5 P r i c i n g M y t h s W h e n S e l l i n g Yo u r Ho m e When you are preparing to put your house on the market, one aspect is usually foremost on your mind: Money. Setting the asking price of your home accurately can mean the difference between receiving an offer quickly and having a house languish on the market for months, drawing little interest. The following statements can stand in the way of a successful sale. 1. If we keep waiting, a better offer will come along. If you receive an offer from the first showing, you may be hesitant to accept it, wondering if other potential buyers would be inclined to pay more. Thoughts of potential bidding wars may cause you to wait and see who else may come along. There is no guarantee that other would-be buyers are going to make an offer. If the offer is a fair one, it would be a wise choice to entertain it. 2. Getting an offer right away means my agent priced it too low. If you receive an offer early in the process or even multiple offers, as excited as you may be, many cannot help but wonder “Did I price my home too low?” While it is natural to be skeptical, receiving an offer immediately means your house was priced accurately. In today’s seller’s market, it is almost impossible to price a property too low. An accurate list price will most likely result in multiple offers that will bid the price up and over asking price to a number that the market will bear. 3. We should price it so that there is room to negotiate. Overpricing your home with the intention of being willing to accept a lower offer may leave you empty handed. If you have to drop your asking price multiple times, buyers start to wonder, “What is wrong with the house?” Which leads buyers to rule it out without even coming to look at it. 4. My Zestimate® price is the true value of my home. An online valuation can be a good place to start to see what your home may potentially be worth. However, they tend to be widely inaccurate. One reason why online valuations are inaccurate is that they cannot see the INSIDE of your home. The condition of your home is a huge factor in determining fair market value. Online values do not know that your house is in mint condition with a ton of high-end upgrades or the opposite: your house needs many repairs, or has certain odors (smoking, pets, etc.) that will affect the pricing of your home. 5. We can add all of our renovation costs to the asking price. You may want to add any improvement/renovation costs to your asking price, but not every improvement lands a large return on investment. Certain upgrades give you a large bang for your buck, while other upgrades may not give you much of a return. There are many factors that go into accurately pricing a home. If you are thinking of selling and want to know your homes valuation, please give me a call. I can help you determine the best asking price for your home for maximum return on investment.

Antiques Corner Should I have an Estate Sale or Garage Sale? I get asked all of the time, “Which should I have, an estate sale, or a garage sale?” This is a question that I can easily answer. Simply put, if you are planning to move, or if someone has passed on and you are looking to sell everything in your home, then an estate sale is it. If you are looking to unload some of your belongings rather than selling most of what is in your home, then a garage sale is a better option.

If you choose to do an estate sale yourself, my best advice is for you to research all the items that you are going to sell. Utilizing the “Completed Listing” section on eBay is a great way to see how much your items “may” go for, or you can pay an antique shop owner to come by and give you good evaluations for what it can sell for now if you have a lot of antiques. A lot of people hire a third party to come in and appraise and handle the sale of items. This is great if you do not have the time or inclination to do this for yourself but I will warn you, you will leave a lot of money on the table. The people that put on estate sales usually charge 3540% of whatever they bring in and they may have other hard fees that they will add-on on top of that. A third party is also going to concentrate on ensuring everything is priced to sell fast. This can lead to undervaluing certain items so they have a stronger chance of selling them. I recommend that estate sales should run for 3 days, Friday through Sunday, and begin advertising way in advance. Utilizing Tag Sell It, Facebook, street signs and Craigslist ads are great ways to promote your event. Unlike garage sales, estate sales should have a lot of promoting at least two weeks in advance. If you follow all of these directions, you literally can double the amount of money you make by simply doing an estate sale yourself. Now, let’s talk about garage sales! These are typically one day Saturday events, but if you would like to extend it to two days, I recommended having the extra day on a Friday. Friday is the new Saturday! With garage sales you are only selling the items you have brought out and are typically on display in your garage or front lawn. In no way whatsoever should you let people into your house. These events make good money if done correctly, and have enough promoting. Garage sales will not always bring in the same amount of traffic as an estate sale; therefore the earnings potential is lower. SRC Rotary Club Foundation Bowl-a-Thon The Southern Rensselaer County Rotary Club will host a bowla-thon on Sunday, March 1, 2020 in support of two medical foundations. The event, open to the public for bowlers of any age or skill level, will benefit the Oley Foundation, aiding people living with home intravenous nutrition and tube feeding, and the Freedom From Fistula Foundation, aiding women in sub-Saharan Africa suffering from obstetric complications. More recently I researched building some Bluebird nest boxes. The plans called for very specific dimensions in order to attract them. I gave that up before I started because most everyone I knew who put the effort into building them was getting Sparrows instead. So imagine my surprise when Bluebirds began nesting in my mailbox. I have a pretty nice mailbox by any standard but it is wholly unsuitable for Bluebirds. It’s made of cedar and has a large compartment with a door for mail alongside a smaller open compartment for flyers and non-postal junk.

Well, I got some flyers alright! That’s where the Bluebirds have been nesting. It’s the wrong height and depth and the hole that simply has to be an inch and an eighth? Well, there is no hole. That entire end is open, and it faces south which is also wrong, according to the experts. And when it’s time for the chicks to fledge, the mother coaxes them into the road for their first attempt at flight! But the Bluebirds have been successfully raising clutch after clutch there for the past few years even though my neighbor has an always vacant nest box set up for them a stone throw away. Last year I decided to mark their growth, so each time I got my mail from the right compartment, I would take a peek into the left and snap a picture with my camera phone. Then I would post them on Facebook for friends and family to see. It quickly became an enjoyable aspect of my day, but it didn’t last long because they grow up quick…hatched to fledged in about 2 weeks.
Then it’s bon voyage until next spring.

Thomas Kubiak's "Real World" Personal Strategy Note: Confronting The Lies "Any man can win when things go his way, it's the man who overcomes adversity that is the true champion." - Jock Ewing Working with my clients' finances for more than two decades has given me a bit of a crash course in human behavior. Often, I'm floored by the generosity I see displayed by many clients -- even those without significant means. Other times ... well, I think that we all could use the reminder that our human flaws show up very clearly in our family's finances. The fact is that we ALL lie to ourselves, from time to time, about what's really happening in our wallets. This habit of lying to ourselves threatens our financial stability. Instead of spending $10, we spend $30. Instead of recognizing that we *want* that new shirt, car, or fine dinner at a restaurant, we lie to ourselves until we are convinced that, for one reason or another, we *need* that new shirt, car, or fine dinner. The credit crunch of 2008-09 can partly be blamed on a nation full of people who convinced themselves that a $500,000 home was necessary -- even though a $150,000 home was more than sufficient. We must learn to live within our income ... and this sometimes means that we must stop lying. So, I've compiled a list of ideas on how to stop lying to ourselves, and to instead face the truth when making purchase decisions. 1. Have (and stick to) a budget. Is this purchase in my budget? For example, your family budgets a certain amount each month to spend on clothing. You've agreed that this amount is sufficient to meet your needs. If during the month you want to exceed the budget because Kohl's is having a fantastic sale, then you are now lying to yourselves. You aren't saving money by exceeding your budget during a sale. In fact, now you have to dip into savings to pay for your overspending. 2. Set a per-purchase spending limit. A wise man said, "The four most caring words for those we love are, 'We can't afford it.'" Take some time with your spouse to set what I call a "What I can spend without having to ask my spouse if it's okay" spending limit. Some spouses have decided that neither one of them is allowed to spend more than $100 at any given time without calling and asking the other one if it's okay (this does not apply to groceries). Let me tell you right now, these limits have stopped many from making a lot of unnecessary purchases. 3. Replace bad habits with enjoyable, inexpensive activities. Shopping or overspending is a habit that we have likely formed over years. Since our brains are programmed to react in a certain way in specific situations, any change is met by resistance. To help change your behavior, replace the bad habit with another activity. For example, instead of going to the mall to pass time, go to a local park with a soccer ball and spend some time with family or friends. Start or re-start a hobby. Your new hobby might even be a low-cost home business where you make money! 4. Take stock of, and enjoy, everything that you already have! Develop gratitude for what you already have in your life. Purchasing new things is often a sign of ingratitude for what life has already afforded us ... or a sign that we feel deficient in some area. Overcoming bad habits and addictions is a process that requires concerted effort. Face each day one at a time and stop lying to yourself! Reflections & Revelations By Suzanne St. Germain When I was….. When I was a teenager, I believed I knew it all. I couldn’t wait to graduate from high school and be in charge and yet I had no idea what I wanted to do with my life. I thought anyone over forty was old and wanted no opinions from anyone. When I was in my twenties, life was full of possibilities. I had few responsibilities except to take care of myself. I was afraid of nothing because I hadn’t fully learned what was out there in the world. Anyone over forty was still old. When I was in my thirties, I was married and responsible for two little people we brought into the world. I had learned over time that the world was not such a safe place and had learned a healthy level of fear. Forty still seemed old and far away. I am in my forties and I realize it’s not that old (neither is fifty, sixty,…..). I still haven’t decided what I want to do with my life. Those two little people have grown into two amazing men, a teenager and a man in his twenties. I wonder if they have the same thoughts I had at their ages. I don’t want to be a teenager, in my twenties or even thirties again. I have no regrets and made no mistakes, just learned from life’s lessons. It has been an amazing journey and I am grateful to be a few steps away from learning what it’s like to be in my fifties.

Can you Hear that? By Daryl Bart
The other day my son texted me from college asking for my help with a project for his music class (yes, engineers take music classes for balance, they say). The assignment was to interview someone from another generation and find out what was the most meaningful song, to them, and why. I thought that there were definitely people in our family that could help him with a better answer than I had and suggested he call one of his grandparents or maybe his uncle. Nate was adamant, up against a deadline and was like, “come on mom, I’m calling you in a few minutes to interview you, just pick a song�. At first I was stumped. I realized that I’ve never put into words what music has meant to me, or how it has impacted me. When I started concentrating on the question, a rush of notes came over me and the enormity of the question took me by surprise. There was that song from Annie, the very first Broadway show I ever saw back in elementary school. It was mesmerizing. I sang the score out loud in my living room so many times, and the love of musical theater was cemented on my heart.

Could it be “Somewhere Over the Rainbow�? Only 11 at the time, but it was my first (and only) starring role, in a theater career that never actually made it past adolescence. My mother embarrassingly made a point of mentioning my solo the very first time she and Joe met almost 25 years ago. Why? That song from the Who, with the long instrumental opening, that made me want to go on an epic road trip, like I'd see in the movies. Young and reckless, hopeful and rebellious. I loved The Who back then so much that I dared to go see their very first final tour, with a friend, without a ticket, only to sit on the grass outside Shea Stadium, among the real life riff-raff, simply to hear them play. Maybe it was that love song, Open Arms, that I was compelled to listen to every morning before high school, on an old tape deck, playing and rewinding over and over until it was time to leave for school, leaving my a broken heart at home each morning, and eventually healing it. Or from the same time in my life when the lyrics of Styx’s “Come Sail Away� were meaningful enough to my 17 year old self that they would forever be my yearbook quote. Maybe I should pick True Companion, because the song’s title was so profound for our wedding song. Turns out it is fun to listen to in the car, but didn’t make for great first dance song, where we giggled to each other, over our practiced dance steps, willing the band to cut it short to let the real wedding reception dancing begin. Or that lullaby. That tune from the CD in your nursery that brought tears to my eyes each night (and even now when I think about it) when I looked at you asleep in my arms, often rocking us both to sleep in a chair, giving me awkward neck cramps so I wouldn’t drop you, but could keep you close. There were songs from my first concert (Bee Gees), or from taking you to your first concert (U2), anything from Grease, or Les Mis or Hamilton. Decades of choices from Bruce Springsteen, or the Rolling Stones? Adele, James Taylor, the Police? Long before music streaming and sometime after cassette tapes went by the wayside, I remembered that I made Joe a “mixed CD� with songs from every concert we had seen together in the first 5 years of our marriage, and each song held its own memory. Then a volume 2 for anniversary #10. Any one of those songs would have be an excellent choice. In the interest of time, and the patience of a college student, I answered his question with one of the songs above. But being completely honest, picking one song that made the biggest impact is simply not possible. Realizing that my life has had its own soundtrack was a wonderful walk down memory lane, and it sounded so very sweet.

Here is a super easy Instant Pot recipe. THANK YOU! #InstantPotCornedBeef Ingredients: 1 onion, sliced 4 cloves garlic , peeled and lightly smashed with the back of a knife 2 tablespoons pickling spice 2.5 cups water 4 pound corned beef brisket , rinsed 12 ounces lager-style beer (nothing too bitter) 1 pound baby potatoes or red-skinned potatoes, cut into quarters 1 head cabbage, cut into 8 wedges 1 pound carrots, peeled & cut 1 tablespoon chopped fresh parsley, for garnish 2 tbs unsalted, melted butter whole grain mustard, for serving Directions: Combine onion, garlic, pickling spices, and water in the insert of a 6-quart Instant Pot. Place the corned beef brisket, fat side up, on a rack on top of the onions. Pour beer over the brisket. Seal lid and set the unit to HIGH pressure for 85 minutes. Let pressure release naturally for 20 minutes, then manually release the remaining pressure.* Remove corned beef and place on a dish or a cutting board, spooning a bit of the cooking liquid over the top. Cover with foil to keep warm. Strain cooking liquid and discard solids. Return 1-1/2 cups of liquid to the Instant Pot and add potatoes, carrots, and cabbage wedges. (Reserve remaining cooking liquid.) Seal lid and set the unit to HIGH pressure for 3-4 minutes, depending on how soft you like your vegetables. Quick release pressure. Slice corned beef against the grain. Spoon a little bit of the reserved cooking liquid over the corned beef slices on your platter. Enjoy!

Plantar warts, or verruca plantaris, are skin lesions caused by the HPV virus (Human Papilloma Virus). This virus can cause warts to form on many areas of the body, but one of the most common places is on the bottom (plantar aspect) of the foot. They can vary in appearance, sometimes looking like a small callus, other times they can form a large cluster of lesions all grouped together. Often they can appear to have many tiny black dots on the surface of the wart. Pain is common, and it can feel like you are walking on a small rock. Warts commonly occur on children, adolescents and the elderly. They often will go away on their own, but can sometimes take a very long time. The goal of treatment is to completely remove the wart. This can be done with various modalities including acid treatments, cryotherapy, oral medications, topical medications or surgery. With warts that do not respond to treatment, your foot and ankle surgeon may recommend a biopsy to rule out other potential causes of the growth. If you or your child has a bump on the bottom of the foot, don’t wait! The other day a patient asked me if I believe that root canals work. She’d been doing some internet research and had decided that she didn’t trust the procedure. It took a little extra time but we had a conversation from my perspective. First, let me say, there’s a lot of information, reviews and opinions easily available online, and while you can land on some good information, it can just as easily be very misleading. Second, yes, I think root canals are a very important and necessary service, that somehow got a bad rap. In the simplest of explanations, a root canal is a very deep filling, one where decay or infection or defect has extended into the canal of the tooth, requiring the cleaning out and filling of the canals. It’s my experience that most people don’t even know that they need a root canal, because it hasn’t presented as a painful infection. Tooth decay doesn’t always hurt until it becomes sensitive or hits the nerve and the nerve begins the process of dying. A root canal is then recommended to prevent a potentially damaging infection, where the infamous “pain” usually comes from. The infection is a sign of something else. Remember, you shouldn’t be getting an infection in your tooth, so is the tooth’s way of telling us that something else is happening there. While they have an over 95% success rate, there are scenarios that are more complicated. Often, it’s a simple cracked tooth or lost filling requiring a root canal. There can be curved roots, microscopic canals and even calcified roots, which are harder to treat. Sometimes, we get in there and find the tooth is fractured, vertically or the tooth has a very large abscess in the bone and even a well done root canal cannot heal the damage the abscess has done to the bone and tooth. The most unfortunate cases I see are when a patient gets a successful root canal but doesn’t get the permanent filling or recommended crown (as a protective covering), because they’re out of pain and decide to wait. More damage to the fragile can lead to losing the tooth after all. It’s stories like this that were upsetting my patient, but I kept to the facts, and my experience. We see and treat many root canals each week in our office, but we assess each case and make recommendations based on what is best for the patient. These days, root canals are quicker and more comfortable than ever before thanks to advances in the filing systems that we use, plus specialized microscopes, better imaging. Getting the treatment done can help improve your chances to keep your tooth for a long time - and maybe for the rest of your life. Fun fact: my wife had a root canal when she was 12, after hitting her tooth during a bar mitzvah. Her root canal has lasted 40 years and I anticipate it being there for the rest of her life, even if she lives to be 100, which she tells me she will. Anyway, keep asking your questions.
