Chris & Kevin Webb proudly call their 450 acres of family farmland Webbs Gold Krest Farms. Since 1930, the Webb’s Family Farm has been a dedicated family run farm that produces corn, squash, melons, tomatoes, strawberries, pumpkins, cucumbers, cabbage, beans, raspberries, corn stalks, straw… and much more. Looking for seasoned firewood? Look no further. The fruits, and vegetables, of their labor are ONLY sold at their store located at 3447 River Road (9J) in East Greenbush, and at large retail stores. Every day is a "farmer's market" at Gold Krest Family Farm. They have been here since 1930 and are extremely thankful for all of their customers that support their family farm, their life and passion. The Webb family works long hours, 7 days a week, all year long. You can tell a true farmer by their hands. When Chris Webb and I speak about his farm; you can see the pride & exhaustion on his face. His hands are proof that he farms the land that his father devoted his life to. Chris started working with his Dad at only 16, and has never strayed from his career as a farmer. Chris recently said that he is "addicted to farming." Lucky for us! His son Kevin is following in his father’s footsteps. The Gold Krest Family Farm is a true family business, which relies on dedicated and hard working employees and often extended family members to be successful. From planting the seeds, to picking the product, they bring you produce and plants fresh off their land. It is a true farm to table experience. You can eat fresh corn picked that morning. With all of the health issues & discussions related to Genetically Modified Foods (GMO) these days, it's nice to know that you can actually speak with the farmer that grew your dinner.

The day after Thanksgiving, Webbs Gold Krest Family Farm will be bursting with Christmas Trees, wreaths, kissing balls and other natural decorative items. They even will deliver your tree if requested. Watch for the date of the annual holiday party where Santa pays a visit and takes free photos with kids of all ages. It is a festive event you won't want to miss! What you need to know as the consumer is that you can buy genuine Webb Farm produce at Webbs Gold Krest Farm stand on 9J. Their produce is also sold at local retail stores such as Hannaford. Right down from Route 9 near Rensselaer, they are conveniently located and appreciate your business. From Route 9, you can also take Hayes Road down to 9J, take a right and find them a few miles down 9J. Finding produce locally grown for your enjoyment is not far, and you can help our community by supporting the Gold Krest Family Farm. It is very important that you go out and support our community by shopping local this fall! You may see other farm stands around town with the Webb name, but those products are not harvested by Chris & Kevin Webb on the family farm land. Chris & Kevin look forward to meeting you and thank you for the opportunity to serve the community for many more generations. Call 365-5969 or 465-0437 for your firewood delivery before it gets too cold! LIKE Gold Krest Farm Ent. on Facebook to get updates on fresh produce and products through the year.

A Different “55 & Better” Active Adult Rental Community

What’s on your wishlist? No property taxes One story living

October 2016

Dear Readers, Happy Fall! It is officially upon us. This magazine is absolutely packed with great community events such as Fall Festivals, Corn Mazes, Hay Rides, and many Craft Fairs & Flea Market events. What a beautiful time of year to enjoy living in Upstate New York! The many family farms in Our Towne, like Webbs Gold Krest Family Farm, Kristy’s Barn, Krug’s Farm & Greenhouse and Becker’s & Goold Orchards... count on your patronage. They are paying local taxes and live in your community. Remember this before buying local produce or seasonal products like pumpkins, mums, apples out of your community. The advertisers in this issue absolutely need your support if they are to survive. Think about how much power you yield when you spend your hard earned money. Small, local businesses will not survive if you choose to spend money at large, chain stores. Jewelers, Florists, Hardware Stores, Tire & Auto Centers, Beverage Centers, Gift Shops... they need our business to keep going. Please think about how you spend your hard earned dollars. Why not keep your dollars in the community where you live? October is Breast Cancer Awareness Month. The need for a cure is greater than ever. Early detection is the key to stopping this fatal disease. I am sending my love, thoughts and prayers to those who have been affected by this disease. And ladies, please schedule your mammogram.

Thank you for reading Our Towne. LIKE us on Facebook to get the content in this issue, plus current events and community news every day. Have a wonderful October and a safe and happy Halloween!

4 Ways Having an Agent Beats Selling Solo By Cathy Graziano

While offloading your sofa or lawnmower on your own doesn't take a lot of sales skill, working with a professional real estate agent is one of the best ways to make the most money in the shortest time when selling your home. Here are the top reasons why.

Farmstore Winery Bakery

Open Year Round Extended Hours Sept-Dec

1. An agent may increase your profit Many people think they'll make more money if they avoid paying an agent a commission and instead handle their own home sale, but the statistics show otherwise. According to the National Association of Realtors, selling with an agent brings in a higher profit, enough to cover the commission and then some. For one thing, a Realtor has the experience and tools to price your home appropriately. Studies show that homes priced correctly when they first hit the market sell faster, and for a better price, than those that linger with a decreasing price tag. 2. An agent can save you time While it may take just moments to upload a Craigslist ad, handling prospective buyers, inspectors and appraisers can take up your time. From screening out unqualified buyers to helping you prepare your home for inspections, agents drive the process more efficiently. 3. An agent often makes a better deal You might be proud of your poker face, but are you really a savvy enough negotiator to put one of the biggest deals of your life on the line? As most buyers use a buyers' agent, you'll probably be going toe-to-toe with a professional negotiator. When you list your house through an agent, you not only get their marketing power and connections, you get a pro negotiator advocating for you during the initial offer, the counter offer and the post-offer period, which includes inspections and requests for concessions. 4. An agent can lower your risk The potential for making mistakes (with potential legal ramifications) among the reams of paperwork involved in a home sale is huge. Agents know how to do things exactly right. Thinking of selling your home? I would appreciate the opportunity to earn your business & can guide you through it all. Call or text me at 518-496-2297 Cathy is a resident of East Greenbush and Broker/Owner of RE/MAX Platinum in North Greenbush with 26 years of experience in the real estate business for. "Your Friendly Garbologist"

On Nov. 10th, 2010 Mark McIntosh was diagnosed with colon cancer. He was 33. He had surgery where a grapefruit sized tumor was removed. He later saw an oncologist at NYOH who diagnosed him as terminal; the cancer had spread to both lungs. A treatment plan was decided on. He began his first infusion on his wife Sandra's birthday, December 9th. Mark is currently on his 8th treatment with no promises in sight. One treatment included a trial chemo drug this past at Mass General. Mark only tolerated the drug for a month and a half due to extreme side effects and small growth. Back in August of 2014 Mark and Sandra were blessed with a little boy, Mikey. He lights up their life and brightens their dark days. Right now, since the trial left Mark weak and low on energy, he had to take time away from his job at FedEx Ground. It was not at all an easy decision. Mark plans to return in a year. Meanwhile The McIntosh's are moving from their apartment at the end of October. They were supposed to be moving into a trailer, but the sale fell through. September has been a medically and personally stressful month getting paperwork, bills, packing, and many other things in order. Currently Mark is in the hospital with a high fever, weakened immune system, and a low white blood cell count. Regardless of the curves life throws at them, while holding each other close and with support of family and friends they always manage to get through. The McIntosh's are fighters! Please help us to help them win this battle.

Happy Fall! Since I love making soups, the perfect time is October. I love all types of soups, but our family favorite is chicken & rice. For more of our fun recipes, discussions, & pictures see us here www.facebook.com/groups/crockpotrecipesathome/ CROCK POT CHICKEN & RICE SOUP Prep Time: 20 minutes Cook Time: 6 hours Serves 4 to 6 Ingredients: 3 tablespoons olive oil 1 large yellow onion, chopped 2 large carrots, peeled and chopped 2 stalks celery, chopped 4 cloves garlic, minced 2 teaspoons Italian seasoning 1 teaspoon dried oregano 1 teaspoon dried basil Pinch cayenne pepper, optional ½ teaspoon sea salt, to taste ½ cup dry brown rice 1 pound boneless, skinless chicken breasts, chopped (feel free & use a whole chicken & get that golden broth!) 4 cups low-sodium chicken broth (or use your own broth) 1/4 cup dry white wine, optional Directions: 1.Place the rice in a bowl and cover with water. Soak for 10 to 15 minutes, then drain. While the rice is soaking, saute the vegetables. To do so, add the olive oil to a large skillet, along with the onion, carrots, and celery. Saute over medium-high heat, stirring occasionally, until vegetables have softened, but are still al dente, about 8 minutes. Add the garlic, all the seasonings, and salt and saute another 2 minutes. 2.Transfer the rice, sauteed vegetables, broth, and wine to a large (6-quart) crock pot. Add the raw chopped chicken and stir. 3.Cover the crock pot and place on the lowest setting. Cook 4 to 6 hours, or until chicken is cooked through, rice is puffy, and vegetables have softened. Taste soup for flavor and add salt as desired. 4.Serve heaping bowls with gluten-free crackers or bread. Find your cooking inspiration with Stephanie www.facebook.com/groups/ crockpotrecipesathome/

Hustle & Heart

Comprehensive physiCal Therapy soluTions, p.l.l.C. Deborah A. Ciprioni, P.T.

By Daryl Bart

It’s running season around here.

Welcome NaNcy Hay, PTa

A real runner would say it’s always running season. Not me.

Morning, EvEning & Lunch hours

I was a runner …once

Individualized & Personal Care Most Insurances Accepted

518-915-1452

More accurately, I should say I ran, a little. I was lured to the sport by the blogs and catalogs and other mothers that seems to be loving it and having great success with keeping fit. If everyone else was doing it, maybe I should give it a try.

81 Miller Road, Ste 400 Castleton, NY 12033

I tried the treadmill but that was horrible. Painful. 30 minutes was torturous, and every trick I came up with to pass the time failed. Did you know that there are 1800 seconds in 30 minutes. But if you actually try counting down 1800 seconds, it takes like 2 hours on a treadmill. (Don’t try this method….trust me)

I progressed to watching TV. The food network to be more precise. Giada and Paula and Bobby and Martha kept me company while I watched them concoct their delectable deliciousness. If nothing else, running in front of the shows kept my mind occupied and let me indulge in these treats by proxy.

The Intelligent Long Range Choice to SAVE Energy Costs... and your carbon footprint!

When the weather changed, I figured I’d try my chances with the open air. There was something wonderful about lacing up my sneakers and just going out my front door. You could call me a fair weather runner because I had rules. It had to be the perfect temperature, decent terrain, no rain or it was likely not to happen.

Insulating Protecting Preserving

Once I finally admitted that I was a running enthusiast, I started noticing runners everywhere. I got fitted for running sneakers and even figured out how to load songs on my ipod shuffle creating the 30 song playlist became my running anthem. I did get suckered into running farther, but I drew the line at an hour, which at my pace meant a 10K/6 miles or 3600 seconds. Part of me would like to say that running lit a fire, inspired a passion for a sport I could conquer. Nah…it never really felt that way. All it ever really was to me was a means to a calorie burning end.

I liked that running helped me hit some fitness goals. I crossed off different charity races on sunny Saturdays, and even succeeded at completing a running/bicycling combo event in a moment of what I can only call insanity. That was the extent of my commitment. Then I started noticing something. My hips always hurt. At first it was what I thought was a badge of honor, proof that I did the exercise. I asked some other runners for their solutions. They didn't have this feeling. A doctor diagnosed me with bursitis. Prescription: “Stop Running”! She might have meant temporarily and she might have meant forever. Either way, I didn't ask. I took a break from it. The pain went away. I didn't miss it. Every so often I get a little pang of jealousy when I see runners along my former route, or see a post on facebook about miles accomplished, races finished, marathons conquered. But it dissipates quickly. To those committed...I say “run like the wind” I found a suitable fitness substitute in the form of home workouts. Most of the readers know from previous columns that I found new tools to help me succeed in fitness. Those tools for both fitness and nutrition evolved into my passion and my business too. Now I get to coach other women to identify tools and the mindset that fit into their lives to make them better than yesterday. The goal: do right for yourself and you are better at doing right for others! So...in a way I ran smack into my future. For that I’m grateful. And, I still have those specially fitted running sneakers. No matter how many times I purge my closet, out with the old, in with the new, I can’t part with them. Hey, you never know. I may feel the need to hit the open road. That is, if it’s sunny out.

www.LapinskiDentaL.com Dear Dr. Lapinski, I take great care of my teeth, have always gone to the dentist regularly but wonder, is it really necessary that I go twice a year? That’s a great question. My first response is that you are a consumer and you can choose how often you see any service provider. I follow the twice a year recommended guidelines in my office for several reasons: 1.Brighten you smile: Not only will I take a look around and make sure there are no new concerns, but the hygienist will freshen up your smile by removing stains caused by everyday foods, vegetables, soda and coffee. 2.Detect Problems as early as possible In dentistry, nothing gets better on its own In many cases, early detection saves you money. Cavities get bigger, cracks & chips keep cracking, gums keep receding and once bone and tooth support is lost, it’s gone. Finding out about these issues in the early stages helps us make a smart plan to fix them, 3.Prevent Periodontal (Gum) Disease By removing plaque & calculus and other buildup from your teeth, gone are the irritants that create inflammation which can lead to gum disease. Bleeding gums & bad breath are signs that something is wrong. Changes can happen fast with stress, diet, illness, medication & environmental factors. 4.Maintain good physical health Research has shown and experts agree that there’s an association between periodontal (gum) diseases and other chronic inflammatory conditions such as diabetes, cardiovascular disease and alzheimer’s. Therefore treating inflammation may not only help you manage periodontal disease but help with the management of other conditions. 5.Clean only the teeth you want to keep Gum disease is the number one cause of tooth loss - so if you’re planning to keep your teeth for the rest of your life you needs to have them cleaned and checked. 6.Prevent bad breath Dental Plaque that accumulates on and around the teeth holds bacteria that creates the waste products responsible for causing bad breath Gum disease can also produce a very strong odor. 7.Take advantage of benefits: Not everyone is lucky enough to have dental benefits from an employer. Options are very slim for the regular person to go out and buy plans that make financial sense. So if you’re one of the few that have a benefit - use it! Why not? It’s throwing money away, if you let it sit there. Plus many insurance companies will pay a good portion, if not all for preventative visits, so take advantage of the benefits offered to you so you can have the best oral health possible. As always ask questions, we cant help you if we dont know about it. www.LapinskiDental.com DrJoe@LapinskiDental.com.

Answer: Very few insurances have any coverage for hearing aids. Insurances may cover most of the hearing testing, but provide nothing for hearing aids. However, in recent years several insurances have begun to provide limited coverage for hearing aids.

A good way to find out what coverage you have is to call your insurance provider and speak to your audiologist about your coverage. At our office, we provide a written estimate of costs so the patient knows exactly what they are responsible for. •Custom Hearing Protection •7 Doctors of Audiology •Insurances Accepted

As an additional perk, those who provide coverage don't limit style or technology. Insurances such as NYS Empire and CDPHP to name a couple provide a substantial benefit towards hearing aids.

Managing Your Pets Medication

As our pets age, it seems that their medications take up more space than ever in the medicine cabinet. It’s really no surprise given that our pets suffer from some of the same diseases and illnesses that affect humans, including heart disease, epilepsy, glaucoma, and diabetes. One or two temporary medications may be easy to track, but multiple, long-term prescriptions require management and planning. Here are some tips from Healthy Pet Network to stay on top of your pet’s medication. •Ask and learn! Talking with your veterinarian is the best way to understand what a medication is for and how and when it must be administered. Ask about potential side effects to watch for, both short-term and long-term. Discuss the timing of doses: Do you need to give a dose every 12 hours exactly? What should you do if you accidentally forget a dose? Most importantly, tell your veterinarian about all other drugs your pet is taking, including over-the-counter supplements. •Read and learn! It sounds simple, but sometimes the simple tasks are most easily forgotten. Read the label and follow the instructions. Some medications require refrigeration; others must be kept in cool, dark places. Some should be given with food, while others need to be administered on an empty stomach. The dose amount, timing, and route of administration, as well as any special instructions, should all be clearly stated on the label. •Double check. No one ever plans to make a mistake, but sometimes it happens. After picking up a medication refill, take time to read the label and look inside the bottle to make sure it is the correct drug and usual dosage. If anything seems odd, talk to your veterinarian. •Be organized. It’s easy to forget what medications you have and have not given, and the last thing you want to do is double up or skip a dose. Use a system to track all medications your pet is on. A daily chart or calendar makes it easy to check-off a medication once it’s been given. •Get a helping hand. Some pets refuse what’s good for them, making it impossible to administer a pill, eye drops, or other medication. Ask your vet staff to show you the best way to administer medication. Our veterinary technicians and assistants are happy to share the simple tricks they use every day.

Love your pet? We want to! Let’s meet...

•Keep up with exams. Your veterinarian has prescribed medication to treat your pet based on its last examination. Your pet’s health may have changed since that exam, which is why examinations and blood work may be required prior to medication refills.

New Client Special!

•Don’t procrastinate. If you’re going to travel, be sure to check your pet’s medication. Refilling prescriptions from a distance adds a layer of complexity that may interrupt your pet’s treatment. Some medications, especially controlled substances, take extra time to fill because of state and federal laws. Call your vet’s office early and let them know you need a refill instead of waiting until you have only a couple pills left.

ADMINISTERING A DECEDENT’S ESTATE By Christian H. Dribush Probate is the legal process used to distribute a person’s property after their death. The person’s assets are inventoried, properly documented debts are satisfied and any remaining property is delivered to the person’s heirs. If a person prepared a Last Will and Testament, it names their heirs. If not, New York law provides basic instructions for distribution to the person’s relatives. Some probates involve the service of Personal representative, a person appointed by the surrogate court to handle the Estate’s administration. Most probates are not contested and few involve adversarial proceedings or litigation. Common forms of Estate Administration. Settlement of Small Estates An informal form of collection and distribution of estate personal property valued in aggregate at $30,000.00 or less, excluding the value of an exempt property. An eligible person qualifies to administer a small estate by filing a voluntary administrator’s affidavit and a death certificate. Upon the filing, the surrogate court clerk issues a certificate of authority to act. No other proceedings to qualify are needed. The voluntary administrator then collects the decedent’s property, pays the necessary expenses of administration, funeral expenses and debts, and distributes the balance. When collection and payment is completed, the administrator files a short, informal affidavit, in lieu of a formal accounting, with the clerk of the surrogate court. Probate of Estates When a person dies leaving a will, the legal process that takes place is called probate. A will only needs to be probated if the decedent died with assets valued at $30,000 or more. Before the will has any legal effect, it must be admitted to probate by the surrogate’s court located in the county where the person died. A valid will must be properly executed and accurately reflect the wishes of the testator. It is only after the will is probated that the Executor has authority to act. The probate process is commenced by filing the original will and a probate petition with the surrogate court. After jurisdiction is complete and all issues have been addressed, the court will issue a decree granting probate and issue Letters Testamentary to the executor or executors named in the will. If anyone believes that the will is not valid, that person may start a Will contest by filing objections to the probate. Letters Testamentary is a document which gives the Executor the authority to administer the estate. The Executor will be responsible for identifying and inventorying the decedent’s property, having the property appraised, paying debts and taxes and distributing the property as the will directs. Ancillary Administration of Estates A special form of probate used to distribute a non-resident’s New York property. The usual procedures are slightly abbreviated, additional steps must be taken to interact with the foreign jurisdiction where the decedent resided. Resolving Issues Arising in Probate. When all the parties interested in a probate do not agree with the proposed administration the matter becomes contested and litigation may be necessary to resolve the dispute. Common types of probate litigation include: Will Challenges, often based on: •Undue Influence: A change to a Will prompted by coercion or inappropriate actions •Lack of Testamentary Capacity: A change to a Will the person didn’t truly understand

Actions against the Personal Representative, including: •Demand for Accounting – the heirs, as well as any unpaid creditor, are entitled to an accurate accounting and may object to any discrepancies. •Breach of Fiduciary Duty: A Personal Representative must properly discharge their duties & may be accountable for improper actions or failure to perform a necessary act. •Determination of Heirs: If a person was estranged from their family, leaves no obvious heirs or heirs cannot be located the surrogate court may need to determine the proper beneficiaries •Elective Share Determination: Unless forfeited in a valid nuptial agreement, a surviving spouse in New York is entitled to the greater of (1) $50,000 or (2) onethird of the net estate.
