Remodel or Relocate? Start by asking yourself these questions: 1. What’s in the budget? The first step is the most obvious: you’ll need to crunch some numbers to determine what is financially feasible. Remodeling can be a great investment and save you the hassle of moving. But it requires a great deal of patience and flexibility. On the other hand, buying a home can be instantly gratifying, but the true costs of buying (and selling) – such as commissions, closing costs and moving fees – need to be part of the equation, as that is money you won’t get back.

ome buying and home remodeling television programs aren’t just a fad; their enduring popularity indicates that they’re here to stay. If you’re among the growing masses of dedicated viewers, you might begin (if you haven’t already) to look around and notice some of your own home’s shortcomings. Inadequate storage, limited cooking space or simply an outdated design might conjure thoughts of one day remodeling your kitchen, bathrooms or living spaces. Or instead, perhaps you’ll begin to consider moving into a bigger or newer home. Whether you decide to remodel or relocate, your decision will involve a great deal of logistics, emotions and, of course, finances. Thoroughly weighing the pros and cons of each option now will help you feel more prepared to act when the time is right.

2. Is it a simple fix that you can do yourself? Or a bigger project that will require a professional? Some home owners are especially handy and want to tackle the job themselves. But most others like having the assurance of knowing a professional – who has the necessary equipment, expertise and resources – will get the job done right the first time. 3. What is the current value of your home compared to similar homes in your neighborhood? If your home is already the most expensive one in the neighborhood, you might not see a significant return on your investment if you remodel. But if comparable home values are greater than your home’s value, you’re much more likely to see a strong return by making improvements. 4. How might your decision impact your taxes? Remodeling your current home or moving to a new home will have an effect on your property taxes. The change may or may not be significant, so it’s good to keep it in mind.

A growing family, kids going off to college, an aging family member moving in – all are examples of factors that can significantly impact your future requirements for a home. 6. All other considerations aside, if you have limited options to alter your home in a way that will address your needs (such as load-bearing walls that can’t be removed, or space constraints that will not allow for an addition), you may need to consider moving.

7. Are there any zoning restrictions that would affect the remodeling project(s) you envision? These laws vary widely by area, so go to your local zoning office and ask for a copy of your local ordinance. 8. How do you feel about your current neighborhood? Even if you changed everything about your home, there are many things outside of your home over which you have no control. Give some thought to the school district, proximity to work, parks and shopping centers, and the overall look and feel of the community. The answers to these questions are different for everyone, which is why it is important for you to carefully consider each one while keeping in mind your unique situation. This will help you effectively determine which step is right for you so that next year, you can be confident in your home’s ability to not only survive the holidays, but to also keep up with the demands of your everyday life. As you get started, seek the advice of a professional home builder and/or remodeler. What is Universal Design? U
niversal design is the design of products and environments to be usable by all people, to the greatest extent possible, without the need for adaptation or specialized design at a later point in time. Universal design enhances traditional design by incorporating elements that offer comfort, convenience and ease of use. By implementing universal design features in your home, it allows your home to be safe for all ages and for those with various accessibility needs. Universal design is related to aging-inplace renovations. The National Association of Home Builders (NAHB) Remodelers in collaboration with Home Innovation Research Labs, NAHB 50+ Housing Council and AARP developed the Certified Aging-in-Place Specialist (CAPS) program to address the growing number of consumers that will soon require adaptability and accessibility modifications. While most CAPS professionals are remodelers, an increasing number are general contractors, designers, architects, and health care consultants. Everyone can use universal design! It doesn’t matter if you’re young or old. You could be short or tall, healthy or ill. You might have a disability. Or you may be a prizewinning athlete. Because of universal design, people who are very different can all enjoy the same home. And that home will be there for all its inhabitants even when their needs change. Here are some of the more common universal design features that are also incorporated into aging-in-place remodels: • No-step entry. Build a step-less entry that will increase access and convenience without comprising aesthetics.

One-story living. Places to eat, use the bathroom and sleep are all located on one level, which is barrier-free. Many new homes are incorporating a bedroom and full bath on the main level.
• Wide doorways. Doorways that are 32-36 inches wide let wheelchairs pass through. They also make it easy to move big things in and out of the house. • Wide hallways. Hallways should be 36-42 inches wide. That way, everyone and everything moves more easily from room to room. • Open and accessible floor space. Everyone feels less cramped. And people in wheelchairs have more space to turn and increase mobility. Some universal design features just make good sense. Once you bring them into your home, you’ll wonder how you ever lived without them. For example: •
Floors and bathtubs with non-slip surfaces help everyone stay on their feet. They’re not just for people who are frail. The same goes for handrails on steps and grab bars in bathrooms…as well as comfort height toilets.

• Thresholds that are flush with the floor make it easy for a wheelchair to get through a doorway. They also keep others from tripping.
• Good lighting helps people with poor vision. And it helps everyone else see better, too.

• Kitchens designed with multi-level counters; accessible storage and easy access appliances.
Lever door handles and rocker light switches are great for people with poor hand strength. But others like them too. Try using these devices when your arms are full of packages. You’ll never go back to knobs or standard switches.
Multigenerational families and first-time home owners alike will appreciate the often simple and inexpensive changes that make homes livable for all household members, regardless of age or ability…as well as accessible for visitors that have mobility challenges. Homes with universal design are more user-friendly and complement an easy-living lifestyle for all.

Giving Back to the Community
G
Greensboro Builders Association members are active, concerned citizens who live and work in Guilford and surrounding counties. The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, we have completed more than 12 home renovations. In 2014, we completed an entire house renovation on a 1920’s home in the historic Glenwood neighborhood. This fall we are constructing a new home in the historic Ole Asheboro neighborhood on Douglas Street.
Raising Roofs… Builders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 55 Habitat homes. Members of our Remodelers Council have coordinated the construction of a home during the past few builds. $10,000 Reverse Raffle This fall we will be conducting a $10,000 Reverse Raffle with proceeds from the event supporting our community service initiatives and partners. If you would like to participate or support these initiatives, additional information can be found on the GBA website at www.GreensboroBuilders.org. We are very fortunate and appreciative that members of the Greensboro Builders Association give so generously of their time and resources to make a difference in the lives of others in our community.

Project Description Before The goal was to provide the home owners with an updated, stylish, open kitchen that was more conducive to their cooking needs. The overall space was enlarged without changing the footprint of the home by removing the wall separating the kitchen and family room. The home owners are “foodies� thus required a design that was a little different than that of the average home owner. Project Description The existing kitchen was too small. The home owner wanted a kitchen addition that would remain true to the historical feel of the house while offering the beauty and function of a 21st century kitchen. Working with kitchen designer Melissa Martin, they were able to honor the home with a new updated kitchen, preserving many of its historical elements. Quarter-Sawn White Oak was used for inset cabinets. Inset cabinets feature doors and drawers that fit inside of the cabinet frame openings. They give a nod to nostalgic styling providing a distinctive heritage look. The hutch made of reclaimed Quarter-Sawn Antique Heart Pine proves a high quality but efficient and straight forward design. A window seat was integrated in the room providing a feel of open space with pantries on both sides adding much needed storage. The kitchen island and range hood incorporate Arts and Craft handmade features. Historically accurate subway tile and custom carved backsplash behind the range complete the desired effect.

ince being founded in 1957, the Greensboro Builders Association has existed to support builders and serve consumers by advancing ethical standards in the industry, advocating reasonable, consumer-focused building regulations, and by constantly introducing the latest in construction innovation and technology. In 1958, we introduced our inaugural Parade of Homes. Over the past 57+ years, our builder and associate members have continued to annually provide a great opportunity for consumers to see the latest in new home design and amenities. In 1998, members of the GBA Remodelers Council decided to offer a similar home tour, however its focus was showcasing professionally remodeled homes. You will have the opportunity to see the quality craftsmanship and creativity that can be accomplished in a home renovation on Saturday & Sunday, August 6-7 as we are presenting our 19th annual Tour of Remodeled Homes. One of the primary benefits of attending our annual home tours is the opportunity to talk directly with the builder and/or remodeler…as well as suppliers and trade contractors that assisted in the construction and renovation of these homes.
