Nicki is the newest local resident that is pursuing her dream career, in the community she calls home. Originally from the Albany area, she moved to East Greenbush in 1984 where she and her husband, Tom Hindes Sr.,raised their family. For over 25 years they have been involved with Little League and Pop Warner football. Tom was involved with creating the first nationally recognized Pop Warner Challenger Division, providing children and adults with disabilities the opportunity to play football. The team has received national recognition on TV and was featured on ESPN. She felt that East Greenbush was the perfect environment to establish NYMarket & Specialty Foods Market.

Nicki has three goals for the NYMarket & Specialty Foods shop. First, to create a European style market featuring local and New York produced products; as well as import specialty foods from the countries of their origin. CHECK. 6 Pricing Mistakes Every Seller Can Avoid By Cathy Graziano

If you’re getting ready to sell your home, you want to get the most money for your investment, right? One of the key factors that will sell your home is price, and having a sound pricing strategy is a must if you want to find the right buyer. Here are six common pricing mistakes all sellers should avoid. 1. Overpricing from the start – You might think your home is the best on the block and should command a price relative to the value you see. Wrong. You have to appeal to the value homebuyers see. Overpricing your home at the onset could leave out strong potential buyers, especially if recent sales and other factors in your neighborhood don’t justify your listing price. You also run the risk of needing multiple price reductions, which keep your home on the market that much longer. 2. Leaving out potential buyers in online searches – Entering a price range is the first search parameter most homebuyers use to narrow down their options. If a buyer’s price range is, say, $250,000 to $300,000, they won’t see your home if it’s listed at $305,000. It might make sense to list it right at $300,000 so that you capture potential buyers in the ranges above and below. Ultimately, this is up to you and your agent, but the range your home’s price falls into is certainly worth thinking about – especially if you’re teetering between price ranges anyway. 3. Not considering recently sold properties – To arrive at a listing price that will generate buyer interest, you can’t base your price solely on the prices of other homes in your area that are listed for sale. You also need to consider recent sales in your neighborhood and the final sale prices. An experienced agent can provide you with information on recent sales to help you see the bigger picture. 4. Getting too creative with your asking price – Make it easy for buyers and pick round numbers. Listing a home for $512,477, for example, will give potential buyers pause about your intentions and divert attention from your property to you, as the seller. Maybe it’s best to save the creative juices for the property description. 5. Not being open to negotiation – The quickest way to kill a sale is to dig in your heels on asking price before the for-sale sign even goes in the yard. Negotiation is a two-way street, and if you refuse to budge on pricing or other conditions, you might be in for very bumpy (and long) ride. Ask yourself: Is it more important to get full asking price, or can you make a few concessions to find common ground that will ensure a closed sale? 6. Ignoring your agent’s insights – The best route to the right price starts with picking a great agent and then listening to his or her advice. Your agent will look at your situation from all angles – your home’s features, the local market, recent sales and more – to help you make an informed decision about pricing. Dear Our Towne Readers, March is here and I am ready to welcome spring on the 20th! I find great joy in watching the snow melt away and new growth popping through the soil. As the buds appear on trees, there is a feeling of hope and excitement that fills my heart. Taking a walk and smelling the fresh air is a treat, after enjoying the comforts of home all winter. It was a bearable winter, but I am still very excited to see the green grass, attend track meets and open the windows. (Am I getting ahead of myself?) Over the next few months we will have pages devoted to Summer Camps and Programs for kids. Please e-mail details if you have one to be included. With my goal being to “connect the community,” I am always eager to promote local not-for-profit organizations,clubs and charities. The Greenbush Garden Club Offering GRANTS

Greenbush Garden Club is offering grants in the amount of $250 to support school gardening programs and non- profit community youth organizations that are developing or currently maintaining a garden with the goal of developing children’s interest in horticulture. The grant program, garden therapy sessions with the residents of Van Rensselaer Manor, and community beautification projects at Fort Crailo and the American Legion Memorial Garden in Ben Piersall Park are all funded with the proceeds of the club’s annual plant sale. Q: I am having a lot of difficulty hearing on the phone, which leads me to have several questions: 1. Is there anything available to help me hear on my cell phone while wearing my hearing aids? A: Hearing aid technology has improved greatly over the years. Hearing aid manufacturers recognize that even while wearing hearing aids, patients often still have difficulty hearing on the cell phone. More and more people are also now eliminating their landline home phones and strictly using their cell phones daily. In response to this need, manufacturers have enabled their hearing aids to stream phone calls wirelessly through Bluetooth technology. Some manufacturers require that the wearer uses an intermediate device worn around a patient’s neck, or attached to the phone, to pick up the wireless streaming from the cell phone. However, most newer devices can now stream directly from iPhones to the hearing aids. Unfortunately, direct streaming is only available on Apple iPhone products. 2. How exactly does this technology work? A: Wireless streaming of phone calls work directly with the cell phones Bluetooth technology. Currently iPhones work seamlessly with the direct audio streaming. Android phones usually require the use of an intermediate device that is worn around the neck, or attached to the phone. Your Audiologist will first “pair” the cell phone to the hearing devices. Pairing is essentially telling your phone to remember your hearing aids and work with them whenever they are present. After this is complete, your hearing aids are ready to receive phone calls.

I'm in the early stages of college and career planning for kid #1 and find myself wavering between constant frustration and significant empathy. It’s more than expensive and certainly don’t want them to waste 4+ years and 6 figures on “finding himself”. Nate doesn’t want that either. He’s the ever practical child, his concern is for the outcome, not too much debt and a job offer - so that’s a good start. When I was little, I have memories of wanting to be Wonder Woman or one of Fonzie’s girlfriends. That is when I wasn’t trying to run away to join the circus (as if that was a thing you could do in Long Island circa 1975) with my essential belongings in a red bandana tied to the end of a broomstick. I really don’t remember thinking much about “real” careers like teaching or nursing or becoming the President. My son was the same, once thinking that his future only held careers in the NBA or Major Leagues, with no fallback option. Toward the end of my own high school, I was part of a pilot program for these things called “computers” so it seemed only logical and declared myself a computer science major, when I applied to college. (let me know when you catch your breath from laughing). I quickly learned that the dorms had really great parties the night before the required, all too early, calculus class. I determined pretty quickly that majors with afternoon classes would be a way better fit for me. A “not so stellar” run-in with Accounting 101 sealed the deal on a future without business school, so humanities it was. It's almost shocking that I sorted it all out to graduate in 4 years, considering I had 5 different majors. When asked about my own future after graduation, I’d answer “I’ll probably go to law school”. For one thing, I loved legal TV shows like LA Law and Ally McBeal. I could see myself dressing in nice suits and having dance parties at the local bar after work. I mean, that’s as good a reason as any to choose a career right? Plus, I successfully fought a speeding ticket and knew I could really rock the legal system. Ultimately, I skipped the courtroom and went to grad school, and by now you know the rest of that story. It all turned out ok. I bought a car, and paid my student loans, I worked in different fields, started an IRA and had just a few run-ins with the unemployment line. I found my path, my bliss and family business. The degrees hanging on my wall mean more than the major written on them. It hasn't gone unnoticed to me, that my life has come full circle and chosen this time and place to laugh out loud in my face. So, as a newly minted “tiger-ish “ mom of teenagers (Ok, I’ve been tigerish for a while). This pre-college/travel sports time is giving me a chance to roar. Ultimately, I only want to help my kids see their strengths, skip some drama and succeed. Expecting him to know today what’s the best path for life is not so logical and just a little unrealistic, if my own experience is any measure. It’s exhausting, that’s for sure. For me, the ship sailed on law school and I’m pretty sure Fonzie is a grandpa now, and Wonder Woman, well...that outfit doesn't look all that comfortable. So I’ll stick with the best title, and one I know I didn't really consider all that seriously, but now couldn't be more perfect suited for me. What are they going to be when they grow up? I guess we’ll just have to wait and see. But if he does somehow get drafted by the major leagues, he better thank mom before going to Disney World.

Essential Recordkeeping Principles for Taxpayers

“If you don’t have time to do it right, when will you have time to do it over?” - John Wooden Firstly (and perhaps this goes without saying), retain a paper copy or receipt of any tax-relevant transaction. Scan these documents and archive them electronically, or acquire them in an electronic format. If the purchase has a manual or warranty, store all the documents in the same electronic and physical location. Sadly, the IRS has ruled bank or credit card records to be insufficient documentation. As a result, just keep your statements long enough to reconcile your account. If the purchase was a business or tax-deductible expense, record the expense and why it justifies the deduction. Store this information with or on the receipts. Second, keep brokerage statements indefinitely for taxable accounts. You are responsible for reporting the cost basis of any security you sell to calculate the capital gains tax. Without knowing the cost basis, the IRS could argue that the entire value of the investment be treated as gain. If you have lost the record of how much you originally paid for an investment, you can use that investment as part of your charitable giving. Gifting appreciated stock avoids the tax owed and still qualifies for a full deduction. Many custodians keep several years of electronic copies of brokerage statements available. And they are now required to send any known cost basis electronically when you transfer securities to a new custodian. If your current custodian has the correct cost basis of your securities, you probably no longer need to keep brokerage statements. However, an approach of "better safe than sorry" is always advisable with the IRS. Third, keep IRA nondeductible contribution records forever. You may need those records every year that you withdraw money in retirement to show that a portion of the withdrawal is not tax deductible. Or to avoid the hassle, clear out nondeductible IRA contributions by converting all of your IRA accounts to Roth accounts. Fourth, keep partnership documents, contracts, commission or royalty structures forever. This includes property records, deeds and titles, especially those relating to intellectual property. It also includes any transfers of value for estate planning purposes. Finally, save all of your tax returns. After you file, save the paper and/or electronic copies with the rest of that year's financial documents. Tax returns and all the supporting documentation must be kept at least seven years. The IRS can audit your return for up to three years from your filing date. However, the three-year limit only applies to good-faith errors. If the IRS suspects you underreported your gross income by 25% or more, they have up to six years to challenge your return. And because you may file for an extension at the October 15 deadline, you must keep your records for at least seven years. Regardless of those rules, though, if the IRS suspects you filed a fraudulent return, no statute of limitations applies. Because the IRS is run and organized by fallible people (with all of their attendant biases, emotions, etc.), we suggest keeping your tax returns and documents forever. Tooth sensitivity is one of the most prevalent conditions I see in my office. Yes, even folks in the “No Cavity Club” complain of tooth discomfort, and sensitivity to temperatures. As I mentioned last month, the first line of defense when a patient complains of sensitivity, is always to look at daily brushing habits and the common causes. So we discussed brushing softly, using a soft toothbrush and avoiding whitening toothpastes. I suggested attempting to reduce symptoms by using a paste specifically designed to address sensitivity. Beyond that, there are definitely other common causes of sensitivity. One of the more prevalent causes is grinding. Most patients that grind do so at night and it can cause wear on the enamel and increased pressure to the teeth. The first line of defense, is to start using an occlusal guard designed to limit the effects of grinding. By wearing a mouth guard, it reduces your ability to grind, distributes force on the teeth, and lets the mouth relax. Sometimes, over the counter guards that are purchased in pharmacies are all you need. The downside is that these guards tend to be soft and the consistency can cause you to want to chew on it. That can be stressful, and not solve the grinding problem. If the OTC guards don’t work, you can get a one made by a dental professional. These custom devices are made of a harder material that makes it more difficult to grind. Another cause of sensitivity are acidic foods and drinks, like soda, sports drinks and juice. Since these are common drinks for kids, it is setting the stage for sensitivity in the future. Brushing immediately after using an acidic product can make it worse. If possible, wait at least 30 minutes before brushing and rinse with water. When I was younger, we were encouraged to suck vitamin C tablets, and while I don’t see that very often anymore, I think it is where my own tooth sensitivity began. If sensitivity is persistent or worsening see your dental professional as a bigger problem (i.e cavity or dying nerve) may be the issue. Common things happen commonly - if you’ve tried the brushing changed your toothpaste and changed your diet - it may be time to address it with your dentist. Directions: Cook the Italian sausage & red pepper flakes in a large pot over medium-high heat until crumbly, browned. Drain and set aside. Cook the bacon in the same pot over medium heat until crisp, about 10 minutes. Drain, leaving a few tablespoons of drippings with the bacon in the bottom of the pot. Stir in the onions and garlic; cook until onions are soft and translucent, about 5 minutes. Pour the chicken broth into the pot with the bacon & onion mixture; bring to a boil over high heat. Add the potatoes, and boil until fork tender, about 20 minutes. Reduce the heat to medium and stir in the half & half and the cooked sausage; heat through. Mix the kale into the soup just before serving. Enjoy!
