We left for vacation with Joe knowing full well that there was a deadline looming. We boarded the plane with promises that I’d write on the plane, and limit screen time once we arrived. I might have had my fingers crossed behind my back, knowing full well that was probably not going to happen. Truth was that I was deep into a book that I couldn’t wait to finish. When that didn’t happen, I swore I’d write at the pool, after our morning workout and breakfast by the ocean. So here I sit. It’s hard to concentrate sitting poolside at a tropical resort with reggae and dance music blasting and aqua aerobics happening right before your eyes and a totally blank screen But I felt grateful, and I smealled the flowers and found myself mesmerized by a beautiful palm tree tree. Shortly the phrase April Showers brings May Flowers kept repeating in my head like a mantra. So I went with it.

That saying is true for me only if I buy them, order them, receive them as a gift or swipe them off the table at the wedding (with permission of course). I can definitely not grow them. If you haven’t guessed buy now, I rarely go outside for any landscaping/ gardening activities, choosing to leave that to the professionals or to Joe with a hedge trimmer (yes, that is why our bushes are shaped like that). When you see me on social media in front of flowers, I’m taking advantage of someone else’s green thumb. If I did try to grow them, I would most certainly kill them...not in a malicious way. I swear I have a lot of great qualities but keeping plants alive is not one of them. I guess my gratitude is that kids are way easier to raise and keep safe then houseplants, or I should say I’m thankful that being able to keep plants alive is not a prerequisite for parenting. It isn’t intuitive for me. No matter how many good instructions I receive from the experienced gardeners, their living days are numbered. With kids, at least I learned by trial and error and a few “parent of the year” awards. Plus, food and water seems to work for them, so far. I have tried indoor, potted plants and seasonal specials. Bulbs, perennials and annuals. Big box and specialty garden centers. Every plant. Every time. I’m exaggerating a little. There is one kind of plant that seems to grow in my presence. You can trim the stems, stick them in water and they grow roots. I do this. My attempts to propagate roots and transplant are exercises in futility. I keep trying because they provide my living space with a green bundle of joy and the illusion that I have thriving plant life in my surroundings. Every time I break out the potting soil, I think, this will be “the one that lived”!!! But instead of a Harry Potter, I get a Voldemort (like how I did that?). Lucky for me they are easily replaced and I repeat. Water them a little, Water them a lot. Mist them, Don’t water until the soil is dry. Full sun, partial sun, no sun. So many rules for the rule breaker. A few months ago, I was at my hair salon (shout out to Shelleys!!) and they had an assortment of sweet, little bowls of plants scattered around. “Succulents” Stacey said, are fool proof. Enter the fool. She agreed to help me and I ordered a bunch. “Unkillable” she said “and practically no maintenance” Wrong….They’re mostly dead. So today, thanks to a relaxing vacation, a mojito and this gorgeous palm tree that has me mesmerized, I have the chance to daydream. I even thought to myself - boy it would be nice to grow a tree like that. Did I say grow? I mean live at a house with palm trees that I can look at and admire the greenery from my screened in porch.

I believe, as many of you do, that community is vital to a happy life and raising a family. I haven't lived here very long, but I wondered: Why isn't Castleton Main Street a destination? Why do I drive to Valatie Main Street or Averill Park or East Greenbush or Sand Lake with my family, when Castleton-on-Hudson is so close and so naturally beautiful? Where is all the business? The fairs and festivals? The artists? Where is everyone? I was in a meeting with the mayor and I asked, "How can I help you?" The mayor had several projects in mind that he wanted to see move. I proposed a non-governmental group dedicated to the care of Main Street. Leaving the care of Main Street solely on the Village government seems wrong to me. Though I've only lived here four years, I feel ownership of the Main Street community and feel compelled to do what I can. So a call went out for like-minded people. What happened next over two meetings was the gathering of a group of people with so many ideas and so much energy and enthusiasm aimed at doing SOMETHING. That group is the Castleton Main Street Association. We are a passionate group of people who want to see Main Street become an attractive community center. We have many ideas of how to improve Main Street and, more importantly, we have nine concrete projects for Main Street in 2017. I hope you will join us! We need more people who believe in the Main Street community and are willing to contribute to it. We need people of all talents. On February 28, Steve Farina, owner of Hannaford Wine & Liquors, received a shocking phone call from the employee working the afternoon shift. As thunderstorms passed through the area, torrential rains fell from the sky and caused wind and water damage around Our Towne. Steve was told that water was pouring in through the wall, flooding the entire store quickly. As he quickly rushed to the scene, Steve found ankle deep water throughout the 3,000 square ft store. In 1965, Tony Farina opened the store with a business partner. Twenty-seven years ago when Tony retired, Steve took over the family business. In the 52 years in business, this was the first time they had to close. Many loyal customers have been wondering what happened, that caused them to close for almost a month. As water poured in, Steve called Averill Park Sewer & Drain. They came right over and found a leak in a drain pipe on the roof. They quickly diverted the water outside; but the damage was already done. At this point there was already 6-7,000 gallons of water in the store. Quick Response was able to get the water out and dry out the space. Steve and his employees worked tirelessly to get the merchandise out of the store and wait for the space to be renovated. The merchandise filled over 1,000 U-Haul storage boxes. This exhausting and stressful event is one that Steve will never forget. He is thankful to his staff that continued to work through the process. He was also thrilled with Mike Romano Construction, who did a fantastic job keeping the project moving forward, despite all of the red tape and insurance issues. The Hannaford store management was also very helpful and accommodating. Steve is very grateful to have the shop open again and hopes you will stop and support them in debuting their new space. What is Duel Agency & Why Buyers & Sellers Should Avoid it By Cathy Graziano

One of the duties of a real estate agent is to explain how agency law works in New York State & is required by law to explain agency at the first substantive meeting with a prospective buyer or seller client. Real Estate agents can essentially do one of three things; represent a seller, a buyer or both. When a real estate agent represents both parties in a real estate transactions, it is what’s known as dual agency. Over the years many buyers and sellers have asked me how dual agency works. They are asking for a good reason – How can a Realtor effectively represent either side while also serving the needs of the other? In my opinion, you can’t. It is impossible to serve two parties in a real estate transaction who are sitting on the opposite sides of the table. In a standard relationship with a Realtor, buyer or seller can expect many benefits for agreeing to pay a fee for professional help. He or she will listen to what you must say, giving you the final word on the decisions that are made. Your Realtor will keep your information confidential, and be accountable to you as the buying or selling process progresses. He or she will also disclose information that is relevant to you as a client. You get a representative that fights for your best interests, helping you with your real estate goals while protecting you from situations that would be detrimental. From finding the perfect house to negotiating the price, negotiating the home inspection and closing the deal, your agent is there for you– seeking to find the best path to what you want as an outcome. Unfortunately, it is possible to wind up with an agent that is legally prohibited from looking out for you and representing your interests as a fiduciary. With dual agency – when the agent represents both buyer and seller – the agent can’t push for what is best for you or the other client. The agent can collect twice the commission but does almost none of the specific work of a seller’s agent or buyer’s agent. Dual agency simply benefits the agent.

Designated Seller’s and Buyer’s agent – Designated agency within a real estate firm is allowed. Designated agency is when one agent within the firm represents the seller and another represents a buyer. Only your designated agent represents your interests. The broker of record becomes a dual agent. Written confirmation and agreement is mandatory by both a buyer and seller in a designated agency relationship. With this arrangement, each of the parties has representation. One of the major reasons a buyer or seller hires a real estate agent is to get solid counseling and advice from an expert. When selling or purchasing a home, & this includes new construction, it only makes sense to want reassurance that your representative has your best interests at heart. All the benefits you would get from hiring a real estate agent, why you agree to pay their fee, are lost when you work with an agent that is representing both you and the other side. Here are examples of some of the questions below a dual agent cannot answer. How much is the property worth? ~ Is the Zillow Zestimate accurate on the home? What should I offer for the home? ~ What should my counter offer to the buyer be? Is there anything in close proximity to the property that could impact the market value? What repairs or concessions should I ask for from the home inspection? Are the buyer’s repair requests reasonable? ~ What should I agree to fix?

Participating in dual agency as an agent would be very comparable to an attorney trying to represent both a plaintiff and a defendant in a lawsuit. That would not work out well, would it? To explain this better let me give you the definition of each type of agency.

Discuss the issue of dual agency before you move forward with any agent. You can insist that the agent that you choose not to engage in dual agency with you. If the agent is reputable and honorable, he or she is unlikely to promote dual agency. The bottom line is that dual agency offers far more disadvantages than advantages to consumers. Make sure you understand any document you are signing when it comes to agency. Hopefully, you now understand how dual agency works and why I believe you should avoid it.

Seller’s agent – A seller can engage the services of a real estate agent to act as a seller’s agent in the sale of the owner’s property. The agent represents the seller as a client. The agent owes the seller client undivided loyalty, reasonable care, disclosure, obedience to lawful instruction, confidentiality, and accountability. The agent must put the seller’s interest first and attempt to negotiate terms acceptable to their seller client.

Keep Vacations Cool… for Cats

It’s almost summer and that means vacations and long weekends camping and hiking. While it’s easy to bring the dog along, sometimes R&R for us means boarding for our cats. To make the boarding experience easier, take some time now to prepare your cats for an extended visit. Most cats are homebodies and trips to the veterinarian or boarding facility can be frightening. The first, and arguably easiest, step you can take is turning a travel crate into a safe, happy place for your cat. Set it up (door open), filled with soft bedding, in a quiet place in your house. Better yet, place it with a window view. Cats love cozy spaces where they can watch the world. Later, it will be easy to coax kitty into the crate if he feels safe in it. Invest in a pheromone spray like Feliway. Odorless to us, these sprays replicate a comforting scent for cats. A couple of quick sprays in the crate and on the bedding will help your cat relax. Some sensitive kitties experience motion sickness during car rides. If your cat vomits or has diarrhea, talk to your veterinarian about medications to help alleviate your cat’s nausea. Also, your kitty may travel easier on an empty stomach. Nausea can be an enduring lesson. If every time your cat rides in a car he gets sick, he’ll associate that queasy feeling with the car ride, reinforcing his angst. It’s an unpleasant cycle. Another detrimental cycle is car rides and veterinary visits. For most cats, crates and car rides mean scary strangers, nail trims and vaccinations. Instead of bringing your cat to the veterinarian only for exams and boarding, bring him in for treats and happy attention. Drop in with your kitty (in his crate) to get a couple treats, some chin scratches, and then take him back home. It might seem like a lot of effort just for the cat, but if done frequently enough, over time your kitty will not feel anxious about going places. Speaking of veterinary visits, don’t wait until the last week for health checks. Most facilities have a list of health and medical requirements for overnight guests. For example, at Nassau Veterinary Clinic, we want all of our feline visitors to be parasite-free (internal and external), and to have current rabies and distemper vaccinations. A current health exam with one of our veterinarians further safeguards all visiting cats. Lastly, stay calm. Pets are masters at reading our emotions and anxiety is contagious. If you feel apprehensive about boarding your cat, he will, in turn, become worried and agitated. Help set your cat up for a smooth start by staying calm and relaxed. And as a friendly reminder for our terrific pet families who plan to board their dogs or cats with us during a vacation or holiday, be sure to call early and book your pet’s space now; reservations go fast this time of year. — Dr. Lisa Dietrich

10th Annual Run For Help June 11th, 2017

The tenth annual Run For Help will be held on Sunday, June 11th, 2017 at the Goff Middle School, Gilligan Road, East Greenbush. For the past ten years, hundreds of runners and walkers have participated in this event in order to take a stand against domestic violence. Proceeds from the day’s program will benefit both the Unity House Domestic Violence Program and The Nikki Hart Children’s Memorial Fund at Kinderhook Bank. On that Sunday all begins at 8am with Registration followed by a Youth Mile at 9:30am and the 5K race at 10:00am. How often should I get my hearing tested?

A nswer: The most common type of hearing

loss, sensorineural hearing loss, typically has a very slow Dr. Kate Kawola progression. Having your hearing tested every two years is the standard recommendation at our practice. If a patient notices any changes in symptoms, like a decline in hearing or understanding, an increase in tinnitus (ringing in the ears), or aural fullness (pressure), he or she should discuss with their primary care physician and have a hearing test completed sooner. Hearing tests are often covered by insurance companies if they are deemed medically necessary by your primary care provider. What does ‘medically necessary’ mean? If a patient has a perceived change or worsening of symptoms, this warrants medical necessity. In other words, a routine hearing check-up may not be considered ‘medically necessary’ by an insurance company. This is why many audiologists have moved away from annual evaluations. The determination of medical necessity is one that must be made by your primary care physician, which is why a referral or prescription is often needed for an updated hearing test. Let’s have a little fun. Pick the better “dental” choice from the pairs below. 1.Raw Celery vs. Raw Orange 2.Soft toothbrush vs. Hard toothbrush 3.Plain yogurt vs. Blueberry muffin 4.Finding ways to relieve stress vs. Keeping stress internalized 5.Water vs. Fortified sports drinks & juice ANSWERS 1.ORANGE: You might think the green, crunchy, fiber filled celery is the better choice, for teeth, but eating foods high in vitamin C is very important for gum health and good overall healing. Remember to rinse or brush after eating foods that are known to be more acidic, like citrus. Cavities occurs when starchy & sugary foods are left on the teeth. The bacteria, acid, food debris, and saliva all together form the cavity causing plaque. 2.SOFT TOOTHBRUSH: It’s a good practice to use a soft toothbrush. Hard bristles can wear away enamel and gum tissue. Some people feel as if the hard brush does a better job but more often than not, it’s the scrubbing & speedy tooth brushing habits that lead to wearing away gum tissues and tooth enamel. This is irreversible, and can leave the exposed root areas open to decay and increased sensitivity. 3.PLAIN YOGURT: Eating calcium rich foods helps the body protect the enamel on your teeth for a lifetime. Muffins, while delicious, usually have a lot of sugar and fat. 4.RELIEVING STRESS: This answer seems obvious. Right? While stress affects each person differently, when it comes to your teeth, grinding and clenching causes micro fractures, permanent tooth wear and broken teeth. It makes sense to figure out ways to relax, meditate, exercise, breathe or solve the source of the stress. 5.WATER: While juices and sports drinks are promoted as having vitamins and electrolytes, it’s unlikely that there are many benefits for your teeth. Drink your water, to hydrate the body, wash away food particles and set yourself up for a lifetime of healthy teeth. Bottom line, make smart choices. Some studies have linked common oral problems to illnesses, including heart disease, stroke, diabetes and even Alzheimer's disease. In most cases, the exact nature of the link is unclear, but researchers suggest that dental health is important for preserving overall health. Why not err on the side of caution.
