A Condo May Be Right for You By Cathy Graziano

An option often overlooked by those desiring homeownership is purchasing a condominium or condo. The traditional detached single family home is not the ideal situation for everyone. For those just starting out, affordability may be an issue. An empty nester may want to downsize and not have the hassles of yard work and other maintenance. Alternatively, it can simply be that the traditional family home doesn’t suit your lifestyle. When you own a condo, you own the title to the space within the walls of your living quarters. Common areas such as hallways, roofs, parking lots, green areas and pools are shared with the other owners in the complex. The more common type of condo is the apartment-style, in which you may have units on either side of you and above and/or below. However, there are other styles. There are units that are designed more like townhomes, with single or multiple levels and one or two common walls with neighbors. You may even find a condo in a building that was a multi-unit apartment converted to condo units. Condos are attractive to many buyers because they offer them a chance to own their residence and build equity at what is usually a lower cost than a single-family detached home. Of course there are exceptions, such as the luxurious condominiums that many developers are building in downtown and affluent neighborhoods. One factor to consider is that owners generally must pay a condo association fee monthly. These fees defray the cost of maintenance, repairs and upgrades to the community’s common areas as well as the cost for the services of a property management company. However, if you would rather spend your free time doing something besides mowing the lawn, painting the outside of your home, or waiting at home for the pool maintenance person, then a condominium may be for you.

Other advantages of owning a condo are the amenities that may be part of your complex such as a pool, tennis courts, fitness center or clubhouse. These are some of the benefits you might not be able to afford or even have room for if you were to purchase a single-family home. Of course, as with all things, there are some disadvantages to owning a condominium, such as the lack of privacy that a singlefamily detached home affords. You are also confined to the rules and laws of the community association, for example, the type of pets you can have. Is a condo the right living arrangement for you? Make an informed decision by weighing the pros and cons. Talk with a real estate professional who is familiar with condominiums and the laws that govern them. Preview the various condos in your area to get an idea of how the properties are run.

I am planning on kicking off my summer with this great local event at The Chatham Fairgrounds. The apparent demise of the unneeded, unhealthy and unsafe “Northeast Energy Pipeline Project” (NED) is another nail in the coffin for fossil fuel consumption. We are witnessing the end of the energy stranglehold by the fossil fuel industry and experiencing the beginning of a safer, saner energy future. My opinion as co-founder of “Stop NY Fracked Gas Pipeline”(SNYFGP) was that Kinder Morgan/Tennessee Gas Pipeline’s (KM/TGP) wouldn’t succeed primarily because current market forces made gas and stock prices plummet. I believe that this reality, combined with fierce, cumulative and cohesive public opposition in New Hampshire, Massachusetts and New York, was the final straw that broke KM/TGP’s back.

The educational model that SNYFGP created resulted in building support from local towns, county, state and federal legislators, culminating in Congressman Gibson, New York State Senators Gillibrand and Schumer publicly opposing the NED. This unified opposition could not have happened without the combined work of so many organizations and individuals along the proposed NED pipeline route. A very special thanks go to the many, many hundreds of tireless members of SNYFGP throughout Columbia, Rensselaer, and Albany Counties. But it’s important to remember that although this project has been suspended, there are many other pipeline projects that are still continuing in New York State and beyond. We must bring the forces we brought to defeat the NED to many of them. The next SNYFGP meeting is scheduled at the First Reformed Church of Bethlehem off Rte 9W on Thursday, May 12 at 6:30 pm. It will focus on defeating the still remaining KM/TGP “Connecticut Expansion” project emanating from Bethlehem, NY and the “Pilgrim Pipelines. On a personal level, both Becky Meier and myself, the cofounders of SNYFGP, have a great sense of relief and joy. Our future plans include, but are not limited to, fostering the growth of renewable energy, efficiency and conservation. Or, maybe we’ll have time to just relax.

The First United Methodist Church of East Greenbush at the Castleton Crop Walk to help raise money to fight hunger locally & around the world. Enjoy a lunch at Emmanual Reformed Church in Castleton at noon while Shawna Lambert and Bill Bronk give us a lively send-off playing both old and new musical favorites. The walk will begin at the Anchor Food Pantry, the recipient of one quarter of the funds raised, and will weave its way 3.2 miles through the Village of Castleton. “Change the World Sunday” at 9:30 a.m. on Sunday, May 15 is a morning of service in our community. We are organizing project groups such as working in the Goff Garden located between our church and Goff Middle School, making and delivering lunches to the homeless in Albany, putting together May Day baskets and potted plants to deliver to Rosewood Gardens & Riverside, to name a few. On a different note, another group will be bringing fellowship and music to the Veterans at the VA Center in Albany, as well as the elderly and shut-ins or helping homeowners with small household projects. CASTLETON – SCHODACK MEMORIAL DAY PARADE

This year’s Memorial Day Parade will step off on Monday, May 30 at 10 a.m. The parade will begin at the corner of Boltwood and Seaman Avenues and will conclude with ceremonies at the Mountain View Cemetery. The parade will include five divisions with participants from our churches, schools, community volunteer organizations, politicians and lots more. The VFW color guard will lead the parade. As we take time to honor those who served our country, we would like to show our appreciation to any veteran or Gold Star Mother in our community by asking them to join us in the special seating area that has been reserved for them during the ceremony. Pastor Lon Dean will deliver the invocation. Our guest speaker will be Captain Daniel Arensmeyer, C.O. Naval Reserve Officer Training Core, RPI. The Grand Marshall this year will be the family of Michael Britt. Craig Wilkinson will be given the Community Appreciation Award this year in recognition of his contributions to the community. Please join us as we honor those who have served their country so valiantly and well.

Water Safety at the Greenbush Y June is water safety month and the Greenbush Y will be hosting a Safety Around Water event on Friday June 10th from 630830pm. This is a community event and all are welcome. Activities that address sun safety, boating, 911 preparedness, swim lesson demonstrations, and basic lifesaving skills will be offered. Bring your family for an evening of community fun to kick off the summer! The Greenbush Y swim lesson and water safety program instills confidence in the children of our community. Not only do they learn to be safe around water, the swimmers develop courage, perseverance, and trust. Swim lessons are available for infants, preschoolers, school age children, teens, and adults. www.LapinskiDentaL.com Dear Dr. Lapinski: Every time I go to the dentist I have at least one cavity. My husband says I have soft teeth. Could that be true? There is really no condition called “soft teeth”. In fact teeth are the hardest substance in the body. I regularly have patients that come in and suggest that they have “bad teeth” when, in most cases (not all), what they have inherited is their parents bad eating and oral care habits. Besides a person that might have a clinical diagnosis that correlates to low saliva or medicine interactions or who avoided professional dental care, I firmly believe that the number one reason most people get cavities is their diet. As a society, we generally consume huge quantities of sugar, both obvious and hidden. We get it in our cereals and pastries, we have granola bars for snacks, a quick candy as a treat, use salad dressings and consume processed foods pumped & marinated with sweeteners. Doesn’t’ sound like your diet? Well, even the healthy foods like power bars, yogurt, whole grain breads, sweet potatoes and real fruit, all contain sugar or something that will breakdown into sugar. Drinks? Big culprits. As adults we love our wine, our beer our coffee with sugar or fancy flavored creamers. Sipping these drinks just washes our mouths in potential time bombs. Sipping on a bottle of soda….the worst, because the sugar & the acid create a recipe for disaster. Many children show up to events with a sports drink, which rival soda if you compare labels. Or they’re buying sodas, lemonades and teas from concession stands. The bacteria that causes cavities love it, thrives on it & does their best work on your teeth when their being fed a constant stream of sugar. WHAT CAN YOU DO? I’d say change your diet, limit sugar exposure, drink more water instead. I’m also realistic & not a nutritionist. I’m your dentist, so I’d say focus on your home care habits. Besides a good diet, brushing for 2 minutes twice daily is critical. Flossing daily is also critical. Floss dislodges the bacteria between the teeth where cavities often form, and your toothbrush can’t get there. For those at high risk of decay, I often recommend using an over the counter fluoride rinse. I also recommend to parents with children with developing teeth to consider having them take a daily fluoride supplement, if they live in areas with an un-flouridated water source or a well, as an added layer of help working to prevent cavities As always, consult your dental professional about questions or concerns you may have. I Married MacGyver By Daryl Bart

Many of the readers are probably too young to remember the TV hero MacGyver - the character who could elude any situation without harm to him or the heroine with just some duct tape, some dental floss & a paper clip. Oh, and he’d make a bomb in the process, foil the bad guys and succeed at living another day. Well, I Married him...no, not ”THE” MacGyver but “A” MacGyver. Ask anyone that knows my husband and they’ll tell you that he’s as prepared as any boy scout (although he didn't get to do that back in Brooklyn). He’s also very Mars. You might also remember the reference from the author who made gazillions of dollars informing folks that women like to chat about their day and be heard and men like to solve problems. Yeah, like a $$ gazillion $$ dollars. If you’re married, I’m guessing this comes as no surprise, and you wish you had thought to write that book. I first met Dr. MacGyver from Mars during our first summer of dating. Just before a day hike up in the Adirondacks, Joe handed me a fanny pack, which I promptly looked at and said, “Um, you know a fanny pack looks good on no one” He wasn't amused. It was a matter of survival and something to be taken seriously. Point Taken. A little over 5 grueling hours later, I became very well acquainted with the bandaids, mole skin, tissues & tylenol from my little survival kit. This particular trip didn’t require I use the water purifying tablet or the thermoblanket, but it was clear that should a situation arise, I’d be just fine. I know that if I’m ever a contestant on “The Price Is Right”, I’m definitely bringing that fanny pack (yes it stays packed so you can just grab it)...so when the Host says “‘I’ll give you what’s behind door number 3, if you can show me a compass, a safety pin and a breath mint”. Trifecta! Winner! The truth is, “Regular” folks (like me) need MacGyvers. I’ve been know to just shrug my shoulders at confounding situations and look up to the sky as if a bungee cords and twist ties will just fall from it, as if the tire will just change itself, or the furniture from the yard sale will miraculously fit in the backseat of my car. OMG!!!! I just realized where my kids got that from. Neither of them inherited the MacGyver gene (& I don’t think it can be acquired). Not only are they officially “crisis helpless”. They regularly look up to the ceiling for their lost shoes, the remote, the charger, assigned reading, calculators, toothpaste & lacrosse sticks. FYI. Looking up has yet solve their problem. Thus, we’re incredibly lucky, as a family, to have a MacGyver among us. Joe was never so happy as when we were planning last summer’s trip into the Grand Canyon. (yes, hiking 7 miles into the Canyon and camping in tents and rafting for 5 days..yes, I did it, yes, it was awesome, yes, it was hot, it was Arizona in August. No, there weren’t any bugs, yes, I had wine. That’s another story)

Of course, he’d previously done a summer long solo cross country trip in his 20’s which took him into the canyon alone. Kind of a pre-requisite for achieving MacGyver status. So planning for our trip, he was in his element assembling gortex, lightweight, sun reflective, heat repelling, wind protecting, water resisting items for us to wear and use. Headlamps, pocket knives, carabiners, twine...oh yes. I, of course kept the tags on all of my items because as a non-conformist in these situations, I know they would go unworn and I’d suffer in cutoffs and a tank top. Anyway, I know that May is typically the month reserved to celebrate Mother’s day. The truth is, I wouldn't be the mom I am now without my husband. So, I dedicate May to him…..well, to him & duct tape - for fixing it all and keeping it all together - even when there are a few explosions.

Giving The Blind A New Outlook On Life By Dylan Rossiter Being legally blind, I can tell you that it often feels like you're living in a world not meant for you. I see signs, menus, and just about everything in a warped, twisted manner. I’m one of the lucky ones, I have some sight and can at least function somewhat independently. Think going through life like this would be hard? Try getting a job, yeah it’s not easy. A glimmer of hope for the blind or visually impaired is the Northeastern Association Of Blind at Albany. According to the Federation of the Blind, the unemployment rate for the blind/visually impaired is 58.8%. Not to mention that 34% of the blind/visually impaired sit at or below the poverty line. Keep in mind that the national unemployment rate for all Americans is 5% and the poverty rate is 12%. Another sad staggering stat is the fact that 21.2%(roughly 775,900) Blind/ visually impaired have 0 health insurance. The most staggering part of that 775,900 blind/visually impaired Americans may not have access to an eye doctor. The best way to bridge this staggering gap is to provide the blind/visually impaired with Rehabilitation and employment assistance. This is something NABA has done since 1908 and continues to do for the blind/ visually impaired from birth to over 100 years old. Spanning nearly 14 counties, NABA helps the blind and visually impaired live independent lives by providing rehabilitation services. A big part of the NABA rehabilitation program is that of mobility. NABA staff help the blind/visually impaired learn to use and get around with a cane, how to use public transportation, and how to get around both inside and out of the home(they have yet to figure out a way for the blind/visually impaired to drive). Another large part of NABA’s rehabilitation services include teaching how to do daily things like cooking, cleaning, counting money and getting dressed. All small things we all take for granted, but for the blind/visually impaired, these can be monumental tasks. Another large part of NABA’s focus is providing the blind/visually impaired with employment assistance. Inside of NABA you’ll find many blind/visually impaired employees. Not only throughout the office and business end of things, but also on NABA's third floor home to its manufacturing center. You see NABA makes the reflective vests worn by New York City Mass Transit staff. Yup not only are those vests made in America but also made predominantly by the blind/visually impaired. Most recently, NABA became part of a growing trend across the United States which is giving the blind/visually impaired jobs at call centers. This is great for the blind/visually impaired because it allows us to use our strong auditory skills along with all the software we use on our computers. With help from First Niagara Bank, NABA was recently able to open their first call center designed for the blind/visually impaired. Outside of their headquarters on Central Avenue in Albany, NABA employment specialists help the blind/ visually impaired get and find jobs. In addition to rehabilitation and job assistance, NABA also puts on some pretty stellar youth programs for blind/visually impaired children. The staff members do a great job at integrating fun with great life skills. Like teaching kids how to use public transportation while going to the grocery store and planning a meal. The hope is that these blind/visually impaired children will be able to use these tools to lead prosperous and independent lives. Caring for Your Puppy’s Teeth

When people bring home a puppy, they often have a great checklist for the best care: food, bowls, collar, leash, bed, toys, classes, dental care – yes, dental care! Even puppies can have dental problems and caring for your puppy’s teeth today can make a difference in the future. Here are a few facts about your puppy’s teeth. Puppies are born without teeth, but between the fourth and sixth week, baby teeth (or deciduous teeth) come in. Puppies will have 28 baby teeth, compared to 42 in an adult. Around week 12 to 16, puppies start to lose their deciduous teeth. The permanent adult teeth grow, pushing out the baby teeth. Often the molars come in last, usually between month four and six. If you find your puppy’s baby teeth, you’re lucky. Often puppies lose their teeth without anyone seeing a discarded tooth. Occasionally, the adult teeth come in, but the baby teeth do not drop out. The canine teeth are the usual culprits for what is called retained teeth, resulting in two pairs of canine teeth. Sometimes, deciduous incisors or premolars are retained. Since the retained teeth are occupying the space meant for the permanent ones, this condition can cause the other teeth to be crowded and to grow in abnormally. They can even prevent the jaws from lining up correctly. The retained baby teeth can lead to gum or dental disease because food material can collect and become trapped between the over-crowded teeth. Another condition involves the tooth not coming in at all. Some puppies may have teeth that do not develop. Undeveloped teeth do not usually cause a problem but sometimes the tooth bud develops but the tooth does not erupt, an impacted tooth. These can produce dentigerous cysts which can swell, dissolve bone, and weaken the jaw. Impacted teeth, dentigerous cysts, and retaned teeth need to be corrected with surgery. One of the best things you can do for your puppy while it’s young and eager to please is to acclimate him to having his teeth brushed. A daily brushing using canine toothpaste can help prevent tartar and plaque from forming. As in humans, left untouched, tartar and plaque can lead to dental disease. Not only can dental problems be painful (we know what a toothache feels like), it can spread bacteria throughout the body, causing health problems affecting organs. It can also cause tissue loss to the gums and the bone around the teeth. While training your new puppy to sit and stay, include a dental routine, too. Start when they are young and it’s easy to introduce new activities. If you’re not sure how to brush your puppy’s (or dog’s) teeth, come in and ask for one of our veterinarians or veterinary technicians. I know I should wear hearing protection at concerts and if I work at jobs that have loud noises, but when else should I be wearing them?

Answer:

Yes, concerts are certainly loud enough to damage hearing, as it is estimated that their intensity (loudness) can reach over 100 decibels (dB) and damage to hearing cells can occur in minutes, but being in any situation where sounds are over 85 dB can cause hearing if you are around it for long enough. The level of the sounds are important, but the length of time you are around them makes a difference too. A hair dryer is actually 85 dB and could cause damage to your hearing, but you would have to be running it for 8 hours straight to do so. Giving your ears breaks from loud sounds can be protective to some extent as well. You should be using hearing protection when you use power tools at home, such as motorized lawn mowers, chain saws or weed wackers--basically anything that makes your ears ring after you’ve heard loud noises is most likely damaging to your hearing cells. Remember that damage from noise exposure is to some extent cumulative-you can lose 30-50% of your hearing cells before there is a recordable shift in hearing abilities, so just because it seems like your hearing got better a couple days after that concert doesn’t mean the damage undid it’s self. Be sure to teach your children or grandchildren about using hearing protection when they are young as well--research shows that establishing the use of hearing protection by the 5th grade leads to the habit of consistent hearing protection use. Different styles of hearing protection exist, so be sure to call and schedule a consultation if you have any questions or want to investigate which types of hearing protection are best for you!

Home Cooking with Stephanie Daly Shepard's Pie (non-crock pot version) by Stephanie Daly www.facebook.com/groups/crockpotrecipesathome/ Directions: 2 pounds of potatoes, peeled 1 large egg yolk 3 tablespoons sour cream or softened cream cheese 3/4 cup cream or half & half Salt & Pepper 2 tablespoon extra-virgin olive oil 2 pounds ground turkey, ground beef or ground lamb 1 carrot, peeled & diced 1 onion, diced 3 tablespoons butter 2 tablespoons all-purpose flour 1 cup beef stock 2 teaspoons Worcestershire 1 cup frozen peas 1 teaspoon paprika 2 tablespoons chopped fresh parsley leaves Boil potatoes in salted water until tender, about 12 minutes. Drain potatoes & pour them into a bowl. Combine sour cream, egg yolk & cream. Add the cream mixture into potatoes and mash until potatoes are smooth. While potatoes boil, preheat a large skillet over medium high heat. Add oil to hot pan with beef or lamb. Season meat with salt and pepper. Brown and crumble meat for 3 or 4 minutes. If you are using lamb and the pan is fatty, spoon away some of the drippings. Add chopped carrot and onion to the meat. Cook veggies with meat 5 minutes, stirring frequently. In a second small skillet over medium heat cook butter and flour together 2 minutes. Whisk in broth and Worcestershire sauce. Thicken gravy 1 minute. Add gravy to meat and vegetables. Stir in peas. Preheat broiler to high. Fill a casserole dish with the meat and veggie mixture. Spoon potatoes over meat evenly.
