STAGE I: DEVELOPING THE UNIQUE STORY OF THE PROPERTY

Step 1: Working with the seller, we identify the most unique and interesting aspects of the property, community and lifestyle.

Step 2: We bring that story to life in photography, online marketing, social media marketing, print materials and showing experiences. Our beautiful printed and bound Home Books will impress Buyers and their loved ones!

STAGE II. BUILDING DEMAND BEFORE SHOWINGS

Step 3: We launch the listing as “Coming Soon” in FMLS, Georgia MLS and Compass.com to generate awareness to real estate agents with potential Buyers.

Step 4: Several days later, we convert the listing to Active which generates awareness to consumers on over 100,000 real estate websites. Showings are scheduled to start 2-4 days later. People want what they cannot have! This drives Buyers crazy and helps fuel a showing frenzy.

STAGE III: SHOWING EXPERIENCE/ POSITIONING VALUE

Step 5: We strategically plan the showing experience to highlight the most compelling attributes of the property. This includes route planning and careful attention to the senses of smell, touch, sound and sight. We make visitors wear shoe covers or take off their shoes to emphasize how the owner keeps the property clean. The goal is to create memorable experiences.

Step 6: We host showings in person to communicate the key values points and position for expected price and terms. We provide our exclusive “term sheets” for guidance to the Buyers and their agent.

STAGE IV: NEGOTIATING THE HIGHEST PRICE AND BEST TERMS

Stage 7: Once we receive offers, we set up a “highest and best” with final bidders. Again, we give guidance on making a winning offer. This escalates the price and more favorable terms. We also verify financing and proof of funds based on the offers.

Stage 8: Congratulations, you have a winning bidder! Now, we begin the “contract to close process” including inspections & repairs, appraisals, HOA letters and monitoring “clear to close” for financing. We personally drive the successful completions of these milestones and do not outsource to less skilled resources.

Our clients bought their home for $710,000. The home had not been updated and improved since it was built in 2001. The sellers took advantage of our Compass Concierge program to fund improvements including an amazing kitchen renovation, new hardwood floors, upgraded bathrooms and more. The total costs of the improvements was approximately $90,000. The property went under contract the first day for $1,000,000 – which was higher than the list price! We met with our seller clients to strategize the best approach for preparing the home to sell. They implemented all our recommendations including de-cluttering, neutralization with fresh paint, pressure washing the front of the house and driveway plus several upgrades to flooring and bathrooms. We listed the property for $449,900 - slightly above the market price based on sold comps. Our Launch Marketing worked to perfection. We hosted over 100 showings in 2 days and secured 22 contract offers. There were 6 bidders over $500,000. We negotiated highest and best offers. The final bidders all agreed to waive their contingencies –no appraisal contingency, no financing contingency and no due diligence. CASE STUDY #3 CONCIERGE AND STAGING

Our clients were retiring to Lake Lanier and wanted to achieve the highest price to help fund their retirement. The challenge was the property was in bad shape. They did not have a lot of cash to invest in preparing the home so we took advantage of our Concierge program. We had the exterior pressure washed and painted. The hardwoods were stained and mismatched in color – so we had them all refinished. The backyard was mud so we brought in new sod. We painted the main and upstairs floors. The owners moved most of their furniture to the lake and we had the property staged. Their total Concierge funding was $18,000. We listed the property at $479,000.
