Crock Pot Ribs
3 pounds baby back ribs, trimmed Sea Salt & Pepper, to taste 1/2 cup water 1 onion, sliced 3 cloves garlic, minced 1 (18 ounce) bottle barbeque sauce Directions: Season ribs with salt and pepper. Pour water into slow cooker. Layer the ribs into the slow cooker. Top the ribs with onion and garlic. Cook on High for 4 hours (or Low for 8 hours). Preheat oven to 375°. Transfer ribs to a baking sheet. Discard onion and garlic. Coat ribs with barbeque sauce. Bake in preheated oven until the sauce caramelizes and sticks to the meat, 10 to 15 minutes. Enjoy!! The home appraisal process made simple By Cathy Graziano Often first-time homebuyers will think that the home is all theirs once the offer is accepted. Unfortunately, it is not always that simple. There are still a few more hoops to jump through, including the appraisal process. Here is some helpful information about the home appraisal process and why it is so important for a home to assess for the price you agreed to pay. What is an appraisal? An unbiased professional opinion of a home’s value. Why is it necessary? Mortgage lenders require an appraisal on a home before they will provide a loan. Lenders want to make sure the home value matches the loan amount because the home serves as collateral for the mortgage. The appraisal helps the bank protect itself. How that Works: A lender may only approve a loan for a property that appraises for the full sales price or more. The buyer can make up the difference with cash, if they wish to do so.

The property being appraised is called the subject property. Appraisers compare the square footage of the property, number of rooms & additional items to other properties of a similar size & configuration that have recently sold in the same area. Other items such as garages, fencing, pools, patios/decks, heat type, air conditioning, updates to kitchens & baths are just a few of the other items taken into consideration. Appraisers do not use a formula such as a specific price per square foot. They make a detailed analysis of all factors pertaining to the value of a home. A few things the appraisal report should include: A Street map showing the location of appraised property & comparable sales used. A building sketch Photographs of the home. Photos of the front exterior of each comparable used. Market sales data. What happens if it is higher or lower than the contract price? You and the seller must abide by the contract that was already negotiated. If it is higher, you will have more equity in the property than you thought. If the contract is contingent on the appraisal & it is lower, you can withdraw your offer and have your earnest money deposit returned. If you prefer to buy the home anyway, you can challenge the appraisal with documentation from your realtor, pay the difference on your own, or if the seller is willing, renegotiate the contract. The home appraisal process is an important step in the loan-closing checklist. Knowing how the process works & your options as the buyer – can only work in your favor. (general practitioner) doctor told me that one of my ears was not a candidate for hearing aids, but both of my ears have hearing loss. Doesn’t having a hearing loss make you a candidate for using a hearing aid?

There are instances where a hearing aid would not be effective as a communication aide. When an audiologist does a hearing test, one section of the test looks at something called word discrimination scores, where we are assessing how clearly you can hear speech at a comfortable listening level. This part of the test helps determine how clearly (not loudly) the hearing nerve is sending the speech signal to the part of the brain that processes speech. In cases where word discrimination scores have low percentages, speech would be perceived as distorted even if the hearing aids were programmed well. Audiologists and otolaryngologists (Ear Nose and Throat doctors) usually have different opinions on the "cutoff " point where the word discrimination percentage is too low to benefit from hearing aids for communication. This is discussed and determined on a case-by-case basis. Hearing aids also come with a 45-day trial and evaluation period , so this might be something to consider trying to see if any benefit is perceived

June 2017 Dear Our Towne Readers, Congratulations to all of the 2017 graduates, and their families! Please pause and reflect on the journey and thank those who have helped you achieve this important goal. As you end this chapter in your life, I wish you much luck & success in the next. When I graduated from Ichabod Crane High School in 1991, I was so excited to pursue a degree in Education from Russell Sage College in Troy. I couldn’t wait to meet interesting people from all over the world. I can vividly remember living in the dorms on 1st Street in Troy, and having the feeling I could do anything and be anything I wanted. I attended (the all women) Russell Sage College. Everyone who knew me thought I was crazy... But for some reason I didn’t have any reservations. My college instilled in me the confidence to challenge myself, and expand my own expectations beyond what I ever considered. I believe that attending an all women’s college allowed me to embrace all possibilities and reach for the stars, without feeling self conscious in the classroom. Those four years changed the course of my life, and certainly lead me to achieve personal and professional accomplishments that I could never have thought leaving high school. That sense of empowerment stays with me throughout my life. My advice to all graduates, from High School, College or the Military is to embrace the next chapter. Your past does not define your future. Your effort, attitude and desire to achieve a goal is what will move you forward in life. Surround yourself with like-minded people. If you hang with unmotivated people, you will not get far. Pick wisely who you spend your time with; positive attitudes, good vibes and ideas are contagious and multiply. Be your own positive force in your life. Don’t expect things to be easy. Lastly, when life hands you lemons, make the lemonade. Failure is part of the road to success. When things don’t go the way you anticipated, take a step back and evaluate what you can do better next time. Don’t give up. Those who give up can not move forward. Harry Potter and the Sorcerer’s Stone was rejected 12 times and J. K. Rowling was told "not to quit her day job." BELIEVE IN YOURSELF... and others will follow. And lastly, ask for help. Nobody gets to the top alone. Happy Father’s Day to all of the DADS in Our Towne. My Dad and husband have made my life grand; as they have always loved me unconditionally, supported me and brought laughter to each and every day. Nothing is more important to me than my family and they are the foundation. June 18th is the day to reach out to your fathers, dads, father-figures, uncles, coaches...and any man that has helped you become a better person and has put your needs above their own. Biology doesn’t define parenthood. With that said, let’s be grateful for those who support us, and lift us up when we feel like we are drowning in lemons. A parent is the person who helps you make the lemonade.

Sue has been a volunteer member of the Branch Advisory Council and is a tireless advocate and supporter of the YMCA’s Circle of Champs program. This program provides support to families who have a child with a life-threatening illness. What makes the program unique is that the activities that are offered, all at no charge, are offered to the whole family. Other than a few bouts with the flu, a twisted ankle or childbirth, I haven't missed more than a 4 days in a row in like... maybe 15 years. Even when I had the twisted ankle in the Grand Canyon, I wrapped it with an ace bandage and did some T25 on the banks of the Colorado. I’ve run laps on a cruise ship and visited hotel gyms on business trips. I’ve registered for 5K races just to make sure I went running (I did not like running and have since permanently retired from that sport). I even did a drop in spin class while vacationing at Disney World. That day, I called dusk till dawn park walking “payback bonus” for the adult beverages necessary to dull the fact and harsh reality that I was, in fact, at Disney World for the one and only time (no haters please - not a fan of amusement parks). I'm not a fitness fanatic or anything. I like to exercise a little bit each day. I’m a fit-thusiast. It is as much a part of my day as coffee and facebook (kidding, kinda). Ever since my college roommate started teaching shiny, leotard, leg warmer style aerobics, I was hooked. Clearly it has been a while. Ironically, the fact that I’ve been feeling a little stressed out about it is definitely defeating the purpose, considering my replacement exercise is yoga. Last week, I committed to doing an all Yoga bootcamp for 21 days, 30 minutes a day. I hesitate to call it a bootcamp because that is contradictory, I think. However, it has required that I throw out my usual measures of what a good workout looks and feels like in my book,which includes sweaty clothes, pounding heart, obligatory cursing, and triple digit calories burned on the apple watch monitor. I traded all that for deep breathing, forward folds, downward dogs and planks. If Instagram or that motivational coffee mug is right, “To get a different result, you need to do something different” OK - so different it is. And this girlz got goalz. I’ve mentioned before that I’m turning 50 all too soon for my brain to catch up with what that sounds like when I say it out loud. 50. But I digress. I made my own social media hashtag “#Countdownto50Project” for this. Essentially, the day after I turned 49, I decided that I would be my own project. I would be more intentional and start doing things that I felt would be the best thing for me, that would help me achieve my vision for my milestone, even if it was way out of my comfort zone. You probably know from previous musings, that I’ve cleaned up my food choices, changed my career to a wellness coach, and can even say that I probably, on a good day, am 80% vegan. (oops not today...had both eggs and yogurt) I’m working on my nighttime skincare routine, my water intake and finding ways to live in the moment. SO when this suggestion of stopping cardio workout and trading them in for the mat came along, I did so with great hesitation. I’m writing this because I am still trying to convince myself that it is a worthy experiment for my 50th year. My reasoning for accepting this challenge are pretty simple. I can do it at home so as not to embarrass myself (although I am learning that yoga is about accepting where you are at the moment and breathing into the next space). I have set some yoga specific goals to help me convince myself. In the long run I want this to impact my flexibility, longevity, reduce injuries and of course feel total Peace and calm I am a work in progress, and so is this peaceful experiment. I can report that I am doing well. Day 8 is done, by the time you read this I’ll be well on my way to completing the 21 day schedule. So check back in. Depending on the day, my opinion changes. I’m a parent of teenagers and so the peace and calm part is the least likely to be achieved, but I’m trying. However, as the proud owner of 2 cell phones this month, and with a new driver in the house, all I can say is NAMASTE.

10th Annual Run For Help June 11th, 2017
The tenth annual Run For Help will be held on Sunday, June 11th, 2017 at the Goff Middle School, Gilligan Road, East Greenbush. For the past ten years, hundreds of runners and walkers have participated in this event in order to take a stand against domestic violence. Proceeds from the day’s program will benefit both the Unity House Domestic Violence Program and The Nikki Hart Children’s Memorial Fund at Kinderhook Bank. Emergency or Not?

Most of the time, bringing your dog or cat to the veterinarian can be planned in advance, but there are emergency situations. According to the American Veterinary Medical Association, here are 13 circumstances that require urgent veterinary care. 1.Bleeding that doesn’t stop in 5 minutes. Continuous bleeding can have tragic endings. Put direct pressure on the area and take the pet to a veterinarian’s office immediately. 2.Speaking of blood, if you see it coming from your pet’s nose, mouth or rectum, it could be serious. The same applies if you see blood in your pet’s urine or it’s coughing up blood. 3.Difficult breathing. If your dog or cat is choking, coughing, gagging or struggling to breath, don’t assume time will heal the problem. There may be a foreign object lodged in the throat or it may be a sign of illness. 4.Constipation. If your pet is straining when it eliminates (urine or feces), it’s time to see a veterinarian. 5.Eye injuries should never be ignored. After all, we are talking about your pet’s vision. Injuries to the eye requires immediate attention.

6.If you suspect your pet ate poison, go to the veterinarian’s office immediately. Do not wait. Antifreeze, xylitol, chocolate, rodent poison, etc. can be fatal. You don’t have to be certain for this situation to be an emergency. 7.Severe vomiting and/or diarrhea. If your pet has had more than two occurrences within a 24-hour period, see a veterinarian. It’s doesn’t take much for your pet to become dehydrated and these maybe symptoms of disease or illness. 8.Clear signs of pain or intense anxiety. Dogs and cats do not always show they are in pain. As owners, we need to be good at interpreting our pets’ clues. A normally happy, affectionate dog or cat that is suddenly standoffish or illtempered could be in pain.

Some symptoms include unproductive vomiting/retching, excessive drooling, panting, pacing, swollen sides/flank area and clear distress. 10.Heat stroke or heat stress. Heat stroke is a serious condition and can be fatal in a short time. Staggering, heavy panting, vomiting, seizures, excessive drooling – these are some signs of heat stroke. Wrap your pet in cool wet towels and take your pet to the veterinarian immediately. 11.Refusing to drink water for 24 hours. Drinking water is critical for life. If your pet is refusing to drink water for more than 24 hours, seek emergency care. 12.Seizures and staggering are not normal behaviors and both require emergency veterinary care. 13.Unconsciousness. Like seizures and staggering, unconsciousness is not normal. When your pet’s health, and in some cases its life, is threatened, it’s safer to err on the side of caution. SET TIMES: Although small snacks throughout the day may curb hunger and stop you from hitting up the vending machine, grazing makes it more likely that food particles remain providing bacteria with snacks, too. Constantly exposing your enamel to the cavity causing elements, even sipping a single soda during the day, is a habit you might want to break. 2. GRILLED CHICKEN: It’s not exactly the obvious reason (carbs/acidic sauce) but protein, eggs and fish have phosphorus, that helps protect and rebuild enamel. Bottom line, make smart choices. Some studies have linked common oral problems to illnesses, including heart disease, stroke, & diabetes In most cases, the exact nature of the link is unclear, but researchers suggest that dental health is important for preserving overall health.
