It can create a sense of privacy while still leaving you out in nature, as well as provide a welcome glow and warmth into the fall months. Likewise, fire pits can be permanently installed to provide a safe, appealing glow to your outdoor gathering.

Stone Gardens Rocks may be an unwelcome site when you are installing fence posts or digging a patio or a hole to place a plant, but don’t toss them away just yet. Stones can add color and texture to a garden, and larger rocks can create their own unique focal point. Add new dimension to your backyard with stones large or small. Think of it this way — you’ll never have to water them! Pergolas and Outdoor Lighting Break up, instead of block out, the daylight sun with wooden structures like pergolas to bring some welcome shade without creating a barrier between you and the

outdoors you are enjoying. At night, these same structures can feature lighting elements designed specifically for outdoor use to add a subtle but helpful glow in the evening. Lighting can also be put to great use along your patio and walkways, providing a lit space for safety and appeal without taking away from the night-time ambience. Making the Most of New Energy-Efficient Homes

ne of the many benefits of buying a new home is its increased energy efficiency. Builders are using the latest technologies to reduce household energy consumption, from improved insulation to energy-efficient appliances. Recent analysis by the National Association of Home Builders (NAHB) shows that, on a per square-foot basis, the newer a single-family home is, the less energy it uses. And, even though newer homes are larger, their increased efficiency means that homes built since 1999 tend to use the same or slightly less energy than homes built before 1950. Yet, the energy-efficiency story doesn’t end with the builder – it simply starts there. To realize the greatest efficiency savings, homeowners also must do their part to use energy wisely. In fact, even though new homes are built to be more efficient, true energy savings will depend on household behavior. That’s because the size of your household and the number of energy-guzzling appliances and electronic gadgets that you use actually have the greatest impact on your electric bill. Understanding Your Home’s Electricity Usage To make smart choices about your home’s electricity usage, it’s important to understand how homes typically use energy. The amount of energy used to heat and cool a home is known as heating, ventilation and air conditioning – or HVAC. More efficient HVAC equipment installed by builders – and better insulation and sealing – is a key reason for the greater efficiency of new homes. However, non-HVAC electricity – energy used for things like watching television, charging electronic devices, and using a computer – accounts for more than 70% of a home’s total energy use. That means that most of the energy that a home uses will be based upon the behavior of the household and not the design or construction of the home.

Making Wise Energy Choices The choices you make every day about your electricity usage have the most significant impact on your new home’s overall energy consumption. And whether you live in a new or previously-owned home, you have the power to make it even more energy efficient. Here are a few simple no or low-cost tips to improve your home’s efficiency: Lighting: One of the easiest ways to save electricity is to install compact fluorescent or LED light bulbs both inside and outside your house. This is especially important if you have an outdoor light that remains on overnight. And, start turning off lights in rooms that you are not using. Electronic Products: With homes using an ever-increasing number of electronic products, it’s important to turn them off when they’re not in use. This includes TVs and computers! To help save the standby power often wasted with these devices, use a power strip to turn off equipment not being used. And don’t forget to unplug small appliances and chargers when they’re not in use or if the electronic device is fully charged. Appliances: Use your dishwasher and washing machine only with full loads. And, use large appliances in the early morning and late evening, when demand for energy is not as high. Programmable Thermostat: Consider installing a programmable thermostat, which can automatically adjust the temperature of your home when you’re away at work or asleep at night. Giving Back to the Community Planning is underway for our next build to be held in early November this year. We will be constructing 5 homes…bringing our total to 60 homes since forming this partnership! There are numerous ways for industry members to be involved from providing labor, donating materials and making financial contributions.

The Greensboro Builders Association is involved in numerous community service projects on an ongoing basis, giving of both financial resources and in-kind contributions. GBA members are committed to ensuring Greensboro and Guilford County remain a great place to live, work and raise a family. Providing affordable housing is an ongoing area of emphasis for the Greensboro Builders Association. We have worked with various organizations such as the City of Greensboro, Home Inc., Habitat for Humanity of Greater Greensboro and Community Housing Solutions to assist with new construction and renovations to existing homes. Raising Roofs…Builders for Habitat In 2003, we entered into a partnership with Habitat for Humanity of Greater Greensboro to build 12 homes in one week...called Raising Roofs…Builders for Habitat. This initiative continues to be tremendously successful due to the generous contribution of Association members. To date through this every other year build, GBA members have constructed 55 Habitat homes in the past 12 years.

Financial contributions for Raising Roofs can be made on the Habitat Greensboro website at www.habitatgreensboro.org. Follow updates on both the GBA and Habitat Greensboro websites and Facebook pages. ReBuilding Hope In 2011, GBA Remodelers Council members formed a partnership with Community Housing Solutions to conduct home repairs and renovations called ReBuilding Hope. To date, GBA members have completed more than 10 home renovations including an entire house renovation on a 1920’s home in the historic Glenwood neighborhood. This past year, we completed the construction of a new home in the Ole Asheboro neighborhood. Special thanks to our members who donated labor and materials for this home. We are very fortunate that members of the Greensboro Builders Association give so generously of their time and resources to make a difference in the lives of others in our community.

A Simple Gesture Bring Food to Parade Homes

he Greensboro Builders Association invites you to join us in our support of A Simple Gesture Greensboro during this year’s Parade of Homes… by bringing canned foods when you tour the Parade homes. A Simple Gesture is a food collection program that supports the food banks and food pantries in Greensboro and Guilford County especially those that are assisting the children in our community. Food items most needed are canned protein based foods such as tuna, chicken, beans, and vegetables.

Your Simple Gesture We encourage you to support A Simple Gesture year-round by signing up to be a food donor. Donors are provided a reusable grocery bag to keep in their pantry and commit to buy one additional, non-perishable item when shopping each week, and place in the bag. Volunteers will come to your home every other month, on the date specified on the tag on your green bag - collect your bag of food - and leave another reusable grocery bag for you to use during the next two months. The collected food is delivered that same day to several food banks for distribution to school pantries. Businesses can also sign up…providing employees with grocery bags to fill and bring back to the office on designated collection days every other month…as well as provide financial donations to support the growth of this initiative. Your donations will help support area food pantries that are working to address hunger needs in our community, including BackPack Beginnings, Greensboro Urban Ministry, Jewish Family Services, and Out of the Garden Project. Working together throughout our community, we can begin to make a difference… providing much needed food support for hungry families and children in Greensboro and Guilford County. Growing Demand for Careers in Construction Building Trades Offer Great Career Path A home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters and landscapers. Indeed, recent analysis from NAHB shows that 70% of builders typically use somewhere between 11 and 30 subcontractors to build a single-family home. On average, 22 different subcontractors are used to build a home.

s our economy and the housing market continue to recover, home builders across the country are seeking skilled workers – such as carpenters, framers and roofers – to help them build the American Dream. After many workers left the home building industry during the Great Recession to pursue employment in other sectors, recent surveys show that not nearly enough of them have returned. In fact, according to the latest Bureau of Labor Statistics data and analysis by the National Association of Home Builders (NAHB), there were 138,000 open construction sector jobs in August, which was relatively unchanged from July. An NAHB survey of home builders further illustrates the depth of this problem. Six in 10 of those surveyed experienced delays in completing projects on time, 18 percent had to turn down some projects and 9 percent lost or cancelled sales because they had too few workers to complete their homes. We’ve also experienced many of these issues here in the Triad. When builders are unable to schedule trades on time, it means that buyers are unable to move into their home on time. These delays and production logjams are hurting the housing recovery by increasing the cost of building homes and making housing more expensive for home buyers.

This means there is ample opportunity for motivated students and adults seeking a rewarding career path. Residential construction workers consistently express high job satisfaction. And average salaries in the Triad remain competitive with other industries in our area. The residential construction industry is one of the few sectors where demand for new workers is rising, and the housing industry is working diligently to meet this challenge by training more workers and leaders in the construction industry. There are excellent training programs within our county school system and community colleges, as well as on-the-job training opportunities.
