EstatE Planning assEt ProtEction rEal EstatE
Planning Ahead
What will happen to me and my assets?
By Christian Dribush
The “Core Four” of Estate Planning
There are four main documents that you should consider when designing your estate plan. These four main documents can be called the “Core Four”: a Will; a Revocable Living Trust; a Durable Power of Attorney; and Advance Directives. No matter which legal documents you select to be part of your estate plan, each of them should be tailored to meet your specific needs. The Last Will and Testament is a legal document in which you set forth in writing your intentions as to matters such as who will care for your children, who will inherit your assets, and who will be in charge of ensuring that your wishes are met. A Will only takes effect after someone dies and serves no purpose if someone becomes incapacitated. A Revocable Living Trust with pour over can replace your traditional Will as a Core Four estate plan document. A Revocable Living Trust allows you as the trustee to retain authority to manage, use, and direct the control of your assets. Unlike with a Will, you may avoid probate with a Revocable Living Trust thereby affording ease of transfer or distribution of your assets without court involvement and thus retaining your privacy. In addition, the Revocable Living Trust can provide certain protections for your assets should you become incapacitated while alive.

A Durable Power of Attorney is a legal document allowing you to delegate authority to make financial and personal decisions on your behalf to someone you trust. In contrast to your Will, which only takes effect upon death, a Durable Power of Attorney is only in effect while you are alive. The flexibility of allowing another person to act to handle your personal and financial affairs during a temporary or long term incapacity helps avoid the necessity of guardianship. Two primary Advance Directives are the Health Care Proxy and the Living Will. TheHealth Care Proxy relates specifically to medical decision making authority. The person you select will be able to make medical decisions on your behalf during any period of time in which you are incapacitated or unable to provide informed consent. The Living Will is a statement of your wishes for the kind of life sustaining medical intervention you want, or may not want, in the event that you become terminally ill and unable to communicate. Incorporating the Core Four into your estate plan will help make sure your family, friends, and loved ones can manage your personal and financial affairs when needed. We are here for you to help plan for the future.
Therapeutic Massage & Body Wellness What is Massage Therapy? It’s the manual manipulation of soft tissue to increase blood flow, stimulates the nervous system, enhances immune system and decreases the effects of stress. Here at Therapeutic Massage we offer deep Tissue (helps ease chronic pain), Hot Stone(great for warming and softening those tight muscles), Pregnancy (great for the moms-to-be, using our prego pillow where they are able to lie face down), Couples (experience a 1 hour massage with a friend in the same space at the same time). How do I know I need a massage? If you have stress, back pain, neck pain, sore muscles, headaches or you just need a time out! How often should I get a massage? Most clients that have an injury or are involved in sports will have a massage every week or two. Most clients will get a massage one time a month to maintain their health. Other clients may do four times a year (winter, spring, summer, fall). Why would I choose Therapeutic Massage & Body Wellness? Here at TMBW we have been serving the East Greenbush area for 21 years. We have several NYS licensed Massage Therapist have been carefully chosen for their our skills and their interest in providing holistic care for their clients.

November 2015
Dear Readers, This Our Towne Magazine is dedicated to Veterans who were generous & brave enough to make sacrifices for our country. These dedicated soldiers are the reason that the United States of America celebrates freedom each and every day. To all men & women who have served our country, thank you. Small Business Saturday is an American shopping holiday held on the Saturday after Thanksgiving, during one of the busiest shopping periods of the year. First observed on November 27, 2010, it is a counterpart to Black Friday and Cyber Monday, which feature big box retail and e-commerce stores respectively. In contrast, Small Business Saturday encourages holiday shoppers to patronize brick and mortar businesses that are small and local. Just last year, it is estimated that $14.3 billion dollars was spend at small, independent businesses. Help make a lasting impact in the place you call home on Small Business Saturday®. It’s a day to celebrate the local businesses that make your neighborhood great. This year, the big day is Nov. 28th. Watch for promotions that will announce how much of an American Express STATEMENT CREDIT you can receive by shopping at a small business on November 28, 2015. Last year, if you registered your AMEX card during the open period, you received 4 $10.00 statement credits for shopping local that day using your AMEX card. I get to save money, thanks to American Express, and support my local economy! If you have not liked Our Towne Magazine on Facebook, I urge you to! Every day you will receive content that is in the current issue, as well as current news & events from Our Towne communities. “Connecting the Community” through print, web and social media continues to be my goal. I wish you all a very Happy & Safe Thanksgiving. Take time to enjoy & be thankful for what you have now; and not focus on what you don’t. Sometimes everyday life centers around gaining things we don’t have, wishing for more, mourning what is lost. We can’t move forward in life if we are living in the past and not appreciating what is in front of us NOW. With that said, have a great holiday living in the moment and enjoying life for what it is. Thank you for reading Our Towne Magazine.

Prepare Your Home for the Winter Months By Cathy Graziano Although we traditionally think of spring as the season for home maintenance, there are steps you should take in the fall to make sure that your home is ready for the winter months. By performing these common maintenance tips each autumn, you can help protect your home's value and prevent major repairs.
Roof and Gutters
Rain, ice, snow and wind can all cause damage to your roof and gutters. Now is the time to trim back all tree limbs and vegetation away from the roof. You also should remove debris, such as leaves and sticks from your gutters and downspouts. Clogged gutters do not allow water to properly drain away from the home, which can cause seepage in your ceilings and walls. You can also invest in gutter guards, a screen that prevents debris from entering the gutter and directs the flow of water away from the house and into the ground.
Water Heater
You don’t want to find out that your water heater is not operating properly when you need it most. So use this time to perform an annual inspection, which includes having your tank’s pressure and temperature relief valve checked.
Heating and Cooling System
If you have a forced warm-air heating system, you should check the exhaust vent and air shutter openings for dirt and dust. Clean any lint and dirt from the blower blades, motor and burner (if you have a gas heater). Vacuum the air passages, check, and replace the fan belts if necessary. To prevent airborne dirt from circulating throughout your home, wash out your reusable filter or replace it if it is disposable.
Doors and Windows
To help control heating costs, you want to make sure that your doors and windows are properly sealed. Now is the time to repair or replace weather stripping around door bottoms and jambs and window frames. Check for loose or missing glazing putty and caulking for deterioration. If you have storm windows, install them.
Water Pipes
Frozen or burst pipes can cause major damage to your home and be expensive to remedy. Before frigid weather hits, protect your pipes in unheated areas from freezing by adding insulation, which reduces heat loss from hot-water pipes and condensation on cold water pipes. This can be accomplished by wrapping the pipes with heating tape or blanket insulation and duct tape or by encasing the pipes with preformed plastic foam.
Fireplace
Before you light the logs and get ready to settle in front of a cozy fire, make sure that your fireplace is in good working order. Clean the chimney flue and if needed have it inspected and repaired. Check the seal on your flue, which is designed to keep out drafts. Replace the seal if it is loose or damaged. If you decide to do the fall maintenance yourself disconnect the power for any electrical or gas systems. In addition, before inspecting, cleaning or making any repairs refer to your owner’s manual for all equipment for proper instructions, which should be the final authority on any maintenance. Although this list is merely a guide, it can help you keep your home in good shape and have a winter free of major repairs.

Magdalenas family is growning announcing
The Chatham Girll
Magdalenas Mexican Restaurant opened just 3 years ago on Main Street in Valatie. They have been blessed with a large “family” of repeat customers who are thrilled to have genuine, authentic Mexican cuisine in the community! Leo, his wife, Magdalena and family work to serve the community quality, fresh Mexican fare based on his families recipes & traditions. You can even have a wine or margarita with your lunch or dinner, and the food is all cooked to order. Much is even gluten free & vegan. Customers from all around the area have made Magdalenas their top choice for authentic Mexican fare. Leo and his family are thrilled to announce a second restaurant opening this month in Chatham. Right on the "main street" in Chatham, The Chatham Grill will serve both Mexican and American fare. The restaurant will be open 7 days a week for lunch & dinner . We caught up as the renovations were taking place, in the large bar & restaurant at 34 Hudson Street in Chatham(across from The Jeweler's Roost). Lunch and Dinner will be served by this family who has years of experience running kitchens in this area. Leo, having been a chef at The Blue Plate Restaurant in Chatham, is well respected by other's in the restaurant & business community. His friend, the owner of Our Daily Bread & The Gluten Free Bakery couldn't stop raving about Leo, as a chef, person and business owner. They have this admiration and mutual respect for each other; supporting each other's businesses rather than feeling competitive. They feel connected "like family," and have very similar philosophies when running a business in a small town. They both listen to the communities they serve, letting customer preferences drive the business and menu choices. They are both grateful for the patrons who support their local business . A great example of hard working, dedicated men who are committed to their families, businesses and enriching the community. Much of the ingredients and products will be purchased from local farms and businesses. The menu will include a grilled pork chop from Lover's Leap Farm, 7 Grain Veggie Burger, Mashed prosciutto sage mushroom, Little Seed Farm fresh produce, eggs from Feather Ridge Farm, breads from Our Daily Bread & The Gluten Free Bakery, The Brothers Daryl shrimp & fresh fish... Let's just say that Leo is supporting local business and offering you the best fresh ingredients at the same time. It is important to him that the menu reflects what it is that the community wishes to eat. Essentially, operating that the restaurant should be what the public wants. Not what the restaurant wants to serve. So during these next few months of growth and transition, you could dictate what they serve simply by asking for it or making a suggestion. Whether it be a specific meal, side, or brand of beer, they will listen! If you have not experienced the charm of Main Street Valatie or Chatham, you should go! Many small, local family run businesses, just like Magdalenas and The Chatham Girll. Of course, the bonus is that you can feel great about shopping local.
Giving heartfelt thanks to all our wonderful customers!

Question:
I’ve been using hearing aids for a few years now, and I am starting to notice that I am getting less time out of these batteries than I had previously. Is there something wrong with my hearing aids? I use 312 sized batteries, and I get about 7 days out of them. Is that normal?
Answer:
Dr. Eileen Matuck
There are a few factors that influence battery life. To start with, getting anywhere from 7-10 days out of a 312 (brown tab) battery is considered normal. If you were using a 10 (yellow tab) battery, 5 days is about the average life span, and with a 13 (orange tab) battery 12-14 days is what to expect. If you are in a lot of background noise, the hearing aid works harder to find speech sounds and reduce “non-speech” sounds. If the hearing aid is working harder, it will drain on the battery faster and shorten its lifespan. Battery brands make also make a difference, as some companies use a slightly different voltage. On either the front or back of the battery package, you should either see “1.4v” or “1.45v.” Chose the slightly higher voltage when possible, the 1.45v, to get a better life expectancy from the battery. One final suggestion for increasing battery life would be to store the batteries adequately (not in direct sunlight, not in extreme heat or cold), and to be sure the stickers stay on the batteries until ready for use. When you go to use a battery, remove the sticker and let the battery sit for 2 minutes before placing it in the hearing aid. Due to the type of battery this is, letting it sit 2 minutes allows air to enter the battery to its fullest and can add 12-16 hours to the battery life compared to not letting it sit out. Hope these tips help!

Where did the time go? Daryl bart dcbart1@gmail.com
I just went to my 30th high school reunion. T.H.I.R.T.Y. How is that even possible? The anticipation for this party was very different to what I felt back in “05. The 20th reunion felt obligatory, like a bucket list item. Check. Done. Been there done that. That reunion was really my first time venturing back to my teens and I was super nervous. The angsty high school feelings were swirling around my head. I won't bore you with the review, except to say I was unnecessarily nervous, it was fun & the night went too fast. I remembered more than I thought I would & swore to Joe that my curiosity was officially satisfied! Enter a decade of social media. I got the invite to the 30th via Facebook. Joe eye rolled me (as usual). “Why would you want to go? You haven’t talked to or seen anyone in 10 years. And you told me to remind you not to go if there was a 30!” (all sorta true) THANKS to social media, in 10 years, I’ve learned more about my classmates than in all the years before...married and single, widowed and divorced. They’re business owners, activists & politicians, teachers, artists, SAHM’s and wall street types. I know their alma maters, career paths & have seen the subtle (and not so subtle) signs of aging. Kids of all ages and “fur babies” galore. Most of all, I’ve virtually witnessed a lot of living up to the potential we all wanted for each other. I’ve come to know some of these former classmates, even if it is only from afar, thru the snapshots they share of their lives. I’m pretty sure we should have been better friends back in high school….but alas, we know how that goes.
t’s been a great decade. I finally feel as if I have a story to tell. I’m wholly and unapologetically me. Confident at being flawed, I’m significantly settled but still super enthusiastic. So, I was excited to reintroduce myself, re meet the classmates and old friends, plus see and hear first hand how they’ve made their own impact on the world. They did not disappoint! If there was only more time. (Note to future organizers: Next time start the party with brunch. Plus, who does bagels better than NY? Just sayin’) The town where I grew up is a beautiful Long Island town with a meandering Main St of shops and restaurants you could walk to, with sidewalks & train line that goes right into NYC (I admit I sent Joe a late night text in shouty caps “WHY DON'T WE LIVE HERE?”) An hour in traffic for no good reason, and a glimpse at a real estate costs reminded me that I’m super happy 150 miles north. I came here for college at 17 and in years since, I’ve received 2 degrees, had many, many (did I say many) jobs, a few addresses and two children. 17 of these years have been spent married to Joe (Happy October Anniversary Honey!!). The numbers kinda freaked me out this month. 17 years married, 30 years since high school. How did this happen? But, like the scale, the numbers don’t measure my worth. It’s in the everyday moments, the hot mess, the arriving late and laundry piles, the I know what you look like before the flat iron and concealer work their magic! It’s in the memories we are still making looking forward to the next 30 years. My family is everything, even though, yes, they ALL eye roll me. It’s cool. I tune them out. I’m on Facebook anyway seeing what my high school friends are up to.

Word of Mouth By Joseph R. L apinski, D.D.S.
www.LapinskiDentaL.com Nothing inspires a dental topics like Halloween, with buckets sitting in your pantry or on top of the fridge, piles of treats just calling your name. First let me say that we all love candy. Yes, even me (Snickers!) The trouble is, not all candies are created equally. From a dental standpoint, there is no “good candy” (unless you happen to be the 5th dentist in the old Trident commercials…remember 4 out of 5 dentists surveyed…..) The worst candies are those that are sticky or slowly dissolve in the mouth, like caramels and hard candy. Chocolate by itself, while not technically good for the teeth, is not nearly as bad as sticky stuff. Some say that a little dark chocolate is even good for you?? (I’m not sure, but my wife believes that!) With both sticky & hard candy, the issue is prolonged contact with the teeth. The longer a sugary food remains in the mouth, the more potential there is for decay. This is true for any sugary treat, and most food in fact. Any food remaining in the mouth, getting caught between teeth & not being removed by saliva, brushing or flossing, is essentially food for the bacteria that creates the decay in your teeth. While a single piece of candy or several over the days after Halloween, will not likely cause cavities. It’s the everyday habits that really gets your mouth into trouble: Unsupervised snacking, secret concession stand visits & daily treats. Additionally, sucking on mints & hard candies because of dry mouth or low saliva can also increase the risk for decay. And it can happen fast! I have some patients that for different reasons, have new cavities forming between every single dental visit. So enjoy the Halloween Candy, stay away from the sticky stuff, make sure you brush & floss and keep the habits up all year round. As always, if you have questions, ask – because we can’t help you if we don’t know about it. For your Information: Every year my office hosts a Halloween Candy Buyback. We trade your candy for a local gift card & ship the candy to our Active Military Troops. This year the Buyback occurs Monday, November 2-Friday, November 6th. 5 Reasons Why Cats May Have Hair Loss 1.It’s in the genes. Some cats are born with little to no hair. One such breed is the Sphynx; its natural baldness is genetic. The breed was developed in the mid-1960s when a normal-looking Canadian house cat produced a litter of hairless kittens. The breed is not always completely hairless; there can be a fine, downy peach-fuzz on their bodies or short, downy hair on their nose, ears, toes and tail. Other than their unique coat, the Sphynx cat is normal in every other way. 2.Stressed or sick. Yes, stress and illness can affect hair loss in cats. If a cat is ill, pregnant or has an infection, extreme shedding may occur. Some reasons for stress can include being pregnant (or recently had kittens) or changes in the home or environment. These changes may be something as dramatic as moving to new home or adding a new resident cat, dog or even person. If illness is the culprit, the cat may have a fever or a respiratory infection. 3.Allergies or dermatitis. Scratching, licking and chewing can be a sign of inflammation or irritation. Itching and scratching may be sign of flea-bite sensitivity, food or environmental allergies. Your veterinarian can quickly check for fleas using a flea comb and a visual examination. Food and environmental allergies will require a little more observation and care. With food allergies, your cat may also have diarrhea and vomiting. However, these signs may also indicate something more serious – always let a veterinarian examine your cat if it has diarrhea and is vomiting. 4.Parasitic diseases. Ringworm, mange mites and acne/pyoderma can cause hair loss. Contrary to its name, ringworm is not a worm; it’s a fungus. The typical tell-tell ringworm sign is hair loss in a circular shape. It is contagious and may require quarantining your cat. Mange mites are living parasites, but occur less frequently, while ear mites are more commonly seen. These parasites infest a cat’s external ear canal. Typical infection signs include a cat shaking its head, scratching its ears and brown discharge in the ear. Your veterinarian may advise looking more closely at skin scrapings, cultures or conducting allergy tests to determine the cause for hair loss. 5.OCD. Yes, cats can have compulsive obsessive disorders. You might see behaviors like obsessive grooming which can affect the hair. Hair loss occurs when the constant grooming causes skin irritation and the hair to break. Such cases may require medical or behavioral therapy. Any time you notice hair loss in your cat, it’s time for a visit with a veterinarian. While the cause may be something simple and may not require treatment, it may be a sign of a disease, parasite or condition that must be treated. Dr. Thomas Phillips

THANKSGIVING JOKES How did Albert Einstein celebrate Thanksgiving? He was very thinkful. What did the mother turkey say to her disobedient children? If your father could see you now, he'd turn over in his gravy! How many cooks does it take to stuff a turkey? One, but you really have to squeeze him in! Why can't you take a turkey to church? Because they use such FOWL language. What happened when the turkey got into a fight? He got the stuffing knocked out of him. Can a turkey jump higher than the Empire State Building? Yes - a building can't jump at all. If April showers bring May flowers, what do May flowers bring? Pilgrims! Who is not hungry at Thanksgiving? The turkey, he’s already been stuffed! What are unhappy cranberries called? Blueberries! What’s the best thing to put into a pumpkin pie? Your teeth.
