SEPTEMBER 2013 Dear Our Towne Readers, It is hard to believe that this is my one year anniversary owning Our Towne! What a year it has been for me! Last year at this time I was super excited, stressed and anxious starting my new adventure as the publisher and owner of Our Towne. It has been a wonderful journey and I have learned so very much about this business and our community. I am so glad I took a risk and challenged myself with this new career. It has been truly an amazing year. Meeting business owners in the Our Towne community has been exciting,interesting, educational and so very rewarding. However, I could not have succeed this year without the support of my family. My Dad, in particular, has been supporting me and helping out with anything and everything I have needed. He is out there meeting potential advertisers, utilizing his skills in sales. Behind the scenes, he is always there to offer advice, brainstorm ideas and help me to see the big picture. If you have met him, you can tell how much faith he has in me and Our Towne. I can say for sure that without his support, I would not have had such a successful year. Thank you, Dad! For all of the families gearing up for the start of school, I wish you good luck! It is always so exciting to start the new year. The mix of butterflies and excitement takes over our house! The Our Towne Spotlight Shines On... Country Sweeps Chimney Service Tom DeLisle started Country Sweeps Chimney Service in 1990 in the community that he grew up in. As a lifelong resident of Schodack and graduate of Maple Hill High School, Tom wanted to have a career that would allow him to work outside, interact with people and also be able to focus on his family life. So what could be more rewarding than to have your son join you in the business? Tom’s son, Jeff, now works alongside his Dad at Country Sweeps Chimney Services. Serving Rensselaer & Columbia county residents and businesses for over 20 years has certainly made him one of the most experienced in the business. By looking at his before & after photos, you can see that their work beautifies any structure. But Tom notes that his ultimate goal is safety. When he meets with potential customers, he will not do any work that isn’t necessary. Tom states that “if it’s not dirty, I won’t clean it! Ultimately the customer has to live with the choice they make when it comes to cleaning and maintaining their chimney. What’s the TICK fuss? There are many ticks in our region of the country, but the most common—the deer tick (Ixodes Scapularis), Brown dog tick (Rhipicephalus sanguinous) and the American dog tick or Wood tick (Dermacentor Variablis)—are vectors of some very serious diseases. One disease is Lyme. Lyme disease is a bacterium that can infect most mammals. It is spread by the deer tick after it attaches and sucks blood from the primary host, which is usually a deer or mouse. It can also infect humans, dogs, horses and occasionally cats and cows. Most of the diseases are spread by the deer ticks, which can range in size from a small dot to 1/3 inch. The size of the tick does not determine which species it is; so, it must be identified by characteristic markings on the shell, mouth pinchers or feet. Since the tick usually has to be attached and feeding on the host for at least 24 hours, there is a chance that early removal can prevent the spread of the Lyme bacteria. Lyme disease can also be prevented up to 85% of the time in dogs by a vaccination. It requires multiple boosters and then is given yearly. Typical symptoms of Lyme disease are fever, joint swelling, pain and lethargy. The pet may become neurological or develop kidney or heart failure if left untreated for a long time. Anaplasmosis is another infection from ticks that can lead to serious anemia, bleeding due to platelet inhibition, lameness and fever. It can be transmitted in much less time than Lyme and there is no vaccine against the organism; so, we are currently seeing more cases of Anaplasmosis than Lyme. If treated early, the prognosis is excellent and can cure the disease. However, the pet may be re-infected at any time. Ehrlichia Canis or Platys are diseases that can also lead to bleeding disorders due to the destruction of platelets or blood cells. It is common in the south and there are more cases in Massachusetts and the Hudson Valley than Rensselaer County. Ehrlichia can be treated in the early stages, but once it is present for a long time, the dog may exhibit intermittent signs for several years. These can include pale gums, lethargy, fever and malaise. Ticks are best prevented by topical medications that repel and kill ticks, like Advantix and Vectra, a topical treatment for dogs, and Soresto collars for cats. Frontline will kill ticks, but does not repel them. Our office carries all of these products. You can discuss with your veterinarian which one is best for your pets. Fortunately, we can screen canine patients yearly for early detection of tick diseases with a quick in-house blood test called 4DX. Most of the tick diseases are treated with Doxycycline, Tetracycline or Minocycline. Lyme can also respond to Amoxicillin, Clavamox or other penicillin-like drugs. Treatment is usually for 4 weeks, although a co-infection with two or more tick diseases may range from 6 to 8 weeks. Prevention is best, however; early detection may lead to a cure or less serious symptoms of tick diseases. Written by Lisa Dietrich, DVM. The other day I met a new patient. Her initial exam was a pleasant experience for both of us. She’s 43, with no cavities or defects, no signs of periodontal disease. A great visit. I started to discuss my findings & she said “Dr. I don’t like my smile.” In most situations, as a General Dentist, I ride the line of a patient’s needs & wants. I diagnose & fix problems: some hidden, some obvious, others painful or not bothersome at all. But one of the questions I always ask a patient is whether they like their smile or would change anything. Most of the time, folks like their smiles, but sometimes the answer is a definite no. It was clearly difficult for her to admit this to me, someone she had just met. I was thankful that she trusted me enough to voice her concerns because I can’t help without knowing the problem. Clinically, this patient only needs a check-up in 6 months. However, her wants included seeing herself differently. So in that moment, I put away my practical hat, and filed away the old adage…“If it Ain’t Broke…” because ultimately, even if there is no functional or medical problem, if she hates it, then it’s broken. I approached her case, as all cases, by first talking about her vision and then proposing a plan to get her, at whatever pace, to the results she wants. We’re often last on our own list. Kids get the braces, the house gets painted & so many other things come ahead of something elective. But we greet the world with our smile for a lifetime, & she didn’t want to wait any more. After 20+ years of being a dentist, I know I can comfortably present a variety of solutions for my patients that are considering reshaping, replacing, repositioning and repairing their smiles either by myself or coordinating with other specialists. I know my patient was thrilled that she spoke up, that I heard her and we could plan for her treatment – and even though she said she didn’t like her smile – she left with a grin. Melvin Roads Baseball Player Visits the Dominican Republic It is not often that an incoming high school junior is scouted out and selected to become a member of an international traveling baseball team. Yet that was the recent, exciting experience of Gabe Lozada, a student at Lansingburgh High School, Troy and a member of the Melvin Roads Post 1231 American Legion Baseball Team. Gabe explains, “I was contacted by a California based baseball organization called “Team Avenue Aces” to join 24 other boys ages 12 to 18 to go to the Dominican Republic to play a series of games against boys of comparable ages.” His trip extended for two weeks with him flying out of JFK on June 22nd. When he arrived he was selected to join the older of three age groups—the 16 to 18 year olds—and begin a “road trip” of 10 games from one end of the island to another. The Dominican boys “live for baseball,” states Gabe. “From early in the morning through late afternoon, all they do is play the game and go through rigorous training to be fit for baseball; I joined them in their early am exercises once and was absolutely exhausted afterwards. They go to school for eight hours on Saturday and train and play the other six days. Once they turn 16, it is the goal of most to be drafted to attend a baseball academy.” Gabe said he was particularly struck by the poverty these boys experience every day. “What I saw put a lot of things in perspective for me. Here [in the USA] we complain if we don’t have the most expensive [baseball] gear. There, the kids are very happy playing the game using whatever they can find for equipment; it wasn’t unusual to see them batting with sticks and using rocks or bottle caps as their ‘baseball’”. Gabe just this year joined the Melvin Roads American Legion Baseball team at the invitation of Coach Curtis Nobles. He is the youngest player on the team. When Gabe’s Melvin Roads Manager, Marc Peluso heard about his trip, he donated some used baseball equipment, namely gloves and catcher’s gear. One particular day when Gabe was not playing a scheduled game, he joined a group of boys playing ball in the City of Boca Chica. KIDS BOOK REVIEW My name is Kyra Price I am from Castleton Elementary. It is in the town of Castleton. I just finished reading the book The Lightning Thief by Rick Riordan. The main character is Percy Jackson. He is a boy who learns that he has superpowers. He does not want to be hero though, but everyone is counting on his to save them from the monsters and gods of Mount Olympus. Zeus has a lightning bolt that controls the entire Mount Olympus and someone stole it and nobody knows who. Percy and his friends have ten days to find and return the stolen bolt and bring peace to Mount Olympus. Percy has to do many things to find the bolt but the most important one is he must talk to his father who abandoned him when he was young. This book explains greek mythology in a whole new way.

Dear Our Towne readers, I am Elaine Herron, a local Girl Scout. I have recently been working on completing my Gold Award. Over the last year, I worked with the Boys and Girls Club of Rensselaer on my project called Lasting Literacy. Once a week I would read a book to a group of children. After reading, we would work together on an activity that would improve anything from their vocabulary to writing skills. I did this all with fun thematic and interactive lessons. With the help of many of my peers, I successfully documented twenty one lessons. However, there are still things I need help with. I would like to pass the program down to another group of Girl Scouts and I want to make this as comprehensive and convenient as possible for them to be able to teach these lessons and I also want new reading material available for all the children at the Boys and Girls Club. I’m now looking to the community to donate children's book to this cause. The books I need are listed below, but feel free to donate anything. The ABC’s of Closing Costs by Cathy Graziano You have found your dream home, the seller has accepted your offer, your loan has been approved and you are eager to move into your new home. But before you get the key, there’s one more step—the closing. Also called the settlement, the closing is the process of passing ownership of property from seller to buyer. It can be bewildering. As a buyer, you will sign what seems like endless piles of documents and will have to present a sizeable check for the down payment and various closing costs. It’s the fees associated with the closing that many times remains a mystery to many buyers who may simply hand over thousands of dollars without really knowing what they are paying for. As a responsible buyer, you should be familiar with the costs that are both mortgage-related and government imposed. Although many of the fees may vary, here are some common fees: •Appraisal Fee: This fee pays for the appraisal of the property. You may already have paid this fee at the beginning of your loan application process. •Credit Report Fee: This fee covers the cost of the credit report requested by the lender. This too may already have been paid when you applied for your loan. •Title Insurance Fees: These fees generally include costs for the title search, title examination, title insurance, document preparation and other miscellaneous title fees. Title services are required to protect against liens or claims on the property. A lender’s title insurance policy does not protect you, you should discuss with your attorney if you will need an owner’s policy. •PMI Premium: If you buy a home with a low down payment, a lender usually requires that you pay a fee for mortgage insurance. This fee protects the lender against loss due to foreclosure. Once a new owner has 20 percent equity in their home, however, he or she can normally apply to eliminate this insurance. •Prepaid Interest Fee: This fee covers the interest payment from the date you purchases the home to the date of your first mortgage payment. Generally, if you close on a home early in the month, the prepaid interest fee will be substantially higher than if you close it towards the end of the month. •Escrow Accounts: Unless your mortgage is less than 80% of the purchase price, mortgage lender will usually start an account that holds funds for future annual property taxes and home insurance. At least one-year advance plus two months worth of homeowner’s insurance premium will generally be collected. This amount will reimburse the seller what they prepaid in property & school taxes and insure there will be enough in escrow when they are again due. •Recording Fees: This expense is charged for recording the purchase documents and ownership of the property. Make sure you consult a real estate professional and your mortgage banker to find out which fees you can negotiate with the seller during the offering stage. In some instances, the seller might be able to contribute a credit of up to 6% of the purchase price toward the purchaser’s settlement costs.

My kids want to do it all! My husband and I want them to be happy, but between the sports, dance, gymnastics and clubs at school we were totally overwhelmed last year! Impossible. Parents have to remember that when these chaotic days are over, we're actually going to miss it. I for one just try to enjoy the time with my kids and other parents. I will say that my only criteria is school grades, I am happy to have my kids do it all and drive them all over. As long as the school grades stay in the range that is acceptable to my husband and I. If grades start slipping, so do the activities. Parents and kids have to remember you are only a sport star till you are a senior in high school. Once high school is over the chances of being a sport star in college is very slim but being smart lasts a lifetime. But, as a landscaper, you probably guessed I would say that. So, I did some research for you to provide you with some exciting facts that will help YOU decide if it is a good investment. Money Magazine determined that landscaping offers an excellent return on investment. Actually, it ranks top out of ANY home improvement. In addition, there was a study done by the American Society of Landscape Architects in conjunction with Money Magazine. A recovery value of 100%-200% can be gained when you go to sell your property! Clemson University stated that homes with excellent landscaping sell for 6-7% more than comparable homes with just good landscaping. Research by Michigan State University found something similar. A home nicely landscaped will still increase the value by 12%. "Columbia HS Early 60's Reunion" The first annual Columbia H.S early 60's reunion. The classes of: 1960,1961, 1962, 1963 and 1964 are invited to meet at the East Greenbush Firehouse Pavilion at 68 Phillips Road, Rensselaer, NY 12144 on Saturday, September 7th from 4 to 9 PM. Burgers, Hot Dogs and beverages will be available at a reasonable cost. Each person is asked to pay $5 to cover the rental and incidental expenses. Melvin Roads Post 1231 American Legion will host a Patriot Day Ceremony on Wednesday, September 11th, 2013 at 12Noon on the Post grounds. As has been the tradition these past twelve years, the community is invited to join with our veterans, distinguished guests, fire fighters and law enforcement honoring the memories of the lives lost September 11th, 2001. In preparation for this event, Post Commander Pat Vallee remarked, “Along with our invited dignitaries, this September 11th will allow myself and all the opportunity to recommit our fellow Americans to the qualities that have made us a strong nation even in the face of adversity.” Short presentations will be offered by County and Community leaders. Also, the Clinton Heights Fire Department will be present to hold the solemn tolling of the bell in remembrance of the fire fighters and emergency services personnel who gave their all twelve years ago. The Post Color Guard including members of the Sons of the American Legion will present the colors for the playing of Taps. Following the ceremony, all are invited to a light luncheon in the Post Lounge. Melvin Roads Post is located at 200 Columbia Turnpike in East Greenbush, across from the Hampton Avenue entrance to Hampton Manor. Again the public is cordially invited and encouraged to attend.

I have a secret. I’m pretty sure that if I shared it here in public, the majority of the people I know would find it incomprehensible. Shock and awe would will abound – because it is really unheard of. I can’t think of anyone who agrees with me. I’m pretty sure my mother would stop speaking to me (hmmm.) Maybe I’m ready to share my secret. It’s almost at back to school time – my kids have been going to camp all summer, we’ve been working, and we’re awaiting our much anticipated vacation week at the beaches of the Outer Banks with friends – our annual pilgrimage to relax away the final days of August.

I love the cold weather. There I said it. I mean, I like the summer. I loved going to camp, I like a summer vacation, and summer dresses, and eating at outdoor cafés (in theory – but I almost always wish I was eating inside).

When it comes down to it, for me, the best summer days are the ones that feel like fall is coming. And the best hair days are when Today we woke up and found ourselves with an “Empty it’s chilly out and my absolute favorite thing to happen to fashion in Square”. You know what that is, right? If you’re a parent of the last decade are Uggs – the most awesomest, coziest, footwear sports playing kids, it’s when you wake up and look at the in the world (to me).

We left pretty early and were happily surprised to find it less than an hour away. The scenic ride was an added perk. I volunteered to sit in the back seat, giving my newly teenaged son “shotgun” so I could work on my column, when this new idea struck me. I was so happy, writing & drinking coffee. I had, in anticipation, dressed for the cold air of Howe Caverns, in jeans, boots and a fuzzy vest (it is always @50 degrees there).

Here I was, on a dog day of August, riding in a bright sunny car, humming the lyrics, “these are a few of my favorite things”. I realized I was mentally making a list of awesome stuff that I love in the cold weather…like going skiing, and snow flurries and seeing my breath and making soup and white twinkle lights on trees and apple picking and not sweating and wearing gloves and a scarf, and hearing Christmas music on the radio (which is a totally different subject) and wearing Uggs and using my heated car seat (which is no longer a luxury in a car but a necessity. Let it also be known that I will never ever, ever own a car without heated seats). It was at this moment that I decided to share my secret with just a few select people.

Who Moved My Wealth? PRESENTED

Currently, trillions of dollars are being passed from aging parents to their children. But there is a second, significant movement of wealth also occurring. That wealth will go instead to the health care system—specifically, to caregivers, assisted living facilities, and nursing homes. The reason is simple: most Americans have no plan in place to cover the potentially enormous costs of long-term care.

Watching an inheritance slip away

As they age, many may have to divert their income and savings and liquidate assets to pay for uncovered health care expenses. Children expecting an inheritance instead see their parents spend as much as $50,000 to $150,000 annually for long-term care, with little left to inherit.

Questions to consider If you are considering a plan for long-term care, ask yourself these questions: • • •

How would you feel if your plans to bequeath money to loved ones were significantly altered by foreseeable events? How would you feel about spending thousands of dollars per month for uncovered health care expenses? Would you want to have (or wish you had) a long-term care policy?

A Solution for every situation

The best way to ease everyone’s worries is to put a long-term care plan in place. Several types of long-term care strategies are available. These include traditional policies requiring annual premiums, linked-benefit policies provide both long-term care coverage and a death benefit if long-term care is never needed, and cost-sharing options offering lower benefits but covering the difference between expenses and income. Although some people won’t qualify for long-term care insurance, there is an appropriate solution for almost everyone.

Besides preserving estates, a long-term care policy can provide other important benefits, including: •An income stream: In a family’s time of turmoil and need, think of the difference an extra monthly check might make. •A choice of where to get care: A long-term care policy offers more freedom to get care where you want, rather than making a nursing home the only option. •“Concierge services:” Besides receiving monthly income, you get the services of a care coordinator to help you develop a plan of care, hire the right people as caregivers, and assess the home for safety. •Peace of mind. A long-term care policy removes the temptation to decrease care to protect an inheritance. If you value your legacy plan and want to feel good about taking care of your loved ones, a long-term care plan can go a long way toward protecting your wishes.

The Back Pack Program By Patrick Ciraulo Capital District YMCA District Executive Director Greenbush Area Branch Summer is coming to an end and the new school year is right around the corner. One of the greatest things about going back to school is getting new school supplies. The awesome backpack, cool notebooks and all the pencils, pens, and crayons you can stuff in your backpack. For some parents, being able to provide their child with these items is a true challenge because they are having a difficult time making ends meet, are dealing with an economic hardship, have lost a job or are helping a family member who is ill. Each day, there are children in our community who looking forward to the start of school because they have no new clothes or the supplies they need to help them succeed. Education is one of the most important parts of a child’s development and the Greenbush YMCA is trying to help make sure all children start the school year ready to succeed. Our Childcare Coordinator, Alysha Branch has contacted local school districts to learn what’s needed for students in each grade. Armed with this information, we’ve created a school bus in our lobby which has laminated backpacks and a list of school supplies on the back. We had 50 backpacks to fill, and our members have come through. As of today, we have filled every back pack on our bus! There is still a great need in our community, to help children prepare for school. If you would like to help, please let us know. We have a school supplies box in our lobby with the yellow school bus, and we welcome your donations to help us support our students. “My favorite poem is the one that starts 'Thirty days hath September' because it actually tells you something.” Groucho Marx. NOTE: This will not be an article reminding you how Summer is now over (insert screaming here). This article instead has some helpful advice we learned from our many adventures year to date:

1.If you own a pickup truck, add at least one extra leaf spring on each side. I use Albany Spring (awesome) and for around $300 you will increase the carrying capacity and save your suspension for when you have occasional heavy loads (like sand, lumber or sheetrock). Makes a HUGE difference and although the truck rides higher in the rear, it should feel more stable and handle better. 2.Add Sea Foam brand fuel additive to your gas tank every 3000 miles. I tested several other brands and Sea Foam was the best. Follow the instructions and you should increase your gas mileage at least 1-2 miles per gallon or more. It will pay for itself on the first fill up. Go to Advance Auto and buy the gallon size for $51.99. Join their mailing list and use a coupon to save more money. 3.For road safety buy a kit of 3 reflective emergency road triangles ($16-$28 on Amazon) for each vehicle you own, especially family cars. They are not expensive and if you breakdown you will be really glad you have them. 4.If you get stung by bees (I got stung 50 times the other night) GO TO THE HOSPITAL IF YOU AREN’T SURE YOU ARE ALLERGIC. Just go! You will start to feel sick in just 20-30 minutes. The worst part is the itching. The best treatments I found were a) toothpaste, b) ice and c) baking soda/cider vinegar paste. Honey and peanut butter work too, but then you have to worry about bear bites so I’d stick with toothpaste. As a bonus my arms, legs and back are now all cavity free and without having to floss, which is nice.
