The Our TOwne SpOTlighT ShineS On... preSTige SealcOaTing From April to November, if the sun is shining, you can find Prestige Sealcoating working to beautify tired driveways around Our Towne. Founded in 2005 by Eric Piche, Eric had the dream to be the largest sealcoater in the Capital District. With roots right here in East Greenbush, Eric began a journey that would challenge him in more ways than he could ever imagine.
As any business owner will tell you, there isn't a day that goes by in those first few years that you don't learn many lessons and grow as a business owner. With the assistance of his brother Adam, he is thriving and continues to grow. After working as a manager for a large sealcoating company for a few years, he found himself without a job after the Albany division was closed. With his experience and desire to be his own boss, he founded Prestige Sealcoating. Starting without any financial backing, Eric maintained his strong work ethic and the value of dedicating ones self to a goal. You don't quit when things get hard. You open yourself up to knowledge from others and learn from your mistakes. His family instilled in Eric, and his brother, that from working hard and being persistent, success will follow. Eric says that when you start with nothing, everything is an experience. "We treat all of our customers the same. Whether it is doing a commercial job like Tops Grocery Store chain or a small driveway in Castleton, all of our work and dedication to the job is consistent and appreciated." They have maintained many businesses in the Capital District and beyond into other states. Their reputation has certainly gained them many referrals and repeat customers. Eric notes that in this industry, customers should find a seal coater that has good references, updated equipment, is fully insured and uses good quality products. "The cheapest is not the best. You don't want a cheap sealer, you won’t be happy with the product or outcome." Wanting to support other local businesses, Eric only buys the best sealer from Copeland Coating in Nassau. What you can expect from Prestige Sealcoating is a professional, efficient team who will work harder for you than no other. They are very flexible with scheduling to accommodate your busy life. Working 7 days a week, they may be a little tired, but very grateful for the business. With several trucks they can fit you into the schedule in under two weeks (weather permitting). After 8 busy months of sealcoating, Prestige waits for the snow to fall so they can plow those driveways that they maintained during the summer.
CUSTOMER TESTIMONIALS "I just had my driveway sealed by "Prestige Seal Coating". They did a truly outstanding job.The surface materials they use is top quality and they are very meticulous and neat. Thank You SincerelyDr & Mrs. Memon from Clifton Park..September 2012" "Wow ! What a beautiful job your crew did!.. Thank You ! ACtivities:

By Jennifer Hixon Research confirms what common sense suggests: extra-curricular activities can boost students’ social, leadership, academic and athletic skills, as well as their self-esteem. In his article “Extracurricular Activities: The Path to Academic Success?” (Understanding Youth Culture 57.4 [1999-2000]: 87-88. Web.), educational consultant John H. Holloway summarized research showing that participation in extracurricular activities is beneficial to students at all levels of academic achievement. Participation was shown to be highly correlated with “giftedness” and also to be more effective than “school dropout prevention programs and remedial education” in keeping at-risk students in school. One study showed that participation in student athletics reduced drop-out risk by 40%. Another study showed that student athletes “had significantly higher GPAs in season than out of season.” In general, researchers found that “participation in extracurricular activities, even those not obviously associated with academic achievement, leads to increased commitment to school and school values, which leads indirectly to increased academic success.” Parenting expert Justin Coulson, Ph.D., writing for Kidspot.com. au, suggests the following ways to encourage your children to participate in extra-curricular activities: 1.“Be a role model”: enthusiastically pursue your own hobbies such as music and sports. 2.“Create a supportive environment”: make sports equipment or musical instruments available; reduce distractions during practice times. 3.“Encourage your child”: help your child identify opportunities for participation in extra-curricular activities. 4.“Social support”: find activities that your child can join with friends. 5.“Be involved yourself”: join in an activity with your child, or volunteer to help the team or club.

KIDS PLANNING GUIDE BUSY KIDS= HAPPY KIDS Columbia Tae Kwon Do
Celebrates 23 Years of Martial Arts in Our Towne When you consider all of the extra-curricular options for your children, or a new challenge for yourself, Martial Arts should be an option. Columbia Tae Kwon Do was established in 1992 by Tae Yun. He is proud of his programs, instructors and all of his present and past students who have achieved success at his school. The Kid’s Program is perfect for all children aged 3 to 12. They teach "our future leaders how to positively deal with bullies, handle peer pressure, and to achieve success in academics, athletics and all facets of life by empowering them with a YES I CAN attitude.” Martial Arts teaches children many invaluable skills for success throughout their lives: Confidence, Respect, Courtesy, Perseverance, Integrity, Self Control, Self-Esteem & an Indomitable Spirit. It is an athletic activity that anyone can do! A great option for the "non-athletic" child. Tae believes that it is important for the student's to work at their own pace & set personal goals. Year after year, he, parents & teachers see the payoff of Martial Arts. Students develop a higher self esteem, develop discipline, focus and better grades. All students bring in their report cards and Tae monitors their grades. As part of their training, they need to be putting forth their best effort. He is known by parents as a great role model, with a great attitude and mentor for the students. Columbia Tae Kwon Do also offers adult courses with difficulty levels ranging from beginner to advanced. With a wide range of dynamic hand, arm and leg movements, kicks and other maneuvers which build strength, flexibility and confidence our students are armed with a renewed sense of discipline. Combat Hapkido is a practical, comprehensive Self Defense system that is enjoyable to learn and that produces effective results in realistic situations. Combat Hapkido’s dynamic concepts are based on scientific principles of anatomy and biokinetics, psychology and strategy. Located at conveniently at 370 Columbia Turnpike, in East Greenbush, Columbia Tae Kwon Do has plenty of parking, free wi-Fi Access, Competitive prices with NO long term contracts and family discounts. Eric Renaud, M.A.c,
Can Acupuncture Help Me? “How old do you have to be to receive acupuncture?” Acupuncture can be given to patients of all ages, however the treatment techniques are modified. Fewer needles are used for teens, and for younger patients a single needle might be sufficient. This is partly because younger patients tend to respond quicker to acupuncture than adults, as patterns of illness are not as entrenched. Usually parents will ask if it is possible for me to treat their child because he or she suffers from a condition that is not responding well to western medicine. Since these are usually teens, I generally suggest that the parent first discuss acupuncture with them, and let them make the decision about whether they would like to try it. I never force needles on children, or adults! Due to the community setting, I can treat the child and parent side by side, or I can usually reserve space so the parent can sit with the child while I treat them, if that makes them more comfortable. You don’t even have to believe in acupuncture for it to work, just visit my website to schedule a treatment, and I will prove its effectiveness to you in the first session.

August 2015 Dear Our Towne Readers, To me, August screams: Summer, Act II. The month of summer that is our “last chance” to do all of the things on our summer wish list. For me, it is getting to the beach, organizing a few closets, finish a Netflix series that I have become hooked on, read a few more books that have been on my dresser for two months... Time is just going by fast and we have many more family memories to make before school starts. I also celebrate my third year as owner & publisher of Our Towne Magazine. I love my job more every day; because of the great business owners and residents that I have worked with. I am grateful for the support of the community and thrilled at how much the magazine has grown in print and on Facebook. This issue has a few “Kids Planning” pages of extra-curricular programs and options for the school year. Jennifer Hixon, a freelance writer, provided you with some research regarding all of the benefits of activities for kids. There are so many choices. In our house, the kids can pick one activity per season plus a sport. We have made it clear that there is limited time in the week and funds in the budget for extras. Knowing that they have choices, they weigh the options and pick wisely. They also know that there will be no extra-curricular activities if the grades slip. Don’t forget to keep the issue around until the next one arrives. Please “LIKE” Our Towne Magazine on Facebook, and get daily updates on what is going on around Our Towne, along with the content that fills this issue. Thank you for reading and please tell advertisers that you saw them here! Have a great ACT II.

La Salle Institute Introduces Scholarship Program for New Students La Salle Institute, an independent, Catholic preparatory school in Troy, has launched a new needs-based scholarship program called the Lasallian Achievement Awards. These scholarships will aid exemplary students that might not otherwise have access to a Lasallian education for financial reasons. Since its founding, the all-boys school has worked with families to make its education affordable. This new scholarship program helps continue this commitment by bestowing these awards to students that exemplify academic promise, extracurricular involvement, good character and the potential to excel as leaders at the school and in their communities. The Lasallian Achievement Awards will be awarded over the course of the next three years beginning in the 2015-2016 academic year. These one-year initial enrollment awards will be part of financial aid packages made available to enrolling students. To learn more, please visit www.LaSalleInstitute.org or call 518-283-2500.

Word of Mouth By Joseph R. Lapinski, D.D.S.
WWW.LAPINSKIDENTAL.COM Dear Dr. Lapinski: I’m under 40 but a series of bad dental experiences & bad habits has left me with no teeth. I’ve worn dentures for almost 10 years. At the time–I couldn’t afford the other options like crowns and caps but I’m not thrilled with these dentures. They make my face look weird and don’t always feel like they will stay in. I’d love a nicer smile. I see photos online of people with dentures and you can’t tell – but mine seem so obvious. What are my options? Dr. Lapinski: Well, I’m sorry you’re disappointed with your dental choice. Many people wear dentures comfortably & anonymously for a lifetime. However let’s address your 2 specific areas…Function and Esthetics. A denture should stay in place by the suction created between it and the gums/bone. Over time, changes to the bone, weight changes, worn or old dentures or a poor fit can cause slipping. Regardless of the reasons it doesn’t fit well, relining or remaking the denture or adding in implants are all options to help improve fit. Relining: is completed in the office or in a lab. A good option when you like the look but the fit has changed over time. We use a new impression to make the existing denture fit to the current contour of your mouth. Remaking is obvious, completed over a series of appointments to ensure fit, function and look. Custom tooth selection helps to create the most realistic, lustrous and functional dentures. Implants If you are a candidate (periodontal disease or poor bone support can prevent this being an option) Titanium screws are placed in the jaw bone and allowed to heal. They are used to stabilize lower dentures (& upper ones too). In its most simple case, 2 implants are used and the denture securely snaps onto the implants, usually eliminating the need for adhesives and gives the patient the confidence that their denture is secure. The more implants, the greater the stability. When a patient elects to have 5-6 implants, a denture can be made that screws into place & is no longer removable by a patient.
Please discuss your concerns with your dentist or hygienist. We can only help you with problems that we know about. Refer to ADA.org for many dental topics. Email DrJoe@LapinskiDental.com

Three Ways to Compete in a Bidding War By Cathy Graziano After weeks (or even months) of searching for a home, you have finally found the perfect home. It just came on the market & at a great price. Unfortunately, you have excellent taste and there are three, five, maybe even more offers on the table. If you are caught in a bidding war, there’s more you can do than cross your fingers.
Here are tHree strategies tHat may Help turn tHe odds of winning tHe war in your favor. 1. Help the seller out Do whatever you can, within reason, to make the decision easier for the seller. This can include being flexible on the closing date to accommodate the seller’s moving plans. Although it is not unusual for buyers to ask a seller to pay for a portion of their closing costs, now may not be the time to press your luck. If you are able to cover your own closing costs and you don't ask for seller assistance in your offer, you definitely could stand out. In addition, the greater your down payment, the more secure a seller may feel that your mortgage financing will close with no problems. That's not to say you can't compete against someone who is offering a larger down payment; sellers will weigh various factors as they review offers with their agent. Overall, limiting your requests of the sellers and submitting your highest and best offer are the best approaches to being competitive. 2. Be prepared to act fast Both you and your agent should be constantly monitoring homes for sale so you can evaluate potential homes as quickly as they are posted. Research the properties as much as possible before your showings so you can be prepared to make an offer on the spot if the home is a good fit. Talk with your agent about adding an escalation clause into your offer that automatically increases your bid if other buyers come in. Finally, include a pre-approval letter from your lender stating that you qualify for a loan in the amount of your offer. You could even present prequalification letters from two reputable lenders instead of one with the offer to make a confident impression. 3. Don’t be shy There is not always a lot of cash separating the top bid from the next closest contenders. For a seller with a strong emotional attachment to their home, an extra thousand dollars might mean less than passing their house along to the right buyer. Draft a letter describing why you fell in love with their house. Is it the perfect size for your growing family? Do you want to bring the backyard garden back to life? It just might give you the edge over the competition. If you are looking for advice tailored to your specific situation, I am happy to be able to help. Cathy is a resident of East Greenbush and an associate broker with RE/MAX Park Place. This year marks 25 years of experience in the real estate business for Cathy. She is also a member of NYSAR Professional Standards and Education Management Committees "I would appreciate the opportunity to earn your business and referrals, Call or text me at 518-496-2297 “ Cathy

PETS “VACAY” WHILE YOU’RE AWAY
Going on vacation can be stressful, especially if you have a pet. It isn’t easy making that decision about pet care while you’re away. Here are some helpful tips to make your trip—and your pet’s visit—more relaxing. Vacation with your pet. It might sound crazy but more people are opting to take vacations with their pets. Hotels are becoming more pet friendly and there are pet-friendly beaches, parks and destinations found throughout the country. Some retreats are specifically for dogs and their owners, offering packaged activities lasting several days or longer. Travel tips for you and your pet: •Plan your overnight stays in advance. Call ahead to confirm if pets are accepted and if there’s a pet fee. •Get your pet’s vaccines up to date and bring a copy of the records with you. •Bring your pet’s food with you. Don’t assume you’ll be able to find a particular food while traveling. •Get medication refilled. It’s better to have medications on hand than to call your veterinarian with an urgent refill request. •Microchip your pet and put tags on its collar, just in case. Bring along an identifying photograph of your pet. •Use a crate or seat belt harness to restrain your dog. It’s safer if you get into an accident because dogs will often run away, even from their owners, immediately after an accident. Boarding your pet or hiring a pet sitter. Sometimes, leaving your pet behind is the right choice. Use these tips to help keep the vacation plans on track. •Ask for a tour of the boarding facility. If the facility refuses, you should know why you aren’t allowed to see where and how pets are kept. •Look at the boarding facility for cleanliness, staffing, and safety. Is the outside fencing secure, are gates locked? •Ask for details about the daily operations such as when are staff on site; the schedule for dogs going outside and who supervises them outside? •Ask about additional charges, for example, is there a fee for administering daily medication or walking your dog alone? •For sitters, call the references and ask for examples of reliability, good judgement and pet interaction. •Allow your pet to meet the sitter; how well do they interact? •Ask if the sitter has credentials, insurance or a back-up person in case of an emergency. •Discuss details about the time and frequency the sitter is expected to be at your home and what must be done. •Make reservations as early as possible. Holidays book up quickly. •Leave written, detailed feeding and medication instruction as well as contact information for you, your veterinarian and a back-up person who has authorization to act on your behalf in case of an emergency. •Make sure your pet is up to date on vaccines, is microchipped and wearing identification tags. •Ask to have photos emailed or texted to you daily. It may be an extra charge, but worth it for peace of mind. —By Dr. Thomas Phillips

Hey, you never know……
My Winning Essay: ”Why I Travel”
While carpooling the other day, I overheard my son, Nathan, 14, telling his friend, “You haven’t eaten until you’ve eaten in Rome. You start with a caprese, follow that with the primi pasta, and then get a secondi.” Last month I got an unexpected call from my good friend George (& travel agent I never subscribed to the idea that you must wait until extraordinaire). the right time to travel, or until our kids were “old” enough to remember or appreciate it. Those kinds George: “Um, did you enter a contest?” (If you know me at all, that’s like saying - did you eat today?) of parameters put unrealistic expectations on the experience. By Daryl Bart dcbart1@gmail.com
Me: “You’ll have to be more specific. I enter lots of contests”
George: “Let’s just say, when you get a call from area code 817, answer it, ok?” Me: “OMG You’re KILLING ME. For goodness sakes, Tell me what’s going on.” (edited for explicit words) George: “OK, you know the Virtuoso essay contest you entered about traveling? Me: “Yeah, kinda”. George: “You won”. Me: “What did I win? What did I write? That was months ago”. George: “I don’t know but apparently you won the whole thing, like the Grand Prize. They called to verify I was your travel agent and I gave them your cell phone number” I did remember entering the contest. One night, back in the winter, Joe: “Hey, you want to enter this travel contest? Write an essay in 200 words or less on “Why You Travel” Me: OK. (200 words is not a lot. For comparison this article is like 3x that) I wrote up something, hit send & didn’t save a copy. I was binge watching Netflix so I forgot. After George’s call, the next hour for me was a frenzy. I just stared at my phone, willing it to ring. I passed the time trying to remember what I wrote & secretly wishing it was the HGTV dream home or Publisher’s Clearinghouse contest. I figured the prize would be some travel package but also assumed the prize would be a double edged sword. Like, “ You have just won a fabulous 7 night stay in London, you just have to pay airfare and taxes”. My dream trip would cost a pretty penny just to get there. Yeah, Joe would not like that one bit. He’s still sore about the time I hosted one of those “invite your friends” home decorating parties. I won’t go into the craziness of that night but I “won” a $2500 gift card to the company. I know, it sounds totally awesome but quickly found out that it is not that easy to spend that much on candles, dried flower wreaths, mirrors, picture frames & mixing bowls. They also neglected to mention that tax & shipping wasn’t included. My prize cost me over $500 to redeem and is the reason Joe made me promise to not host anymore of those “shameless commerce parties”. (But Ii love going to them..so if you have one let me know!) Finally, “817” calling! What a thrill. Yes, I did win the Grand prize out of almost 7,000 essays. Yes, my accountant assures me that I will have to claim it, and since it is a cash prize I will therefore pay a nice big chunk of it in taxes. Oh well - the price of being published.
These days, I find myself watching our kids navigating the road of confidence and trust, taking risks with being popular. We expect them to grow up and seize the world, yet they ask us for a ride to get there. The very technology we’ve convinced ourselves is a benefit seems to have stunted their ability to communicate. However when we travel, everything seems right with the world. Tasting, smelling, walking for hours, touring, shopping, sharing, and creating memories that shape our lives as it shapes their paradigms. Travel is stepping outside the box that has been neatly provided for us. I’m pretty sure that is where their passion, innovation, creativity, and moments are waiting for them. I’ll take four tickets, please. Don’t worry, I’ll take pictures. So in honor of the prize and the topic “Why I Travel” the winnings will be used for a special family vacation to be determined. It is still under discussion. The essay was printed in the July issue of Virtuoso Travel Magazine. I’m pretty excited and at least I know that whenever and wherever we go, the memories will be tax free.
