Preference for New Homes Continues to Rise
As buyers navigate the housing market, new homes are becoming more appealing. According to a National Association of Home Builders (NAHB) survey of recent and prospective home buyers, when faced with choosing between an existing home or a newly built home, 61% of buyers say a new home is their first preference, which marks the highest share of buyers leaning toward new construction since 2007.
To compare, in 2018, 54% of buyers preferred a new home. The share jumped to 60% in 2020, as the COVID19 pandemic reduced existing inventory and made many buyers afraid of touring occupied homes. By 2023, high mortgage rates ‘locked-in’ millions of existing homeowners in their homes, and that supply vacuum left new homes as the only available option for many buyers.
An important fact to highlight is that in 2023, the price of a typical new home was only 9% higher than the price of a typical existing home ($428,200 vs. $394,100). In sharp contrast, that gap was four times larger in 2013, when new homes cost 36% more than existing homes ($268,900 vs. $197,400).
New homes can be custom-built on the buyer’s lot, or they can be built-for-sale (including the land) as you will see throughout the Parade. Over the last two decades, the NAHB study shows a rising trend in the share of buyers who would prefer a new home built-for-sale, from 22% in 2003 to 40% in 2023.
It’s no surprise that buyers are seeking new homes. Unlike many older homes, new construction features modern floor plans and designs prioritizing space, optimization and comfort. Buyers can select from a variety of layouts, including expansive open areas to accommodate diverse lifestyles and growing families. Moreover, contemporary designs extend beyond flexible floor plans to incorporate the latest technological features and appliances.
Another benefit of purchasing a new home is the energy-efficient options available. Many builders have embraced green building techniques, so a home is cost-effective to operate, has healthy indoor air quality and minimal impact on environmental resources. NAHB recently surveyed more than 3,000 home buyers on the features they prefer in their home, including ecofriendly components and designs.
Some of the top features desired include modern windows, HVAC systems and Energy Star rated appliances.
New homes offer financial advantages beyond energy efficiency. Homeowners can also save on maintenance costs. Professionally constructed homes are built to endure, mitigating the need for costly repairs common in older properties. New home buyers are spared the inconvenience of replacing aging appliances. With minimal need for immediate upgrades or renovations, residents can fully enjoy their new homes and communities.

Essential Home Features
If you’re looking for a new home, you’re probably considering the essential features on your must-have list. Do you wonder if other home buyers are looking for the same things?
A recent survey from the National Association of Home Builders (NAHB) reveals what consumers look for when house hunting. The survey asked first-time buyers and existing homeowners about the features they consider essential in their next home.
The survey shows that now, more than ever, future homeowners want to have a connection to the outdoors and ample space in the kitchen. Popular interior must-haves included a walk-in pantry and table space in the kitchen. Three kitchen features stood out in the survey: NAHB noted that in the past ten years, built-in kitchen seating, outdoor kitchens and quartz or engineered stone for kitchen countertops have grown in popularity. The must-haves for the outside of a home include exterior lighting, garage storage, front porch, patio and landscaping.
Buyers also look to technology to ensure safety and comfort while at home. Among the top tech features sought out are security cameras, wired home security systems, programmable thermostats, video doorbells, multizone HVAC systems and energy management systems.
The size and scale of new homes is trending smaller. Home buyers desire smaller homes, not only in overall square footage, but also the number of rooms such as bedrooms and bathrooms. While home buyer preferences are trending smaller, open design concepts such as great rooms and nine-plus-foot ceilings on the first floor remain desirable.
Building for the Future
Workforce development is one of the greatest challenges the construction industry has faced over the past decade and continues today with an increasing shortage of skilled labor.
Careers in construction are rewarding professionally and financially. According to the latest May 2023 Bureau of Labor Statistics Occupational Employment and Wage Statistics (OEWS) and analysis by NAHB...half of payroll workers in construction earn more than $58,500 and the top 25% make at least $79,450. In comparison, the U.S. median wage is $48,060, while the top 25% makes at least $76,980.
The majority of skilled trades do not require a four-year degree. Apprentice opportunities allow students to earn while they learn with on-the-job training. Once training is complete, skilled trades professionals have strong earning potential and employment opportunities.

Raising Roofs…Builders for Habitat
In 2003, GBA entered into a partnership with Habitat for Humanity of Greater Greensboro known as Raising Roofs… Builders for Habitat . Builders, remodelers, suppliers and trade contractors worked sideby-side to build houses from foundation to dedication in one incredible week...a huge undertaking that could not happen without the support of numerous Association members. This past year we completed construction on our 65th home as we also celebrated the Greensboro Builders Association’s 65th year as a trade association.
We are excited to continue the tradition of helping provide affordable housing for others in our community...and appreciate the generosity of our members who continue to donate building materials and labor to support these initiatives.

Since 2011, GBA has partnered with Community Housing Solutions to assist with residential renovations and new construction. More than twelve homes have been renovated to ensure homes are warmer, safer, and drier for those in need in our community. Two homes have been completely rehabbed, one in the historic Glenwood neighborhood, and one which was damaged during the tornado that touched down in East Greensboro. We have also constructed two new homes, one on Douglas Street and the other on Eastwood Avenue. Through these initiatives, we have impacted 16 families and more than 40 individuals to date.
