The Right Agent

When you are on the hunt for property to sell, rent or buy, a little help goes a long way. Real estate agents are your best friends and here are a few tips on how to make sure that both of you are a perfect match.

T

he loudest advertisements don’t necessarily announce the best product. Real estate agents are crucial to helping you make the right property decisions. So instead of running behind the biggest campaigners, understand your requirements and scope out the best person to do the job for you. Not only can they offer you great insight and experience, they can also help you to put trivial matters out of the way so that you can focus on what is important. Word of mouth: Talk to your family and friends and get a reference. You could also ask your agent to introduce you to his/her previous clients. If you get a positive response from those close to you, it is more likely that the agent will deliver for you as well. Certification: check the credentials of the agent. See what all organizations he is part of. Take a note of his previous sales and that he has been in the business for a while. Make sure your agent is online: a tech savvy agent means that he is updated with the latest and can contact you at the earliest. How busy is your agent? A popular, go-getter agent is a good thing. Check your agent’s schedule. One person cannot handle more than a dozen clients at a time. The busier he/she is the less time they have to spend with you. Check if they have assistants in case they are unavailable. Local knowledge: Your agent should obviously be well versed with the locality. Talk about your new found property knowledge with your agent, if they know less than you, it might

be the right time to look for another seasoned agent. If your agent lives in the area of business, that is an added bonus. Their knowledge of local schools, shops etc is valuable. Establish a rapport: your agent should be your best pal throughout the business. They should be able to guide you through all the processes and simplify situations for you. A good agent will be able to understand your needs and show you many options with regard to your requirements. He/she should be able to furnish you with realistic situations instead of talking in the air. An agent should be able to tell you where your property stands in the market presently and what it looks like in the future. They should also advice in how to present your property to a prospective client. Always do your bit of research before taking any decision that your agent asks you to take. Meet a couple of agents before you pick one. Once you have decided on an agent, get into a written agreement with them. Consider how flexible you want the agreement and what all provisions need to be added. An agent can cut

your efforts in the property business by more than half. Pick the right person for the job.

Healthy Eating for Kids We all have grandmothers who keep telling us that a growing child needs a lot of nutrition. A day at school and an evening in the playground always has your kid coming home hungry. So how much do kids need to eat? Let’s find out. THE PYRAMID

E

at a variety of foods. A balanced diet is one that includes all the food groups — have foods from every color, every day! Eat less of some foods and more of others. The bands for meat and protein and oils are skinnier than the others. That’s because you need less of those kinds of foods than you do of fruits, vegetables, grains and dairy foods. You also can see the bands start out wider and get thinner as they approach the top. That’s designed to show you that not all foods are created equal, even within a healthy food group like fruit. This food pyramid should go along increased activity. For this reason, Gold’s Gym India announces Fitness for Kids for various age groups this year.

GRAINS Serving size is based on the foods consumed. Here are Serving sizes for common grain foods: 1 slice of bread 1/2 cup cooked cereal — oatmeal/ porridge 1/2 cup of rice or pasta 1 small chapatti 4-8 year olds need 4-5 servings a day 9-13 year old girls need 5 servings a day 9-13-year-old boys need 6 servings a day One last thing about grains: Try to make at least half of your grain servings whole grains, such as 100% whole-wheat bread, brown rice and oatmeal.

VEGETABLES Of course, you need your vegetables, especially those dark green and orange ones! But how much is enough? Vegetable servings are measured in cups... 4-8 year olds need 11/2 cups of veggies each day 9-13 year old girls need 2 cups of veggies each day 9-13-year old boys need 21/2 cups of veggies each day

08

FRUITS Sweet, juicy fruits are definitely part of a healthy diet. Here’s how much you need: 4-8 year olds need 1-2 fruits each day 9-13 year olds need 2 fruits each day

MILK & OTHER CALCIUM-RICH FOODS Calcium builds strong bones to last a lifetime, so you need these in your diet... 4-8 year olds need 2 cups of milk (or another calcium-rich food) each day 9-13 year olds need 3 cups of milk (or another calcium-rich food) each day If you want something other than milk, you can substitute yogurt, cheese, or calcium fortified orange juice, just to name a few.

MEATS, BEANS, FISH, & NUTS These foods contain iron and lots of other important nutrients. Like grains, these foods are measured in serving sizes: 30gm of meat, poultry, or fish 1/4 cup cooked dry beans 1 egg 1 tablespoon of peanut butter About a small handful/10gm of nuts or seeds 4— 8 year olds need 3-4 servings a day 9-13 year olds need 5 servings a day

1.Concentrate on Your strengths

UNDERSTAND INVESTING BY UNDERSTANDING YOURSELF Peter Drucker, widely regarded as the father of modern management and preeminent business philosopher has often talked about the need to know about your strengths and values. While he spoke from a business concept, the essence of his teachings is true in any aspect of life including investing.

A

s per Peter Drucker, most people THINK they know what they are good at, but they ARE USUALLY WRONG. In fact he says that people more often know WHAT THEY ARE NOT GOOD AT, and even there most people are more often wrong than right. However, we can all perform only as per our strengths. There is only one way to find out

our strengths: a truthful feedback analysis. The essence of feedback analysis is quite simple: whenever one makes a key decision, he writes down what he expects will happen. After the expected time frame has elapsed, he matches the actual results to his expectations. The results are often quite surprising. Within a short period of practicing this, one often gets a firm idea of where his strengths are – more importantly, it clearly shows them WHAT THEY DO or FAIL TO DO that deprives them of true success commensurate with their strengths. Peter Drucker goes on to illustrate several

Although quite simple, results are magnified multifold once we realize our true strengths and put our efforts to concentrate around our strengths. 2.Work on improving your strengths Once the feedback analysis is put into place, each person will have a clear visibility on which skills to acquire, refine or seek out. Often it will also show where existing skill or knowledge is inadequate. In short, one gets an idea of the gaps in one’s knowledge. 3.Identify where intellectual arrogance causes disabling ignorance. Far too many people, often exhibit a contemptuous aversion to knowledge in other areas or may often believe that being “bright” is a substitute for knowing. Often the results of the feedback analysis clearly identify that the main reason for poor performance is the result of simple not knowing enough, or the result of being contemptuous of knowledge outside one’s own specialty. 4.Remedy your bad habits. Essentially fixing the habits that impair your effective performance. Or in investment parlance, one could say working of having the RIGHT TEMPERAMENT to deal with the vagaries of the investment cycles. The feedback analysis suggested by Drucker thus helps us clearly identify areas which we should stay away from (what WarrenBuffett means by avoiding those investments not within our circle of competence). When we view from the angle of working to our strengths, we then realize that successful investments are not really “planned”. Instead, they are an outcome for those who are prepared for the opportunity because they know their strengths (and weaknesses), the way they work, and acting in consort with ones values. As Drucker says, “knowing where one belongs makes ordinary people into outstanding performers”.

The Kerala Blasters take on Goa FC on the sixth of November in Kochi. The Jawaharlal Nehru International Stadium has been preparing for the event the last three months. Over 500 people work behind the scenes to pull off a great game in the stadium which can seat 60,000 fans. There are the various committees like the food, security, players, ground etc which is overseen by the Venue Director, Jayesh George. The Police, Fire Force and the NCC have been helping out over the years. Twelve first aid stands are available for the public and food vendors have been screened for the match. All of the thirty two gates to the stadium will be monitored by CCTV. The Bermuda grass turf is maintained regularly and has been mowed

that footballers tend to focus more on the game and ignore studies, Duleep Menon broke all those stereotypes by scoring a 90% in his CBSE Science board exams. His close friend Sarat Prakash says; “Duleep is not just another football player focused only on kicking the ball and scoring goals. He has deep knowledge about the game. He is well aware of the tactics and strategies. At school, we used to plan out and strategize the game on blackboards.” The Entry Duleep started playing professionally only in 2008-2010, with Josco FC and Central Excise Ernakulam teams. In 2011, he left for higher studies in the UK. There Duleep played for semiprofessional East Manchester United Club based in Manchester. There have been talks about Duleep’s entry to the Indian Soccer League as an overnight success. But his friends beg to differ and say that Duleep has always been a disciplined player with great skill. It was at a practice match between the

new Kerala Blasters and Central Excise that David James spotted Duleep. Blasters management soon roped him in without any hesitation. Despite all the sudden attention that he is not used to, Duleep appeared calm and confident when we met him. When asked what his expectations are from the inaugural ISL season, he says that he is only looking forward to playing good games and use his skills to lead Kerala Blasters to victory. The Real Madrid fan has been travelling with the Kerala Blasters all over the country as part of the Indian Super League (ISL). The Team Duleep is the third Malayali in the Kerala Blasters. Though initially he was in awe, now he is completely at home with his fellow team mates. Being in the same room with international and national players is a life lesson in itself. Duleep is really excited about training under David James and Trevor Morgan. According to him they are ‘really

After breakfast and lunch, are training sessions which wind up with an early dinner at 7.30pm. There are no curfews except on the eve of a match and Duleep jokes that “you better be in your room before David (James) sees you.” The away matches have been eye openers and he is amazed at the innumerable Blasters fans that turned up. The rookie is still reeling it all in. Birthday celebrations are hilarious affairs in the team. There are also photo shoots and videos which are loads of fun. Duleep doesn’t give that much thought. He is focused on the game and is hoping to get at least half hour on the field for this season. Duleep gushes about going to Mumbai. It had been one of his dreams to visit the city and to top all that off, the team was put up at the Palladium with their own rooms (according to ISL regulations each player must have his own room). He loved Mumbai he says, it was like being in New York and Kochi at once. From his room on top he could see the skyscrapers and glass and looking below, a typical Indian street with busy roads and small shops. The newbie is taking it all in one step at a time. He has been meeting international players from other teams as well. Before the season ends he wants to get that elusive picture with Alessandro Del Piero. Being in Kochi Since it’s the first home game, everybody has a lot of expectations. The team has been in the city training at the Indoor Stadium and a school ground. They were also present at the Grass Roots football camp held for youngsters. Duleep is deeply moved by the support they have been getting. His father had come to watch a Chennai match. His entire family and friends are going to be there for the Kochi game, though they know that he might be on the benches. His friends

from the O Jogo Bonito league,Kochi have a lot of questions for him. Which boots are you going to wear? Are you going to keep that haircut, because it might become a fad! They wonder if people will think that he looks like Santiago Munez as they do. They also have advice for him. Learn a lot. Don’t do anything drastic to cause injury till the season gets over. Don’t party too hard. Don’t let all this get into your head. Don’t be disappointed if you are on the benches. For Duleep Menon this is an experience of a lifetime. The ISL is a great platform to bring out the talent in this country which is one of the main aims of the Kerala Blasters team. This Kochi phenoMenon is testament to that fact. All the best Duleep Menon!

High on Pants

H

igh-waist jeans may sound 70s, but they are certainly one of the hot trends these days. If styled right, you can work this look with pizzazz. But first, remember to get the absolutely correct size. Then, consider your fashion sense and personal style and now, choose from one of these popular looks.

ANDROGYNY

DRESSY High-waist jeans are automatically dressier than the other styles. As they are more trousers than jeans, it is easy to pair up high-waist denims with tailored separates like blazers or jackets. For the classic chic look, tuck in a buttondown shirt and floor the look with high heels. For a more relaxed style, try a plain tee and bold blazer with a fitted pair of high-waist jeans.

GIRLY Yes! You can still look girly and romantic in a pair of high-waist jeans. Just tone down the boldness with pastel shades for the top and loose flowy silhouettes. Start with a sleek pair of heels like a peep-toe or stiletto sandals. Frills, nets and floral prints on the top work best for this look. Or you could stick to a solid color with delicate details. Accessorize with pretty pearls or metallic trinkets.

Though they are quite feminine, high-waist jeans can easily pull of an androgynous look, if styled right. Remember that it is not about dressing like a man, but inspired by men’s clothing. Try pairing up your high-waist denims with a plaid men’s shirt and suspenders. Throw in a pair of heels to balance the masculinity. You could tuck in a loose tee and throw on a biker jacket with boots for the tough girl look.

know The Kochi Muziris Biennale Get to know the Biennale as it gets ready for the second year to celebrate art.

D

o we really know what the Kochi - Muziris Biennale is about? I asked around and was surprised at some of the response; an aunt thought it was a shopping festival, a neighbor thought it was a documentary. So here are some basics to get started on the city’s biggest art fest.

Biennale is Italian for “biennial” or “every other year” and can be used to describe any event that happens every two years. It is most commonly used within the art world to describe large-scale international contemporary art exhibitions, stemming from the use of the phrase for the Venice Biennale, which was first held in 1895. The Kochi- Muziris Biennale, was the first to be held in India in 2012. That is a pretty big honor for our little city. A platform for contemporary art from around the world, the Biennale was first concieved when minister M A Baby approached artists Riyas Komu and Bose Krishnamachari. The 2012 Biennale was appreciated by the international community, who put it on level with the acclaimed Venice Biennale.

Kochi - port city of kerala. Muziris - Historic port city of Travancore. The name comes from ‘muchiri’ or the hair lipped harbour Jitish Kallat - Curator of the 2014 Biennale. Internationally renowned contemporary artist dealing with mixed media. He has Malayali roots. Contemporary art is art produced at the present period in time. Contemporary art includes, and develops from, Postmodern art, which is itself a successor to Modern art.
