February ANCHOR NEWS As I sit here this Sunday morning the middle of January, it's 70 degrees outside. Not at all like a January day; too bad it will not stay this warm!! So before we go on, we want to wish you all a Happy New Year and hope everyone had a great holiday season. We at the Anchor had a 'world wind' month with the shortened season. We went from Thanksgiving give outs to the toy shop to Christmas food give outs. It was challenging, fascinating and fulfilling all together. It could not have happened without the many volunteers who helped make this possible. A sincere thank you to all that generously gave donations for all occasions above. The Anchor is in need of volunteers to help us in the food pantry and the thrift store. Anyone interested either call Paula or stop by. Anytime you can donate would be appreciated. Our hours are Monday's 5-7; Tuesday & Thursday's 9-2 & the first Saturday of the month from 10-1. We are located behind the Riverside Nursing Home off of 9J in the Village of Castleton. The Anchor has a new sign/logo outside our main door. It was fabricated and constructed by a generous patron of the Anchor. He did a tremendous job! Stop by & check it out!

We are solidly in 2020 at this point. How are your New Year’s Resolutions holding up? According to the World Wide Web a resolution typically lasts two weeks, so I am going to make the assumption that most of us have fallen off the rails, restarted or completely given up at this point. Personally, I entered this year bypassing the resolutions that never seem to stick. I seem to end every year weighing the same, exercising no more than the year before and definitely no richer! I encourage you to start February with a Resolution Redo. Redo to a resolution of contentment with all the gifts you have, a resolution to do more for those less fortunate and a resolution to make sure each day you end with an attitude of gratitude.

Ingredients: 1 lb mild, 1 lb hot Italian sausage 1 1/4 teaspoons crushed red pepper flakes 4 slices bacon, cut into small pieces 1 large yellow onion, diced 8 cloves garlic, sautéd 4 cloves garlic, minced 64 ounces homemade chicken broth 3 potatoes, thinly sliced 1 cup milk 1/2 cup half n half 2 bunches, fresh kale, chopped (remove end stalks) Directions: Cook the Italian sausage and red pepper flakes in a large pot over medium-high heat until crumbly, browned, and no longer pink, 10 to 15 minutes. Drain and set aside. Cook the bacon in the same pot over medium heat until crisp, about 10 minutes. Drain, leaving a few tablespoons of drippings with the bacon in the bottom of the pot. Stir in the onions and garlic; cook until onions are soft and translucent, about 5 minutes. Pour the chicken broth into the pot with the bacon and onion mixture; bring to a boil over high heat. Add the potatoes, and boil until fork tender, about 20 minutes. Reduce the heat to medium and stir in the half & half and the cooked sausage; heat through. Mix the kale into the soup just before serving. Enjoy!

February 2020 Dear Our Towne Readers, I hope you enjoy this first Our Towne issue of 2020. I had a great month off, enjoying lots of time with my family. Having our oldest daughter home from college is such a treat. We went on vacation and enjoyed relaxing without worrying about homework or my work. I have a bad habit of working way too much and not prioritizing “down time.” I feel relaxed and recharged and ready for 2020! Over the holidays, I volunteered at two local charities that are invaluable to our community and need our support & donations throughout the year. CoNSERNS-U in Rensselaer, is a basic needs program of Catholic Charities Tri-County Services, serving families and individuals in southern and rural Rensselaer County. Their services include a food pantry, crisis intervention, casework,information and referral, advocacy, clothing, back-toschool supplies, emergency assistance, Christmas/holiday programs. The Anchor Food Pantry & Thrift Store in Castleton serves those in the town of Schodack & Castleton. When I was recently at The Anchor, the director, Paula Sancomb, told me about a free referral & education service through The United Way called 2-1-1.

Climate Reality Project Presentation

On February 9th, the community is invited to First United Methodist Church of East Greenbush, 1 Gilligan Road, for a presentation by the Climate Reality Project. Starting at 10:45 am, Paul Fisk will describe the effects of climate change and what you can do to help create a better future for the planet. His presentation includes information about climate science, evidence of a changing climate and impacts currently felt both locally and globally. Mr. Fisk will discuss solutions that are already underway, including advancements in renewable energy and smart climate policy. The session will end at noon, following questions.

The Friends of the NFL announce the third annual Scrabble Challenge, Sunday, February 23, 2020 to be held at the Nassau Reformed Church, 43 Church Street, Nassau, NY 12123. Thomas Kubiak's"Real World" Personal Strategy Note: How Not To Lose Financial Ground "Success is getting what you want. Happiness is wanting what you get." -Dale Carnegie I'm going to risk being a bit blunt here. That said, I'll apologize ahead of time for those of you in truly tragic financial circumstances beyond your control - like a medical emergency, not covered by insurance -- and which no reasonable person could have expected. But for the rest of you, call this your early intervention. I know life is hard, can be expensive and exhausting. But on the surface "reasons for losing money" are just the result of a much bigger problem. So if you're ready to stop complaining about life's circumstances, then here's the remedy -- the real reason why you're losing financial ground -- even (and perhaps, ESPECIALLY) if you had plenty already in the banks. 1)You spend good money on junk. Marketers love you, but it costs. It consumes your space, it can initially make you feel good but can make you (eventually) broke. Please, learn to identify junk and end the spending spree -- because yes, you're worth it. 2) You don't have a budget. Yes, sticking to a budget (or starting one) can be scary and learning about your true financial situation can be a downer. Get over it. Please. At least get some help with it, find your net worth, add up all your debt, track your spending, and build a budget that reflects your true reality -- not the world you prefer to live in. Only when you face the facts -by spending the time to manage your money -- will you stop losing ground. 3) You don't earn enough. This is a toughie. If you've cut the junk, you've made a budget, and you're still inching down your savings, you need to fix the income side of the equation. I've known people with 3 jobs -- THREE JOBS -- to make ends meet. They work their tails off to earn enough cash to pay off debt. If need be, they didn't own a car, didn't wear fancy clothing, and didn't wine and dine on the weekends. 4) You don't pay off your debt. If you don't have a plan to conquer your debt, then you're going to do more than "lose ground" -- you'll go broke. Look at ways to increase your debt payments. Paying just the minimum balance is a sure-fire way to keep the debt around your neck like a noose forever, so dig into that debt by paying it off sooner. 5) You don't save. Perhaps you used to save well -- and now you're resting on previous good habits. It may be time to INCREASE on that front, or at least return to what brought you upward in the first place. Saving even just a smidgen more of your income is a wise way to get started again – for example increase your savings by 1% each year. Take a good hard look at your spending patterns, your subscriptions and services, and find ways to cut back. For example, downgrading your television package -- or canceling it completely -- adds up to money that could be put into a high interest savings or investment account. The idea is to be consistent and set up automatic deposits into a specific account set aside for emergencies and long-term plans. If this stuff resonates with you, then good ... if not, then I do hope that you keep on maintaining the excellent habits that got you here in the first place. And lastly, I hope this little dosage of "tough medicine" goes down smooth, and that you'll forgive me my possible insensitivity. I'm in your corner. Many of my clients are doing quite well. Welcome to February in the Northeast & to National Children’s Dental Health Month. With that in mind I want to simply address the most common topics related to dental health, for children, in my opinion. In my practice, major concerns are developing great habits, while avoiding cavities. While the overall rate of new cavities has decreased, it remains a huge issue in the general population. Getting even one cavity means that there is something your child likely could have done to prevent it. Dispelling the myth that bad teeth are inherited, or that folks have soft teeth, 99.9 % (my statistic) of dental cavities and other scenarios happen because of either poor nutrition choices or inconsistent habits or both. Parents tell me all the time that they’re busy, their kids love candy, soda and sports drinks, they’re tired or hate flossing or forget to do it until the day before an appointment. You can make all of the excuses as to why the kids are eating bad snacks or don’t brush or floss regularly but ultimately it will show up in their mouth. And it’s a balance - habits and choices. Diet and homecare (including brushing and flossing) are the most important factors in getting or not getting cavities. Eating a diet low in sugar and brushing twice a day for two minutes each time and flossing once per day is the best defense against getting cavities. Really. That being said, all the brushing and flossing in the world cannot correct crooked or overlapped teeth. I get questioned why so many kids are referred to orthodontists for braces. While the esthetics is important to some folks, teeth that are overlapped or crowded or misaligned, can also lead to cavities and other scenarios simply because they are difficult to maintain with nooks and crannies. Misaligned teeth can also lead to poor sleeping, breathing issues, tmj and other more comprehensive problems. In fact, sleep apnea in children is becoming an increasingly studied, with results indicating that early episodes of apnea may lead to lifelong issues with apnea and disturbed sleep patterns. I’ll address this more comprehensively in another issue. If you have concerns about the position of your child’s teeth, let your general or pediatric dentist know. Many issues are watched over time, and some change too, as the child’s jaw grows. Also, while many of the topics of habit and homecare technique can be addressed in a general dental office, there are certainly scenarios that are better suited in a specialty practice. If you have a child with extensive dental needs, extreme anxiety or fear, or erratic behaviors, to name a few, you may find a pediatric specialty office the calming and comprehensive environment designed to help your children. Speak up and advocate for your child’s dental care. Their teeth should last a lifetime, with the habits they learn today. While February is Dental Health Month on the calendar, every day is dental health month at Lapinski Dental, and we love seeing you and your children smile.

Question: Why are my ears ringing?

Is there anything that will make the ringing go away?

Answer: If you hear ringing or buzzing in

your ears it is called tinnitus. This sound can vary in loudness and pitch. Tinnitus can be occasional or constant and can also vary in it’s annoyance level, from barely noticeable to majorly annoying! Approximately 30 million Americans suffer from tinnitus, therefore making it quite common. There are many different causes of tinnitus. The most common cause of tinnitus is exposure to noise and this exposure can cause hearing loss. Chronic noise exposure, such as working around loud machinery in a factory or sudden noise exposure, such as hearing a gun shot are examples. Ringing and buzzing in your ears can also be caused or exacerbated by ototoxic medications. If a medication seems to cause your ears to ring, it is important to check in with your doctor. Occasionally physiological issues can cause your ears to ring. TMJ, significant ear wax or even a small hair touching your ear drum can cause tinnitus. At this time there is no specific cure for tinnitus, however, there are treatments available. These include, but are not limited to: hearing aids, sound therapy, behavioral therapy, stress reduction, diet alterations and drug therapy. Often times, treating hearing loss with hearing aids will lessen or eliminate the tinnitus. Current hearing aids have tinnitus masking programs that help with different sound therapies and maskers included. A decrease or elimination of caffeine or a low sodium diet have been shown to help in some individuals with tinnitus. Stress reduction or pharmaceutical options to address stress, anxiety and depression caused by or exacerbated by tinnitus may be of help as well.

Controlled Chaos By Daryl Bart

The last of the decorations are stored away, most of the pine needles are gone, returns are bagged and in my trunk and my google calendar is updated. I forgot to buy a paper one this year to hang in the kitchen and we’re all still looking at December 2019. Between the late Thanksgiving and extended high school vacation, Allison’s basketball schedule and Nate’s extra long (very, very, too, too long) college winter break, the continuity of my life has been, well, not continuous. It’s been hectic and frantic, alternating with bouts of uneventful binge tv, muddled with celebrations and commitments. For weeks now there have rarely been 2 days together in a row that haven’t been complicated by a game or work or appointments. My sister and I did get to sneak away to NYC to see a show and the new MoMA before she moved out of state, and the kids and I successfully completed a crazy 24 hour Florida trip to have dinner with my dad. It sounds extreme, but keeping connected to everyone can be chaotic, and if this is how the year is going to be, we have our work cut out for us. But that’s the thing. 2020 didn’t just start. A month is gone, already. People are talking about taxes and summer vacations, we’re planning college visits and summer internships. That hopeful, glistening, new year-new decade feeling, has been bundled into a parka and sent headfirst into the future. Realizing February is here, I’m acknowledging it’s time to drill down into those 2020 intentions (formerly called resolutions but renamed by popular demand). I LOVE resolutions, I mean intentions! I discuss goals and plans and changes a lot in the coaching and business consulting that I do. I see setting intentions and goals as being hopeful for change and being purposeful too. You can’t get there if you don’t know where you’re going.

I need that clarity when thinking about the things I really, really want to accomplish. I mean, I will never lose these extra pounds without a plan to do something different, and will never be an author unless I write the book. I’m not ashamed to say that I set intentions to myself on the daily. Every morning. Taking that moment to be ready frames my day and the way I see the world. I need all the help I can get to navigate the many details of this phase of my life. Then, when I say "I’m gonna be productive" or "Today is the day the closet gets cleaned out”, I’m setting the rules for the day. These may sound like to-do list items, and they are, but they’re also the small bricks that will build the monument. I’m old enough to know that I won’t wake up one day and simply be an organized, vitamin taking, water drinking, yoga doing, supportive mom without my checklist, right along side my list of intentions, right under the annual mantra. And then, when I don’t finish it, I go to sleep, wake up, and start again. I get a do-over and dobetter every single day. We all do.

I am, however, shocked when a whole month goes by like that and I don’t feel as if I have moved my needle forward or crossed off enough items from the master list. Truth be told, my closet is still a huge mess, and the pile of donations is growing. I also haven’t done nearly as much writing as I would have expected, but I did plan a summer vacation and buys some deeply discounted holiday decorations for next year! So I have that going for me. I realize that my life, when laid out like this is a contradiction. I preach organization and yet exist in an explosion of reality. I want to be present with my family but a new season of my show just came out and I have my spot on the sofa all set. I would like the normalcy of a regular, recurring week with Nate at school but I love having him around, even if he is on the couch and leaves hoodies and socks everywhere and I would love basketball season to end so it wouldn't dictate our schedule but I love seeing Allison engaged and committed and thriving as part of a team. I suppose that’s what all these resolutions and intentions do for me. Help me create that vision of where we want to be and align it, step by step, with the reality and chaos of the now. My simple reminders, recited on the daily, tweaked for the moment, mixed with habits, are the roadmap to one day get it right. Until then, I’ll sit here staring at my 2019 calendar as a reminder that I better go buy a new one when I finally get around to making all of those returns.

For Sale By Owner Versus A Full Service Realtor, What You Need To Know! Selling your home can be an exciting, stressful and sometimes emotional journey! Some people, in an effort to save on commission fees, try to go at it alone and try to sell as a For Sale By Owner (FSBO). Their thinking is often that selling their home on their own will be more cost efficient than hiring an agent and will “cut out the middleman”. They often don’t take into account the myriad complexities that go into properly marketing a home for sale and what it takes to get from contract to closing! Not only is selling a home complicated, typically, FSBO is far from cost efficient and can end up losing you money in the end. According to the 2019 Profile of Home Buyers and Sellers from the NATIONAL ASSOCIATION OF REALTORS®, homes sold by owner for a median of $200,000 last year—a whopping $80K less than agent-assisted homes, which sold for a median of $280,000. Even if a FSBO saves on commission more times than not, they are leaving money on the table and under selling their property. So, what does this mean for you? If you’re thinking about going solo on your home sale as a way to save money on commissions, you might want to rethink this strategy. According to Zillow, 36% of sellers attempt the FSBO route but majority waste time and opportunity and ultimately hire a Realtor. In the end 89 percent of home sellers last year worked with an agent to sell their home; not only do they make the process easier and less stressful, but they can typically get you a significantly higher price for your property. You might ask yourself, what are you paying for when you hire a quality full-service agent to represent you? The answer is a lot. A Realtor is an expert at selling homes, they know the process inside and out, they recognize trends, can advise you on things to do to prep your home for sale to make it the most marketable and the most valuable. Realtors are also well connected with other professionals in the industry that will be needed in the home selling process. From quality attorneys, inspectors, contractors and lenders and beyond. Your Realtor will sit in your corner and help you properly price your home, some provide professional photography (which I highly recommend and provide to my clients) to show your home in its best light. Come contract time they are able to break it down for you in a way that you can understand and negotiate on your behalf to get your home sold for the most money and at the terms that are best for you! Once you are under contract your agent will manage the transaction to make sure everything is moving along in order and that all Ts are crossed and Is are doted to make the transaction as smooth as possible.
