May 2014

Dear Readers, It is hard to believe I've owned Our Towne Magazine for almost two years. Like most business owners, I set yearly goals. One of my top goals this year is to add more value for my current and future advertisers. I have dedicated 2014 to focusing on Social Media and Mobile Media. I strongly believe a strategical use of mobile media and Facebook will provide the added value I want for Our Towne Magazine advertisers and readers. Moving forward, Our Towne Magazine will utilize both print and digital mediums to “Connect the Community.” Until recently, if you asked my family, they would tell you I knew little about either-especially Facebook. Things are starting to change! Recently, I hired my friend Mark E Johnson. He owns a business called Action Now. He is my professional consultant in the social media and technology areas. He has been my BEST discovery through the Rensselaer County Chamber of Commerce! In our first 3 sessions we built an awesome optimized mobile site and developed a purpose for our Facebook business page. I’ve learned how to create an effective post, that are designed to attract attention and engage Our Towne's community. Mark is a great teacher and consultant. So are you ready to see what we have done so far? Great. Take out your smartphone or Iphone... Compose a new text... Send it to Phone Number is “99000” the Message is “Towne” and press send... You will receive a message from me with a link to Our Towne's mobile-site. (See Picture Below). This is a special Mobile Website that is easy to use from any smartphone. It is easy to read on a phone screen and has only the most important information from my website. Since about 70% of people now search the web from their phone, businesses have to make sure they have an Optimized Mobile Web Site. As for Facebook, if you have yet to “like” our page, you can simply do so from there. I will be doing LOTS of give-a-ways in the coming months. I am now realizing how much more I can offer the Our Towne community by posting current events around town, announcements and promoting my Our Towne advertisers! Thank you to Mark Johnson for all of his help (and patience). This month of course I want to wish my dear mother a Happy Mother’s Day. What a blessing she is in my life. I am also very blessed and grateful for my Mother In Law who is “the best.” Lastly, I am thankful for my daughters who light up my life every day. They bring me joy and I adore them. To all women who love & care for others; Happy Mother’s Day! And this Memorial Day, let’s not forget to thank the brave men and women who have served our country. Happy Memorial Day and thank you! Thank you for reading Our Towne and please, let the advertisers know you read about them here! And, please, “LIKE ME ON FACEBOOK!!!” You will be in the loop about what is going on around Our Towne! Jennifer Felts

THE OUR TOWNE SPOTLIGHT SHINES ON... A-Z LANDSCAPING Local landscape artist Steven Noel is making great

achievements! If you are looking for a landscaper or hardscaper (patios, stone work, sidewalks, walls), to enhance your home, look no further! A-Z Landscaping promises to increase your homes beauty and value with their “flawless work.” I can tell you from personal experience, A-Z will not disappoint. Shortly after returning home from the United States Marine Corps. in 2000, A-Z Landscaping was established by Steven Noel. This motivated man, with a walk behind lawn mower & snowmobile trailer, quickly gained a collection of loyal customers. By 2003, his reliability & strong work ethic earned him 60 accounts and was mowing nearly 80 acres a week. Burned out and bored from the repetition of mowing, Steven decided he needed a change that would allow him to be more creative. In 2004, it was time for that change. The mowing business was sold & new trucks and equipment were purchased. It was time to chase his dream. Doesn’t this sound like the “American Dream?” I love these stories...For the last 14 years Steven has been full steam ahead beautifying & creating unbelievable landscapes & water features in our community with A-Z Landscaping. Unsure of what to do with that old patio or walkway? Tired of the deck & want to upgrade to a patio? What about those front steps that are falling apart? Steven is a Hardscaper with a creative & budget-minded approach. He prides himself on listening to the needs and tastes of the customer, and offers various creative ideas to fit their budget. Even the most challenging landscaping & hardscaping projects are welcomed by Steven. He is a detail oriented, creative and reliable professional who is also highly certified & trained. Steven has been trained and certified by VERSA-LOK Retaining Wall Systems, CST Brick Paver Systems and Techo Block Wall & Patio Systems. Due to his certifications and many years of “on the job experience,” he has been able to perfect and achieve very minimal settling and perfectly pitched patios and walkways. Your patio & walkway should look brand new for MANY years to come, if installed by a professional such as Steven.

Steven works with a small crew that is like a “well oiled machine.” There are extensive steps that are to be completed that are very critical when installing patios and walkways. Bigger landscaping companies tend to overlook these steps, or send crew members that may not be properly trained. So, Steven warns the average homeowner of the “Glorified Lawn Mower” who tells you that they can install patios, walkways, and calls themselves a Hardscaper. For this reason, A-Z Landscaping GUARANTEES all of their work and you can be rest-assured that you will be impressed by the flawless end product. Hard work & dedication to his craft and company has truly paid off. Steven does all of his own work, and will pay attention to the smallest details. A-Z Landscaping is yet another example of a Our Towne small business that is finding success in our community. Let him customize a creative solution for your landscaping and hardscaping challenges! If you are interested in meeting with Steven for a free consultation, call (518) 423-0611 and visit his website: www. AZLandscaping.com where you can see just a sample of the workmanship and creativity that A-Z Landscaping has to offer.

STEVEN’S ATTENTION TO DETAIL WAS FANTASTIC AND WHEN HE SAYS IT....HE MEANS IT! STEVEN KNOWS WHAT HE IS TALKING ABOUT. OUR HOME LOOKS SO DIFFERENT AS IT IS MUCH BRIGHTER, CLEANER AND COMPLETELY REFRESHED. I HAVE BEEN, AND WILL CONTINUE TO RECOMMEND STEVEN’S WORK TO ANYBODY WHO WILL LISTEN! JESSICA & CHRIS HALL, NASSAU STEVEN DOES AMAZING WORK AND HIS ATTENTION TO DETAIL I LIKE NO OTHER. WE HAD SEVERAL ESTIMATES FROM OTHER LANDSCAPERS AND HIS DESIGN AND ARTISTIC ABILITIY SHINED WAY ABOVE THE REST. I HIGHLY RECOMMEND HIM. STEVEN CANISKI, EAST GREENBUSH OUR NEW WALKWAY, STEPS & LANDSCAPING HAVE TRANSFORMED OUR HOUSE! IT WAS A TERRIFC INVESTMENT THAT WE ENJOY EVERY DAY. ALL OF OUR GUESTS COMMENT ON WHAT A BEAUTIFUL JOB A-Z LANDSCAPING DID ON IMPROVING OUR HOME AND ENTRANCE. WE ALREADY HAVE HIM BOOKED FOR THE FRONT WALKWAY IN 2014. YOU CAN’T GO WRONG WITH A-Z LANDSCAPING. CHRIS & JENNIFER FELTS, CASTLETON Our Towne Rensselaer County ~ Jennifer Felts~518-380-1279

“It’s Time to Grow

Lead Pastor, Grace Fellowship Church Greenbush Campus

The Gallery at Capital Sawmill Unique Mother’s Day Gifts!

gballard@gracefellowship.com

Last May, my wife Rhonda and I left St. Peter’s hospital with a car full of items that smelled like baby powder, and our newborn son, Tobias. As you might imagine, this year has flown by for us. Every day Rhonda and I look on with excitement and anticipation as our little man doggedly and clumsily attempts to grasp any furniture within reach and pull himself up onto his own two feet. And he won’t stop there. He’ll keep pushing himself—trying, failing, learning, and trying again. By the time you read this, he’ll probably be triumphantly toddling all around the neighborhood. I think most of us can relate to my son’s excitement. I believe there’s something in each of us that wants to grow and to change. We want to get better, overcome our weaknesses, and accomplish new goals. But that growth often seems hard to grasp. We try hard and work hard, but the healthy change we are looking for doesn’t happen or doesn’t stick. Remember the last time you joined the gym? Or your latest attempt to quit that bad habit? Let’s face it—while the idea of change can be exciting, the actual follow-through is much more daunting—especially when it has to do with something as deep as our character. As a Christ-follower, I believe in the transformative power of the gospel. The beauty of the gospel is that even though we come to God in all of our brokenness and failure, He still loves us and wants a relationship with us. And in a twist that’s just as amazing, that relationship has the power to mend our broken places, redeem our failures, and heal our hurts and hangups. All of that change can be summarized in one fantastic word— growth. So right now, when every tree and blade of grass around us is finally bursting with growth and new life, I ask— are you growing? But even more importantly, how can the transforming power of the gospel of Jesus Christ help you grow?

Our Towne welcomes a NEW Business

Wrangler’s Bar and Grill

Christmas Fish always had a dream to own a country music themed bar & restaurant. Lucky for the East Greenbush community, she was oered a fantastic opportunity to make that dream come true in Our Towne. After years of raising a family, she recently seized the moment and decided it was time to pursue her own dreams. Wrangler’s Bar & Grill has filled the space next to Sal’s Barbershop at 346 Columbia Turnpike (across from Selena’s CafĂŠ) in East Greenbush. Christmas was excited to renovate the space and has decorated the pub & restaurant in a Country Western dĂŠcor. With a pool table, dart boards, juke box music, Quickdraw and a Direct TV with Sports Package, Wrangler’s is a great new place to hang with friends and family. Specializing in Bar & Pub Food, they serve lunch & dinner daily. At Wrangler’s, you will find 10 beers on tap; specializing in Local Craft Beers. Christmas is excited when she speaks about her “amazing cooks and employees that are dedicated to excellent customer service and high standards.â€? As the owner & manager, Christmas will be around to make sure that her dream is 110% successful and that the customer is always looking forward to their next visit. There is a large, screened in outdoor area where you can enjoy your food & drinks. There will be two TV’s- one with Quick Draw and the other with Sports or News. Wrangler’s Bar & Grill is biker friendly and handicap accessible. Wrangler’s is going to be a very popular bar & restaurant in Our Towne. There is additional parking in the back, with lit access into the restaurant from the parking lot. Let me be the first to welcome Wrangler’s Bar and Grill to Our Towne. Wishing you great success as you pursue your dream! Congratulations!

Did You Know...? By Nicole Henderson

...that summertime fun with young kids doesn't have to be expensive or far from home? In truth, it took giving birth to twin boys and a sense of financial desperation to find out that these places existed for my kids. And since I'm still learning, I thought I could bring you all with me as I explore what we can do with our little ones when a camp or other program isn't in the cards. If you're getting moans and groans at the suggestion of playing in the backyard AGAIN, try one of these places out. Unless otherwise noted, they are all free. •East Greenbush Town Park – They have a swing set, hiking trails, picnic tables, baseball fields and lots of space to roam. •FunPlex Fun Park – East Greenbush and local residents are lucky to have their own mini amusement park right on Columbia Turnpike! Most rides are geared towards older children, but some are aimed at younger ones like the $3 Bounce House and $5 Mini Go-Karts for kids 3 and up. Other attractions cost money too. •North Greenbush Town Beach – Snyder's Lake provides an opportunity to swim, boat, fish, and truly enjoy the summer. Admission is $2 per person, per car for the day for town residents. $5 per person, per car for Rensselaer County residents. •Schodack Island State Park – Featuring a great playground, hiking trails and water access, this park is a great way to spend a day. $6/ car parking fee on weekends and holidays. •Schodack Town Park – This park has hiking trails, swings, picnic facilities, and a nice stream. •Splash Pad – Located on East Street across from the Rensselaer Train Station is a fully fenced in oasis of sprinklers for little ones to splash around in. Check out the playgrounds at any of our local elementary schools. Most will let you use them when programs/camps aren't going on. When the rain has washed away your patience or the heat has melted your resolve to entertain, try some of these inside locations for summer fun. •The Children's Museum of Science and Technology (CMOST) in North Greenbush – http://www.cmost.org. It's the only children's science center in the Capital Region, and we have it in our backyard. Check their website for a schedule of events. Admission is $5 per person for ages 2 and up. •Discovery Place Learning Center in East Greenbush – http://www. discoveryplaceny.com. In addition to their summer enrichment classes, Discovery Place also has play times where your kids can use their facilities for a fee while either you or their staff monitor them. Visit their website for their schedule and rates. •Pick a library, any library. My personal favorite is the East Greenbush Library with their kids' playroom. For all libraries, check their online calendars for story times and other fun events. SpareTime East Greenbush participates in a summertime bowling program where kids bowl FREE every day (2 games apiece). Visit https://www.kidsbowlfree.com/center.php?alley_id=6212 for more details. FRIENDS OF THE RENSSELAER PUBLIC LIBRARY MAY IS MEMBERSHIP MONTH WHY NOT JOIN THE FRIENDS & BRING A FRIEND? The Friends of the Rensselaer Public Library will meet on Thursday May 24th at 6:30 PM in the large meeting room of the library located at 676 East St. across from the Amtrak parking lot. Our meetings are usually the 3rd Thursday of the month. If you have ever wanted to volunteer a little of your time what better way than to join the friendly folks at the "Friends". They are helping youngsters and oldsters alike with the summer reading program for children ( June 21stAug.), authors nights and speakers for the more mature. Come to our next meeting(s) and find out what we are all about. We presently have 47 members but new friends are always welcome, there is a place for you no matter what you like to do: working with children, seniors, gardening, advertising, crafting, etc. We will be discussing the recent book sale and would like to thank all the local merchants who donated gifts to our raffle, helped with advertising and our patrons who bought bags and bags of books, the April book sale was our best yet. A big FRIENDS Thank You to everyone who donated books, sorted books & more books, made raffle baskets, manned the raffle and book sale tables, set up and tore down tables (especially the Anime Club), and Rensselaer DPW for their help. There are presently 3,186 active patrons who use the library, it is a very busy place.

Dear Angie I'm 39 and have been married for 12 years. My wife is 35. When we first got together, my wife did not want to have kids right away. She said maybe after I graduated from college, or perhaps we could adopt. It took more time because of some surgeries, but I have graduated now and I want to start a family. She now says she thought I was kidding when we were talking about it all those years ago, and that I knew she never wanted kids. I am at a loss. I love this woman, but I do want children, or to adopt a baby if that's not possible — but she says she's unwilling to do either. What am I to do? Disappointed in Averill Park Dear Disappointed, You really got the raw deal on this one. You seem to really love your wife and true LOVE is really hard to find. Talk to some of your friends that are divorce who are online dating. It is really hard to find someone. I think that you have to come to terms with the fact that you probably are not having children. Maybe she will change her mind but I wouldn't count on that or keep hoping. There are many satisifying things you could do to be involved with children - coach, become a big brother, get involved in a youth group, become a substitute teacher and you could always borrow nieces and nephews. Which I know first hand would be much appreciated. If this is seriously a life changer for you then you know what you have to do. Move On! ~Angie~

A MATTER OF PERSPECTIVE BY:

DARYL BART DcBart1@gmail.com My daughter’s team lost the other day & she was devastated. The car ride home was spent analyzing what could have, should have been done differently. In my heart, I sympathized with her. I knew she was upset & had tried so hard. In my head, I knew she was learning valuable lessons about loss and effort and teamwork and the reality that sometimes you don’t always win the game. But what I did say was “You did great. Don’t regret your efforts & Look forward to the next chance to try.” Good Advice. But, it’s definitely hard to see that in the moment, and it’s why those clichés seem so appropriate – you know… “Hindsight is 20/20” A little distance is always good at giving us a chance to realize how far we’ve come and also, to reflect on the good that came out of it. When, I was 17, the headstrong, always right, and entitled teenager that I was had the absolute nerve to ask my generous grandfather if I could trade the European trip he just gave me for a car (oh yes I did). Of course the answer was “no” and it was even suggested that a few weeks out the country would do everyone a little good. With a pout, a huff and an eye roll, I said FINE. Of course I ended up having an opportunity that would inspire an adventurous spirit & a lifetime of wanting vacations over granite countertops & experiences over things. The following year, I wished I got into a different college – but my years at SUNY Albany (excuse me University @ Albany) framed my whole adult life with friends and an education that I wouldn’t trade for anything. Back in the 90’s, I wished that my brand new job didn’t force me to rsvp “no” to attending the wedding of a dear friend (coincidentally I met her on that infamous trip to Europe 10 years earlier). That weekend, I actually met this cute dentist, my future husband, and that was worth missing any chance at a tossed bouquet. I wish that running didn’t irritate my hip because I really liked it for exercise – and was disappointed to learn that to make the pain stop I would have to stop running. But if that didn’t happen I might never have found a pain-free cure through infomercial workouts – that changed my life. These programs helped me find a body I didn’t know I could have at my age and a little self-appreciation that I really needed. They helped me find a focus in helping others, a new circle of fitness friends, whose own stories of resilience and action inspire me to be a better person. There are really so many things that might have gone differently but whether it was fate or part of the plan, they happened the way they did. I am not finished yet so I’m sure there will be many opportunities to muse over choices that were made in haste, or with agonizing debate…and either way, it is what is. Today I’m sitting in a Maryland hotel lobby, tweaking this article for a deadline that I wish was not today. It’s also the day before my (yikes 46th) birthday. I’m attending a 3-day baseball tournament and have to admit that at the moment, I kinda wish we had different plans for the weekend. But I’m pretty sure that when I am asked “Hey, how was your weekend?” My answer will be “It was GREAT!” My life is a matter of perspective and I’m choosing to look at it as a full glass – oh, and I’m pretty sure I’m getting rose colored glasses for my birthday.

GETTING READY TO SELL? READ THIS BEFORE YOU LIST! By Catherine Graziano

Countless factors that influence the sale of your home; location, condition, square footage, your Realtor, and most importantly price! So if you are in preparation of selling your home keep these key factors in mind: A potential buyer determines whether they are truly interested in your home within minutes. The moment they walk through the front door they are having a first impression and taking everything in. If a buyer falls in love with your home, there is not a whole lot that can change their minds unless they discover something truly unappealing that is a major drawback. The same is true on the contrary & chances are they probably won’t even take the time to explore the entire property. We are emotional people, therefore we are emotional buyers. When a homebuyer chooses a home there needs to be something about the home that tells them, “Yep. This is the one.” You need to make your home stand out from all the other homes in your neighborhood. This means your exterior needs to be impressive. Give your yard an overhaul. Be sure to trim all shrubs and hedges, prune your trees, keep the lawn nicely mowed and manicured, pour some fresh mulch where needed, pull all weeds, etc. If needed paint or opt to power wash the entire exterior. Yes, homebuyers will judge a book by its cover! As mentioned earlier, many homebuyers make up their minds about a home in the first minutes; therefore, your home has to WOW them. We are in a generation and society where we seek out instant gratification. Buyers seek out soothing atmospheres with a good flow. And make sure your home has a pleasing smell. Smell appeals to the senses and leaves an impression, both good and bad ones. Take a step back, put all of your personal attachments and emotions on the side and take a long hard look at your home. After all, you are selling a tangible product, not a home full of memories and snapshots of your life. When you sell a home, you are selling a lifestyle and a dream. Therefore you need to market your home in a way that convinces potential buyers that by buying your home they in are fact buying into their lifestyle and dream. Educate yourself about your current market and on your neighborhood. Keep in mind that buyers are educated these days. They know exactly what they want and are intent to find it. A smart buyer does their due diligence. Be sure to price yourself well and position yourself properly in your market. The last thing you want to do is price yourself too high and have your home sit on the market, losing appeal and momentum. It is never a good sign to potential buyers that a house has been sitting on the market for months. Heed the advice from your Realtor when pricing your home. Yes, it is definitely your ultimate decision, but it is a Realtor’s job to know what price point will sell! Get A Good Realtor. A good Realtor can make all the difference between your home selling quickly or your home sitting on the market. A good Realtor will also give you good advice on staging, on the market trends, and even serve as a therapist when things don’t quite go how you would like them.

EENY, MEANY MINEY – WHOA! Flea and tick products you should know

As much as we love the warm weather, with the new season comes ticks. The other day at the clinic, we removed eight of the little creepy crawling pests from one dog! Tick control should be applied year-round because during the slightest warming spell, these opportunistic pests are ready to have another go! Knowing which product to use on your dog can be confusing. Here’s a handy chart for you to review the different choices. These options will kill fleas and ticks, but some may be quicker, others may have the added benefit of being a repellent and some are replaced only twice a year. Be sure to talk to your veterinarian when choosing the right product for you, your lifestyle and your pet. BY FLORENCE SANFORD, CVPM NASSAU VETERINARY CLINIC, PLLC

Market Update for the Quarter Ending March 31, 2014 By Kenneth P. Lane President, Center Square asset management

After significant declines in January, the first quarter ended with the Dow Jones Industrial Average and the S&P 500 hovering around the breakeven point and the Nasdaq up a bit under 2%. While the movements in equities were small, the volatility was significant. Fundamentals were mixed as earnings grew but companies projected slower growth ahead, concerns about various risks outside the US stayed front and center, and the Federal Reserve continued to taper its asset purchase program. Market moves during the quarter broke several major support levels before recovering, and the weak performance towards the end of March indicates the volatility could continue. The international markets saw similar performance for the quarter. The MSCI EAFE Index ended the quarter up a little over a half a percent, while the MSCI Emerging Markets Index was down almost one percent for the quarter. While technical factors were weaker for international markets during most of the quarter, developed and international emerging markets began to strengthen towards the end, a potentially positive sign going forward. In the first quarter bonds generally defied expectations. The Barclays Capital Aggregate Bond Index gained almost 2%, and the long-duration, high quality bonds deemed most at risk in a rising interest rate environment posted the strongest gains. A principal cause of the volatility and slow growth in the U.S. markets was a series of poor economic reports in the quarter. Job gains for January and February came in well below expectations before more normal employment growth resumed in March. Housing also slowed during the quarter, with the available supply of homes declining and new home construction stalled. But demand remains strong and prices continued to increase, indicating the housing market remains healthy. Finally, at the end of March the Conference Board’s consumer confidence figure hit a six-year high, suggesting improved consumer and economic demand in the months ahead. If the severe winter weather experienced in many parts of the country turns out to be the primary culprit for the weak economic data, then we can expect to see the numbers turn more favorable with the arrival of spring. According to notes released from the March meeting, the Federal Open Market Committee believes that the winter weather was the primary cause of the recent economic slowdown, and that the economy will continue to strengthen. While the U.S. economy appears likely to continue its recovery, sources of risk like severe weather, Russia’s activities in the Ukraine, or the apparent slowdown in China can have an immediate impact on short-term performance and volatility. However, over the long term such factors are not worrisome and should not significantly affect investment performance as long as investors maintain a properly diversified portfolio and focus on their financial goals. YOUR LANDSCAPING ANSWERS FROM A-Z BY STEVEN NOEL Dear Steven, I feel overwhelmed as I look at my yard and begin the spring clean up. What are the top 3 most important checklist items I should keep in mind as I get my yard and garden in good shape for Summer? James in Rensselaer Dear James, 1.) Amend your soil: If you haven’t nourished your new or existing beds, now is the best time to do that. There are fertilizers that you can pick up at your local nurseries, like Becker’s Farm. They would be happy to help you pick the right fertilizer and product for your garden (sun or shade). Not to mention, they have high quality flowers and shrubs. It is also very important to get that fresh mulch in the beds around the plants as well. I recommend a natural mulch that puts nutrients in the ground when it rains, such as the natural mulch made locally at Ken Morris & Sons (732-7777). These steps will help boost your garden into a full & lush landscape. 2.) Prune Ornamental Grasses: Sure, those gorgeous grasses look great waving in the gentle breeze in mid to late summer, but not with ugly brown areas! Get a jump on the new growth and prune them back to encourage a full lush appearance. They will start to grow back in no time and you will enjoy them until late fall (possibly into the long winter months). 3.) Start new landscaping projects (or finish the ones from 2013!): Do you have a new hardscaping project in mind for 2014? Maybe you are ready for a new walkway, water feature, patio or retaining wall. If you already started a project and have become overwhelmed with the amount of work that it takes to complete the task, call me and we can help! When you are ready to brainstorm options and designs that fit your budget and taste, give me a call for a free consultation. As always, e-mail me at azlandscaping1@aol.com with your questions and I will be happy to give you free advice. I may even answer one next month in Our Towne. Thank you for reading and enjoy playing in the dirt!
