The Our Towne Spotlight Shines on The Brewer Morris Team at Howard Hanna The Spring Market is upon us! Like many homeowners here in upstate NY, if you are thinking of selling your home, you are probably thinking of listing it as soon as Spring hits. While this is a great time to sell a home (the weather has warmed up, the grass is green, more buyers are entering the market, & you can finally show off your yard), it is also a time of increased competition for you as a seller. Many other homeowners will have decided to list their home this Spring as well, which will give buyers entering the market more homes to choose!

Here are SOme TipS TO Help enHance yOur HOmeS curb appeal: • Wash your House’s “face”! Wash dirt, mildew & any other grunge off the outside of the house • Wash the windows inside & out • Freshen the paint job if needed • Fix the roof: Replace any missing or worn shingles and clean off moss or algae • Add fresh mulch, prune or remove overgrown shrubs • Add a splash of color (Add flowering plants, a colorful bench or paint the front door)

To make your property stand out this Spring amongst the plenty of other listings that will hit the market, you will want to take advantage of the nice Spring weather to make your house look as attractive on the outside as you do on the inside!

• Clean up your mailbox (re-paint or replace if needed) •Keep up with maintenance! Re-fasten sagging gutters, re-paint bricks, reseal cracked asphalt, straighten shutters, replace cracked windows

Many buyers make a decision to look inside your house based on the way your house looks on the outside, otherwise known as your home’s “Curb Appeal.” You will want to ensure that buyers will want to come inside your house, so spend some time working on its exterior appearance.

If you are not sure what you should focus on to add curb appeal to your home to sell, no problem! Part of our job as Realtors is to help you get your house market ready. If you are thinking of selling this Spring, give us a call! We can help you determine what areas to focus on to get the most money for your home!

Homeowners and buyers don’t look at a house in the same way. As a homeowner, you may not always see your house’s faults, but a buyer will pick up on them right away.

By Jolene Morris, CBR Licensed Associate Real Estate Broker 518-331-1579 | JoleneMorris@Howardhanna.com

The next time you drive up to you house, take note of the following: 1.What is your first impression of the house & yard? 2.What are the best exterior features of the house or lot? 3.What are the worst exterior features of the house or lot? Make a list of the problem areas you discovered. Clean up and make repairs if needed first, then put some time into projects that make the grounds more attractive!

Family Foot Care, P.l.l.C. Podiatric Medicine & Surgery

Does your big toe not benD like it useD to? It could be a condition known as hallux limitus or rigidus. The big toe, also called the hallux, can become harder to move and bend due to pain and stiffness in the joint. This is actually a form of degenerative arthritis. This disorder can be very troubling and even disabling since we use the big toe whenever we walk, stoop down, climb up or even stand. This condition tends to get worse over time. Common causes can be structural abnormalities of the foot such as bunions or flat feet, repetitive trauma, systemic conditions such as rheumatoid arthritis or gout, inherited foot types, or certain activities that increase the stress on the big toe, like repetitive stooping or squatting. Hallux rigidus can also result from an injury, such as stubbing your toe. Early signs and symptoms include limited motion of the great toe joint. Pain and stiffness in the big toe are also often see, and sometimes aggravated by cold, damp weather or with certain activities (running, squatting). If you are being affected by this condition, please come and see one of our doctors for additional information and proper treatment options!

Ask the Audiologist By Madison Hearing Center

Q:

Why do I see some hearing aids for $200 in a magazine but when I speak to my friends they tell me their aids cost much more?

A: Many of the advertisements you see

in magazines are not actually hearing aids but amplifiers. The difference is that an amplifier increases the volume on everything and is not tailored to each individual’s specific hearing loss. This results in some things being too loud Dr. Patrick Bergmann like background noise, and other things not being loud enough. While many of these amplifiers look like hearing aids, they are not. It is the electronics on the inside that differ greatly. A good quality hearing aid has several features an amplifier doesn’t. They can reduce background noise, are blue tooth compatible, and can stream mobile phone calls directly through the aids to name a few of the great advantages over amplifiers. While it can be very tempting to purchase these amplifiers, I have come across very few people who have been satisfied with them and your money may be better spent on other assistive listening devices. The best way to determine if they might work for you is to speak to an audiologist.

Q: My wife tells me I need a hearing aid but I think she mumbles. I meet my buddies’ for coffee a few times a week and never have trouble hearing them. Who is right? A: What you’re describing is a common issue many people

with high frequency hearing loss have. They hear some people fine, mainly male voices, but others such as females or children are more difficult. This occurs because we tend to lose high pitched sounds first when we experience a hearing loss, and since females and children’s voices tend to be higher in range, their voices would be the ones you would first struggle with. This pattern of hearing loss also tends to make it difficult when there is background noise. So, if you’re having trouble with female voices and struggling in background noise, I think your wife might be right on this one. The best way to determine who’s correct is to see an audiologist and have your hearing tested. You also might want to buy your wife some flowers if you’re wrong.

Reflections & Revelations By Suzanne St. Germain

Drive Down Memory Lane As a child it was anticipated that most Sundays we would take a drive. Somehow, no matter what direction we headed off in, we miraculously would end up at my Aunt Loretta's house. Long after she was gone, I took a few trips by on a whim. The appearance may have changed a bit over the years, but the memories of the love contained within those four walls has not. Inadvertently, I drove by the building that used to house the bakery that made my wedding cake years ago. The days of making tasty treats within its four walls appeared to be long gone. It only took me a moment to visualize my adorable, little flower girl putting her finger in the frosting repeatedly while my husband and I were cutting it. The years have passed exponentially. She is a grown woman and not a four-year-old little princess anymore and my happily ever after marriage didn't quite last as long as I had planned but that doesn’t diminish the memories of years ago. Not long ago I found myself traveling the back roads of the town I grew up in. I was taking the long way to Lake Placid, purposely passing my best friend's house where she grew up. Even though her family no longer resides there, driving past it brought back some of my childhood memories. Sleepovers with a bunch of giggling little girls and going out to the backyard to get fresh eggs to make cookies were a staple of my childhood. I am blessed to be able to say the little redhead I met in first grade is still one of my best friends. Driving by the house I grew up in, that my father built and my parents have long relocated from, brings mixed emotions. I am thrilled that the people who bought it or taking as good a care of it as my dad did. I am torn by the knowledge I will never set foot in it again. Above all, I am grateful for the 18 years I spent there. So much of who I am was created in those four walls but more so, who I am came from the ability to exit the door, take off into the woods and create new adventures with my sister. We hold dear in our hearts people that cross our paths during our lifetime and the memories we create with them. I believe locations facilitate a large part of our memories as well. Perhaps it was Sunday dinners at your grandmother's or a favorite park or playground you visited as a child that brings back memories. Why not go for a ride?

Dangers of obesity Extra pounds, extra risk

It’s estimated that 45% of dogs and 58% of all cats in the United States are overweight. That’s a lot of extra pounds. Extra weight on pets might seem harmless, but an overweight pet can mean an unhealthy pet. Here are some reasons why we should keep our pets at a healthy weight. arthritis. The leading medical issue for chubby pets is osteoarthritis. This disease affects small and large dogs alike as well as cats. Plus, being overweight is a known consequence for a dog tearing its anterior cruciate ligament (ACL), which requires expensive surgery to repair. Pets carry up to 60% of their weight on their front legs, so a few pounds can make a difference for pets with arthritis in the shoulder, elbow or wrist. Diabetes. There may be a genetic predisposition, but obesity is considered a major risk factor for diabetes in overweight dogs and cats. Diabetes can shorten your pet’s life if left untreated, and many dogs will develop cataracts which can mean eventual blindness without surgery. Life with a diabetic pet involves daily insulin treatments, prescription diets and frequent veterinary visits. High blood pressure. Hypertension can cause unseen damage. A pet may have heart trouble and kidney failure as well as blindness. Treatment can range from switching to a low-sodium diet to weight loss, exercise and medication. cancer. One out of four dogs will have cancer, from lymphoma to osteosarcoma or mammary cancer. Like in humans, extra weight has been linked to cancer in animals. breathing and anesthesia trouble. Overweight dogs have an increased risk for a collapsed trachea. In addition, the extra weight makes it harder on overweight dogs during anesthesia, which will be a concern for routine procedures requiring anesthesia, like having teeth cleaned. life expectancy. A 1999 study on dogs found that dogs that were fed 25% fewer calories than normal lived an average of 2 years longer, and these dogs had fewer medical conditions and required less medications. Obesity also affects quality of life. Overweight pets are less likely to play and be active. They will tire quickly doing ordinary things like climbing stairs or taking a walk. One of the easiest ways to help an overweight pet is to feed them less at meal time. Your veterinarian can calculate the optimum number of daily calories your dog or cat should be eating.

Love your pet?

We want to! Let’s meet...

Another easy method is cut out the treats. Feeding pets from your plate or frequent treats can quickly sabotage the best diets. Even as little as 30 extra calories a day can add up to 3 pounds a year. Keep treat portions the size of a pea and limit them to once or twice a day. Be safe; before putting your dog or cat on a weight-loss diet, talk to your veterinarian to plan a safe, healthy diet for your pet. Sometimes it only takes a few changes to make a big difference in your pet’s health. —Dr. Rose Broglio

Accounts Receivables Bank Reconciliation QUICK GUIDE TO DIABETES AND YOUR EYES By David Rabady, M.D. The effects of diabetes extend well beyond the inability to properly metabolize food. Too-high levels of blood sugar can negatively affect all areas of the body…including the eyes. People who have diabetes are at an increased risk of developing eye complications, the most common of which is diabetic retinopathy. Diabetic retinopathy is a disorder of the retina that causes blindness. In fact, this is the leading cause of blindness in American adults. Diabetic retinopathy damages the tiny blood vessels inside your retina—the light-sensitive tissue at the back of your eye—reducing the nourishment the retina receives and causing loss of vision over time. Symptoms of diabetic retinopathy are often minor at first & can include: •Blurry or double vision •Rings, flashing lights, or blank spots •Dark or floating spots •Pain or pressure in one or both of your eyes •Trouble seeing things out of the corners of your eyes However, diabetic retinopathy can cause retinal damage before you even notice any symptoms at all, which is why it’s so important for those who have diabetes to receive thorough yearly eye exams. There are several different treatment options for diabetic retinopathy including laser treatments, surgery, and FDA approved Lucentis™ injection. The earlier the disorder is diagnosed, the more successful the treatments can be to slow the progression of the disease and we may even be able to reverse the damage. People who keep their blood sugar levels closer to normal are less likely to have retinopathy or will have milder forms, so it’s also important to work with your diabetes doctor to find out if there are any additional steps you can take to improve your diabetes management. Diabetes can also cause other eye complications, including glaucoma and cataracts. People who have diabetes are actually 40 percent more likely to suffer from glaucoma than people without diabetes and 60 percent more likely to develop cataracts. Glaucoma happens when pressure builds up in the eye, damaging the main nerve. And cataracts are a clouding over the lens of the eyes. Surgery can help restore vision that’s been impaired by cataracts. Because diabetes and eye complications are so closely linked, yearly eye exams are especially imperative for those who have diabetes. We also recommend finding a board-certified retina specialist for your eye care. A retina specialist will be up on the latest research and treatments for diabetic eye disease. Discovering and treating problems early may help save your vision. If you have diabetes, Ophthalmic Consultants of the Capital Region encourages you to schedule an appointment with one of our boardcertified retina specialists. We have 5 eye care offices in the area: Albany (518) 438-5273 Clifton Park (518) 383-8589 Schenectady (518) 370-0066 Schodack (518) 477-2391 Troy (518) 274-3123

Stephanie Daly March 17th is St. Patrick’s Day! We will be making four corned beefs with all the fixings for our family get together. If you have an Instant Pot, this is a great way to cook corned beef. Corned beef in my Instant Pot Ingredients5 garlic cloves 4 cups water 2.5-3 lb. corned beef brisket, including spice packet or DIY spice packet 2 lbs petite red potatoes, quartered 5 carrots 1 onion, cut in wedges Cabbage, cut in wedges DIRECTIONS: 1. Place corned beef brisket, spice packet, garlic and 4 cups of water into the instant pot. I used the rack to keep the brisket off the bottom of the pot. 2. Cook on 90 minutes using the meat/stew setting or high pressure for 90 minutes. Once time is up, quick release pressure. Remove corned beef to a platter and cover with foil. Let rest while cooking the vegetables. 3. Without discarding liquid, add potatoes, carrots, onions and cabbage to pressure cooker, you may remove the rack if desired. 4. Cook at high pressure for 5-6 minutes. Do a quick pressure release before removing vegetables. Please Note- if you enjoy our recipes, videos, discussions and pictures, please share! I’d love to get to 10k and beyond! Thank you very much! We haven’t had too much snow this year, but when the storms came our Town Highway crews led by John Ruchel were busy cleaning our roads from curb to curb. Thank you for your dedication. Here’s hoping for spring to come quick with less snow! Kinderhook has many very generous residents, some of whom I’d like to mention. A friend with a big heart recently reached out to me because she wants to help people in need as she can throughout the year. Do you know of a family or person in need of toiletries, groceries, toys or a birthday gift? If so, let me know and I can facilitate giving such items to you anonymously. Another recent example of kindness comes from the Valatie Boy Scout Troop 114, who recently presented a $3000 check to Robin Sullivan for the Teen Weekend Meal & Pantry Program. They raised these funds through their 13th annual Valatie 5K Run in November. Lastly, when St. John’s could no longer support the CYO Basketball program, a new group stepped in to continue and grow the program. Thank you to the Kinderhook Basketball Association (KBA) and president Rudy Firmbach for your successful community efforts. These are just a few examples of good hearted people and organizations who keep our community strong.

Our Towne’s Mission:

To connect local businesses and organizations to the consumers that live in their communities. We highlight what Southern Rensselaer & Northern Columbia Counties have to offer. Our Towne Magazine content can be read in print, online & via Facebook. 20% of the magazine is donated to the communities served for promotion of events.

Our goal is to “Connect the Community” and support small businesses.

Distribution 21,000 Our Towne Magazine “connects the community” by directly mailing 20,000 copies to homes and businesses in the following communities: Rensselaer, Schodack, Schodack Landing, Castleton, Nassau, East Greenbush, North Greenbush, Averill Park, Wynantskill, West Sand Lake, Valatie, Kinderhook & Niverville.

Dear Readers,

When you shop local you are not only supporting our local economy, but independent family businesses that will serve you better than any big box, corporate store. Case in point: My laptop froze up after I spilled water on it just 36 hours ago. With only a few more hours of work left before finishing this March magazine, I was putting the finishing touches on the very last ad when the screen went green...and then black. Ten hours after spilling a little water on my desk, it would not turn back on. I frantically called my local computer guy, Lloyd Miner, owner of Nassau Computer Repairs. He spent hours with me trying everything under the sun to resuscitate and save my information. He invested even more hours in my crisis after I left his office; looking for solutions from every angle. He called me with options and offered his assistance & ideas. There is no way that the big, corporate stores that offer tech support would have given me so much time, attention & empathy in a very time sensitive situation. Being so close to my deadline, I was basically frozen and in shock. He did what he could to help me, and for that I am grateful. I lost all of my data and hundreds of hours of work; but at least I know that I had someone in my corner looking out for my best interest. This is why you should shop local. This is why working with a small business will get you the quality of care and attention you deserve. This editorial is the last piece of the March 2019 puzzle. Thank you for reading and please shop local. I will now e-mail this to my printer, pour a class of wine and sleep for a few days.

Kaleigh Cavanaugh has been a professional hair stylist for over 10 years in Our Towne. Three years ago she teamed up with Audrey Procopio to provide brides, wedding parties, prom-goers clients with full service beauty services. Kaleigh is a full time hair stylist at POSH Salon at 91 Troy Road in East Greenbush. Offering custom services that cater to each client is what excites them; to make your day even more special and less stressful. Kaleigh and Audrey work with their wedding & prom clients ahead of the big day, to make sure that they get the look that they want. Kaleigh and Audrey provide custom services at POSH salon, and are willing to come to your party with their mobile salon. Get great service, style and confidence when you work with these creative beauty artists. They are honored to be apart of your special occasions and look forward to speaking to you regarding your beauty needs. The following are two testimonials from clients, who are a testament to their abilities and results: Kaleigh and Audrey were amazing assets to my wedding day preparations. I cannot say enough about their talent. Their main goal is to ensure you feel beautiful; which was accomplished for trial day and my wedding day! They catered to each person’s style while staying with the style of the wedding. Kaleigh was able to get a special needs flower girl that hates having her hair done and made it look beautiful! They are extremely talented, friendly, funny, caring, and take pride in their work. They traveled well over an hour to my wedding and still set a calming atmosphere. I have been going back to the girls for anything I need. ~Thank you,Nina Gish My daughter has been getting her make up and hair for prom every year and I never would have someone else do it. They are A+. Kaleigh also has been doing my families hair for years and she’s absolutely phenomenal. I would suggest them to anyone! ~Samantha Heffner

INSURANCE QUESTIONS? WE CAN HELP! Gregory Giammarco, M.S.Ed ,CAS

This month's topic: HOMEOWNERS' INSURANCE Homeowners policies can also include condo and renters policies. A Homeowners policy generally provide some property coverage, loss of use, Personal Liability and Medical Payments coverage, all packaged into one policy. Premium costs depend largely on the replacement value of the property and the coverages selected. There are three general levels of coverage for Homeowner policies as defined in the policy documents. BASIC FORM – Covers losses only only a relative handful of specific named and listed perils. Fire, Lightning,Windstorm, Hail. Explosion,. Riot or Civil Commotion, Aircraft, Vehicles, Smoke,Vandalism, Glass Breakage, Sinkhole Collapse and Volcanic Action are typically the coveragesin a Basic Form policy. BROAD FORM policies cover the BASIC FORM items, plus adds some additional named perils. If something happens, and it is not one of these specific causes of loss, then there is no coverage from the policy.

A more inclusive policy is the ALL RISK , also called a SPECIAL FORM policy, which covers everything that is not specifically excluded in the policy language. Flood and earthquake, for example, are generally excluded items in an All Risk policy. Flood insurance is sometimes required by lending institutions as a condition of their mortgage loans and is available as a separate policy. Some policies may offer ENDORSEMENTS to add or delete coverages not in the base policy that are useful to the homeowner. Equipment Breakdown Coverage can be added to some policies for $15 -$25 per year. This type of endorsement would cover furnaces, boilers, central air conditioning, water heaters, well, pool and spa pumps, electrical panels, security systems and elevators or chair lifts. There is a deductible and typically a coverage limit of $100,000. One Insurer indicates that a faulty air conditioner that burn outscan cost upwards of $5,000 to replace. A faulty circuit breaker in the electrical panel that fails to trip damaging the wiring, light switches, outlets and appliances is shown by the same Insurer as costing $14,000 to repair. Both would be covered under the Equipment Breakdown endorsement and subject toa $500 deductible. Service Line Coverage can be added to some policies for as little as $30 per year. If a power, water, or sewer line to your home fails, the costs of excavation and repair or replacement, and restoration of outdoor property as a result of the repair are not typically covered unless endorsed onto the policy. Replacing a sewer line can easily cost $7,500 to $10,000 dollars. There is a deductible and typically a coverage limit of $10,000. If you would like to find out if these or other endorsements might make good sense in your particular situation, please contact us for a FREE, NO OBLIGATION review. www.giammarco-advisors.com | greg@giammarco-advisors.com
