Architectural Review Board The “Architectural Review Board” was established in the early 1950’s by the developers of Glenbrook Valley. It became the function of the Glenbrook Valley Civic Club in 1958.

Any proposed structural changes to a residence in Glenbrook Valley must submit the plans for approval to the Architectural Review Board, P. O. Box 262164, Houston, TX 7207-2164. You will receive a response to the plans in writing within twenty days of the date received. This requirement is stated in your deed restrictions.

Deed Restrictions Where did they come from?

The developers of Glenbrook Valley established the deed restrictions for each section as the section was completed and registered. Each of the thirteen sections has its own set of restrictions. All are basically the same; how-

Deed Restrictions were established to ensure the integrity of the neighborhood. They guarantee that the neighborhood will remain a single family residential community.

Who enforces them?

The Officers and Directors of the Glenbrook Valley Civic Club are charged with the enforcement of the neighborhood’s deed restrictions.

They are assisted by the City of Houston’s Legal Department and the Club’s attorney.

Have you traveled Bellfort from Broadway to Dover recently? You may have wondered what is going on with 2 of the 3 houses in the 7700 block.

These 3 homes are in Section 8 and must adhere to the deed restrictions of that section. They are single family residences, not commercial property.

7750 Bellfort (next to Burger King) recently sold. The new owners purchased a permit from the City of Houston for residential remodeling. When the front yard was concreted and windows boarded up, it became evident that the owner did not intend residential use of the property. The issue was referred to the Club’s attorney for resolution. Documentation of the plumbing truck, trailer, supplies, employees, and employee vehicles on the property has been forwarded to the attorney. A law suit has been filed on behalf of Glenbrook Valley to restore the property to residential use.

7738 Bellfort’s owners purchased the property with a commercial intent for it. The City of Houston’s Planning and Development’s permitting section issued a permit to convert the residence to a bakery. Glenbrook Valley’s deed restrictions are on file with the City.

issued. Councilmember James Rodriguez was instrumental in stopping the conversion. The reddish orange stickers, “red tags,” on the front window put a halt to construction. The City’s Legal Department is overseeing the return to residential use of the property.

Both properties will remain residences, as will all other “residential” property in Glenbrook Valley.

Insurance tip: When is the last time you checked to see where your house was designated in the flood plain? The declarations of “flood plain” have altered in recent years. You may be paying too much for flood insurance. Even if you are not declared to be in the flood plain, it is wise to make the investment and carry flood insurance. Get at least 2 quotes before you make your purchase.

NATIONAL NIGHT OUT OCTOBER 6th

Hi Neighbors!

It’s time to turn on your front porch lights for National Night Out on October 6, 2009, from 6pm ‘til 9pm.

With our weather cooling off just a bit, it is a great opportunity to come outside and meet your neighbors. We don’t have a place for a “big neighborhood” party this year, but nothing can stop us from celebrating National Night Out. Plan a block party!! Get together with neighbors, set up a table on your front lawn or driveway and share refreshments. The point is to meet your neighbors, relax and have a good time.

Now is the time to start planning with your neighbors for a good time. The more we get to know our neighbors, the easier it is to recognize the strangers that don’t belong in the neighborhood. Citizens on Patrol will be out stopping to say Hi! Please join in the celebration for NATIONAL NIGHT OUT on October 6th.

We look forward to meeting new friends and seeing our old friends.

National Night Out is designed to: (1) Heighten crime and drug prevention awareness; (2) Generate support for, and participation in, local anti-crime efforts; (3) Strengthen neighborhood spirit and police-community partnerships; and (4) Send a message to criminals letting them know neighborhoods are organized and fighting back.

Our next meeting of Glenbrook Valley Citizen’s on Patrol is Monday, September 21, 2009, 7 p.m. at the Park Place Library. We hope you will come and join us!

¡Hola, Vecinos!

Es la hora de encender las luces en el porche de enfrente para La noche afuera nacional el 6 de octubre, 2009, de las 6 p.m. hasta las 9 p.m. Con el tiempo un poquito más fresco, es una oportunidad fantástica para venir afuera y conocer a sus vecinos. No tenemos un sitio para una fiesta de “la vecindad grande” este año, pero nada nos puede detener de celebrar La noche afuera nacional. ¡Haga planes para una fiesta de la cuadra! Reúnase con sus vecinos, ponga una mesa en su jardín de enfrente o en el camino de entrada y comparta refrescos. La idea es conocer a sus vecinos, relajarse y divertirse.

Ahora es la hora para comenzar a planear con sus vecinos para un tiempo divertido. Lo más que conocemos a nuestros vecinos, lo más fácil es reconocer a los desconocidos que no pertenecen en la vecindad. ¡Los Ciudadanos en patrulla van a ir haciendo paradas para saludarnos! Por favor reúnase con la celebración para La noche afuera nacional el 6 de octubre. Anticipamos conocer a amigos nuevos y ver a nuestros amigos ya conocidos.
