EDITOR’s NOTE Dear Reader, The real estate market is integral to our economy and this month Our Towne takes a look at where Rensselaer County stands. We also have included some interesting articles related to staging the inside and the outside of your home. Many local businesses are owned by women and we wanted May to be about more than just Mothers- It’s GIRL POWER all the way in our tribute to women-owned businesses. If you are looking for gift ideas for Mom - we have a section of local businesses that should help. Part 2 of our Summer Camp & Enrichment Guide is will help you decide where to send the kids this year. There is also a fun memoir of summer camp adventures from our staff reporter Darren Rosenbaum. In honor of Memorial Day, we have dedicated our calendar section to all local Veterans.Throughout the calendar you will find fundraisers and activities that support these amazing heroes. As always, enjoy this issue & tell our advertisers you saw them in OUR TOWNE!! Thanks Debbie Gaylord, Publisher

by Debbie Gaylord Rensselaer County is a gr eat place to liv e and fordable a few years ago when interest rates were at 6% or even work but we wanted to learn mor e from a pro- 5% is now affordable,” said Joan. A ccording to Joan, homes in $150,000 to $250,000 are hot now. She says young couples fessional. We sat down with local Realtor Joan the looking for starter homes are taking advantage of record low inScott-Rapp of Coldwell Banker Prime Properties terest rates. They may have spent the past few years saving up in East Greenbush and asked for some insight on while renting and no w they ar e ready to purchase. Another the current market. growing market is homes f or empty nesters. People who want Location is a key selling point for Rensselaer County. Nestled between the Adirondacks, Berkshires and Catskill Mountains in the upper Hudson Valley, it’s within commuting distance of Albany and Troy while being close to the large metropolitan areas of New York City and Boston, making it the best of both w orlds. Four season are a major plus for many residents who seek an active lifestlye. During the wint er there are a wide variet y of sk i resorts in every direction and the in the summer ther e are lakes and parks throughout the region as well as cultural venues such as Tanglewood, SPAC, Saratoga Racetrack, hiking, canoeing and camping. A ward winning school distric ts, offering rigorous academics, sports, and the ar ts to also make it a natural choic e for families with school age children. I n addition to all these amenities, Rensselaer County is in the center of the new “Tech Valley”, with its growing number of nanotech, biotech and alternative energy companies. According to the website Techvalley.org “Tech Valley is home t o more than 1,000 technology companies, with a c ombined 50,000 employees and $2 billion annual pa yroll, that have a $5 billion annual economic impact”. C ombined with our proximity to local colleges and universities, including world reknowned RPI and the Stat e University of NY at Alban y School of Nanot echnology, Rensselaer C ounty is the up and coming area to live. Local realtors say that while Renssealer County real estate market was in a sort of lull since 2009, things are about to change for the better. Last month C oldwell Banker reported an increase in single family resale home sales in Rensselaer County. As of March 30th, of the 970 homes f or sale in the c ounty, 28% sold. The homes that sold spent an average of 124 days on the market; The average price was $209,041. According to Joan Scott-Rapp, these statistics are good news for people who are selling their homes. They can expect to sell sooner and it will be close t o the asking price but usually a little under. The market has self- corrected enough that most homes that were overpriced a few years ago are now accurately priced. For homebuyers, it is the amazingly low interest rates that are a game changer. At 3.25% – 3.5%, “A dream home that was unaf4

to downsize to a smaller home or t ownhome. R app says the most challenging market in Rensselaer C ounty is homes o ver $400,000. It is a buyers market and buyers are being picky. The biggest challenge for Real Estate in Rensselaer County is high taxes. Since the housing market is int egral to everything else and interest rates will most likely go up , county and town governments should prepare now by making Rensselaer County more tax-friendly for residents and businesses alike . Joan’s advice is to invest in “curb appeal” for the area. That is, do just as a person who is selling their home would do: Make it “wow” from the first impression and draw buyers to the area with landscaping, well maintained public roads and lighting, and start investing in the infrastructure for the potential businesses that would like to come in and bring their well-paid employees with them.

research before you spend the money. When you pick out your plants, you want to use a good quality topsoil, mix in some peatmoss, and sprinkle some fertilizer. (Espoma Plant Tone is 1 of the best), I use it personally on my vegetable garden and all my flowers. A good thick layer of mulch never hurts and when all the flowers are in bloom the colors will pop. Lets not forget to water those plants either. Water Nicole in her Sunflower Paradise first thing in the morning or when the sun is going down. Do not water in the middle of the day, especially in the summer months. Espoma (brand) is a line of all different types of products for plants, trees, roses, shrubs vegetables, flowers etc mostly orLearn How To Create a ganic as well, available at most nurseries. Dividing perennials every 2 to 3 years is Beautiful Retreat at Home a great way to give your existing perenniby Nicole Breedlove als more room to spread. Perennials will get choked out, meaning the roots need If you are looking for some helpful tips when it comes to getting the flower garden more room to breathe. By doing this you ready for the season or planting a new one, are promoting new growth and it keeps the plant looking as it always does. here are just a few. After you divide your perennials you When planting a perennial garden it is can save the extra for yourself and make important to pay attention to the amount a new flower bed or do what I like to and of sun light your plants will be getting. This time of year is a good time to think about what summer and fall blooming bulbs you want to plant. Gladiolas, Freesias, Dahlias, Lilies(many varieties) just to name a few. It is important to wait to plant these bulbs until the chance for a deep frost is gone. Usually you want to wait until Mother’s Day to plant any plants, vegetables, or bulbs in the ground. If you have Easter plants hanging around, Tulips, Daffodils, Hyacinths, etc. once they flower then they can be planted in the ground because they have already bloomed. When planting anything with a bulb, it is always a good thing to put some ( Espoma) Bulb Tone in the hole in which you are planting. The Bulb Tone is excellent for providing the nutrients the bulbs need to get a good start. Gardening doesn’t have to be complicated, it is good to make mistakes and then you learn what works for your conditions. With good quality products and if you do a little research, you can have the yard you always dreamed of and enjoy it year after year. Nicole Breedlove is the co-owner of Breedlove Landscaping llc. CURB APPEAL Enhancing Your Home from the Outside by Steve Noel, A-Z Landscaping
Update your Landscaping – Just like the inside, the outside of your home can bec ome dated. Remove all overgrown bushes and plant a way from the f oundation. U se bushes that flower and remember to always put bigger bushes in the backdrop and smaller perennials in front. Replace any concret walkways that are cracked or heaved from frost. Re -install it with a little flare for shape, curves are not only easier on the eye but make for a nicer flow when incorporated with the landscape beds that border walkways. The old wooden decks from the 80’s have lived their life but it is time to replace the decking boards. Composite decking can really make your deck look new again and it will last forever. Composite decking, though sometimes pricey is a great investment, and it will keep splinters out of your toes. Sealcoat your driveway to give it that deep dark sheen again and improve curb appeal. Typically every other year you should get your driveway sealcoated to protect water from penetrating the blacktop and creating cracks from underneath the surface.

Your lighting might need an overhaul. Focus on the points of entry. Old lights that were once bronze coated or painted should be updat ed with new ones . Light posts b y the r oad should be replaced as well. Or save money and paint the them with a can of outdoor spray paint. (Be sure to remove the glass and spider webs!) Prepping the home for selling is VERY important. One thing you should take a look at is furnitur e placement, and of c ourse outdated appliances and out dated décor. Everything should look stylish but not t oo over the t op because what y ou find stylish may not be what someone else finds stylish. Cleaning clutter and making items organized is also a major c oncern. Balance strong colors with a moderate amount of neutrals. When potential buyers come into your home you don’t want them to run away because they are blinded by the light, wrapped up like a… in the middle of the night (oops—it’s that side tracked thing again) but seriously, you don’t want them t o feel overwhelmed by color. What if they don’t like that same bold color as you? While a little pop of c olor may be ok , too much will send y our prospective buyers running for the door and their sunglasses. • Make the most of your space. Take a piece of furniture out if you need to. If your entry way looks too cluttered or has items that performed a function for you but may not be so appeasing for buyers to look at, move it out of the entry way for now. So now here is a recap on ways to easily resell your home as well as some additional helpful hints: • Keep the color palette neutral to appeal to a wide variety of buyers. • Think about cleaning up the backyard and making it more of a meeting plac e for conversation… a wa y to do this could be adding patio furniture (this investment will be worth it!) • Focal Features---think about what items or furniture in a room you want to accentuate---maybe it’s the gorgeous bay window or the beautiful fireplace. Whatever it is, think
about the best possible wa y to make it stand out ( And yes we do have window treatments for that gorgeous bay window!) • Eliminate or move furniture or anything that is tak ing away from what the space has to offer instead of offering the space style and function. • Furniture Arrangement—Furniture doesn’t always need to be placed against the wall, it is often beneficial for it to be placed floating in the r oom—it can give the appearance of a larger room. • Clutter—Remove items that ar e causing y our room to have a claustrophobic feel. • Artwork/Furniture---try placing artwork in another part of the house. If you have a lot of paintings in one room and not in the other y ou might benefit from hanging them elsewhere in the house—the same goes for furniture. • Transform a room that has no purpose and make it a room that has a purpose! Make the drab old storage room into a cozy reading nook or library; the key is to make buyers see the potential in the space. • Master Bedroom—the master bedroom should appeal to both males and f emales---get rid of it ems that ar e too gender specific (this can apply to other rooms of the house as well, use it as a general rule of thumb , paying special attention to the master bedroom) For more inspirational ideas, please stop by East Greenbush Window Coverings today and we’ll get you started in the right direction! Most won’t admit it but they are very strong, courageous and decidedly unique woman. Please take this opportunity to get to know these local women who took their dreams and made them real.
Patty Vargas The Cross Eyed Owl Valatie I never really decided to have my
own business. I was selling my handmade floral wreaths & arrangements with a bunch of other crafters & I ended up with the shop myself. It has evolved from there We asked the following questions: into what it is today. What made you decide to open your own business? I love being my own boss & getting to What do you like best about owning your own business? come to a ‘second home’ of sorts each day for What is your favorite quote? work. As the owner I can’t always get time off when I’d like, but other What one word describes you best? than that I love it! Single Word: Enthusiastic Favorite quote: Trust Dee Cucinotta, Piano for Special Kidz in the Lord with all your heart and lean not on your own understandEast Greenbush I started Piano For Special Kidz when I real- ing, in all your ways acknowledge him and he will direct your paths. ized there was a need in the Capital Region for piano instructors Proverbs 3:5-6 It’s the verse I live by! who are qualified with the skill and knowledge to teach students with www.crosseyedowl.com disabilities. It takes a real understanding of the disability and how it impacts learning and playing an instrument to teach effectively. My original concept, which has remained constant through the years, is to give children and adults the ability to play the piano at their level as independently as possible for their friends and family. I think the two biggest advantages are flexibility and creativity! When working for a company (or a school district!), ideas for change are not always accepted. Having your own business allows you the flexibility to be creative. That being said, there is very little down time... work doesn't end when you go home; more often than not, it just continues in a different capacity. Single Word: Ha! Anyone who knows me, knows I don't have a single word for anything! The shortest phrase I can come up with is: I am thoroughly dedicated to my students' success! Quote: Attitude is Everything!" the right attitude is the KEY to success!
Brenda Cole - BLC Pet Care North Greenbush I decided to open my own business because I wanted to work with animals but I was not sure in what capacity - so I took what I love about being with my own animals and turned it into a job I could feel passionate about doing. I knew from having my own Pet Sitter in the past that feeling secure about my animals being taken care of by some one I trust in my home when I was away, and being able to get out with them to play or get a walk when I was at work was a comfort. I wanted to offer that to others and selfishly get to enjoy being with their animals. I get to do what I enjoy and set my own parameters, if I succeed or fail , I learn from what worked, what didn’t and what I need to adjust or leave behind in the future. Kelly Hart ~ Serenity Day Spa & Salon East Greenbush
I had been in the salon business for over 20 years and took a break after my 3rd child to raise them for a few years but found that I really missed what was my true passion. The opportunity fell in my lap to open Serenity and I jumped right in. It’s hard to pick 1 thing I like best about owning Serenity. Between the wonderful people that support my business to the very professional and talented people who work here, the list would go on and on. Single Word: Blessed www.serenitydayspaandsalon.com
Sybil R. Schwartzbach Massage Therapist North Greenbush I first got my License(in 1991). I tried many venues; they all had a different agenda. I realized that the only way to have a space that I felt would allow a client to feel safe enough to let go of their stress~was to create a space within from my home. I am very good about “time management”,but just knowing, what I to do for my Business next, has always happened. I just have to allow myself to listen to me. Single Word: My Massage Room, offers a Sanctuary to offer with the highest hope for Transformation and Liberation.... on many levels Favorite quote -“There are only two ways to live your life. One is as though nothing is a miracle. The other is as though everything is a miracle” ~Albert Einstein www.greathands4you.com

Laura Higgins Owner The Living Well
I decided to open my own buisness because I wanted to be able to offer a program completely tailored to each person rather than tailor the person to fit the program and that is the best part of having my own buisness. Single Word: Unique Favorite Quote: My buisness motto”The Living Well is your path to Living Well”.
Diane Lehmuler-Hardy Design Sense ~ North Greenbush
I noticed that people buy things they love or know what they love but lack the ability to define a space, to accessorize a room or pull a look together....they needed some help and guidance, in other words... designsense. The best thing about owning my own business is being able to tailor a business plan, a mission statement, an approach to clients that embraces my ideals of service, value and responsibility. ~ Single Word: affirming www.designsensebydiane.com
Bridget Chandler, Simply Accounting East Greenbush I realized how important it was to offer small business owners accounting, tax, and bookkeeping support affordably. Over the years I experienced that the expense of this service most always extended business owners budgets. I wanted to be able to support them and help them keep in compliance with small business taxation and accountancy. Having the ability to offer valuable information to people to help them accomplish their business and personal goals. Single Word: Personable. Favorite Quote: “The pleasure of your job brings perfection to your work.” Aristotle www.simplyaccounting-bookkeepingsvcs.com
Jae Way, Life Coach, Oneself Cares While living near San Francisco for several years, I experienced a personal transformation that allowed me to truly open my heart and reclaim positive, long-forgotten aspects of myself. This transformation happened through my work with a transpersonal therapist, taking part in experiential retreats, and returning to college. In September 2001 my husband’s work brought us back to the Capital Region. My vision was to offer experiential workshops and retreats for women, based on the same holistic/transpersonal approach that had given me new life. In 2002, I offered my first daylong women’s retreat and also began my Holistic Life Coaching practice, as I continued my master’s level training in Psychosynthesis Therapy. At the heart of every session I have with each woman I work with is the honor of holding on to her vision (especially when life clouds her view) of achieving her own heartfelt transformation, which will allow her to discover and live her joy. Single Word: Visionary. Favorite Quote: “There came a time when the risk to remain tight in the bud was more painful than the risk it took to blossom.” Anais Nin www.oneselfcares.com 16

Nancy Keenholts h l The Country Trunk East Greenbush My journey into owning my own business began by teaching 8th grade math, to becoming a parent of two beautiful children, to developing a “craft” home party plan called “Sunbonnet Creations”. Having a retail store front since 1988 has provided me with the opportunity to use and share my “creative” nature. I also enjoy the interaction with many community folks. The best things about owning my own business are enjoying the “Pride of Authorship”, and meeting customer’s expectations of their “Feel Good” shopping experience. Single Word: “dedication”. Favorite Saying: “It’s not a job when you have a passion for what you’re doing each day you go to work!”
Terry Duncan, Discovery Place Preschool East Greenbush It has been a dream of mine for some time to open my own preschool. It has been great to have a partner with the same dream and vision. You can make decisions based on your own beliefs and knowledge. What single word sums up your approach to business? (or just sums up you) Motivated. Favorite Quote: Don't sweat the small stuff.

Ginny Siciliano, Shampoodle ~ Delmar & Clifton Park (former owner of OUR TOWNE) I have a great love for animals, especially dogs, and when the Shampoodle opportunity came to me in 2005, I jumped in with both feet, opened another one and a Doggie Day Care as well. A MESSAGE FROM THE VET ~ Dr. David Stone, DVM
I Don’t Know by David Stone, DVM
I paid nearly a quarter of a million dollars (closer to half a million by the time it’s paid) to learn everything there is to know about the animals that I treat. Sometimes I think the joke’s on me. What do I actually know? My friend, former big wig at St. Peter’s Cancer Center once told me that he has never once got the “big” question right— “Doc, how long have I got.” “The doctors said he’d make it 3 months and he barely made it 3 weeks—what do they know?” Or, “they gave him 3 months and here we are 1 year later—what do they know?” Many things are not currently knowable. Medicine has not figured out how most things work, much less how to manipulate them. Yet we beg for guesses. “Doc, my old dog is drinking more water and losing weight— what’s wrong with him?” There’s a few things that can cause that—a simple blood or urine test may show the problem. “Blood and urine?…what do you think you’ll find? What can you do about it?” That would depend on the answer—let’s do the test and figure this out. “What if it doesn’t show the problem.” We’ll go over the less likely reasons and figure out specific testing. “Like what other possibilities?” There are lots. Can I check his blood or at least his urine? “Nah, you probably wouldn’t be able to do anything about it anyway.” You may be right. “So, how long do you think he has?—best guess.” I don’t know. “Well why not, you’re the professional.” I get into conversations like this occasionally. My best guess is just that. I can have my suspicions—and I’ll usually share them. But guessing wrong on a pet, while sometimes inevitable, is always disturbing.
What about the things I do know. Do I know them? For instance, vomiting and or diarrhea and or not eating are the main clinical signs of pancreatitis. The blood test may suggest pancreatitis as well. Your cat is slightly painful when I feel her belly. The xray is also suggestive. I tell you she has pancreatitis--I give her fluids and medicines and she recovers. She goes home and is happy. How do we know that she didn’t have a mild gastritis, or ulcer, or even cancer—all of these conditions would improve with fluids and antibiotics—for some period of time. I’m a hero because I diagnosed and successfully treated your cat’s pancreatitis. Your cat may not have had pancreatitis. I may have been wrong. If it’s cancer I suspect I’ll see you soon. Sometimes I don’t know what something is/was until I see how it responds to treatment. Oddly enough you only positively diagnose mange with a positive skin scrape—skin scrapes are only positive some of the time. When you have a dog who responds to therapy you get a diagnosis through the “back door.” That is, unless the treatment is effective for several things and I got lucky—but I was wrong—but your dog is better… Sometimes we are just as satisfied to find out what’s NOT going on. For instance when the puppy diarrhea is not a parvoviral infection, it’s a good thing. Ruling out parasites and giardia is also a good idea but it may just be the new food, or stress, or eating too many leaves in the back yard. My point is, ITS NOT PARVO! My current use of “I don’t know” is either a prod to you to do the test that will tell us the answer—maybe for sure--or is a waffle between “it can’t currently be known” and “you don’t want to know.” You don’t want to know is the larger group. It seems the more I learn the more I realize how little we really do know—for sure. Western medicine is young and precocious and spirited and offensive, yet it is beautiful and has far greater promise than we can imagine.

Summer Adventures at Camp
by Darren Rosenbaum
Even though it was 1982, I can remember it like it was yesterday. I was a sk inny 14 year old camper spending m y 5th summer at Bronx House Emanuel Camp in Copake, NY and my bunk-mates and I had a plan. None of us liked a par ticularly arrogant counselor I’ll call ‘Joe’, so we devised a clever prank to make him the camp laughingstock and provide us with memories to last a lifetime. A s an 18 y ear old, Joe could bring his car t o camp. Not only did he endlessly boast and brag about the fr eedoms his yellow VW Beetle provided him, he loved to rub it into everyone’s face about how great a t ennis player he was . After a f ew weeks of this nonsense, a bunch of m y bunk-mates and I hatched a plan for the ages. Without giving too much away, it was to our good fortune that the t ennis courts sat right nex t to the c ounselor parking lot. The plan called f or a little r econ, some in vestigating and clever requisitioning, and, to make it w ork, perfect timing. We also needed a lot of people so af ter midnight, our entir e bunk, about 20 kids in all, quietly departed for the parking area with a few large screwdrivers. Knowing we only had a shor t window of opportunity, a few of us set about the first task, dismantling a single section of tennis court fencing about 15 f eet tall while the majority of us made a bee -line for Joe’s car. Within minutes, 15 of us had picked up the Beetle and mo ved it about 75 f eet to the tennis court. By this time , our deconstruction crew had removed a single section of fencing and set it aside. Then, each of us took a hand-hold and picked up the car f or its final journey of the ev ening, and valet parked it inside the t ennis court Joe loved so much. We quickly set about reconstructing the section of fence, congratulated each other on a job w ell done and headed back to our bunks. Total cost: Nothing; Elapsed time: 20 minutes; Memories: Forever! At breakfast the next morning, word spread about the yellow Beetle that had ‘mysteriously’ made its way into the tennis court and that a deflated Joe was beside himself wanting to know how this had happened ‘to him’! As hard as it was , our group talked it up like the other campers, offering silly scenarios even though we knew the truth. E ventually, the story would be told but for my generation of campers, a legendary prank was born that day. Summer camp was full of memories that still play in my head like scenes from a block buster, and they nev er seem t o grow

old. A ‘normal’ day might include swimming and boating at the waterfront, playing ping-pong or tetherball before meals, spending afternoons at the ‘Rec’ center playing floor hockey or developing photos in a dark room and ev enings in our bunk with our Heinz ketchup caps t o run the ‘Skully’ board painted on the floor. There were plenty of highlights too, like when the entire camp would go to Bash Bish Falls for the day and once a summer, we’d head to Riverside Park in Agawam for a ride on the old Thunderbolt, long before it lost its charm and became a Six F lags. And how could I forget trying out for and earning my spot on the camps traveling softball team, or the forest campouts with the other bunks , listening to our counselors tell eerie ‘Cropsey’ stories around the campfire. Last but not least was the annual rit e of passage f or all ‘senior’ campers, an end of summer 5-day trip to Montreal, Washington DC or Virginia Beach for those too old to return the next year as a camper. It was all so much fun! I n the end, I spent 6 unf orgettable summers at Bronx House (now called Berkshire Hills) and as a r eturning camper I alwa ys looked forward to seeing m y ‘summer’ friends. I made lasting friendships with the majorit y of my bunk-mates and, thanks to Facebook and other social media sites, these friendships still exist today. So while today’s camper might not k now the legend of the mysterious Beetle in the t ennis court, rest assured that if I were to post the story on a camp alumni sit e, the scenes from that blockbuster summer w ould play again f or all m y friends from the early 1980’s, Joe included! For many area families, the search for a summer camp program intensifies every May. Whether it’s a 6 w eek program at a loc al school with year round friends or a sleep away camp in the Catskills, Adirondack’s or Berkshires, summer camp is an adventure for everyone involved.

A fter completing dental school at the University of M aryland, the Brooklyn native worked at St. Clare’s hospital in Schenectady for five years. He enjo yed the area and his patients at St. Clar e’s but when a prac tice in East Gr eenbush with a small customer base became a vailable, he decided the time was right. That was April 1, 1997 and today they are celebrating fifteen successful years in business. Lapinski Dental is not your typical dental office. Patients feel the difference from the moment they walk thr ough the door and are greeted by the friendly staff. However, the real distinction comes when you meet the dentist for the first time.

He uses videos or a detailed description about each procedure before he begins. He also says he never compromises on qualit y in any area, not just his time but right do wn to the laboratory he uses and supplies.

Dr. Lapinski says the most g ratifying aspect of being a dentist is when he has literally given someone back their smile . Most people may take it f or granted but smiles are so important in life. The man was t errified of dentists but when his tr eatment was c ompleted he had a new smile and a new confidence in going t o the dentist. Another patient was a little g irl who was missing permanent teeth. Dr . Lapinski worked for years with other specialists t o coordinate the treatment and restore her smile.
