ince being founded in 1957, the Greensboro Builders Association has existed to support builders and serve consumers by advancing ethical standards in the industry, advocating reasonable, consumer-focused building regulations, and by constantly introducing the latest in construction innovation and technology. This spring, I have had the opportunity to personally experience and participate with our ADVOCACY initiatives on the local, state and national level. Working in partnership with other members and organizations…we continue to build on our strength with a strong, unified voice. Our advocacy initiatives are both proactive - introducing new legislation as well as helping regulatory staff shape new ordinances…as well as defensive - working to provide acceptable “fixes” to problem legislation, as well as defeat unnecessary regulations that are without proven science and cost prohibitive. In April, TREBIC - our local government affairs arm - hosted the 2nd annual Stop Work Order event in which we recognized our local regulatory staff. It was a great opportunity to talk with city and county staff in a relaxed setting, with no agenda, simply to thank them for their service. In May, GBA members traveled to Raleigh to participate in NCHBA Legislative Day. We had meetings with our elected officials serving Guilford County…discussing important issues affecting members throughout the state. We focused on the needs to continue to clarify and fix the Sales Tax on Labor, minimizing the impact on renovation work as well as new construction. In June, we traveled to Washington, DC for NAHB’s Legislative Day on the Hill. We had the opportunity to meet with Congressmen Walker & Budd…as well as Senators Burr & Tillis. We shared our concerns with the growing overreach of regulatory bureaucracy and the need for reform and oversight in the law making process. Nationally on average, nearly 25% of the cost of building a new single-family home, almost $85,000 – is attributed to government regulation. Reasonable regulations are essential but they need greater transparency and greater public input. We need to reduce regulations that harm small business. We advocated for establishing a new secondary market system for conventional mortgages, as well as protecting tax incentives that promote homeownership and affordable rental housing. This includes continuing the availability of the 30 year fixed rate mortgage, as well as maintaining the mortgage interest deduction for home owners.

We also addressed the softwood lumber needs and requested consideration of ways to increase the domestic supply of timber to meet current and growing demands.

Through all our advocacy initiatives, we are striving to ensure that housing remains a priority allowing all to have access to safe and affordable housing. It’s often hard to see as so much of this work is done behind the scenes…but I think that it’s critically important for you to know that your local, state and national associations are working on your behalf each and every day. Our industry remains focused on creating jobs…helping families…and building communities!

he 20th annual Tour of Remodeled Homes, presented by the Remodelers Council, will be held on Saturday and Sunday, August 5 - 6. Seven professionally remodeled homes will be on tour throughout Greensboro and Guilford County from 12 noon – 5 pm each day. Projects include complete house renovations, kitchens, master baths, outdoor living and more! The Tour of Remodeled Homes provides an opportunity for consumers to see the very best in professional remodeling. Attendees can see beforehand photos and view firsthand the enhancements and improvements that can be made through a professional remodeling project. The Tour is both informative and valuable as they evaluate their own interests in remodeling Introducing the and/or building a new home. Admission is $10 per person which provides access to tour all the homes. Tickets can be purchased at any Tour home or in advance at the GBA office. Special member discount prices are available when purchased in advance. Tour magazines are available at sponsor locations, the GBA office and area Harris Teeter and Lowe’s Home Improvement stores. Join us in supporting A Simple Gesture by bringing canned foods when you tour this year’s homes. here is a continued growing need to increase skilled workforce – 20%+ growth needs in most all construction related fields – yet labor shortages remain a tremendous challenge for the construction industry throughout the country. Over the past several months…industry members have been working to explore ways to address labor shortages within our community. This has included meetings with organizations and educators to learn more about their current initiatives and ways GBA members might be engaged. Objectives: Promote Construction as a career path – building greater awareness of construction-related jobs and opportunities - strive to change negative perception & attitudes among students & parents Work in partnership with current programs and initiatives, engaging industry member participation to provide additional resources and support Assist in developing framework for students to find employment within the construction industry
Guilford Technical Community College
Industry members recently toured GTCC’s Wendover campus. We are currently working to develop and underwrite a scholarship program for students…and looking at potential mentoring / internship opportunities.
Construction Apprenticeship Program
Industry members have been working this past year to evaluate curriculum needs. A new course “Introduction to Craft Skills for Construction” will be introduced July 31 – November 20 at the GTCC Cameron campus.
Junior Achievement
We are exploring opportunities for our Young Professionals group to become involved in JA’s existing middle and high school initiatives…as well as the concept of developing a Construction Academy to be held next spring.
NC Skills USA
Guilford County Schools
Meetings have been held with High School Construction Trade instructors and Career Development Counselors to explore ways we can work together to encourage construction trades as a career path. Some suggestions have included sponsoring field trips for students to visit jobsites…as well as builders and trade contractors coming into the classroom to share information on career opportunities. Planning is currently underway to sponsor a Construction Careers Day in the fall during our Raising Roofs event. Weaver Academy students are currently building tiny houses. Opportunities are available to assist the carpentry and trade students throughout the construction phase at Weaver as well as other high schools throughout Guilford County.
Held each spring at the Greensboro Coliseum… GBA & NCHBA members assist with judging. We would like to encourage greater participation among Guilford County Schools by sponsoring students to participate.
Construction Job Listing Service
One of the more immediate action items we have discussed has been the development of an online job listing service on the GBA website. GBA members will be able to post openings for construction positions. Guilford County Schools and GTCC will promote the job board to their students. Our goal is to launch this page on the GBA website this fall. When diversifying and incorporating new identities for operational preference or to meet the needs of your customers, you must comply with all applicable laws and regulations. With increasing frequency, the NC Licensing Board for General Contractors is seeing licensees operating in a name different from that which it is licensed and thus conducting business as an unlicensed contractor and subjecting the unlicensed entity to allegations of unlicensed practice. Frank Wiesner, Executive Director for the NC Licensing Board for General Contractors, will join us on Tuesday, October 3 to share updates from the Licensing Board as well as answer any questions you may have. Builders Mutual and GBA will be offering the 10 hour OSHA Construction Safety course on Thursday & Friday, October 19-20 at the GBA office. Company owners, field employees and anyone who has a safety responsibility on the jobsite would benefit from this class. Learn from actual claims that have occurred -- one misstep or unsafe behavior can affect you and your company. Your OSHA 10-hour classroom experience will be split into two manageable days.
Certified Aging-in-Place Specialist August 23-25
Earn the national Certified Aging-in-Place Specialist (CAPS) designation August 23 - 25 from 8:30 am – 5 pm at the GBA office. There are two specific CAPS courses – Marketing & Communications Strategies for Aging and Accessibility and Design/Build Solutions - along with the Business Management course required to achieve this national designation. Discounts are available for members and/or when taking multiple courses. We will also be offering the same courses again November 15-17. uring the NAHB Legislative Conference in June…HBA members from across the country met with elected officials to advocate for issues that are important to our industry and to a vibrant economy. Those included:
Reducing regulations that harm small business Reforming the nation’s housing finance system Protecting tax incentives that promote homeownership and affordable rental housing Improving the Low Income Housing Tax Credit Enabling a supply of softwood lumber sufficient to meet demand Promoting sensible energy codes Special thanks to GBA members who joined us to share this message with our NC delegation in Washington, DC.
NCHBA Legislative Day The NC Home Builders Association just wrapped up a successful lobbying effort on our behalf at the General Assembly. In May, GBA members visited with members of the Guilford County delegation in Raleigh to share state-wide concerns for our industry. Build Strong…Build PAC To continue to maintain our effectiveness in Raleigh and locally…we need to increase our contributions to NC BUILDPAC …which are an investment in the future of our business and the building industry as a whole. It is essential that we are able to support candidates that understand and will fight for issues important to us. The Political Action Committee of the North Carolina Home Builders Association (NC BUILD-PAC) is a non-partisan committee organized for the specific purpose of raising funds to support pro-housing candidates of all parties at the state and local levels of government. Thirty percent of funds raised are used to support local city and county candidates. This fall we will be interviewing Greensboro and High Point City Council candidates and providing financial support to those that understand and are willing to advocate for the building industry. We encourage all GBA members to make a contribution this year. Donations must be made from your personal account. Corporate checks are not allowed. Pledge forms can be found on the GBA website as well as the NCHBA website. Our local HBA number is # 3440.
Networking…Events GBA Invitational – September 21 Grandover Resort
Put a team together or sign up as an individual player for our Fall Golf Tournament. Player registration includes 18 holes of golf, cart, practice range balls, box lunch and awards dinner. Mulligan packages included in your registration to help increase bragging rights on the course! Sponsorships on the course are a great way to market and promote your company. Majority of sponsorships provide an opportunity to have face-to-face time with players. Registrations are available on a first come, first serve basis.
Skeet Tournament – October 26 Shane’s Sporting Clays
Expert marksmanship is not a requirement to attend beginners and pros alike will be participating. Guns may be rented. Registration includes 50 rounds of ammunition and dinner following the tournament. Each registration includes one chance to win a Remington shotgun… and additional chances can be purchased. Sponsorships ranging from $100 - $500 are available for members to utilize this sporting venue to promote products and services, as well as gain some one-on-one time with other builder and associate members. Raising Roofs…Builders for Habitat October 28 – November 3
I
n 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members and their industry partners have constructed 55 homes…and we’re building more this year! In celebration of our 60th anniversary…we will be conducting a one-week build – October 28 – November 3 - with the goal of constructing 5 homes…bringing our total to date to 60 homes! From foundation to dedication in seven days…this week is an amazing opportunity for local businesses and members to get involved and support our community. Builder teams are currently being formed…with our initial team meeting scheduled for August 22 at 4 pm to get floor plans along with construction notebooks. We are working to secure donated building materials and labor to help offset our construction expenses. We also need hospitality and logistic sponsors.
