The Our Towne Spotlight Shines On The...
The Main Street Cafe is a family owned and operated popular restaurant at 3032 Main Street in Valatie. The Ieromonahos family includes Dad Nick, Mom Roula, sons George & Nikita, sister Elefteria and cousin Mina run the restaurant 363 days a year. For the past 15 years, they have been serving Our Towne fresh and delicious food, in their casual restaurant on quaint Main Street in Valatie. Since then, the business has established itself as one of our areas most popular family restaurants.
They pride themselves on their homemade cooking, large portions, casual atmosphere, reasonable prices and excellent service. Open 7 days a week, this family business is a well known establishment in Northern Columbia County. The staff is attentive and clearly know many of the local regular patrons. I recently brought my family for lunch, and the fresh food impressed us as much as the huge portions. As we dined, many customers exchanged small talk about local events and news. It's a friendly atmosphere that allows you to sit and chat without being rushed, or you can sit at the counter and grab a quick bite to eat. The soups, sauces and gravies are all made from scratch. The extensive menu has something for everyone and is available for eat in or take out.
From full dinners, seafood, steaks, burgers, sandwiches and salads there is absolutely something for everyone. The prices are reasonable, the portions are huge (plan on taking some home) and the quality is excellent. The Main Street Cafe' is open 7 days a week for breakfast, lunch and dinner for eat in or take out. Many patrons order their amazing breakfast entrees all day long. If you have a large group, they are happy to reserve tables and also offer catering services. Enjoy dining at this local gem Monday-Saturday from 6am-9pm and Sunday from 6am-8pm.

“Good food from our family to yours” Where friends & families Gather Open 7 Days A Week
I asked George what the best thing was about being a small business owner. "Our family takes turns going back to Greece for a few months. We work hard and know that our turn to take a long vacation in our native country will come soon." The largest challenge of being a small business owner is finding reliable new employees. George adds that "many of our staff have been with us for years, but it is getting harder to find new employees who want to work. We need more workers and can't seem to find them. We are always accepting applications and hiring for all positions." Our business and commitment to our customers is our priority, so we often work 7 days a week.

GREAT AMERICAN SMOKEOUT and
Cold Laser Therapy By Susan Redhead
Each year on the third Thursday in November, the American Cancer Society sponsors the Great American Smokeout. This is an annual social engineering event to encourage Americans to stop tobacco smoking. The Great American Smokeout challenges smokers to stop smoking cigarettes for 24 hours with the hopes that this decision will continue on forever. This year it is November 17th. By quitting — even for one day — you will be taking an important step toward a healthier life. One that can lead to reducing your cancer risk, and improve your entire quality of life. For tricks, tools and more information you can visit https://www.cancer.org/healthy/stayaway-from-tobacco/great-american-smokeout.html. In 1998, something happened that changed my life. My husband, who had tried to quit smoking many times, decided to try something different. He was a heavy smoker; 3 packs a day for 35 years. When he tried other ways to quit smoking, it was very stressful for the entire family. At one point, I actually wanted him to start smoking again! Does this sound familiar to you? We felt so lucky when we heard about a new laser therapy that had a 85-90 percent success rate. He wanted to quit desperately and gave it a try. We were both amazed at the results. After just one treatment in 1998, he not only stopped smoking, but he was able to stop without the awful stress we had experienced in his many other attempts. This not only changed his life, but mine as well. I decided right then and there that I wanted to get the education and training needed to help others conquer this powerful and highly addicting enemy. Over the past 15 years, I have helped hundreds of people quit smoking. The vast majority of people with just one treatment. My clients come from all walks of life with one thing in common: they were addicted to nicotine. All tried the many methods to quit smoking, but none had worked. They all returned to smoking each time. It is hard to believe that you can quit smoking with cold laser therapy, so I am sharing with you some of the testimonials from my clients" "Still smoke free!, I bought myself a new car on my first anniversary. (1st car I ever owned that is smoke free !) I am so grateful! " Suzanne C. Albany ,NY . "Back in 2001, just before 9/11, I went to Suzy with a friend. I was a regular smoker for many years, didn’t have a lot of confidence that this would work, but it was well worth the money to try. After one treatment, I was a former smoker!!! That was 15 years ago!!! I never did need a booster….and I began a new life of being a non-smoke...forever!! The rest of my smoking family got treatments for Christmas that year and we are all non-smokers!!!! Thanks, Suzy." Teri A., Homer, NY Why not try something that has an 85% success rate with no negative side effects. We offer a free booster within the first 6 months of your treatment. The therapy is even covered by flex-spending . We also offer our veterans a $20 discount in appreciation of their service. However you can, please quit smoking if not for your self ... for your family. I look forward to speaking with you and helping you become smoke free! November 2017 Dear Our Towne Readers, This Our Towne Magazine is dedicated to Veterans. I want to thank and honor ALL those who served honorably in the military; in wartime or peacetime. Veterans Day is largely intended to thank living veterans for their service; to acknowledge that their contributions to our national security are appreciated. To all men & women who have served our country, thank you. I also want to thank their families who support them & sacrificed time and memories with your loved ones so they could protect our country. November is the month that our nation officially begins the "Holiday Shopping Season." Oh yeah, and Thanksgiving. The latest struggle for retailers is whether to be open on Thanksgiving. Who would have ever thought that corporate greed, and fierce competition in the retail market would be so great, that stores would be open on a holiday? I personally love a bargain, but do believe that every person deserves a day off to celebrate and give thanks. If retailers decided to open on Thanksgiving, I would hope they at least offer (not mandate) the holiday shifts to workers and pay double time. Let's face it, these corporate big-box stores are making millions. Certainly, the people making the decision to be open on Thanksgiving are not the ones who will actually be working on that day! Why should those on the front lines give up time with their families on Thanksgiving, and not (at the very least) get rewarded with double time? I guess this brings me to my point... why support these corporate, money driven businesses when you can shop small and local? Shop Small is a nationwide movement to celebrate small businesses every day and to help communities thrive. If you are a regular reader of Our Towne Magazine, you already know that it is my goal to encourage the community to support small, local businesses. Every day, all year long. In 2010, American Express created Small Business Saturday® - it is the cornerstone of American Express Shop Small efforts. While Small Business Saturday is highlighted as a special day when we can show our support as a nation for small business owners and our communities, the Shop Small Movement is a year-round campaign to celebrate and support small businesses every day. Small Business Saturday is celebrated on the Saturday after Thanksgiving. This year’s Small Business Saturday is November 25, 2017. Many local retailers are having open houses on November 25th with specials and refreshments. It is the day when we all need to give some of our holiday shopping dollars to small, local businesses. Our Towne Magazine is filled with everyday people who are small business owners; neighbors who dream of being successful at what they love. I know you can't shop small for everything, but if we all make an effort to shop with small businesses a few times a week it would make a huge impact on our local communities. Thank you for reading Our Towne Magazine. I am so very grateful for my small business, and the opportunity to support the dreamers who hope to succeed with theirs. I wish you a very happy & safe Thanksgiving. Please let our advertisers know you saw them in Our Towne Magazine. If you are on Facebook, please LIKE Our Towne Magazine (Rensco) and get updates all month long about our businesses and community events. Happy Thanksgiving!

Experience the holiday adventure of
Santa’s Magical Express
The Polar Express won’t be returning to the Capital Region this year. However, Santa’s Magical Express is back again and when we say we love our jobs, this is especially true during the holiday season. The reviews are in for this 90-minute, interactive experience, and have been overwhelmingly positive. We would like to thank our cast and crew who work diligently to entertain our guests, from the moment they check in until the minute they step off our bus. Shortly after their arrival, children will decorate their personal Santa hat, mail their letter to the North Pole and have a photo taken with Santa before their journey begins. Then watch as Jack Frost steals Santa’s hat, putting Christmas in jeopardy of being cancelled! Board Santa’s Magical Express and search for clues as to where he has taken Santa’s magical hat, meeting some lively characters along the way, including Mrs. Claus, Frosty the Snowman, Ebenezer Scrooge and some of Santa’s elves. Enjoy milk and cookies as we stop to refuel en route to saving Christmas! Start your new holiday tradition. Hop onboard Santa’s Magical Express and let’s save Christmas together! When cats cry
Everything seemed fine, then you realize your normally quiet, loveable cat is crying while straining and trying to use its litterbox. Or maybe he’s visiting the litter box again and again, without much relief. It’s always a sure sign something is wrong when your normally well litterbox-trained cat has an accident outside the box. You know it’s time to take kitty to the veterinarian; it might have a lower urinary tract infection. A lower urinary tract infection (UTI) is a common reason cats are brought in to see veterinarians. There may be multiple causes for a UTI, including bacteria, anatomic or neurologic abnormalities, or possibly cancer. Urinary crystals or stones, which can cause obstructions, are also a common reason for a UTI. Crystals can develop in the kidney, ureter or urethra, but they most commonly develop in the bladder. Male cats in particular are susceptible to crystal blockages because of their long, narrow urethras. There are multiple reasons why stones may develop, including changes in the diet, water consumption, bacterial infections, metabolic disease, or a congenital issue. Once they develop a UTI, cats are masters at hiding their pain. Most owners don’t realize their cats are sick until the signs are obvious. A fastidious cat may suddenly have a change in litterbox habits; they may strain and try to urinate frequently but with little success; they may have blood in their urine and frequently lick itself. If a cat has a UTI, it’s important to have a veterinarian examine it as soon as possible. If left untreated, it’s painful and can lead to kidney damage as well as a ruptured bladder. To diagnose the problem, multiple tests may be performed. The cat’s urine will be drawn and examined for a possible infection as well as to evaluate kidney functions. Chemistry tests made be done to evaluate sugar levels, kidney, liver and pancreatic function. Blood may be drawn for a complete blood count, and in some cases, a thyroid test may be necessary as well as X-rays or an ultrasound. Both X-rays and an ultrasound may detect stones and abnormalities. Once your cat has been evaluated and diagnosed, the veterinarian will treat the underlying cause of the UTI as well as the infection. The treatment may include fluid to flush the kidneys and urinary tract. If the veterinarian finds a bacterial infection, he or she may prescribe antibiotics as well as pain medication. A special or modified diet may also be recommended, if deemed necessary. While you may not be able to entirely prevent your cat from getting a UTI, prompt veterinary care will help your cat recover and return to its quiet, lovable – and healthy – personality. Dr. Puccio Celebrates 30 Years Beautifying Smiles in Our Towne If you had a heart condition, would you see your general doctor or go to a specialist? Your bite and smile deserve the same, specialized attention. Gary Thomas Puccio, DDS, has been practicing dentistry for 30 years and is a board-certified orthodontist in Schodack, where he lives with his family. It was on October 4, 1987, that the office was scheduled to open. A freak snowstorm dumped 8" of snow on the area and with power outages, they were forced to postpone. I guess that didn't jinx them! As a board certified orthodontist, a dental specialty that requires years of education beyond the completion of dental school, he is the most educated person to meet your orthodontic needs in our area. He is dedicated to providing you with the best smile and the most positive overall experience. His practice is modern, efficient & highly regarded in Our Towne. They continue to re-evaluate how they can stay ahead of technology and meet the needs of their customers in the most cost efficient way. He is one of the most experienced and knowledgeable Invisalign providers in the Capital District area and has been named a 2017 Elite Preferred Invisalign Provider. "The advancements in orthodontics over the past 30 years has made it faster, easier and more comfortable to achieve a beautiful smile." Dr. Gary Puccio, our areas leading Invisalign provider says "twenty years ago, the traditional wire braces were bulky and painful. Your stainless steel wires would have to be replaced every 4 weeks, and then the patient was sore for 2 weeks from the pressure." Those who had traditional braces in the 1980's know what a painful process it was to achieve that beautiful smile. With advances in the wire & adhesive technology, these traditional braces now require half the time and result in much less pain & soreness. Traditional braces are still an option; and are welcomed by his younger patients. Those in late elementary and middle school still embrace the look of traditional wire braces, and have a blast picking out their custom bracket colors. However, the majority of Dr. Puccios clients are looking for faster results, without the bulky cosmetic look of traditional wire braces. Invisalign® is the option that has changed the industry for teens and adults. Invisalign® straightens your teeth using a custom-made series of aligners created for you and only you. These aligner trays are made of smooth, comfortable and virtually invisible plastic that you wear over your teeth. They gradually and gently shift your teeth into place. There are no metal brackets to attach and no wires to tighten. You just pop in a new set of clear aligners approximately every two weeks, until your treatment is complete. You can achieve a great smile with little interference to your daily life; as it is comfortable and convenient. Dr. Puccio feels that Invisalign technology has advanced greatly over the past 10 years; offering the desired results to more than 80% of his patients looking to correct bite & cosmetic issues. "It is the perfect solution for older teens going off to college. They don't have to worry about coming back every other month to have wires & bands adjusted. We just send them off at the beginning of school with what they need and see them over breaks. If they think they have an issue, we have them text a photo to us. Invisalign truly allows our patients to live life." Using digital scanning technology to make a model of your teeth, Dr. Puccio and his Care Team can show what your smile would look like after orthodontic treatment with Invisalign. "With our digital scanning technology, the patient no longer has to experience the discomfort of having a traditional mold made. We send the lab your digital file and speed up the process." For those who are looking to speed up the process by up to 50%, Dr. Puccio offers AcceleDent technology. AcceleDent’s ground breaking SoftPulse technology can reduce the time to get that smile by up to 50% and can even help to make your orthodontic treatment more comfortable. Are you ready to find out how Dr. Puccio and today's technology can change your life? Make an appointment today to be on your way to the smile you have always wanted. Now is the time to plan for your 2018 flex spending account; money that can be used for orthodontics. Call the office at 518-477-2727 to start your journey towards a more confident life you deserve. www.garypucciodds.com.

Word
of
Mouth
By Joseph R. Lapinski, D.D.S.
Nothing inspires a dental topics like Halloween, with buckets sitting in your pantry or on top of the fridge, piles of treats just calling your name. First let me say that we all love candy. Yes, even me (Snickers!) The trouble is, not all candies are created equally. From a dental standpoint, there is no “good candy” (unless you happen to be the 5th dentist in the old Trident commercials…remember 4 out of 5 dentists surveyed…..) The worst candies are those that are sticky or slowly dissolve in the mouth, like caramels and hard candy. Chocolate by itself, while not technically good for the teeth, is not nearly as bad as sticky stuff. Some say that a little dark chocolate is even good for you?? (I’m not sure, but my wife believes that!) With both sticky & hard candy, the issue is prolonged contact with the teeth. The longer a sugary food remains in the mouth, the more potential there is for decay. This is true for any sugary treat, and most food in fact. Any food remaining in the mouth, getting caught between teeth & not being removed by saliva, brushing or flossing, is essentially food for the bacteria that creates the decay in your teeth. While a single piece of candy or several over the days after Halloween, will not likely cause cavities. It’s the everyday habits that really gets your mouth into trouble: Unsupervised snacking, secret concession stand visits & daily treats. Additionally, sucking on mints & hard candies because of dry mouth or low saliva can also increase the risk for decay. And it can happen fast! I have some patients that for different reasons, have new cavities forming between every single dental visit. So enjoy the Halloween Candy, stay away from the sticky stuff, make sure you brush & floss and keep the habits up all year round. As always, if you have questions, ask – because we can’t help you if we don’t know about it. As always, ask your dental professional. We are here to keep you smiling. DrJoe@LapinskiDental.com
NOTE: Lapinski Dental will once again be conducting Operation Gratitude: Halloween Candy Buy Back for the Troops. Mark your calendars for 11/1-9 for drop off information. Or call (518) 477-8428.

OPERATION CHRISTMAS CHILD Spreading JOY around the world Give back this holiday season! Volunteering with Samaritan’s Purse through Operation Christmas Child allows you to directly make a difference in a poor child's life around the world. This program delivers shoe boxes filled with small items to 150 countries around the world. Every gift-filled shoebox is a powerful tool for evangelism and discipleship—transforming the lives of children and their families. Right here in Our Towne many volunteers fill shoe boxes for Operation Christmas Child. Churches, girl scout troops, businesses, school groups take part in this exciting program. Local businesses such as the staff at Pondview Pediatrics, Drumm Vet Clinic, YMCA swim club, many churches and organizations have filled thousands of boxes. The boxes go to over 90 different countries to children suffering from war, famine disease, natural disaster and poverty. Each gift(box) is a tangible expression to a hurting child that they are loved ad not forgotten. You can even track the boxes and find out when and where they were delivered! Millions of volunteers take part in this program each year; and it is growing rapidly. How do you fill a box? First, select boy or girl and one of the 3 age groups: 2-4,5-9,10-14. Then fill the (shoe or plastic) box with school supplies (use for all age groups), hygiene items and something fun like a stuffed toy, balls, jump ropes, toy cars. Include $9 donation to help with shipping. There are also boxes available at Hobby Lobby that can be filled. The Immanual Church behind Speedway (the old Hess) at 1955 Ferndale Road in Schodack is a collection spot for the boxes the week of Nov 13-20. You can drop off your filled boxes there. If you or your organization would like to get involved contact Darleen at palberti@nycap.rr.com, subject OCC. You can also contact Darleen Albertine for more information, boxes or a presentation. She would love to share stories with you on how these shoe boxes have affected the lives of the children who receive them. You can also visit the website for details: https:// www.samaritanspurse.org/ for information. If you want to join in on a "packing party," Clearview Missionary and Alliance Church on Schodack Dr.is having a shoebox packing party on Saturday Nov.4 starting at 9:00am. Come help us fill our goal of 600 shoeboxes. We supply the items, you just help pack the boxes. Of course donations of school supplies, hygiene items or toy are always welcomed.

?Trick Or Treat? By Daryl Bart
I figured if I simply mailed back the RSVP card with my cowardly check mark, it would solve my dilemma. Four years post-grad, two degrees, a handful of permanent and temporary jobs on my resume, I needed a change.
Back to the cow. Our conversation is flowing well, even with my awkward floss story (don’t ask). My friend conveniently left us alone to chat it up. I was manifesting that he’d make the first move, but alas, nothing. It was time to leave and with no social media to share, no cell phone photos to take, all I had left in my arsenal was to say “good night, really nice to meet you,” and make a hasty Cinderella-like exit. While working our way out, the cow came over, sliding a slip of paper into my hand, said. “Hey, maybe we can get together sometime”. I smiled, trying not to be too eager, and said “Sure.”
Days were spent mailing out resumes, and perfecting being underemployed. Evenings were spent hustling a restaurant gig, and I waited until I got in the car to read the note. networking with the professionals that frequented the trendy spot. Call “Joe the Cow” 1-800-MOO-MOO If something more career oriented didn’t happen soon, there was always law school. Now, decades later, I see the flaws in that plan, OMG. Totally corny and totally cute. I had committed to taking a new and simple dating tactic, “back to basics”. Let the boy ask but at the time it was a comforting fallback. the girl. Chivalry was not dead and I was over the chase. But, A combination of luck and hustle collided. I accepted a job offer in a ugh, he left the ball in my court. Now what? field that fit me and my degrees. I couldn’t be happier. One caveat. My solution rested in the hands of my personal matchmaker who I had to work an event over Halloween weekend, no exceptions. was as eager to pair me up as my mom. I called him the next day to thank him for the hospitality: Circle back to that wedding invitation. I needed and wanted this job. There was no feasible way for me to travel to Long Island, miss out on the restaurant tips that still paid my rent and be back in time “What do you think of Joe, the cow?” (Actually, He said Joe, for the mandatory job. Thanks to that miniature pre-stamped rsvp the dentist). I played it cool. “He was nice.” card, I delivered the news. “Gonna go out with him?” To take my mind off missing the wedding, I accepted an invitation to ”Well, he didn’t ask.” pause, 2, 3, 4. “But I might consider it if you could arrange a double date?” (see what I was doing a costume party. there?) The party hosts were married college friends. The husband had He hung up on me. About six floor-pacing minutes later, he taken on my single status as a project, and had been relentlessly suggesting potential matches. Knowing someone since college gives called back and said, “Friday night. 7 pm!” you insight into their friends, so I politely declined his help, vowing Remember that luck/hustle combo? First, the new job and now to navigate the dating scene on my own. a date with a gainfully employed dentist. I could finally exhale a little. I didn’t realize I’d been holding my breath all this time. His most recent suggestion was an unfamiliar fraternity brother (strike 1) who was 2 years older, so our paths had never crossed. Flash forward. Dinner was a success, and the one after that. “You need to meet my friend Joe. He’s a dentist. You’ll like him.” “No, thanks, I’m good, really.” I wasn’t fond of awkward situations, Law school a mere figment of my imagination. Some time later, point made when I walked into the party that night, where 2 of his the cow and the party host were reminiscing about how they’d finagled our set-up. All I could do was smile and nod and think previous suggestions were in the living room. about my future with Joe and how our life would be “udderly” The house was full and festive. Everyone’s costumes were fantastic. amazing (you knew I had to go there). I’ve since shared my It was fun being out, meeting new people. My friend and I worked role in getting that first date, but in that moment, I let them own it. our way around the room. Then I meet the cow. He’s nice and seemingly normal. It took a moment, but realize this is the dentist, not at all like the frat-boy I imagined. So now, without matchmaker intervention, I was on my own.
I married the cow 3 years later to the day we met, ironically sharing a Halloween weekend anniversary with the friend whose wedding I missed. In hindsight, sometimes the most wonderful things come from the hardest decisions. Sometimes saying no, means that yes is just around the corner. Pay attention, they may be dressed as a cow.
Those days my mom would say productive things like, “You can just as easily give your phone number to a doctor as you can to a musician.” I mean, she had a point, but barring an impromptu visit to the ER, I tended to meet a whole lot more drummers. “We put water in its place”

5 SignsYour Loved One May Need Eddy Memory Care When is it time for the next step?
1. Memory Loss Affects Daily Life Short-term memory loss may show itself in a forgotten conversation or a misplaced item, but these small slips may begin to make each day more difficult. Your loved one may repeat the same questions or ask again about recently learned information. More severe consequences may be forgetting to take medicine, or accidentally taking it twice.
2. Trouble with Problem Solving Plans need to be rearranged, the coffee maker has to be replaced — life is full of small daily challenges. For a person suffering from memory loss, these simple fixes may now seem too complex. Even following a familiar plan such as paying bills or making a favorite dessert can take much longer than usual.
3. They Become Easily Lost or Confused Confusion is perhaps the scariest effect of memory loss for both the senior and their loved ones. Being unaware of dates, times, and surroundings can be disorienting and lead to becoming lost or wandering off. Memory Care communities have caregivers who can assist Residents both in and outside of their home so that their safety is always taken care of.
4. Mood Swings and Antisocial Behavior
If your loved one is suffering from memory loss, the world may have become a more confusing and foreign place to them. This may cause them to withdraw or lash out. Contrarily, memory loss conditions such as Dementia can affect judgment, causing an ordinarily shy person to become more outgoing.
5. Trouble Recalling Names and Words Having a conversation with a person who is suffering from memory loss may take longer than usual to complete. They may be having difficulty finding the right words to express themselves. Once everyday words and even familiar names become difficult to remember, it may be time to consider memory care.
When a normal day becomes a confusing place,
choose Eddy Memory Care for your loved one. Our nationally recognized care model provides support you can trust. Residents enjoy surroundings and activities that are conducive to an improved memory. Contact us today to learn more about our community and how our staff implements the latest Memory Support and care techniques. You and your loved one will feel right at home in the warm environment of Eddy Memory Care.

Ask the Audiologist Q
By Madison Hearing Center
uestion: The thought of changing a battery weekly makes me apprehensive, are there any other options for me?
A
nswer: Throughout the years, many myths have evolved about the use of hearing aids. In the past, many people felt they would be unable to care and maintain their own devices due to the requirement of changing the battery weekly. One of the main Jessica Potter, AuD, reasons people struggle to complete the Audiologist weekly task is either due to dexterity issues or vision issues; some people do not want to be bothered with the task at all. The hearing aid industry has improved battery handling over the past year in helping patient’s with the concern of weekly battery changes. Many of the top hearing aid manufacturers have developed a rechargeable option for hearing aid batteries in order to better serve their patients. They have kept their amazing technology in the computer chip that opens the patient to the hearing world, while allowing them to manage their hearing aid care independently. There are 2 versions of rechargeable batteries: Lithium– ion cell and silver zinc. Lithium–ion cells allow the patient a 24-hour charge and the convenience of never changing a battery. Silver zinc allows the patient an 18-hour charge, on average, and the convenience of changing the battery once a year, which the hearing health care provider can complete the task for the patient. If changing the battery was something turning you, or a family member away from hearing aids, please contact your hearing health care provider and discuss all new options available to patients.

How Important Is A Home Inspection? By Cathy Graziano Should a buyer get a home inspection for a home they are buying? Should a seller order a home inspection prior to putting the property on the market? There are advantages for both. A home inspection is a visual examination of both the physical structure & major systems of the entire home including: walls, ceilings, floors, decks, exterior covering, the roof, foundation, insulation and ventilation, plumbing, electrical, heating and air conditioning. It is not a pass/fail exam. A third-party inspector will give a report on the physical condition and suggest repairs. For buyers, a home inspection clause in the written offer that makes the purchase contingent upon the findings can provide peace of mind. If a serious problem is found, it allows room to renegotiate the purchase price or “opt-out” of buying the home altogether. More often, inspections reveal less serious defects that aren’t enough to warrant backing out of the transition. However, knowing about these minor problems can prevent major disasters down the road. In addition, if specified in the inspection clause, the cost of the repairs can be at the seller’s expense. Another advantage to having a home inspection is it offers buyers an opportunity to become familiar with their new home & learn about maintenance to help in its upkeep. Although not required, it’s recommended that buyers be present during the inspection. This allows them to observe the inspection; ask questions about the condition of the home; and receive an objective opinion. For sellers, conducting a home inspection (or pre-inspection) before listing their homes puts the control back into their hands. When the buyer inspection finds problems, it can hinder negotiations and cost the seller more in repairs. By having a pre-inspection, the seller can help eliminate any surprise findings after an offer has been made. The seller can make repairs before placing the home on the market & possibly even increase the value of the home. A pre-inspection can also serve as a great marketing tool. Sellers are required by law to disclose any known defects in the home. Having a pre-inspection report available for buyers tells them that the seller has nothing to hide. If there are major problems found during the pre-inspection, it gives the seller an opportunity to disclose the condition, making it less likely for the buyer to pull out of the deal or try to renegotiate the price. Knowing the true condition of a home can bring peace of mind to buyers & sellers; & be one less hurdle in the home buying or selling process. Your real estate sales professional can provide a list of licensed home inspectors in the area. To find out more information about the importance of a home inspection, talk to a RE/MAX Platinum agent. He or she will be able to help you look for your next home.
