Chicken Casserole

This cheesy, crunchy chicken casserole is an oldie but a goldie - a perfect, belly-warming dinner after a day of skiing, sledding or snowmobiling. Don’t throw away the leaves of the celery after using the stalks in this recipe. The leaves are delicious thrown into a mixed green salad for a pop of fresh flavour, or substitute them for cilantro in recipes (if you aren’t a fan of cilantro). Chopped celery leaves are also delicious in chicken and/or egg salad as well.
INGREDIENTS
METHOD FOR TOPPING

Sliced celery
Combine flour and salt. Cut in butter. Add cheese and almonds. Set aside.

METHOD FOR CASSEROLE Melt butter in a frying pan set over medium heat. Add celery and sauté, stirring occasionally, for about 5-6 minutes or until softened. Add flour and salt (pepper if desired). Cook for about 1 minute. Add in milk, stirring occasionally, until sauce has thickened (this will take a few minutes). Stir in cooked chicken and cheese and turn into a greased 6-cup casserole dish. Sprinkle with topping and bake at 400° F for 25 minutes or until golden brown and bubbly. *To toast almonds, Preheat oven to 375° F. Spread nuts in one layer on ungreased shallow baking sheet. Bake for 10 to 15 minutes, stirring occasionally, until golden.

Buying or Selling in the Winter
PROS & CONS
The first thing we need to establish is, which are the winter months? According to the calendar, the first day of winter was December 21st and the first day of spring is March 20th.

I have found that many people assume that the seasons in real estate match the seasons on the calendar, and that really isn’t the case. Let’s break this down a bit to make some sense of what we call “real estate markets” that we experience throughout the year.
The spring market is the busiest of all seasons in real estate because there are the most listings during that time of year, which translates into the most transactions. Contrary to what most people believe, summer is usually pretty slow in terms of sales, as this is the time that many people (buyers, sellers and realtors) are away enjoying the beautiful weather at their cottage or on vacation. In general, it’s just a much slower paced time of the year. Many people think that summer is busy in real estate, but they may be confusing the number of closings with the number of actual sales transactions. There are a lot of closings in the summer months, as most people with children want to be able to close when school is not in session, and the summer closings are usually for properties that were sold in the spring. The second busiest season in real estate is in the Fall, and the fall market gears up right around Labour Day. This market is the strongest when it is beautiful outside, so most years, the majority of the fall transactions have taken place by the end of October. Even though there are a lot of transactions taking place in the Fall, it is during a very short period of time. Once mid-November hits, the weather can sometimes dictate how the rest of the fall and the winter markets go. I just wanted to set this up, before discussing the winter market, so that you understand the different real estate markets throughout the year and how they flow from one season to the next. It also to de-bunks the idea that the real estate market coincides with the season in the calendar. In my experience, the real estate market usually runs about 4-6 weeks ahead of the calendar.

The following annual events and factors tend to drive or affect the real estate markets: • Weather • Summer vacation season • Back to school • Beginning of University/College semester(s) • Elections • Holiday season (Christmas) • Interest rates • Any new banking or federal rules
In addition, one other major world even that has affected our market in the Waterloo region (just like every other part of the world) is COVID. People realized that if they can work from home, they can work from home anywhere, so many Buyers migrated to areas that are less expensive than where they were currently living. Our market has always been influenced by the GTA market, and COVID has only made that more intense. In general, the winter market runs from the end of November through the end of February. The big push at the end of the fall market is from buyers who want to get into their new home by Christmas. By the time the winter market starts, the Buyers who haven’t purchased something yet may resign to the fact that they may have to close in January or February. There tends to be a bit of competition for those who have been looking for a home throughout the fall and haven’t found one yet. People who are focussed on a timeline tend to get a little more desperate to outbid other Buyers at this time of the year. Homes that are vacant and can accommodate a short closing are often appealing for this type of buyer.
The drawback to buying this time of year is that the pickings are slim. Since most people thinking of selling their home like to do so in the spring or fall, the inventory is usually very low in the winter months. We have been experiencing low inventory for several years in Waterloo Region, and the last year the inventory has been exceptionally low. The number of transactions during certain months in the last year have not been much lower than previous years, but that speaks to the fact that there are just more buyers than ever moving into our area. I don’t think I need to convince anyone that our inventory has been low these last couple of years, but this article is more about the pros and cons of buying or selling in the winter months. My point is that during a time when we’re already experiencing a shortage of listings, you should be aware that winter is historically the time of any particular year that inventory typically is the lowest. Therefore, I wouldn’t be surprised to see that these next couple of months could be among the best months to sell. There is no doubt that sellers who get on the market just before the spring surge are amongst the most successful because they don’t have nearly as much competition. Buyers who have been patiently waiting for new listings to hit the market, are often chomping at the bit to offer on one of the first homes to hit the market then because they know it’s probably going to get even more crazy as the spring market heats up and they may have offered and missed out on previous listings in months past.

Winter weather sometimes keeps out of town buyers from making the trek over, and buyers who are available to do viewings might as well stay in the market this time of year and give it their best while there’s not quite as many people looking. There have even been some situations where an ice storm worked in a buyer’s favour by keeping others away, so don’t make the mistake of waiting until the conditions are just right (i.e., weather and number of listings available) to keep you from staying in the game.

If you’re getting ready to move, then you know how important it is to declutter your home in preparation for packing. This is both the best and worst time to dive into decluttering.
It’s the best time because you will put your eyes and hands on every item you own and decreasing the number of possessions you own will make moving easier for you and your family. On the other hand, it’s the worst time for decluttering your home because you are likely a bit stressed and surely have a lot on your mind. Decluttering isn’t easy, but tackling this now will make selling your property much easier and more profitable, and when it’s done, you will be glad that you did it because you will be one step closer to being ready to move! If you’re looking for some tips for decluttering your home in preparation for a move, then you came to the right place. Use these tips to get started sooner rather than later.
1. Use the Basket Method One of the best tips for decluttering your home is to use the basket method. This method will help you to categorize your possessions and create final solutions for each item as it passes through your hands. Although this method has five categories, you will need more than five boxes, baskets, or bins, since you will also be packing as you go. As you work through this project, you will want to keep five current boxes, baskets, or bins near you. The first will be for things that you want to keep and pack away. The second will be for items that you wish to keep but that are broken or need mending; they will all be together when you arrive at your new home so you can take those projects on then. The other three boxes, baskets, or bins are for things you don’t want anymore. One should be for recycling, one for trash, and one should be for things that you wish to donate This organizational method will help you to make final decisions on each of your items as you sort through them.
PRO TIP: Local humane societies and animal rescues can often make great use of your old and tired linens.

2. Work Room to Room Focus on one room at a time. This might seem simple enough, but it’s easy to get distracted. Try to stay the course in one area rather than flitting all over the place. It might be wise to start in smaller rooms like bathrooms and home office spaces to help you build momentum for the more challenging spaces like storage areas, your master bedroom, and your kitchen. If you find items in one room that belong in another, simply make a pile of them, and relocate them only once you have completed the room that you are in. Remember to set aside items you will need during the move and valuable items that you want to know the location of at all times.
3. Organize as You Pack Once you have determined which items you will keep and which you will remove from your collection of possessions, be sure to organize while you pack. Label boxes clearly and keep like items together. This will help you to avoid clutter in your new home when you arrive, will make unpacking much smoother, and allow you to easily access something if you need it before moving day. Now it’s time to dive in. Hopefully, you will find these tips for decluttering your home in preparation for a move helpful and easy to apply. If you follow these tips and stay the course, your decluttering and packing process will be complete before you know it, and you will be ready to head to your new home to settle in. Good luck!
