SEPTEMBER 2014
Dear Our Towne Readers,
A very exciting time of year is upon us... warm days, cool nights and the kids are back in school. We are ready (and excited) to welcome big transitions in our house. One daughter is entering Maple Hill High School & the other begins her journey at the Middle School. Where does the time go? It seems like yesterday that I was picking out their Preschool backpacks with them! Ahh...I miss Disney Princess & Thomas the Train. After a summer filled with adventures, relaxing, and lots of family time, everyone is ready to get back into a routine again. At least I am... This issue is filled with many articles and calendar events that will help you figure out the best way to spend your precious time and hard earned money. There are loads of Fall Festivals and outdoor events planned for September. Planning for the kids extracurricular activities, Straw Mazes, Tent sales, new businesses & back to school information fill this issue. If you have not “LIKED” Our Towne Magazine (Rensco) on Face Book, I urge you to! I send out event reminders, news & information from Our Towne advertisers each day. And may I remind you to hold onto this magazine until the next one arrives. I often remind my Face Book friends of an event or coupon that is relevant (and will direct you to the page where you can find it). Face Book is another way for Our Towne Magazine to “connect the community.” You can also read the current & past issues of Our Towne Magazine at www.ourtownerensco.com. Link directly to advertisers websites via my page. Thank you for reading Our Towne Magazine. Please shop local and let the advertisers know you saw them here! Enjoy September! Jennifer

THE OUR TOWNE SPOTLIGHT SHINES ON... Gould’s Martial Arts Center Master Russ Gould has been formally practicing Martial Arts for nearly two decades. It wasn’t until 3 years ago he started his own school in Valatie; fulfilling his goal of teaching in his own Martial Arts Center. Gould’s Martial Arts Center offers a place where children and adults alike can come learn and train without being rushed to the “Next Belt Rank.” Every student will learn and progress at their own pace, without pressure to move to next level until they are ready. Russ feels strongly that this is important, knowing his students are learning and retaining all of the knowledge taught before moving to the next level. Martial Arts is not just about learning to kick and punch so you can fight; it’s learning these skills in order to defend yourself if the situation arises. The bonus at Gould’s Martial Arts is that he does NOT require you to sign a contract! Rather, you pay monthly. Martial Arts can help any individual, adult or child, in many ways. They have a great Taekwondo and Hapkido program that will help you get physically fit, gain self-confidence, improve coordination, focus and self-esteem. The added benefit is learning to defend yourself, and have some fun in the process. Whether you're young, or a more mature 60+ year old, there is no doubt you can benefit from regular training in Taekwondo and or Hapkido If you are looking to increase your fitness level, improve flexibility, or build a more healthier and toned body then Taekwondo is definitely for you. They provide training that has been scientifically designed to help you get fit, focused, and stay naturally toned. No matter if you’re an experienced Martial Artist or complete novice, you'll find we have something to offer you. From performing patterns (a set sequence of techniques), and sparring (sort of pretend fighting... wearing protective pads) to self-defense and breaking techniques (amaze your friends by breaking pieces of wood!) Taekwondo is an ancient form of Martial Arts (unarmed combat) practiced for many centuries in the Orient, and came to be perfected in its present form in Korea. It is not only an effective, weaponless art of self-defense, but also a competitive sport and a good method of maintaining all-round fitness. It is famous not only for its highly skilled leg techniques but for its speed and tremendous power, as seen in demonstrations Hapkido is a type of Korean Martial Art which focuses on defense rather than offense, and is designed to neutralize an opponent through a range of techniques. It is a discipline that is also designed to clarify and calm the spirit, and those who practice hapkido are also attempting to develop themselves as individuals. In Korean, hapkido means the way (do) of life energy (ki) and harmony (hap). Hapkido is designed to be a martial art that harmonizes body energy while maintaining a state of non-aggression. Many martial arts focus on non-aggression, and can be practiced by men and women of all ranges of size and strength. This Style is about calculated moves rather than brute force
This discipline incorporates weapons, knowledge of nerve points, kicking, throws, joint locks, and hitting techniques into a flowing and beautiful discipline wherein an attacker can be easily neutralized. As a defensive martial art, Hapkido is designed to deflect attack back onto the attacker in a peaceful way. Often, it takes advantage of nerve points in conjunction with joints to immobilize an attacker. This discipline does not require great strength, and as a result, Hapkido is often integrated into self defense classes for weaker individuals. Gould’s Martial Arts believes in giving back to the community that has welcomed them with open arms. Over the past 3 years, they have adopted the highway from the traffic circle near Hannaford to the Rensselaer County line. Volunteers from the school clean it 4 times a year. Russ is also proud of his involvement with the Kinderhook Town Camp, where he and his staff have conducted free classes to campers. In addition, he is willing to provide free Boy and Girl Scout Programs. Each year, Russ has organized many Women’s Self defense clinics, usually around prom & college season. They have also offered and done prom date awareness classes at no charge. This year, they were excited to sponsor a Northern Columbia County Little League team. As a group, the school completed the Warrior Dash for St Judes Hospital for the second time. This year they raised nearly $900. Russ wants everyone to help develop the skills necessary to protect themselves and become a better individual in general. If you do have a competitive spirit, the school competes 2-3 times a year in regional competitions. Just last month, 5 students took home a dozen trophies. While this is not the ultimate goal, Russ is proud of their determination. Gould’s is currently running a fantastic Back to School Special for all community members. For $100, you get a uniform and unlimited classes for September, October & November. Now is the time to try something new that will change your life forever! “Like” Gould’s Martial Arts Center on Face Book, so you are aware of their free specials, updates, classes and promotions.

Rocky’s Music Studio is Bringing Music to Our Towne Beginning their 9th year, Rocky’s Music Studio is offering more programs than ever before to Our Towne residents & beyond. Owner & professional musician Rocky Petrocelli, grew up here in Our Towne and is a proud graduate of Maple Hill High School. He notes that “We’re all about learning, playing and enjoying music here. It’s an educational experience with an emphasis on positive energy.” Students learn proper technique of their instrument, how to read music and the fundamentals of music theory while focusing on the music that interests them. In addition to private & group lessons, Rocky’s Music Studio offers a full service recording studio & music store and will repair (and tune up) your instrument. Drums, School Percussion, Piano, Guitar, Voice, Brass, Violin, Woodwinds and Mandolin are taught either individually or in small groups. The programs & teaching staff are highly recommended by Capital District music educators. The teachers at Rocky’s Music Studio are all college-educated in music, most perform professionally, and all have a positive attitude that they reinforce in their teaching. Rocky’s also offers many workshops and group classes where students can learn anything from Guitar Maintenance to playing Ukulele. Clinics and Master classes are also conducted throughout the year with industry professionals such as world renowned drummers Daniel Glass (Brian Setzer Orchestra) and Rodney Holmes (Santana), and Guitarist, Scott Sharrard (Gregg Allman Band). Throughout the school year clinics, workshops and master classes will be offered. A "Mini Jam" takes place in early December that raises money for a charity. Last year the studio raised over $1,000 for Make a Wish! It was a fun event that showcased the studios talent, and made money for a great cause! During the summer, a variety of camps and workshops are also offered. Check the website for details. Rocky’s Music Studio is conveniently located at 564 Bloomingrove Drive in North Greenbush (right behind Cumberland Farms just a minute off of I-90 exit 8). For more information, visit their website www.rockysmusicstudio.com and be sure to like them on Facebook for program updates & news. Rocky can also be reached at 429-6380. They are excited to begin a new school year and welcome young and older enthusiastic musicians to Rocky’s Music Studio.

OUR TOWNE WELCOMES Dr. Beth Hendlin DDS “The Dentist that Leaves you Smiling
Taking the time to truly evaluate and understand each patient’s overall situation and concerns is not a quality found in all professional offices these days. That is why it is refreshing to find all these classic qualities in someone like Dr. Hendlin who practices “State of the Artâ€? “21st Centuryâ€? Dental Medicine with “Fiftiesâ€? personal attention and personal concern! Dr. Hendlin is down to earth and accessible and yet exudes confidence and professionalism. Word of Mouth By Joseph R. L apinski, D.D.S. Dear Dr. Lapinski: I was wondering what is the best toothpaste for me to use? Dear Patient: Thank you for that question. There are actually many different toothpaste options on the market within each brand. Here are some common highlights and different components so you can choose what’s best for you. First, I don’t believe there is a best toothpaste. You’ll assess your needs & choose accordingly. Taste: It sounds obvious but you should find one that you & especially kids like the flavor of while brushing. If you don’t, odds are you won’t brush the recommended 2 minutes. Yes 2 minutes! Flouride: The purpose of fluoride is to help prevent cavities. If you compare brands, the “active” fluoride concentrations or percentages is generally the same. Stain & Tartar Control: Geared to helping control tartar buildup & reducing staining from foods, tobacco, coffee, wine & other things. They can work well, but the downside is that their active ingredients act as an abrasive to literally scrub off the tartar & stain. Many patients now have permanent gum recession/tooth erosion due to aggressive brushing and/or abrasive toothpastes, causing some serious sensitivity. I always recommend a soft brush &gentle but thorough brushing. Whitening: These fall into the abrasive category. While you may receive some limited whitening benefits from the toothpaste – the abrasives can permanently effect tooth enamel and wear. I often recommend a non-whitening toothpaste & do tooth whitening separately. Sensitivity: Look for a toothpaste that says “for sensitive teeth”. The Active Ingredients are usually either Potassium Nitrate at a 5% concentration – or Stannus Flouride – both used to control hyper-sensitivity. I generally recommend trying one with Potassium Nitrate first to see if you get results. Natural Pastes & Polishes: For many reasons, patients choose a “natural” toothpaste. They do not have fluoride or some other ingredients. Educate yourself on what you are trying to avoid and weigh the pros and cons, your philosophy versus your symptoms and results. Prescription Brands: Patients at a very high risk of tooth decay due to medical conditions or medication side effects or genetics may choose to opt for a prescription product based on your symptoms of sensitivity, cavities or dry mouth to name a few. As always, please discuss your concerns with your dentist or hygienist. We can’t help you if we don’t know about it. Send questions to DrJoe@LapinskiDental.com or visit our website: www.LapinskiDental.com.

Who Am I? Daryl Bart Dcbart1@gmail.com Last night I Googled myself – have you ever done that? Well, I was surprised at the results. One of the very top results was a yellow page listing of me as a Dentist. Yes! Daryl Bart, DDS. I’ve always wanted to be a doctor and often lamented that I missed a calling back in school…so I have joked many times that I play a dentist on TV (remember that commercial?) Being married to a dentist and working his office for 13 years has given me a certain amount of street cred (you’d be surprised what folks show me…) But a diploma? A title? I can tell you the Mr. Doctor is not too happy about that since he actually toiled & stressed & worked to get that title. I just reaped the glory! Hey it’s on the internet so it must be true! The 2nd Way Cool thing was that I was shown in a photograph with Shaun T (did you just Google me to see it?) You know the fitness guy with the abs, the Insanity guy? My fitness idol! The inspirer of all things awesome! Infomercial star extraordinaire. Yes I am a cult follower dare I safely say, among friends, a stalker of Shaun T. With good reason. I worked out with him almost every day for 26 weeks last year doing T25 DVDs, transforming my body & my mind in the process. And still do. I got the opportunity to work out with him in person earlier this year and got that photo together. Seeing it reminds me of how far I have come physically and that only 1 year ago I was 20 lbs heavier and with a very different outlook on myself. So, seeing my name and my image connected to Shaun T for all eternity, and on the good old Inter-Web – was exciting. But the real beauty of these 2 search results are that they are metaphors for my two worlds – that have been on a collision course for sometime now. I never expected that when we opened this little dental office 17 years ago, I’d embrace it and make it part of my whole life. When Joe hung his shingle, I also put tons of time and energy into it – painting walls, buying art & furniture, and learning the ropes – essentially becoming an advocate, a mouthpiece a specialist in a way – even without the expertise of the dental education. Likewise, less than a year ago, I took a risk on a feeling that seemed right and started working for the company that Shaun T works for: Team Beachbody. It merged all of the things I loved the most – fitness, marketing, sales, & helping others (remember that missed calling?). So, again, while I’m not a fitness expert or a nutritionist and don’t play one on TV, I am an enthusiast & passionate about staying healthy and sharing it – helping others face down their struggles as I face down mine. Joe made the choice for me saying “You’re Fired!” OK. Not exactly. But as my wonderful husband, he knew I was conflicted about change at my age and leaving the dental business I had helped him build for a new venture. It was scary and challenging but made me excited. He was right, as usual.

How we define ourselves & what makes us who we are, I guess, is the sum of our experiences meshed with our goals for the future. While the journey is winding & lately, not dull, and sometimes confusing & unclear – at least I have good old Google to remind me where I’ve been and where I’m going.

BENEFITS OF PUPPY KINDERGARTEN “It's All Good” When should I begin training my brand new lifelong companion? AS SOON AS YOU CAN!! Participating in a wellrun Puppy Kindergarten is one of the most important things you will do as a pet parent. Proper socialization and positive training done during pup's impressionable development will last a LIFETIME -- helping him become a well-behaved, confident and social adult. The best Puppy K programs build a lasting relationship between your family and puppy, and create healthy patterns of behavior to replace or avert any bad behaviors that may be forming. Early classes create a foundation for learning to last a lifetime. What your dog will be like as an adult is based on: genetics and experiences.... the genetics are set in stone, but Puppy Kindergarten provides you with an easy way to supply the right experiences. Exactly what are those experiences? CONTROLLED FREE PLAY: During well-run free play, pups develop communication skills, and learn to have a soft mouth. YOU learn to read your dog, anticipate his reactions and understand when/how to intervene. Play in class is closely monitored so ALL pups are safe and have a positive experience with a variety of dogs. FOCUS: While at times Puppy Kindergarten may feel like a “circus,” teaching puppy to focus on you amidst the [controlled] chaos in class is priceless. This is an important hidden agenda at Puppy Kindergarten. Look for classes that encourage children to participate as well. EXPERT ADVICE: Dog trainers, especially CPDTs (Certified Professional Dog Trainers) are committed to further education – keeping up with better ideas for training and behavior modification. You get the benefit of cutting edge tips and techniques, and exposure to nifty new equipment as it becomes available. HOMEWORK: Don't skip it! You are building a relationship, and a better companion. It's where much of the “magic” happens. It should be simple, fun, intuitive. DEVELOPING INTEREST: We live in an age where we can do lots of fun stuff with our dogs. Therapy work, agility, nose-work, backpacking and more. It all begins with positive Puppy Kindergarten and solid training during adolescence. Benefits for you and your puppy from Puppy K are welldocumented. For a small expenditure of time and money, you participate in something that is mentally, emotionally, and physically healthy for you and your pup. Watching the other puppies and sharing the experience with other owners amps up the fun. Be certain you take the opportunity to do this with and for your puppy. Nassau Veterinary Clinic has provided contemporary upbeat Puppy Kindergarten and ongoing training for over 20 years. They are committed to helping you enjoy a lifelong relationship with your pet by “Creating Healthier Bonds Between Pets and their People.” Check out our wide variety of classes including our tricks class, and new BOOMERANG DOG class (which strengthens the come when called command). Please call 518-766-2636 for schedules, and health/ vaccination prerequisites so everyone stays healthy while participating. Visit www.nassauvet.com for more information. By Marlene G. Wagner, BS, CPDT

Healthy Crock Pot Apple Crisp
Ingredients: 6 cups chopped apples 3/4 cup packed brown sugar 1/4 cup white sugar 3/4 cup all-purpose flour 1 tablespoon corn starch 2 tablespoons apple pie spice 1 tablespoon apple butter 4 1/2 tablespoons regular butter 1/4 cup chopped walnuts (optional) pinch of salt 2 tablespoons lemon juice Ice cream Directions: Spread chopped apples in the bottom of your crock pot. Add apple butter & lemon juice. Stir to coat the apples. Mix together the corn starch, 1 tablespoon of apple pie spice and the 1/4 cup regular white sugar. Mix well. Pour mixture over the apples and stir to coat. Sprinkle walnuts over the apples and mix well. (Optional) In another bowl, mix flour, brown sugar, second tablespoon of apple pie spice and salt. Cut in butter using a pastry cutter until mixture is crumbly like sand. Sprinkle the topping over the apple mixture until they are all covered. Set slow cooker to low and cook for about 4 hours, or until apples are tender and soft. If you make this over night, be sure your slow cooker turns off after it’s done cooking so the crisp doesn’t burn. Enjoy!
TRASH TALK
by Vince Coppola IMPORTANT NEWS UPDATE! Summer continues in the Capital District and you know what that means. Sweltering temperatures with no breeze in sight, seemingly endless stretches of humidity followed by random thunderstorms on any days you schedule an outdoor barbeque, the AC in your car suddenly stops working the one day you need to wear a suit to work, etc. Let’s focus on the positive: Fall is on the way and hopefully all of your appliances are actually working great. But if something stops working properly, you’ll want to replace it right away and have the broken one taken out ASAP. That’s where we come in, in this case, literally. Don’t let just anyone take these away for you; it’s time to call Scrapster! Here’s why: older air conditioners, central air condensers, dehumidifiers, refrigerators, freezers and water fountains/ coolers all contain refrigerants (think Freon) like R-12, R-22 and R-500. It is commonly believed that these substances are major contributors towards the depletionof the ozone layer and other problems in the environment. Even modern refrigerants like R-134a and R-410a are not the greatest, but they are vast improvements over the older technology. At Scrapster we are fully EPA608 certified for the responsible reclamation and recovery of all types of refrigerants. Our crew will remove the items from exactly where they are located-you don’t need to do a thing. We bring the unit back to our facility where we process it, pulling out the refrigerant with our recovery equipment and then shipping it out to be fully recycled by our supplier. We then take apart the appliance and separate and recycle all the metal components such as motors, wire, tubing, plus radiators and sealed unit compressors. Scrapster is a family owned local business which provides a NO COST scrap metal and appliance pick up and removal service. We also offer LOW COST junk removal and clean outs. Additionally we are a New York State DEC approved location for business or personal electronics recycling. You deal directly with us. Everything is properly recycled, disposed of or donated. We are convenient, reliable, insured, and we do all the work. “Don’t Worry...We Can Take It!”™ Please call us today at (518) 505-5055 or visit our website at www.Scrapster.com for more information or to schedule an appointment. We hope you continue to have a great, safe summer!

Buying a Newly-Built Home? Ten Benefits of being represented by your own Real Estate Professional
It might not seem necessary to involve a real estate professional to represent you in a transaction where a buyer can deal directly with the on-site agent of the builder. However, by using your own real estate professional, you have someone to protect your interests and guide you along the right path. Here are 10 advantages to using a real estate professional when buying a newly constructed home. 1.Just as a real estate professional calls on experience and knowledge of an area to help buyers locate pre-owned homes in a community, he or she can also direct buyers interested in newly built homes to developments and communities that match client specifications. 2.Your sales professional can suggest builders with reputations for delivering a high-quality product, responding quickly to issues, and being financially sound. 3.A sales professional may be familiar with how a builder prices his products and where there may be room to negotiate price or upgrades. 4.Without representation, you are one buyer purchasing only one home. However, a sales professional can significantly affect a builder’s bottom line by providing a steady supply of customers. This advantage may work in your favor at the negotiating table. [Note: The builder may have a registration policy that requires your sales professional to accompany you on your first visit to the site.] 5.The lender approval process may go smoother if a sales professional schedules visits, accompanies you to lenders, and helps expedite required documents. 6.What may seem like a simple transaction can grow legally complex. A sales professional is familiar with those complexities and risks inherent in the new home buying process. When such questions arise, we can steer you to the right advisors and services you may require. 7.When relocating to a new area, sales professionals can be particularly valuable resources. In addition to providing local area information regarding schools, day care or elder care services, public transportation, proposed development, and so on, once construction is under way, they can periodically stop by the work site; supply you with progress reports, and photograph or videotape phases of the construction. 8.Your sales professional can assist you as you face hundreds of design choices and consider which upgrades could potentially add value to the home when it comes time to sell. 9.Your sales professional can accompany you at the site while you okay the plumbing and electrical locations prior to dry walling, as well as on the walk-through or builder orientation. Their advice can often save you money from costly “change orders” for things such as outlets or cable for TV placement. 10.Lastly, most often the builder pays the sales professional’s commission. You enjoy individual attention and support at no cost to you.

Did You Know…? By Nicole Henderson
DUMPSTERS
…that there are a couple of quick and easy tricks you can use to get your family organized this school year? With a little bit of up-front effort, you can save your family a world of stress later.
Household & Construction Cleanups Everyday low prices
Brainstorm with your family a list of all the meals that you typically make for dinner. Separate the list into categories like "chicken," "beef," and "side dishes." Put the list on your fridge so when the eternal question of "what are we having for dinner tonight?" comes up, you have a quick, goto sheet for answers. My family and I try to plan our meals for the week before the grocery shopping is done. It makes it so much easier to refer to that list and make a dinner plan without the fuss. Keep a family calendar using a smartphone app. My family uses a free app called "Cozi." This app syncs up with everyone in the family who shares the calendar. So what is scheduled for one is seen by all. Scheduling medical appointments and events is so much easier when everyone can look at the whole family's calendar and readily see any changes made. It's also a great way to keep track of your kids' upcoming tests, sports games, club activities, or concerts. So handy! Keep a grocery list, also using a smartphone app. Now I know there are many people out there who love using good old-fashioned paper and pen to make those lists, but hear me out. A free grocery list app like "Our Groceries" is a useful tool for so many reasons. One, everyone in your family has access to an up-to-the-minute, synced list. Everyone can see what is on the list already and add to it as needed (even your kids). Two, you can use it to divide and conquer in a grocery store or as you go to separate grocery stores. Three, you can categorize your groceries according to the isles in the store to make grocery shopping even faster. Four, you can put recipes for favorite meals in it so you can quickly add the needed ingredients to that grocery list. And I could go on… Nicole is a freelance writer who lives in the town of Schodack with her husband and twin boys. She holds a BA in English with a writing concentration and a MA in secondary English education, both of which have fueled her love of writing in all of its forms. Nicole can be reached at NLHenderson18@gmail.com.

Every year I am asked if landscaping adds value to your home and every year my research, proves positive! Well, , I have to say YES, of course you will. But, as a landscaper, you probably guessed I would say that. So,I did some research for you to provide you with some exciting facts that will help YOU decide if it is a good investment. Money Magazine determined that landscaping offers an excellent return on investment. Actually, it ranks top out of ANY home improvement. In addition, there was a study done by the American Society of Landscape architects in conjunction with Money Magazine. A recovery value of 100%-200% can be gained when you go to sell your property!

Clemson University stated that homes with excellent landscaping sell for 6-7% more than comparable homes with just good landscaping. Research by Michigan State University found something similar. A home nicely landscaped will still increase the value by 12%.
The Society of real Estate Appraisers also feels a landscaped home adds value. 99% of those polled agreed that a home sales faster, even in difficult real estate markets. So in closing, it is easy to see with these facts at hand that adding professional landscaping can definitely provide a very positive financial impact on your home value, as well as add instant curb appeal for you to enjoy. The key is adding the right upgrades. Landscaping is more than flowers and shrubs. Upgrades can include things like patios and decks, water features, barbeque and fire pits as well as retaining walls and stone walkways. To all of the OUR Towne readers, keep the questions coming!
