This annual event provides an opportunity to explore the possibilities for your own home's transformation whether that be a complete renovation, master suite addition, upgrades to your kitchen and/or baths, the creation of a home office, or developing an extension of your home with outdoor living space.

Residential remodeling offers numerous benefits to homeowners who want to change their living environment without uprooting their family and moving. Home improvements can add more space for a growing family or older parent, improve energy efficiency and increase the resale value of your home.
There are many positive factors right now in the marketplace that are helping to support remodeling demand, including the low inventory of homes on the market, aging housing stock and growing equity that owners have in their homes.
According to the National Association of Home Builders (NAHB), the median age of an owneroccupied home is 40 years old, with more than 60% of homes across the country built prior to 1980. Add to that the increasing price of new construction over the last decade and the growing popularity of television programs featuring dramatic home renovations...it's no wonder Americans spent an estimated $471 billion on home remodeling in the last year.
In a recently released survey by NAHB Remodelers, the most popular remodeling jobs are bathroom (65%) and kitchen (61%) remodels. According to Zonda's recent Cost vs. Value Report, homeowners
who invest in a minor kitchen remodel will likely recoup more than 71% of their investment.
In addition, whole house remodels represent 50% of remodeling activity. Home offices are becoming less of a luxury and more of a necessity. Various rooms are being converted to accommodate working at home...as nearly a third (30%) of adults work from home at least two days a week, according to a recent survey from NAHB. Window and door replacements, decks and enclosed/added porches were also mentioned as popular renovations.
The most critical decision homeowners will make when embarking on a remodeling project is choosing the right professional for the job. Renovating your home doesn't have to be a hassle if you plan your project well. Working with a qualified expert has many benefits.

Workforce development is one of the greatest challenges the construction industry has faced over the past decade and continues today with an increasing shortage of skilled labor.
Careers in construction are rewarding professionally and financially. According to the latest May 2023 Bureau of Labor Statistics Occupational Employment and Wage Statistics (OEWS) and analysis by NAHB... half of payroll workers in construction earn more than $58,500 and the top 25% make at least $79,450. In comparison, the U.S. median wage is $48,060, while the top 25% makes at least $76,980.
The majority of skilled trades do not require a fouryear degree. Apprentice opportunities allow students to earn while they learn with on-the-job training. Once training is complete, skilled trades professionals have strong earning potential and employment opportunities.

• Original storage pantry (subsequently used as a utility closet with water heater and furnace) was restored to original use by relocating the mechanicals and building beautiful custom shelving
• Previously enclosed side porch was transformed into an organized, attractive drop zone with cabinets and a bench that complemented the room's historic mouldings and beadboard
• Existing bathroom shower was relocated and rebuilt to make way for a Euro-style washer/dryer enclosed in a custom-built cabinet
• New custom insulated windows, a salvaged period exterior door and a tankless water heater were installed to improve the home's energy efficiency
• Approval was won from College Hill Neighborhood Association, the City of Greensboro Historic Preservation Program, and the North Carolina Department of Natural and Cultural Resources, State Historic Preservation Office (State Tax Credit for Rehabilitating Historic Structures)

Our annual Parade of Homes - held in the spring and fall - showcases newly constructed homes throughout Greensboro, Guilford and surrounding counties. Our Fall Parade is scheduled for October 5-6 & 12-13 providing a mixture of traditional open houses as well as virtual tours of all Parade homes. Admission is free.

We are extremely fortunate that industry members give so generously of their time and resources to make a difference in the lives of others in our community. The Greensboro Builders Association participates in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions.
In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs…Builders for Habitat . Builders, remodelers, suppliers and trade contractors worked side-byside to build houses from foundation to dedication in one incredible week...a huge undertaking that could not happen without the support of numerous Association members. This past year we completed construction on our 65th home as we also celebrated the Greensboro Builders Association's 65th year as a trade association.
We are excited to continue the tradition of helping provide affordable housing for others in our community...and appreciate the generosity of our members who continue to donate building materials and labor to support these initiatives.
Since 2011, GBA has partnered with Community Housing Solutions to assist with residential renovations and new construction. More than twelve homes have been renovated to ensure homes are warmer, safer, and drier for those in need in our community. Two homes have been completely rehabbed, one in the historic Glenwood neighborhood, and one which was damaged during the tornado that touched down in East Greensboro. We have also constructed two new homes, one on Douglas Street and the other on Eastwood Avenue. Through these initiatives, we have impacted 16 families and more than 40 individuals to date.
In addition to providing support in the construction of new homes and much needed home repairs, Greensboro Builders Association members serve in various leadership roles on these organization's Board of Directors and building committees.
