The Hardening Insurance Market GENERAL INSURANCE
Craig Anderson Part of my role as a General Insurance broker, is to understand what’s currently happening in the insurance market and explain future trends to my clients. At the moment, we’re trending towards the part of the insurance market cycle know as a “Hardening Market”. Coming off the back of increased losses (and falling profits), the major insurers are looking to
improve their loss ratio by increasing premiums where justified, and by declining to insure occupations and property which have performed poorly for them. Thanks to the advent of sophisticated data collection, and modelling undertaken by these insurers, they are able to isolate areas of high and low risk geographically with greater precision now. This should mean that you are paying a much more representative price according to your actual risk exposure, and not
just paying the average. The good news is that if you fall into a sought after and well performing category, there will be little increase to your premium, because the insurer will want to hang on to your business. The bad news is that if you’ve been hit with an increase, the chances are that most of the insurers will have had a similar increase. However this doesn’t mean that you’re stuck where you are, as some steps can be taken to decrease your risk factors, and your premium in many cases. This will differ if you have recently claimed on your insurance policy, as your existing insurer may want to earn back the losses, and will hold down the percentage increase, making it more attractive to stay, and less attractive to a competing insurer. If you live or trade in a “poorly performing postcode” for theft and currently have no monitored alarm system, external lighting, CCTV or even window locks, chances are you’re paying a higher premium
than necessary. Taking steps that reduce risk exposure will certainly improve your prospects of lessening the increase, or potentially lowering your current premium. Risk management strategies put into action in the workplace are viewed favourably by insurers, and should be a matter of priority anyway, so it’s win-win in many cases. Lastly, under these market conditions there will be offers that appear “too good to be true”, which will tempt consumers to switch products. Avoid getting caught with an inferior policy by reading and understanding the fine print in the PDS. Not all policies are made equal, so talk to a broker who can give you the right advice and minimise your exposure. Craig is married to Jacki and they have two lovely daughters. BOOKKEEPING Sheila De Burgh During my (too many to mention) years as a bookkeeper, one of the most frustrating problems we face, is trying to do the best for our clients, when our clients won’t provide the records required to help them for whatever reason and there are probably plenty of reasons. However the ATO requires that we get this information and in the long run when the information is provided initially, it can save a lot of money. Without documentation, we have trouble accurately coding purchases and accurately recording GST and this leads to reports that cannot be relied upon to make sound business decisions or worse just imagine the cost when the ATO inevitably wants to audit your records. With that in mind, I have looked up some very useful information that can be found on the ATO website…. Managing your small business records Good records help you make sound business decisions, monitor your business health, analyse your cash flow and demonstrate your financial position to lenders, businesses, accountants and prospective buyers. Under tax law, your records

must explain all transactions and be: • in writing, either on paper or electronically • in English, or in a form that we can readily access and convert into English • kept for five years (although some records need to be kept longer). If proper records are not kept, we may impose penalties. You can choose to look after your record keeping or engage a bookkeeper or registered agent to do all or part of this work. Keeping business records Record keeping is an essential part of running your business. It makes good business sense too. Keeping good records helps you: • know how your business is going • keep track of your income and expenses • show banks or lenders how your business is going • make the best use of your registered tax or BAS agent. Records you need to keep include: • receipts and other evidence of all sales and purchases you made for your business • tax invoices, wage and salary records • all documents about GST
• records of the purchase, sale and other costs of any business assets, such as land, buildings or office equipment • all records relating to tax returns, activity statements, fringe benefits tax (FBT) returns, and contributions to employee super. You must keep your business records for at least five years. Our online reporting tools can make record keeping easier. Electronic and manual record keeping systems You can keep invoicing, payment and other business transaction records electronically or manually. The principles are the same for each but keeping your records electronically will make some important tasks easier. If you intend to use a bookkeeper or accountant, get their advice about the best system for you – choose a system you can understand and operate easily. A range of commercial software is available. You should consider systems that enable you to report electronically to us. Aged Home Care – Better care or larger bureaucracy LAW RODNEY VEITH
The new Commonwealth funded Aged Care Quality and Safety Commission commenced operation on Tuesday, 1 January, 2019. The Commission combines the Australian Aged Care Quality Agency and the Aged Care Complaints Commissioner. The new Commission accredits will, assess and monitor aged care services subsidised by the Australian Government. It will resolve complaints about these services and aims to build confidence and trust in aged care, give greater voice to consumer complaints, support aged care providers to comply with quality standards, and promote best practice service provision. Madelaine Pelser, leads the Eldercare Legal Department at
Hutchinson Legal in Ringwood, and is concerned there may be a bureaucratic overreaction caused by the publicity given to rogue operators in the aged care sector. Some operators are already providing excellent and respectful care and Madelaine has expressed concern that operators may be required to divert resources from providing the care our elderly need, to filling in paperwork and documenting every small and sometimes inconsequential event that occurs in an Aged Care Facility. Care for our elderly should not be compromised, whether it be by a rogue operator, or by overzealous public servants. It is to be hoped the new Commission focuses their efforts on the operators who are either unable or unwilling to lift their standards and provide the care our elderly deserve. A Royal Commission
into aged care was established on Monday, 8 October, 2018 and the Commissioners are required to provide an interim report by Thursday, 31 October, 2019, and a final report by Thursday, 30 April, 2020. Grant Hutchinson, serving as director of an Aged Care Facility, notes the Royal Commission will be placing webcasts of their hearings online (https:// agedcare.royalcommission.gov. au/hearings/Pages/Webcast.aspx) and has watched the opening of the Royal Commission held on Friday, 18 January, 2019. He also expects to personally attend the hearings conducted by the Royal Commission into Aged Care Quality and Safety in Melbourne.

$2b business loans fund hits parliament FINANCE Rebecca Gredley The federal government’s $2 billion plan to boost the funds available to smaller lenders has hit parliament. Under the draft laws, small and medium-sized businesses will be able to borrow money at more competitive rates through a new Australian Business Securitisation Fund. “This bill seeks to increase competition in the SME market by unlocking securitisation funding for small lenders, which will allow them to compete more effectively against the major banks,” Treasurer Josh Frydenberg said as he introduced the legislation to the lower house on Wednesday.

Tech giants fighting encryption bill

Tech giants have thrown their support behind a submission to limit the federal government’s controversial encryption bill which they say will “cannibalise” the industry’s growth. StartupAUS, a peak industry body for startups, made a fourpage submission to the Federal Parliamentary Joint Committee on Intelligence and Security on Tuesday, outlining urgent changes it says need to be made to the bill, which passed the Senate in December last year with Labor support. Software giant Atlassian, graphic design tool Canva and venture capital firm AirTree have all thrown their weight behind the call for change. The bill, which was designed to give intelligence and law enforcement agencies easier access to encrypted communications used
by terrorists and criminals, will force tech companies to help authorities snoop on those messages. Liberal MP Andrew Hastie, who is the head of the parliamentary committee scrutinising the bill, says he expects amendments to be introduced in the Senate on Wednesday. The amendments will ensure an independent review of the bill occurs within 18 months of it passing parliament, and that commonwealth and state anticorruption bodies are involved with overseeing its use. The AFP has already used its new powers to prevent drug importation through cryptocurrencies, as well as child exploitation material being shared, he added. StartupAUS says the legislation is “bitterly disappointing”. “The Act grants the government globally unprecedented power to involve itself in the operations of technology companies, has a wide scope with little oversight, and has created a
harmful perception of Australian technology to customers overseas,” chief executive Alex McCauley wrote in the submission. Four key recommendations were made by the industry body in relation to the bill – including asking for a review to ensure the laws are not used inappropriately. “We need to ensure every effort is made so that international confidence in the Australian technology sector is not undermined by new legislation,” Canva chief operating officer Cliff Obrech said in a statement. “We welcome a formal consultation to amend the Act so it is practical for our burgeoning tech industry, without cannibalising on our efforts to innovate.”

In Australia we are for once a very late adopter, well that is until 2019. The Buyers Agent can liaise with all these professionals to allow you minimal time absorption and present the key information to you in brief but with capacity to fully explain. The most common mistake property buyers make is thinking the vendors or sellers Estate Agent is working for you. Right from the moment you either meet, speak or email, the Estate Agent is trained to commence a selling process with you. They are gathering information from you which they use during negotiations. They may also be engaging with your children to subliminally assist them. Estate Agents may ask the kids, “Which bedroom will be yours” so the kids tell their parents they want the house. These questions are designed to give them an unfair advantage over the buyers. As I said earlier, they’re working for the Seller and in most cases today received comprehensive training to get the best result for the seller. That’s their job! In 2019 buyers deserve the benefits that purchasing through a Buyer’s Agent. Australia’s Real Estate model is designed to protect the seller and unfortunately as it states in legislation “Buyer Beware”! It has never been a more important time in property to have the buyer’s represented too.

Volunteer Expression of Interest My Room is thrilled to annouce that they have been selected to be this year’s charity partner at the Forumla 1 Rolex Australian Grand Prix 2019. This iconic Melbourne event will be held over four days in Albert Park from Thursday 14th March to Sunday 17th March. As a charity partner, My Room has been presented the opportunity to showcase our work at this worldwide event and raise some much needed funds through the below activations:
Central HUB with children’s activities, photo moment, silent auction and information.
Various photo moments spread throughout the course.
Roving staff selling merchandise and raising awareness.
We have a range of shifts available over the four days of the events, with varying roles to choose from. A brief example of the roles* are outlined below:
Brand Ambassadors //will be roving a designated section of the course, with shaker tins and QUEST machines, collecting donations, selling raffle tickets and raising awareness for My Room.
Podium Activations Assistant //located at various points around the Grand Prix course, a team of two volunteers will be assisting with any queries or help the general public needs in taking photos and using the My Room hashtag.
Central HUB Volunteer //located at the main event site assisting with information, collecting donations, selling raffle tickets and being the point of contact for the general public
*please note: all roles will be assisting with money handling – volunteers must be comfortable with this.
ARTICLE 2
You will be allocated to a team of 3 to 4, but will also need to work independently if required. If you have any friends or family that would like to volunteer with please pass this letter on to them. Unfortunately due to safety policies and the wellbeing of all participants all volunteers must be a minimum age of 16 years old. We are looking for volunteers who are willing to work a minimum of 2 shifts across this four-day event. As rostering is a large process we ask that you are flexible in your availablity and to please outline in your registration if you are available on short notice, as additional shifts may become evident at very short notice. Upon arrival you will be supplied with a t-shirt and a volunteer pack. We ask that you wear black pants or black skirt and comfortable walking shoes (please do not wear loud and brightly coloured shoes). Formal shorts are acceptable in hot conditions, please no denim, active-wear, ripped or faded clothing.
