not have considered is the benefits of tall species, planted far enough away to provide shade for the rail line in extreme heat.
Do you have space on your own land to accommodate an extra tree or two, the environment will and our children and grandchildren will thank you. Local community nurseries in Mooroolbark and Ringwood will help you choose suitable species, if you ask.

We can all see what is wrong with this job. The urinal has been installed on the side panel, not the back wall. It doesn’t match the others. Worse, it leaves the user exposed to public view. So it irritates us when we see it – why did the plumber do that? Was he or she blind? Didn’t they care?
this, the teacher will respond better to a factual account rather than one full of anger and hysteria. That’s not to say you shouldn’t be angry – of course, you should! – but such an email will surprise, maybe even shock the teacher so a factual account will give the teacher space to feel their own anger without having to deal with yours as well. Yet, I bet the ones who hired the plumber assumed the plumber would take care to place them to match each other.
We can write something that is perfectly correct in terms of spelling, grammar and punctuation. It’s understandable, it’s fit for purpose. However, all writing should be more than that.
How to write so your target market will read it
The reader will have expectations. If you are writing a book, the reader will expect to be transported to a new world (fiction). They may want to be presented with new ideas and ways of doing things (non-fiction, business book). They often want to be inspired to try a new recipe or lose weight (cookbook).

What we forget is that the urinal probably does its job just as well as the others in the image. The plumber was paid to install three workable urinals, not to make them match each other or get paid to think of who would be using them and how.

Naturopathic treatment of hormonal imbalance often includes strengthening and detoxifying the liver. The liver is where hormones are metabolised, are transformed into different forms, and excess hormones are removed from circulation. If the liver is not functioning well, this process will be impaired. Prescription drugs, alcohol, exposure to toxins, and poor diet all contribute to reduced liver function. Herbal medicine is highly effective in improving the liver, but below are some tips to get you started.

Similarly to with teenage acne, excess androgens are a major culprit in contributing to hyperproliferation of prostate tissue. These are both caused (at varying degrees) by male hormone imbalance. Androgens are a group of hormones of which testosterone (the predominant male reproductive hormone) is the most common. Testosterone levels increase for young men in their late teens, and the excess androgens contribute to acne. The sebaceous glands which secrete oil onto the skin, produce androgens, along with other glands, and in excess are converted to a hormone called dihydrotestosterone which promotes acne. Research has found herbs such as Serenoa repens (Saw palmetto) effective in treating hormonal acne, especially when combined with other androgen regulating herbs is. As a naturopath, I would also address elimination of waste products, inflammation, the liver (as detailed below) and any other factors contributing to the acne.
BPH is increasingly common in men as they age and is estimated to be present in 70% of men over the age of 70. Due to hyperproliferation (excess growth) of prostate tissue, the enlargement of the

Be Patient. Often insurers and their underwriters are overwhelmed with the volume of inquiry, so be prepared to wait for a quality answer to come back. Speed doesn’t always equate to efficiency or deliver accuracy. Not everything can be done using online quoting tools, and this is particularly the case for complex risks. So perhaps start your research well before you quit your job to allow ample time to get it right.

I get regular calls from people who are in the process of starting a new business. Many are after a “ball-park” figure for insurance costs so they can flesh out a business plan and budget for outgoings. No matter how the conversation starts, the outcome is largely dependent on the quality of the information provided by the client, and this can be… to put it politely, “a little thin” at times.

Be Qualified. I can’t tell you how many times people have been unaware of the qualifications, licenses, registrations, or tickets which are essential not only to do the job they plan to do, but to convince the insurer they are a “good risk”. This is particularly the case if we are trying to get you Professional Indemnity cover. Best to do your research before telling the boss you’re leaving. We can’t insure the uninsurable.
Read All of the Paperwork. When we ask you to read through and confirm the details are correct, you must check! Once a quote turns into a policy, this is a legal contract between you and the insurer. If you fail to read it, and later have an issue caused by a failure to correct your answers, it’s too late once a claim has occurred. Read the Schedule and read the PDS. Ask your broker questions, as the answers could make a big difference to the cover selected, and to how you manage risk within your business.

may take out an entirely worthless policy when you go ahead. Again, facts have to be right from the beginning.
Consider Advice. We understand no one has an unlimited budget, but don’t cut corners that may put you out of business before you’re off the ground. For example, If you handle and store people’s details like phone numbers, names and addresses, you need cyber protection for yourself. If employing people, you may need Management Liability Insurance, if you give advice, you may need Professional Indemnity and so on. Take the time to familiarise yourself with the risks, so you aren’t taken by surprise, and so you can write a realistic budget. Deciding in advance you need the “bare minimum” may be a costly financial error.
Tell Us About Future Plans. The selection of insurers may depend on whether they can accommodate all of the required cover sections. A Business Pack PL (Public Liability) Policy may be more appropriate than a stand-alone PL policy if—in a couple of months—you might need to add contents, business interruption, and machinery breakdown cover sections for example. You may need a stand-alone PL Policy if your activity is “non-preferred” by Business Pack Policy Insurers. Your broker might have to place you with a specialty underwriter who understands that specific occupation. It’s better to know from the start what you plan on doing later, so a flexible insurance programme can be put in place.

A Green Home Loan is a product which encourages buyers of existing or new homes to purchase more environmentally friendly properties in exchange for a lower interest rate. These loans are also offered to borrowers who are looking to renovate an existing home into a more environmentally sustainable property.
By ReeceMORTGAGEDroscher
To qualify for a Green Home Loan the property has to meet certain sustainability criteria. Most lenders who offer a Green Home Loan will require the property to have a 7 stars or higher rating under the Nationwide House Energy Ratings Scheme (NatHERS). Most newly constructed homes are required to achieve this rating as part of the construction plan, however there are other ways in which an existing home can achieve this rating. For example installing rooftop solar panels, rainwater tanks and grey water treatment systems are all common ways that home owners are utilising to improve their home energy rating and qualify for a Green Home Loan.

Green Home Loans generally offer the same features that a standard Home Loan product contains, including redraw, offset and the ability to make extra repayments. The difference is in the interest rate, as lenders look to reward borrowers who are taking steps to reduce their environmental impacts.
What difference will it make to my interest rate?
Are Green Home Loans the same as normal Home Loans?
There are only a small number of lenders currently offering Green Home Loans at present. The difference in rates between standard products and Green Home Loans varies between the lenders, however most lenders are offering around 0.20% discount off the interest rate for the Green Home Loan options. It would be best to discuss this with a Broker to determine what the financial benefit would be if you were eligible to take up this option.

It is important to note that some lenders, who don’t currently have a Green Home Loan offering, are trying to incentivise borrowers to make environmentally friendly improvements to their existing
Are you ready to go Green?
As the property sector contributes around 25% of all of Australia’s greenhouse gas emissions, governments, consumers and businesses are now looking at ways in which this sector can help by providing more environmentally friendly options for new and existing homes. With a greater emphasis on higher energy ratings for new homes and improving the energy efficiency in existing properties to try and combat the climate crisis, a relatively recent innovation has been the introduction of Green Home Loans being offered by several lenders in the finance market.

An introduction to blood donation
Donated blood can be used in many life-giving ways. The person receiving it could have cancer, be going through a difficult pregnancy, or they could be someone who relies on regular transfusions to live a healthy, happy life — or even to live.
To do the most good, every donation needs to be as safe as possible for the donor and the person receiving it. You should be good to give if:

There is a chance that you’ll get a bruise or feel faint after your donation. To help stop this from happening, be sure to follow the advice below.
you’re aged 18–75, if it’s your first time (you can be older than 75 if you’ve donated in Australia before) you feel fit and healthy, and don’t have a cold, flu or any other illness
Avoid strenuous exercise (e.g. riding, jogging, or going to the gym) or hazardous activities, including activities or jobs where public safety may be affected. You should check any employment or safety requirements you have. If unsure, please ask us at your interview.

2022 TAX UPDATES
Small businesses (aggregated turnover less than $10 million) will be able to apply to the Administrative Appeals Tribunal (AAT) to pause or modify ATO debt recovery action for debts being disputed in the AAT.

The exemption provides a viable option for employees to reduce their tax bill by salary packaging.
Individuals may soon have the ability to claim a higher deduction for self-education expenses from the 2022–23 income year. New legislation has been tabled into parliament following the original announcement by the former government in the 2021 Federal Budget.
In the 2021 federal budget, it was announced that the AAT would be empowered to pause or modify ATO debt recovery action until the underlying dispute is resolved.
Downsizer contributions have been available to members of complying superannuation funds since 1 July 2018. From that date, a person aged 65 years or older has been able to make a contribution up to $300,000 from the proceeds of selling their main residence. A legislative amendment originally from the 2021 Federal Budget reduced the age limit from 65 to 60 from 1 July 2022. Further, another legislative amendment has been issued by the new government in August 2022 to reduce the age limit again from 60 to 55. The change will not come into effect until after the new Bill receives royal assent. To be eligible to make a downsizer contribution, an individual must have owned their main residence for at least 10 years. It is available to both members of a couple for the same home, even if only one is on the title deed.
Downsizer contributions are in addition to existing rules and caps and are exempt from the: age test, and $1.7 million total superannuation balance test for making non-concessional contributions.

AAT extended power to pause or modify ATO debt recovery
An employer who provides an employee with an electric vehicle will not be liable for fringe benefits tax on the employee’s private use. The new legislation comes into effect for electric vehicle first held by employers on or after 1 July 2022. To be eligible for the exemption, the electric vehicle must be below the luxury car limit, which is currently sitting at $84,916.

Currently, small businesses are required to go through the court system to pause or modify ATO debt recovery action. Taxpayers are otherwise required to pay disputed tax liabilities by the due date or enter into a 50/50 arrangement with the ATO to defer recovery action.

Currently, a self-education deduction is limited to costs above $250 each income year. This limitation, known as the s 82A limitation, will be repealed from the tax laws. This requires legislative approval. The announcement is somewhat related to a Treasury discussion paper released in December 2020. However, other matters addressed in the paper, such as deductions for expenses unrelated to current employment, have not been taken further at this stage.

A diverse range of creative arts and cultural projects will be rolled out over the next 12 months after sharing in a total of $23,273 allocated under Council’s Arts and Cultural Grants Program for 2022-23
Yarrunga Community Centre Manager Samantha Blackwell said the collaborative community art project was made possible through the Arts and Cultural Grant. “Without the funds, this opportunity would not exist. This project allows us to expand our works and programs that incorporate art as the core focus. We are very proud and excited to be working on the project,” she said.
Yarrunga Community Centre is a registered charity that offers health and wellbeing programs, social groups, adult education and community information located in Croydon Hills. The community centre opened its doors in November 1996, with ‘Yarrunga’ derived from the Aboriginal word meaning “beneath tall trees”.
Other successful initiatives and projects to receive funding include: ‘Maroondah Jazz’ - two free events to be held at Ringwood Town Square and Wyreena featuring both professional and youth bands covering different styles of jazz; and ‘Blossoms of Life: The Eucalyptus Flower for Everyone’ - a public art project incorporating the talents of visual artist Hsin Lin and poet Lauren Hancock to be installed as a vinyl wrap on a public toilet block at Ringwood Lake Park.
The collaboration will involve a series of workshops with the artist, community surveys and a design competition, with the chosen design to incorporate the predominant themes and feedback.

like to congratulate all of the groups who were successful in securing funding. These range from public art initiatives in our arts precinct to activities that focus on building understanding and awareness of culturally diverse and isolated groups,” Cr Symon said.
Also, YourDNA Creative Arts will work with students considered to have disabilities and artists in Maroondah to develop and create a musical instrument that will allow them to share and explore sounds, skills and stories as part of ‘The Sound Tree’
Offered annually to eligible groups and artists, the Arts and Cultural Grants enable artists and not-for-profit groups and organisations to deliver arts and cultural activities that reflect the diversity of the Maroondah community.

Remind yourself to LISTEN first. You’ve got two ears and one mouth, listen twice as much as you speak. Limit throwing out advice or solutions too soon, even if a solution seems obvious. Work with them to come up with solutions together.
Gently nudge, don’t nag. Follow up your conversation to show that you genuinely care (remember the power of social support) and to determine whether they are feeling any better. If they aren’t, re-explore some of the support options outlined in Step 3. There is no one-size-fits-all when it comes to improved mental health and well-being, so trying a few different things is important.
• Disrupted sleep, aches, and pains, declining physical health, looking and feeling run down
1. Friends and family – social support
Remind yourself to relax. Take a deep breath. Role model calm and composed.
Explore referral options together and explicitly ask what you can do to best support them. “I’m aware of some good support options, how can I best help you connect with someone? Let’s do this together.”
The list could go on! Warning signs can appear in all shapes and sizes. But always trust your instincts! Look out for any change in behaviour or someone acting out of character.
“Hey *insert name*, you seem a bit off at the moment, how are you going? No seriously, how are you really going?”
Four. Check-in, again and again.
Plan for the conversation before acting. Have a loose script in mind. What are the observable behaviour changes you might comment on?
• Increased alcohol and/or drug use, anger, aggression, irritability, crying, sadness, nervousness, anxiety
• Challenging life events (separation and divorce, parenting difficulties, exam stress, work-related pressures, job insecurity, physical illness, social isolation, and loneliness)
Keep it simple. Take the pressure off yourself to have all the answers. You can stumble and fumble your way through this stuff, there’s no perfect thing to say to someone who mightn’t be travelling so well.
How to support those who mightn’t be.
Two. A little bit of prep and kickstarting the conversation:
• Risk-taking and impulsivity, ‘wild’ behaviour
Don’t underestimate the power of social support. “How can I best support you right now?” Even if they don’t seem receptive to your support, simply being there for them can be extremely valuable. Each time you offer your support, it can be that metaphorical nudge they might need towards getting help.
Five. When looking to support someone else, it’s important to make sure you’re looking after yourself. ‘It’s hard to pour from an empty cup’.
Consider, are you feeling capable of providing support? Do you have time to listen? Have you got your own self-care and support in place? Practice self-care regularly to help YOU, but also so you can better help others.
One. Spot the signs:
If you’re going to genuinely ask someone how they are doing, you need to be prepared for a range of responses including, “Not OK”.
52 FIND MAROONDAH | SEPTEMBER 2022 findmaroondah.com.au
As the saying goes, prior preparation prevents poor performance. What are the environments/locations that may be less confrontational to kickstart a conversation? Over a coffee? Over a beer? While exercising?
To commemorate R U OK? Day on Thursday 8 September, our friends at Livin’ have shared some hot tips on how to identify and support a family member, friend or colleague who may not be feeling 100%. You don’t have to be qualified to make a difference. A simple conversation could just change a life.

Three. Let them know about support options:
Self-support – encourage good self-care practices. “What have you done in the past to feel better about yourself? Alright, let’s start doing some of this stuff again.”
No seriously, R U Ok?
3. Trusted GP for a chat – ask about a Mental Health Care/ Treatment Plan and referral to a mental health professional
2. Lifeline – 13 11 14 – free crisis support 24/7
