THE ‘REAL’ ESTATE
th 12 PROJECT
“Some people look for a beautiful place and others make a place beautiful.” Hazrat Inayat Khan
T
hough they are the new kids on the block, Nucleus Properties have been making a mark in the building industry. With an experienced team to back them up, the company has been fulfilling city dweller’s dreams. Nucleus Properties Executive Director, Abdul Nazer gives us tips on what to look for when searching for that dream home. Quality Never compromise on quality. Your living space should be secure and safe and not just aesthetically pleasing. Check the brands used for civil work, electrical fittings, doors and windows, tiling, painting, sanitary fittings and kitchen utilities. Make sure they are up to date. Don’t feel shy to ask questions and get as much information as you can. “We take care to use the best in our projects, be it a luxury project or not. All specifications will be mentioned in our brochures so that the customer can be aware. For example, we use Fe 500D steel from Vizag, JSW and Sail, which are leading companies in India. ” Space Utility It is not about how big or small space is but how well the space has been designed. There can be a huge bathroom but if it is badly designed, a lot of space will go to waste. You should get maximum utility for the space you are buying. The spaces should also adhere to your life style, so scrutinize the floor plan. “At the core of every design is functionality.
Nucleus Eleganza, Vazhakkala We have the nationally recognized architectural firm Edifice on board for our projects. We try to understand our living conditions and design accordingly. For example, Malayalees are known for their hospitality. Therefore, we have provided guest utility spaces in our projects. Another detail that we learned from experience was the fact that every apartment, even if it is a two bedroom, requires three balconies. As per our lifestyle we require a kitchen balcony, one for hanging laundry and one for the actual use of a balcony. All master bedrooms have been provided with a walk in wardrobes at the Nucleus Eleganza in Vazhakkala, which is, in fact, our twelfth project. At Nucleus Properties, no detail is too small to go unnoticed. Location Every real estate agent’s mantra is ‘location, location, location’ and rightly so. Our cities are getting crowded, and space is becoming very expensive. At the same time the city expands, new centers keep popping up. Some of us would like to stay within the city so that we can enjoy all its offerings or a little further away to escape from the hustle and bustle of the city. Make sure the home you invest in is located near amenities, schools and your work place. There should be enough common areas, and open spaces should be well designed. Another important thing to keep in mind is that your location should have good resale value if you intend to move in the future.
“Our project sites are considered after a thorough study of the location. Nucleus Riva is at Edappally, which is a fast growing area especially with the arrival of Lulu. Nucleus Saffron in Vaduthala is located near Aster Medicity and we see great potential for the area in the near future. We make sure that you get a good appreciation on your property investment.” So remember your QULs : Quality, Utility and Location.

JUST BECAUSE YOU ARE SMART,

I
think most of us would agree that dealing with money is something we cannot avoid - we earn money, we spend money, and we borrow money, and hopefully we get to save and/ or invest a part of it to take care of our future
needs. We can often recollect instances where we have been both irrational and/or illogical in our decisions on how to spend, invest, save, borrow, or even lend out money. Step back and ponder if you have experienced any of the below at least once
1. Impulsively buying something that you did not necessarily need just because it was available on easy credit? 2. Walking into a supermarket and then randomly picking up stuff that you did not intend to

wtzup.in/FINANCE buy from shelves that highlighted a “discount”? 3. Know someone who bought a house for a price higher than they could afford just because the loan officer was willing to finance it OR because someone told them that home prices can only go up and up? 4. Carry credit card balances on which you pay a higher interest when you have money in your savings account earning a lower interest? 5. Selling a stock just before the price really started to take off? Or even worse, holding onto a stock when your own analysis of available data told you that it was not worth holding on to? Traditional Economic theory developed on the firm belief that we are capable of making RATIONAL decisions that further OUR INTERESTS, and we do so CONSISTENTLY all the time. Therefore, it assumes that each and every one of our decisions is arrived after an analysis of the cost-benefits and an assessment of the resources we have. Because of this assumption, economic theory often has a tough time in explaining decisions people make that are neither rational, nor consistent, nor even in their own individual interests. Behavioral Economics, the amalgamation of psychology and economics, often provides fascinating insights into several of our irrational behavior patterns about how we deal with money.
Mental Accounting As human beings, we are forced (by need or by habit) to make decisions – often quite a few - in any given day. To ease this decision-making process, our brain has trained itself to employ short-cuts to arrive quickly at a decision. Now it is not that these short-cuts do not work for us – on the contrary lots of them do work very well. But these short cuts can also make us prone to errors in the modern investment world. One of the short cuts we often use in making monetary decisions is what behavioral economists call “Mental Accounting.” This is the habit of assigning money to different accounts in our brain such as, “retirement account, monthly expense account,
9 theory will expect you to treat both of these amounts rationally and in a way that furthers your economic interests.
No amount is too small
vacation account, spend on myself account, etc....”
An example To understand how this can affect our decision making, let us look at how we deal with tax refunds. Suppose we finished filing our taxes and discovered that we should be getting a tax refund this year. Essentially this is money that you earned just the way you earned each and every other rupee during the year. In fact, it is your earned money that is sitting with the government, and you are only getting back what was already yours. Now imagine that in the first case you are getting only a small sum (say Rs 250) back in tax refunds and in the second case, imagine that you are getting a larger sum (say Rs 25,000) back. Pause for a moment and think - what will you do with this money? And, will the way you deal with the smaller sum of Rs250 be in any way different from the way you will deal with the larger sum of Rs 25,000? Since each rupee has the same purchasing power, traditional economic
Behavioral economists have discovered that people do not necessarily decide consistently and/or rationally here. The practice of separating money into different mental accounts leads many of us to treat the rupee in one mental account different from the rupee in another account. In this example, chances are that if the tax refund amount was small (Rs 250 in our example), it may end up being categorized into a “spend on myself account” and spent without much of a thought. On the other hand if the tax refund amount is higher, chances are that it will be placed into a more serious mental account and spent / invested with much more care and thought process. What we see here is that depending on the size of the amount in question OR depending on which mental account we place the money into, we may be treating each rupee differently - even though all rupees have identical purchasing power. Thus, while most of us are quite conscious about bigger financial transactions, we do not necessarily exercise the same caution when spending smaller amounts. This is even though most of our daily transactions are actually in smaller amounts and therefore savings here might add up much faster than we think. What we need to learn from this is that while mental accounting has merits that we can justify (spending on yourself is not necessarily a bad thing!), it can also be harming us if it leads us to view all unexpected income such as tax refunds, bonus, gifts, or for that matter any small sized amounts, as money that can be spent carelessly. It is up to you to do a self-audit (a reality check) to see if mental accounting is aiding you or harming you and then change course on how you label and manage your finances. Chances are that you will discover more about your own investing personality and emerge as a savvier investor in the process.

Don’t forget these tips Hair type: You can use wet or dry and curly or straight hair for any of these styles. Prep your hair: Brush your hair to remove any knots and tangles that may be present. Without brushing your hair, grab it all starting at the front near your face and collecting all your hair into one hand. Hold the hair at the location where you want to have your bun or braid. Positioning: To create a sophisticated mod look,

pull your hair up very high near the top of your head. For a more professional look, your hair should be drawn to the center of the back of your head. To create an easy, carefree messy bun, pull your hair to the nape of your neck. You can choose to make your bun off-center for a more playful look if you would like. Bands: Always use elastic bands that match the color of your hair, so that they don’t stand out from your bun or braid. Finishing touches: You tend to have a lot of loose strands of hair depending on the position of your braid or bun. Pin these into your hair with a clip and give your entire head a quick misting of hairspray. Try out different hair accessories.

HOP ON!
K
ochi is well known for its backwaters, and if you want to enjoy them in its true sense, you ought to take a houseboat from Alleppey to Punnamada. It’s the best option for a one-day trip to sit back, relax and enjoy the scenic beauty, to let yourself go and to transform your mind. The common route of the houseboats starts from Alleppey-R block-C blockPathiramanal-Punnamada and back to Alleppey. It depends on the number of days you spend on the boat, if it’s a 2-3 days trip they take the route of Kainagiri, Chumbumukam, Kumarakom. A one-day trip normally starts at 11.00am and ends at 5.00pm. If you wish to stay for a night in the houseboat, the boat starts at 12pm and reaches back at 9am. The cruise starts with a welcome drink and if asked for an add-on they will provide you with
kappa and fish curry. As the journey starts, you will be surrounded by green fields all around you. By the time you reach between R block and T block it would be lunch time. Freshly prepared meals with fish curry would be provided. Karimeen fry is the speciality of lunch, and you can finish off with yummy payasam. You can have lunch in the open fields or under trees if you wish to have it outside the boat. You will be cruising through the waters of Vazhathopu and Paathiraamanal. If the weather is friendly, you can have a bath at the clear waters of Paathiramanal Lake. There are quite a few toddy shops, Ayurvedic massaging centres and places to go fishing. If interested, the boat will be harboured to the banks. Two of the monuments nearby the lakes are Murikkan Palli and Chambakulam Palli which are quite old, and its premises have shaded trees suitable for a long walk. Harvest season is
the best time to go on a houseboat as you can see the golden paddy fields. What you have to know before booking a house boat Don’t go for low rate boat that doesn’t offer decent services and facilities. The minimum charge of a secured houseboat is 6000-6500. It may vary with seasons. If opted for a low cost boat there is the possibility of them serving food that is not fresh. The boat that is insured and maintained properly costs more. House boats made of iron are the safest. For more details: Ocean Color Holidays Pvt Ltd 3rd Floor, Krishna Apartments, MG Road, Ravipuram, Kochi, India - 682 016. njoying your work and being successful at it is a combination of hard work, skill and the ability to keep innovating and coming up with fresh ideas. Not only will it help you to enjoy your work, it will also help your organization develop a healthier work environment and succeed. So stop being a desk slave and spark that grey matter. Jog your mind: Your mind, like your body, needs exercise and can get it through challenges and problem-solving. A good way to feed your mind is to read a lot and study the success stories of other businesses and entrepreneurs. Pen it down: You never know when the idea bug may bite you. Have a notepad or your phone with you at all times (who knows, you may be inspired at 2 am) so that you can record your musings. Don’t rely on mental notes as ideas are best when they are fresh. Change your setting: Certain ambiences affect you in a particular way. If you feel being at your desk makes your thoughts
linear and academic, take a break and move into invigorating spaces like a garden or café to get some fresh perspective. You could even go for a walk and draw inspiration from your surroundings. Jot down your ideas wherever you are, and you could organize them at your desk. Be sure that you are utilizing your time effectively. Go out of your way to help others: Are you confined by your designation? Step out of your zone once in a while and help others. This way you are encouraging a positive workspace and creating relations. Being stuck to one area of expertise might prove detrimental. Use your colleagues as sounding boards for new ideas and be the same to them. Know your organisation’s and customers’ needs: Always always always know where your company
is heading and what your objective is. This will ensure that your ideas have a business impact and act as a catalyst in your growth within the organization. Understand your work environment: No man is an island, and you need to remember that you are always a part of a bigger picture. Learn to work with the other disciplines within your company and encourage interactions and ideation. Expose yourself to different realities. Google.com founders Larry Page and Sergey Brin were batch mates at Stanford when the thought of empowering people by creating an easy search mechanism hit them. Keep your eyes and ears open to new ideas. You will never know where the next idea is coming from.
