The Hardening Insurance Market GENERAL INSURANCE
Craig Anderson Part of my role as a General Insurance broker, is to understand what’s currently happening in the insurance market and explain future trends to my clients. At the moment, we’re trending towards the part of the insurance market cycle know as a “Hardening Market”. Coming off the back of increased losses (and falling profits), the major insurers are looking to
improve their loss ratio by increasing premiums where justified, and by declining to insure occupations and property which have performed poorly for them. Thanks to the advent of sophisticated data collection, and modelling undertaken by these insurers, they are able to isolate areas of high and low risk geographically with greater precision now. This should mean that you are paying a much more representative price according to your actual risk exposure, and not
just paying the average. The good news is that if you fall into a sought after and well performing category, there will be little increase to your premium, because the insurer will want to hang on to your business. The bad news is that if you’ve been hit with an increase, the chances are that most of the insurers will have had a similar increase. However this doesn’t mean that you’re stuck where you are, as some steps can be taken to decrease your risk factors, and your premium in many cases. This will differ if you have recently claimed on your insurance policy, as your existing insurer may want to earn back the losses, and will hold down the percentage increase, making it more attractive to stay, and less attractive to a competing insurer. If you live or trade in a “poorly performing postcode” for theft and currently have no monitored alarm system, external lighting, CCTV or even window locks, chances are you’re paying a higher premium than necessary. Taking steps that
reduce risk exposure will certainly improve your prospects of lessening the increase, or potentially lowering your current premium. Risk management strategies put into action in the workplace are viewed favourably by insurers, and should be a matter of priority anyway, so it’s win-win in many cases. Lastly, under these market conditions there will be offers that appear “too good to be true”, which will tempt consumers to switch products. Avoid getting caught with an inferior policy by reading and understanding the fine print in the PDS. Not all policies are made equal, so talk to a broker who can give you the right advice and minimise your exposure. Craig is married to Jacki and they have two lovely daughters. During my (too many to mention) years as a bookkeeper, one of the most frustrating problems we face, is trying to do the best for our clients, when our clients won’t provide the records required to help them for whatever reason and there are probably plenty of reasons. However the ATO requires that we get this information and in the long run when the information is provided initially, it can save a lot of money. Without documentation, we have trouble accurately coding purchases and accurately recording GST and this leads to reports that cannot be relied upon to make sound business decisions or worse just imagine the cost when the ATO inevitably wants to audit your records. With that in mind, I have looked up some very useful information that can be found on the ATO website….

Interest Rates & Repayments Types: tips Most Australians have had or will have a mortgage to repay in their lifetime for either their owner-occupied property or an investment one. There are different types of loan repayments and it is very important to choose the repayment type that best suits your needs and requirements. This can save you thousands in the long run!
Principal and Interest This is probably the most selected repayment type as the loan balance will decrease over the term of the loan, allowing you to increase your equity and therefore polished your asset’s position. As its name suggests, this repayment type can be separated into two parts: the Principal & the Interest. The Principal is the amount you ‘pay back’ to the initial amount you borrowed (loan amount) meaning your mortgage debt will reduce along the way. The interest’s part is payable to the lender and often seen as the ‘collateral damage’ or ‘the price to be paid’ to access a mortgage. Variable Rate All lenders offer variable rates with different products which again, needs to suit your very own needs. Repayments will vary and go up or down depending on the lender’s variable interest rate. Your loan term stays the same, the interest being charged to your loan is applied at that variable rate.
Fixed Rate When you take out a mortgage
you have the option to go for a fixed interest rate for a period ranging usually from 1 to 5 years. This means your interest rate will remain the same for that period, and so your repayments, giving you peace of mind. You do not have to worry about the market fluctuation, but you will not be able to take advantage of a lower (variable) interest rate in case it drops down. Split Some lenders offer you a ‘mix’ of these options, allowing you to get half of your mortgage on a fixed interest rate and the other half on a variable interest rate to mitigate the risk if that is aligned with your requirements. Honeymoon Rate Be careful! It is more than likely to be a trap… Some lenders are offering a bright ‘low’ interest rate for the first year or two of your Home Loan however, after this period, you will be left with an over-average interest rate that can cost you thousands in the long run.
