"Those who do not remember the past are condemned to repeat it." -George Santayana There is a big problem with many peoples' new year financial decisions: They don't usually last even until the end of January. But the ones I'm about to recommend to you here can, because they're incremental AND anyone can do them. Making a permanent change in our behavior requires financial character. So in that vein, here are some things you can do, in a sequential order, that will make a huge difference in your financial year. If you've already got one down, check it off, and move to the next on the list. 1) EVERYONE START HERE: Resolve to become (and stay) debt free. Now, clearly I'm not Dave Ramsey, but there's a reason why he's become so popular: his approach works. So, as a start, I'd say that you can have a fixed-rate, fixed-year traditional mortgage on your house -- but shoot for nothing else. No HELOC. No car payments. Certainly no credit card debt. Because you simply must learn to live within your means -- which, unfortunately, sometimes means going without. The millionaires among us really are frugal. You can learn to enjoy the process of chipping away at your debt, and it's truly the best and first place to start. 2) Automate your savings (i.e., Pay Yourself First): Does your company offer a 401(k)? Get the entire match. Usually this translates to saving 5% of your salary while the company contributes a 4% match, which is the fastest way to get an 80% return on your money. Most Americans forgo this match, believing they need to spend 100% of their salary. But you can learn to think like a millionaire and live well on 95% of what you make. If you don't have a 401(k) plan, act like you do, and sock away 5% automatically. Or talk to your employer about different company savings vehicles. 3) Fully fund your 2019 Roth IRA: This is $6,000 ($7,000 if you are older than age 50). And if you can't manage the entire amount in January, it equates to a $500 monthly savings. Automating these savings plans are relatively painless -- it's the living without after the fact which seems difficult ... until it isn't. Set your savings on autopilot and pat yourself on the back. Remember -- these steps build off one another, so if you already have done the first 3, here's your next step: 4) Save another 5% in a taxable investment account: Automating savings is great, automating investment is even greater. Key word here: automate. At this point, you're hitting a mark of saving 15-20% of your income. That's a fast-track to long-term prosperity. In terms of WHAT you invest in, there are many great options. Index funds are a great place to start, but every person's situation is slightly different here. And so, yes: These are the basic, first steps. I'll have more sophisticated advice moving forward. But get these going this month and start your financial 2019 on the right track. I first started writing this monthly column five or six years ago, because I felt I had something to say. Very quickly, month after month, I realized some recurring themes, mostly the confounding world of parenting, and in my efforts to be successful, organized and the best parent I could be, I was actually being neglectful, to myself. I didn’t know the word “self care” at the time, but with some reflection, I did know that I felt exhausted, misplaced and unfulfilled, no matter how it looked on Facebook. I felt I was missing out on things, lacking the strong social connections that I had once enjoyed and \seemed to be on a spinning wheel of to-do lists and commitments to which there was no escape. I also realized, I was giving myself this unspoken permission to hide from my goals and dreams behind the “How are you? “ “OMG, So Busy, Just crazy” conversations that happened ALL...THE...TIME…, and I wore those conversations proudly, like a badge. Something needed to change. When I wrote about not being in family pictures, it was a dual metaphor. One that spoke volumes about how I felt about my appearance but also wanting to be more than a spectator from the sidelines, to my kids. To change that, I had to come to terms with why I wasn't letting myself be in the photos, in the first place. That wasn’t an easy answer. But it was mostly about GRATITUDE. And placing the emphasis in the wrong places and on the wrong things. I didn’t wake up that January with a list of major resolutions, just a simple concept that evolved into my mantra. “BE BETTER THAN YESTERDAY” in all things. Drink more water. Eat healthier. Read more. Smile at strangers. Be Kind. Being better was about being more. About amplifying my actions that moved the needle forward. It was a process. It is a process. So here we are December 2018. I always knew 2018 would be important to me, simply because I’d be turning 50 and we’d have our 20th wedding anniversary. Add in a high school graduation, that child going away to college, and a restructuring of the new normal. I didn’t know then that 5 years before today I’d write this article in a local paper that would resonate with me and start me on a different path to a changed mindset on how I view the world and a re- prioritized set of habits and activities that would bust up the long held personal beliefs about contentment, success, health, weight and longevity. So while 2018 has been a stellar year, it’s now simply sweet memories and time to refocus back to today and the now and the what’s ahead. A few weeks ago I had the opportunity to give a toast at a big event for someone that was retiring. I don’t know that I articulated everything that I could have in those moments, but it made me think about what I would say to toast myself. It might go something like this. ”Please raise your glass and join me as I toast myself. Daryl, you’ve had a great year of milestones, and for the most part you handled it well. You do a great job pretending that you’re not having hot flashes and congratulations on still sleeping like a champ, most nights. Your high school French is still surprisingly good, after you’ve had a few glasses of wine, so you should definitely try to go back to France asap. While you were surprised by the emotions you felt when Nathan went away, you’ve tried to embrace the process and new normal. In many ways, I’m more proud of the goals you didn't reach, since you were trying, and being on the journey is so much more important than if you were not on it, at all. You never gave up, you stayed positive, and still have some good ideas for tomorrow and beyond. Keep working on that mantra and you will continue to be a great success. Go write that book, plan that trip, sweat it out, share your gifts and by the way, your hair looks awesome today!” ****************************** So now, I’m giving YOU a homework assignment!! Write YOUR toast, reflecting and dreaming. It’s true that whether you say it out loud to a room full of people or to the mirror in your bathroom, then you make it 100% real. What have you got to lose? My wish for you in 2019 is the same one I have for myself: Go forward, be present, drink all the water and be better than yesterday. And PS...I just scheduled some new family photos to be taken the first week of 2019. Now I have no way out of it!

Come get all your danc new season Many people ask themselves, “Should I list my house this winter or wait for the spring?” While spring is a popular time to sell, I’m going to tell you some benefits to listing in the winter that may not have crossed your mind. According to the National Association of Realtors (NAR), existing home sales increased from November to December on an average of 4.5% in the past three winters. This is a remarkable statistic because typically inventory is lower in the winter. In fact, the last 3 winters' inventory decreased by 15% between November and December. You heard me correct, inventory was down 15% but home sales were UP 4.5%. Competition for winter time home sellers is significantly less, which may make your property stand out.

Home buyers during the winter often tend to be more serious and more motivated to buy. Sitting in a cozy home snuggled up on the couch with a movie sounds like a good way to get through the cold winter months. If you have buyers trudging through the slush and snow to see properties, you can probably guess they have an expiring lease, relocation, or a goal to purchase a home as soon as possible. It helps to have pictures of your home in different seasons to give buyers an idea of what the home looks like throughout the year. Serious home buyers are always watching online to see if or when a new home comes on the market that might be “the one!” If you decide not to wait and to list this winter, I’d like to give you some tips to help you show your home at its best and to get it sold. Keep your decorations simple and tasteful. It’s fun to get into the holiday season, however, you don’t want to draw attention away from the beauty of your home or to hide any of its special features. Before showings, you’ll want to raise the heat a bit and leave an exterior light on outside. You want buyers to approach your home with a well-lit path and to be greeted by a warm and cozy atmosphere when they first walk through the door. First impressions are everything! Remember, the more effort you put into presenting your home at its best will likely result in your home selling and for more money.

WHAT IS A CRUMMEY TRUST? By Christian H. Dribusch

Many people wish to make lifetime gifts to their children in order to save estate taxes. As long as a parent gives his child no more than $15,000 per year, the gifts will be entirely excluded from gift or estate taxes. (That $15,000 limit increases regularly with inflation.) The problem with gifts so large is that children do not have the legal capacity, or in many cases the maturity, necessary to handle so much money. You can solve the issue of legal capacity by appointing yourself as custodian of the funds you have given your child (such as by making the gift subject to the Uniform Transfers to Minors Act), but under a custodial arrangement, the child obtains access to all of the money upon turning 21, or in some states 18. To many parents, this is still too young.

To keep the money out of a child's hands until he is, say, 28 years old, you must set up a formal trust. You would then make your gifts to the trust, and the trustee would invest the money. To conserve costs, you could even serve as trustee yourself. The trust documents would direct that the assets be distributed to the child when the child reaches age 28. Some people have the trust distribute the funds in steps: the child receives one-third when he turns 25, one-third when he turns 30, and the final third when he turns 35. The one catch to all of this is that the $15,000 annual exclusion only applies to gifts in which the recipient has a "present interest" in the gift (as opposed to a "future interest"). In order to completely avoid gift or estate tax on the money you give to the child's trust, you must give the child some right that qualifies as a "present interest." What qualifies as a present interest? Generally, the child has to have the right to take the money and spend it immediately. However, you can place significant restrictions on this right without losing the gift tax exclusion. A common method of doing so is to set up what is known as a Crummey Trust. It's named after the Crummey family, who set up such a trust. The IRS tried to deny them the annual gift tax exclusion, but they went to court and won. A Crummey Trust does not give the child any rights to the income. It does, however, give the child the right to withdraw the amount of each gift for up to 30 days after each gift is made. Since the withdrawal right begins immediately after the gift is made, it is considered a present interest. If the child does not withdraw the gift within the 30 days, the withdrawal right lapses and the money remains in the trust until the child reaches the designated distribution age. Of course, the parent must still convince the child not to withdraw the money during those 30 days. However, even if the child decides to withdraw the money, he can only withdraw the amount of the most recent gift, not the entire trust. And after that the parent can eliminate all future withdrawal opportunities simply by ceasing to make any more gifts. The property in the trust will still remain intact and growing until

it's ready to be distributed.

HOMEMADE GREEN BEAN CASSEROLE IngredientsFor the fried onions: 1 red onion, thinly sliced 1 1/2 cup buttermilk 1 cup all-purpose flour 1 cup Panko crumbs 2 tablespoon - parsley, dill, thyme Sea Salt, for seasoning Vegetable oil, for frying For the casserole: 2 pounds green beans, trimmed and cut into 2-inch lengths 1/4 cup (1/2 stick) regular salted butter 1 pound mushrooms, trimmed and sliced 3 cloves garlic, minced 2 teaspoons thyme 3 tablespoons all-purpose flour 1 1/4 cup half-and-half 1 1/4 cup low sodium chicken broth 1/2 cup grated Parmesan cheese Directions: Prepare the onions for frying: In a bowl, combine the sliced red onions and the buttermilk. Toss to coat the onions, place in fridge 15 minutes. In another bowl whisk together flour, panko and herbs. Preheat the oven to 375F. Set a strainer over your sink and prepare a bowl with ice water. Blanch the green beans: Bring a large pot of salted water to a boil. Add the green beans and boil for 6 minutes until just tender, but still slightly crisp. Drain and then shock the green beans in the bowl of cold water to stop the cooking process. When cool, drain again and set aside. Melt the butter in a large skillet and add in the mushrooms. Season with salt and cook until softened and tender. Add in the garlic and thyme. Make the creamy sauce: Sprinkle the flour over the mushrooms and stir until the mushrooms are coated. Stir in the half-and-half and the chicken broth. Bring the mixture to a simmer and allow the sauce to thicken. Stir in the Parmesan cheese and green beans.

Assemble and bake the casserole: Transfer the creamy green bean & mushroom mixture to a 3-qtor 9x13 casserole dish. Scatter the fried onions over top, and bake in the oven for 15 to 20 minutes, until the casserole is bubbling. Serve hot. Enjoy!

Putting the heat on winter myths for pets Fleas die in the winter. False – While fleas cannot survive long in temperatures below freezing, they can easily survive living where the host (your dog or cat) lives throughout the year. Fleas can live several months in your carpet, flooring, furniture and bedding, and within that time, one flea can produce up to 500 eggs. Even through the winter, pet owners should watch for fleas. Groom your pet frequently, vacuum floors, and wash and machine dry bedding. Pets aren’t affected by the cold. False – Winter wonderlands can be dangerous for pets. Like us, they can suffer from frostbite and hypothermia. Arthritic pets risk injuries from falls or slipping, and pets with diseases like diabetes, heart disease or Cushing’s disease can struggle with regulating body temperature. Even heavy-coated dogs and cats can be affected by frigid temperatures. Never leave pets outside for extended periods without adequate shelter. Small dogs or those with short coats benefit from a dog sweater or coat. When outside, check paws often for packed snow or ice or signs of injuries. Small amounts of antifreeze aren’t dangerous. False – As little as a teaspoon can be fatal for a cat, and a tablespoon for a dog (depending on size). Ethylene glycol (EG), found in antifreeze, is poisonous for pets. It’s also in windshield deicing fluids, motor oils, solvents, wood stains, paints, hydraulic brake fluid, and some snow globes. According to the Pet Poison Helpline (855-764-7661), cats must be treated within three hours of ingestion, while dogs within eight to 12 hours. Delayed treatment can be fatal. The Helpline lists three stages of poisoning: 1.Within 30 minutes to 12 hours, the pet may stumble, drool excessive, vomit, seize or experience excessive thirst and urinating. 2.Between 12 and 24 hours, the cat or dog may appear to be improving, but internal damage is occurring. 3.In the last stage, severe kidney failure develops. The pet may be lethargic, vomit, seize, drool or become comatose. This last stage occurs between 12 and 24 hours after ingestion for cats and 36-72 hours for dogs. If you suspect your pet has consumed antifreeze, take it immediately to your veterinarian’s office or to urgent veterinary care. There’s no difference between pet-safe and regular sidewalk deicers. False. Regular sidewalk deicer is salt and if enough is consumed, it’s poisonous. Left untreated, it can be fatal. Pets unintentionally consume the deicer through routine grooming: licking feet after returning from a walk. Common signs are vomiting, diarrhea, lethargic, stumbling, seizing, tremors, excessive thirst and urination, fluid retention, coma, and death. Choose pet-safe deicers and clean your dog’s or cat’s feet every time it comes inside. Booties are another option with the bonus of protecting tender paws from snow and ice. Q. Why does my eye exam take so much time? A. If your eye exam is taking more than an hour, you’re most likely having a dilated eye exam. During your dilated eye exam, both of your eyes will be inspected for any signs of vision problems and/or eye diseases such as glaucoma, macular degeneration, diabetic eye disease and cataracts. The view to the back of the eye is limited when the pupil is not dilated, so the dilated eye exam is a very important part of preventive eye care. In order to dilate your eyes, we use special drops. The dilation eye drops may take approximately 15-30 minutes to begin working. However, if a patient has a serious eye disease, such as glaucoma, and is taking medication, their eyes may take up to an hour to dilate. Once your pupils are dilated, your eye doctor will then look in with a bright light and use special instruments to see various parts of the eye. You’ll be asked to look up, down, left and right while the exam is being performed. This allows your eye doctor to see completely inside your eye including the macula, retina, blood vessels and optic nerve. Whether you need to have a dilated eye exam depends on your age and your health. If you have diabetes, it is especially important to have an annual dilated exam. We recommend most adults have a dilated eye exam every year in order to detect and treat eye conditions that could potentially lead to vision loss. Schodack Supervisor’s Report for November 2018 In a continuing effort to keep residents informed of my activities as well as issues pertaining to the Town, I submit to them this report for November of 2018. As always, further information can be found on the Town’s website or it’s social media pages by searching for Town of Schodack on Facebook or Twitter. I’m proud to announce that after several months of work by our Town employees and the Town Board, we have come to an agreement on the Town Budget for 2019. This budget comes in well below the State’s tax cap and inflation at just a 0.36% increase. I want to thank everyone for all their hard work, support, and dedication. Together we have put together a budget that expands services to our residents while ensuring taxpayer dollars are spent wisely. After several meetings with Maple Hill School Guidance Counselor Danielle Hiller, I’m pleased to announce we will be hosting an intern at Town Hall. This student will spend 50 hours with us learning from each of our departments the various issues and duties each perform that help make our Town Government function. I know I speak for everyone here that we are happy to share what we do with the next generation of future leaders and hope this becomes a reoccurring position. In talking to residents over my first year in office, a re-occurring discussion at times has been the presence of junk or abandoned cars around Town. We have worked with our code enforcement to try and achieve a balance of respecting people’s property rights while also ensuring properties are in compliance with Town code. A concern I have had was the fining and punishing of people who did not have the means to remove these cars themselves. That’s why I have worked with our building and code department to gather a list of willing businesses that will come and remove these vehicles at no charge to the property owner. Anyone interested in this can either stop in to the Building department at the Town Hall or call and receive the list. As some of you may have seen by now, site work for the new playground at our Town Park has started. While we face some weather challenges, I’m confident our Town Highway crew and the installers will have the playground up in short order if not completed by time of publishing of this report. I cannot wait for everyone to be able to enjoy this much anticipated addition to our Town Park. Follow along on the Town’s webpage or social media accounts in addition to my Facebook page for updates on the progress. And finally, I want to congratulate and wish Ryan Mullahy well as he will begin serving the Town as one of its Justices beginning in January. Ryan was named Town Attorney last January and working with him this past year has been a pleasure. Having been successful in his campaign for Town Justice he will be resigning his position of Town Attorney. His knowledge and expertise were greatly appreciated by myself and my fellow Town Board members and we will miss having him in that role. I have every confidence though that he will continue his excellent service to the Town in his new position. Thank you again Ryan for all your hard work over the past year. I want to wish everyone a Merry Christmas and Happy New Year. I hope you all enjoy your holiday season.

AARP Tax Aide Program is looking for volunteers. The Tax Aide Program is a free tax preparation service for members of our community. There are many opportunities that are available for our volunteers. Tax Preparers work directly with the tax payer to complete their tax return. Client Facilitators welcome taxpayers and help organize their paperwork. Technology Coordinators manage computer equipment. Local Coordinators who manage the site, volunteers and schedules. Communications Coordinators who help recruit new volunteers. We have sites in Columbia and Rensselaer Counties. Volunteers will receive training. All I want for Christmas is my two front teeth! Actually, all I’ve wanted for the last year is a single molar in the back of my mouth. I didn’t love having that space and nor habit I developed chewing mainly on the other side. I can happily announce, I officially have all of my teeth again. Between you and me, the last few days have been an adjustment. This tooth I’ve been waiting for, feels a little out of place. I’ll get used to it soon enough. If you recall, I fractured the tooth. It was determined that there was some kind of internal defect, and my only choice was to have it extracted. Once it was extracted, I needed to have a bone graft, where the surgeon filled the space the tooth once occupied, with bone material. He also did a “sinus lift”. In my case, the sinus area under my eye, came too close to the upper jaw, and the surgeon felt lifting it a few millimeters, would provide the adequate space and depth to place the implant. But the lift and graft needed a few months to heal before I could even get the implant, then I needed a few more months until the area was ready for my new tooth. It definitely took a little longer than usual due to the location but the procedure went as expected.

Recently, I got the go ahead to finish what was started so long ago. My associate, Dr. Barile, made a digital impression (not using the messy, goopy stuff). and ordered the crown. A few weeks passed and I’m happy to say, she inserted it and it’s perfect. On a side note, since there’s no nerve and it’s a titanium post, I didn’t need any anesthetic, and the crown was simply attached using a screw and we were done. One of the great things that came out of this process, is that I can now understand first hand what it must be like when I tell my patients that the best option for them might be an implant. I mean, I got it, technically. I understood the timeline and the process from planning to inserting the replacement tooth. Now I can share my own experience.

At this point, it feels great to have another molar to chew on. Bring on the steak! Or the Turkey! Attached is a photo of the x-ray showing my new tooth. My Christmas wish was granted. Why are my nails thick and discolored? It could be a condition known as fungal nail, or onychomycosis. Fungus is an organism that lives in warm moist areas. Fungus of the toenails is a common problem that can affect people of all ages, although it most commonly affects individuals who are older or who have a compromised immune system. Some people have a genetic predisposition to having nail fungus. Toenail fungus often begins as an infection in the skin called tinea pedis (also known as athlete’s foot). The fungus often starts under the nail fold at the end of the nail. Over time, it grows underneath the nail and causes changes to its appearance, such as a yellow or brownish discoloration. It can also cause thickening and deformity of the toenail, with foul odor or crumbling debris. Many people have difficulty with their toenails and need assistance in caring for them. With Christmas right around the corner and Thanksgiving passed, I am reflecting on the moments I’m thankful for over the past year. During my first year on the town board, I’ve met many amazing people, experienced challenging problems and started new town initiatives online such as centralized location to post job openings and a calendar to advertise events & restaurant deals in our area. These resources are open to all and I encourage you to use them, all you need is an internet connection. Additionally, I’m grateful to Our Towne for giving me this forum to publicize events and updates through this traditional paper publication, which allows me to reach those who may not be online. I’ve had many people tell me that they tear out my article and post it on their fridge as a reminder (you know who you are and thank you!). I couldn’t have made such an impact without this great platform. Since being elected, I’ve been honored to work with our local Assemblyman and Congressman in our town and county. I will always push to grow our town’s businesses, help provide residents with employment opportunities, support our Veterans and Seniors, and keep our taxes low. None of these are simple tasks, but with your feedback and support, I know together we can continue making progress. Lastly, I’m very grateful to have Pat Grattan as our Town Supervisor. I look up to him as a mentor and he’s already taught me so much about being an effective public servant. From the importance of maintaining personal contact with constituents, reaching out to local businesses and families in our community with a helping hand, and last but not least – listening to people, hearing out their issues and working with them. Pat is a true leader and continues to make the right decisions for our Town. I couldn’t ask for a better person to learn from. Merry Christmas to you and yours!
